We moved in a month ago and have already had to put in multiple maintenance requests. The maintenance crew are beyond helpful and super nice but someone in managent should have inspected the apartment prior to move in. Case in point when we moved in our bathroom smelled like a sewer.In addition, I needed a copy of my lease so that I could enroll my child in school. The lease is in my husbands name and he was at work. The office did nothing to accommodate.Also, the walls are super thin.
Very very rude and disrespectful manager Brandice McCrim…., Never get anything done and trying to make you feel bad and tell you she will take care your problem on her own personal time, but never does anything and then yelled from her office she couldn’t do it( very unprofessional)did not even come out to talk to us . Something happened with the system and I couldn’t get my package and I called Amazon hub and DHL and both of them tell me go see the office they will run the program and open your locker for you, or call us and we will open any locker for you, but manager has to be there, but apparently she never has time for it, it has been 2 weeks already. I can’t dispute the charge because they have proof of delivery and package was delivered and still in the locker. I tried everything possible way to get my package just to avoid to talking to her, but they said go see your manager so that means unfortunately will never get my package. Also never got any replies to emails about it.
We have lived here for 4 years. We feel so blessed to live in such a beautiful place, close to everything, and with really nice neighbors and office staff. Our kids go to Chiles elementary, Liberty middle and in a couple of months Freedom High School. They live their schools and so do we as parents. It truly feels like we live in a resort. The pool, playground, tennis court, basketball court, even dog park are top notch. They also have a place to wash your car (free water), dog cleaning station and beautiful maintained landscape. Almost forgot the newly added Amazon hub (picture included). Also but not least the 3 gas grills by the pool.❤️
Outstanding apartment complex. We moved here to escape our previous terrible apartment. They have awesome events every month to bring the community together. The maintenance team is wonderful – you submit through their app with photos and it’ll be complete that day or the next. The updated apartments are nice and neighbors seem to be quiet. All of the apartments have 9-10 foot ceilings which is great for people who are tall.Amenities include: clean gym, large pool and jacuzzi, car wash station that you don’t have to pay to use (beside vacuum), dog wash station, tennis court, and dog park.Downside: parking can be an issue towards the end of the day. There are not enough bike racks. There are at least 20 bikes stacked on top of each other and not locked because there isn’t any room on the bike rack. The bike racks are also in two locations far away from apartments.
Well-maintained property and my floorplans are really spacious. Management and maintenance team are very responsive, professional, and completes service requests in a timely manner. The manager Cindy is so amazing as well!
Really nice community in Tampa Palms, just slow response in pest control, if you can do it better it would be good. Scheduled for pest control person to come in today but I think they forgot.Maintenance response is good
Its very frustrating to call them around 7 times and get no response, I think they answered me for the 2nd call, and when it got dropped off, its a minimum courtesy to call back. I can really imagine how would it be to rent apartment with such a management in place. It kind of proves thier arrogance.. I am open to changing my review and also might rent here (just because of convenience) if atleast I am being treated with minimum courtesy...

I recently moved out and our experience here was excellent. Christine is the best. Every time we needed help with any details, she was always kind and found a way to help. Quite neighborhood and perfect location. Highly recommended.
I give 10 stars! The Grand Reserve is the best apartment community my family and I have ever lived in. First, you have a thriving community with children riding bikes all over the place. The employees are so caring and more than willing to bend over backwards to serve you and your living space! One last thing, the apartment was so clean and remodeled that it seemed like it was brand new. Its a breath of fresh air living here. Thank you.
We have lived here for 2 years, and are only moving because we purchased a new home. We have had an amazing experience here. The maintenance team is so prompt and friendly, and the same can be said for the office staff. The property is constantly making improvements. I will definitely miss it here!
Better apartments at a better cost elsewhere in the area. Even though they were recently renovated, the apartments are still very run down. There was leaks all over the ceiling directly outside our apartment, in return leaving mold and puddles everywhere. It’s very overcrowded, there’s never any parking. Thin walls so you can hear your neighbors all the time. The apartment complex in general was very noisy at all hours. No one cleans up after their pets...I could go on. Upon giving notice that we didn’t intend to renew our lease, we received a letter stating our last day in the apartment and our last rent charges. We left the apartment in pristine condition, paid all remaining fees, and turned in our keys the morning that was stated on our paperwork. A month after we moved out they tried to say we owed a fee for moving out late, even though we have paperwork that says otherwise.... I don’t know of any apartment complex that doesn’t keep track of the paperwork they’re sending out to residents, but I wouldn’t recommend leasing through them.
I don’t think it’s fair that someone else got to tour but I was not offered even a tour. Even though I was looking for a 1bedroom doesn’t mean I don’t want to see something. The last acted like I inconvenienced her at the door. She immediately responded with I have nothing to show when I drove by yesterday and they were showing people. This is unfair housing and I’m filing a complaint with HUD.

I moved in about 6 months ago and have experience nothing less than excellent. Thank you for making my move flawless and thank you for your prompt attention to my requests. My apartment has a nice view, the gym/pool area is clean, landscaping is beautiful, and I just love Tampa Palms. Living right next to an interstate is a blessing. Staff is awesome!
Living here has been good! The maintenance people are quick and polite. The office staff is wonderful to talk to and know you personally! The only thing I would change is heating the pool.
This place is filthy. Management does not care what’s going on with your apartment. Their only concern is receiving rental payments. That is not coming from a negative standpoint, it’s a well known fact. The buildings are so run down and falling apart on the inside. It looks decent from the outside, and they keep the pool area and the office looking nice, as it was decorated by an interior designer. The complex is “allegedly” run by several corporate individuals, with names listed on the “Greystar” website, although none of these people seem to exist. How do we know? Because we sent certified letters to each of the names listed and not one of the “individuals” listed responded. The letters contained very serious information. Not one (out of 12 letters received a reply.) RUN!!!!

Weve been here three months and already regret coming here. We are on the first floor of our building and couldnt be more disgusted with the hallways. They are always filthy and the doors covered in heavy dust due to no maintenance; which is paid for in addition to the monthly rent. The place looks like those creepy homes in bad neighborhoods shown in the movies. Ive seen more roaches in my apartment in three months than in the rest of my life. Even though they send the exterminators every so often, it doesnt help to have the whole outside area so dirty. The garbage containers outside the doors are horrible!! the guys picking up the garbage dont bother picking up anything they drop in between and wont bother taking a box of pizza. The back of the building is a wooden area with trees but the nastiest thing Ive seen with the ground cover with some mixed residue of lint and dirt. I dont know what the payment for garbage disposal is for either.The staff here is very friendly and always attentive to your requests but I dont think they check to make sure everything is being done as expected. It is more about the maintenance and other people working around the community than anything else and I am sure this would be a better place if they have a manager inspect around the buildings to see what is going on. The main area and amenities are well maintained and the apartments are also very clean when you rent.
My partner and I lived here for 15 months and left the place in absolute pristine condition. Because she turned in her key and I was unable to turn my in because of work until two days later, they insisted on charging us double for extra days of occupancy, even though the place was vacated and in perfect condition. This is not how you treat a customer and certainly not how you treat a resident of a community. I’ll never return and I’ll never recommend them to others.
The Grand Reserve at Tampa Palms is an EXCELLENT place to live if youre a student, a middle aged couple working a hectic schedule, a couple with young children or a retired couple. Its beautiful, roomy and convenient. Even our trash is picked-up at our door 5 times a week... not to mention the nice little play park for the kids, volleyball court, workout room, swimming pool and auto center for keeping our cars clean.Our office staff is really very helpful, nice and sweet too and our maintenance staff get the job done right. The neighborhood is excellent also, off of Bruce B Downs, very close to just about everything anyone could ever need or want and its right around the corner from Interstate 75 North and South on ramps.Thanks Grand Reserve at Tampa Palms for our BEST apartment/home rental experience EVER!
We have lived here since December 2014 and absolutely love it. We feel like we are living in a resort. The downside is that there is no public transportation, so if a car brakes down we are out of luck but its not their fault. The complex is next to I75, many places to eat and shops at walking distance. Any time we have needed to call for maintenance they have responded pretty quickly and fixed whatever issues. Our girls go to Chiles elementary, a short walk away, which is an A school and they love it. The staff at the Grand Reserve are always helpful and friendly. It takes me 25 minutes to get to work, not a bad commute for me.
Terrible company. Applied for the wait list with a specific price range of under $1250. They offered us an apartment that was out of our price range that we could not afford so that they could keep our $150 deposit since they offered us an apartment. Would not recommend!
Very unprofessional & biased management. I went to find details on apartments & the first statement the lady makes is these are expensive apartments.She was rude & condescending & seems to be experienced in driving away customers.
The grand reserve is a great place to live, it is quiet, beautiful and well maintained, all the stores you could want our right next door and 2 malls are within 15 mins of you. majority of people that live here are students, small families, or newly weds, Never any parties or anything so far! Maintence is always prompt, super courteous and willing to spend a min talking or joking around a little bit, along with front desk staff, I have never had a problem with them they are always nice even when you might be a little angry. Very professional. The floor plans are very nice and spacious, there are more outlets in my one bedroom then I will ever need. When I moved in everything was super clean, everything working, new paint and carpet. It is pretty quiet I generally cannot hear any noise outside my apartment. The self car wash is a nice touch, I Just wish they had more than one hose because they have 3 bays and when there is 2 or 3 people their it gets kind of difficult to wash your car. Overall in my 2 months I am very pleased and most likely will sign another lease when mine is up.Thanks Grand reserve!
Lived here for 3 years - through management changes, hurricanes and all.Older gated apartment complex, but most units have been recently renovated and the property has been very well maintained overall. Pricing is reasonable considering the prime New Tampa location. Decent amount of parking around most buildings. Decent sound isolation between units and floors and a management/maintenance that is generally competent and well intentioned. Always enjoyed the resort style pool and detached garages for parking (but youll pay extra).The breezeways can be grimy as some of the other reviews have stated, and pressure washing doesnt seem to make too much of a difference. Ive found that the property is very clean overall as landscaping is done weekly.Incredibly easy access to the nearby Publix, BJs and CVS for gas and groceries. Super easy access to get on i75, but expect a 40-50 minute commute if you work a 9-5 downtown/westshore.All things considered - highly recommend this apartment complex and the surrounding area - would absolutely live here again.
The rudest management I ever encountered... The GM was very very rude to me when handing her my payment in front of potential tenants. The prospective tenant even looked at me when she went in the other room and said wow that was rude NEVER EVER LATE with my rent....NEVER LIVE HERE!!

Parking situation is a nightmare unless you pay extra for a designated spot which may not be anywhere near your unit. If you take a shortcut through grass to reach your vehicle, at some point youll inevitably step in dog poo that someone didnt pick up even though the station with bags is 8 feet away. During move in, requested that sloppy paint be touched up. Was told no problem. Followed up twice, eventually they left an old rag and a can of goof off on my counter. Folks in apartment above sounded like they were having a ufc event after midnight, management told me, sorry thats unfortunate but we cant do anything, next time call the police. Lastly, when life event unexpectedly required me to terminate lease or sublet was told that due to fair housing regulations absolutely nothing can be done to assist, even with 30, 45, or 60+ days notice. Translation- because we havent been reasonable with tenants in the past, we cant start now.

I love the location, the staff is very friendly and extremely helpful. Maintenance is quick and knowledgeable. Price is reasonable without crazy hidden fees.When I moved here last October I had an ant and smelly ac issue. The pest control team that they are contracted with are very good. I left notes around my house of all the places where the ants where because I could not be there. The pest control guy wrote on all the notes where he sprayed and dusted and informed me of when to follow up with for the next treatment. Thank God they are all gone. I also had an issue with a.c. unit smelling horrible and the grill was filthy. It was causing issues with my eyes and the manager got the their contracted a.c. team out quickly. They cleaned out all the ducts, grill, and added in the u.v. light to kill any other bacteria. That was wonderful!. I am still having an issue with the smell from time to time so Im not sure what could be the cause now. Also the a.c. was blowing hot about a month ago twice 2 weeks in a row. Maintenance was out within an hour to resolve it so I believe my units a.c. will need to be replaced at some point. Other than those 2 points I love this place. It is a great location, family oriented. There is not a lot of random kids walking around and is not noisy. Parking is not an issue for me or any guest that Ive had over. The gate works which is always peace of mind. I love the gym its clean and they have built a spin class room across the way from it. It is right around the corner from the best restaurants. I feel safe going running or walking by myself around the neighborhood. Its always clean and well manicured. Also one thing to add is to make sure your garbage can is locked. I believe raccons have been getting into my trash and I stay on the third floor lol. So yea very important. All in all this is a wonderful place to live.
While there are quite a few positive posts enticing you with the possibility of living in a safe and quite neighborhood with great amenities/luxuries, once you move into your respective apartment unit it’s a completely different picture... I’d be giving the place 0 stars if I could and here is why: The corporation, Graystar, locks you into a lease thats almost impossible to get out of without owing additional money and fees. There is a clause in the lease agreement that states you have to give a written notice no later than 60 days before your lease expires or else you are obligated to pay month to month at a significantly higher rate! I signed a lease for 12 months! That’s it! Why am I being locked into a month to month contract afterwards?! I warn everyone to look through your entire lease agreement with a fine tooth comb! In addition, I have had my personal apartment unit flooded over 3 times! Once due to a maintenance request to service my non-flushing toilet (I came home to several giant fans blow-drying the entire unit, the electric cost of which was entirely my responsibility somehow), once due to a fire sprinkler leaking and creating a giant puddle into my apartment from pipes in the ceiling above, and several times after roof repairs which ended up leaking into my unit every time it rained! And yes, I have pictures to prove it! Not sure how to attach them to this review... As if the already high sky tarriff called rent isn’t enough, prepare to pay an HOA fee which is non-negotiable! The beautiful model apartments charm you into thinking you’d be moving into a similar unit which is far from the truth. Case in point, the floors of the model unit are a sleek slate colored laminate but the floors of the unit I ended up with are a dingy old brown lackluster laminate which completely takes away from the so called “luxury” apartment living feel.The Grand Reserve claims it’s a pet friendly community, however, it imposes a non-refundable fee of $300 per pet and all I have is a tame old indoor cat. How is that pet friendly?! The lease stipulates a lengthy cleaning requirement once you prepare to vacate including having the floors waxed. God, forbid you live in an apartment and actually use it! You will be charged extra fees if the place doesn’t look brand new after you vacate! Parking: Extremely limited! Garages are rented at an extra fee and there is never a spot to park even though you live here! Multiple vehicles are parked every night illegally making it nearly impossible to get out of your parking spot, should you be so lucky to find one, because you are blocked in! This is never addressed and vehicles are never towed after parking in no park zones.Pest control: I have found multiple roaches, and an ant infestation, which I dealt with on my own.In conclusion, the company has spent a ridiculous amount of money for a pool, a shiny gas grill by the pool, and something resembling a fire pit, again all for the sake of making the pool seem more attractive as if I am going to be living in the pool, an elaborate office for absolutely no good reason other than to lure in unsuspecting new residents, a gym that is barely used and a fancy lighted fountain. The apartment units themselves, could more than use extra attention. Graystar has slapped a couple of stainless steel appliances and some cheap laminate flooring to justify calling the complex “luxury apartment living” but the buildings are old and neglected. The windows and doors are old, stained, chipped, cracked, the bug nets torn from tree branches or debris falling. The paint on the walls will have dirt and what resembles pubic hair painted over God knows how many times. The cheap plastic shower insert is chipped and stained. You won’t find real tiles or hardwood flooring here and you can completely forget about granite or any backsplash in your luxury apartment but you sure will pay the luxury price tag so need not apply unless you have very deep pockets and are willing to waste your money.
Run quickly away, my friends. This apartment complex is run by a shake down corporation call Greystar. They lock you into a lease thats nearly impossible to get out of without owing them additional money even after youve given 60 days notice and cleaned the apartment when you vacate. And your security deposits of course just mysteriously disappear. Also you need very deep pockets to rent here. Every time your lease renews, theyll shake you down for an additional $70 per month rent increase, not to mention all the other forced charges like HOA fees and involuntary valet trash pickup. RUN AWAY! There are much better apartments in Tampa. So anonymous generic management response....if you want to resolve issues with me and repair the customer service damage.....you have my contact information....but I wont hold my breath waiting to hear from you!
The Grand Reserve is a great place to live! My family has lived here 6+ years. We couldnt be happier. The layout is perfect and the apartments are some of the largest in Tampa Palms. The office staff is very friendly and always on top of things. They also hold community events from time to time. During Christmas they even set up a wrapping station. The neighborhood is a mixture of families, college students, and retirees. Its very dog friendly and the maintenance guys even stop to treat the pups occasionally. I cannot say enough about the maintenance staff. Whenever we have ever had a problem they fixed it in a very timely manner. The grounds here are also well maintained.Reading some of the reviews I have to wonder if we live in the same place? My door isnt covered in dust, I dont have roaches, and my hallway is never filthy. We do live on a nature reserve. Occasionally a raccoon will get into the trash but every morning the maintenance staff rides around on golf carts cleaning up after them. One thing I will say, parking is bad at times. Especially if you are out late. But they do have garages for rent. I think that is a complaint at most apartment communities tho.We are right off 75. Publix is within 1.5 miles. A rated schools are within walking distance as well as a shopping center with McDonalds, Olive Garden, Red Lobster, Stonewood Grill, and 7-11. Within a 5 mile radius is more chain restaurants, drugstores, home improvement stores, Starbucks, Dunkin Donuts, and a movie theater. All in all its a great place to live. The only thing that could make it better would be a dog park - hint, hint Grand Reserve. ;-)

This place is built in the middle of a cypress swamp, in basically the worst location for a 9-5 worker. Traffic is awful because the only things around are hoity-toity neighborhoods and the only two roads that will take you south from here are the under-construction Bruce B. Downs and I-75 with no public transportation and highly dangerous walking/biking routes. The inner Tampa Palms neighborhood is beautiful (there is a neighborhood association fee so it better be!), but as soon as you get out to BBDowns there are no sidewalks and nothing but construction rubble, trash, and hypodermic needles everywhere.The apartments are gorgeous with no maintenance issues yet. The leasing staff are very pleasant. The grounds are meticulously landscaped, although they seem to have an invasive vine issue in some places and the fertilizer seems to be causing algae blooms in the pond next door, but most people dont notice these things anyway.I noticed in reviews on other sites that people were expressing concern about the main gate being open at night when its not supposed to, but it does say in the lease that its only for show and not for safety. Its more of an annoyance than anything. There is a walking gate that doesnt have so much as a latch, and a couple of gaps in the walls that are frequently used as walking paths.All in all, its a very nice place to live if youve got the money and youre okay with the side effects of urban sprawl.
Don’t move here. I leaved there for 5 years and it was terrible my last year there. The building was falling apart and there was a shooting in the building across from my building.
I had the pleasure of doing some work in there and after meeting the staff and looking at the communities amenities I realized what a gem of a property this is and anybody considering it home should keep it at the top of their list.
Been here almost a year and my air condition unit has went out twice.. Seating as I type this in a third floor unit thats 85 degrees. The on call maintenance and they say in Friday they signed a new agreement to only come if its 85 or hotter outside.. Really?!?.. I have kids..its not worth 2k a month...
