1. It’s not safe here. My roommate’s bike was stolen twice despite locking it on the railing on our patio. Someone burned through the lock with a lighter and took it.2. Things don’t really get fixed. You have to fight to actually get someone to come out, and maintenance requests constantly get deleted without notice. Every request I’ve put in has been deleted since I moved here.3. For about 3 weeks before the “move-in day” (around 8/20), people were entering my apartment without sufficient notice. The Ivy’s management just sent out a mass email on July 31st saying people would be coming in to fix the empty rooms, but it was extremely excessive. People were coming in every single day, any time of the day, and even on the weekends. The worst part is the people (who knows who they were—I wasn’t properly informed) would leave the front door open when they left. As I said in point 1, this place is dangerous, and the people left the front door of a woman-only apartment wide open! And even worse is I have a cat!! A cat that is legally on the lease and management is fully aware of, yet this happened at least 7 or 8 times. I’ve become anxious every time I hear someone outside because I’m worried someone is going to barge into my apartment without warning again.4. They’re trying to make residents leave reviews in exchange for a chance to win an electric scooter. I promise you, the positive reviews you see anywhere for the Ivy are fabricated. This company is extremely corrupt. My roommates spent around $2,200-2,400 a month for our 4x2 apartment that is in terrible condition and is never fixed.. where is all the money going? Even the amenities are broken. Make it make sense.Some pictures added for ✨ spice ✨

I really have to say I haven’t had the best of luck finding my right apartment. Buttttt let me tell you what !! I love it here Brent has made my daughter feel like this is her real home. When he helped us he made sure we needed all the things we needed to move in. He’s such a great person and a good add to their team. I also love the maintenance team when I put an order in they came right away. Great team overall I love it here thanks to Brent and the maintenance team and the rest of the staff. Thank you all

Living at The Ivy is a wonderful experience. Although, there were some issues with moving in as my room was not the most up to par, I have great roomates and built a great connection with them by simply communicating with them. I took care of most of the problems in my room and I’ve had a pretty good experience making the place my own and decorating. I’m pretty comfortable with the place I’m in, especially considering it’s my first year in college. Just make sure to set boundaries with your roommates in terms of cleaning, house rules, and such and you’ll have a great time!

The amenities that the residents have access to are always maintained. I would recommend The Ivy to any friend or family member looking for a cheap yet pleasant and enjoyable apartment in the North Tampa area!

This place is amazing, it’s clean and close to campus.I go to usf and it’s Perfect for me, the property is really big and the pool is beautiful. The office is always doing fun activities for residents. Another thing that I like is that maintenance always takes care of any issues you have in your apartment within 24-48 hours. It’s a really chill place to live there’s allot of young people that live in here between the age 20-30. I would recommend you to chose this as your place to live for your new journey.

I’ve lived here 3 years now, not really many problems other than bad luck with roommate assignments. Could be cleaner around the complex, but I’d say you get what you pay for for the most part. Maintenance is a hit or miss, easy problems with easy fixes they fix in no time. If you’re unproblematic and low maintenance it’s pretty good

I am an incoming freshman and I just signed a lease at The Ivy a couple months ago! When I first decided I wanted to live off campus, The Ivy was the first apartment I toured! Allisyn gave us a tour and we toured a 4x4! The apartment was very impressive and Allisyn was very informative! She gave a great tour but wasn’t pushy and allowed us to look around and feel comfortable! The model apartment was very clean and gave me a great idea of how to decorate! The apartment is furnished which is great, especially when my home is a few hours away! I was so excited the first time I toured that I totally forgot to take pictures! We were at campus the next week so I went in and asked to take pictures and they let us right in and allowed us to take pictures to help me get a better idea of what I wanted to buy to decorate! A few weeks ago I was emailed a supply list which was very helpful and helped me decide what I actually needed. The pool is amazing and I want wait to hang out in the cabanas! I follow The Ivy on Instagram and they are always having fun activities and giveaways! They host lots of fun brunches and get together which will help me make friends and meet my neighbors! The staff is extremely responsive and has always been speedy in responding to my emails regarding any questions I have! I can’t wait to move in knowing I’m living in a place that is comforting, warm-welcoming, and organized! I would recommend The Ivy to anyone and if you’re feeling on-edge, definitely go tour and see if the place is right for you!I attached a few photos of the model apartment! One other thing I forgot to mention, but after the tour they have a FULLY stocked fridge of snacks and awesome drinks! Definitely the cherry on top for a college student! It’s perfect! I can’t wait to move in!

I have lived here for 1 month now and have had no problems whatsoever. The gym is actually really nice and I tend to lift here a lot. Maintenance is fast, the only minor problem I have is that I wish there were more college students my age.

I usually never write reviews, but my experience with The Ivy has been really bad so far. The maintenance team is very slow. I moved a month ago and both dishwasher and Washing machine does not work. I lodged a maintenance request about a month ago to fix the washing machine and still its been unattended. In fact they closed my request without fixing the issue. I had to open another request. If this was not enough, the dishwasher does not work as well, its badly flooded. This is so unacceptable. In spite of visiting the leasing so many times, things dont get done.I wouldnt even leave 1 star.

Its alright. Dryer doesnt work and many things like the air vents look like they have never been cleaned. Furniture is patched up with tape and staples but other than that its fine. Quiet community, friendly staff and although i havent gone to one yet they hold little community events.

You get what you pay for quite honestly. as one of the cheapest places around it’s quite easy to see how low the quality of housing is. expect sub par room conditions, mold problems, paint chipping, missing/damaged furniture and i’m sure the list goes on. if i was a woman i would not feel safe walking around this complex at night. the “””””maintenance”””””” employees really don’t care at all and there is regularly trash and deplorable conditions around the complex.

I moved here a few weeks ago. What Ive learned so far is that the maintenance team does not exist at all (at least for my experience they never showed up even after reporting a few times) The dishwasher does not work. One of the bathrooms has terrible leakage. The stove wasnt set when we moved and we had to figure it out ourselves. It is not very clean and there are bugs everywhere.The staff in leasing office are welcoming and warm and the rent is slightly lower than other places but those are the only good things here.They put a lot of energy and time and money on marketing while there are several problems with the actual houses. I wish they cared more about what is going on not just the perfect image they are advertising.

Its a nice place to live the office staff is nice it is a nice place to live they re trying to improve the place they need better lighting in the parking lots and better security and when you have a problem with a roommate they try their best to resolve it and i dont understand the reason for the rent of the apartments here being a studio cost more than a two bed room and a two bedroom is a little less than a studio a 3bedroom less than a 2 bedroom a 4 bedroom is less than a 3 bedroom and a fourbedroom

To be frank, this place is terrible. I don’t like to leave reviews but the deception that is happening here is horrendous. From the day I moved, my room was filled with the remnants of the last tenant who had moved out months ago. This included, but was not limited to moldy dishes, pots and pans, half filled two liters, trash in the bathroom, clothes, and lashes on the dresser. To add, there was an alarming amount of mold in the common areas, surrounding each outlet and light switch, and growing from the vents and baseboards. The sink has been unusable from the day I moved in as it is clogged and it has yet to be repaired in the month I have been here. The whole apartment smells of mildew. Every day, there is a terrible new discovery and I am, quite frankly, sick of it. Each person that I have run into on the property has had an almost identical experience when moving in and it is shocking that the property had been deemed proper enough to hold the title of an Autograph Collection Property. Please spare you and your child the stress and look elsewhere. Living here is a health hazard at a minimum. I give a generous second star because it is a decent amount of space and I like the room in the bathroom, but even then, it is not properly ventilated.To Summarize: mold, lack of maintenance attention, everything is broken upon arrival, etc.

After learning of many changes that are coming the Ivy’s way, I’m very excited to be staying here another year. The office staff is super nice and helpful and they are very accommodating. The apartments are not the fanciest but honestly you get what you pay for and for the price the apartments are pretty good, it really just depends on how clean you keep your apartment. I’ve had maintenance out to my apartment a few times and they are always nice and get the job done quickly and it’s done right.

This place is absolutely foul and disgusting!! The apartments look nothing like the model unit they show you. I was tricked into pre leasing a studio apartment, I was told it was a one bedroom and the person who told me conveniently doesn’t work there anymore so no one believes me. They charge you $275 because the apartment is “move in ready.” My unit is roach infested, the ac drains into the shower and there’s mold everywhere, the dishwasher was full of old slimy water, the stove sparks and starts smoking so I can’t even cook, the lint catcher for the drying was so broken it ripped my clothes and absolutely NOTHING was cleaned or replaced. The maintenance barely does their job and most of the staff is underpaid and overworked. DO NOT RENT HERE YOU WILL REGRET.

At move in the unit was not ready at all. It was filthy, carpet not cleaned, broken moldy window, mold on sprinklers in unit, smoke alarms that expired in 2009, roaches all over, and we had a 3 page list of repairs needed. Maintenance was rude and its been almost a month and still nothing is fixed at all. Additionally they over charged the account and fail to follow up or follow through with repairs or basic communication. This entire move in experience for my student has been unacceptable and now she is away from home living in an apartment with mold, broken windows, and other life safety issues. DO NOT MOVE HERE!My air conditioner hasnt worked for over a month in the middle of the summer, maintenance constantly lies about repairing the ac unit.Office staff is incredibly nice but no one actually does their jobs they just smile and act like everything is dandy instead of improving the living conditions . I literally called the office every day for over a month to have my toilet leak fixed and my air conditioner fixed with no resolution. As a college student, I highly suggest against signing a lease with The Ivy, its not worth the stress.

If I could put 0 stars I would but the minimum is 1… i have the worst experience in this community. Apartment dirty, bad management. The office ignore any request. Up charging almost every month on my rent. This is terrible…. Do not let yourself get charmed by the nice pics they show you and the pool and other “cool” looking stuff. The reality is very different. Pay a little extra and go else where!

This is the BEST place to live, if you really hate yourself. When I moved in April 2020, the room was dusty. There was leakage in my bathroom, placed work order n number of times but no one cared to repair it. When I asked management they said the leakage above the bathtub is left intentionally for AC water output. I guess they want to open a waterpark in bathroom.Placed a work order for repairing washing machine, and same story no one turned up to fix it as they had some issue with maintenance over the last few months.If you got your room in unit 3604 apt 201, I would really like you guys to think before moving in.I had roommate problems, the guys were smoking in common area, playing loud music at 3AM in morning. When I complaint to management they did not took any action, said I can file bakers act if I want too.They just want money, if you have signed your lease I would recommend you guys to think again, or move to a better place.Only positive was their Wifi and monthly rent remainder. :)

Signing with the Ivy is easy and reliable. I recommend that persons moving off campus stick to apartments with leasing offices. Ive found that landlords that are renting out their own space may not have your best interest at heart. However, at places like the Ivy, the staff want to ensure your signing process goes smoothly. If you have any questions, the staff always provide quality customer service in person or on the phone.

This place is literally falling apart and they don’t seem to have the resources to fix it. Upon moving in there was no air conditioning, no hot water, kitchen sink leaking to the point where we had to put a bucket under, toilet was all wobbly, the air handler is about to fall down from the ceiling in the bathroom. There were nasty dirty clothes left from previous tenants. The living room window literally won’t close all the way there is a 1/2” gap at the bottom. The place is filthy dirty- the rug should be thrown out and there are roaches. Move in day was 6 days ago and still no hot water!! Stay away from this place - don’t be fooled by the nice clean unit they show on the tour.

Like losing $ 300 Dollars in a day with THE IVY, I do not recommend it, they deceive you by showing you a model apartment, super comfortable, nice and clean, but when you decide to take it, first they do not let you see your roommates, they do not let you see the real place where you are going to live, only until when you have paid and you have nothing to do, absolutely nothing of what you saw is horrible, dirty, rooms with the worst fittings, a mistake. And as surely you will not want to live there after seeing the reality, you lose $ 300 dollars for the cancellation of the contract and apart you have to wait 15 to 30 business days for your surplus to return.

I lived in this apartment for 2 years and in the end I can tell that the service here is terrible!My washer spoiled in the last 3months before I moved out, they never fixed it nor brought a new one until three weeks before I moved out. The roof of my bathroom leaked for over a year and they never fixed it despite my endless work orders.They pair you with roommates that make your living conditions terrible despite you filling the roommate matching. They charge you outrageous bills for utilities you dont use.As far as I am concerned, it is not a great place to live.

I had a horrible experience here! do not sign a lease! i was shown the model apartment and was actually told that the apartment i would receive would be better than the model with newer stuff. the day of move in the apartment i was assigned was horrible cigarette buds found on the stairs walls stained inside the apartment, it smelled horrible. they showed me a second apartment which was just a small improvement from the first one, the room was smaller than the model the furniture old, i can go on with how horrible it was. nothing was how i was promised it’s really really a scam and from reading the reviews i see that many other college students have fallen for the scam as well. please listen to the reviews and do not sign here.

If I could give this complex zero stars, I would. Management was unprofessional and selfish, employees/staff did not care, maintenance crews drove around in golf carts not even doing their jobs. The amount of neglect and ignorance surrounding this place is unfathomable.Between the mold in my bedroom/Livingroom, the never ending roach issue, the water damage in my bedroom, the vile conditions: i.e decaying trash (must have been there for months), this was the worst experience in my life. I came here to stay for 3 months due to an internship and it took them 2.5 months to fix the problems...Yet, the roaches still were not solved...I even found roaches in my PC when I opened it up...LIVE!!They will do anything to screw you over for a dollar. Trashy units. Incompetent, selfish, unprofessional management.Roaches in the unit. Trash all around the complex, dirty looking buildings in general. Units that continue to break about once a month: the bathtub over flows with sewage from another apartment, then the hot water is out, then the toilet breaks again, then the roof is leaking and the maintenance says “what do you want me to do about it?!?”. All of this for $730 a month, I could pay less for better housing.After being transferred to a new unit, it was dirty and had appliances that did not work. The roommates were using the dryer without the lint guard. After asking the management to fix it, they said it would take a while and were dismissive of it. They have continued to show that they do not care about their tenants, and only want rent money. The management is incompetent, selfish, and unprofessional.

Great first apartment. I love the amnesties available. My favorites are the gym, volleyball court, and tennis court. I have had only one inconvenience. My apartment was flooded twice because of a leak in the pipes but the office took care of it very well and very fast. Maintenance is always available. The office is always willing to help their residents. They also always have stuff going on such as social events and giveaways. Great community 👍.

The Ivy is well managed and responsive, and also cares about their residents. They are also pet friendly, which is a huge plus! In addition, rent is great compared to other local apartments. Literally worst student apartments you can live at. There are lots of roaches and bugs. The amenities are all broken or missing like at the pool and in the gym. My roommates were gross and it took until one physically assaulted me to get her evicted. Her bathroom was literally black with so much mold and roaches were crawling out of her room into mine and the rest of the house. If I could give 0 stars I would.

The front office staff are pretty nice overall. Thats pretty much the only nice thing I have to say about this place. It was cheap when I was living here, but the prices have gone up, so Im pretty sure this place is no longer the cheapest youll find in the campus area.Expect to get charged for damages when you move out, even if you didnt do anything, theyll charge you for something when you move out.Also, expect roaches. Honestly, just buy roach repellant. Ive had pest control in multiple times and they didnt do much.Its a gated neighborhood, but literally anyone can enter. If you do move in, be extra careful at night. Ive gotten robbed once, literally a few feat away from my apartment.

PROS: I lived here while at USF bc of the low rent. It was $550 in 2018, by the time my lease was up, the had raised the rent had gone up $100. Much cheaper than nearby places. Great amenities, pretty cheap, chill area. I had no complaints for most of the time I was living there.CONS: I never had a problem for a long time living there until we had a flea infestation. Despite requesting fumigation 3 times, there was still a problem. They let me move to a different apartment and excused the transfer fee for the inconvenience which was great, honestly the least they could have done considering their fumigation service does not work and I was displaced for 3 weeks. The reason why I give this a 4 is bc TLDR: they tried to trick me into paying additional rent, it was a terrible experience trying to sublet my room. Advice: Be careful when subletting your room from them, document everything and make sure to be assertive. Do not let them try to trick you.The full story if you would like to read: during the end of my lease I was trying to sublet the room. They kept saying that a person would take over but then it would fall through. This happened twice, one in January, one beginning of February. So I had to pay 2 additional months of rent despite being moved out, which sucked but is what it is. The third time, the day after someone supposedly was to move in to my room, thus taking over my lease, I called to check that my name would be removed, that it went through, again as someone had moved in the day before. They told me that it had fallen through and that no one is taking over my lease (I knew that was a lie though bc my roommate told me someone had moved in). When I asked why someone was in my room but I was still responsible, they said that the girl who had moved into my room was an existing resident, and that she had her own lease. They said there was an emergency situation that night so she moved into my room because of the emergency. This girl had her own lease she was paying in a different room in a different building in the complex, she wasnt a new resident, and had just transferred to my room. Therefore, I would still be responsible for my lease. If she transferred to my room, it stands to reason then that I was transferred too, into her room. How can the room on my lease still be my responsibility when the office had put someone else in there to occupy it? If she was transferred to my room then it means I would be transferred to her room, no? I asked when I could pick up my new keys to her old room so I could move back in since Im still supposed to held liable for rent, I should have access to my new room. When they saw that I had caught on the B.S., they were FINALLY able to get a manager (despite me trying to contact them that whole day) for me after being on the phone with them AGAIN ALL DAY and they removed my name from the lease. It was super sketchy of them, lowkey illegal, and left a sour taste in my mouth. They had tried to trick me into continuing to pay for rent even though the room I was legally responsible for they occupied themselves. Essentially they transferred me into a different room with out my consent or without any documentation because they thought I wasnt in the area anymore

DO NOT SIGN A LEASE AT THE IVY. IT WILL BE YOUR WORST NIGHTMARE!The Ivy deserves 0 stars!There are a million issues at The Ivy and they scam college students with UNINHABITABLE apartments! The Ivy will give you a tour of an upgraded, luxurious apartment and the complex’s amenities but you will NOT receive an apartment up to that standard like the model apartment. Upon move in, expect mold which will have you sick and going to the hospital. There has been multiple occurrences of mold in the apartment. On move in day, I walked into my first apartment with a horrible cigarette smell, broken and torn furniture, dirty floors and appliances. My first bedroom had walls which were dirty, cracking and bulging in. I wish I could say that is all. The Ivy offered to move us into another apartment which featured missing household appliances, MOLD, etc. In addition, The Ivy does not adhere to all maintenance requests at a timely manner and they are known to ignore maintenance requests. I put in a maintenance request for a missing light over a month ago. I was told by the employee who gave us a look at the second apartment that it could be fixed and to just submit a work. It has not been taken care of and no one has followed up about the issue over a month later. If I pay my rent on time, I expect requests to be completed in a timely manner and issues to be taken care of. The Ivy is not concerned about the health and wellness of their tenants but only the money involved with them. I will be in contact with the Hillsborough Health Department!

If someone on the property (the entire complex) goes over on water, WE ALL GET CHARGED FOR IT. They don’t have even have to live in the same building as you, the billing support department explained it all to me when I asked about a $46 overage for the past 3 months. They simply stated, “as cooler weather approaches and residents get more conscientious about their water, we expect the charge to decrease.”

Lots of roaches and flies in the rooms. Maintenance are slow to repair and fix or never repair or fix issues but quick to collect payment. Be aware of Moles. Don’t become so attracted by the front and the walk through presentations that you are side swipe by the true living space that will be rented to you. It’s all about the apartment owners not you. Be very careful. This is not good at all. Once you are in and sign it’s too late there is no way out😟.

For the price, it really cannot be beat in the area, but that statement comes with a variety of caveats. Regardless of the situation that the pandemic has caused where most of the people that would typically be learning in class, there is no reason that I should be getting less than 1mbps download speeds. This is some of the worst WiFi that I have ever experienced and I work remotely as well as am enrolled full time at school. There is no option available for faster internet and that is honestly one of the most important things to me when choosing a place, and I was wrong for expecting a baseline that would be considered average. I chose not to move in early because I was told that the room would better be up to my standards if I were to wait until the official move in date. I walked in to a dirty room with various issues, but one glaring issue was the lack of desk that was in my room. Upon turning in the paper work and contacting them on the phone about getting a desk, I was not offered one when I mentioned that I did not have one, so rather than trusting them to deliver on what they consistently fail to do, I brought mine from home. I am happy to say that this is my last semester at the University and I will be frantically searching for a sublet around December. If you have the wiggle room in your budget, please just go for a nicer apartment. You truly do get what you pay for.

Not the best but fine for a first time apartment, price wise. Front desk staff was amazing, they always are, but my unit had a disgusting smell in it. The price says 640 on my lease but somehow, I always end up paying more than 700 a month. These hidden fees aren’t fun.

Totally recommend! Very affordable and pleasing to the eye. Very friendly, whether it’s with prizes or giveaways, or just a friendly hello. Neighborhood well kept up and clean. Inside of the apartments are very nice, even in the non-upgraded apartments. You can literally do whatever you want with your patio. 10/10 definitely would resign if I could!

Overall, I really enjoy the apartment but there were many obstacles to get everything fixed when originally moving in. The apartment smells like smoke when you walk in and our a/c unit would leak in the bathroom constantly. Maintenance has been great I coming over to fix the problems after having to come a couple times.

I have so many things to say in this post that it will be better to just stays that please, stay away. Front desk agent was extremely helpful and compassionate. It is very true when other reviews stayed that they only care about the apartment owners, collect the money and hook people up in contracts at whatever cost. I am a homeowner and had never rented a place before. This was my first experience and it was horrible.

If I could give The Ivy 0 stars then I would! Whatever you do, do not live or sign a lease here. When I originally picked up my keys, the unit they assigned me to was uninhabitable. There was mold, mix matched furniture, it smelled as if there was 20 animals living in the apartment, there was absolutely no cleaning done, and MANY other issues. They moved me to a new unit and it wasn’t much of an improvement compared to the first, but I had to move in because I had no where else to stay. While living at The Ivy, I was constantly sick due to mold in the apartment. I was miserable living here and I wish I would have taken the reviews seriously. After moving out, I got my final statement. I had no problem paying for the balance, however, my guarantor and I felt more comfortable paying AFTER we saw an invoice for a service that the Ivy supposedly had done to my apartment. I requested to see it and then I would have paid the balance. A week later, I received a phone call from a VERY unprofessional employee telling me that they would send me an invoice of the service, however, they would be adding on charges to my account. We’re in the middle of a pandemic, most people are out of jobs... to call and tell me that they want to add MORE charges to my account simply because I requested proof that a service was performed is ridiculous! DO NOT SIGN A LEASE HERE!

I have lived at The Ivy for a year now and maintenance has always been quick to resolve any issues we had within the unit. The staff are very helpful and have done an amazing job. Proper procedures have been followed during the pandemic in a very organized way and residents have been inconvenienced as little as possible considering the situation.

The really friendly and helpful team works at the leasing office. I was living there for 1,5 years. Overall was a good experience. I had very friendly roommates. In this community, I like the pool area and gym. Maintenance requests always were done promptly and professionally. I recommend this community near the USF area.
