At first the process was going great turned in my application money & even had first months rent and deposit ready . I guess since I was younger they denied me, their reasoning was because I didn’t have rental history and my credit didn’t meet there standards. How I’m have rental history if you won’t let me rent ?? Lol I thought that was very idiotic of her to even say that .
If you inform them that you have any issues they are very quick to fix the problem! Also people in the office are very nice!💯😁

I rented for an entire year. I’m not going to lie at first they was on top of things. Mrs.Lori even made sure i got in the exact trailer i wanted after the first one fell through. I could even call the office in the morning and by the afternoon maintenance was out there to fix whatever it was. Even when the pandemic hit (COVID-19) they was understand. I loved the office and i loved the trailer.The first down fall is the property being so old! And over time things seem to start to fall. Meaning there was mold found in my bathroom, kitchen and my daughter closet. I would’ve loved to rent from them again i just wish it was something updated and not just repainted.Update: So after speaking to Mrs.Lori and her promising me everything that was wrong they would come out and fix i stayed. Well the mold was never removed nor fixed they sprayed some sort of harmful chemical in the ceiling in my bathroom causing it to get EVERYWHERE there was nothing in my bathroom that i could touch without touching the chemicals. I woke, not pay attention since i had worked a long shift the night the came to “fix” it and i brushed my teeth and i thought it was the toothpaste tasting sorta funny but it was actually the chemicals mixed with the paint. So needless to say i once again had to throw everything away and rebuy everything in my bathroom, decor and all. It was even on my daughter bath toys which got ruined no matter how many times i placed them in boiling water and bleach.Prior to coming to fix the mold i asked them if they could come fix the floor boards in my bathroom, master bedroom and my daughters playroom since their maintenance man had already seen them and stated “if it wasn’t for the magnolia or carpet you would’ve been feel throw.”In my bathroom they just laid a think slab of wood there the floor was falling in and stapled a new color of magnolia down and my bedroom or my daughters playroom is yet to be fixed. The whole is so deep in my bedroom i twisted my ankle just casually walking out the room.I spoke with a Patty who was down right rude and belligerent. She told me that since i never reported my floor to them it’s not my fault it wasn’t fixed. So i went to the office and asked her to pull my move in papers, which took her roughly 45 minutes to find, and on the moving paper work you can see where i wrote, dips in floors for my room, bathroom and my daughter playroom, take it now i moved in November 1.2019 and here it is almost an entire year later and I’ve been calling in asking for them to fix it, as the was patching up 6 Bennett i even had one of the guys come overhere to see and he said call it in and we’ll fix it did that and let’s just say my floor still isn’t fixed.I truly wish i could upload pictures on her to show you how mad the mold was before the repaint. Which they said was caused from the home being hot and me not running the bathroom fan when i shower. But myAC is never off and my bathroom fans don’t even work... and how would that explain the mold inside the light fixture inside the kitchen.They are some HORRIBLE landlords and i will never rent from them again.Update: So after basics going back and forth. They have decided to block me. And then send me out a letter from their lawyer. When i reached out to there lawyer he said he was unaware of the mold problem and that it was in fact a Georgia health violation on there be half! These people have taken me through the ringer and replacing things that they home destroyed.IF YOU ARE THE NEXT TENANTS OF 7 BENNETT DR. RAY CITY,GA please have the home inspected and check all ceilings to make sure they aren’t just repainted because that’s all the do. Spray some bleach, let the bleach dry they repaint over the mold. They never came to fix my ceiling in the bathroom so every time a drop of rain falls the ceiling in the bathroom gets moldy from the water damage and the ceiling in the kitchen gets water damage and mold and water fills up the kitchen light fixture.I honest think these good reviews are from people at the office.
I moved in to the cumberland apartments almost a year ago and i really like living here its quiet and law enforcement patrol it frequently. I will definitely be signing a new year lease.
I absolutely love this company i have been renting from them for 8 years i have moved a couple of times but its always been within the company. The ladys in the office have always been helpful in helping me find another place . they have always taken care of any problem that occurred within the unit after i moved in. I have currently been living in ray city for 4 1/2 years and it’s a nice little community to live in. The community pool is awesome especially during the summer if you have kids. Maintenance men are friendly and professional and the lady’s in the office are always nice and willing to help if I ever have any problems

Reasonable properties if you dont mind getting a place that needs work, and cobbled up repairs.And if you can get maintenance to fix it.??? If you want a Nice place, be prepared too pay a Lot of money. Which still doesnt guarantee it needs proper repairs somewhere

Document every interaction you have with this company. GA is a single party consent state. Record your calls with these people and save the files. You just might end up needing them. Its time this company learned what it means to run a business with integrity and be held accountable.
We were at their office to put in an application for a house we had been looking at and calling about for 2 weeks at 3276 Range Road in Valdosta, GA. You could overhear the women in the back joking about how one of their tenants did not have A/C, talking about how they do not care, and discussing disconnecting their office phones so that the person could not call them about fixing it anymore. Here it is right at 100 degrees and they were making fun at a family not having air conditioning in one of their rental properties.We had discussed with them the security deposit for the home and was told we would need to bring in a $100 hold fee. We explained that we would have the money the next day, and we agreed that would be fine. However, they instead let someone come in that very same day after we left to put the hold down on the property. When my wife called to let them know she was bringing the money they explained it was already put on hold. I called them to find out why they would do this when we were at an agreement to bring the money the next day. The woman told me that it was on a first come, first serve basis. I explained had I known that we would have pulled money out of savings, because I didnt get my direct deposit until Friday morning. Then another lady that was not on the phone could be heard screaming across the room that she had told us the house was a first come, first serve basis, and that we needed to put the money down the same day. When I told the lady on the other end of the phone that was a lie, she had never told us this, she simply replied with, Well I wasnt on the phone call sir. I dont know what was said. I expressed how this was very disrespectful because we had been very adamant about checking on the repairs done on the place and when they would be finished. Calling and going by to see regularly over a 2 week period, as the repair dates always changed to a later time. There was hardly any progress being made on the house, but we didnt mind because we had until the end of this month before we needed to move out. I simply told them that is no way to do business. To lie to your future tenants and make fun of your current ones. Wellington-Rowell can keep their properties. I will not be renting from them now or in the future.
I have been renting from Wellington Rowell for about 5 or 6 years. Yes there has been issues. But I have never had a problem of them fixing it. As far as management....LORI HAGAR is absolutely amazing. I will stay as long as she continues to be the management over this park. Again I recommend..

Wed like to thank Wellington-Rowell for not renewing our lease at Cumberland Court Apartments due to our complaints about your prized tenants constantly disturbing the peace. After repeated problems with poorly behaved neighbors there, we are much happier where we moved to. Especially since a homicide is reported to have happened at our old address: 2 Meadow Run Cir, on January 8th, 2019.

Inexperienced property managers. Theyre 100% unqualified to manage a real portfolio. This company owns the properties they rent, which means, the owner can pluck anyone off the street and give them a property management job with no certifications, licences or real oversight. Dont give these people access to your most sensitive information, like paystubs or social security number. Rent from someone else. I have reason to believe this company reported a former tenant and legally blind man to the social security administration claiming fraud. The staff member who may have made the fraudulent report to the SSA had no idea what the nature of the disability was. Instead, they just assumed that the same guidelines applied to someone with a back injury applies to all. Thats not the case. One size doesnt fit all where blindness is concerned. Luckily, the former tenant was able to quickly resolve the issue with the SSA.If you rent from this company, the worst mistake you can make is knowing your rights as a renter. They dont like that. They will lie, cheat, steal and retaliate.This company needs to be seriously investigated and sued.
Please beware of renting from them. They were told we were moving by a very nosey neighbor that we were moving because I moved some boxes out to be stored. So the next day while I was at work they went into my home and cleaned out my fridge of all my food. I mean everything! They stole my jewelry out of my Jewelry box. Stole food out of my pantry and just took whatever they wanted! So now we decided to move and,more stuff came up missing daily from my home.
Ive been living on their property for 8 yrs now. We had absolutely no problems until their new manager took over. Her name is PAM (beware!!!) She throws accusations at you thats not happening and jus simply lies on her tenants. Thats why we have decided just to move after 8yrs. And the owner Gene he believes everything she says. I would not recommend anyone to live in none of the properties that Pam is over. This one I love in is AZALEA LANDING!

Pam and Wellington rowell pay people to give positive reviews here. Its quite literally the worst property to stay at. I made the misfortune of checking a house they have near mcdonalds on Bemiss in a housing complex. Aside from the trailers being 12 ft away from each other, the clean house we inspected had dead roaches and live bed bugs on the disgusting fridge and tubs. We looked at five houses. Just stay away from these people, trust me.
I lived in some apartment of theres for 4 years and took very good care of my apartment. Once it was time for son and I too move we didnt clean the refrigerator or stove. I returned to their office to get my deposit back they informed me that we owed almost $1000 in damages..I ask for proof andcould notbelieve they charged for things that was classified as normal wear and tear. I informed them that this is incorrect and i wanted to speak to the manager. He called me back 15mins after I left and told me just pay $200 and we can catch it even. I think not..I will be getting taking legal actions against them
Ive lived out here my whole life, own my trailer and have had four landlords. I say I have NEVER seen this park so out if shape. I never have any water, and when I do its nasty. The wells and pumps are not maintained and i have to call multiple times to get results. Ive never met gene and the reason being is that he knows all the tennants are pissed with him! Do not rent from these people! They make you sign leases and when you have an issue (scorpion infestation to be exact) they tell you welcome to south ga and they wouldnt let my friend out of her lease, she moved in with her boyfriend and still had to pay her lease. They fix up the trailers real nice but dont tell you anything thats wrong with them, and after about a month of staying youll start to see whats wrong and youll be stuck in a lease. And if you need something fixed your screwed. We have two pregnant women and a family with three children just on this well who never have anywater. And our well is one if the better ones! I have a filter on my showerhead and It gets disgusting within half a month. If it starts to go bad we know because we break out in RASHES!! If i could move my trailer off this lot i would but its been here since 1983 and its staying :( save yourself the trouble!
Dont rent from these people they are shardy and will take any and all advantage of you. I rented from them had to terminated my lease early because my grandmother is sick with stage 4 leukemia and they refuse to give me my rent I paid early back to me I understand my deposit will be forfeited but not my rent I paid to them early, a head of time. If u rent from them itll be the worst mistake u can make. There trailer dont have side skirts witch will cause cats and animals to want to crawl up there for cool or hot air. The floor insulation hangs to the ground and causes ur heating and air bill to skyrocket. One time my account went out and they said no one will be thereleased to fix it till Monday, I called Saturday. They even refused to come out after I told them my fiance just got out of surgery. Horrible people and management is what it boils down too. I wish there was a negative star I could give them.

Worst mistake ever! Do NOT rent from these people! I have never felt this way about any place I rent from! Ive only been here since April and my light bill is over 400 a month. Sewage backed up in my entire house. I texted my landlord about the issue no response! But guess who was texting when rent was due! This place has put me in a bind and I reccomend no one to rent their trailors! My last light bill was 467 dollars! Dont do it!
