Edited review after moving out:The first review I wrote was given after being asked by the staff to write a google review in exchange for a gift card.I lived here for 2 years and paid my rent on time every single month. They dont realize that all students are not irresponsible and careless. Office staff is friendly but overall, management is not helpful and is unresponsive. The apartments themselves are not anything to brag about. The walls and floors are extremely thin and you can always hear whats going on beside, above, and below you. Parking can be an issue late at night. If you ever have a security issue, dont rely on the cameras. When it comes time to move-out, be ready to pay! They say they take normal wear and tear into consideration but that is not true. After numerous follow-up requests, unreturned phone calls and emails, and even physically showing up in the office, I finally received pictures for what I was being charged for. The pictures they provided did not fully justify what I was being fined for. I requested additional detail for the fines but received no response. Overall, it is not a terrible place to live, just know that if you are a responsible tenant, you may be treated the same as someone who is not. Keep in mind that things are not always as they are advertised.
Affordable, and clean. I am enjoying my first month living here and I will definitely renew my lease. VF is a great choice if you’re interested in being close to everything and want a quiet apartment to live in.
This place is terrible. They stereotype renters. They put notes and photos on my daughters door stating the balcony was junkie and unkept. It wasnt even her balcony, mind you her balcony was right across from the office. Now that she moved out there are move out fees for damages to a room thats not hers. Cleaning fees for the common area of the apartment and 2 of the girls still live there. She paid a security deposit and Id like to know why it didnt cover these charges. Ive call twice and the property manger refuses to speak to me and will not call me back! If you have a choice dont let your kids move there. They will have a big bill after the last months rent.
I just moved in Saturday. At first I had a look rocky start with the roommate they paired me with but I was moved to a different apartment and I love it. The room is a little small but the spacious bathroom and closet makes up for. Hopefully everything continues to be a breeze.
I would think twice before submitting an application here. Management is unprofessional & rude. I was still charged fees & a move out statement after I contacted them to let them know I would not be moving forward with the application process as I had already found another place to live. They refused to remove them so seems they’d rather nickel and dime people and unethically charge people as opposed to providing warm customer service.
Valley Falls is amazing for college students. The price is reasonable. I feel that you pretty much have everything you need here!
With any service animal valley falls is not going to disclose that an animal is in an apartment. With that being said, my service cat and I got roomed with a girl who has a real cat phobia. The apartment complex did nothing to help me and my cat find another room. This apartment complex doesn’t care about service animals or their caretakers. I called to see what could be done and was practically told to ‘deal with it’ and to talk with the roommate with the phobia. I’m no psychologist to treat that, but the complex didn’t quite understand that. Very uncaring in trying to even talk about my options. Good maintenance team though. //// they never called me after saying they would to help ‘fix’ my issue. /// final update to the comment below: yes the solution that was the best option was to move to another apartment complex and continue paying rent on both complexes. I would much rather do that than ever deal with this complex again. Thanks for the only year I threw $500+ per month away into something that was unlivable.
Stayed here for two years and the experience was only really worthwhile because I roomed with friends. The washer and dryer never worked until they finally had it completely replaced recently. The walls were so paper thin I felt like I could hear every noise coming from a mile away. Parking was hard to come by most nights depending on where your unit was. We also had our bikes stolen. They’ll try to sell you on “lakeside living” but it’s a little overrated. Be very wary about signing a 12-month lease if you think you’re going to have second thoughts: they charge a $500 reletting fee and you’d have to cover the first month’s rent for the person you find to take it over as well as any other charges they decide to add on to your bill.
The move out fees are ridiculous. I left my room spotless (Swept, Mopped, Dusted, Santized), but was still charged $537 in “Cleaning” and “Move Out” fees. I was expecting a small fee bc my led strips left sticker residue. But… $537 seems a bit overboard. Ohh well, life goes on, just be prepared.
The tour started with me signing up to go look at things. I was impressed with how thorough everything was, and how quickly everyone was moving. There was no lag or hesitation from the workers. While we toured the apartments, all my questions were answered in detail and without hesitation. The workers were not afraid to tell me both the good and bad, which I respect because I have been lied to before about things. Facility is beautiful, people are friendly and peaceful, and I’m excited to live there soon!
I’m finishing up my second year living at Valley Falls. I would Definitely recommend it to anyone looking for housing near USC Upstate. You can’t beat right across the road. The complex is very safe and relatively quiet. It has been enjoyable to live here.

Watch them on the back end. Gouged on check out charges. Then after I paid the check out charges, turned me over to a collection agency, without ever trying to contact me. Here is the punchline.....I have a copy of the deposited check where VF deposited the check they were given to pay for the check out charges. Management refused to talk to me, told me I had to work out with the collection agency.
I really enjoy living in valley falls. I feel very comfortable having my own space and having a nice leasing area. The pool is nice and there is a grill and a fire place to have cookouts as well as a nice gym area!
Valley Falls is a great place to stay! It’s usually quiet no drama around. They always have Security at night to look out for you. Staffing is awesome they’re so nice and helpful and overall it’s just a great experience to live here.
The amenities are great and the closet spaces are huge! The staff is really great and they help with any questions that I have. Sometimes, I wish that things weren’t so strict, being that I am an adult, but hey...I like living here so I don’t mind.
A great place to stay if you cant afford a regular apartment however they have a strict visitor policy unlike other apartments and limits freedom for the amount of money you pay. It reminds me a lot of at the dorm I stayed in before I moved in here and it’s not the best thing since that I wanted the freedom of having a normal apartment but it is what you get when you live in this type of apartment I guess since it’s my first, but it is large and the furnishing is really nice but it is a huge letdown to pay so much and have a three day policy for guests. I have only two people over really and it sucks that I can’t ever have people over for holidays over fear of being fined for too many days.
The air is cold and the heat is warm. Although I do understand the pet policy here, I do not understand why your staff feels the need to take a picture of me without any consent from me and lied on the reason why he was needing to know my name and apartment number. He said he wanted to know my info so he could “familiarize” his self with the residents after he’s already been inside my own apartment to fix things. Maintenance Staff is unprofessional and are now known liars. I would recommend living at home with parents than living here at Valley Falls Apartments.
The location is very convenient to live near the school, but they only have 12 month leasing. Very hard to get out of leases here. Maintenance does not come for locked bed room doors on the weekend, no matter the condition, so not a huge fan of Valley Falls.
One of the better places to live where you can call home the maintenance guys really care about where they work and take pride in there job the officer woman are some of the sweetest woman that there are but the after hours service people who answer the calls is pretty much a voicemail that Answers you answers back

Valley Falls Apartments is a great place to stay. It is very professional, has a welcoming staff, and has great events. I highly recommend these apartments.
Im finishing up my 1st yr at Valley Falls and already renewed. Basically its like this - Valley Falls has it all. Close to campus and nightlife downtown Spartanburg and brand new apartments. Plus Ive really been enjoying the pool and hanging out making new friends. The best part are the people in the office. Kinda needed help late one night so security called the property manager and she actually came to the apartment and got the situation quickly under control. They really care about residents and our safety. Feels like home to me.
This is a good place to live. The maintenance is great and gets whatever you need done in a reasonable amount of time. The apartments are well built and very nice. The only complaint I would have would be that the hardwood floors can make the apartment a little noisy at times and make it hard to have quiet time, but other than that it is not a bad place to live.
Its so hard to find quality people who genuinely care about delivering good service. EJ at the front office has always been AMAZING and so helpful this year. She really makes the difference in living here as opposed to other apt complexes. Always going above & beyond !!!
Had a pretty good experience so far, also maintenance is really good. Also the whole Valley Falls Team does a great job and also tries to help.
Valley Falls is a great community to live at. The staff is very reliable and friendly! I would highly recommend for anyone in the Spartanburg area.
My experience here was a good one. The staff was very inviting, and friendly. The environment was very refreshing. The lake just adds relaxation to your scenery. Im so excited to move in, as soon as I walked in it felt like home!
Experience is a A1 no steak sauce. They whole staff has a loving attitude and greet you with kindness.Other than that they have many attractions and little parties for you to communicate and get to know your neighbors.
These apartments are so nice! The view is amazing and I love that there is a volleyball court and a beautiful pool sitting right on the lake. The insides of the apartments are brand new and nicely set up. There is so much room in the rooms as well. Definitely recommend.
Valley Falls apartments is a great place to live if you want to be pretty close to Upstate Campus. There are a few rules that are a bit excessive and if you dont renew your lease in time your rent goes up but other than that its a nice environment.

I would not recommend that you live here. Rent is reasonable and everything is quite new, but the ineptitude of management negates everything. When I moved out, the office sent me a large bill for damage that I knew did not exist. When I called to dispute it, Ilse at the front desk treated me very poorly on the phone. When I emailed the property manager to dispute, she did not reply. They did however send an automated email back threatening to send me to collections. I had to drive across the state to dispute it in person and was lucky enough that the maintenance staff was in the office at the same time. They were able to finally investigate and verify that I was billed incorrectly. Management called it a mistake, but my guess is that this happens more frequently than they lead on. Also, PARENTS: during my time here, someone shot a gun off in my building, and a USC upstate student was shot dead across the street in Campus Edge.
Do not live here!! My mom stayed the night with me and her Car was towed the next morning. I talked to the manager and she explained they do not allowed guest to park here. I pay too much in rent to not allow my family or even friends to come over. For how much I pay I couldve stayed in the dorms on my campus because it feels same, being restricted of having guest over. I asked for a guest pass and she told me they do not have guests passes or parking. The closest parking lot is a little less than a mile and my mother cannot walk long distances. My mother had to pay $125 to get her car plus the gas to drive 6 hours back home. Its embarrassing that my mother drove that long to see my first apartment and the complex did that. I am not from this area and has already put a bad taste in my mouth. Im currently looking for a new place to stay where my friends and family can visit me without the fear of cars going missing.
I’ve been living here for a year and have already renewed for a second year. The onsite security is timely, responsive, and respectful. I can’t say enough good about the office staff and the other residents. The scenery of the lake, pool, and gym enchance all of their amenities. The rooms are perfect size for individuals and the community is so warm & peaceful. I would definitely recommend this place to everyone if I could.

The apartments are nice. Problem is that management wont come when there is conflict in the home with people living there that arent on the lease. This place can be great for anyone, But management is UMPROFESSIONAL. I would have never moved here if I had known boyfriends could live here with my roommates. Ask questions before moving here.

Move anywhere else but here. You get ridiculous fines, all the appliances are broke, and the rooms are small with paper thin walls. With four people paying $545 a month things should be better than this. This was my first apartment and was not a good experience
Please save your time and DO NOT STAY HERE! This place is horrible! Maintenance and management is horrible and they also tow cars.... the apartment manager is very rude. And the walls are paper thin. I can hear my roommate snore from across the hall every night. I lived at evolution last year and highly regret moving. Everything in our apartment at valley falls has broken at least once. Last year at evolution not one thing broke. And they try to sell you on the lake, but there is no fish and it is disgusting. Please go save your time and go live in evolution college point or edge. This place is a nightmare!
Would not recommend. Property manager is very rude and does not care. Have to put in constant maintenance requests. Do not live here.
These apartments are so nice, clean, and new. I was very impressed with the staff as well. They were very inviting and efficient and they made me feel welcome.

Really nice apartments, my only complaint is that they will move someone random into your apartment if all your roommates cant sign the lease before your rooms are filled. If your roommates cant sign the lease till august cause theyre living somewhere else, wait to sign your lease. I wouldve done that or lived somewhere else if this would have been spoken about when I signed my lease.

These apartments are nice and brand new but the staff is not. The property manager is appallingly unprofessional and completely useless. Come to this apartment at night and you will quickly turn away due to the thugs that like to linger around at night. This would be a great place for your kid to stay if you want them to be corrupted.

Having problems with my roommate that don’t get solved, I have filled out incidents reports but nothing has been done. if you have guests that stay over night without a temporary pass they will tow the car and will have to pay $150 to get the car back. apartments are nice but you can hear literally everything through the walls. When i first moved in i would make payments on my rent and pay what i could when i could.. now all of a sudden you Can’t make partial payments on rent. I Had packages that were ordered online and it said it was delivered to the reception desk and that it was in the office and when I went to pick it up it wasn’t there. Feels like I’m living in the dorms all over again 🤷🏽♀️ I was happy about having my own apartment but not anymore. I wont be staying here after my lease is up.
Would some game activities such as pool table, but it is a great place t live.
Valley Falls is the worst place ever to live. There is never anywhere to park, they will fine you for every little thing, and our appliances are always broken and when we put in a work order nothing ever gets fixed. It’s a rip off for 4 people to each pay $550 a month when it’s so small, and everything is so cheap and breaks if you look at it the wrong way. The office staff is terrible and very unhelpful. They treat us like children and nothing gets solved unless a parent calls up there. The maintenance man is creepy, and is constantly taking pictures of people. Don’t move in here !!!!!

My daughter is a resident at Valley Falls Apartments and a student at USC-Upstate. She was one of the first residents to move there when they started leasing and she is very aware of all the rules and guidelines. Her car was hit from behind and while its getting repaired she had to get a rental. She went to the office a day prior and notified them that she was getting a rental car while hers was getting repaired. Well the receptionist at the desk said ok, you should be fine. Needless to say, her rental car was towed the next morning. My daughter went to the office trying to find out what company towed the car, and why, after she notified them she would have the rental from Enterprise. These dough dough birds did not have a clue who towed the car. So that leave us clueless and calling every towing company in Spartanburg County. Ive called the leasing office trying to get a live person and that is not possible. You have to leave a message and someone will call you back. Its been two hours and noone has called me back. IM SO PISSED that my child has to go through this. She followed the guidelines by notifying the leasing office and this still happened to her. My daughter need to be reimbursed for her time she is spending calling around looking for the rental car, the time she missed from her morning class, and the money were having to pay to get the rental back. Hell I need to reimbursed for having to write this bad review. I give Valley Falls two thumbs down for this BS. They have no idea how much anguish this causes for people. I cant even rate Valley Falls NO STARS for you guys :(
