Welcome to Palencia Apartments! I have roaches living with me rent free and their pest control which is probably once in 2 or 3 months doesnt help at all. You pay for amenities but the hot tub doesnt work and the gym is non existent. Swimming pool is always dirty, they need to clean that.Once you move out they charge you cleaning fee as if they are cleaning to Hilton standard for the amount they charge. I would have rather not bothered cleaning myself. They charge for pest control when I kept complaining about roaches for a year. Horrible experience!! Also their valet trash dont pick up trash and their dumpster is almost 15mins away!!!! If you want to move here, just be aware you need to pay ~$500 when you move out. No matter what you do.UPDATE:8/23/2021So I did email but I didnt hear anything from cooperate. Its a nice trick you guys play to gain some brownie points.
I’ve been here for a few months. It’s been very clean and quiet. Very beautiful and peaceful place. Please fix the hot tub.
I feel like the place is overpriced for what you get. Depending on who your neighbor’s are; you may hear loud music all hours of the day and night or you may see some things you’d rather not (like people urinating in the hallway or grilling with a wide open flame on the covered patio). You are required to have a “pool pass” yet no one checks and the pools are always hotspots for LOUD music and parties- especially on the weekends when the staff has gone. The gym is a joke. The property itself is okay-could definitely use some upgrades with what the residents pay; but doubt that will happen with the current owners.
Absolutely beautiful complex to live in, with a lot of space to go walking. Very clean neighborhood and conveniently placed on Dale Mabry, but far enough from the main road to be a quiet area. Everyone at the office and the maintenance crew are all very nice and professional. I only wish the pet waste areas were better lit. Also the hot tub turns off at 3 or 4 to meet the close by dusk standards, so by the time I get off work at 6 the water is cold.
Expensive!!!! I don’t know if I’ll be able to afford the next lease or not. But it’s a nice place it’s quiet and maintenance is very responsive.
Really great place to live and im really happy with my choice to live here, management is very nice and will do their best to help you and make sure everything is working out! Cannot thank Vaughn and all the leasing team enough for making this a very smooth and easy process.

When I came to Palencia apartments I was very impressed with the scenery and level of professionalism the staff displayed. I spoke with Vaughn who was extremely kind, courteous, and extremely helpful in helping with my transition to a new place. I wish more apartment complexes had staff that genuinely cared about their tenants the way they did for me.
Vaughn the leasing manager is one of the most reliable, understanding, and caring leasing representatives Ive ever dealt with going threw apartment leasings. Hes a man of his word when it comes to getting things done right the first time. If your looking for a affordable and dependable place to live, this is where you need to come. Ask for him specifically and you will not be disappointed. Any problems I ever had, he got it done same day. I just wish other apartments had such professional and reliable staff as this complex does.
I went to ask for information and Mrs. Celmira Anderson answered some of my questions very badly. I got out of there and I still dont know what facilities they have. Looks like she did me a big favor. She only asked me personal information and did not answer me anything about the departments. This should not be the face to give information to future residents. Bad experience!
I have been dealing with a roach infestation for five months now. A downstairs neighbor had a problem, was evicted and left their apartment trashed. After having already lived there a year with no roach problem, Im now on the phone constantly trying to get this resolved. Ive had to completely empty my kitchen (easier said than done) so they could spray it entirely. Theyve suggested I buy my own bug repellant....done....even though part of my rent is for pest control. I like my apartment but am very concerned that Im going to be evicted because I keep calling an complaining about the problem. There have been times when I request to have the pest control service come, but they just tuck their business card in my door jam because they didnt have a key. Seriously? These guys dont know how to gain access to my apartment?
I have been living here for a year. Unortunately itvwas during covid so I maybe was not able to experience all that it had to offer. What I have observed is that when maintenance is called they usually respond in a prompt manner,however, some items the maintenance is rushed. For example the cockroach infestation. When the person does come to spray rather than insoecting all areas and spraying all areas the person hits one room and that is it.Another issue is the individual trash units A few people I know use rocks to hold the units shut because there have been pest issues. One suggestion is that the complex put a latch on the units as a way to make them more secure.The units are overpriced. Granted we are in a nice part of town but a small 1 br unit should not cost $ 1000. A month. I know this is market value but I think that is greatly exaggerated.

Do not rent here! The management here is unprofessional. My apartment had mole and when I report the issue they didn’t do anything about the problem. With have Asthma and Allergies I could have gotten extremely sick. After breaking my lease I was told that I was going to get a mail regarding the left over balance and never received a mail or call regarding this issue and my information was sent to a debt collector which could have ruined my credit. I’m furious. This apartments deserves a no start rating. So unprofessional and don’t care about there tenants.
I have loved living at Palencia. I lived there for a year and would live there longer if I wasn’t moving out of state! I’ve seen some older reviews about bugs, which we did have a small problem when we first moved in, but I figured it was just a given due to living in a wooded area in Florida. My roommate and I bought insecticide and sprayed every few months and it was never a problem after that. The office staff was always very helpful and took care of any issues in a timely manner! I feel like if you are a good tenant and pay your bills on time, you won’t have any problems.
Valet trash was a joke. There is 1 dumpster like almost a half mile away from your apartment and when you move out and have nowhere to put your trash because it wont fit in the small bin and you have no way to transport it a half mile away they make big $$$ when you move out. Zero deposit is a scam because they will bill you outrageously when you move out. I had a good rating previously but changed it after move out. I am in medical school and have NO WAY to pay this ridiculous bill.
The staff in the front office is rude and the manager is just as rude! I needed a new filter for my apartment so I went to the leasing office with a mask on and knocked on the door. They did have a sign saying to call the office but I did not have a cell phone or anyway to call the leasing office. As I’m knocking on the door the staff is looking at me and not answering. I had to go borrow money from a friend to pay my cellphone bill so I can call the leasing office to ask for a filter when I was already there with my mask on and they could’ve slid it to me through the door. It’s a good place to live but the leasing office employees aren’t all that nice
They need to refund some of the rent we paying to not use any amenities. They dont enforce any rules for the dog owners, they do not clean after the dogs. They do not fix small things like carpets. Its a nice place but we are paying way to much for such small apartments. But the complex is quiet.

If you or any of your fellow applicants do not have “over a 700 credit score” do not apply because they will just collect your non-refundable application fee without specifying credit score minimums and wait to refund what is refundable in 14 days. We called and spoke to VAUGHN or VON, (don’t know spelling just name) before applying and he did not specify any credit requirements whatsoever I have over a 700 credit score but a fellow applicant did not and we were denied same day and told because one of the applicants didn’t have at least a 700 credit score. No where are these credit score minimums are listed. So from the beginning they are scamming people out of some non-refundable application fees and probably allowing tons of applicants to apply for the same apartments knowing they don’t meet secret requirements and collecting all of this money. SCAM! FYI, There is no minimum requirement for credit to rent apartments by law. So they got $100 out of me, DO NOT let them make you a statistic as well. They will deny you for secret requirements that don’t exist by law. Your money is well earned do not just give it away. Then they will not answer their phones after the scam has been completed.

My friend lives here for about 7+ years. they recently updated the appliances and cabinets to nicer ones but I feel the rent is too high for the space of the apartments.

My fiance and I went to look at this apartment and liked what we saw so we decided to go ahead and apply. That was our first mistake. We were told that when you fill out the application as long as your credit score is over 500 you get to move in with their special of a $0 deposit. When we filled out our application the complex called and told us that we were approved with conditions. All because we had one bad mark on our credit we were told we would have to pay a deposit even though we have a credit score over 500. Thats ridiculous they tell you one thing then do something totally different Im glad the only thing I wasted here was $100 on an application I would have hated moving in here and having issues because people do not tell the truth so if your looking to rent dont waste your time getting false information.
Great place to live with decent amenities but horrible support during this covid crisis, little to no communication other than rent is due. During times of crisis we learn who truly cares and whos here to collect.
If you are looking for peace and quiet, this is NOT the place. Dogs barking, children screaming, people listening to loud music until late at night (reggaeton), dogs urinating at the bottom of the stairs. When I occupied the apartment, I called the administration to complain about the heat, since the air has never worked in the room, they told me that the problem is that the apartment is in front of the sun. A high price to live so badly.
I absolutely love these apartments, We have been treated well, My husband and I have been here for almost 2 years and plan on renewing our lease, Its a beautiful layout, I love the all the lakes. I love the peace and quiet. Its very tranquil sitting out on the patio listening to the water fountain.

JMG Realty, Inc.Palencia Apartments, Tampa FL. The transparency is non-existent. Always paid bills on time, always followed the rules, never caused any issues. Paid the lease termination fees, complied with their terms, and attempted to end the relationship amicably.Mind you, our time at Palencia was not pleasant at all. Whenever we reported a maintenance issue, had to follow up countless times, the after hours emergency line is a joke, takes hours for anyone to get back to you, even if your AC broke down in the middle of Florida summer, reported mold countless times and all that they ever did was paint over it. Oh and the old maintenance manager, Mike, told us nothing in the place had been updated since the place was built 30 years ago which is why we encounter so many maintenance issues.So back to today, we received a final statement saying we still owe them money. The $2300 termination fee, the $307 pro rated rent, and the $300 pet deposit weren’t enough. They want $499 more to cover cleaning, pet damages to carpet, and pet treatment. Where does it end? When does tenant safety and customer service come before making a buck? You can easily see where all the money goes to in this place, the leasing office gets all the attention while it took over 5 years of residing there before any appliances/cabinetry were updated. & only the cabinet doors, the insides are still the broken down cabinets. But that’s per usual Palencia tactics, a little paint job, and move on. As long as the outside looks good, the inside could be falling apart and they wouldn’t care.
I absolutely love the renovations at Palencia! Yes, its an older property, but they have done such a great job with the renovations that they look new again! Its so quiet and peaceful and so many places to just walk and relax. Fishing is great too!! Conveniently located in Carrollwood - close to all the shopping you could hope for!!

I have lived here for almost two years. It is quiet and friendly. I have not had any run ins with mold like the other reviewers. The staff is friendly. The rent goes up yearly and that is crappy but other than that it is a great place to live .
At first i wasnt going to move in because of the bad reviews but so far so good and glad i did. When i moved in my carpet and appliances were brand new! The fridge is a great size and has an ice maker in the freezer. The neighborhood is super quiet and in a great location. There is a walmart and publix in the plaza right across the street from the complex which i find super convenient. Love the fact the patio is screened in because im not a fan of bugs. Since ive been here i have had no issues with ants or roaches. I also have had no visible issues with mold. No issues with leaks or flooding BUT i do live on the second floor and chose the second floor to try and avoid these problems. They have 2 pools that are clean and a hot tub. They also have a tennis court and a park. At night the neighborhood is very well lit and no one is lingering around. I do have a few dislikes but nothing too major. There is no ceiling fan in the bedroom. So you will have to buy one and i suggest you get one with a light fixture or maybe get a lamp because the bedroom has no lighting either. There is a ceiling fan in the living room that has a light fixture and its pretty nice too. My other dislike is the air that blows from the AC smells terrible but not bad to the point where your apartment smells bad. I have no idea why it smells bad or if its a sign of mold in the vents. I havent brought the issue of the smell to the attention of the leasing office because i put a bowl of moth balls near the filter is and it help eliminate the bad smell. I also dislike the quality of the water. I have a glass electric tea kettle and when i pour out the extra water i notice there is a white residue on the glass which i never had until i moved here. But im sure this can be fixed with one of those filters you can put on the faucet in the kitchen. I havent had any issues with management or any issues with work orders not being completed. But thats because i havent had any problems with my unit at all! So far my AC works with no problems and havent had any issues with water being cut off without notice. One time i did get an automated call stating the water would be cut off but it never happened. I suggest you make sure the complex has an update phone number for you because they do have automated calls that give you important updates on whats going on. Oh one more dislike valet never takes my trash. Ive been here a month and they have NEVER taken my trash out, I always have to do it myself which is no big deal my hands work just fine but i do pay for it so it would be nice if my trash get taken out for me every now and then. If I do come across any major problems ill be sure to come back and update my review. but please dont let the bad reviews run you off. its not as bad as they make it seem i promise cus if it was id be the first to complain lol
Wow some of these comments are so harsh. Palencia is a lovely place to live. Most tenants are decent working class families or retired. A nice blend of people. No noise or unacceptable behavior. No drugs. No roaches.The children are well behaved. There are lots of beautiful ducks and Ibis birds that roam around the lakes Lots of people walk their dogs and go for jogs. The maintenance department has a 24 hour emergency line. The only downside is somewhat expensive rent but it is worth it considering the location
Management is money hungry they will try to charge you for anything. The head lady in the office is good looking, I guess she thinks shes to good for her job because shes always got this dont talk to me attitude. The landscaping sucks and buildings look dead dont move here theres way nicer apartments in Tampa.

Total ghetto. This place is o.k...if youre used to living in post Assad Syria, or Afghanistan. If you lived in Robles Park, or College Hill, this is a lateral move..Find a van down by the river...youre better off.
I have lived at Palencia going on 10yrs. These last 3yrs have been a nightmare under the management I believe his name is Brett. I have been dealing with A/C issue now for a year, yes patched up but never fixed ac goes out every week. this weekend temps were in 90s my apt was 81-85 degrees because I had no AC, and they could not fix it. wait til Monday they told me. I have a 92 years old Mother and a 7 month pregnant daughter that this was just too much. This complex was a very nice place but the last 3 years have gone down hill quickly. no more racquet ball courts which is advertised, no more renting the club house wish is not available for anything, no gates have ever worked in the time I have lived here. exercise room equipment as old as my mother, and they never work always broken, garbage pickup is a joke for 25.00. half the time they dont take it.They use to have an area to wash cars, thats gone.Not to mention Brett famous last words if you dont like it here then MOVE. Really thats how you treat you treat your tenants. We pay rent on time or else.... but they never fix anything right away.. not to say Phones whats that? they never answer the phones in the office. you have to call about 10 times before they answer. Everyone has circumstance and I believe me I do understand but I feel that big corporations should be fair and reachable to have conversations and try to better issue. This has been my home for almost 10yrs. I just want the issues to be addressed and fixed. I am not the only one who has issues other tenants do too, There are only a few of us old tenants 6 yrs or more left here. I have seen a few of my neighbors move in and within 2 months leave.... And lately we have a lot of police always around. Too sad that this is happening where I call home.
It was generally peaceful and pleasant to live here. It is true there was a terrible fire at one building over a year ago.. could happen anyplace..Fortunately, no serious injuries. Some car break-ins particularly contractor trucks.. thats Florida living.Great convenient location w/in easy walk to Walmart & nearby buses (unlike Lake Carlton Arms which is 3 mi from a bus stop) One of the best rental rates for decent living.I give it the white chick seal of ok.I moved away to be close to work.Manager & staff were pleasant. Vaughn is my favorite.. hes so cute and nice :) Thanks for your help.
Worst experience I ever had. Got robbed of our 2 laptops, jewelries (including an engagement ring & Swiss watch etc), luxury bag, dslr camera etc amounting to $8000 last Nov 28, 2012 & reported to property manager the next day. All the response I got was, IT CAN HAPPEN EVERYWHERE! I received no help at all & it seems like all the people in the office were ignoring me. PLEASE, PLEASE STAY AWAY from this apartment or you will regret it! On top of it all, we were charged 2months TERMINATION FEE of US$1690 + ANOTHER 1,690 for INSUFFICIENT NOTICE) after deciding to move out the same week for fear of our safety. It was LIKE BEING ROBBED TWICE! Change your locks as they have extra keys to your unit & dont forget to install a hidden camera as I have a clear idea who the culprits are. Its been 8 months already but the memory still lingers. This isnt a hoax review. I can provide the Police Report Case # if necessary.
They have had a tarp over the side of my building for the past couple of days. Not sure what the issue is but anyways, they are now here at 7:45 in the morning ripping the tarp down and hammering/drilling right outside of the bathroom window in my master bedroom. In between hammering they are having a full blown conversation which I can hear every word of as if theyre standing right in the bathroom. My dog is barking like crazy. 7:45am....... I work long shifts in a hospital and finally have a chance to sleep a little later today. Well I guess that wont happen. Why not be considerate and come do these things at 10 or 11 and not so early in the morning. Not to mention the blinds they have in the bathrooms here are long white hanging blinds that move around and have little cracks where you can see through them. And if I were in the bathroom getting ready it would be hard while theres a man on a ladder hovering over the window and can see right in. Not the first time theyve done things like this either.....
Anyone that gives this place a 4 or 5 star is obviously living in another world. If you are looking for something safe do not move here. I just moved out and I couldn’t be happier.*** They have a bad bad MOLD problem****. When you call the office to tell them about it all they do is paint over it. The apartments are all full of mold . I have a friend who currently still lives there and he has mold on the corners of his windows and bathroom. The workers in the office straight up LIED 🤥 to me when they said they have no crime here. My car and multiple peoples cars where broken into. Multiple times not just once. A pizza man was robbed when he was doing a delivery at 10:30 at night. People are always having sex in the parking lot an night time almost everyday to the point where I have had to tell them to leave my self. Also my porch and my neighbors porch where both broken into and they tried to steal my bike. On top of that they have horrible AC units. The AC never worked right in my bed room. It was so bad I had to sleep In my living room on the night it was super hot. They would come look at it and say it was fixed but they never changed it or did anything from the looks of it. Another issue was the water heater . It went out in my house about 5 times and they never changed it out. All they did was reset it to the point that the water was so hot it burned me. If it did burn me then it was just cold water cause the water heater was broken. I’m telling you right now. Anyone hat gave them a 5 star either works for them or just moved in and have no idea what coming to them in he future. THIS ISNT A SAFE PLACE . Please take your family somewhere else . Especially for what they charge a month. It’s just as expensive as going somewhere else that’s way nicer and safer.
Place nice newly renovated, never heard about break in, everyone minding their own business, staff are nice.the only thing i hate is the traffic. From I-275 and Dale mabry, traffic can be a real problem.
I have lived here for 6 years and absolutely love it. My neighbors are wonderful and so respectful. The staff is so friendly and courteous. Some people writing reviews you just have to read between the lines and know that they dont pay their rent on time or upset that the rent increased. I have lived in Westchase, New Tampa and wouldnt trade Carrollwood area for those. The maintenance staff fixes all my problems usually the same day!!!!!!!! how can you ask for anything more? Make Palencia you home, you wont regret it!!!!!!
I highly recommend living elsewhere. I lived here for about 8 months until half of my building burned down due to a druggie getting high on his balcony in the middle of the night. Ended up in a hotel for 13 nights before being told i would need to find a new place to live as my building was condemned. Only after being told daily we would probably be able to get in the next day, tomorrow, day after, etc. The property manager Brett is a total tool. How he got the job...I have no idea. No compensation whatsoever for anything other than my pro rated rent back...not even the whole month after only staying 5 nights into the month before the place went up in smoke..horrible experience. Tons of trashy tenants with beat up cars outside making noise all through the night. STAY AWAY from this place. I ended up moving to new Tampa for slightly more than I was paying at this dump but they keep the property beautiful, no trashy neighbors and a safe place to be. On one positive note, the girls in the office were always great but they can only do so much when they have a reject to report to.
Ive lived here for almost a year and had a wonderful time. Only reason Im leaving is to relocate. Admittedly, Im lucky in that Im in the newest building, but my apartment was great: most everything was renovated. Energy is extremely efficient, youll pay like $30/month for electricity. I had the mold problem everyone else refers to but they took care of that; Ive never even seen a spider or cockroach, a few geckos my cat enjoyed killing! The place in general is quiet, clean, incredibly convenient to shops, and the management is receptive (Vaughn, Amy, Cici, and Luis in maintenance). A lot of these reviews are too harsh, especially for a place thats under $1k/month. You get what you pay for and this place offers a great ROI. If youre looking to move to Carrollwood, this is a great place to check out. James
They will steal your security deposit for sure. Do your deposit thinking that you are doing a payment because they will always find a reason to never return your money. I lived there for 2 years taking care of that apartment like my own house. They stole my money saying that the carpet was damage. $246 for normal wear after two years use of that old, cheap, crappy carpet. I left because I bought a house (thanks God). Make sure to fill the 60 days notice, dont give them the chance to take your money. They sent me a check for $4 to my new house, the remaining money of the deposit . That was ridiculous. The place is nice it just need a new management.
Its under Horrible management, rude and unprofessional.The laundry rooms both are never clean and sanitize.The pool has been under construction for over 6 months, when you move they tell you how soon there getting new gym machines that they never do. Lastly, they just added a $23 dollar fee to pay online without any notice to residents. I can say, Cannot wait to my lease is done!
Lived here for 5 yrs. Love it so much. Only problem I have is too many dogs. Big dogs..pitbulls that the owners dont know about. Theres poop everywhere. When I take my grandbabies out for walks theres piles of poop allover. Its getting disgusting. I live in a building where there are 3 large dogs. The barking is constant. Ive witnessed drug dealings. Right now theres garbage from tenants from 3 weeks.big items l like chairs.boxes just sitting there...I feel like Im back in the ghetto..I may move if this doesnt change.. people come from other places to our pool. We need enforcement. ....
I visited on Saturday, 9/10/16 and went to the leasing office to inquire about leasing the largest floor plan Palencia offered. Unfortunately, I left right away after seeing the leasing consultant disrespect three other people in front of me. Her attitude turned me off immediately. One gentleman was moving out and was behaving perfectly fine, but she wouldnt let him speak to her or explain his situstio, or grab a business card from her desk. Then another couple wad also seeking rental information and simply asked if she was super busy. Her response I mean, obviously. Palencia, your horrible leasing consultant is turning away many potential renters. People dont want to be disrespected in a place they are supposed to call home. If there is money involved, there should be excellent customer service involved. Disgusted by her.
I havent lived here for very long, but the office staff is very accommodating and sweet. Vaughn, Celmira, Amy, and Stephanie have all spoken to me at one time or another and have helped me out kindly. theyre doing small renovations to the apartments and they look lovely. Ive had a small roach issue but its nothing some spray cant take care of. the pools are lovely and the tennis court is nice. I had an issue with the property manager giving me my money back from bogus late charges but other than that, its been a pretty good experience so far. Hopefully it keeps up! 800 bucks a month for a spacious 1x1 in Carrollwood? psh, awesome!
This is the worst place to live in!!! Today I walk 15 minutes which is hard for me because Im 9 months pregnant to get to the office and this lady Kristy at management is sitting there watching me standing by the door with the check in my hand which I was showing it to her and she didnt open or say something. How could you be that rude? I mean If you see a 9 months pregnant standing by the door just to pay her rent why would you do that? This place is also infected with cockroaches and mold. I cant honestly wait for my lease to end!!! I wish I could give this place less than one star

I AM VERY DISTURB BY THIS APT. COMPLEX THEIR RESIDENTS HAVE POSTED SEVERAL PICTURES TO FB SHOWING A SERIOUS MOLD PROBLEM THAT THEY ARE NOT TAKING CARE OF. I FIND IT SAD THAT ANY COMPLEX WOULD TREAT THEIR RESIDENTS IN THIS MANOR AND FEEL THAT THE HEALTH DEPT. SHOULD ASSIST THE RESIDENTS IN THIS OBVIOUS ISSUE THEY HAVE. MOLD IS A VERY SERIOUS ISSUE THAT CAN CAUSE SERIOUS LUNG AND OTHER HEALTH PROBLEMS...I WOULD NOT RECOMEND THIS PROPERTY TO ANY ONE!!!!!
Honestly, the only reason why Palencia is even getting stars is because of Cici! Cici is extremely professional and gets the job done immediately. For example if you tell her that something needs to be fixed shes not going to make a note to her self to put in a work order unlike others she is going to take care of it immediately in put in the order as you speak to her. After the Manager Kelly left that property, especially when it comes to customer service, it started going downhill not to mention property rent increases became ridiculous as well as Palencia was charging to replace my blinds when they broke which was not to my doing but due to the horrible quality from me simply opening and closing them. Cici was the only reason why I stayed there an additional 4 years after Kelly left. I loved being in that area but didnt like how the property became so money hungry and petty. I promise that if Cici were to leave......trust me a lot of residents wouldnt think twice about leaving and Palencia would be going DOWNHILL quickly.
I am so glad I am not alone. I have lived in the complex for 9 months and have mold in my AC vents, i have a lot of pictures and proof of visible mold. They have been in there three times with the same story of spray paint mold killer they refuse to fix it properly and I got into a verbal argument with Brett the manager because he was turning the mold around on me, stating I was lying.. I am beyond upset by the way this complex is treating me and apparently other residents. If they do not allow me to break my lease due to health issues I will be looking into getting other residents involved in our renters right for Air Quality Control. I have put a complaint into the CDC and state. I would recommend anyone still dealing with mold issues to reach out to each other and fight together. I have an auto immune disease as well as allergies and since living in this complex I have never been any sicker.. Brett has to be the worst manager I have ever encoutered in life. He told me that my Dr. doesnt know what hes talking about and where did he get his degree... all because I brought in a rusty old moldy air vent. I wish i could upload the pics. If anyone is wanting to reach out I will check for replies. You are not alone in the fight against mold. Thank you for not making me feel alone as well.
I am a current resident here and am thrilled for my lease to end. The problems here I feel come every single week and continue to get worse and worse. My major issue is with management and the people working in the front office. The apartment itself is nice. It has wood floors, a large closet, and is ample living area for just one person. However, the problems associated with this apartment strongly outweigh the good.For starters, the hours of the office are a joke. On their door it says 9-6 (or something of that nature). And as someone who works full time, it is nice to be able to stop by after work. HA. They are open 8:30-5 and have it on a small paper that says winter hours. They open after I have to leave for work, and close before I even get home. And the will NEVER stay a minute later, dont bother asking. And they never EVER answer their phone. I have called 30+ times in a day trying to get someone to answer and they wont.Within my 1st month of living there my AC broke and then my microwave. Which they then replaced with a microwave that doesnt work either. By my second month I received a $360 water bill that is still not resolved. They fixed this issue by capping my water bill. I have asked that someone come by and check for an underground leak for months, nothing. Now I have a billion bugs in my apartment; roaches, ants, trash flies, you name it & its in my perfectly clean apartment. I have to throw out my trash every single night because of how bad the bugs are in my apartment- which is crazy! Ive put in maintenance requests and they say complete yet the bugs just keep getting worse and worse.Ive only lived here 4 months and am honestly dreading the remainder of my lease. Thinking about taking the expensive way out and just saying F*** it. Which is another thing- when signing your lease they make you pick which way youd rather break your lease. The fact that they made me sign which way Id rather leave early should have been a huge sign. Highly recommend going else where to live. The rent is waaaay to expensive for this crappy of a place.(One month has passed since I originally wrote this and since then my AC has broken again. LOL)
I lived there for a year with me and my friend. We both had a lot of clothes and shoes that we spent a lot of money on and all of it got covered in mold. Its really funny how i just now read the reviews for here and all of them said they have mold problems. This place ruined hundreds of dollars worth of my clothes and now when i moved out they told me i owed them $935 for their carpet being damaged because of stains... guess what the stains were caused from... mold... screw this place. Dont ever move here.
I have been fortunate enough not to have any mold in my apartment like other reviews have said they had. However, the office staff are extremely rude and act like they are better than everyone. I had an argument with one of the ladies over the new laundry system being put in and how we can get our money back off the old laundry cards and she basically said all well, guess its gone. Unacceptable. I had just loaded $25 dollars on it a few days before and I wont be able to get it back. This place has gone down hill since we moved in 2 years ago. Racquetball courts are all closed up (one reason that attracted u to this place cuz we live racquetball), so many ducks pooping in the hallways, maintenance half-a$$ fixing stuff. Something in my toilet broke and was spewing water everywhere and the shut off behind the toilet when turned sprayed water also. It was 8am sat morning office was closed, called the emergency maintenance line and left 5!!!! Voicemails!! 5!! It took them 2 hours to come fix it when it only took 10 mins to fix. Water everywhere... shittiest place ever.
Oh my goodness..I was going to look into possibly renting here; however, after reading all the horrible review, Ill pass. Thanks for the feedback.
I have to admit, this place has its issues. Its one of the cheapest places to live in Carrollwood and its going to attract some very suspect tenants.The maintenance staff is a joke. Not because of the ability of the people, but because they are ridiculously understaffed. There are way too many units for just a 4 or 5 man group. Too much to do and not enough staff.This is why the quality of service is so lacking. When they come, they simply fix things by patching them up, move on, and then come back when they break again. Eventually, they do replace things if its too far gone.In my unit alone, the cabinets are starting to delaminate. I have a leaky roof, Ive dealt with multiple pest control trips (In their defense, pests did clear up once the tenants behind me moved away.), a central air unit that is WAY too small for the units (especially in the summer), exorbitant water bills (due to what I can only assume is the reason why they are replacing pipes all the time), windows that dont open properly, and a breaker that pops every time my washer is running and I microwave something.Fact is, theyre 30+ year old units that feel like they just paint over everything and re-rent. Nothing has been updated, replaced, or fixed (probably) since they were built.I think that the staff is really trying, but its overwhelming. CiCi genuinely seems to care. The other staff are questionable. They are making updates to the property. They seem to be putting money into fixing things like underground pipes, repairing sidewalks, fixing the pools. However, I dont think this property is making enough money to really make this place what it used to be.My suggestion would be to start remodeling buildings as people move out. Fix the lights on the buildings (Outdoor lights with no weather covers? You have to be spending a fortune just replacing bulbs!) Fix the fitness center, laundry facilities, and racquetball courts. Hire more maintenance staff.You have to spend money to make it. Otherwise this place will continue to spiral into nothing. Fix the facilities and crack down on the problematic tenants, this place could be a cash cow.
Nice location, horrible living conditions for over $1k per mo! Here are lovely pics of the hot water heater, which eventually had to be replaced, leaky bathroom ceiling (water running from ceiling for 1 yr now) and pieces of ceiling falling on floor along with water. Black mold had set in, then maintenance cut square hole in ceiling, re-patched it and its still leaking. They have done the same procedure 6 times now over 1 yr. No one deserves this. Property owners apparently dont care. Quite a burden on me and my elderly dad to have to move again after a year! By the way, I had to give this place one star in order to be able to post this!
My trailor was stolen, i pay 50 dollars a month to park it here, i had a gun put to my head on may 17 in the parkinglot. And when i 1st moved in, my icemaker flodded my apt. I dont recommend this place to anyone
Apartment is not bad, management is not bad, problem is that they have repairs going on. Unfortunately either the apartment owners or managers do not care or are not courteous enough to either give a correct time frame or heads up about these repairs. So on your day off, when you decide to sleep in, they want to drill the side walk at 7:45am, or paint while having a full blown conversation loudly right outside your window. Didnt renew my lease because theres so many problems when we first moved in that NEVER got fixed no matter how many times we told them about it, eventually we gave up. The only time something got fixed was when someone broke into our porch area screen and it was noticeably bad so they had to. Other than that, they are not very maintenance friendly. Look its not a place to live especially since everything is near by, but thats literally the only pro to this, along with parking being sufficient. But between the maintenance issues, construction, police showing up to my door every 3 months (car was robbed, woman passed out on our sidewalk and had to get taken through an ambulance, and the multiple domestic disputes in the multi apartment areas) it definitely was one of the worst experience Ive had.
I have lived in this complex for almost 3 years. I might just be the luckiest person but Ive never had any major issues living here. Except one time when they took longer, they have been very prompt to come in for maintenance, like in the next couple of hours, never a day after. Like I said, I might just have great luck but never have I had an issues with the people in the office like other tenants here. I usually deal with the same girl (she speaks English and Spanish and Im hispanic) but everyone is always very nice to me. Yes, its pretty dated, and yes, they paint over the same old stuff, and yes, you arent looking at fancy new apartments, but to be fair, thats what u get for that price, especially in Carrolwood which is not a cheap aerea. Right off dale mabry and close to 275. And at the same time it feels very secluded because of the nature around the apartments.If u are not worried about the money and want a brand new apartment then this might not be for you. If u are budget conscious, it might just work for u. Good luck :)
MOLD EVERYWHERE. Worst maintenance team and Work I’ve ever experienced
This place is horrible. The apartments are dirty and fall apart. My boyfriend had a neighbor upstairs that robbed the bank on the corner of Bearss and Dale Mabry and he and his wife purposely ruined their apartment since they were getting evicted. That caused water damage to my boyfriends ceiling and caused it to leak. The office didnt do anything but spray paint over it and said it was fixed. A couple weeks later and the upstairs neighbors evicted and no one living there is burst a whole in the ceiling and started leaking again. Maintenance simply spray painted over it again. Obviously that did not take away the mold. He is allergic to mold so we know there is mold in his apartment. He can feel it in his health and after trying very hard to get this fixed and getting a mold inspector out here, management would not cooperate!! My boyfriend told them he would get his own inspector out here because he was certain as well as others were certain and Palencia offered him to move with 4 months left of the lease. There were way to many situations involving police. Not a safe place for you or your health. Do not recommend to anyone.
I unfortunately recommended these apartments to a friend after we moved in about two months ago. We both have had issues since then. About two weeks after we moved in the upstairs apartment had a broken water line in the kitchen and it flooded down to our ceiling. Instead of being proactive about inspecting the DRYWALL for any sort of mold growth and arguing with me about it, the office and maintenance staff ignored us for about a month and a half, only to tell us the only solution since it was now dry was to spray paint over the water stain. The office staff, when they decide to actually answer the phone is no help, and if you have any issues they address it passive aggressively or say anything to get you out of the office. we had a list of things that were wrong with the apartment before we moved in that needed to be corrected and it has taken this long for then to fix it. We cannot wait until we are able to move out, but sadly it is going to be a while.
Moved in step. First of all I never have seen a lease for step 9 to Aug 31but whatever I guess they do it differently in FL this place sucks I would never recommended anyone to this place and I regret living here So dont live here please!!!!!!when we came into the apartment the first day it was dirty its like they never cleaned it at all you can tell the carpet was old who knows how long the carpet has not been changed out. This place is awaful to live at management has let this place go down hill. To the jmg company you need to come down to your property and checked it out your management sucks they show they dont care about your property by letting it get to this state
