The owner of our property switched property management services and I cannot believe how different they are from Sandpiper. Sandpiper (Brenda) was so hard to get a hold of from the start. We wanted our keys a day or so early and she was completely unresponsive until the night before and said we needed to pay rent then to get them early (at that point we had to wait the next day anyways because it was late at night?). Upon move in our fridge was not working, we could not get a hold of Brenda to fix our fridge and actually had to run into the owner of the property to get it fixed promptly. They will not answer calls or emails. They tell you to use the portal and then don’t even respond there. They didn’t give us the correct number of keys upon move in and then I had to go to their office to get more to fix their mistake. Brenda wasn’t even there and didn’t tell me we needed to bring our keys (I left them with my boyfriend so he could lock up when he left for work), so we had to go back a second time. Brenda also did not give us a move in form and when I requested it was met with a snarky “Please use the form that is already in your possession as it is in the lease which you received via docusign.” . I went through the emails and docusign it was not there so when I tell her to reread the lease and the initial emails, she finally sent the form (with no apology or explanation). I cannot believe these people are still in business and I cannot believe they still have Brenda working there. This was the WORST experience I have ever had in all my years of renting. I don’t think we would’ve renewed our lease if Sandpiper was still in charge.
This place is a disgusting scam. If you are drawn out of a lottery pool they will answer your phone call to tell you a property is available when its not. After you pay the 20$ application fee they will block and ghost you. This place deserves less than a 1 star and wouldnt be surprised if this company goes down under from lawsuits because of the scams they are running. Disgusting service.. Stay far away from this place.
I know 9 out of 10 times google reviews are bad because well, no one wants to take the time to write a good one.Sand Piper has been my management company for almost a decade and when I call about something needing to be fixed, Brenda and her staff has always been on top of it.I just moved out and again Brenda made it easy with no issues.giving them a 5 stars because what more can you ask for.And yes sometimes in life things take an extra day to fix and it is Ok.Thank again Brenda and your team :)
7/4/2021 our car was blocked in by Denise in a Prius at 10:00pm in the smart n final parking lot. She was screaming and yelling and demanding $10 from us. She almost ran us over. We had 2 small children that were frightened by her screaming and refusing to let us move out of our parking lot. She accused us of being there all day when we had just arrived at 852pm from out of town camping. There were several others parked there and standing at their car and she did not approach them or block their car in. Will be calling the office in the morning.
My wife and I (both Gauchos) recently moved to Santa Barbara from the Bay Area. From the moment we first reached out to Sandpiper and heard back from Brenda we have received exemplary service! Brenda and the whole team were very willing to answer questions and help to make our move south as smooth as possible. Brenda has been extremely professional, prompt, and courteous. Additionally, on move in day our rental was spotless and the whole process was smooth and easy. After renting from Sandpiper for a few months now we have continued to receive that exemplary service and will recommend them to friends and family in the future.
Extremely unresponsive to any maintenance request. It took at least 6 months for them to get a gardener out to cut the tree limbs that were hitting phone, cable and power lines. The people they sent did the best they could but it was not good enough and SoCal Edison finally came out themselves and did it. I have also recently been without a working dryer. I have had to call and send messages everyday for a week to get some kind of response.
Literally the worst property management in Santa Barbara! They will try to fumigate your whole complex with a 5 day notice with no hotel or compensation. Zero response via email or phone. Does not care about its tenants and will run the complex to the ground with out any maintenance fixes. Over all just a slumlord company. Would not recommend and suggest avoiding at all cost
Unresponsive and unprofessional! Very judgmental. They act like they couldnt care less about getting the units they manage rented. Im shocked that property owners actually hire them!
Worst property management company in Santa Barbara. They are unresponsive to any and all communication. Theres asbestos in the ceiling and mold under the extremely warped bathroom floor. They never replaced the bathroom floor from a previous tenets flood, like they said they would before giving us the keys. Usually I would have, to email the company owner to get Brenda to respond to her email. There were about 10 things that needed fixing upon moving in. When we finally got a maintenance person in, he was surprised and said all of this should have already been done before anyone moved in. They dont care about any tenent. We had one washer and dryer for the whole building, and it took 3 months of me emailing Brenda EVERYDAY before they would check out the broken washer and eventually replace it. Upon trying to move out, they refuse to respond to tenent reference inquiries, might as well not even list them on the new applications. I would give zero stars if I could.
I have been with Sandpiper Property for about 4 years now and I dont know if I would even look for a property that they dont manage. I really like working with Brenda because she is responsive, and super nice. Any time I have had a minor property fix request they are there to help, no questions asked, which is not something I can say for other property management companies I have lived with previously!

The worst experience Ive ever had. I am a 6 tall male and felt unsafe in the apartment for the entire time I lived there. Nothing in the apartment worked as it should (including windows that wont close or lock), they made no repairs despite my requests, there was no hot water for many days per week on most weeks, and they hired workers (for building maintenance) who blocked my car in (so I couldnt leave for work) and threatened me with physical harm when I asked them to move.
Ive had a great experience using Sandpiper Property Management! Ashley has responded to all inquiries and maintenance requests in a very timely manner. I would highly recommend new tenants to speak with Ashley. They are a company that truly cares about their tenants.
Incredibly non-responsive. Neither phone or email will get a response. The only chance of getting a response is going to the office.
They go the cheapest way possible even if that means making the tenants go without essentials
I recommend this place especially the person Darlene. In a world full of chaos and problems it is nice to know that they offer Grace in there business dealings with a kindness that is unmatched. If I could rate a company less than one star, I would. Ive never dealt with a less concerned or unfriendly company in my life. During my almost three years living in one of their properties, my apartment was broken into twice and after several calls to them I never received a call back. The only time I received communication from them was when I withheld the locksmith fee from my rent since I had to change the locks. The studio apartment that was next to me had three adult women and three children living in it full time and they developed bed bugs. I had to have a pest company come out myself who confirmed that they had bed bugs which were coming through my wall heater and biting me at night. When I reported it to them and left a message, I received no response. Brenda, who works at the main desk (and will not transfer you to a different manager even if you ask), is so rude and unhelpful and upon moving out I asked if she had taken care of the pest problem so that no future tenants would have to deal with that and she would not answer. There is no clear communication and it makes me sick that so many people are forced to deal with them in Santa Barbara. Beware of renting any units at 2400 De La Vina!!
They have handled our property for several years. They have been efficient and responsive. Were very effective in showing and re-renting when a vacancy occurred. Had some repair work done, it seemed efficient and reasonably done.Pleased with what we have experienced.Jim & Anna

I have mostly worked with Brenda, and she has been nothing but kind and friendly. Best property management I have been with. Responsive, professional, and active regardless of the substantial properties their small office manages.
When we moved into a unit they managed, we listed no less than 15 repairs, some major including stairs on the property we cited as a safety hazard.We were told that the owner was unwilling to support the repairs we requested. They lost our first months rent. We had roughly 30% call return rate when trying to content them for tenant issues.At move in the showers all had mildew, the stove top had food residue, and there was an insect infestation in the garage. The property managers scheduled a move in inspection with us, but never showed up and never called to cancel. We did a move out inspection, and got a generally positive review; only citing a few areas we had to dust better. During move out, the house was substantially cleaner than move in, but we were charged $285 to clean the fridge, the stove top and the bathrooms. The receipt for the work we were charged were not provided to me. Our deposit check was also lost in the mail and had to be reissued.We gave more than 30 days notice as a courtesy. The office pushed us repeatedly to allow them to show the property before we moved out. I scheduled time off of work to be home for them; they never called and never showed up. On a *second* attempt, the office manager showed up, dropped off some paperwork, and left to an appointment she had double booked; leaving me to show the house to the 20 people who were there. She said shed be back in 45 minutes, but never returned, leaving me to entertain an interested attendee who could get the office to call her back.While the office staff has all been generally kind, I would not be willing to work with them again. I will literally avoid renting a property managed by this company going forward.
This place truly deserves negative stars. I have no clue how people let this place manage their properties. Staff is unfriendly, not willing to help and solely trying to take your money with charges that they cant back up with evidence. Oh and if you miss your rent because the payment didnt go through on New Years eve, expect an eviction notice on your door the next day even when the payment clears on the 2nd. lmao. Place is a joke!
I want to say that I I am very happy to be renting under San Piper Management here in Oxnard. Also I am happy with our landlord I would recommend Sand Piper Management to anyone who needs help renting a place.
Sandpiper Property Management is a joke. Just go ahead and read their reviews on Google – with such terrible reviews, I cant believe they are still in business.Our apartment complex (supposedly managed by Sandpiper) is non-smoking, and yet the entire complex reeks of marijuana smoke every day. I have reached out to Sandpiper several times in the past several months, and they promise action, but nothing has been done. I understand that marijuana is now legal in California, but whoever is smoking in our apartment complex is breaking the terms of their lease and should be evicted.The fact that Sandpiper does not respect their residents nor the real estate they are managing is testament enough – you should not under any circumstances do business with them, rent from them, or consider moving into any property that is managed by them. By far the worst experience I have had with any business in the Santa Barbara area. Be warned. Stay far away.
Was a tenant for over 5 years. Will be suing for security deposit withholdings. Im quoting the manager Justin directly when I called to discuss the charges, I could care less either way, it doesnt affect me at all. Roof leaked for months, termite feces piled up, the list goes on. Never got a working heater or even a smoke detector in the apartment. They appear nice and if you have an issue youre written off immediately.
I want to say nothing but good things about sandpiper protery management and I want to say nothing but good things about our landlord Darlene she is amazing and I am glad that we are renting under this company..
Called and emailed them numerous times to inquire about and apply for an apartment. I essentially called to say Here, take my money! and they wouldnt return my calls. The voicemail box is always full so Im assuming they never check their messages. If their company is like this before Ive even signed a lease, cant imagine how they handle their tenants. Such a bummer
This property management company is the worst I’ve ever experienced in my life. Weekly plumbing issues going on for 2+ years, each with raw sewage back-ups and I get no call backs top left message and email. Response is measured in day and weeks not hours, and that only after constant effort getting them to act. DO NOT rent any properties that are managed by this unethical company.
Staff is unfriendly and they do not return phone calls. Lived in a unit for 3 years when property owners changed management and hired sandpiper.. At that moment I already put a 30 day notice in and was moving out. Sandpiper kept $950 from my deposit to replace a carpet in a bedroom 8x12. It was old stained carpet when I moved in 3 year before. Tried to contact them to get an explanation and my money back. No response. Stay away from sandpiper.

They were supposed to show me a rental property and didn’t even show up. If you are the owner of a house on Calle Noguera street you might want to switch companies. I took me 3 days of badgering them for me to even talk to someone. Glad I didn’t rent from them!
I am a tenant with them. Whenever we have a issue such as maitience, neighbors or whatever I call to tell them to ask if they can fix the problem. They say theyre working on it, but they dont do anything ! All theyre good at is getting your rent payments. HORRIBLE SERVICE! IF YOUR THINKING OF RENTING WITH THEM THINK TWICE BEFORE YOU DO ! WORST RENTAL COMPANY EVER ! 😤
I paid application fee for $25 . nobody give a return call to me how is my application doing. none of this real estate company accepts pets they took my money and didnt even bother to call me. no emails even. i shouldnt even give 1 star to this company. unpleasant staff and rude . i suggest dont go to this company. theyll rip you off
My family and I have lived at our property for 2 years and we have had nothing but problems with Sandpiper responding. It takes at least 7-8 phone calls before we get a returned phone call only for them to tell us they will speak with the owner of the property and call back, which takes another week or two. After not being called back, I call again and no one answers and my messages go unanswered as well. I would call the emergency # just to get to talk to someone. I would never ever recommend this management company to anyone. Horrible customer service and Company procedure. Staff is very unpleasant and unwilling to work with us. During our stay we had a leak in our garage that started to form mold and flood the inside of the garage, but it took 4 weeks for them to come and even asses the damage. After that, it took me several angry calls for them to fix it. and after that and an additional 3 months for them to patch the 15 inch round hole in our wall after the leak was fixed an about 3 more months later they finally came back to sand the patch on the wall to look presentable. Our water heater needed to be replaced but after the replacement, the water pilot would not stay lit leaving us with cold water. we had to reset and ignite every day after work to ensure we had hot water. When we moved in the carpets were so dirty if we walked bare foot our feet would be dirty. after emailing then, they only advised we would have the option to clean ourselves. When we moved out, we paid for the unit to be cleaned by a company and my family also came in and cleaned, patched small holes from picture frames and painted it but we were still charged cleaning fees and painting fees as well as carpet cleaning. They also charged us outstanding rent due even though we paid the amount they stated in our 30 day acknowledgement letter. I am still currently going back and for with Brian Alderman and Justin Egerer regarding this issue. This company is by far the worst I have ever worked with or experienced. I would definitely not give them a chance. If I could give them zero stars I would. I am also working with the Better Business Bureau as well as county of ventura to lodge complaints. this is not ethical practice. I will also be suing for damages. great thing I logged all phone calls, emails and timeframes for all of our problems.
PROPERTY OWNERS BEWARE!!!! I manage a property right next door to their 236 S. Hemlock property in Ventura and they openly allow one of their tenants to smoke meth and live in his garage!!! I spoke with Sandpiper on mutiple occassions as this problem is now spilling over into not only my building but the community and they told me, and I quote we are not drug counselors......he has the right to live in his garage as his wife still pays rent THIS IS A JOKE!!! WHAT PROPERTY MANAGEMENT COMPANY DOES NOT KNOW THAT THIS IS NOT ONLY A BREACH OF THEIR LEASE BUT ALSO A CODE ENFORCEMENT VIOLATION!!! These guys have no idea what they are doing.....
Staff is terrible. Unhelpful and non-responsive once things don’t go in their favor. Clearly in it to make a buck and have no regards for the tenants. Place should be avoided at all costs!!
Have nothing but negative things to say against the company. Our previous tenants had dogs and thusly the gardeners never went back there. When we moved in they verbally told us they would maintain the yard, but since it was not in the actual rental agreement they told us they would do nothing about it (they once let the gardener go back to clean the previous tenants dog doo but he barely got half of it). Next they never fixed the plumbing issue that was apparent when we moved in, later stating that all plumbing issues were on us. It also took them over a week and a half to come fix a breaker issue in the kitchen (the stove lighter would randomly spark) and to fix and turn on the water heater. The worst part by far was that I called them one day outside their office during that week and a half and heard them screen my call. When I went in to talk to them (not about my calling a second ago just to get the waterheater turned on) they all tried to pass off responsibility for not getting the water heater fixed saying things like oh i thought you called [sandpipers repair specialist], No, I told you to call him .... I ended up getting the repair specialists number and calling him myself, where I learned that they never had told him about the property needing services at all.I would not rent with them if not necessary.
We have had no water going on the second day and btw it was christmas yesterday so noone could use the bathroom- and still no response not from the emergency number or the regular hours number today. crickets
These guys just do not care, they manage a home on Saratoga Ave in Ventura, the home has become a squatters paradise and they have no concern to represent the owners.Too many other options to ever use these clowns.
