We were camping at Catalina state park and a thunderstorm started flash flooding. We called south 40 and they answered the phone and told us they had space. Jack was there to greet us and sign is in. Super hospitable! He explained everything and that Don would be there in the Am to check us out. We met Don in the morning while having coffee, also super hospitable. We prefer camping or dry camping but this RV park was quiet, clean, and an enjoyable experience!

Pleasantly surprised with every aspect of our two nights there. Camp hosts were very polite, always courteous and easy to visit with. They escorted us to and from our site. We have 40 foot class A and had no problem maneuvering through the park to our from our site. Mostly full time residents in the front of the park. Short term sites are in the rear of the park. Very nice too since youre far off the main road. Didnt see the other areas of the park but some locals told us this park is much improved from a few years ago. In fact, they were concerned we selected South 40 but changed their opinion once they visited us there. We would certainly stay there again. Jack and Don are great camp hosts!

The resort itself was wonderful! We worked there for a season and the management was absolutely horrible.Meg actually put her hands on me at the Christmas party, splashed water in my face two times in the pool and her gossip about guests, residents & other workers was completely unprofessional. Then she had the gall to ask if wed come back the following winter.... that woman was mean and had no boundaries.

Convenient location and very friendly, accomodating staff. No WiFi. Good showers and clean bathrooms. Gravel sites with a cement pad that has a picnic table on it. Security goes around regularly.

I am giving 5 stars because the park was immaculate, had very friendly and helpful hosts and all the hook ups ( water, 50amp, sewer) worked perfectly. The park was very full and our coach was squeezed in next to a permanent resident with only a couple feet to spare but the slot was level and we made it in and out without any problems. This park is very convenient to the freeway and lots of shopping.

We are long term here and really are impressed with the new management. Much friendlier. Very helpful. My husband was diagnosed with brain cancer again and all the staff have been very concerned and helpful. Our daughter needed to get into our RV and we had the keys a hundred miles away. The staff got her into the RV with no problem. We are so great full for their help.

A bit tight but the Park is very nice, clean and great staff. CLEAN is the best word I can think of. Maybe IMPECCABLE?. Great location just N of downtown, the UAZ campus and all the culture, activities and recreational activities Tucson offers.

Love this park, large sites, clean facilities, and one of the best locations in town, close to shopping, bus, bike paths, hospitals, and so many good options around!! New staff are friendly and welcoming, Dog friendly, with 4 dog areas, gated, clean, even found extra poop bags by the garage cans! Good 😊 water pressure, all sites full hook-up, prices very competitive and fair.

My Aunt and I just moved into the park in our 5th wheel. While I was at work she locked herself out of the coach. She had so much help from the neighbors, staff, and management. They all made sure she was okay and Meg called me at work to have me come home and unlock the coach. They all went above and beyond. The park is clean, quite, and staff are very friendly and helpful. Thank you Meg, Flint, Jim, Connie, and Bob you are all the best. We are so happy to be a resident at South Forty RV Ranch. They are truly exceptional

Great RV Park, super friendly and helpful, Deb helped us make a reservation was flexable and accommodating. All the staff are friendly and welcoming, park is beautiful, landscape is perfect its very clean and nothing looks out of place. Dog friendly with multiple dog runs, the park is a mix of park models and rvs all looked cared for. Loved our stay, would love to stay here again.

If and when we have the opportunity to stay in the Tucson area again they are our first choice. Staff were wonderful, thoughtful and very pleasant to deal with. Was escorted to our site and provided assistance in parking RV. The site we were assigned, true was gravel, but was level with room for tow vehicle to be parked on ether side of 5th wheel. Park was quiet, and well maintained. This is the first time for us to stay at the South Forty RV Ranch/Park in Tucson, but wont be the last. We stayed for 2 nights. Would recommend this park to my mother and dad to stay.TOTALLY do not understand the negative comments by other campers.

I have been in the service business for over 50 years. I did not rate this place because they loose too much repeat business. If you can stand verbal abuse from a gun carrying management, this place could be for you. During covid 19 I helped out the step daughter who lost her job putting me in a bind for car parking for a few days. On a 3 day weekend management left early leaving the assistant manager (who is also abusive) in charge. I had 1 extra vehicle again that I wanted to put in one of their vacant spots paying extra for it. The next morning Bob the assistant manager came by and started yelling at me while other people watched and listened to him. I told him the office was closed and I thought I would get by with this until the office opened on Tuesday since it was a holiday monday. I still was told to move until then and he was still going to report me. The Resort was 1/2 full and there was plenty of room.The people standing around listening came by and said they were sorry but this is the one thing they hate about this place. The best thing is stay away from the management and pay your electric bill on time.They said the water lines are always breaking and you will wake up to take a shower and find there is no water. (I found this out 4 times in 2 months) Their maintenance man just quit a week ago. They have lots of camp host and front desk turn over. Be careful if you pay for a month or year. If they dont like what you are doing. Flint will bring his gun and kick you out and you will not get any refund.On this rating sight they will respond to any negative response saying they do not have you registered. I have been here a few times before as you will see. There are nice camp host while they are still there.I will not be coming back.Anyone with anger management that carries a gun can not be trusted. They also dont like you talking about them. Childish people.

We stayed here for 2 months after moving from Savannah. The park is clean, quiet and the staff is terrific! Do not believe the negative reviews you read here they are not true. I highly recommend staying here!

My wife and I have stayed at South Forty numerous times over the years. We wish we could write positively about our latest stay since the new owners took over. Unfortunately, that is just not possible. South Forty was a warm, welcoming place in years past. It is older, the spaces are tight, it lacks amenities found at other parks, however the friendly, helpful staff made up for all that and we came back again and again. That has all changed since the buyout. The staff has a very adversarial relationship with the visitors and residents. They seem to be on some sort of a power trip, especially the gray haired man with a goatee who roams the park acting as security. He has a major Napoleon complex, treating visitors like criminals. Its just everywhere, they have signs for their signs, everything is against the rules. For Gods sake the new rules forbid plastic snakes!!! Give me a break. This is a 55 plus park. The residents and visitors are not juveniles. We are not trouble makers. We are traveling in $100K plus RVs, do not treat us like interlopers. Trust us, we own a mobile home park. It is an all ages, lower income park. We know what it takes to manage problem residents. The people in South Forty are as mellow as they come. But for some unknown reason these people think they must rule with an iron fist. We predict that the market will speak. There are too many options available to come to a park where you are made to feel unwelcome. We will be voting with our wheels and will never return. This is another perfect example of what happens to a property that goes from family to corporate ownership. Perhaps when the bottom line takes a hit they will wake up, but dont count on it. Do yourself a favor and stay away from South Forty.

Never ever again! I have never been treated so rudely in my life. I had read the reviews and my wife tried to talk me out of staying here. It seems as most good reviews are from a few years ago, however the new management staff has gotten very few positive ratings....... usually a good indicator of some bad happening. Travelers be ware!!!

We had planned to stay 5 nights, making a 6 week in advance resevation. On our next trip out our motorhome had heating problems and we had trouble finding a facility to take it before our reservations, so we had to cancel. Our $50 deposit was taken. After securing an appointment, I contacted the South Forty RV to get reservations. I was told another $50 deposit was required. Not a place Ill go to!

Wonderful park. Homelike atmosphere with the most friendly and helpful staff Ive experienced anywhere. Very clean and easy access to I-10. Clubhouse has several well equipped rooms, including a couple of pool tables, card room, library, weight room and a large party room. Nice pool area too.

Ok for all you haters out there about this park, you must have thin skin or are just flat out socially dysfunctional. I had a family emergency and called Meg and explained my situation and advised her I needed to be close to the hospital and asked if I could pull my toy hauler in for a week. Meg and all her staff were extremely helpful and very professional. This place was clean and helped me relieve all the stress of having my mother in the hospital up the road. Thank you Meg and all your staff, I am forever grateful and appreciative.

We have a restored 1981 prowler that is in excellent condition. They will not rent to anyone with a trailer older than 10 years. I do not recommend this place to anyone who is looking for a place to stay over night.

These people are jerks. They do not advertise well that they are a 55+ park, and when we called to inquire about staying they asked if we were 55, we said no, and they said “yeah, we definitely can’t do that” in an extremely rude way. We are in our 30s, full timers, no kids, and just needed somewhere to stay. The owners were very rude and discriminated against us, certainly not politely. Just so everyone knows, they mean it when they say 55+. Oh wait, they don’t say....

We stayed the month of December, 2015. Coffee and donuts, nice library, great gym, all THREE buildings with showers and toilets and sinks were very clean. The management was very nice and helpful. Dave was THE BEST!!! My husband, John passed away is the only reason we have not been back.

STAY AWAY!! They just replied to this message I posted 8 months ago!! Trying to continue an argument that has been over. We left to live in our new home in OCTOBER 2018. Leave us alone freaks!!!!! NOT FRIENDLY STAY AWAY!!! We stayed paid utilities was staying in grandma’s home that she had paid for for us to stay there while she went back to Pennsylvania. We are having a home built. Sad to say grandmother passed away and her daughter wanted us out ASAP. The park owners harassed us to leave (we have a new baby 4 months at the time our first) they even went as far as threatening physical violence if we did not leave. We had proof of bills paid and family word as well as keys to the home grandma let us stay. They even sold us shower room keys. We left not to cause anymore threats, loss of finances for a lawyer and extra stress on our family. I hope others have a better experience but if not I hope you are able to stand up for yourselves in this already harsh world.

EXTREMELY RUDE! I see managers special in front of office, Im looking to buy, thought I would check it out. Spent maybe 5 seconds in front of So called special, never even got out of car. Man, guessing an employee, standing in middle of exit, watching me. I pulled up and asked is something wrong? Immediately he says YES! SO, I asked him what was wrong at looking at the special and he tells me Im belligerent! Extremely poor manners! I wouldnt buy the special if it was FREE and they offered to pay ME TO BUY IT!

Very clean and quiet place. Away from airport and railroad so very quiet. Large lots of crushed rock most with concrete slab and picnic table. Nice heated pool and hot tub. Wifi only available near rec hall so you have to buy internet from cable company.

My friends were driving through Tucson and stayed here since they could not park their R.V. in our neighborhood. The staff was helpful and friendly to them. The bathrooms were tiled and nice. We played a few games of pool in the clubhouse. They seem to have food party get togethers a few times a month. My friends said they would be back. I am writing this review because my friends are internet dinosaurs!

Might be good for long term but not great for short stay. No WiFi or cable on sight. Bathrooms by pool locked and key is 5 dollars. Said office was open until 10 so you could use WiFi there but went to us at seven and was closed. Wont be back. Found lack of amenities very inconvenient for our 5 day stay. Forty dollars a day could at least offered a small fee 1.00 a day for onsite WiFi.

Park is older and the spots are very small.Staff and most residents are very friendly. Problem we had was the electric bill. When we came in we were told it was .10 cents a kilowatt plus taxes They didnt tell us about all the other charges. It turned out to be a lot more then what we thought. They charge top dollar to stay there and then hit you with a big electric bill. Sorry we wont be back.. .

Exactly 1 year ago before these new owners and managers came in and took over, this park was a dream to stay at, everybody was so friendly and felt like a family, it really did.. but now lets fast forward to today, a little over 1 year later to the day, this park has TURNED into a complete money hungry, power house. New managers think they are the king of all castles and own the place. They treat the guests, not in respect, but as like they are an open checkbook AND then kick them to the curb.The family feeling has long been gone. Youve got drunking camp workers walking around, gun carrying anger management issued workerS and managers patrolling the grounds 24/7, just trying to find issues in order to yell and scream at you about, Litterally, Yelling and screaming at you!!!! Dont get me wrong, some maintenance has been improved around the parks, thats a good thing, but when it comes to management and how they run things around here, lets say in the past year they have already been through 4 different managers, 6-7 maintence workers, 4-5 so called patrol and grounds keepers, and I see all new ones in the near near future. This place cant seem to find or keep good workers anymore because nobody wants to work for free or for rude and disrespectful ownership and management. It sucks because this park can be so much more and really be a wonderful place to come and stay like it used to be, but now, just peek in and look the other way because this park has turned into your worse night mare. If you dont believe me, ask all the other residences that have been here for longer then 1 year and they will tell you how great it used to be compared to how crappy it is now. My wife and i r literally the nicest people around and wouldnt hurt a fly, we have helped everybody in the park with anything they would ever needed in the last 3 years of being here, on top of our full time jobs, and now all we hear around the park is how this place has turned into a place that nobody wants to be at. All the activities have been cancelled unless you as a guest want to host and set them up and pay for them out of your own pocket, the park doesnt include anything for the guests, Wi-Fi, cable, guest activities, potlucks etc....... like before all this was complimentary. But now a corporate company came in and kicked all of it to the curb and raised the prices and expect the same results. Please, yes excuse me for my long post, but it just breaks my heart to see they extremely rude managers come it and make this place feel like a prison for anybody else, if you dont believe me, just look at the last few Google reviews on the south forty, all saying the same things

I dont know what that lady was talking about theres a lot more than one shower here theres extra rooms restrooms around the park and people are friendly and its nice and clean and somewhat quiet and its close to everything you could possibly want. Theres a swimming pool hot tub a gym with all kinds of new equipment two pool tables

Made a reservation for one month to check out this RV park. Was scouting a place for my mom and other relatives to stay during winter months. I lasted a week (a very painful week). Managers are rude, condescending, and use intimidation and threats. Location is also not safe. 3rd night of my stay, around 11:30PM the police were called. They roamed the park and made everyone get back into their RVs. Next morning I spoke to a staff member and was informed vandalism is a constant problem. This might explain why manager wears a gun and aggressively patrols during the day. Facility lacks amenities and infrastructure improvements - the place is in bad shape. No WiFi, poor water quality, locked bathroom/showers. Low-end RV park with nice residents, but everyone is unhappy with management and trying to find other locations. Park has no life, no culture, no soul. Lots of open spots, while other RV parks are nearly full. Hope owner sees drop in revenue and makes a management change. If you must stay, keep it short so you can leave quickly. Very sad to see how management treats customers.

With years of rvn under my belt I have to say this park is one of the 5 worst Ive ever stayed at. Expensive, no cable tv, Tengo Internet, and spaces designed for rvs of 20 to 30 years ago. Spaces are very tight, but staff was friendly.

Booked March of 2014 for 4 months over the winter of 2014-15. Called Dec. 2 to get our space number to tell the post office. Gave them a deposit and now they cant find our reservation. 10 days before we are supposed to leave, they cant find our reservation. We have stayed in this park for over 20 years and have been amazed at the inefficiency of the office staff at South Forty and now this is a proven fact. Also, because they do not have wi-fi Ive had to pay extra for a hotspot every month. For an overnite stay this is OK. For anything long-term - find another spot and run as fast as you can.
