Druid city properties is easily the worst property management company in Tuscaloosa. They try to nickel and dime you at move out for things that are actual normal wear and tear and are not eligible for deduction of security deposit. They never ever return phone calls. Their properties are of very poor quality, and they don’t fix half the things you ask them to upon move in.
Druid City was able to work with me in a very professional manner. I would highly recommend them to others looking for a place to rent. Shelby is nice and takes her job seriously.

I just viewed a 2 bedroom 1 bathroom apartment in the Woodlawn complex, specifically unit 40. The rental was in horrible condition. There were holes in the carpet and bleach stains. The metal separating the stained vinyl and the carpet was not installed properly and was practically plastic, practically up off the floor ready to trip anyone who passed. There were stains on the counter, on the floor, on the walls. The fridge was dirty the handle was yellow. The rooms were okay but the lighting was awful. The bathroom was the worst. It was dirty. The cabinets had paint that was chipping and the mirror was a mirror from a gas station bathroom. The tiles along the walls were coming up and the sticker fake tile was stained with water marks. The tile in the shower/ bath were broken and the wall was chipping just covered in paint. the ceiling was uneven and the vents were dirty. Under the kitchen sink there was a huge hole leading to the dirt outside. the tape for the inner cabinet was stained with water damage and was dirty and brown. The parking was horrible, there were potholes everywhere and unmarked speed bumps that one would easily miss becuase of the uneven road. The door didnt shut completely. I could see light from the sides, the top and the bottom. It was dirty, ill managed, and is a red flag that maintenance does not bother in repairing their rentals. I’m very disappointed. I have video of the condition this rental was viewed in. Not to mention the popcorn ceilings, the smell, and outdated heating system.
Companies that manage numerous properties can often feel impersonal, but we found Druid City to consist of personable, reasonable, and nice folks who were responsive to any issues.
I loved working with Amber from Druid City Properties. She was amazing and made our moving process run smoothly. She was very responsive and extremely helpful. I would highly recommend her to anyone looking to rent through property managers. Overall, a wonderful experience.

Druid City Properties is TERRIBLE. They increased the original asking price of home to rent once we started the paperwork. Then they go up throughout the year and ignore your maintenance request.
Mark is polite, prompt, and knowledgable. Hes been to our house twice this month and he always wears his masks and wipes his feet. We appreciate his service!
DCR has cited turnover as an excuse for multiple large problems, such as the apartment we had rented being unfit for habitation at move-in (we struggled to get them to address this issue, and it took several days; they did not pro-rate our rent) and not returning our deposit within the specified period. They have been difficult to get in touch with and have never been administratively well-coordinated, once they had our money. Maintenance, on the other hand, has always been prompt, effective, and courteous.
My three roommates and I lived at one of their properties on Bryant Drive for a year and we absolutely loved it. Just before we moved in, they replaced the carpet with wood floors and painted the entire interior of the house. We had essentially no maintenance issues and when little things did arise they were nothing major and the property owner, Mr. Don Bailey, saw to it himself to fix said problems in a timely fashion. The property manager, Amber, continually would provide us with excellent communication around the beginning of each month regarding our rent payments and she was always sure to inform us of anytime they would be sending somebody by the house for whatever reason. If I were not a senior I would have continued to live here. If I come back to Tuscaloosa, there is no doubt that I will be renting with Druid City.

Worked with this company to get a property leased out. They were very receptive toward the beginning however overtime it was increasingly more difficult to communicate with them. One of the employees was on partial medical leave with no handover assistance and we were often unable to get a status report on progress. At one point, there was a miscommunication between the individual we were working with and the owners on the work to be performed that was requested of Druid City Properties. The result ended with their owner terminating our contract with minimal effort to resolve the issue. The owner refused to return our emails and phone calls stating he was deeply offended that we had questions when we wanted them to clarify charges that had generic titles on the billing statements. I would rate this company as a zero from lack of professionalism and poor customer service.
I recently moved from out of state to a property managed by this company. I kept waiting for something to go wrong based on experiences with other companies and.. it hasn’t. The move was smooth, Kathryn went above and beyond to make sure that I had everything I needed to get settled prior to and during my move, and I am very pleased with the property. Looking forward to the rest of my time with them!
Steven came over on a Sunday morning after we had some plumbing issues. He worked fast, got the issue fixed, and was incredibly polite! Great experience so far.
Druid City Properties was fine up until it was time to give us our security deposit back and then it was a total scam. We were supposed to receive $500 back each and they only gave us $112 back by charging us $600 for “paint” even though there was no paint job needed and even if there was, there was no reason for it to be $600. They also will not communicate with us about disputes. I also paid an additional deposit of $350 and none of that money was accounted for either.
I recently used Druid City to lease a property I own. I was very pleased with the overall experience and would highly recommend. Amber Walker was especially helpful and gave a personal touch not often found in property management. Amber kept me updated on any development and in a way that made me feel like it was her own house she was leasing. Thanks again!
This group is absolutely the best to work with, bar none. Amber is my contact and is always very thorough, updates me in a timely fashion and responds immediately to any communication from me. I have used 3 other property mangers/groups in the past and have never had the service this company provides. I wish they were in Birmingham where I have other rental properties. Druid City Properties is amazing!!! The Owner Richard Henry provided his tenants with turkeys for Thanksgiving. He personally delivered them. The staff is always there to help. I worked hand in hand with Stacy, Amber,Casey and Kathryn. The maintenance men are on time and very dependable. I once had plumbing issues for about a week and never had any problems after they fixed it. Any issue I had or needed something fix no matter time the time of day/night they always came as soon as possible. The entire staff and company are ideal to rent with. It’s great to know you have a group of people that are on your side. They are always willing to assist and help their tenants as much as possible. You don’t see that a lot with other rental companies. Druid City Properties is wonderful and I recommend them!!!!!

Steven and Tyler came out to repair our toilet this morning. I called last night around 11PM due to our bathroom flooding. They got here bright and early this morning and were both super friendly. They fixed the toilet and our lines with no problems and were absolutely the best maintenance guys we’ve ever had out of all of our last property companies!
Jeremy did a great job fixing my back deck i put in request for it to be fixed and they came right out and fixed it that day did a great job cleaned up any mess and he is always so sweet and polite
Ive lived in a DCP house since November and absolutely love them. They are incredibly responsive and helpful. I called this morning and Jeremy was here resolving the problem by 1:30pm. Ive had quite a few leasing companies over the years but Druid City Properties is by far one of the best.

I had repeated issues with Druid City Properties regarding payments. They do not understand how to operate their accounting ledger and have to call the tenants of my home almost every month becausue they did not understand their own records. I have even had to go in and sit down with their accountant because she said she did not know what the problem was so I had to do her job for her. This was after repeated texts and phone calls and the issue was not even mine. Their office has some serious management problems.

Amber and Kathryn have been AMAZING from start to finish. Everyone is SUPER friendly and welcoming. Speaking of welcoming, they give you a welcome bag full goodies that you would need when you first move in. I’ve never gotten one and I was OVERLY excited.Updated to say DCP is still simply amazing. They listed our property in all the right places, showed it to potential tenants, handled any repairs needed, and so much more. Their expertise and friendly faces were exactly what we needed. We have all the perks of owning a rental property with none of the stress or worry! If you are struggling with rental woes, Call Amber or Jason at Druid City! They are THE BEST!!!
I been dealing with DCP for a month now. The first time I talked to someone She was very polite. I can tell they are going to be good people. Im looking forward for a long stay with DCP. Steven &Dewayne have be in my place on 1/31 & 2/1 they are doing great work. They clean up behind there self. They are friendly & great workers.
First, I want to say that I have had good experiences and bad experiences with DCP. However, the good experiences do not out weigh the bad.- I asked multiple times for their to be a note in my account to call me before entering the house I rented bc I had a dog there during the day. They didnt follow my request and charged me $50 for not being able to enter the home. When I disputed the charge, they told me to pay the charge or forfeit my $1200 deposit (or whatever was left of it. Read further.)- When it came time to move out, they did work with me on finding a new tenant to take over the lease a month early as I was moving for work. However, they did not adhere to the dates I stated. They came to the property while I wasnt there and removed my personal property from the residence without my permission, WHILE I WAS STILL IN AN ACTIVE LEASE WITH THEM. This is wrong on so many accounts but unlawful is the biggest one. When my father and I realized what had happened, we went to their office and found some of my items there being used for their personal use and then tried to lie about it! They settled with me for $300 for my property in which I essentially had to take as they devalued my material over and over. I definitely lost money with that settlement, but I chose to let it go.- When i finally received my deposit checks back, they were short by $200 stating that the charge was for removal of items. ARE YOU KIDDING ME? They just confessed to taking my property without permission, giving me money for those items, but then charging me for them again!- Whoever the young girl is that answers the phone was incredibly rude and not in the least bit helpful any time I called. Amber was very nice and easy to work with throughout the lease until the end. She stopped responding to emails, phone calls, etc. (Never heard anything back about my dispute of the $200 charge.)In conclusion, they are very helpful when it comes to getting people in to their properties or if you want to use them as a property management company, but fully take advantage of any money making avenue once you sign the lease. They are very aware that a lot of the students are from out of state and most times from far away. Meaning that it is pretty tough for the kids/young adults to have representation when things like this happen. I wouldnt give them my business again. If you choose to, I hope it works out for you and nothing like this happens to you. There are so many companies and places to rent from aside from DCP. Good luck and take care!

Told me I couldn’t have my company park in the complex and even thou I was only using 1 of my 2 parking spaces. Took all of my deposit out of spite when all they had to do was some touch up paint but end up charging me to quote on quote repaint the whole apt. Tried to evict me for doing air bnb on a weekend the list goes on and on. Wouldn’t stay there if the rent was free
I clean exterior surfaces of many businesses, condominiums and apartment complexes. I’ve been blessed to work with many property managers over the years.Druid City Properties has been the most consistent of them all about not only having one of their properties professionally cleaned but they are consistent about maintaining the cleanliness of their properties. They actually care and expect quality!Quality cost more than sending an inexperienced person to do a job and leaving a partially done hit or miss job.To me that’s what sets them apart from all others. They provide a clean enviroment for the family’s that call this their home.
We had such a great experience moving into our daughter into her new apartment!!!! The office staff was so friendly and helpful..especially Amber. She went above and beyond to help us...whatever we needed. I would not rent anywhere else!!!!

There was no turnover or inspection before we moved into the property. We had a mold issue in which they were unwilling to address at first. The owner, Richard Henry is a piece of work. He was constantly mocking us in the first few months of living in their property. He even once said “you knew what you were getting into”. One tip of advise, do not sign a lease with them. They are not nice and not responsible people.

A Nice, Warm Welcome to Parkview.Everything in the owner’s response is a complete lie. I AM A NEW TENANT OF PARKVIEW AND WAS COMPLETELY UNAWARE OF THE PARKING SITUATION.My car was towed without me even having a warning. The guy said I had parked in the wrong spot and it took 5 complaints for him to put a warning on my car which I NEVER received. He said it was on my windshield wiper, however, I used my car and never saw a warning. I would have rather them put a warning for each complaint, I don’t know why they waited for 5 complaints to do so. The warning was not on my windshield. Meanwhile, they purposely put up a tow sign a day before only so that they could “legally” tow me. These people are pathetic and crooks to do such a thing!I am a new tenant in parkview and I never knew that I was not allowed to park there! Why would I say in the review I never got a warning? You people are trying to cover it up and make yourselves look good. I never said that I saw the warning and I actually questioned the man in the beard where the warning was. Words were just put into my mouth. Look at the pictures for yourselves. The sign was put up the day before and your “tenants” are my neighbors. The place Where I have to park is pictured, my car is the orange Jeep. So, walking a foot over was really that huge of a problem, look for yourselves how close the two parking lots are... it was close enough for me to confuse where I needed to park right next door. I genuinely did not know parking was not aloud on the left side the shared driveway makes it a bit confusing when you first move in and are unaware of the parking situation. The point is is the fact these people purposefully put up the sign just to tow my car when I just MOVED IN and was unaware of the parking situation. We all live on parkview, and they are just one house over. How nice of a welcome that is to move in and have your car towed. I was never told by the tenants themselves that my car was illegally parked. I live right next door and they easily could have told me, I see them all the time because of how close proximity they are. In the picture you can see my apartment building. I had no idea it was a shared driveway and I was TRYING to explain this to them. I said I “saw the sign” right when I got my car towed because I was trying to point out how it was just put up the day before! I never saw it before that because the sign was just put up. How pathetic! I am a biology major and constantly at school, having the inconsideration to tow my car because I mistakenly thought I could park there is just wrong and explains why you guys are crooks. I would have gladly moved my car if someone asked me to. In the pictures it is noticeable how close the apartment complex is. The fact that you guys replied like that speaks for itself. Saying false things and trying to frame me for “breaking the law” when I did not even know I was not supposed to park there and I was breaking a law in the first place.

EDIT:Druid city worked hard to ensure an appropriate ending to the situation. As I stated in the end of my review, their staff are incredibly nice and responsive, and really went out of their way to make up for the mistakes.Initially, my experience with Druid City Properties was positive. I live in a house they rent out.Upon arrival, there were massive problems with the property from broken appliances to major sewer problems requiring the front yard to be dug up.I am about 4 months from the end of my lease and have many outstanding problems with the property that I have been very patient about being resolved.Current Problems:Sink that was halfway repaired months ago then turned off and never repaired.Rusty water coming out of upstairs bathtub whenever used.Sewer still remains partially inoperable and whenever laundry is done the house smells strongly of sewage.A month ago I had an entire florescent light fixture about 4 feet in length fall from the ceiling and crush some belongings. To this day it still lies on the floor with exposed wires coming from the ceiling.There is a water leak in the front yard that has turned the entire yard into a swap. This is about a week old and still not repaired.All of the landscaping is in extremely poor condition and there was never grass put back down when the front yard was dug up completely for the initial sewer repair.AC unit that has needed repair multiple times and in the heat the upstairs frequently reaches 80 +I received a phone call today that the homeowner is no longer paying for any repairs to the house and nothing will be fixed.I am told that I cannot hold rent and it is expected in full.Even though my lease was renewed they are planning to cancel it 30 days after my current ones runs out.When initially signing the lease I stated that I wouldnt sign unless the clause stating that if the house was sold I would be terminated within 30 days. Which they happily removed and I then signed.When renewing my lease (without my concession) they put said clause back in. Nowhere in the initial lease does it say changes can be made to the renewal other than the mention of price changes.I believe this company is predatory in their approach to college students and tenants alike and I am very disappointed with how this incident is being handled.I am now put in the position of looking for new residence late in mid may when almost all houses for lease are either taken, or have noticeable problems. Not to mention the cost of having to move again in less than 12 months.I am a college student who works very hard for every dollar and have tried my very best to give them more than ample time to bring the residence to the expected condition. Regardless of the situation with the owner. In the end the responsibility of maintaining a leased property and the welfare of their tenants lies on Landlord.Other than the problems above. The staff is incredibly nice and responsive. I have had absolutely no problems with communication.

Terrible. Property had a previous owner that I originally signed with and then druid city properties took over. They lost my files and didnt give me back my full security deposit because of burnt out light bulbs are you kidding me? The deposit was a months worth of rent and I didnt even get half of it back because of burnt out light bulbs??? Thats insane. The place originally came with no light bulbs. I had to buy my own. Crooks. Spend the extra money and find a better place.
