Excellent customer service has become rare. Robert went above and beyond to ensure that I had an easy move in and answered all of my questions in a timely manner. He is really easy to work with and has such a sunny disposition, youll leave every conversation with him with a smile on your face, I know I certainly did. Sierra Property Management makes it easy to rent and move in.

Sierra Property Manager, Robert Zermeno, has gone above and beyond in helping us out as tenants. The communication has also been prompt and extremely helpful and anytime weve had home issues, leaks, etc. Robert has ensured that the issues were fixed ASAP. Robert and the other staff members are very kind and understanding and do a great job representing and supporting their tenants. Its hard to decipher what decisions were made by Sierra Property Mgmt and what decisions were made by the property owners in regards to the property. Small details in the apartment were neglected and felt dirty, but living in Santa Barbara you take what you can get sometimes. We had a break in, which resulted in a broken lock on our slider door. They responded to our maintenance request, never showed up to fix it, and then emailed us asking if we were satisfied with the resolution of our request. Well, there never was a resolution, we still use a wood stick to lock our slider.
Friendly staff for the most part but impossible to get out of the lease early. They were good about sending repair men out most of the time. Lagged on responding to emails but easy to get ahold of over the phone. Overall experience 8/10.

Sierra Property Management presented me with a bill for accrued late fees of $1500 out of the blue after 2 years of tenancy. I thought it was a joke or a mistake. Had I known the checks cut by my bank would sometimes arrive late due to weekends, I certainly wouldve found a different way to pay. I had great credit and income, I had no agenda on my part to take advantage of the owner.It felt like a shakedown. There was no apology or omission by the company that there was any failure of business process on their side, though the former owner Becky agreed with me that there was. In particular, I found the response of Michelle Roberson, the new owner from 2017 on, to be inhumane. She disagreed with the former owner and was primed and ready to take advantage of people in lesser positions of power.Sierra Property Management served me with a 60 day notice exactly 1 year later. I really loved that spot. All is well now, but it was an unpleasant and unsavory experience.UPDATE: WOW. The truth was that there was an ownership change that exposed a previously weak/broken tenant management system - but the new ownership was too arrogant to admit that, to say whoops, sorry, lets see what we can do to solve this collaboratively. The Thomas Fire was AFTER the $1500 late fee bill was presented in summer of 2017, I changed the way I paid immediately (not via bank check) there were no late payments after the summer of 2017. I was always grateful to the owners. I guess they have erased from their records the retaliatory 60-day notice they served me, and the partial payment of late fees I absorbed, thats beyond revisionist history and crossed into BOLD LYING ON A PUBLIC FORUM. What a grotesque, yet true to form, response full of lies and deflections from Sierra Property Management and Michelle Roberson. Shameful.

If you like your security deposit don’t rent from these scoundrels! Taking more than five hundred dollars out of a deposit for things being “dirty” when in reality there was just regular wear and tear is the behavior of sleazy motel owner or a used car salesman, certainly not the actions of a reputable leasing agency.I cannot stress enough that the way in which they run their business is literally immoral. Taking money away from college students of all economic background out of greed rather than with due cause is literally sickening. People like those in Sierra clearly have no regard for the actual lives they are hurting but only for the money they are lining their pockets with.Speaking of individuals… John (the person you deal with most when renting in IV) actually comes from a line of very talented musicians with his father being a renowned opera singer and his mother a talented pianist (this is all true by the way), which makes it all the more disappointing that he hit all the wrong notes as landlord. Snooping around at all hours, lying as to the details of maintenance requests, and just being sincerely rude should all disqualify him from working as a property manager, but alas….Don’t rent here if you don’t have to and if you do, don’t budget for with your deposit in mind.
This management company charges for every maintenance call to the tenant because they dont want the owner to be responsible. Having many rentals myself its the owners responsibility to maintain the property and make sure everything broken is taken care of immediately. Unfortunately they maintain a lot of rental in the Santa Barbara area near the university and they are not many choices when it comes to renting for your student.

Sierra Property Management does a fantastic job of being lenient with tenants when considering complications that may occur during the housing process. Their customer service was exceptional for me and the response times on questions I had were punctual and efficient in helping me solve my problem.
Jovian has always been quick to get back to us regarding any concerns or problems. His organization makes us feel as though we have direct access to the owner. They take good care of our needs.
On Tuesday afternoon, September15, 2020, around 3:30 pm, my kitchen garbage disposal died and leaked into the cabinet below. Called Sierra Property. My call was answered promptly by the unit manager, Jovien Joy. We discussed the matter. To my very happy surprise, Sierras repairman, Alex Carbajal, arrived at my door at 5:15 pm that very day. He inspected the disposal; installed a new one and left my kitchen clean and tidy, all in about an hour. Jovien Joys fast action saved my day and my dinner. Thank you very much, Jovien and Alex! Worked with Tamara Gallegos to try to get an apartment with Sierra Property. She was extremely responsive (something that isnt as common as it should be with leasing companies) and equally kind when helping me apply for one of their units. She gave me all the info I needed in a prompt fashion and helped me get through some troubles I had during the process. When I finally got my keys and they didnt work she made the time to visit the unit and re-key the lock to work with my key. I really like the place I got. It was clean, comfortable, and everything was functional. Im really satisfied with my choice so far. Ill try to remember to update this when Ive finished my time here but as of now I think Sierra Property and Tamara are excellent.

Bad landscaping has always been one of my pet-peeves with IV rental companies, but Sierra is ALWAYS on top of it. As a gal who enjoys sunbathing and the occasional yoga session in the front yard, I couldnt be more grateful for that well-kept grass to break my fall every now and then.
Sierra property management has been great! They are very quick to help and resolve issues. Are fridge broke along with the food inside going bad. They credited us the money we lost in food and got us a new fridge! I have had no problems with the yet, and there online website to pay rent is very easy and convenient. Highly recommend there properties, and shout out to Tamara, she is extremely nice and has helped us out going above and beyond with anything we needed! I have lived in the same unit for over 15 years. The first year it was managed by another company and I was not happy. When Sierra took over the apartments I noticed how clean the apartments have been kept from Gardner to laundry maintance ect. . David is extremely professional, respectful and responsive to any of our request. You can tell he values the tenants for the property he manages. If there is a plumbing issue the plumber shows up immediately.I would recommend Sierra Property!
Have fixed all maintenance requests, keep us informed, and have been lenient about rent during covid times (and kept us informed about covid policy). Also installing new floors for third year leasing from them. Change of employees was difficult, but happy with the new reps John and Tamara.Would be 5 stars if not for low quality blinds and bad experiences in 2019.
Really really slow communication about maintenance. We moved in late June, within a week we realized that only 1 of the 4 stove components was working and despite multiple maintenance requests between now and then, no one has come to fix it. Staff came to show another potential tenant the property and forgot the key to the apartment so they expected to show the person our place since we were home... during a global pandemic?! They locked the laundry room and didnt tell anyone, this was before they gave any of us a laundry key. Our lease said that we would be provided a cable box and TV, however neither the cable box or the remote for the TV were here when we moved in. When we called to ask if they could bring us them, they simply assumed that they were stolen by previous tenants and said we should call Comcast... not helpful at all. Sierra Property Management is just very disorganized and unprofessional overall.
Robert made the leasing process super easy & has been very responsive both before and after move in. Any issues we brought to his attention were resolved and handled quickly.
I had very mixed dealing with this agency. I lived there for 2 years and I hope to god they fired their receptionist Aura, if so then they deserve an extra star, if not take away another star. Shes the most unprofessional person I ever dealt with and was always so rude. Its not just me who thought so either every one of my roommates hated her and even my girlfriend and her roommates hated her. On a seperate note I received most of my deposit back and I loved the apartment while living there albeit the fact that the entire apartment was crooked and add ontop of the fact that where I lived was right on top of the mesa fault so I really have a hardtime believing that the building wouldnt fall apart during an earthquake but what do I know Im not a contractor so. Would I live at one of there properties again? Probably

I have never experienced such an atrocious lack of professionalism in an industry that is intended to bridge the link between landlords and tenants. While my initial agent did everything right, was friendly and responsive, the landlord backed out of our agreed deal at the last minute because he changed his mind about my pets. I asked my leasing agent for a copy of my credit report that was approved, so that upon applying for a new property, my report would not be pulled yet again. He was very helpful and said that since he was out of the office, his manager would be happy to send it to me.The manager, Michelle, was unfathomably snarky and rude, trying to blame me, the prospective tenant, for not being forthcoming about my two small birds (parakeets), even when they were clearly listed on my application that had already been approved by the landlord. She patronizingly refused to provide me with my credit report due to inability and instead of being apologetic that the circumstances didnt workout with this particular landlord and suggesting to help me find a more suitable rental the way my initial agent did, she continued her condescending remarks and silence, offering not a glimmer of personability, courtesy, or even respect for the time I wasted on waiting for the contract for this property.
Horrible leasing company. They never disclosed the noise issue of the upstairs neighbor. They made it extremely difficult to get out of my lease due to the noise issue. I complained so many times I finally gave up. The laundry in the complex was broken for over two months. Completely unacceptable. Grounds were always dirty and the parking was never policed. Cars always parked in no parking zones. Constantly raised rent without any increase in quality of living. Terrible, terrible company. Please dont rent from Sierra Property Management.
I had a couple small issues in my domicile and they were fixed within 18 hours of my report. Very responsive, as friendly as a management company gets, and thus far very reliable and accommodating.

I have asked if I could get my apartment upgraded with new flooring and blinds. I have been here for 10 years and things are looking shabby. I have not received a response although it was a month ago

BUYER BEWARE. This company take money out of your banking account with no permission and no warning. Also they will charge you for everything including smoke detectors you did not touch and over flooding in the house out of your control. Please do not lease through this company as I have leased through four different companies which are terrible but are way better than Sierra in comparison. They will try to take your whole deposit and even if you left the place better than you got it they will still charge massive cleaning fees. NO STARS. TERRIBLE.
Property manager took weeks to reply, refused to make repairs, and repairs that were made they charged the tenants for. When we disputed these charges they sent a plumber to take our garbage disposal. Very unprofessional, would not recommend then to any friends or family.

During my 2 years living on Ellwood I truly enjoyed it. Sierra people were so kind and friendly. I once had an issue with the heater and they quickly fixed it and they cleaned after themselves. As well as Mrs.Lydia was wonderful during my whole transition in getting my medical dog. She also returned my full deposit and in little time. I loved my apartment. For being a one bedroom it was pretty large. Upgraded and beautiful. The premises was always kept well cleaned. I now am renting once again from them in IV n they had no issues with my service pit bull dog. They really went above n beyond to place me in a apartment. They made sure I got a first floor since I have medical issues n can’t walk up many steps. Wonderful ppl all the stuff. Nicole n John are great.
Overall, very disappointed in the service Ive received during my two years as a resident. I moved in with bed bugs and cockroaches already infesting the apartment. While they were prompt at ridding the place of the bugs, they were far from prompt when installing the dishwasher we had been promised towards the end of our first year. After a rent increase of $100/month for no apparent reason, its the end of our second year and we still have not received said dishwasher. When I complained about the laundry and dryer machines poorly cleaning clothes and leaving them with a weird residue (pictures included in my email showing the severity of the issue), they simply told me to contact the washer company myself as there was nothing they could do (that was over a year ago and we still do not have new washers or dryers). I had to complain multiple times over a three month period about the poor water pressure and temperature issues with our shower before maintenance finally showed up to resolve the issue. To this day our water temperature still refuses to cooperate. I have to say though, that the maintenance team is probably the only redeeming quality of the entire company. Finally, after pleading with them to grant us a ONE day extension on our lease so that we wouldnt have to move out on the day of graduation, they apologized for the inconvenience but said that there was (again) nothing they could do because it apparently is impossible to reschedule with cleaning vendors (there is a 10 day gap between us moving out and the new residents moving in). I think its ridiculous that after having been there for so long, having paid rent on time every month, and having had to deal with various issues, they couldnt be bothered to make even the slightest attempt at granting us 24 more hours. This perfectly encapsulates just how little Sierra seems to care about its residents.

Ive had a very pleasant experience renting from SPM this past year. The process of signing a lease with them was very simple. The apartment I stayed in was very well kept and I havent had any major issues that needed to be addressed. I have felt like a valued resident during my entire stay and I would highly recommend them to those of you seeking housing!
I have to say, after reading some of these other reviews I thought I should comment. Sierra has been nothing but wonderful to my girlfriend and I. We have worked with Nancy over the past 2 years and have never had any issues. She has always been prompt and courteous. Any time we needed a repair done, Nancy sent out a repairman right away.I would highly recommend Sierra over any of the other property managements in town. And I would be suspicious of these other reviews, considering respect goes both ways...
By far the worst company I’ve had the displeasure of working with. Wouldn’t let us re-lease without giving us any reason and a whole bunch of random charges for fixing and cleaning things that were either not caused by us or were not made aware to us. No understanding or compassion for their tenants and just wants to milk money out of students that have none. Poorly managed in all aspects of a rental company and would highly suggest against Sierra as a rental company.
Worst leasing company I’ve ever had to deal with in the Isla Vista area. DO NOT do business with them unless you love being ripped off. Upon moving in, the place had not been cleaned and necessary repairs had not been made; whenever we asked to have repairs done their representatives were rude and disrespectful, as if we were inconveniencing them with our need for regular household maintenance. And, of course, upon moving out and leaving the place cleaner than we’d found it (it was pretty dirty when we first moved in. Other places we’ve lived were clean and functional before the move in date, but not this place), yet we’re being charged a huge cleaning fee. Every interaction we’ve had with Sierra Property Management has been unnecessarily stressful, and this isn’t something young college students should need to worry about. Parents and students, stay away from this company.
My family and I rented from Sierra for more than a decade. After numerous plumbing issues (including flooding) we parted ways. The plumbing was originally blamed on us for “improper disposal of toilet paper and feminine products.” However, the plumbers ended up finding and telling us that the complex itself needed plumbing repairs due to how old the piping was. Our deposit was sent to the owner of the building, John Sarad, and was later kept for the same reason above and for negligence. The actual negligence is the owner and property managers not doing precise walk throughs and inspections of the plumbing in years, decades! Please be cautious if you are considering renting from them. I have photos of the apartment when we left and will look to see if our deposit can be fought.

Shocked theres any good reviews tbh. Horrible company. When we moved in, there was black mold in our dishwasher. Which is not only disgusting, it is a health hazard, one which Sierra took forever to take care of. In addition, when we moved in, the garage was absolutely filthy, the backyard was full of trash (including used condoms), and my bathroom had a completely broken shower. Throughout the year, when we would file mantainance requests the company would respond rudely. They took an insane amount of money from our security deposit and charged us for cleaning when we left the place WAY cleaned than when we moved in. Dont lease from them.
Wish i could give 0 stars. They steal your security deposit money. Make sure you check off everything on the move in list. They claim the apartment isnt clean enough even though we paid a cleaning company 200 dollars to make sure it was spotless the day we moved out. They also come in to do inspections during lease which i find odd. The apartment was nice but the management company is very shady. Just prepare to loose money on deposit.
Sierra seemed to do an okay job with maintenance issues at our apartment downtown. However, they get you when you are moving out. When we moved into our apartment, it was filthy. We did a move-out report and professionally cleaned the apartment top to bottom (leaving it in much better condition then when we moved in) and we still were charged nearly half of our $1000 deposit. These guys are a bunch of crooks. SB is known to have slum lords, so do your best to cover yourself with video evidence and move out reports.
Rented an apartment for 2 years never had any problems got my full deposit back. Had minor problems with a sink leaking Sierra sent a plumbing company over the same day it was amazing . I would definitely rent from them again
I have been living at 6621 Picasso RD for about three months now and I must say this has been such a delightful experience! Lydia, the property manager, has been so easy and efficient to work with from the beginning. Especially since this is my first apartment and I was not living in the area at the time of signing the lease, also my roommates didnt live in the same area either. She kindly sent us all our own leases and it all happened very quickly.Upon moving in we recieved a free plunger and a copy of our lease, as well as a report to fill out of any imperfections we found in the apartment. A week later the handy man came to fix what we wrote on the list so we wouldnt get charged for it later.The apartment itself is in working order, the water heats up quickly, the electric stove heats up fast as well, also the free wifi is fast. The living area is spacious and as well as the room, it is 3 of us in one room and I was worried we would be up to our necks but we have enough room to live comfortably.I highly recommend these apartments if youre looking for a bargain and efficiency.

Moving out was not a good experience. I called about 2 weeks before the end of the school year to ask about move out information. I was informed that move out was on June 18 by the woman on the phone. My housemates and I had received no notice from Sierra; there was no phone call, no email, no letter in the mail, and no notice in person. I thought that calling Sierra would give me the best information because I was directly communicating with them. Becky from Sierra rudely called me and informed me that we were late in moving out. Apparently we had to be out at noon and were causing Sierra inconvenience. Sierra delayed our move in, forcing me to couch surf for 4 days. Then they had the audacity to blame us for their miscommunication. Becky said that only she had information about move out and I shouldnt have talked to another woman at Sierra. Becky, if youre the only one with move out information then please communicate with us. Send us an email or give us a call BEFORE move out. When renting with Sierra, always call a few times for information. The management is every unorganized.
Unit Im in is old but well-maintained, and SPM did a good job of refurbishing it from the prior tenants and repairing things, and did a great job of getting me in quickly, since I was moving in on a deadline. Ive been here well over half a year, and Ive had a great experience with Lydia as the manager for these units.
I have been at my Sierra-managed apartment for about a year and a half now and I have had nothing less than an exceptional experience so far. My property manager, Lydia, is the best. She was very accommodating to both mine and my boyfriends work schedule when we needed to add him to my lease. When time came for lease renewal, she mailed out the whole thing to the apartment (and even included a prepaid envelope to send back), which was very convenient for us as it saved us a trip and we didnt have to figure out a best time that we could both make it to the office.Work orders get taken care of in a very timely manner. During our annual inspection, I left a note saying our patio door was getting stuck on the track and the bath water was draining very slow and both issues were quickly taken care of. A couple weeks ago, our kitchen sink started leaking and it was fixed the next day.I am comfortable reaching out to Sierra whenever there are any issues and I would highly recommend renting from properties managed by Sierra. I was skeptical at first because I had heard some negative things about Sierra, but Im so glad that theyre taking such good care of us.

Absolutely horrible would never go through them again, our refrigerator went out and they took a week to fix it not once did they offer to pay for the food that was ruined neither did they even try to make an effort to fix the fridge I had to call them at least 4 times about it. The power went out for two weeks because the power company pumped too much electricity to the building and not once did they call and say things were being worked on or any kind of updates, some peoples ovens caught on fire and our fans went out and the lights shorted out. There was orange water coming out of the sink and shower and not once did they come and fix it even though we called them multiple times about it. Nothing we called about was fixed in a decent time. Also the roof got redone and they woke us up at 7am every morning with loud hammers and pounding for the entire day only to come home to black dust all over my bed and pillows and dust in every single room again I called many times and nothing was done about it. Lydia sent us a email saying if we dont sign the lease that we would be kicked out and we went in and she no longer worked there and they said we didnt have to sign a lease and our rent was going up. Before we moved out I gave them over a 5 month notice via email and inperson that I would be moving and gave them a set date I later got a call saying they had no record of that and that we owe them 1600 for another months rent. After moving out and leaving the whole place spotless they took nearly all the security deposit. Dont rent from them

Update 2/2/2017 (changed from 1 star to 3 stars)I just saw that SPM replied to my initial post, so I called them back.I was connected to Becky, who owned SPM while I was renting.Becky listened to my story, was very familiar with my rental, and seemed to be honestly in disbelief. She did say that if any tenant has an issue with SPM (or their rep), they can ask to talk to somebody else, so that they can resolve the issue instead of creating new ones. So I am neutralizing my review by changing it from 1 star to 3 stars, and am inviting other tenants to keep SPM honest, call them to resolve issues, especially if a rep is not behaving ethically and professionally. On my end, my review was from a few years ago, and specifically reporting Cindys behavior and actions, and from what Becky has to say, it does not reflect SPMs general way of doing business then and today. If you see otherwise, I invite you to speak up!Original post - 1 star (because I could not give 0)I rented from a property managed by SPM for years.The first rep, Caron, was amazing.She made everything work out for everybody: the renter, the landlord, and the property.If there was ever a problem, like when I had a bunch of stuff in my carport that I shouldnt have had, she would simply call/email and ask to resolve it. Frankly, I think they were trying to get rid of everybody in the building.At any rate, they pissed me off so much that I gave notice.But Cindy would not do a walk-through for weeks!She effectively kept my unit empty, and did not refund most of my deposit.When I asked her if she could meet right away, she responded I though I was doing you a favor.And Ill spare you so many other small-minded comments she made over time.Cindy/SPM may have stolen a few hundred dollars from me, but their reputation, personal and corporate, is public. They harassed me and others in the building. They upset our lives. They snooped into peoples units. They forced us move out.But we put our names behind our reviews, and folks like me, documented everything including videos...My advice to anybody: stay away from SPM units.And the ironic thing is you could build so much goodwill instead!
