If resident happiness is so important like the response claims maybe I would have heard back from the multiple messages I have left or the times I have tried to reach out to someone up above for the issues I have had at my apartment complex. This company is trash and do not care about anything but money.
The main manager at The Reserve at Shelly Lake, Ben is professional and kind. I have lived through multiple leases here. The ground upkeep is pretty good. I have had some trouble with corporate. Be careful when moving out they will get you for anything they can and justify every penny. Like pictures they take will cost you $25 photo development fee. When I asked if they still develop photos the lady said no but they still charge for it if theres something they find worthy of photographing. $25 for them to take a photo with a cell and email it to corporate. Among administrative fees that are practically gratuity fees for them to do what they get paid to do.
I’ve lived at one of Douglass’ apartment complexes for almost 2.5 years and have been so impressed in my interactions with the leasing office as well as the speed of maintenance requests being responded to and the high level of attention paid to the property’s upkeep. As I speak one of their maintenance personnel is clearing the snow off sidewalks outside. They’re regularly looking after all aspects of the property and I recommend finding a home with Douglass.
I was going to give a decent review but unfortunately Douglass Properties decided to charge me a full months rent ($1295) because I turned my keys in one day after my lease was over. I asked if they would pro rate rent for the one day I was in possession of the keys and they refused. If I would’ve just said I lost the keys and wasn’t in possession of them I would’ve only been charged $180 to replace the locks and keys, pretty ridiculous. I would avoid them since they are okay with ripping people off.
That is very nice area very peacefully mostly I like it in there the manager she is very professional very friendly three everybody very very nice.
Great place lived on one of there properties for a while and had a storage unit it was a great experience would definitely recommend them for housing or storage
I came in to talk to someone to see if there was anything available. While they didnt have anything that was right for me at the time, Niki was exceptional to work with. Super sweet, honest and knowledgeable about her job. Even though I wont be moving in I want to make sure Niki gets some praise. I have yet to work with a rental company that had an employee as sweet as her. Great hire Douglass Property
Recently visited your location to see what options for rentals you had available and I must say that your customer service in your office has improved. Even though I wasn’t able to find the right place for my family at this time I still got the respect, attention and courtesy from Nikki in your office. Some would just be quick to say, “sorry nothing available.” But she took the time to speak about what makes your properties different and was very respectful and pleasant while doing so. I will be checking back in, in the future with your options because of the experience I had with her. Well done.
When I first moved in here a year ago I thought the staff was fantastic. In the past month-and-a-half I have had more problems with this rental office than Ive ever had in my entire life. There seems to have been a shift and staff they have become rude obnoxious and disrespectful. They have threatened to tow their own tenants when they were properly parked just because both cars were in the lot and one was not in their garage. Their maintenance is substandard and today was the last straw. I spoke with someone at the office. She was so incredibly rude it was unbelievable and I believe that they have become this way because I complained to the main property management office over the recent situation where they were tagging and Towing vehicles randomly and without notice . So now not only do I have to deal with poor maintenance but I have to deal with harassment from the rental office as well. We have a large overhead light in our kitchen it is a halogen light that has a cap on it. They are refusing to tell me what type of bulb is in the kitchen and theyre refusing to change it out for me. I have to go purchase a light myself and when they get around to it they will stop by and replace it. Completely unacceptable and I will never recommend this property to anybody else. If you are considering it i-it looks nice on the surface but I would suggest to go elsewhere ...anywhere else other than a Douglas property
My roommates and I really enjoy renting from Douglass. The process of finding a house was easy and Amber and Nikki were willing to work around our busy schedules to show us the house and make improvements to our rental. Overall, a great experience.
I recently received Army orders to be in Alabama in less than 6 days which is on the fast side, even for the military. On top of everything else I have to deal with with this move, I’m being told by the incredibly unprofessional, rude, arrogant, conniving Douglass Properties billing representative, Cathy, that I will have to pay for the entire month of June even though I gave them notice and their employee said we only have to pay the prorate for June 1, which we did. And we signed documents saying that we’re squared away (I stupidly didn’t get copies thinking that they wouldn’t possibly try to screw over a young military family). I have to leave tomorrow and I will have a lot to go through at training all the while worrying about my pregnant wife and 1 year old having to deal with this nonsense. Not to mention, not knowing if I’ll return from training with a hit to my credit because of this despicable company sending us to collections for bills we never had to pay in the first place.We aren’t well off financially. When the staff comes by at 10AM the day we’re moving out to let us know that if we’re not out by 12 they would charge us the entire month of June. Not to mention, we signed documents stating that we were square on payment the day before but I stupidly didn’t get copies. At the time I’m thinking “there’s nothing to worry about, they wouldn’t screw over a young military family in the name of money”. Boy was I wrong! They are completely unprofessional and change the rules as they go to try and squeeze as much money from you as they can. I can’t believe that people would stoop so low as to try to pull this. Oh, and not to mention, we only lived in the house for two weeks. These orders came very very quickly and needless to say, we didn’t have enough time in the house to even worry about it being damaged. They are currently threatening legal action and saying that we have to pay the full month of June’s rent even though we were out of there at 2PM on June 1 and already paid the prorate for that day. They change the rules as they go and will flat out lie to you about it or just not tell you and try to charge you. Very unprofessional, very despicable. I am going to be at training for the next several months and I won’t be able to deal with this as I’ll be out of communication. Now I have to worry about what they’ll try to do to us and worry about my pregnant wife having to deal with this. I’m just scared they’ll charge us for stuff that we don’t owe and then not tell us about it and send us to collections or something. This is not right.UPDATE: Cathy threatened legal action through more lies that she conjured up. And tried to tell me that she is a reservist so she knows the rules? Rules that they make up at they go apparently, and now they’re also charging us $190 in late fees because we refused to pay...
Seriously save yourself all of the problems you’re going to have in the near future with renting from this company. Our rent was raised just shy of $100 within a year of renting, cars have been broken into several times, and yes I mean several. Four times in a year is a bit too much, thousands of dollars of tools stolen from the work truck, which is locked....with a locked cover, car windows bashed in, tires slashed...just move to liberty lake it costs about the same. Reached out to the regional manager and anyone else that would listen to me, begging for cameras to be put in and I was met with deaf ears telling me they couldn’t afford cameras- okay....after they raised everyone’s rent 100$?. This place will do nothing for you except tell you to call crime check. Oh and electric (without a television, heat set to 65 in the winter) runs us almost 100$ a month.

My family and I are looking to relocate and upon research I came across Douglas Properties. I called their office with my inquiries and Spoke with the property manager Amber. Although they didnt have any available units for me at this time she was extremely kind, professional and helped guide me in the right direction.
Moved in to a property. The manger Taylor L was amazing! She kept in touch with us throughout the whole process made everything super easy!
Lived in a Douglass properties managed building for 2 years. Beyond the worst landlord ever. The girls who managed the gonzaga area are so unbelievably incompetent I was dumbfounded. Avoid at all costs. I had friends that had leases sent to them to sign and by the time they signed the lease they had rented it to someone else. No respect for anyone.Also Mr. Douglass is no winner. Spends nights in jail for punching his lawyer.

Moved in at the start of July 2018, Taylor at the Woodstone Apartments was great, made the difficult process of moving really easy. It’s nice having someone like that around here working.
The people rating this company so poorly are the reason themselves for that. Yes, you get charged for late rent. Thats how a company runs. No one cares that you get paid the second when rent is due the first. Pay your rent before or on the first and you wont have a problem. Dont destroy your apartment and be a considerate neighbor. Its truly as simple as that. I lived with my boyfriend at Lyons Court for a year, and for the price, it was a good first apartment. Our only complaint was the neighbors downstairs who would get in fights often. We cleaned out the place nicely and had no fines. We now live in another complex of theirs down the street and love it for the most part. Our only complaint is that the neighbors below us are pretty loud and smoke inside and it must go up the vent because we end up smelling it in our bathroom. The office says they really cant do anything about that, yet it says in the lease you cant smoke in the apartments. Youre going to have some neighbors you dont care for much anywhere, but it would be nice to have some action taken when another tenants acts in their home affects anothers. Overall its a great company that has a clear lease with fines exhibited and a very friendly office staff.
Greedy company! They will charge you as much as they can for anything they can think of. We lived in one of their cheaper apartment complexes and you could tell they didnt care about you because you werent their big money makers. The last winter we were there the parking lot was HORRIBLE. they didnt plow the snow enough so it turned into about 8 inches thick of solid ice that people would get stuck in and fall on EVERYDAY. They claimed the parking lot wasnt their responsibility ...bull. They gave us an incentive for re-leasing for a second year but then asked for it back when we moved out just a month before our lease was to end. Also, you dont get your deposit back fyi.

When I came into the GU office and spoke to Niki she was super helpful with everything and she showed me what kind of bills I should expect and the pricing for everything for an apartment and overall just a nice person to talk to and extremely helpful in helping me make my decision
I lived here for 11 months during which all went well and the grounds are kept very well. I moved out 9 months ago and I just got a bill in the mail for replacement of the carpet due to pet urine stains. I NEVER HAD A PET! I have contacted Kathy Lake multiple times via phone and email and she has been changing her story over and over. Now I am at risk for a bill going into collections and ruining my credit, and negative marks on my rental history. Im being forced to pay for a lie! I would not recommend dealing with Graymayre Crossing or any Douglass Properties in Spokane!!!

Company does not care about its renters. Ive had 4 service calls about a toilet issue that any kid from Home Depot could solve in five minutes. (Also, twice for a leaky faucet and three times for a leaking dishwasher. Last repair included duct tape.) The maintenance man where I live runs a leaf blower in the stairwells starting around 8am EVERYDAY. I work evenings. I called TODAY and talked to the gal handling the residential and her reply was, Too bad. He can run that at 6am (community hours) if he wants. Hes doing his job. I know that if I blasted my radio at 6am, Id get a notice about sound disturbance leaving my apartment. However, Douglass Properties are okay with THEIR sounds going into YOUR apartments.Ive had to say something about the stairwell lights not being replaced. My tower averages 3 non operating fixtures daily making it unsafe at night. They changed the Clubhouse closing time w/o telling their tenants. They towed legally parked cars to repave their parking lot. The laundry room door has been broke for 3 years. If you dont slam it, anyone can follow in behind you unchecked. Because of this, the laundry room tends to get vandalised by kids. Crime is rampant because of poor lot lighting. Ive had two vehicle break-ins and my Accord was stolen off their lot. This year they buried the drivers side of my car with plowed snow. I wasnt even parked at the end stall. Their new lot doesnt allow for water run off very well. Ice builds up everywhere and the one guy trying to keep up, cant. Watch your step!
No rewards for being good honest tenants and paying rent on time. Temporary housing for our family while our house was being built. =STONE HORSE= Dusty (from quarry north of property.) BAD for people with respiratory problems. Terrible customer service from office staff and business office. So much for handing everything back in. Will take your money no matter what. I would NEVER recommend this property or any others properties owned by Douglass. No matter how much I need a place to live. My husband and I have rentals on the westside of the state and I see why people do the things they do when they are treated this way. All I can say is WOW!!
So this is going to be kind of long, but for any young couples who want to move out, Douglass Properties isnt the place for you, and heres why:Last summer I got my first apartment at Mayfair Court Apartments. I was really excited to be on my own, and was hoping that the residents and managers would make it a pleasant experience for me. But it turns out they hated us. All the residents would call and complain about me and my boyfriend at the time for partying all night, when really we got home from work because we were working nights and we were both working in the food industry at the time; so as you may know we were clearly exhausted by the time we got home. On our days off, we had friends over and what not for pizza and a movie and maybe a few beers. Our neighbors would continuously call the managers and accuse us of partying. We kept telling the property manager Meghan Norris that we dont see how inviting a couple people over for a movie and pizza was partying and she simply responded with the residents have lived here for a long time and theyve never complained about anyone this bad before. So clearly, the residents were trying to get us evicted and the managers were buying it. Within the next month, we got a notice saying that we were fighting in the parking lot late at night, (when we did no such thing because we were in bed) and a couple other things that werent true about us. In fact, I remember hearing the couple in the next complex over fighting in the parking lot next to us and the residents continued to blame everything on us even though they probably didnt see the people fighting in the first place, they probably just heard it. I finally left the apartment complex early and lived with my parents. I couldnt believe that this was the first time I had ever moved and I got bullied out of the apartments. One lady who lived below us even complained about the people across the street from us for being too loud. I know because we had a friend who lived there and his mom was the manager of the complex. I highly recommend this place for people who are elderly, or people who live by themselves, because apparently they like to blame every single sound they hear on the younger residents. Theyre lucky I didnt take them up with fair housing for this. No one should have to come to their home that theyre paying rent for to live in this hellish community.
My husband and I rented from Douglass Properties at their Stonehorse at Wandermere location. We signed a 2 year *binding lease*. About a year and a half in, we found the perfect house for us for sale by accident. We werent looking to purchase a home, but it was in an amazing location, newly renovated, and had old time charm. We carefully reviewed our lease, which stated verbatim that in order to terminate the lease, we would have to give notice at least 20 days prior to the 1st of the month. Along with this, we would have to provide $3,388 to break the lease. A dream home was worth the cancellation fee.This was in December, which has 31 days. We dotted every i, and crossed every t and brought the entire fee in good faith before going in to the office to give our 20 day notice. It was December 12th. Go ahead. Ill let you count. Spoiler alert, its 20 days. However after giving them our notice, the manager informed us that, per legal custom in WA State, the last day is not counted. Thats great for customs! Thats also great for WA State! But our lease and the language therein is BINDING. It does not include this legal custom in the language; therefore, we appeased the terms of the lease. We made double sure of this and consulted a lawyer who specifically said this as well.Unfortunately, the manager at Stonehorse is a rotten human being who manipulated us. Her heart is made of cash and a bottom line, and her eyes; dollar signs. She illegally refused our notice stating we were literally 1 day too late because she couldnt possibly be a decent human being and actually go by what our lease said and count the last day of December. We gave our 20 day notice in person at the office, which they printed out for us to sign. Unbeknownst to us, they changed the notice to January 31st, and we didnt catch it after we signed, so they had the audacity to charge us an additional months rent.Money is absolutely not an issue for us. My husband and I are blessed financially. We could have easily payed this and been done with it, but the manipulation, and deliberately going against lease terms just to make an extra buck, is why I write this as a warning to steer clear of any Douglass Properties. Despicable.
One star for this company if any at all, if you see the ad for this company......RUN!!!, and run as far away as you can to a DIFFERENT apartment, these people are NOTHING short of GREEDY and will milk you for every dime you have, they towed my car when I was visiting and I was trying not to use someone elses parking space and parked in a NON-MARKED area where there were no numbers thinking this would be ok, but NOPE...they towed my car......UNBELIEVEABLE …..so my advice is to STAY AWAY from DOUGLASS PROPERTIES
I should have read the reviews before applying. Office staff at Lusitano and at the Douglass Properties Office seem to only care about collecting application fees and not answer specific questions asked prior to. Its unfortunate that so many lack basic communication skills and the ability to care about people and is replaced by dollar signs and numbers and nothing else. Shameful as I was one of the first residents at Lusitano when it first opened and that doesnt count for anything either. Thank you for showing me the kind of treatment I wouldve been privy to if I did move in. If you love being hung up on, aggressive conversations with someone thats never met you, false promises, and being ran around in circles for an answer that you were not originally given, douglass properties is for you! Living at the property was never an issue, nor any of the managers Ive worked and rented from at any properties from april of 15- November of 17. All employees of cedar 1,2, 3 and morning glory, old and new are fine to work with. However, the lady in billings is rude, uncooperative, nasty, and refuses to be helpful at all, when claiming that Ive been told the same thing by everyone Ive spoken to, though everyone but her has told me the same thing. Very disappointing with having lived in the properties for multiple years, not being late on a single payment, and trying to be nothing more than to understand why the situation has since changed. Highly unlikely to reccomend anyone to anyone to Douglass properties with such an unkind, and unhelpful woman at the end of the phone.
STAY AWAYDouglas Property Management will scam you out of your money!!!When we moved out I have a professional cleaning service clean the house as well as a trash company to pick up all the trash. We turned in key and the staff at the Stonehorse community in Spokane told us we can turn off the electric the day we turned in key because we fulfilled the lease so we did.I get the closing amount from them, they charged us a trash fee of $75 because someone use the back patio (its an open area so anyone can walk back there) as their personal dog trash area, then they charged us for blinds that where broken that are on the move in sheet (and documented) as well as an air vent, again documented. They took it all out of our deposit.When I called to speak with Kathy, she would never once let me speak kept interrupting me and stayed its all in the lease and we were subject to pay. I kept trying to explain to her that these are all documented as well as I am not liable for it. She hung up on me not once but over 6 times and refuses to speak to me! Even the reception staff hangs up.I have all the proof that they owe us money and yet they refuse to even listen.
Well ill never rent from these guys ever again. First off a $400.00 administrative fee (non-refundable). Secondly getting them to replace the carpet that stunk like cat piss was quite the hassle.the piss smell never went away. Lastly i get an itemized bill 3 weeks after moving out and these people are trying to charge me because they chose to take pictures of burnt out bulbs. We literally did a walk through with the manager and he seemed quite pleased with our clean up and move out. He didnt mention on thing on the list. This company is petty and will make you feel scammed.
Wanted to rent 1 bedroom. Guess what, all properties preoccupied three to four months ahead. Ok, well, can I get in line? Yes, its $40 application fee. Ok, what if I want to see apartment before I pay $40 application fee - nope, we cant show apartments to anyone. Way to go, Douglas management, youre the worst business in Spokane! Avoid at all costs!

Worst apartment lease I have ever had. Every person I have ever known that lived in a Douglas property apartment had nothing but bad things to say. Charged me $60 late fee when I payed on the second (my payday) and charged me another $60 when I let them know two weeks ahead my payday was on the third. Even though they knew I was paying on the 3rd, they changed another $80 for a three and ten day notice ($40 for each piece of paper) with a $350 non refundable redecorating fee I wonder why there is still ugly 70s carpet in the kitchen? DO NOT RENT FROM THEM!!!

Absolutely poor Management!!! I have lived here for almost 3 years now. I am on day 13 without a Dryer. I have called, emailed and came to the clubhouse to address the issue. The staff that answers the phones has to take a message so another member in the office can contact you back due to the fact that they dont know how to look into work orders. None of my emails or calls have been returned. I have to continue to call or visit the office to get an update. I contacted the Corporate office twice and they have no authorization to do anything. When you ask to speak with someone higher in corporate they say that it is not going to happen and you will have your dryer when it arrives. They have no idea when I will receive my dryer and cant do anything to reimburse me for the time I have spent without a dryer. Each time I call they have a new excuse on why I dont have a dryer. (The staff filling in does not know the property, the Mtn is on vacation, The manager cant lift a dryer by himself, we dont swap vacant unit dryers to another unit due to warranty, the office staff does not work on weekends, the vendor does not work on Fridays). No one should have to go to this extreme to get a dryer fixed or replaced. I am embarrassed that I even have to leave a review like this, but I feel like new prospects need to know the way this Management company treats their residents.
Dont move in there. They look nice but are very strict, to the point that even the matinance workers hassle you. They threaten you with eviction, and you have to stick to their contract. So if for any reason you cant pay, your screwd with fees, and theyll harass you and take you to court.
Nothing but positive things to say about my renting experience with Douglas prop so far. I rent with GU and amber & Niki have made it easy to rent with Douglas.

Worst property management I’ve ever had the displeasure of working with. I highly advise you to stay far away from these slumlords. Completely unprofessional and just flat out rude. When I left the apartment I was leasing from them they literally tried to charge and bill me things like the back porch light bulb being out. They tried billing me for the heat not working when I called multiple times while still living there asking them to fix it, in the dead of winter I might add. They tried to deny me my survice dog and told me I could not have her on the property when I had documentation of my dog going through all her training AND a note from my doctor! I’m so glad now though that the nightmare with them is over and I don’t have to deal with them ever again. These people are a prime example of a slumlord.
50 days after moving out of their apartment they send a bill saying the screen door had to be replaced, it wasnt even damaged from me. They charged me for a new door for the current person living there. It is also illegal to charge for anything after 21 days of moving out. I paid it anyways but they are super dishonest.
If I could give them zero stast I would. Mold issues, horrible customer service, rodents, bugs, thousands have sued them.
I lived in one of the nicer ones for about a year and then moved over to one of the ones in the white building and stayed there for a year-and-a-half moved out one month B4 my lease was done and I owed like $400 and even though my moms name was not on the lease they sued her and they suit her for like thousands of dollars the judge said that Douglass properties makes more money off suing people who decide to move then they do on their rent it seems as soon as you give them your 30 days notice they put an eviction notice on your door stay away from these guys they are evil and I mean that literally like theyre mean evil people they lie it seems like it wont let me post unless I give them at least one star but I dont want to
