Does this apartment come furnished? And if so do we have the option to choose for it not to come furnished?
They only give us the option of paying rent virtually, and charge us a non-negotiable, non-waivable fee each time you make a payment. That means that on top of the already high rent charge, if you AND your roommate pay separately, you’re getting charged $28 a person. So, a $56 fee just for you and your roommate to pay rent. 🙄

I do not recommend this place to anyone. It is horribly disorganized, and does not follow through with many promises given. Management recently announced they will no longer be accepting checks or money order, forcing all residents to be charged a FEE to pay online. The fees can be up to 2.95% of your payment (about $15). This is not ideal for college students!! This is only a small portion of issues with this complex, please do not live here.To their response: the e-check fee of 1.50 is one time for every month. You are being charged it every time you pay rent.
I would not recommend this complex to anyone, they treat there residents horribly. They do not take care of the grounds as there is dog poop everywhere and almost all of the lights around the property are out so at night it is very creepy. When ever you call the office you will almost never get an answer but on the off change that someone does pick up they never know the answer and are always rude. I decide to just move out 2 months early rather then have to deal with this new company another day. Please save your self the head ache and rent somewhere else.
CEV is a nice place to live. The staff is very friendly and helpful. If youre in college its close enough to walk to campus. It is more affordable than living on campus in a dorm or an apartment and you have more space than a dorm room. They also host fun socials every month.
I’ve absolutely loved my time at CEV so far. Reasonable rent for all of the benefits of living there. Staff are extremely helpful and I love how close it is to campus!
Campus Evolution is a great place to live! They have a friendly staff, that is always willing to help! The maintenance team promptly attends to anything you need fixed. Something that I personally enjoy the most is, the free printing that is offered in the computer lab, inside the club house! They also host fun activities and hand out delicious treats! Sometimes we even receive coupons for places to eat around Warrensburg, which is great! They offer a wide variety of amenities, for an affordable price, and that allows me to save money for my future. The apartments are very clean, spacious, and everything inside is relatively new. Campus Evolution is a great place to live and I would recommend it to any of my friends!
Lived here from August 2019-July 2020. Front office is rude, never answered their phone, and they lost my rent check once and blamed me until I showed my receipt that I had to ask for every time. Also did not show up on the day of my walkthrough that I had driven 3 hours for. Front office also told me that maintenance would be in my apartment one day, they showed up the day after and scared my dog because I was in class. Asked for reviews on google & facebook in return for starbucks gift cards and stuff from the university store. Dog waste was left everywhere and lights around the complex were left burnt out for the majority of my time there. Made noise complaints about a dog who howled all day and night and nothing was ever done. I moved back home but continued to pay rent since they were such a pain and I didn’t want to live there anymore.
I lived at CEV for a year and a half and I loved it so much. They held events to hang out with other residents, were always understanding and helpful with any issues we had, and maintenance always responded with in the next 24 hours or less of sending in a work order. If I could come back I 100% would, I definitely miss it.
Last night we were showing our new to town friends where we used to work and lived after a night out for a nice dinner. They were looking for a place to live and we walked around the pool area. Didn’t even attempt to get in (we are all dressed up in nicer clothing) and the leasing manager Megan Baker was absolutely horrible to us. The way she spoke to us made our friends say they wouldn’t even consider living there. Great way to recruit new tenants.
•Maintenance took forever to deal with issues, if they even showed up. Asked for help because my bathroom door locked when I was moving out and there was no key and they didn’t even show. Finally got it unlocked three hours later and got charged a late fee for moving out.•Completely overcharged for tiny rooms. Charged outrageous amounts for little things.•New manager was EXTREMELY rude•Did not send out emails to inform me of new roommates moving in when I lived alone for multiple months.•Did not send reminders for any move out, maintenance, or anything once new manager took over. Had to be moved out by noon and NO reminders were sent or anything about the process. Got charged $100 dollars for being late when I was told I had till the end of the day.•ONLY good thing was the AMAZING office workers who took care of problems to the best of their availability.
I absolutely love living here! There is a lot of privacy but if you want to hang with people, it is like it’s own community. They have events such as painting pumpkins or their doggy dates. Also, they have their own pool, movie theatre, exercise room, and pool table. It is also close to campus!Another thing that I love is that they are so quick with fixing things. If something does break or malfunction they are there and fixing it. The staff is so helpful and caring. The apartments are well maintained and it honestly feels like home here❤️
The new diamond club management is horrible! They are slow at responding (if they do at all) and unorganized. They seem to play games and not give straight answers or listen to residents. Many times the staff have lied and not kept their word. Overall, very disappointing and frustrating to deal with. The apartment complex has a lot of potential but the management makes it not worth the hassle.
I previously regarded CEV as a 5 Star residence for anyone in the Warrensburg area. CEV-Warrensburg, aside from corporate interactions, has maintained that 5 Star rating that I originally left. As for the CEV organization as a whole, I am impressed in the least bit.After signing in March, 5 months before our lease began, we were compensated with a $350 gift card signing bonus. 8 months after the signing of our contract, we have yet to receive this same gift card. Having left an unfulfilled portion in the contract that we signed may ultimately lead to them losing business, especially mine.I have nothing but positives outside of the corporate affairs. The Warrensburg staff is courteous and very friendly!
An absolutely horrible experience. Very expensive rent with very poor service. Internet goes down weekly making it very difficult for college students to do their homework. Gym equipment in disrepair. The parking lot is one giant pot hole. It can take months for a response to a maintenance request. The parking lot is very dark and unsafe. The management turns over regularly and have no authority to respond to concerns or requests. The complex is corporately owned and they never respond to phone calls or email. Very poorly ran business.
Staff is rude and does not follow own protocols with certain situations. Most of the time they do not want to hear you out on your concerns and do not want to help fix the situation. Recently had a phone call to help a former roommate address concerns on issues with her roommate not following 2 big rules, they were quick to snap at me, laugh at me, and quick to hang up. Do not live here if you are wanting the least problems possible, because you will have many. I have had many issues with staff.Chad has been the only helpful and reasonable staff member but all other staff has been rude. [Maintenance are the only other staff members I have had good interactions with].Problems are never solved and when trying to solve them you are treated very poorly. They respond to these reviews saying they are saddened to hear of these things.. and so on, but they continue with the same behavior and bad treatment.On another note of living, rent is very high for what you actually receive, although we have the pool, printing room and gym, the cost does not add up do to the poor structure and the fact that things never work properly. Ink in the printer was always out when I needed to print things, the gym isnt well kept, and the internet was always an issue throughout the school year. Although the parking lot was recently fixed, the up keeping of the potholes is very low on the interest board of their community, along with how dark the lots are and how dangerous that gets to be. Overall, apartment isnt worth how much you are paying, especially with poor treatment from staff.-- They have the ability of being a good apartment community, but, no one is really willing to put forth the effort, and actually hear out their tenants.
I’ve never lived in an apartment before so this was the first for my dog and I. They are extremely pet friendly and even hand out treats in the office too if you have your dog with you.The maintenance personnel are quick and efficient and will attend any task that you report in a timely manner or emergencies too.The staff are professional and always willing to help and listen to what you have to say. If you help and work with them, they for sure will help work with you as well.For being a place that advertise and seen as a place for college students they also rent out to anyone!
My experience here was great. I was on a time crunch to find a place and the guys down here were able to give me a tour right away. The buildings are well kept and the rooms are clean and inviting. I liked the place and was able to start the process the same day. And the next day I was approved to move in. The customer service is great could not ask for better.The staff is also very helpful and willing to go the extra mile to help you get settled in. So if you are looking for a great place to live this is the place to go.

This place deserves to be shut down. Not only is the staff extremely unhelpful but they are extremely rude. They tell their residents one thing and back out and say another. The manager, Jamie, does not know anything about managing an apartment complex. She has lied to my mother and I on several occasions. When asked for the corporate representative for the Warrensburg location, I was given a cell phone number and then was never called back after several messages being left at different times in the day. This apartment complex should not be affiliated with the University of Central Missouri in any way as their standard for excellence does not meet the universities standards. I lived there for two years and it was the worst apartment complex I have ever lived in by far. -- To be completely honest, I dont care what you have to say, Campus Evolution, and I would appreciate if you would not comment on this post. You have done enough...actually nothing at all. Thanks for nothing.
Ive just recently moved in but the staff is very friendly and are wonderful when it comes to moving you into an apartment that they think will best suit you. The extra accommodations they provide such as the pool and hot tub and fitness area alone are excellent but they also seem to do a lot of extra promotions such as taco Tuesdays and pool events. Im very pleased so far with my Campus Evolution experience.
Was attempting to book the clubhouse for an event by phone call and no one answered for over 20 minutes. Extremely horrible customer service. Incredibly disappointed because we have held events here before and really enjoyed it but will be booking elsewhere from here on.

My daughter was physically assaulted by her roommate to the point where the police were called. When we attempted to get out of the lease, we were informed that she needed to either find someone to sign over her lease or pay a transfer fee to a new apartment or pay out her entire lease thru July of 2018. After moving into a new apartment in the building right next to her old apartment and her old roommate who had assaulted her, my daughter started parking her car near the office so that she could feel at least a little bit more secure.On April 1st, my daughter was in an accident thanks to Mother Natures April Fools Day joke of ice and snow. Needless to say, she has not driven her car very much since then due to physical injury sustained. (I will note here that the car runs and is able to be driven, but the front end sustained some damage. We have been waiting for the insurance company to come look at the car, but apparently the manager felt that the car had been abandoned. Without notice or contact the manager had the car towed on Monday. When I called and spoke with Amy, I was informed that they ran the plates and the car didnt come back as being listed to anyone associated with any of the apartments. The car is registered in MY name and MY name is listed on my daughters lease as a guarantor. So then she changes it to the car wasnt registered with the apartment complex correctly. So, on top of having to over pay each month for her rent and utilities at an apartment that she really doesnt want to live in and is fearful for her safety in, she now has to pay to get her car out of the tow lot because of the managers incompetence at notifying the residents that their car could potentially be towed.Dont ever rent from this place or it will make your experience at UCM horrible. Parents, make sure your college student stays far away from this place when renting.

I am a college student and this is the first apartment complex I have lived in and I’ve enjoyed it so much! The staff have been very helpful and welcoming. The outdoor pool area is awesome (even though I am sad the hottub closed when the pool did and wasn’t open during the first couple months of fall). I also love that they offer fun and seasonal prizes and food to guests that participate. I haven’t lived here long but overall my experience has been great!!😊

Past reviews are far in the past, this place is amazing! Apartment looks great, minor scuffs here and there. If you need help with anything, the maintenance crew is the best! Everytime we have needed them, it was minor, but they were there within a hour to fix it and make sure everything else was in working order. This place has everything you could want or need: pool, hot tub, computer room, theater, gym, pool table and more. Best part is the management really makes you feel apart of a community. They have hosted a pool party, made everyone breakfast, lunch, or dinner on various days and they encourage you to host events yourself to make friends and have fun. Glad I chose to live here!

I REPEAT DO NOT LIVE HERE. my rent is almost 450 every month. and for what? a room that I can barely even fit a bed in? there is no space. the roommate matching is absolutely terrible. the staff is rude... and for young girls that want to live here? think again. the staff (all males) enter my apartment COMPLETELY RANDOMLY almost every week.

Ive lived here for three years, and staying here for a fourth. Ive never had any issues with these apartments for the past two years. Our AC has been giving us trouble this summer, but the maintenance team is always up here within MINUTES of us calling the front desk, even when its a few moments from closing time! Would definitely recommend this place.

So I would strongly suggest thinking twice before living here. There is strong miscommunication within the staffing that my roommates and I dealt with several times. There are many hidden fees. Request a walk through for your room because apparently you should know to do that - we did not and got charged $62.50 per person because we did not wipe the lent off the washer/dryer and wipe out the microwave/fridge. Although we did wipe down everything, no pictures were taken by staff due to not having time, so we are forced to pay. The gas grills never worked, the computer labs printer never worked, as well as the wifi being horrible. When the water system had changes made, we had to lift the top of our toilet every other time and push the prong to make the water fill up- so our toilet never flushed (maintenance said this is how it was supposed to be). Upon several maintenance requests, these things remained unfixed. Clubhouse hours are only open until 5 or 6pm, so the amenities besides the 24 hour hallway are only available during that time. I personally had an awful experience and was told the problem was lack of communication between my roommates and I which I find highly inappropriate.
Lived here for just about 8 months and it has been a breeze. The staff are always friendly, the facilities are really clean, the maintenance crew is always helpful. Just right now I called about one of the fans being out and Mark came up within 5 minutes and fixed it. He also showed me what all happened and how to fix it next time if there was a problem. Turns out it was one of the circuits from an outlet that got tripped. I honestly cant complain. If you go to UCM or want to find an easy-going housing option, CEV is perfect for you.
BULLETS FIRED INTO STUDENT BEDROOMS AT 5:00 A.M. 1/16/2018If I could give this place a negative rating I would. We have been renting since May of 2016. Weve never missed a payment or paid late. Three weeks ago some one fired bullets into our sons 3rd floor apartment. Both tenants bedrooms were hit - 1 actually went into our sons mattress. Thank God neither he nor his roommate were home at the time. As this happened at approximately 5:00 a.m., I cant bear to contemplate what could have been a horrific event. When the Warrensburg detective that handled the case was interviewing our son, we were informed that there was a gun located in the apartment directly below theirs, although it had not been recently fired. Was this supposed to make us feel BETTER?At this point we contacted the manager to inform her that our son was moving out and we would pay February rent and the apartment would be cleared out by the end of the month. She then informed me that we would be responsible for paying the rent through the end of the lease period which is not up until the end of June, 2018. SERIOUSLY? THIS IS COLLEGE STUDENT HOUSING! You shouldnt have to fear for your life while living here!Not only have we been denied termination of lease, but it has also been brought to our attention that the roommate was let out of their lease.STAY AWAY FROM CEV WARRENSBURG!!!
Im generously giving this place 1 star, because of occasional helpfulness. However, my experience with CEV was awful, especially this being my first time renting an apartment. I would not recommend living here to anyone.
I lived here for 2 years, first year was great, second not so quite. Our upstairs neighbors were so loud and kept us up till the early morning and I know its a college appartment but they were shaking the entire place. First year we lived there there was a serious issue with the appartment often smelling of a certain burnt plant. I also never received the prommised gift card for reffering someone and I reffered BOTH of my roomates. All of this being said the people in the office were nice and the clubhouse was nice. The rest of the buildings looked like they needed some better upkeep. This place is not great and not awful the perfect 3 star apartment. Oh and I left that place cleaner than it was when I moved in and still got charged a cleaning fee. 🤦🏼
The staff are always very helpful and host lots of fun events for residents. The apartments are good sized for a college apartment. There’s lots of parking and lots of doggos if you love doggos.
Roommate matching is a joke. They do nothing about noise complaints. Charge a full months rent to transfer to a different apartment even when your roommates are having people over extremely late at night during the week and making so much noise you can’t sleep and your safety is compromised because apparently it’s ok to have random people come and go into your apartment all night without locking the door. Definitely not the best in student living like they claim to be because they do nothing to help people who are actually students and allow people who aren’t paying rent to stay over for weeks at a time. Have made several complaints about these issues and they refuse to resolve it and want to charge me an arm and a leg to move out when I’ve already had to pay several hundred dollars to replace things my roommates and the people who come and go have stolen or broken. Steer clear from this place.
Have only lived here for a short time but the office staff seems friendly and have been very helpful when I have questions. My new roommates are great and I am enjoying being here.

No! Just no! Yeah the rent sounds nice, especially when all utilities are included besides power for a college town. But, I’m telling you!! My apt. Only has 3 people living in it. (Power is split by two since the other two is married) We all work full time jobs and we are hardly home. Our first month bill started out low, and then it gradually increased, from $30 each too $100+ each. They told it it was bc, it was summer and it’s hot. 🙄 i asked around and everyone bill seem to be low still. They came and changed the filter in which it was filthy (our filter has been changed multiple times) and for a few months our power bill seemed around right. We were paying $40-$52. December power bill was $52. Come Jan. bill it was $950 together, so $474 each. 😶 I was literally lost for words. We got into contact and they told us not to pay the power bill, but to just pay rent. (We have never been late in any payments since we moved in) so come feb 1 we just paid rent. They told us they will just match it around the last couple months bill and go from there. They had a multiple people come out and look at our a.c/heat unit and they found things wrong with it. It took them from Jan. 20- feb. 26. finally they told us that corporate finally said just let them pay $500. Meaning just take off $450 and have us pay $500, so $250 each for my roommate and I, to top it off our bill that came out in feb. is $162 each. So the $250+$162+$424 is all i have to pay come March 1. How is that even possible?! I tried to contact corporate myself and I’m currently waiting on my response. So RUN! Run far away from CAMPUS EVALUATION here in Warrensburg! Bc, it is not worth the money. AT. ALL!!P.s if I didn’t make much sense, I apologize, it’s hard to explain this situation over text.
These guys are awesome always working with me. Any time Ive had a problem in my apartment they are here the same day to fix it. Last night I had a torrential downpour in my bathroom and these guys not only stayed up and fixed it but didnt charge me a dime. Could not be any happier with my experience here. Thanks Mark!

Absolutely the worst management ever.
The place as a whole was overpriced, they dont make everyone stick to the pet policy. A couple of my neighbors said the staff just didnt make them pay the pet deposit. The furnishings are very cheap. The rooms are small and theres no room to do anything. Very loud neighbors on all nights of the week so dont count on sleep. Staff is rude when you go to them for help. The floor was messed up the first day we got there an we told the maintenance staff and they promised to fix it. The whole time I was there they never once fixed it. The printer never works in the computer lab. Sometimes not even the wifi. The wifi for the facility as a whole is always slow. Overall do not recommend at all.

In the short time that I have lived at CEV it has been a really positive experience. As a graduate student its a bit more difficult to connect with people since my schedule is different than other students schedules, so I have really enjoyed the frequent events that CEV puts together as a way of making some of those connection. I am very happy with the roommate I was matched up with, and I have been impressed with friendly and helpful staff! The amenities are honestly just a bonus. My recommendation is that you use the furnished options made available by CEV, it makes life substantially easier. In all honesty this is a great place to live!

CEV is an awesome and convenient place to live. Since it is close to the UCM campus, you can walk to class and save $100 a year on a parking pass. The staff is friendly and extremely helpful. If you have a question you can call, email, or even walk down to the clubhouse. CEV is affordable and you can live here with your best friends! You also have your own space, unlike the dorms, and you can design it how you want to. If you are used to dorm life and walking down four flights of stairs to do your laundry, fret no more. They have FULL SIZED washers and dryers, which are no more than 500 feet away from your bedroom. If you like to swim in the summer, there is an in ground pool just outside. When it gets a little chillier, they even have a jacuzzi. Remember though, no glass in the pool area! Or else they will have to close the pool for about a week or two. The best part about CEV is that they are extremely pet friendly. If you want a dog, all you have to do is go down to the clubhouse and pay a deposit. They provide dog waste bags on site, which saves you some money and keeps the property clean. If you are looking for an off-campus apartment choose CEV!
The maintenance team is awesome at CEV! Theyre always quick to respond, as well as, always friendly! They make CEV even a better living environment then it already is.

Internet doesnt work half the time, moon sized potholes covering the lot, gym equipment was broken since I moved in, numerous things broken when we moved in like the door, ice maker, and shower, and also when we moved in there was a homeless woman squatting in our soon to be home. I urge you to reconsider.

I did my tour in July. I was shown the model apartment that was in perfect condition with brand new carpet and tile in the bathroom. I signed my lease that day and requested early move-in for August 1, 2017. I came in to move in and wasnt allowed to see my apartment I was getting UNTIL I paid my rent and set up fee. I got my key and went to my assigned apartment and when I walked in it smelled like pet urine, the tile was not new (as promised it would be), there was a dent in the refrigerator, the wall had multiple scuffs and chips, and the floor boards were in terrible condition. We were promised a brand new apartment with new floors and carpet. We told the GM our issues and he said theres nothing we could do but go live somewhere else. Truly disappointed with campus evo. Do not reccamend living here.

Through the course of almost a year Ive definitely seen some changes for the better. The new staff is friendly and helpful and the maintinence guys are on point. I would recommend this place to anybody. A little pricy but very convenient due to the fact that everythings basically included, although youcannot buy out of your lease.
Lived there for a year, maintenance request were very slow to be completed if they were done at all. Was charged a substantial amount for carpet cleaning when the carpet was already in poor shape upon moving in. The internet was spotty at best. The weight equipment is equivalent to that of a 2 star hotel. After contacting management with my concerns they were rude and condescending offering little help to resolve my issues. I would urge anyone moving to warrensburg to look elsewhere.

I actually found CEV through Google before I first came to Warrensburg, so I learned about everything from their website and phone conversations with the staff. Kela, Melanie, Hailey, Gary, and Mark are exceptional, genuine people. They always help me whenever I have questions or need something done for my lease, maintenance, and overall living experience. I am thankful that I found this living community in Warrensburg. You really should live here, you wont regret it.

I moved into CEV on August 7 and Im quite impressed with the staff and the conditions of the apartments. Its close enough to campus that I dont have to buy a parking pass for the university.
