Living at riverfront village for the last 2 years has been a great experience. Aside from it being along the river, it is walking distance to downtown.The office are maintenance staff are very attentive and nice to work with. The layout of the apartments is great and has plenty of storage and huge closets. We love the pool and how everything is maintained so well. Living here has made my time in Tuscaloosa just that much better

Riverfront village is great! The staff are pleasant and easy to talk to! They always get a maintenance problem fixed in a timely manner; if there ever is one. Friendly environment. The pool is really clean and well kept. The place is really quiet so it’s great for people who like to keep to themselves and get schoolwork done

Riverfront is a very good place to live because of its location, pricing, and amenities. It is right on the river walk, walking distance to downtown and the strip, and is close to the University of Alabama campus. My roommates and I like taking advantage of the amenities too which includes a gym, pool, and much more.

Loved living here with the previous property owners despite their signing scandal, this new ownership is terrible. 1 maintenance worker for 3 buildings? But we have 6 office employees who arent at their desks. Also, still no keys for some guests, and myself and a neighbor have been waiting several weeks for broken appliances to be fixed. Decent location if you dont mind the bar life across the street and people with a size complex driving on Jack Warner. Good for dogs.

I HAD BLACK MOLD IN ONE OF THE ROOMS IN MY UNIT AND THEY DID NOT TELL ME. I HAD NO CLUE THE MOLD WAS IN THERE BECAUSE THEY LOCKED THE DOOR TO THAT ROOM SINCE I WAS ONLY PAYING FOR ONE ROOM IN THAT UNIT. I WAS ABLE TO GO INTO THE ROOM WHEN MAINTENANCE FORGOT TO LOCK IT BACK AFTER I CALLED HIM WITH LEAKING ISSUES IN THAT UNIT. THEY HAD ME IN THAT UNIT WITHOUT NOTIFYING ME OF THE MOLD UNTIL I HAD 1 MONTH LEFT IN MY LEASE!! EVERYONE WORKING THERE ARE AWFUL, MAINTENANCE INCLUDED.

RFV is a nice property, but nothing was ready when I moved in. They, however, made sure that everything was right by the end of the night. I understand that the office had to work late hours, and I definitely appreciate it. Brianna in the front made sure, and keeps making sure, I’m enjoying the rest of my living experience here.

Im not one to write bad reviews but its currently 6 days after move in and I still dont have my furniture that Ive paid for. I went the first two nights without a mattress/bed frame after being promised that wouldnt happen. Ive tried to be understanding but theres no reason I shouldnt have furniture when I signed my lease in March confirming I want it and pay as much as I do in rent, furniture and insurance. The walls and door are super thin in the unit, my doors lock doesnt work, the hallways and elevators are extremely dirty, and there are gnats everywhere. I know there are cons to all student apartments here, but pick anywhere else. Theres just too many issues at riverfront and all the management says are the same repetitive lies. I would 100% break my lease if I could.EDIT: In response to them, We believe that we have addressed all of your concerns privately at this time? However, no one has called me and I still dont have furniture seven weeks later?

Was so excited to live here but not impressed. When I moved in my entire apartment was not clean and had many damages. I’ve been living here for almost 2 weeks and have no couch, no bar stools, no night stand, which is part of the furniture package I am paying for. Maintenance just came yesterday to fulfill 3 out of the 7 work orders I submitted. Disappointed to say the least.

First off, BEAUTIFUL decor. I loved staying here and got the feel of a real college experience. And the staff is so friendly!! Especially Ms. Breana Knott. She was very good at her job, very friendly and willing to help, without my having to ask. You don’t get much good customer service these days. She is bonus worthy!

I lived her last year and i love it!! compared to other apartments, I had no problems! maintenance always came the same day i put in a work order, furniture was nice, it was clean on move in, and the office was always on top of things if i had an issue! 10/10 would recommend! also kirsten and ryan are literally the best!!

I love the location, complex and people who work the front desk. Sometimes it can be a bit slow getting work orders and other issues fixed but the staff in the office is great and the complex is in a great safe location. Overall I would recommend.

Riverfront Village is the worst place to live. Dont believe a single word that comes from Mr. Brown or any of the other employees. Also, they are supposedly under new management, but just as bad if not worse than the previous management. They have no care for their residents. They are all manipulative liars. Also, ask for a real tour around the place so you get to see the filthy hallways that have carpet that should have been replaced years ago. They only show you what they want you to see during a tour. They will tell you one thing and do the opposite.Also, watch out for the wording in the leasing contract. There is a part that states, Within one (1) day after we provide written notice to you, we shall have the right to relocate you from oneApartment to another Apartment in the same or another Building within the Apartment Community. It doesnt sound important or you might just read over it as you are signing the lease papers, but trust me.......they will use it against you. Theyll move you around without no notice just like they do plenty of other residents. If you dont believe me, read another recent review made by some lady talking about the same issue. Theyll make you move within a day and if you dont, they charge an additional one months rent. At the end of the day, they just care about scamming you for your money. Sign anywhere else, but here for the well-being of your child.Lastly, they never fix a/c and other maintenance requests you put in. Even if you beg to them multiple times. They dont care about you once you sign that contract.

Was very excited to move in on August 14th but now wish I chose somewhere else to live. Yes this place has a great location, price and pool is beautiful BUT it has almost been a month of living here and both my roommate and I havent received HALF of the furniture we paid for. We still do not have barstools, couch, living room chair, desk chairs, TV stand, TV, and coffee table. I mean it would be easier to just list the things that we do have, beds, desks, dressers. Thats all. Also our unit wasnt cleaned before moving in, the closet where the water heater and our other mechanical things is unlocked, which allowed us to see the air filter wasnt changed in a very long time and was COVERED in dust (floor, walls and door). They did change the air filter last week finally but never cleaned it. I am beyond disappointed because a majority of these issues were supposed to be dealt with before we even moved in which is stated in our lease yet the management does not care. The manager also hasnt responded to an email sent to him on August 30th, it is now September 5th. Completely unprofessional.

Riverfront Village is in a great location and a calm area. Its close to the bars and food up the rode, but also in a mellow, scenic area by the river. The staff, in the leasing office, are extremely kind and helpful. Most of the common areas, like the pool, are well tended to. The maintenance staff are helpful and nice as well. My only critique is that some of the apartments, like my own, have outdated appliances and a spotty air-conditioning system. All-in-all this is a great place to live.

I have been living here for about 2 months now and I have absolutely no complaints! The staff are amazing and are always so nice and are always working for your best interest! The staff member that always stands out to me is Ryan. If youre smart youll ask for him! He always greets you with a smile and helps you through your issue immediately even if it is not a good time for him. He goes above and beyond for residents! An example is when my fridge broke he came after hours to help me clean my fridge out and transport the food that was still good to the cold one downstairs. Hes stayed after hours many times to put in service requests for me and did it with a smile on his face and not a complaint in the world. Adding to that The apartments are clean and its really a great and safe community of people! Maintenance people are respectful and amazing! Not to mention its in a great location on the river! Finding student housing in Tuscaloosa is a hit or miss situation for anyone. And every complex has its flaws, But riverfront has very few!

Apartments themselves are fine, not in great condition but not awful. management however is HORRIBLE no communication between staff or maintenance, admin are unfriendly and rude especially the property manager, DO NOT stay here if you’re lgbt or look at all “unusual” or different, management will treat you horribly, talk down to you, make it clear they don’t want you there. please stay clear of this apartment complex

Great location!! Perfect location from the University and the scenery of the River is Gorgeous!! They also provide a shuttle to and from the school which is awesome because I did not have a car at the time!! Service requests are always completed in a timely manner, and management were awesome for me my entire stay there. These people really do care about their residents!! I lived here for 2 years primarily due to the location on the Riverwalk. The location was the best part, as I have 2 dogs. However, management and the facility itself are definitely not worth the price.The building was put up quickly & cheaply. There were cracks in the walls in both of my units. Some days my bedroom door wouldn’t close and others it would get stuck. When I called maintenance about this, they said the frame of the doorway shifted because the foundation of the building changed with the level of the river. 5-star quality. There was often vomit in the elevators and the halls have a disgusting smell. You become immune to the smell after several months… however, any guest you have will likely comment on it and ask how on earth you handle it. You’ll softly smile and think of the days when you didn’t live in a building that smelled like the inside of a dumpster on a hot summer day. The grass has dog poop everywhere, & the first floor of the garage often floods.Now it is time to discuss management. I’d like to state that the office workers are nice. I truly enjoyed most of them and they were as helpful as they could be. But the assistant manager has a degree in BS. I was blatantly lied to during the time where they were assigning roommates last fall. I was asked if I wanted to live with a girl with a dog and I said no. I was then told I wasn’t going to be with her, but I was able to see the list on one of the employee’s desks and I was still placed with her. The assistant manager (Sara) then lied to me that they “didn’t know if she had a dog.” This girl was already living at the complex with her dog. I had to get a doctor’s note and turn it in to not be with this girl and her untrained and aggressive dog. There was an actual conversation that I had with Sara where she told me they still didn’t know who my roommate was or if they would have a dog, and then I said “just so you know I’m getting a doctor’s note saying I can’t be with any other dogs,” and she responded with an audible sigh and, “ugh, you are making my job hard.” Seriously? You lie to my face you don’t know who I’m with and then the moment I spoil your plan you show your cards? Someone else got stuck with dog girl, without notice, and after several horrible weeks had to threaten legal action to get the girl with the aggressive dog in a different apartment. Turns out that Riverfront forcing her to be with this girl actually went against what was written in the lease.Then there was a day when I had an expensive computer delivered and the office closed early without notifying us, and when I went to pick it up the girl working said there was nothing she could do until the weekend was over. This was on a Friday… and because she felt on move in day the following day there would be no possible moment an employee could walk 5 feet to open the closet that it was in. My father had to call the manager for me to be able to get it the following day.A group of maintenance men walked in without knocking once, that was great. I hadn’t even placed a work order or received any warning that they would be coming. It is like privacy roulette!I moved out in mid-May and dropped off my key and everything. I forgot a cord and returned 2 days later to find my lights on in my closet and bathroom. Maintenance had left them on. They were going to run for the following 2 months had I not gone in there. I informed management when I left the final time. I recently received my final electricity bill and it was higher than several months when I lived there with the AC on. Considering I left the AC and lights off and my unit was completely unoccupied… it strongly appears that maintenance went in there and tampered again. No one responded to my first 2 emails about it, the person who actually could help me wouldn’t talk to me on the phone, and I didn’t get an actually helpful email response until I mentioned leaving a review. So… if you do decide to live here… mention you will leave a review because that is the only way they will maybe give you the time of day. Good luck!

There are several pros and lots of cons to Riverfront. My biggest concern is the fact that I had overages every month—even in the summer when it was not occupied. Come to find out maintenance had been in and left on the AC and several lights in the kitchen. I have no idea how long they had been on for. The apartment was expensive enough before overages. Paid an extra monthly fee to face the pool, which was really facing the parking deck, where trucks like to have revving competitions at 2 in the morning. I signed here my sophomore year because I liked the look of the units and the shuttle. In December they changed the shuttle service to one that doesn’t run late enough and takes long breaks during the day. Wasn’t awful, but not worth the money!

And my absolute favorite part is having Heritage House right on premise! (The parking garage is also a plus because I like that my car is not out in any elements.)

Close to campus, close to town, excellent facilities, not so good management. Ran into some issues, they were not helpful at all .After all my dealings with them, it just felt like they really didnt care about their customers and clients. They just want their money. Rent is also obviously overpriced. In the late months of the summer they lower their prices significantly and offer tons of gifts and rent credit. So I definitely would not sign with them in the spring.They never replied to a single email that was sent, were very vague on the phone, and blatantly ignored facebook messages. They would reply to my first couple messages and then when I had gotten down to a very important question, I was ignored. It took being slightly aggressive to get a response from them and it was simply to call when a manager was in. The students and younger workers at Riverfront were helped to the best of their ability but werent too great at finding someone who could help.After all of this, in July I sent them a money order for $2040. The post office lost the tracking on it and to my knowledge at the time the order was lost. Called Riverfront Village and they said they never received it. After a month of working with the post offices customer support, turned out Riverfront did in fact receive the money order and had cashed it. While it was mostly a mistake on the part of USPS, it would have made things a lot easier to get the truth from Riverfront Village in the first place.

The experience at Riverfront was a disaster from the beginning to the end. Roommates are picked for you and the first one that was chosen turned out to be a drug dealer. Narcotics deputies handcuffed everyone in our apartment. one night late and the roommate was charged with felonies. Took a few weeks for the management to evict him. He moved upstairs into another room so the building was still questionable. He left a mess that was financially and physically the responsibility of the remaining tenants. Then another roommate was chosen that ultimately left trash and stole property of the complex. Who do you think they billed and made responsible for all the damages? The remaining tenants who cleaned and maintained the unit. The management is unbelievable. Requestsfor maintenance go unanswered. There was a mouse that lives in the building. Repairs were NEVER done. Do not rent from Riverfront Village. It is not worth losing your credit or your patience.

Lived here for nearly 3 years, property has steadily declined, flipping management nearly every year, roach issues, maintenance problems, you name it. Will not return your calls, will nickel and dime you.They charged me for damages upon moving out after 3 years and conveniently “lost” my original move in forms due to a change in management.Point being, skip this L, they’re many other premier student housing options that are closer to campus, higher quality, and more suited to customer service.

Worst place I have lived in Tuscaloosa. I have lived at 3 different places and this one is by far the worst. Management doesn’t return calls. They charge you for their cheap apartments or if someone prior to you living their damaging it. Place looks nice but is cheaply made. Air conditioning was out for a week in June. Put the work order in and someone came by said they couldn’t fix it came back 4 days later and fixed it.

My car was towed that parked at the front door of my apartment, on Sunday, as a resident, with parking decal.They marked the slots as retailer only but they dont have any running or under construction retailers yet. These are basically free parking and everybody park here. Today everybody who parked there cars here got towed, without any prior notices. Weve parked here for more than a month.Legally speaking, they did nothing wrong and we have to swallow it. I just felt they couldnt care less for your incontinence. They didnt warn, didnt put citations. They just play with their parking policy and enforce it when they feel like it.Find another apartment which has totally free parking around your unit or enforces parking policy strictly since the begining or cares their tenants.

Parents and Renters beware. Location is great but the property management team is terrible. Facility repairs take forever and student repair requests are ignored and mis-managed. If you want to have to intervene for your student when/If something goes wrong, good luck.I appreciate the response, but since you were copied on my emails with Tracy (Property Manager) I struggle to see it as anything other than an attempt to make your management look caring and responsive. Four months without air conditioning in Alabama, months of ignored or failed attempts to fix, too much. In wouldnt have posted until Tracy promised to call me on Monday April 22, 2019, but didnt bother to pick up the phone.

Terrible management changes. The shuttle is useless now, wasted a ton of money picking this place for reliable transportation that no longer exists. SUCKS! The shuttle ends early at 4:45PM and the driver takes long breaks so its a long wait to use it.

I really love the location and the setup, but sometimes the building itself seems a little haphazardly put together (ex. doors that dont close all the way/are difficult to lock, paint chips and pain in the carpet when I arrived, etc.). However, maintenance response for our apartment has been really great, which is a major plus.

Great location, nice room space, bathroom, and kitchen. DOWNSIDES: management is a pain to deal with, they do not clean hallways or stairwells (dogs piss and poop and no one cleans it up), they have taken away most of the parking outside of the apartments for a hotel being build across the street (construction has been on going since last August, and they start at 7 every morning except on Sundays), and if you want something done management or maintenance takes forever. I currently live here, and the price you pay is definitely NOT worth it. Recently: I had been without Internet for ONE month and cable for 2 weeks before they even fixed it (I have emails and texts proving I contacted them about this issue for every week), the management did not reimburse me for a service I PAID for and did not receive, and lastly my roommates car, my car, and 10 other peoples cars were towed last night due to retail parking when there is NO retail to be seen (our cars were parked directly in front of OUR building). Take Away: you are paying a lot of money for just the location. Hope this helps anyone thinking of living here (please find somewhere else to live)!

Good location to campus, river, downtown restaurants and bars. However, maintenance service requests were not completed in a timely fashion. The tv in the den did not work the first month of moving in. My son, who was 18 at the time, ended up matched with a roommate that was 27 and the roommates mom lived with them for the majority of the year. For the amount of money that I was paying a month, I would say that it was not a great experience overall!

Its pretty--outside of the construction. Good location to downtown, riverwalk, and Amphitheater. Decent events, nice swag from apartment. However, the building(s) have a lot to be desired. Thin walls, faulty appliances, awful (and I mean AWFUL like dangerous) parking garage, can be loud, weird smells, dim lighting, occasional pet poop and pee in the hallway from negligent pet owners, etc. I got lucky with my roommate match, but I wouldnt expect anyone to be that lucky naturally. Management is alright depending on what youre down there for. Maintenance guy is pretty awesome. Always fixes my stuff when he can. Unfortunately for me its been a sweltering summer so far, and my room faces the pool (the only view offered that I did not want, but got and in direct sunlight. Hmmm....). Anyways, my AC is set to 70 degrees. By the end of the day when I come home at 5pm its topping out at 82 degrees. Its surreal. Honestly, if I hadnt moved in when I did (back in January), and received the move in special that they had, I probably would have found another place to live. I think its bearable for the time that Ill be here, and there are good things about it, but the price does not reflect in the quality. Frankly, there are better places to live at cheaper prices if youre willing to look for them. Granted, I do feel once they begin to take their residents seriously they could improve dramatically.

I have lived here for two years and unfortunately renewed for a third year before this place turned into a dump. Management is terrible and has the worst staff turn over in town. Hallways and elevators are disgusting with trash and pet waste everywhere. Key system changed in the middle of the year and now our doors haven’t locked for months which means anyone can enter the buildings at anytime. None of the amenities stay clean EVER and oh I forgot to mention the gnat infestation within my building and the apartment. DONT LIVE HERE

They kept my deposit due to internal process when there was move-out day and wanted to sent it laterThey sent me a money order with just the half desposit due to their fault. The second part of the desposit was send to the wrong address. When I tried to cash out the money order when I received it, it wasnt valid anymore. Since then nobody feels responsible anymore and they just keep the money.Poor service..

Do not waste your time on this apartment complex. It is severely overpriced, and poorly maintained. Other residents allow their dogs to use the restroom in the hallways and elevator, along with people throwing out their dip/spit in the elevator, the hallways smell like garbage due to the trash chutes and dumpster housed inside, the carpets stink and are stained, the paint color varies on the walls, there is plaster missing from parts of the walls, the building is poorly insulated- you can hear the people above you and next to you, and they do not stay cool..etc..

Lived here nearly 3 years and with management changing each year it was horrible...Id always pay what my rent was and then they would say I owed more and more money...even months and months after i moved out told me i owed more money...They also charged me for pet rent for over a year and when they realized it, never got refunded. Just a nightmare and a headache to live here. Not the same as it use to be. Go elsewhere.

MOLD!! I only stayed there for 3 months and thats how long it took them to clean black mold from my apartment. They were in no rush. Their excuse was, its the same mold that would grow in your shower.... lol, if you have this much mold in your shower, THATS A PROBLEM! I sent multiple messages and it did not get worked on until the school semester was over, 3 months later. The maintenance workers will just pop up in your place, without prior notice, even when youre sleep in your bed. Its in a great location with easy access to the university. The downside is that you pay over 800 dollars a month for very little space and poor quality. I moved in the 3rd week of july, they told us we had to renew for the next year in november. When you move out, it in the second week of July but you still pay a full months rent for the first and last month. Do the math, thats a whole months worth of rent they get without anyone being in the room. The paint jobs on the walls are half assed, and the rooms are not cleaned before you move in. My roommate and I found glass scattered everywhere and some random pills laying on the floor. Its not worth the money you pay.
