The team here at Waterstone is great. Everyone is super helpful and work really hard to respond to your needs. From maintenance to property management, everyone is awesome. Especially Susan! She’s always there to help and keep things spotless. Not ready to move yet, but initial impression is very good.
I have rented several properties in my life and I love living at Waterstone.I have been a resident for a year now and I am loving the change in management! Teanna specifically, is courteous, timely, knowledgeable, friendly, and always there to lend a hand or answer questions! The maintenance supervisor is also so helpful and friendly! This is a major change that deserves all the praise! Navigating all of this through a global pandemic could not have been easy!The rental price accurately reflects the current market, and actually comes in *below* what all other properties are charging in Tracy, CA. Not only does the rent come in lower, but the property is clean, inviting and well managed with superb amenities offered to its residents. The units are beautifully constructed with 9 foot ceilings, spacious walk in closets, beautiful flooring and washer/dryer in unit!Hands down the best rental community in Tracy! 5 Stars!Thanks for all you do!- Jaynae Walton
We LOVE living here. Ever since the new management bought this place out a few months ago, we have loved it here. The management takes care of the tenants and the property as they should and they totally work with you if you fall on hard times. Teanna is the BEST! We love you Teanna!
Ive had a couple of issues with this place, but the new manager is always so helpful. She makes sure things get done in a timely manner. I appreciate her hard work.
Pricey apartment - if we didn’t sign a new contract the rate would have gone up to $3,400.(Not including the hidden service fee just to pay your rent online.)Limited amenities - lots of rules.Limited parking.Good luck getting a hold of the office - they hardly answer their phones and voicemails might as well be deleted the second you leave them.Loud area - train tracks are right across the complex, planes coming out from the Tracy airport, loud residents.Increasingly sketchy area - packages go missing, my car was broken into, and someone tried opening the door when my roommate was home alone.The upside is definitely the maintenance team - very quick to service issues in the units.
I Have been a tenant at Waterstone apartments for 10 months now it wasnt a smooth sail at first but due to the new management it has become the best place ever she is very helpful and understanding my lease is coming to an end but do to the new manager i will be doing another 12 months with Waterstone Apartments
Terrible place to live. They dont even give your family members enough key cards for the pool. Overpriced for the tiny living space. Dogs are allowed to poop everywhere including your front door. This place needs better management. The neighbors are nosy!
The office staff Teanna Russell was an angel from heaven. The apartments was very spacious and comes with a washer and dryer. Plus you can’t bet the price😃😃

I have been living in the Waterstone Apartments in Tracy for 10 months now. I can say that the area is very safe, and enjoyable. The management is very responsive with dealing with any sort of fixes or complaints. The apartment size is awesome. Im totally living comfortably in a 2 bedroom 2 bath with a roommate. The rooms are big and the living room is a good size for entertaining guests. I think the only issue I have with this place (and the most common issue with apartment complexes) some residents let the kids need to be supervised. Yes I am ok with the pool being closed until things changed with covid. Yes I am ok with following all rules.
YOU GET WHAT YOU PAY FOR!I left here due to safety issues. I gave them all the paperwork they needed. I was cleared to move out and monies were good back in 2018 and I just checked my credit and this apartment has sent me to collections for $2700.00. They lost all the paperwork. How convenient!A response to your response: Transparent? So now I will be transparent. One someone has a restraining order on someone and they leave then die to physical abuse, and the abuser finds them. That can void ANY CONTRACT. This includes your contract which is what took place. I gave you guys the police report which shows the Domestic violence. I also have appears showing I was attending divorce court. Hence, how my ex found me. He would drive by and being apartment floor window facing the street it wasn’t safe. The manager at the time released my contract and even was the one who educated me on this little clause no one really knows about. Later I spoke with the newer manager she claims “she couldn’t get into her work emails due to privacy.” Either way I gave her all the copies here we are today. I don’t air my dirty laundry like this because this is extremely personal, but since you feel you guys did everything you could to help. I want to make sure people understand what.could happen. I left one month earlier and you had another person in the apartment within less than 2 weeks it could have even been days. I only know that because 8 days later I forgot to change my address for amazon and I went to the apartment and someone was already well moved in when I knocked. Point is this is illegal when there is domestic violence and restraining orders in place at ANY apartment.
Really good place to live. 3rd story got a beautiful view of Tracy to one side and the mountains on the other side. Pool, gym, soda vending machine.
The pool area is closed again, this time due to management not liking how many people use the pool. They say it is due to Covid but local government, state government, and the CDC all say it is fine to have pools open. In the last year the pool has been open for about 3 months (in the winter of course). And by pool area that includes pool, hot tub, all community grills, and the only area to sit in the sun. (UPDATE: pool area is finally open, all but spa. Thank you to whoever got management to open it). Also kids run around screaming and playing in the parking lot.But on the plus side the rent is a pretty good price for the size of apartment you get. Also the maintenance has been pretty good, they show up within 1-2 business days after you ask for something. Maintenance is also friendly and always say hi to whoever they pass as they go about their work and I have seen them twice in the last week come offer help to people starting the grill without being asked.

Lots of disturbance and carpets are not at all clean.
Lived here 2 years and never had any problems, anytime something went wrong a maintenance request had my problems resolved within 24 hrs.Melissa and Tanya are both very helpful and give great customer service, I have 0 complaints about this place.
Thieves when I went to deposit the check I received from them after moving out and the bank says they closed their account and the money is not there. Ive been calling the apt offices for days and no one answers
Ridiculous staff, uncaring, and did not help me and my fiancée out.I work for law enforcement and they had the nerve to decline our application... hope you guys enjoy
