Investwest has been managing my rental condo for about 11 years. Overall, I have been very happy with the level of service from Kelly, Kim, and Sunday. Periodically, I have had questions about my accounts, or a problem with a tenant, and/or maintenance issues but the resolutions to these problems have been quick, affordable (re maintenance) and certainly has allowed me to be a hands off landlord. The property managers at Investwest (Kelly, Kim and Sunday) have made the last 11 years a very easy process for me as a landlord. I certainly appreciate everything.

My experience with Invest West Management?Well, its a new house, so you know it came with an HOA. You know how the bait and switch works. They tell you when you are buying the house that they are going to do something - say for example, front yard maintenance - and by the time you sign the papers it is no longer in there. Strangely, the fee hasnt changed. Now, you didnt hear me saying they actually did this.What? Of course there is a fee. For...something. There is a monument to...somebody, that needs maintaining. There is a common area, carved out of what was my back yard in the original maps I was shown, that must be maintained. The common are that up until a few years ago still had my sprinkler system keeping the grass green. There is more of these things. For what its worth, maintenance seems frightfully expensive, considering how many houses are paying for it.They are occasionally pleasant on the phone. If you can find their phone number.

Getting into a rental was an arduous process during covid. Communication was difficult at times. However, our experience ever since moving in has been amazing! Every maintenance request has been taken care of within 48 hours, and our most recent emergency was fixed in about 3! Very happy with our rental experience so far.

I would not live anywhere again where this company is my contact for HOA. I miss my old HOA, they were great and super nice. I don’t have a problem with any rules, I have a problem with how things are handled. Example: refusing to speak with someome on the phone, ignoring several questions via email and voicemail, being rude, etc.

I love working with IWM. They have always been very professional with me. Never made me feel less than. Paperwork is very easy to understand. Tenant portal is user friendly and makes taking care of rent and submitting work orders very easy. The entire team is very responsive, but I have to give kudos to my property manager - Kim. She is very easy to work with... patient and shows compassion. She follows up on all my emails and returns calls promptly. Makes me feel like Im more than a rent payment each month... Like my family matters. Thats rare these days.

They do nothing about the excessive mold around all of their apartments, nor do they feel they need to fix anything at all. So glad I am a homeowner now and no longer have to deal with the conditions of living in one of their Longview properties.

This companys property management style is not conducive to creating sense of community and care for the residents of the association that employs them. Their communications are often punitive, threatening, and intrusive.

I put in a request for work done on our home in Battleground. And as soon as they could they had real professional services come and make everything just right for us. Thank you maintenance guy for the great job on the bathroom. The carpets look and smell great as well. Thank you

Bridgett has managed my property for over 13 years, and Michelle has been added to the role more recently. I tend to keep business relationships with people for years if I like the work they do, whether its my dentist or my accountant; and its no different with my property management company. They are proficient, easy to work with, and care about their tenants and their property owners. I like that Im treated as a person instead of being reduced to a number dealing with a big corporation. I have an aggressive work schedule, limiting my time for viewing/paperwork/office visit/etc.I worked with Sunday over a two week period, she was prompt, flexible, and professional. I was so pleased and frankly impressed with the service they provided me. She let me view the property after hours (maybe specific locations only) She also let me in early to take measurements making sure all my furniture would fit. I asked a hundred questions, no exaggeration, she answered everyone as specific as I asked with a response time unheard of. I applied for one of two available townhouses in a complex, someone else was already in line for the first one so she transferred my application for me. No need to re apply, no new fees. Very professional and in my best interest.Other companies will push you and trick you in to renting a unit, Invest West was polite and not pushy at all.I am now in my new home, my dog and I couldnt be happier. Im very happy with this service. They manage my home I rent out and are fully equipped to do so and are very professional. All of my concerns are listened to and I listen to their input as well and it works out beautifully. I feel confident in them and in particular with Kelly who has been my property manager. The ONLY property management company that has communicated with me clearly and in a timely manner during our search for a first-time long-term rental. I am also grateful that they seem to consistently have listings for almost any budget. Other companies should be ashamed--and should take customer service advice from the staff at invest West. Hard to make money if you dont even answer the phones or return calls.

I am moving to Vancouver next month. Invest West has a couple properties I am interested in renting, but I cannot get ahold of anyone. I have called everyday for a week straight and left voicemails and have not received a call back. One of their voicemails state call back in ten mins if you dont receive a call back. No good if nobody ever answers. They have some beautiful properties for rent, and if someone would just get ahold of me I might have a different mind set about invest west.

For the past two years, Invest West has managed the condo complex that I have resided in for six years. After a somewhat tenuous beginning, Ive been impressed with what I see as a steady and ongoing improvement with not only the management of our complex but relationships with residents and owners.I attribute much of this improvement to our relatively new on-site manager, Lacey. She has been a welcome addition. Lacey is very importantly a good listener who has assumed ownership with respect to her responsibilities as manager. She is responsive to requests and conscientious with respect to making our complex a desirable place to reside.The on-site is manager is the face of the management company. How the on-site managers discharges his or her responsibilities often results in the level of satisfaction of the owners.Lacey is doing well here and Im pleased to have her available for my questions and concerns. She appears to enjoy her work and in fact even seems to be happy to see me when I enter the office. I do hope Lacey stays on as our manager for the long term.

I have worked with Invest West on numerous projects and have always found them to be fair and honest in all of their dealings. I never expect much from HOAs but this place is the bottom of the barrel. Vague notices for fines, recurring fines, terrible customer service and lack of reasonability seem to be their MO. They only send notices via mail and have a terrible web portal for paying and maintaining payments for HOA dues. Clearly trying to make it as difficult as possible to pay anything or keep payments updated so they can continue to levy fines. The poor workers at this place must get commission on the fines they levy. If you can, avoid dealing with them at all costs. Full disclosure - Yes I got fined and had a terrible experience dealing with the personnel there. Ive never been treated more unfairly or disrespected as much as my saga with them.

Great service in 3 years of renting. Gerry and maintenance folks do a great job. This time Gerry solved a mystery by replacing a pipe under the sink, and not only fixed an electrical issue but provided a completely new light fixture, and also fixed a light that we didn’t even know was there.

Very responsive and on top of things, they definitely have their operations together. Though were a small complex, IVW has provided us timely and necessary assistance when tackling issues and improving our community.

I would give zero stars if I could. Investwest took over management of my duplex and it had been issues ever since. We had ongoing issues of a neighbor making false complaints repeatedly about “heavy traffic all night” which was me coming home from work, “too many cars”- max was four if we had company and all were parked in my available spaces. There’s more ridiculous accusations that I can’t remember at the moment. Well, instead of Tracey Norris asking for evidence and asking me of these things, she took his word and accused me as well. When I told her about this harassment, she simply ignored it. I ended up telling her to provide evidence and photos because it wasn’t true. I never received any evidence, just more harassment and notices. When I was accused of illegal parking and got a ten day comply or vacate, I asked what illegal parking was because I had two cars both parked in my spot and my rental agreement stated no parking on grass or no park zones, she never responded. Meanwhile, other units parked in no park zones but didn’t receive any notices. I have asked for clarification on many things and she never responds or picks which parts she wants to respond to. My one phone call with her she stated that my husband didn’t meet their rental criteria, even though he lived there before they took over. When I mentioned this I was told “it wouldn’t matter if there weren’t so many complaints” which were all false and harassment. I ended up receiving a 20 day to vacate notice and when I asked what it was about, I was told “it’s no cause, I don’t have to tell you why”. Upon moving out I steamed cleaned and deep cleaned my entire house. I forgot a burnt out bulb which I’m totally fine replacing.. but she said there is damage to screen door, missing screens, need floors cleaned, missing bathroom fan. The bathroom was in remodel when we moved in and the fan was never there. The screens were already missing, there’s no damage to the screen door, and while steam cleaning is mandatory the hard floors are not, and they were not dirty. Maybe foot prints? But that’s what my 200$ non refundable cleaning deposit was for. I will be contacting someone about this.

Gerry Watkins, from Invest West Management Co. came to my home today with a list of repairs that I had submitted to his company. Once here my list proceeded to snowball. Gerry happily and professionally handled each item on my list with aplomb. It was a most satisfying experience. Thank you Gerry for going that extra mile for me!!

Please disregard the previous version of this review! I accidentally reviewed the wrong management company! I had meant to write about InterWest Properties based out of Portland, OR rather than Invest West Management based out of Vancouver, WA! After I wrote the previous version of this review in error I was contacted by my roommate who I had stayed with in the Invest West property and informed of my error. The following reflects my actual experience with Invest West Management:Unlike InterWest, Invest West is very professional and very nice! The on-site manager Mike of the Dry Creek apartments and Park Place Apartments was always very helpful with any maintenance request and always communicative and responsive. Invest West has been one of the better property management companies I have dealt with. I really appreciated Mike’s help over the year I stayed there, he’s a stand-up guy. When the oven and the fridge in our unit went bust they replaced them promptly and at no extra charge! Invest West is actually really awesome & completely unlike the unrelated Portland rental company with a similar name.Go with Invest West, they won’t let you down.

Their website is very easy to navigate and very handy for the owners to review documents, refer to the CC&Rs and place repair requests. Over the past 10 plus years we have worked with Invest West on numerous situations and with very difficult circumstances. There intent has always been to produce what was best for the associations they represent regardless of who was involved. They have put in the effort to help communities that are struggling and down right impossible. They continue to take on difficult communities to try to help them get out of the hard and sometimes impossible situations.This industry is a thankless job to a degree. Association have representatives that are not paid and often only think about themselves and managers take the brunt of the issues. This is the nature of the business to a degree. Although the great thing about Invest West Management is they are willing to step up and state the hard things to make sure the association has the guidance they need.No one is perfect and part of life is learning from your mistakes. I recently found the perfect complex/duplex in Vancouver to upgrade to a two-bedroom and I jumped on it with a quickness!! I worked with Kryssy Griffin and she met my enthusiasm with a prompt and professional demeanor and held my hand through the entire application process. Invest West has managed my rental in Portland for several years.I have worked with both Tracy Norris and Kelly Rothwell. They have been great about keeping me in the loop of any issues with the property and have always kept good renters in the home. All of my renters have always seemed to be pleased with their service as well. I would highly recommend them as a great property management company.

We used Invest West for several years to manage my fathers home when he came to live with family members and Kelly did a good job for us. When my father passed away in December 2017, we used Rebecca Blaisdell of Invest West as our real estate agent to sell the property. She did an excellent job for us. Her suggestions on what improvements to make to the property before listing it helped us to maximize the sales value of the property. She immediately responded to all issues that came up and gave us sound advise as we had questions. The sale of our home went very smoothly, and she played a large role in helping insure that sale was very successful. We were very pleased with the service that she provided and would use her again for any real estate transactions that we might have in the future.

Our HOA was looking for a new management company and choose Invest West. We have been with them for 8 months now and love working with them. They are very responsive and great to work with.

IWM took over management of the duplex where I have lived for the past five years. There are people here parking in the fire lanes, subletting their apartments and smoking in their apartments. I and a couple others have complained about the maze we have go through just to get into our parking spaces. I have called many times about tenants using the visitor parking as storage for their extra vehicles as well, but Tracy Norris hasnt done a single thing about it.

I have lived in an apartment run by InvestWest for 5 years. 5 months ago a man moved in below me, had to sign the same contract that states he will not smoke in the unit, and yet almost daily my house is filled with marijuana smoke and reeks of the smell. I have complained to the on-site manager Mike and the office and yet nothing is done, they turn a blind eye to it, allowing him to continue to live and smoke in his unit. This has turned into a horrible living situation for me and my roommate. Horrible business practices by InvestWest. Showing a lack of care and concern for people and being solely about money. I would not rent from them ever again. If you are in the market to rent, find a different company to rent from unless you don’t want to follow rules then they are the business for you because they won’t make you.

Hands Down, Gerry in maintenance is and has been the best maintenance person I know! He is knowledgeable in all repair aspects and uses his skills with professionalism and is extremely polite! If he hasnt had a raise recently, Id say he is well overdue! 😛

I cant ever get a coherent response from these people. Emails out to residents are always full of grammatical and spelling errors. They never directly answer you questions about anything. I would stay FAR, FAR away from this management company.

This company represents HOAs their record keeping and lack of professionalism is problematic for homeowners. Instead of being kind, responsive and helpful they are antagonistic, rude and completely unprofessional. Buyer Beware!

Our Summit Oaks HOA board sought bids for managing our 161 home HOA a little over a year ago and chose Invest West as the best fit for our needs. They were professional in submitting and following through on their contract. They are responsive to our emails and calls and perform their duties in a diligent manner. They have provided our board with information to better serve our homeowners.

In June I had reason to conduct business with Invest West Mgt. A lot of money was involved and so of course was anxious that everything was executed promptly and efficiently. Their Accoutant Trish Short took care of the matter consistent with the above posted grade. I couldnt have been more pleased.

Invest West helps us manage our HOA. They are helpful, quick responding and do a great job with the myriad of things we come up with.
