The application process is quite smooth and leasing specialist is very responsive. The apartment quality is fantastic with luxury lounge and wonderful fitness room. If you are an employee of certain companies, you are qualified for some benefits.

The Park At Franklin is a great apartment complex. I moved in October 2020 and though the apartment had some issues, it was resolved within 3 days after reporting. The serious issues were resolved within 24 hours after reporting. I love that they have a pool, tennis court, dog park for small and big dogs, fitness center, recreational center and now a business center. This complex is relatively clean...like theres a lot of dogs in this complex but I do not see dog poop as much. My neighbors are pretty good, quiet and safe. It is safe to go for walks in the complex (I go either 6am or 7pm). Depending on the apartment you get, it will either be modern or not...I got the modern one and decorated very well.Overall, I love the complex and will definitely recommend to anyone.

So I have lived at The Park since April 21, and it is a nice neighborhood. Ill list out pros and cons for simplicity.Pros:-Nice neighborhood that looks good.-Welcoming staff and neighbors.-Good amenities.-Included utilities (minus electricity)-Close to shops and grocers.-Adaptive to resident needs (converted a tennis court to a dog park).Cons:-price is a bit high.-Maintenance takes forever to fix things. This is not their fault as they are understaffed.-Dog park was created with stone, which tears up dog paws. Had two vet visits already for this.I would highly recommend The Park at Franklin.

UPDATE: Nothing has been done to fix the package room situation!Most things about living here are fine, but the package room has become a huge mess over the past few months. Due to mail carriers not taking the extra step to deliver packages to peoples doors when they dont have an account set up, dozens and dozens of packages just get left in the already small room. This makes it a disaster to get in and out. AND half of the cabinets become blocked and therefore unusable. This really defeats the purpose of the package room being a safe space for storing packages!The other day I went to look for a package that had been marked as delivered but I did not get a notification. After 10 minutes of searching through the hundred+ packages littering the ground, I finally found mine. This is unacceptable. I do not work for the postal service. I should not be needing to sort through other peoples mail. The management needs to come up with a solution to this issue asap. For example, they could have maintenance workers drive the extra packages to peoples doors so those of us who want to use the package room are not incredibly inconvenienced.

Moved in back in March - was pretty apprehensive but after 4 months, I have to say its been a very very pleasant experience at The Park at Franklin. The apartment is spacious, airy and has all the amenities we were looking for. The community is pretty huge with a lot of greenery around and provides for good areas to walk/jog around. There are some parks nearby that we can take the kids for a fun time. Maintenance wise the personnel are very quick, very responsive and get the job done the first time. I will leave another review at the end of our lease if anything changes but as of now, I honestly couldnt ask for more.

I am comfortable here. I am not use to repair persons coming into my apartment when I am not at home, this is new to me. Apartments such as this is new to me, this is my first apt in a complex, so it’s a bit noisy from where I come from. I didn’t realize that the air goes off at certain time of the day. My apt registered 85 degrees Tuesday and Wednesday. I was home from work. I did call the office but no one came. I do have to but a work order for some things that need to be repaired.

This is a terrible place to live. They have seniors living in apartment buildings with broken AC for MULTIPLE days and they could honestly care less. Haven’t heard anything from management at ALL about the situation or what they plan to do about it or what the timeline for fixing the issue is. My dad is 70 years old and he has to sit in an apartment in 95 degree weather for the third day now, and management just goes home at 5pm everyday not bothering to handle or communicate anything. We talked to someone at the front office today and she basically shrugged and said their doing their best (which is nothing). And let’s talk about their so called ‘emergency maintenance’ process. You basically call in to some contractors who leave a work order the exact same way that residents can already do online, and then you hear absolutely NOTHING from maintenance. This isn’t even the first time this has happened. Two months ago my mother was in hospice care at home on oxygen and the power went out. We called emergency maintenance and HEARD NOTHING BACK. Ever. Is this really the place you would want you or your family to live?

Just started living here and so far it has been a great experience! The pricing is great for the apartments you get and most utilities are included which is a huge plus and made these apartments an easy decision compared to others I’ve seen.The location is good and about 15 min from the NJ transit which is super convenient.The staff is really responsible and professional - quickly solving any issues or needs you may have.Overall, great place to live!

I requested an appointment to see it. And Mrs. Noreen made me an appointment the next day. The house for 1 room is really big. A gym and swimming pool to meet all your needs. Mrs. noreen has been very helpful to us. He answered all our questions. Now were looking forward to moving into our new home. All the stuff is new. The bathrooms new. The kitchen is new. And there are amenities included in the rent. Shes a wonderful woman, Miss Noreen. thanks.

I find this place on apartments.com and Noreen got back to me within a day and we scheduled a tour that same week. When I arrived Noreen was so pleasant and so sweet and answered all my questions. She was very patient with me which I appreciated because I had a lot of questions. If anyone is looking for a beautiful apartment to rent the park at franklin is the place to be. Make sure you tour with Noreen she is the absolute best.

By far, this has been the best apartment I’ve stayed in recent years. Living in 1 bedroom apartment but it is specious enough to fit 2 beds. Community is very good, well maintained and clean and the gym and the tennis court is cherry on the top. Maintenance team is so helpful and punctual.I highly recommend this place to folks staying in neighborhood. 👍

I moved 7 months ago. I am thankful for the quiet environment, friendly neighbors, and the best maintenance service they provide. I got 3%discount in rent for being health worker, I am able to save &50 each months.I am willing to live further more years in this apartment. Sometimes I am unhappy about parking system hope they can provide parking no. So,I don’t have to worry finding parking spot especially when I am working until late night and front of my apartment parking lot is usually full!

Overall terrible management and mediocre renovations. Also just so everyone knows the 2 bedroom apartments listed on their website are NOT 2 bedrooms. Its 1 bedroom and a den. For over 2,000 per month.

We recently moved in to this apartment complex and liking it thus far. Even though the construction looks a little old the interiors are up to date as far as appliances are concerned. The management is prompt whenever we raised a request. Especially Noreen who is the lease manager at this property. She made our move in seamless and hassle free. Everything was taken care of on the phone or the email. She kept us up to date at least a week in advance prior to our move in. Overall a good place to live!

Overall fairly decent.They really just need to renovate the flooring and ceiling because it’s very shallow and not insulated enough. Meaning that you hear everything and everyone walking above you very clearly and you shouldn’t. Other then that no issues.

Iv been living here for 3 years to be honest the first 2 years have been good. Not much to complain about until today after I called the office to require about a package that was left in the delivery room on the floor that went missing.As soon as I called, Emma, in the leasing office, told me to call the carrier or the company and have them send me a refund or file a report with them. She kept interrupting me and didnt even care about my frustration. She was very rude and unprofessional. She automatically removed herself in the situation saying we have nothing to do with that because we dont receive packages.Ive done everything required on my part. Ive registered on their system, Ive picked up my packages on time when I get a notifications on my phone. The fact that as soon as something goes wrong they want nothing to do with is really frustrating. I will opt out of having my things deliver in there and have UPS drop my things in front of my door. Obviously thats more secure. I want nothing to do with people in this office.I must say although Devyn, another office lady, said the same thing as Emma, she definitely deescalated the situation and also apologized.Emma was ready to hang up the phone on me until I asked to speak with someone.If were being charged $5.00 for packages that are left there past 5 days, then they should come up with another system where we are guaranteed that our packages are more secure.How is it that you benefit from the residents if we do something wrong but if its the other way around were left to figure it out on our own?Doesnt make sense at all.

I would not wish this place on my worst enemy, DO NOT LIVE HERE! My wife and I lived in these apartments for 5 years; the first four were great – then new management took over and it was hell since then. (SKIP TO THE END FOR SYNOPSIS). In the first 4 years that my wife and I lived here, it is very hard to find any negatives. This is when the apartments were known as Franklin Greens and owned by the property managers Segal & Segal (who have plenty of other nice properties in NJ). Once this new unknown property manager took over is when things truly went to hell.It started first with renovations on new apartments, they started jacking up prices as quickly as possible on their current leases to get residents to move out. Once this was complete they had many apartments to renovate and the crew they brought in to renovate is terrible. Instead of working on one apartment at a time to quickly completely the renovation, they worked on many apartments at once. They did a few things a day to each apartment which caused noise and construction everywhere around our apartment on and off for 6+ months! None of these apartments were large mind you. With these renovations and noise came a slew of new problems: apartments that were being worked on being left open all day and all night, graffiti in apartments being kept open, rodents in apartments because apartments being kept open, nails and wood covering the sidewalks, grass, and parking lot because the renovators didn’t clean up after themselves. Our apartment door was opened TWICE (that we are aware of since we were home during these occurrences) without any notice, once to come in and check on something and another time they went to the wrong apartment.Next they wanted to paint doors and replace locks with new keys which shouldn’t be a problem. We lived in the 52 building and they replaced 5 building in our area at the same time by first taking off the door knob and lock and then painting. This process started at 9AM, our apartment doors (front and back) were open from 9AM until 5PM when they finally came back around to our building to put the door knob and lock back on. I stayed home that day and we have cats so it was a large ordeal. What was even more unimaginable to me was the fact that many apartment owners were not home and the apartment complex had 2 security men walking around the apartments to keep an eye on things. With the 5 building they did, at once there were easily somewhere around 50-100 apartments open with 2 men walking around to make sure no one was breaking in. This day will be burned in my memory forever. Calling the front office only led to more anger as they had no explanation – they just said it would be done soon and didn’t see any issue with our apartment and many others being open for so long.Most recently before leaving these apartments (after 4 happy years) the laundry cards for the laundry room no longer worked (for months at a time). One of the washers near our apartment broke and has been broken for over a month before we left. And finally, I admit this one was slightly on me for not reading the new 20 page lease we had to sign, they changed our 30 day termination agreement to a 60 day agreement on the lease so when my wife and I went to move they held us in the apartments for an extra 30 days after the current lease had ended.QUICK REVIEW: Lived here 4 years Franklin Greens with no issues, New property manager renamed The Park at Franklin. Jacked up rent, renovated apartments for months with noise, kept apartments everywhere open all night, graffiti, left our apartment doors open for a full day to replace door knobs, left nails and debri everywhere, had rodents, broken laundry cards with no way to add money, broken laundry machines, overpriced small new apartments – PLEASE, do yourself a favor and do not live here!(I also almost suspect they are paying people or doing something to get positive reviews because they are being FLOODED with positive reviews right now which seem odd.)

This is my 3rd year staying in park at Franklin and really like my place. Spacious rooms, renovated kitchen and bathrooms, nice balcony, free gas, option to choose between fios and xfinity for cable/net service are things i like the most here. Gym, common area with pool table, swimming pool, package concierge are also really good. Maintenance issues are taken care within a day or 2. The society is centrally located in somerset which makes it easy to travel to i287 or US1 or NJ27 or even I95. New brunswick train station is nearby as well. Lot of food joints and convenient stores on easton av and new brunswick downtown. Its really nice to live here.

I have been living at this apartment since 2018, every thing was good till recently. Since mid July i have started seeing issues with AC and submitted service request multiple times. The maintenance guys would come and do some temporary fix and it will stop again.Last night it stopped working again and despite raising the service tickets, multiple follow ups with the front desk, specifying that the temperature is beyond 80 and have my 4 months baby at home, none of the maintenance guy came up.I am still waiting for them to fix it but really disappointed with their maintenance service.Update: Despite getting acknowledgement from the owner, the issue still NOT RESOLVED. I visited the front office and discussed the issue with the lady and she said its already assigned and some will come very soon.I do not believe that any staff can be this much INSENSITIVE. Despite stating that we have 4 months old and she is really having trouble, these guys are not responding.

We have lived here for 10 years now. We have always felt comfortable here to this day. I just wish we had more support from our landlord.Especially when it comes to neighbors who are very loud. Arguing at night, trampling around and showing no consideration.This is also the case sometimes during the day.We actually got along very well with this neighbor. He even touched our car while parking. We didnt call the police because were nice people. And so we get it back from him. No respect is shown.We live in building 18. And that office knows who we are.The roof is being repaired today. The disabled parking spaces cannot be used. Above all, we all have not received a letter. They throw the whole roof down and people can be injured.I ask for more support from the office. We have avoided calling the police until today. Because we want to live in peace. It is a shame that some people want to destroy the peace that we normally have here.The walls and the whole construction are very thin. Old apartments and everything is very badly soundproofed.But, I dont just want to blame the building. Its the people. Its up to everyone. Do we want to live in peace and show each other respect, or we dont care.We have just spoken to a neighbor. Both miss their cat. He is black and white and goes by the name Pudy. He is 17 years old and well fed.Its unbelievable that the Maitenance left their door open. That has happened very often here. But what particularly bothers us is that everything is treated with an indifference. That one who left the door open should be fired.Update: June 2021 We wanted to fill up our laundry card outside. But the devices dont work. E-mails were sent there days ago. They now have new digital machines where you can pay directly and let us know via blootooth whether the laundry is ready.The machines are also very old. We had to drive to a laundromat and noticed that our laundry was getting much cleaner.There are still enough long-term tenants who are dependent on these machines. Please take care of it

My wife wanted to register us both for the pool today. She herself could not register. In the office, she was told that only I would be in the lease. We live here for 9 years now. The owner has changed in between. We got a piece of paper 2 years ago that we both had to sign. Who lives everything in the apartment including they want to know our Licens plate from our car. My wife and I had to sign both. I assume that they lost the note.She always brings the rent check and the people in the office know her.No one knew my wife today. Very nice behavior. Absolutely ridiculous. Never experienced such unfriendliness. The only thing they said to her was we just do our job. And she should pay $ 25 even though the pool is for free. Neighbors, did not have to pay anything. Very discriminating.2 weeks ago another person in the office told her, when she like she could write a good review on facebook about the apartments. For that she would be good enough.We lived here rather than these new owners, its unbelievable how she was treatedThat has nothing to do with humanity anymore. And when you call the office to need help the maintenance takes forever. These people have already forgotten me too.Update May 2019 : For three days I have told the Maintenance that in the curve glass is on the street. Building 18A. .It has become more now and nobody cares. When the white container is emptied, nobody cleans the place. I just think that the garbage Container Service work sloppily. We park and drive right there. I already had a flat tire and had to go to the repair shop today. Could someone clean the place please?

My husband and I are working with Noreen and she has been amazing. We came in between appointments last minute on a Saturday, and we are so happy we did, because it was one of the best place we saw, and the price is AMAZING. She showed us around and went out of her way to show us an 2 bed unit that we would need so we could see exactly what it was like. I’m so excited to move in, the apartments are beautiful, newly renovated. I can’t stop talking about them. I’m in love with the kitchen space, the amazing counter tops, so much space in cabinets. The bathrooms are just as beautiful, the tiling in the shower is so pretty. It has in unit washer and dryer, WIN! And I’m even in love others the gray paint they have on the walls. What a beautiful place.

I’ve been a resident for close to 8 years. I chose to move to this area from Brooklyn NY after doing careful research on Franklin’s school system. I needed a safe and comfortable living environment for my family as well.After the changes in management, I’m seeing cosmetic changes to the property. However there’s no option to improve your own living space unless you choose to agree to new lease. I’m hopeful this may change.The maintenance staff remains compliant to your needs.

Very helpful staff. They worked with me to make sure that I was able to get an apartment. Ive leased at other buildings. Here, you could see that the staff really care and go out of their way to work out issues that may come up. More than the industry standard. Seems like they really appreciate their residents. AWESOME STAFF!!

I just toured this place and I must say I am very impressed. The interiors are beautiful with the granite and the updates throughout. I also love the flooring as well. The location is perfect for me as I will be attending Rutgers University this spring. I will be applying this evening with my husband online and I hope we get approved. This is a must see...you wont disappointed.

Not entirely satisfied with our move out process. We had some issues a few months before we moved out with the apartment: clogged drain, clogged sink, air conditioning did not function properly at the time. Many emails were sent to office personnel and they were not answered in a timely manner so we were forced to contact different people many times to get a response.

All they care about is money. They do not care about helping out their residents and have a lot of hidden things in their lease. Also the insulation is really bad in here. They have renovated a lot of the apartments, but honestly I cannot stand the professionalism at the leasing office.

SO pumped about the new clubhouse and pool. I wish it would have been done earlier in the summer. But I plan on staying for a while, so I think I will have many more opportunities to enjoy these new amenities. Thank you for making this community better and better. Also the staff is really sweet too. The maintenance guys are always quick.

My wife and I lived here with our dog for around 9 months before we couldnt stand it anymore and moved out (breaking our lease, and costing us a tidy sum).The basic issue came down to invasion of privacy, against NJ renters laws on multiple occasions by staff. On 4-6 separate occasions members of the staff would knock on our door and insist that they enter our apartment without prior notification to check random things (smoke detectors for example). They even showed up with state inspectors who insisted that we didnt need to be notified in advance. Many times, I (or my wife) would need to threaten to call police if people didnt leave or notify us. The ONE time we received prior notification came via a crudely typed slip of paper dropped in our mail slot that read we be in you apartment next week which is a terrible attempt at notification. After withstanding constant disturbances, my wife got pregnant and we made the decision as a family that we didnt feel comfortable having random men demand to get into our apartment on a whim while having her potentially home with our little one.The frosting on the cake came when we went to move out. Over the course of 2 days the weekend we were packed to move out, both my wifes car AND my work car (a 2016 and 2017 toyota) had rodent damage done to the wiring harnesses while parked onsite at the Park resulting in 6K worth of damage to each vehicle.The remodeled apartment was fine. Dont expect any privacy or notification from people trying to come into your apartment against your will. You have a legal right to notification, and the management ignored it on multiple occasions which directly led to us leaving before the end of our lease.

Nice property and good neighborhood with easy access to train stations and highways.Renovation of apartments is ongoing and they dont care for safety and time of their existing tenants.People work late night and you can hear noise. You can find equipments and containers all over the place which restrict your view during driving and may lead to an accident.I found nails and trash in front of my door which was left by people working here. Was lucky enough to find else it would have injured my kid.The new management is here to pick your pocket. With 10% rent increase when you are due for renewal. Office staff doesnt have a clue what they are doing. I recommend to keep a record of any conversation you have with these guys, because their criteria changes too fast.Suggestion: take good care of your existing tennants. Dont create a situation where existing tenants have no options beside leaving this place.Thanks,

Im a tenant at The Park at Franklin and cannot believe that they are attempting to make me pay for exterminating my home and a few units. As a tenant it is not our responsibility to take care or pay for the upkeep o of the facility but that of the owner. If there is any negligence it is on their end. I reported an issue that occurred the year before and they had someone come out and take care of it for a few months. Since then my unit has NOT seen any activity. I had someone step into my unit last week and spray some chemicals to later receive a letter stating that I am responsible for the extermination charges. This should be considered routine maintenance, it should not be my responsibility to pay for this. Im truly disappointed in the way this matter is being handled.

The place is pretty good. The windows are bad and the AC and heat systems are subpar leading to high electrical bills. And the neverending stink of Curry from cooking of a certain group of people.Very comfortable otherwise, never (or rately) fight to get parking. If something goes wrong, they do respond quickly .

I contacted them before I came in and when I walked in the door one woman said “can i help you” and her tone wasn’t warm. It threw me off because if you speak like that to people prior to renting from you then I’d expect to receive the same treatment after. She gave me a look over that made me uncomfortable and the energy in the room changed. They all seemed to be uncomfortable with the color of my skin and gave me this feeling like I wasn’t wanted. I received an email days before asking me to come in and view the property. See emails doesn’t show or tell you the way in which you will be received. I felt uncomfortable and I shut down. I wasn’t excited about seeing the property. The rental agent asked another woman to accompany her as we viewed the property. Some times I think people don’t care that they make you feel uncomfortable or unwanted. I have viewed several apartments in this area and Piscataway and this was my first encounter with people I feel were racist. My review is strictly on them not allowing me to feel like I was going to be welcomed at the property and on the fact they are uncomfortable with people of Color. We want the same things honest Americans want in life. To provide a safe and happy place to call home for our families. The apartment was beautiful but because of how uncomfortable i felt with all of them I don’t care to apply. Noreen you seem to be looking through me and going through the motions. I didn’t feel a genuine connection from you as leasing agent and the first person you see when you enter the door needs a sensitivity training class. She had no reason to be so rude when i walked in. Also i called twice to get information after that and the attitude on the phone was the same way. I asked about the school zones to that property she said i don’t know what to tell you or who to call. Then i called back today and asked about which apartment to select. The same person picked up the phone and both times were rude to me. It’s so hard to find a place you love and when you do you’re treated like your time and money is of no value.

Horrible horrible everythings good when they want your money they are fixing the apartment above me and down came water all over my bathroom... bathroom mats are soaked not even an apology I dont even know where that water came from... plus all Im hearing is banging over my head as soon as I get in from work... I recently invested in an apartment on the complex. If you are planning to move here work with Emma. She’s understanding and will work with you if you work with her. She also makes sure you comprehend everything that is expected of you to do. Im glad she was my representative.

Not sure what these fake “5 star” reviews are talking about. I guess the new management has free time on their hands since nobody wants to live here so they are probably reviewing themselves. I was charged for moving out late even though I moved out the day before my lease was up. they don’t deserve any stars but google makes me put at least one. there’s a lot of communities nearby so go somewhere else because these people will end up screwing you out of your money or screwing your credit

Where do I begin. They say fully renovated apartments. Only thing that is new is kitchen and bathroom and the washer and dryer which is a plus. The floors, outside doors and windows are the original which is a good 40+ years old The floors are scratched . The grounds are disgusting. roots all over the place that prevents grass from growing so its nothing but dirt now so when it rains it gets muddy and floods in a lot of areas The dirt runs off the hills and leaves piles of mud in the walkways. The worse part walls are so thin. I hear every step my neighbors takes upstairs. They fight constantly. I have reached out to management several times and it took the last email for them to respond just to say their is nothing they can do.. Its not a quiet area. thats for sure. You can hear everyones conversations as you walk by their apartments

This is a nice property compared to some of the others I have lived at. The apartment is updated with beautiful granite countertops and nice wood flooring. The office and maintenance staff are nice and courteous and if there’s ever an issue they respond immediately to seek resolution. Nice place to live and convenient location.

Please do yourself a favor and do not live here. Management pretends to be friendly and says resident happiness is our priority. This is false. Once you actually become a resident, youll be met with unprofessional, extremely unorganized, and oftentimes rude service centered around taking money from you. I once had to send 2 checks to management to pay for rent after they *rudely* told me I never paid rent. They also hit me with a $50 late charge. They later found the first check (which was sent on time) and gave it back to me but still billed me the late charge because the second check was sent late. What a joke. I moved out two weeks before my lease was up, returned the keys to Noreen at the management office, and received a $400 charge for 10 days into the next month because they couldnt find the keys I gave back to them. Im currently disputing the charges billed by these clowns. If you are unfortunate enough to live here, make sure you bring lots of popcorn to enjoy the circus show put on by the incompetent management team.

The management is very non responsive, we used to live here and that time it was a different property management company. The Manager in the leasing office is very unfriendly and doesnt address to any issues. She gives very shortsighted solutions without understanding the problem. The apartments are renovated but the flooring is not, it produces excessive noise and creates a un-habitual environment to live. I had reported about this issue several times and the management has only neglected to my issue rather than fixing it. The manager in the leasing office mentioned that the buildings are 40 year old building and so noises will come and you will have to live with it. Maintenance used to be good not anymore after the new management.

Dina has been simply amazing! Dina contacted me everytime there was a change and was extremely patient with me as I toggled between 2 separate floorplans AND 2 separate floors. Everyone here is so attentive and works quickly to get you whatever you need. I don’t move in until tomorrow but I’m already excited from all the positive vibes I’ve gotten from the staff and residents!

The management is not able to manage a repair of a washing machine coin refill card. One refill machine is down for months (“very long time”) without any clue when they can be repaired. Now the last refill machine is down. Therefore, you living effectively in an apartment with no access to the washing machine at all. The management only tell you that you can drive out and use a commercial laundry service (no real estimate if they ever can fix it). So effectively it is an apartment community without washing machines.
