I rented from them for 5+ years. Never missed a payment. Ive never been treated so poorly after giving someone thousands of dollars of my hard earned money. Gerald himself is a narcissistic, cheap, misogynistic, heartless human being (thats putting it nicely).As someone who runs a business, if I operated a business like him, I would lose my job and the business would lose customers due to poor customer service. Whether he likes it or not, renters are customers, and if they give you money, they expect services (i.e. repairs on the rental unit). I dont care if someone else didnt pay their rent, not my problem. Do your job.Must be nice to be part of the ruling class. Either way, I own my own house now. I would rather live in a tent in the woods then give one single red cent to another SLUMLORD like this man.
Clean. NOSafe. NOProminent and timely. NO.Attention to detail. NO.Says shared coin laundry! Looks like this, almost ALWAYS. Called maintenance to repair, weeks ago and still nothing. Why pay for amenities if we dont even get them?If you absolutely must rent, I suggest you e-mail or record phone calls, get documentation of EVERYTHING. There is no communication there whatsoever so be diligent and keep your own records. I SWEAR he is better off with an answering machine since they never pick up and when those girls do, its like talking to a wall anyway. Theyve gotten lazy WITH EVERYTHING. Rent is due on the first and you better be timely cause theyll call but have patience cause your repairs wont be done anytime soon or ever... if repairs are neglected, after an unreasonable time, go to your local Housing Authority with all the proof, get them to open an escrow account for you to deposit your rent in and hell get his rent from them when he does the repairs. Be your own advocate if you ABSOLUTELY MUST RENT and I hope its for a short term only. This company is full of bullies and bad practices. Also, getting a security camera in your apartment wont be a bad idea either, so you can document when they enter your apartment without ANY notice. Super thankful we got out when we did!! When we did move, even our new rental company FROM WAUSAU too chuckled when they saw who we previously rented from and asked us how we survived it!!!!!
Mice infested our building and it took them months to even come take a look. Roaches infested in the building next to us and all they do is have their maintenance people come spray raid spray and they wonder why the roaches won’t leave. Dead animals in basement. I did not receive my full deposit after 3 months of moving out saying that the fridge was dirty. I had clear pictures of a clean fridge and a clean apartment how I left it. How are you going to deduct money from a deposit if everything was already clean? They never get back to you! Maintenance does a terrible job Unprofessional period. DO NOT RENT
This company is not worth your time. they will tell you that you cant afford any of their rent when they dont even know all of your income. they are rude, unprofessional and the ladies on the phone are dense and stupid. they will hang up on you or just direct you to a supervisor who will just yell at you for not making enough. they charge a 100 dollar application fee which is higher then any other rental service. if youre a person of color, they will deny you on the spot.
I rented at 1412 grand Ave. I have heard nightmare stories about Koble Investments but everything I experienced was great. I had an issue with the oven (the thermostat was broken and it would overheat). This was during quarantine when I notified Koble about it. They brought me a brand new oven in a very timely fashion. I also had the lightbulb in my refrigerator go out and they were quick to fix that too. I ended up having to break my lease and they were very quick to find a new tenant AND gave me my FULL deposit back! I am sad that Koble Investments does not have any properties where I moved to. If I am ever back in Wausau, I will gladly rent from them again. Great deal for how cheap the rent is!
Must give Koble a proper shout out. When Koble bought out the apartment complex that we were staying in at the end of 2019, The College Court Apartments, I was a little nervous after looking at their reviews. RJB Properties, the previous owner, was a great rentee that had an on-site maintenance person. The maintenance person decided to leave after working for Koble for about a month, which also added to my concerns.However, in the short time Koble has owned College Court, they had finally redone the complexes whole patchy parking lot with new blacktop and had taken two maintenance calls regarding our bathroom plumbing with no issue. Both times they had to send a person all the way from Wausau, who based on our conversation seemed pretty high ranking in Koble and (to me) overqualified for the task, but he was kind and professional on both of those occasions.Tenants did have to start mailing checks to Wausau instead of having a convenient drop box on the premises, but in our case, if the check was dated for the 1st of the month or earlier, weve never had Koble asking for late payment money even when the checks would definitely be getting to Wausau after the 1st and were often deposited by the 10th of the month we were paying for.We did see rent jump up quite a bit when we renewed our lease for a year with Koble, almost 11%, but it sounds like it was still very low (well over $100 less per month) compared to what weve *heard* new renters are paying. With the housing market being as hot as it is in the Appleton area right now, however, this isnt too surprising to me. Some of the units that were updated looked decent enough to justify the cost and with the location for College Court being so ideal by Woodmans and the whole Fox River Mall shopping area, I mightve charged the same as Koble for the units if I were in their position.Regarding some of the negative reviews, maybe we were just fortunate, but all of our communications to Koble, such as for our plumbing issues and even our notice of vacating, were respectful and it was reciprocated by Koble in kind. It seems common on Google, when it comes to rental agencies, that mostly negative reviews are placed so hopefully this can be a different perspective for potential renters.
I once lived in an apartment complex Jerry had taken over. When he took over my rent was $380 and he jumped it up to $550 telling us he was going to renovate the complex. He never did and the rent went up every year. He also said he would handle lawn and driveway care during the summer and winter. His people would mow the grass yes... but at ungodly times like 4 am. He NEVER salted and only plowed behind vehicles, even when we all moved them. Maintenance issues were never addressed. He never fixed anything that we called about.The apartment complex I was in was a nice quiet peaceful place until he took over. Then people with dogs moved in, young people who partied till 2 am, druggies, and ghetto trash. He lets anyone and everyone rent from him... he doesn’t care as long as he gets money.If you see an apartment complex that is owned by him RUN AWAY.
We put down $100 to hold an apartment for us, but they claimed that they couldnt get a hold of us. So they rented it out to another person, but we didnt have any missed calls from them. We were not informed and we couldnt get a hold of them for WEEKS. The day of our move in was THAT day, and we were moving from out of town. So they last minute found us a different apartment. Very unprofessional. The apartment we were forced to take was nasty and unclean. We had to take multiple pictures in case they charged us for damages we didnt make. NEVER RENT FROM THIS COMPANY.
Nothing is ever done. Theres rodents inside the basement and have moved up into the cabinets. We called them and they said its on us. Do your job.
He towed my car without notice and than yelled at me for asking questions about it. He entered my apartment without notice. I told told the landlord i was not renewing my lease and still vharged me for not giving him a notice he is the worst JERRY IS THE WORST. He would threaten to evict me if i didnt pay late rent but i didnt owe anything. He threatened me with eviction unless i could supply him with proof of rent paid. Which i did (he was wrong)

Honestly I thought this place was good I use to rent to them before and I never had any things to get fixed, but now that I moved into one of there two bedrooms and things need to get fixed maintenance here is truly bad. I’ve moved in on July 1st and today is July 17th and literally I got just a bulb fixed above the sink because they put a aquarium bulb in. Our front door deadbolt is coming off, our closet doors won’t shut, our tub is clogged when we first got here, our blinds keep coming off the wall, we have a bunch of spiders in one of the closets. We wrote down problems and told them about it the maintenance said he would be back tomorrow to fix things never did. And then when he randomly showed up one day my boyfriend was outside went up to him and maintenance man said “you need fixing I didn’t know that I’ll show back up later today” and then he never does. We call the office and said honestly it’s not that Important stuff you need to get fixed we might be able to do it Wednesday July 22nd We’re not sure though” my boyfriend says fine I’ll fix it myself even though I’m paying 650$ a month” he says “ ok go ahead if you know how.” It’s just honestly annoying. Not worth what you pay.
I rented a townhouse and paid 750+ $30 for my cat lived there for three years went to court for an evection which was nothing new because that’s how he makes his extra money. It was dismissed. Then received a phone call stating the landlord lost my money order. Then I called back on money order numbers and Office lady said she has them.He never told me he wanted me to move never gave me a notice 10:53 PM I have a sheriff put a 48 hour notice on my door.Jerry told me he has multi million dollar problems and I am wasting his vacation time when I called him.You will never get a call back and do not trust any of the office people to relay your message.I have two little girls and then there for three years the least they could’ve did was give me a heads up which I told him and he kept trying to work with me.See you in court Kobe investments;)
If i could rate them 0 stars, i would. The apartment wasnt fixed or cleaned when we moved in. It took forever for maintenance to do anything, if something needed fixing. We had mold growing in the apartment due to windows that werent sealed and a hot water leak that they didnt think was an emergency until we yelled at them because it almost burned my 2 year old. They never salt the parking lots during the winter so they become skating rinks. My oldest child slid, fell and hit his head twice on the ice and i slid and fell when i was pregnant. Our neighbor caused a bunch of problems including threats and criminal activity and they did not care, they allowed her to stay there. They showed our apartment even when we told them no due to the pandemic when i have small children and i am 8 months pregnant. I cant even count the amount of times we went without hot water. They also tried charging us for 10 hours of cleaning after we moved out which isnt possible because they dont clean their apartments to begin with. They just like taking advantage of people. They also will not prove to WPS for utilities thay we havent lived there for weeks so that we pay utilities on an empty apartment, WHICH IS ILLEGAL!! DO NOT RENT FROM THEM!!
Gerald and the employees are great they always work with me on payments being a little late. And then you must have out money in wrong box because I never had problems
Liked living in their apartment complex. Requested work orders done in a timely fashion. Respectful owner and employees. Worked with me on issues that were out of my control and was understanding about it. Would rent from them again.
1810 had cockroaches and severe mold and a nasty smell of urine. Slipped on the ice at least twice as they never plow or salt. Other neighbors were very unhappy as well. Known child molester was allowed into their property next door. At the time I left 6 children lived in my building. Jacked rent multiple times. Untrained mean dogs are also allowed there. Cobb webs in the hallway and a laundry room that honestly probably wasnt cleaned in years. Rude management and very little if any effort to fix problems. Harmful to your health and safety. Stay the hell away!
This place is a last place to go to for apartments but okay for people who can’t go anywhere. They misquoted us and our apartment when we moved it still smelled like dog shut and our carpets weren’t cleaned as promised.
I have been renting from them for about a year now and they have always been able to work with me but I communicate with them and dont avoid them so thats the key communication they have always been very polite and professional also never had any problems other than simple things that were resolved immediately like my lock was sticking a little bit they came the next day we had a bad storm couldnt get out of driveway cuz the snow didnt stop I called n they came immediately within 20 min very good landlords
I have been a tenant here since this company purchased the property where I live in 2012. For the most part I have received timely responses to the relatively few minor issues I have had during that time. The building where I live is showing its age. There has been little or no effort to try to update or repair things so I can only assume this is the companys business plan. For that reason I cant recommend this complex to a prospective new tenant.
If I could give them 0 stars I would. We saw an apartment last Friday, it just became available that day, we applied the next day and were told its not available anymore, but yet on their website it says it still is. The apartments they shown us were completely TRASHED, holes in the walls and doors, spoiled rotten food and garbage in every single apartment we were shown. Maybe its a good thing we are not leasing through this company, its the worst rated one in the area.
Yup.. rent is a little inflated, and just wants his money. Thats the bottom line. Had a couple incidents of them claiming we hadnt paid rent. Luckily we were organized about our receipts and important documents. Wish I could speak better of Jerry and them, but sadly I can not. :/
When you call for maintenance they would just show up and fix whatever needed to be fix without calling to let u know or setup an appointment to come. When you know it its all fix already this is why my 2 wii remotes went missing plus there ar so much mole that is growing on the old wood windows.
Started renting in December. Was a victim of domestic abuse in mid March. Due to the nature of the incident I was told by law I was allowed to move out. Gave notice at end of March I would be out by May 1st. I received notice my apartment would be shown multiple times. I was moved out by May 1st and now at the end of May the company has filed an eviction case. Obviously you can’t evict someone who does not live there. The owner Gerry states he did not remember conversations we had because he “checks out” on weekends but was the one to call me from his personal cell phone. Do not rent here if you can go somewhere else! Overall bad property maintenence, bad management, constant employee turn over(causes he said she said) and no property up keep!
The employees are sent to spy on units occassionally and will make trouble when there is none. Nothing ever gets fixed, apartments get broken into by staff, mold problems, cockroach problems, and bed bug problems. Jerry is always very difficult and unreasonable to interact with, even for the most basic landlord-tenant interactions. Please for your own interest, rent somewhere else. You will be relieved you did.
Worse rental company ever. Trust me when I say they do not care about their tenants. They are currently under investigation by the BBB.
Jerry Koble is the worst landlord I’ve ever met. Jerry will talk down to you and dismiss any problem you have. He doesn’t fix anything, but says it’s because “it’s not broken”. My toilet squealed for 2 months every day multiple times a day until it was flushed, I called so many times about it I gave up and moved out. The employees are the only good thing about this company. If you can find any other landlord I’d suggest it, save yourself the time and stress.
WISH I CAN GIVE 0 STARS TO THIS MANAGEMENT. FIRST DAY I COME AND SIGN THE LEASE THE DOORS DIDNT EVEN HAVE LOCKS ON THEM. TOOK THEM 3 WEEKS TO FINISH AND THEY MADE ME PAY HALF THE RENT WHEN I WASNT EVEN LIVING IN IT! JUST RECENTLY I PUT MY RENT IN THEIR RENT BOX AND THEY CALLED ME BACK SAYING WE LOST IT AND ITS MY PROBLEM NOT THEIRS AND IF I DONT PAY AGAIN I WOULD GET EVICTED?! This company lies, uses intimidation tactics for example they had one of their muscle head maintenance men in sight a verbal confrontation with my fiance. My fiance remaibed calm even tho the guy was threatening him, spitting in his face etc. They have already entered our apartment 3 times that we are aware of without letting us know at all, much less giving us the 12 hours notice required BY LAW. This is both a state and county law, also checked and made sure It is also a city of Schofield law as well. The maintenance man claimed that by signing a 1 0ahe generic lease we were giving up our tenant rights, which I know is not possible. If you want a headache from hell accompanied by a landlord that is never available to speak with (never returns phone calls) and is surrounded by a staff that is unable to answer any kind of question you might have, then move to acorn apartments. Since we have moved in about a month ago there has been 3 move outs in our building alone, which only has 8 units, and we have spoken with others who plan to move as soon as their lease is up. We plan to fight all the law breaking and unexplained extra billings. Good information for anyone in a similar situation: call the housing authority, building inspectors, town hall, etc. Good luck to you, dont take it laying down.
Koble Investments is a joke, plain and simple. Landlords are awful, Gerald has a huge attitude, and quite honestly the apartments arent worth what you pay for. Weve had enough problems with Koble to know never to sign anything with them again. Swederski did a much better job.
Jerry was very rude to us and very disrespectful and wouldnt listen to anything we had to say. I recommend no one rent from them. I would give them 0 out of 5 stars if i could.

Avoid at all costs. They don’t even know who is renting from them. Every time I called for something they had to look me up, one time even asked if I was moving in after I had been living there for 6 months! Nothing ever gets fixed. No communication with tenants at all. Only wants to collect his money, doesn’t care about people. All common spaces are dirty, had to clean the washer and dryer every time I used them, if they even worked at all. AVOID!
They acquired new rentals in Edgar, WI and have not done any upkeep or updating and have already raised the current tenants rent. They have also only cleared the snow once this winter, days after the snowfall. Rent checks have been lost in the mail, due to them providing the wrong address on the welcome paperwork. This has been edited because Gerry Koble walked in on one of the neighbors without giving notice.

The landlords never gave me or other tenants information about what would go on in the building/apartment complex until a few hour notices (ie: cockroaches, mold). There were so many communication issues that never got solved. Sometimes the employees that worked there would always yell at me over the phone and belittle me in such a rude manner when all I had was a simple question. They never cared about anything that the tenants did as long as they made payments, and even when they did, Koble Investments would try to say you didnt make that months payment and that you owe them unless you have a reciept. They are by far some of the rudest people Ive dealt with and people who have had to call them before would come back to me explaining that they felt like the companys employees were rude and demeaning.
Koble investments is literally a joke. Before moving in he told us everything was being remodeled and everything will be new. When we moved in, we didn’t have new appliances, and the place is cobbled together. The fridge door didn’t even have a handle on it, STILL doesn’t after three months of asking to get fixed. The month of November I got an eviction notice because “THEY LOST MY RENT” or “I DIDNT PAY MY RENT” thank god that I had my receipt otherwise they told me that I would have to repay for my month or get kicked out! Many other issues... etc. this company has the WORST management and communication. Would give -5 out of 5 stars if I could. Do not rent from!!!
Terrible people.. I been in the residence since March of this year and they havent fixed anything yet. My carpet is old, worn,dirty, moist and carries a nasty pungent odor. My bathroom is covered in GROWING MOLD these conditions are unsanitary and hazardous!! I have filed a complaint against them enough is enough for me 🤬 He got the right idea but the wrong bytch ....
Worst place ever. I was a visitor and didnt know he rules and I saw a lot of cigarette butts in the front that were recent and never cleaned up and when I threw one down the told me to leave and that they would call the cops on me, all because of a cigarette butt. Plus wouldnt let me inside when it was -6 outside.
If i could give it a 0 rating i would. Apt building drenched of drug smell so bad l[ks like fog iv !rug users i. N hallways and garage elvator smells like human waste and urine .drugs be sold on every floor with kids in building and lot smoking drugs outside by entraces at t*mes water turned off and. Cocaine and meth fumes so bad y cant breathe and they do nothing plus the worksrs smoke pot and cus and down grade other residents who ars thedw a real pit should be fined

These apartments had a previous owner they were nice. But this guy copped an attitude and i told him to do his job. I got little children and my electric goes out when i plug something in he blamed it on my vacuum but works when i plug into the 5 plug in i also just tried plugging in a electric heater that took out the electric aswell. All my plugs are loose and i told him that. Their was a electrical fire in a building that i used to live next to. Im worried that might happen where i live. I lived in 3 different apartments and the one before it had a bad cockroach problem at 2216. Thankfully the one im in dont have them. Oh and you cant have animals unless you pay 100 a month with your rent and if a cat you have get its claws out. That is wrong on so many levels. Id say more but it would turn into a chapter book.
Jerry koble is a horrible land lord!!! He is rude, if you tell him you have a problem in the apartment, he will either tell you that thats not actually happening or he will make you feel stupid for even calling. He has also hung up on me after telling him about a problem. Very unprofessional. He doesnt take care of his apartments at all!!! Do not rent from!!
Worst management, they never returned my security money and all the three months i just paid money for dog smell room with, mold and broken toilet.

I would highly discouraged anyone from renting from such an outfit. Only reason we did was because we were in a pinch, and he accepted our application -- with a DOUBLE SECURITY DEPOSIT. WHATTTTTTTTT??
Bad property maintenence, bad management, I let them know that my neighbor upstairs smokes marijuana every day inside of the building and in the laundry room the whole building stinks and also my apartment I’m really concerned because I have a little baby (7months old) I always end up getting a really bad headache, but they never bother to do anything about it
No followthru, no respect for his tenants.
