Way over priced for the area. Do yourself a favor and read all reviews and understand what real and whats not. Honestly who would pay that much in the valley for an apartment.
This is by far the most horrible and disgusting place i have ever lived, there were cockroaches when we moved in, damages to the apartment already, the pool has never been blue the whole time ive lived here, theres hornets, spiders and cockroaches, not even like the normal amount, its an infestation of them, i do not recommend, the office does not care about these complaints either, very disappointing
Oak view apartments are the best in the valley if you need somewhere to stay, they aren’t pricey but they aren’t cheap . I got my apartment here awhile ago . Best service ever, the lady’s in the front are very nice and help a lot with any questions you ask . I recommend Alyssa she’s out going on her job .
This place is extremely awful the most they invest in is there office and the pools. We had to pest the place 4 times and it still did not work we had a problem once we’re there bugs and it was horrible
This is a nice place! It has 2 pools! The one next to the office has a hot tub the other one is just a pool! They community is amazing and the people in the office are really nice! They bring the community together by having mini events in the field by the second pool. The apartments themselves are very nice and roomy they a bit small but perfect! The office is always making sure everything is perfect! The pools are closed every Monday but thats fine. I couldnt ask for a better community or better people in the office!👍👍👌👌
Apartment is decent. They continuously come in monthly or more to “fix” or replace things but never finish it that day. So you have to move all your furniture all the time! Way to pricey for the small space and having people always come in and out. One time a guy came in to my bedroom and no one even knocked. He just assumed I wasn’t home. We’ve had lights up the whole time living here and now we can’t even have plants on the front porch. Mail is always getting sent back as well not sure why. There is no cameras outside to watch your cars which has also been a problem and they don’t do anything to change that. Pool is dirty and they don’t have a cleaning utensil you can use your self. And rent is just going to keep going up 1000 for a 1 bedroom might as well go rent a house.
I moved in 3 months ago and I absolutely love my new apartment! I could not believe price would include granite countertops and new cabinets for such a great price! Absolutely best value in town and staff is very professional and attentive to every last detail.
Its beyond unprofessional. What community removes all washer and dryer from the premises without any warning to the residents. Than they post a rude sign after they removed the machines any clothes in machines were donated to rescue mission. Its call common courtesy. We are paying residents that assure you managers have jobs. Give a little more respect and inform us of sudden changes as this.. Roaches are also a huge problem. Yet management acts clueless yet ask most residents they will state theres roach problems. They really need to reconsider what management is.
I loved it here. Everyone was great & when a maintenance issue came up, they resolved it quickly. Nice area & only a block from the park and stores. Actually looking to move back soon.
Oak View and Winn Properties (the corporate office) are by far the worst housing company I have ever dealt with. To start, the office staff is incredibly rude, condescending and unresponsive.The homes are incredibly expensive and not at all worth the subpar renovations they claim to be so superior. The entire lease term, I was constantly fighting issues with pests - black widows, wasps, cockroaches, you name it. And it never got resolved.Following my lease term, the other person on my lease claimed I was not entitled to any of the move-in deposit, and told the office to void the check they sent and reissue it only to her, which they agreed to do. Tenants on a lease are equally responsible for the condition of a dwelling and I have proof that I paid more than half of the first month’s rent and deposit upon move in.I have tried multiple times to resolve this, as I am legally entitled to half of that returned deposit, and I was met by the local office with direct opposition and disrespect and the corporate office, despite multiple emails and voicemails, has NEVER responded.I have never in my life been more disappointed with the professionalism of a company and its employees - you can be sure I will NEVER recommend this place to anyone I know and anyone who asks me about my experience will receive the full account of what I’ve dealt with.
Visited a friend who lives in the community and I was very pleased with the landscaping and cleanliness. I would rent here if I didn’t own.

Too much money to have to pay for an apartment with roaches. Towards the end of my stay maintenance men entered my apartment every week to fix something. Air went out and a smelly window unit was placed in my unit. Property managers charged $140 to sanitize carpets and wipe down unit so I did not get my full security deposit back. For me, it was a rip off to charge those fees to each resident because those are things the apartment managers should be doing to prepare the apartment for the next tenant anyway. I left my apartment spotless and I did a walk through with the property manager after I turned in my keys. I did not have any pets.
Loving it so far.. the apartments are small but worth it for the amenities.
I love Oak View! The staff here are badass and so are the maintenance people, I live here now and everyone is really nice, my neighbors are cool AF and everyone always greets you when you walk by them.To the people complaining about the pest problems, try cleaning up your messy apartments and dont blame other people for your infestation!
DO NOT RENT FROM THIS COMPANY!!!. If you decide to rent here have an attorney review the lease first. My daughter rented an apartment here and had been diagnosed with cancer. Unfortunately, she was not able to take of herself and needed to move home. We were told in order to break the lease she would need a letter from her doctor, we provided one from her oncologist. We were also told she would have to pay through the end of the month, which we did. They came back to us and said we would have to pay for 30 days from when she gave notice, and we paid. Now they are coming back and saying we need to pay for the time it took for them to rent the apartment and that THERE IS NO PRECEDENT for breaking a lease due to a medical condition, even though they asked for a letter from my daughters doctor. Greed, corruption and lies - not a company I recommend to anyone. The lease is a 50 page document - this should be a clue to STAY AWAY!!!
A very decent well maintained place to live as far as large communities goes. All staff from the office to the maintainence are attentive, helpful, and want to provide you with the most comfortable, best living experience possible.
I lived here with my mom for a while. There were roaches and nails sticking up through the carpet. What bothered me most was the rent. You definately dont get what you pay for. Apartments on the north side of town are cheaper. I was almost convinced to get my first place at Oak View and Im glad I didnt.

I lived here before. Move down to caldwell village apartments. That was a big mistake. So now Im back with oak view apartments my family. Nice people that work here nice place to live.
DO NOT EVEN PULL INTO THE DRIVEWAY....TURN AROUND AND DRIVE AWAY AS FAST AS YOU CAN!!! If you like living with cockroaches, neighbors who are savages and the nightly raid on the dumpsters by the trash pickers then this is the place for you!!!Lived here for a year and the whole year I lived here I dealt with cockroaches and assorted other insects. They will come and spray but it wont do any good, the walls and kitchens need to be completely ripped out and replaced. If you are lucky your neighbors will be savages that fight at all hours, play ranchera music at top volume and then give you attitude when you beg them to turn it down.Expect $300 Edison bills in the summer for a one bedroom apartment because the AC Units on the roof havent been serviced or replaced in 20 years! But the BUGS, just keep remembering the BUGS!!! You can be the cleanest person in the world and you will still be infested with bugs because they are traveling from other units or they are hiding in the sheet rock near the kitchen sink or under the stove, but in no time they will appear. The Card Carrying Morons in the office will act like nobody has ever complained about roaches before, but ask your neighbors...they ALL have them!!In the summer if you want to use the pool once the kids are out of school, dream on!! The Savages that live here will pull up to the pool area behind the office with their entire extended family in a van and will scream and yell until the pool closes. If youre lucky the pool will be closed during the hottest part of the summer because it has been contaminated and it will take five weeks or more just to make the pool acceptable again....dont even think about using the spa, the algae problem is beyond disgusting.If you have a new or nicer model auto, dont think you can park in your assigned space. The spaces are smaller than average and your neighbors who all drive big gas guzzling trucks and old SUVs will think nothing of slamming their door into the side of your car over and over again. As I said, you will be living with complete savages. They say there arent any Section 8 tenants here but there must be some sort of subsidized housing going on because this is like living in the projects!!!When you move out you will NEVER get your deposits back. NOBODY EVER DOES AND NEVER WILL...just read the comments on Yelp etc. These people are thieves, short and simple, straight up thieves. They will make up some fantasy story about how you failed to do something on move out and they will tell you it will all be explained in your final statement. YOU WILL NEVER RECEIVE A FINAL STATEMENT!!!! They have your money, they could care less. The Office Manager is an incompetent, deer in the headlights, card carrying Moron!! She will be so friendly to you, sure; but will lie like a snake when problems arise.The grounds are nice and the neighborhood is pleasant enough, the maintenance crew is as helpful as they can possibly be considering there are usually only two or three of them on staff at any time and the office is pressuring them to turn the apartments over for new Move Ins...more like New VICTIMS!! So consequently the poor guys have little time to take care of any of your immediate needs and you will wait...and wait.I have lived in many apartments and complexes in many cities in the US and abroad and this was by far the absolute WORST experience I ever had in a rental unit in my life. Lock the car doors and drive away as quickly as you can or you will end up being sorry later. Good Luck with this slipshod, RIP OFF corporation. All of their licenses should be revoked!!!
Nope. Dont move here unless you want to deal with numerous issues. There are plenty of other options in Visalia, including houses with back yards for rent for about the same price or even cheaper. Just remember, the foundation and the building are old. It doesn’t matter how much they remodel the cabinets or give you newer appliances.Bug, Insect, Rodents; We have lots of black widow spiders, roaches, water bugs, ear wigs… (our neighbor had a rat in there house). They say they can spray the outside and inside of your apartment but this does not help. All of my neighbors that I talk to get all the these bugs I mentioned. We put bug traps outside our front door and they become full of roaches from the outside with in days. There are also fleas in the grass and they end up in your apartment even if you don’t have pets. There are also, Lots of little tiny black bugs anywhere there is water like sinks and tubs.Noise: They are constantly working next to my house and making loud sawing noises. They cut marble with a loud saw almost everyday and practically all day. I can hear it even when my windows and door is closed. My husband and I told the office that the noise was effecting our peace at home and scaring my little kids and they still didn’t care. You can hear the neighbors really easily like when there walking, listening to the tv or having a conversation. Im not the only neighbor that has mentioned this either.Theft: My car was broken into twice which I had to file police reports for. Our locked bike was also stolen. There were many neighbors that had there registration stickers removed from there license plate and also other neighbors who complained about having there cars broken into. The office did nothing but say file a police report.The apartment: When we first moved in we had numerous maintenance requests. It didn’t look clean. The heater didn’t work. When we asked them to fix it, while they were fixing it the house starting to fill up with smoke and the carbon monoxide alarm went off. It smelled horrible. I had to insist on them putting us in a hotel for the night and it took a lot of work. Also, the carpet smelled really bad when we first moved in as well and the smell didn’t go away for many months. They also didn’t finish the carpet correctly and left not just one but many nails sticking up which I accidentally stepped on and started bleeding through my heel. My cabinets have shreds of wood that fall on your clean dishes and foods. We have also had our roof leak in the bedroom and we are on the first floor. Many apartments have leaks especially during the rain.My biggest issue: My biggest issue the fact that from the day I moved in, there was water accumulating underneath my floors which after about a year and a few months, I noticed mold in my cabinet and water build up next the wall of my bathroom. They fixed the cabinet but I kept on insisting that the issue was not fixed. There was a musty smell that just kept on getting worse and worse. It turns out that the whole bathroom floor all the way to my living room and kitchen had water underneath it. They are refusing to say that there was mold but I definitely saw the wood that came out of there from the repairs. The office managers first response was that I could end my contract and leave! Really, how about fixing the problem and making it right. So they had me stay in there model unit for about a week. I asked them to have the pipes checked and to hire a professional mold inspector. But they refused to do this. Instead they said, we will give your a different floor and a newer stove. Im close to the end of my lease, and guess what, they’ve never brought the newer stove.Oakview Apartments was definitely my biggest mistake in choosing an apartment to live in. Ive rented apartments for years in different towns and never have I had such a rediculous amounts of issues with one place. This place is not worth it guys trust me. The staff only cares about you signing a lease thats it.(word count here limits me from saying everything!)
Watch out for this place, they always try to find away to charge you for extra things. Scam artists to the highest degree
I have lived here just over a year. I came from a large condo that was very private. It took me a few months to get adjusted to a populated, active area. My experience with Connie, Christy and Hannah has been wonderful! They are so easy to talk to whether it be an issue or just to shoot the bull. Their personalities are friendly and engaging. They listen and have always made every attempt to solve any concerns or help me out in any way.They also strive to know you, I felt as soon as I moved in that they did. Out of this huge complex the staff remembered me by name on day one! I must speak about Gilbert C. He is the number one maintainence man at Oak View. This man is friendly, attentive, courteous and follows through on what he says that he will do. The few maintainence issues that I have had were handled quick, extremely proffesional and to my one hundred percent satisfaction! He always lends a helping hand if you need him. He will stop and give you a sincere hello and check to make sure all is right in the world, aka. your apartment. He also exhibits that he is a person of safety. He is looking out for his tenannts and his units. He executes his staff to perform just as well as he does and they do. Even my chihuahua loves gim and she thinks she owns the place! Ecellent job guys and keep up the good work!
