We are so happy with Evergreen and it is easily the best apartment community in town. Beautiful grounds, awesome amenities, wonderful units with massive closets, easy payments, community events, and a wonderful maintenance staff. There is always notice for regular upkeep and they finish SO quickly, so I cannot believe people would complain about the community actually caring about the apartments and making sure everything works. I highly recommend this complex to basically anybody. Truly maintenance and stress-free, luxurious living.
My wife and I have been trying to talk to someone for the past 3 months. No one answers the phone, voicemails, emails. Its a shame!
No one answers phone calls, voicemails, texts, or emails. A lady contacted me via email a month ago for a virtual tour, I sat on the zoom meeting for 1 full hour, no one showed up. I emailed her but never heard back...smhUPDATE: I finally heard back after persistent phone calls...and will add 1 star for the courtesy of the staff lady who attended me... lets see how things go once I move in.
I love it here! I have been here for a year, and i don’t plan on moving anytime soon. The Staff are so respectful and go above and beyond to make sure the residents are satisfied. They offer a lot of nice amenities too. Don’t forget about how spacious and clean the units are. Definitely would recommend staying here.
Evidently I’m not the only person who can’t get anyone to answer the phone or respond to voicemails. Disappointing.
Sadly, the property is really nice however, the management is really upsetting and unprofessional. My daughter lived here for a year and this place gave her so much trouble. They are extremely expensive and their units do not justify its price, let alone the way they run their business. Please do listen and reconsider the bad reviews this apartment has because they are all true.
The worst staff I have ever spoken to. Very sarcastic and disrespectful, and you could hardly ever get them on the phone.
I wouldn’t recommend this apartment complex to anyone. The ammenities are actually decent but everything else about it are disappointing. This is the one of the worse apartments I know.

Have lived here for almost 2 years now and have loved every minute of it! With the close commute to Valdosta State University, and the amazing management team, it’s been great! Very pet friendly community and a lot of wonderful amenities!

These are some great apartments overall. The amenities are phenomenal and worth it in my opinion. I was shown 2 apartments with my leasing agent Sherri. She was Phenomenal! I reccomend her if you are thinking about checking this place out, she is very sweet and knowledgeable about the property.
This is one of the worse apartments in Valdosta. My girlfriend used to live here and she hated it so much. They treat all of their tenants like college kids. They come in to your apartment all the time. They charge you for random things and they are the most expensive. Their units are not even worth the price. They dont have military discount! They only waive your deposit but no monthly military discounts.Were happy to find a better apartment here at Northwinds. Theyre way cheaper, bigger units and they respect their tenants PRIVACY!I wouldnt suggest this place to anyone. Unless you want to be stressed out then Evergreen at Five Points is the way to go. Lol
I have lived in Valdosta most of my life and many of the apartments are hard to compare to these. They are very clean and the staff is always so helpful. The upgrades they have been doing have made a great improvement. Highly recommend!
My son came here to tour the complex and see their units but they are trying to rip him off. They showed him the bigger model unit promising that would be the same unit from what would be available for him to lease and then ending up trying to get him to lease the small one that doesn’t even look like it was professionally cleaned. It is very unfair and unprofessional. On top of that they are charging $1090 for it! You could find a better apartment in a way better price around Valdosta. Good thing we backed out from this place.

I posted a negative review on this complex but seems like somehow it gotten deleted. Thats why Im posting it again so I could give awareness to future tenants of how bad this apartments management is. Not only that the apartment itself is too small for what the price theyre asking you to pay, they will give you problems all through out your stay here. Hope this review dont get deleted and be manipulated.

They don’t answer calls! Don’t even bother. Plus this is the most expensive apartment in Valdosta! It’s not even worth it! Super tiny! The units are not in good condition. Stay away from this place. Bad management!!!
Me and my husband have lived here for 14 months and I would like to start of with the good things before I list down the negative side.I honestly think the property is really nice and the location is close to everything. The amenities are great and always enjoyed our cookout everytime we had one.However, there are a lot of things I hope the management can fix to give a better experience to their tenants.Here are the lists of my concerns while living here:1. Getting in the apartment excessively. This is the most complained problem of the tenants here, including me and my husband. We understand that apartment living includes inspections, pest control, etc. But maybe lessening it up a little bit would help a lot and be appreciated by the tenants as it does gets really frustrating for people always coming in to your home. They do give you a notice but sometimes it’s not even a 24 hour. And there are several times we have visitors over and people are coming in and out of our unit.2. Cutting off the water for the whole day. There are several times they have cut off the water due to broken pipes and would leave their tenants no water for the whole day which is very inconvenient especially to someone like me who works at the hospital and has night shift and to my husband who’s in the military that sometimes work at night too. On top of that, they couldn’t give us at least a time frame nor an answer on to what really happen or when would turn the water back on.3. Incident where they towed everyone’s car for a construction. About this, they did gave us a notice and wrote a date on to it and asks everyone to move their car somewhere else which a lot of us did but they didn’t came to the date that was written in the notice instead they came the day after it which most of us didn’t know and came to find out our cars have gotten towed. A lot of the tenants did complained about them trying to charge for the towing.4. College kids, now I have been a college my self and have stayed to dorms all through out and this complex is pretty much the definition of dorms. Loud and drunk kids, loud music, parties, cigarettes. This doesn’t bother us but just putting this out here because I know a lot of people especially, family with kids or older tenant do not like this.5. Adding to number 4, pools are always occupied by college kids and their visitors. A lot are not even residents. Sometimes young kids won’t even be able to use the pool because of the inaappropriate languages being used around. And I know a lot of parents are worried about this, so I’m just posting this out here for a heads up.Our review is too long and exceeds the limit for google maps, so we’ll be posting the continuation of this to my husband’s account.
Great Complex to move too! Sherri Miller is wonderful and very sweet!! She always makes sure the residents are taken care of !!
These are some very nice apartments. The clubhouse was very nice and roomy with a private theatre and state of the art gym. Adequate parking for our event and safe area

I dont recommend this place to anyone for now until the management fixes all the issues they have around the complex. Its a nice property and location is very close to everything like walmart and publix but they have to fix everything first and get all the repairs and upgrades done before leasing units to tenants, and understand the word PRIVACY. Also, the price is too expensive for what it is and for how big the apartments are. Hope this comment gets seen by someone and gets taken into their consideration.Edit: I have came to the leasing office a couple of times, complaining about the same thing. Nothing change. You guys still come in to our apartment anytime. Again, please DONT lease to tenants if youre gonna be invading privacy all the time.
Continuation of the other review...6. Apartment price, hopefully the management can fix the jump up price and don’t raise the price on the market value right away for old tenants. That is what chases the tenants away and the management should be looking forward to having long term renters and in order to keep them, adjust the price slowly with $10-$30 increments. This is what usually other properties/ apartment complex do.7. Lessen up the modifying of the property if the management can not afford the constructions. Instead of charging the tenant who not everyone has the extra money just laying around like that. Just like the Luxer lockers. Most of the apartment complex receives their tenants packages in fact all of the apartments do this for their tenants. And yes it is understandable that it would be easier to have the lockers but no one should be charged for it.8. Re-implify to the tenant to not leave trashes outside because no one seems to be following this. And also, for the tenant who has pets, to make sure they are picking the wastes up and throwing them to the proper bin as no one is following this rule as well.9. Fine tenants who are violating the rules and give warnings. In our building (F) some tenants from the 2nd floor hangs around the stairway area and smoke cigarattes all the time. This is very unfair to other renters, especially to those who has young children.Thank you for having us and we believe that Pegasus Residential management will be able to fix these issues and provide a better and peaceful living for their future residents.
I came here to check the place out but the staffs were so rude. Soon as I asked if they had military special prices, the mood changed, told me they didnt ignored me then help someone else even if I was the one who got their first. They dont support military service members which is very unfortunate because theyre close to Moody Afb. Dont lease here if youre in the military. They hate us.
Beautiful complex with even greater front office team! Lived there for 3+ years and enjoyed every minute. Hope to find a new apartment community that is as wonderful as Five Points!
Was trying to get lease from this apartment but their leasing office personel were so rude and did not help me at all. After hearing all the bad reviews these people does to their tenant Im so thankful I didnt get a place here.

This apartment complex is more suitable for college kids. I wouldnt suggest it for anyone else. Check out Northwind apartments, they have so much more to offer, bigger apartment units and way cheaper than this place on top of that, staffs that actually care about their tenants.Or if you are more on a budget, you could check out Statens Crossing Apartment as well. They are even more cheaper than Northwinds. They will give you better deals if youre in the military and if youre a student too.Or if you have a roommate, check out The Grove at Valdosta, you just have to pay $550 a month per room. Which includes, everything from appliances to furnitures, water, electricity and wifi.
Ive been living here for more than 1 year and there are SO many problems. First one is the several cockroaches encounter I had in my bathroom. I live in the second floor. When I tell management about it they said they will get exterminator to my apartment. I asked again every couple weeks and they still haven’t sent anyone. Every time I asked they always said they “will get somebody” but never did. It’s been over a month now and still no exterminator.Second problem is the loud noise that my next door neighbor made when they partied until midnight and I had to call the on call maintenance to knock on their door. I told management about it several times and they really didnt care about it. They told me they will talk to my neighbor and when I asked about it the next day they told me they havent talked to my neighbor and asked me to tell them if that happens again. THIS WENT ON AT LEAST FOUR TIMES and I told management about it every time but no action was taken. After the fifth time, I just had enough of it and I told management to take action since its the fifth time. They said they will send out letter to my neighbor the next day. When I asked them the next day (at 5 pm) they said I will write the letter as we speak. Meaning if I hadnt asked, they will do NOTHING about it.If you want to live in apartment infested by cockroaches, neighbor that partied till morning, and management that just don’t care, start your lease at Five Points.
The apartments are really nice, but Ive learned (from second-hand experience) that the front office likes to take sides during roommate disputes, as opposed to being an impartial entity. They refused to send my partner (who lives there) a form for moving into a different apartment because her roommate contacted them beforehand and complained about her. Instead of sending the lease to my partner, the office called her roommate to see if she wanted the apartment without letting my partner know. They never sent the lease to my partner, unfortunately.The leasing office is unprofessional in that aspect, but everything else seems pretty okay.

I had numerous problems on many different occasions with the management team, and maintenance staff here at Five Points. Upon moving in, the apartment itself wasn’t at its best, or in good shape to begin with. Throughout my one year stay, many problems came about. The two times I did call for a work order was about bugs and my clogged up bathtub. The pest control came rarely, if they ever even did come at all. I’m convinced they never came considering my roommate and I always had bugs. They fixed my bathtub, but a week after I asked about it. Maintenance freely opened our doors whenever they wanted to, once being when my roommate was showering the man came in unannounced and continued to work on something in the apartment, knowing she was in the room next to him in the shower. When we contacted the front office about it, they didn’t seem like it was a big deal so we chose to drop it when we could have taken that a lot further. Their maintenance is very unprofessional and is really disturbing so that is another reason we chose to quit calling about problems with the apartment and we dealt with the problems ourselves. The water pressure in the kitchen was little to none, there was mold in the bathrooms that we could not get rid of, and many other unacceptable problems. When it was time to decide whether we wanted to renew our lease or not, we chose not to renew. Weeks later after we moved out, my roommate got an email saying we owned a probate fee for the month of September, for a decent amount of money that as college students we can’t just come up with. We asked many questions as to how we owed the money, and after talking to two different people, one being the assistant manager, his attitude was easily conveyed as he did not care, nor did he want to hear anything we had to say about it. It was simply that we just had to pay the money. He did not take any of the responsibility of there being a communion error on their end. If you are a student, or a young adult I recommend not going with this complex. They will take advantage of you, and I truly feel that if we were older and we understood more of what was going on they would not have charged us extra fees, or mislead us on information about several different things. I am very disappointed with how my experience was, as I was expecting so much more.
This place was horrible when I lived here. Management were rude and would call their rental cop on people at the pool with residents. We had cockroaches and mold kept growing in the shower after spraying bleach daily because it was not done correctly. Maintenance would walk right in whenever. The gate was always broken. The grills were always broken or out of propane. I hope they are under better management now that know how to properly treat residents and guest with respect.
What can I say? It’s been a stressful 2 years that I have lived here. The most annoying part is that they come in to your apartment almost every week. Sometimes without a 24 hour notice. It’s embarassing to have guests over. My suggestion to the management, please don’t lease this place anymore if you’re not going to respect your tenants privacy. Oh nevermind, you guys don’t care about your tenants who’s putting this place to business, you guys just care about money. STOP ADVERTISING THIS PLACE TO BE “LUXURY LIVING” it should be “STRESSFUL LIVING”
The staff at the Residences are always courteous, professional, and call me by name every time I walk in. The property is beautiful with excellent amenities. I would highly recommend this property to anyone in search of a place to call home!
Evergreen at Five Points is a glorified college dorm community, not an affordable luxury apartment complex as they advertise and like to describe themselves as. This complex has the highest rent out of all the apartments in this town and they’ve now just increased all the units rent even more. The pool is dirty and filled with college students every day/weekend, whom invite all of their friends to utilize it as well. Pets are allowed yet there is dog feces all over the grounds - on the grass, in the flower beds, the dog park can be filthy with the amount of feces that builds up, especially in the winter months. The outside of this complex is much nicer looking than the interior of the apartments. The carpets are dirty, stained, and in terrible shape; the counters are a fake glued on stone imitation; paint splatters all over the floors, cabinets, and counters from poor paint jobs. Rent is too high and the quality is not here, especially considering this is Valdosta, Georgia. This complex needs to come back down to Earth and realize where they are located, and be on par for what is the norm in this area if they want to stay as a competitor against all the other complexes around.
I lived here for 3 years and it was the best experience Ive had in an apartment complex! The only reason I moved was because of Job relocation. I have been searching for a place the same level of service as Five Points and everywhere has come up short.
My brother used to live here and he had so many problems with the property. Other than being too expensive for such a very small apartment, the management is really bad. They come in to your apartment all the time which gets annoying.

I have stayed at Five Points for 2 years now. I will sadly be moving out in a week but this is the best apartment complex in Valdosta, hands down. Their staff is amazing from the GM, the asst GM, and the other two wonderful leasing agents. I have absolutely no complaints. I am only moving due to graduating and a job opportunity in another city. If I could, I would live here forever. Safe community, great amenities, nice staff, great proximity to VSU, grocery stores, and restaurants... if your looking for an apartment in Valdosta, look no further, here it is!
Let me tell yall now, do not live here. They will harass you for money you do not owe. They are NOT pet friendly like they say. You cant even take care of your friends dogs while they are away because five Points doesnt like that. They will come into your apartment while you are not there without your permission. They are rude and care nothing about their residents. They only want money. I was injured for 3 weeks and had to stay in bed and could only get up on crutches and I had two bags of trash in my living room so they decided my apartment was unsuitable for living and demanded a health inspection and Im the cleanest person on search. When they came they had police officers with them for no reason. While I was still on crutches. They are terrible. You cannot have friends over without five Points accusing them of living there and trying to make them pay money. They were very unfair as to how they treated me. Do not live here.
I wish I could only give one star. The apartment itself wasn’t in good shape at move in. We had a number of issues throughout the year we lived there. We called for maintenance twice the entire time we lived there (even though we had more to get fixed) and both times we had a matenience man walk in unannounced. The last time it happened, I was in the shower as the man was working on an issue with our refrigerator. He continued to work even with the bathroom door wide open while I was showering. I immediately called the front office and spoke with the manager, Hunter, who claimed the man knocked before entering. Regardless, we were not made aware of him coming and he should have left once he noticed someone was in the shower. After that incident, we did not call about any more maintenance issues because we did not want people coming in and out without our knowledge.We were made aware of a 60 day release form at the beginning of June to either renew or end our August 31st lease. In the notice, it said that we would have to make the office aware before the end of June if we were moving out. June 31st, I came in to get mine and my roommates paper to end the lease. I was told that because I came in to get my paperwork, they knew we were moving out and that there was no rush on bringing that form in. My roommate also called to confirm this and we both were told the same thing.We moved out August 25th and turned in our keys. We got a notice that we owed a probate fee of 288 for the month of September, because our forms were turned in at a later date. We spoke to Jamie at the office, and she informed us that there was nothing she could do and we needed to speak with Hunter.It was clear from the tone and dialect of the conversation that Hunter was not willing to hear us out or come to a mutual agreement about this issue. He explained that their policy was set in stone EVEN THOUGH we got misleading information. This was an error made by the management team that resulted in us paying a hefty fee.My roommate and I are both students and feel that we were taken advantage of. Regardless, the team at Five Points could have been more understanding and helpful. We were not given an apology and Hunter did not take any responsibility for this error.If you are a student or young adult, I would not live at Five Points. My roomate and I were naive and let them take advantage of us. I do not think they would have treated an older adult this way by pulling one over on them. It is unfortunate how this panned out and that this last altercation tarnished my thoughts of this apartment complex. I wish they would’ve been more helpful and considerate.

I lived here my last year of college and my experience here was amazing. Although there is no way I can compare 5 Points to all the other apartments in Valdosta, in my experience this place was absolutely amazing and I felt at home here. I felt safe when I was at home unlike other apartments I had previously lived in Valdosta, and the staff was absolutely amazing. The complex was clean, NOT built cheaply, and if there was ever a problem, maintanence was quick to fix it. The rooms are slightly smaller than I would have preferred but I think we may have had the smallest unit size available. We took care of our apartment and recieved our full security deposit back. The amenities at 5 Points cannot be beaten. There is a dog park which my dog and I utilized to the fullest, a workout facility, beautiful pool, clubhouse, movie room, and even a tanning bed that residents can use for free. I am in my professional degree program now and can only wish to find a complex as nice as 5 Points....
