I have been living at the Briarwood Village Apartments for 2 years. As a new resident of Springfield, MO, I was looking for a quiet and convenient place in the city. This complex is close by shopping centers, the post office, sport facilities and the center of the city. Residents may walk to Walmart for last minute purchases as it is less than 2 minutes walk from the apartments.The complex is quiet. I have never had a problem with neighbors. The staff is nice and helpful. At the beginning, the AC and stove did not work properly. They changed them right away. The apartment is clean. If anyone has bug problems, they have someone coming in weekly to take care of it. However, I have never had any bugs.Overall, it has been a good place to live. I just signed a lease for my 3rd year here. Cheers!

Listen, its hard to find a good apartment. Briarwood has been a great place to live. The minimal and little problems I have with a maintenance issue are fixed within the next few days, management has changed but they have been great managers, I have never had an issue with safety or anything else really. I just wanted to write this review to let people know there can be some sketchy stuff around the apartment, but dont let it fool you from thinking its not a good place. People dumpster dive, but we throw out great stuff so why wouldnt they want to dumpster dive?? People can be noisy but not so noisy I cant get some peace and quiet! Glad to have lived here for 3 years! Highly recommend!
Recently got accepted and paid all feees to move into the complex the August 12th. After not being notified that the apartment wasn’t ready for me to move into. I showed up with hired movers to move in my furniture and was rudely greeted by the Male office worker whom i assume is the property manager)when i tried to get key, as he notified me the property wasn’t ready to move into. I showed up the next day to get the key so my movers could move in 8am the 14th like he said & he was still very rude & inconsiderate about not having the property ready. He notified me he couldn’t give me a key to my apartment, because he and his maintenance team are behind on my move in date. I called his supervisor at the Wooten company and they haven’t returned my call.
One year after being here, I really am enjoying it thoroughly! The staff is nice and easy to work with!

I really like living here, and all the people are very nice. The only thing that can be annoying is parking, but thats still not a crazy problem.
We have lived here for a couple of years now. We love it. We love the location because of how close it is to MSU, and everything included in rent. We love the pool during the summers for sure! The office has always been very timely in responding to calls, requests, and work orders. We would highly recommend this apartment.

I just recently signed my second lease here at Briarwood Village. It’s a great location, good amenities, management is very responsive, the neighbors are friendly, and it’s very affordable! I would recommend this property to all kinds of Springfield residents looking for their next home.
The apartments are fine enough. Walls are nice and solid so you dont hear much from neighbors, however floors are a different story. Anyone living above you is gonna sound like a herd of elephants, fair warning. My only real complaint is the parking lot. If you get off work in the evening or leave at some point after sundown, chances are you wont find a spot anywhere near your building. And the lot itself is in bad shape, lines barely visible so people just kinda pull in however and often not within a parking space. Also, side note if youre considering the area, since the complex is directly across from Kraft, the air smells like cheese farts about once a week. It smells great on a stove, not so much in the environment though.
Briarwood Village Apartments is a great place to live, Ive been here a little over a year. What keeps me around is the price, great management, the pool, and free internet (which is actually fast and reliable).

I have lived here since July. I got to swim in the pool just before it closed this year and it was spotless. The neighbors are quiet and respectful. Management is responsive. I love the giant maroon balconies as well as the clean and spacious apartment. Amenities such as saving by having coin laundry on site, saving on free high speed internet, it is a great place with some bang for your buck. Would recommend to anyone and just resigned our lease 6 months early!!
I have lived here for about 6 months now and the property managers have been amazing. They’re very nice and respectful. If I put a maintenance ticket in they’re always working to get the issue resolved quickly. They were super helpful when I was diagnosed with Covid-19 and had to pay rent a little late. The apartments are clean and well maintained on the inside. Free internet/WiFi is a huge plus. I have no complaints about this apartment complex.

Briarwood village is a decent apartment complex, its clean and treats its residents with respect. One of the many benefits of living in Briarwood is that it allows pets to live on the property and is located near a animal clinic, it even provides for the apartment buildings regular maintenance. Briarwood is also located in a no crime quiet area in Springfield, MO, and also provides fast Internet and on sight laundry. I for one have been living here for 2 1/2 years and have experienced no problems with the buildings or management, I recommend living in Briarwood village to any looking for a quiet, safe, and affordable place to live. Honestly couldnt ask for a better college apartment! Affordable, a short drive from campus, and super quiet despite housing a lot of other young people. Any maintenance problems that weve had have been quickly taken care of. Were renewing our lease for another year! :)

If you have pets dont move here. You have to pay a nonrefundable $200 pet fee (guess its better than a monthly fee?) that doesnt go towards ANY damages within the apartment that occur during your lease. Basically they steal the $200 as just another way to gain pure revenue and dont do anything with it for the resident. So Im now $50 over the deposit because of replacing a microwave (which is $207 to replace...why is that microwave so expensive?)The buildings themselves are relatively nice and so were the workers. Our bathroom consistently smelled like weed because our neighbors were pot heads and you could definitely smell it in the hallway of the building. I dont care if you smoke weed or whatnot, it just smells like skunks and having to smell that every single freaking day is disgusting and no one ever did anything about it, even though maintenance crews were there constantly repainting or doing repairs.Local residents were often seen yelling off of balconies, screaming at their phones in the parking lot, or doing other things that were uncomfortable. Doing laundry during my time there was $1.50 to wash and $1.50 to dry. I know of a few other places where its $0.50 to wash and the same to dry. Just a sketchy place if you ask me. Youre better off finding another location to move to.
Ive been very happy with my time here at Briarwood. Office staff is very friendly and helpful. Maintenance is responsive and efficient, taking care of any issue weve had very quickly. Ive never had any problems with parking, and the lot is decently lit at night. It is a quiet little neighborhood, and very convenient to all our usual stops. Resigning here was a no-brainer.Josh S
I have lived at Briarwood Village for almost 4 years now. It is great! I love the fast free internet. It is very close to the Wal-Mart Neighborhood Market and isn’t too far from the mall. The maintenance staff is very prompt and the office manager is very helpful. you can also auto-pay rent so you don’t have to worry about turning in rent each month. Plus there is only one other utility payment to pay. Briarwood is very cost effective if your college student or living on your own.

I have been very pleased with Briarwood Village! The location is perfect. Right next to a Walmart neighborhood market, plenty of restaurants, and in close range to 65. Maverick has always been an amazing help and answers any questions we have. Rent is very reasonable for location and quality of the apartment. Highly recommend.
Management is good about taking care of work orders. I feel safe living here. The pest control company does a great job. I have not had any issues with pests in my apartment. This past year the management staff installed a new balcony for me I use my balcony a lot, so this was a huge plus for me! The grounds person does a great job at keeping the grounds clean and tidy. My utilities are very low for a two bedroom apartment. They usually average around $85/month.
The Briarwood Village Apartments are a nice place to live. The office staff and maintenance staff are quick to respond and courteous every time weve needed something done. The apartment were in is nicely designed. For those of us on the second and third floor, we have a balcony which is a nice place to relax with morning coffee, or to just enjoy some fresh air. Our two cats love it! Theres a on site laundry room with plenty of washers and dryers. If you like to bike ride, there are biking lanes nearby. Should you need a bus, theres a bus stop a few minutes away. Were also within a short walk or drive to a WalMart Neighborhood grocery store.
Briarwood Village is in a great location! We absolutely LOVED Maverick! Our little family travelled here from SoCal and Maverick was so helpful throughout the entire process and made sure we felt at home. Any small issue we had was handled immediately by maintenance as soon as we brought it up to his attention. We really appreciated them working around our daughters nap schedule as well. Our neighbors were also super friendly and quiet. Plenty of parking! We were not used to that as parking was an obstacle in our prior location.

First off, Missouri is a buyer beware state. With that said, buyer beware with this company. I had the opportunity to live in a Wooten Company property in Branson from Sep, 2013 until May 2017. When you sign your lease there are MANY additional fees. These arent refundable when you leave. The so called restoration fee in the lease you would assume would be applied to any outstanding balance when moving out. It isnt! In fact its just another way of taking money from you that you will never see again! Youre better off living in an apartment that charges first and last months rent instead of a ton of non-refundable fees. This place sucks. I had my car ransacked several times while living there. Theres a group of people who come in and steal things from cars that have been forgotten to be locked. Stay AWAY from this place!!!
Ive lived in Briarwood since 2013 and Ive been very happy here. The location is very convenient to stores and places to eat. The grounds are well kept, and any maintenance issues are handled promptly. Utility bills are low. They accept pets, which was critical for me. I just renewed for another year. I highly recommend checking it out.
Good place for the money! The grounds are well-kept, the walls are a little thin, but for the most part its quiet. The neighborhood is a little more run-down, but I have always felt safe in the complex and in my apartment. The management is quick to respond and helpful when theres problems.
I have lived at Briarwood Village for a year now and after living here I have to say that I will continue to lease through them. The units are clean and updated along with a great location in central south Springfield. Management is always helpful with anything that you might need. Being pet friendly is a major perk along with inexpensive deposits and fees. I would highly recommend someone who is looking for an apartment on the South side of town that wants a pet friendly environment with a great unit and great management.

Briarwood Village is a great place to live! I love that its not far from Missouri State and the Downtown area, the apartments are large and well maintained, and theyre pet friendly. I really like the pool in the summer, the safe and friendly neighborhood, and how quick and responsive the staff/management is to my requests or questions. I recommend Briarwood to all my friends!
Ive really enjoyed living here so far! Its close to Glenstone, providing quick access to the mall and other places, but still manages to be in a quiet location. Management is very nice and helpful. My apartment is very nice, and I love having a balcony. I just signed a new lease and Im excited to be here for another year!

If there is a maintenance problem it is fixed very quickly. The grounds are very clean. Apartments are very clean the location is great, very quiet I feel very safe living here.

I would definitely recommend looking into these apartment complexes if youre looking in the Springfield Area!
For the most part its quiet, but there have been some instances here with drama in the parking lot. Maintenance is very quick to respond to emergency requests and seem friendly. Its also not far from the gym, Neighborhood Walmart, or the Glenstone/Battlefield area which is great. Also, its a good amount of space for the price you pay. Just dont expect a brand new apartment. Probably one of the better deals as far as Wooten Properties go based on price/location/tenants.

Its a very nice complex, the rooms are nice and I had no issue with the appliances. The washers had a few faults, but still worked for the most part. Rent is fair and the pool is nice and clean!

Great Apartment complex. Weve lived here for two years and never had any problems. Love the fact that there is a pool and many other amenities. They always offer an incentive for resigning a lease. The first time I got a dishwasher, and this time they are professionally cleaning my carpets and I cant wait!
This place is so nice. The staff tries their hardest to keep everything up and run. On top of that they are so nice and always willing to help. The location is great to not to far from the mall and other stores but far enough that you dont get traffic from being to close.
They have really friendly employees. The apartments are extremely spacious. They are pet friendly and have a Walmart at the end of the street. Noise level is super quiet and I was surprised being an apartment and all. The maintenance staff is wonderful never had problems they are very prompt. They have a pool, volleyball and basketball court.

I have lived here for a little under a year and love the place! The atmosphere is so inviting and the staff is so helpful and friendly. I definitely would recommend making this place your home, especially if you want a place that is conveniently located near several different public schools, colleges, shopping centers, and Mercy Hospital.

I moved to this apartment after living close to downtown Springfield. It is very nice coming home and feeling safe. It is close to almost everything, including MSU campus. Everybody in the leasing office is very nice, and also very willing to help you if you have questions about anything.
The staff is very friendly and professional. I have lived here for at least half a year now and have had all my questions and concerns taken care of. The apartment itself is very clean and well maintained. I enjoy the rapid speed of internet that comes with living here. Will definitely recommend these apartments.
I moved to this apartment for graduate school and so far it has been good. There is a grocery store, gas station, USPS within walking distance. The landlord is nice and maintenance is nice and quick. I like that I can pay rent online (theres a fee), internet is included. There is a nice size pool but Ive never used it. Ive had issues with neighbors who smoke heavily and the smell lingers. The landlord is assessing the problem now. If you would like cheap rent near MSU campus for a decent living arrangement this place is great.

Has a person that move from new York to Springfield, Briarwood have made the process simply and stress free. Mavrick the on the stuff manger is always helpful, knowledgeable and greet you with a friendly smile. I would highly recommend living here.

Here it is three years after my first review, starting my sixth year at Briarwood Village. The apartments and grounds are attractive and clean, and its still much quieter than I expected. The Wooten Company and on-site management took good care of us during the pandemic, despite being understaffed. That was good to see. The pool means I get to see my grandkids more often, and I like the view from my balcony. After all this time, Briarwood Village remains a nice place to come back to at the end of the day.

In general, this is a nice place to live for the cost. The property is kept fairly clean and Maverick is great! We have had some troubles with maintenance being lazy and at times causing more trouble than the initial complaint. Maverick works hard to make sure our maintenance issues are fixed, even if maintenance has to redo their work multiple times. Overall, Briarwood Village has been a decent, affordable place to live while in school.

The internet is included and works great. With a decent router I am able to stream on one tv and game on another with no problems. The hot water works well, laundry facility on location, and they allow pets if thats important to you. Also, there is decent parking which can be a issue elsewhere.
Maverick is a great manager. He is always there for me if I have questions. The maintenance staff are so great. If I have to go shopping, Walmart is in walking distance. I feel very safe living here. Having free internet is a huge plus!
Great place to live is an understatement. It is close to 3 main campuses, stone throw from downtown, and not to mention the great deal on the rent to living space ratio. Maintenance issues are fixed in a timely manner and most units come with a dishwasher. I have been living here for almost 3 years and can only think of one problem. And the problem was rectified as quickly as I mentioned it to management. Fantastic place to live!!

Best place to rent in my opinion. Its close to the mall and Wal-Mart . The rents not unreasonable and the apartments are nice. Neighbors keep to themselves which is nice.

This is an older property and needs improvements which the manager and Wooten are aware of. There is a fee to pay rent online. Pets are allowed, but no dog park at this time. Be sure to pay your rent on the first or there will be a $15 fee on the 2nd and $5 for each day after. If you contact the office you may be able to make payment arrangements. Walmart Market Place is close by and gas stations too. There have been multiple problems for us while living at this property with other tenants doing illegal activities and yet they still live here. Before you sign your contract be sure to read every word. Wooten Company will not take any responsibility for any accidents you have on their grounds whatsoever. We are still living here only because nothing else was available that would accept a medium size dog.
Halfway through a year long rental. Front office staff are very friendly, and maintenance has been responsive on the few problems that I have needed fixed. As prices go, its probably the best apartment Ive found for the money Ive spent.
Briarwood is a quiet complex in a part of town that is close to everything, only a 10 minute drive to downtown. It is by Kraft, which I figured would be really loud however it is substantially quiet. I have not had any problems living here and recommend it to everyone.
I moved to the Springfield area from Kirksville as I got a better job in the area. My wife and I looked at several different properties and chose Briarwood Apartments with The Wooten Company. What a great pick! It is an affordable, safe, and friendly place to live. My job is two blocks from where I live and if I was in shape, I would walk there. The onsite laundry facility that is affordable is convenient, the all electric unit is awesome for me and it is efficient. I wanted to say “affordable” but then you would think I am a cheap person.Can’t wait until the summer comes as I will be able to use the pool and BBQ in the picnic area. Maverick is the property manager/ landlord and he did a great job with being welcoming to me and my family when I toured the property. I voted for Maverick for mayor last week and he did not win, but he should have because he is so helpful and friendly, he just needs to be on the ballot next year so others can vote for him too.
An excellent place to live! Management is very responsive when there are problems and the maintenance crew is quick to get things fixed when you call in. Onsite laundry facilities, free very high speed internet and clean grounds are some of the other benefits to living here, not to mention that its close to bus lines, shopping and the post office. Highly suggest not moving here. No explanations for the ridiculous utility bills, Instead of actual interaction they notify you by sticking pieces of paper on your door but don’t answer phone calls or maintenance requestsEdit: Months later and still the same problems. Under new management and they are actually worse. Unprofessional and take no responsibility for their faulty units. Do not move here. They don’t deserve your hard earned money

Love Briarwood Village Apartments, i work nights and live in the very spacious garden apartment. I dont hear any noise from my neighbors or the street and i sleep in high traffic times, Maverick is one of the best apartment managers i have ever worked with. I won the Halloween Decorating contest, love the seasonal contest. .And the complex is very diverse with all age groups. Very pet friendly too, Throttle my part Maine Coon cat, loves to wath the dogs.
Briarwood Village is a decent apartment complex, especially for college students just starting out. The location is nice, just down the street from a neighborhood market Wal-Mart and less than 10 minutes away from MSU campus. The only reason I kicked off a star for place is safety. Car theft is a big problem in this area (but Springfield as a whole is bad) and I have been in a few sketchy situations in the parking lot. Despite that I renewed my lease because the price and location outweigh the cons.

Briarwood is a great choice for people who would like to live in a safe and convenient environment. Its just 5 mins walk away from the neighborhood Walmart. And you dont have to worry about your package if you are not at home. The office will keep it and leave a message for you. The staff are so friendly and helpful.
Ive been staying in Briarwood for about 2 years now - and its everything that I need! The internet is fast enough for playing competitively online (and streaming Netflix at the same time!), the appliances are all in order and I dont hear anything outside of the apartment. Its great! Theres only been one instance where my Heater/AC went out (a fuse blew super late at night), and the repairman was at my front door first thing in the morning. Super fast and friendly.-Cameron S.
I have lived here for 5 months now, and havent had a major complaint with them. Any maintenance issue is resolved within the same day if not the same hour. The management is nice and always happy to answer questions or concerns. The apartment itself is well sized for two residents. Any minor complaints would be the rent payment system, which did not show a remaining balance that was owed for rent. But it was cleared up by talking with the main office.
