BEWARE! BEWARE! BEWARE!I applied for an apartment 2 MONTHS in advance of my anticipated move to be sure that I would be accommodated, as well as to give proper notice to my former residence.I was offered 3 different apartments, and as the move in date drew closer, was given an excuse for each and every one... eg. already rented, not ready, market value increased, etc.. The anxiety and stress I endured just to get into that place was not worth the few bucks I thought I was saving on rent... & trust me, you end up paying for it in the end.So I finally received my welcome letter which included my new address, utility phone numbers to contact, and fees due for move in. I went into the office, signed the paperwork, paid all of my fees, and had all of my services connected prior to my move-in date, which is what they require... I updated all of my accounts, credit cards and contacts with the new address information, etc.. Scheduled the moving company for Saturday morning as I was supposed to be getting my keys on Friday. Very stressful to say the least but understandably necessary when moving.ON MY SCHEDULED DAY OF MOVE IN, WHICH WAS ON A FRIDAY AT 4PM, I WENT TO PICK UP MY KEYS AND WAS TOLD THAT THE APARTMENT WAS NO LONGER AVAILABLE AND THAT I HAD TO TAKE A DIFFERENT ONE. I WAS COMPLETELY DEVASTATED. I was literally all packed up and had nowhere else to go!! ALL of my services were already transferred to the new address. It was the weekend and NOTHING could be done until Monday. I had to take this dark apartment with outdated appliances, I was forced to be without hot water or electricity for the entire weekend. It was too late to reschedule the movers, OMG, CAN YOU SAY NIGHTMARE?!!The story doesnt end there... I lived there for 2 years, paid my rent EARLY every month, never had any complaints, drama or damages... however I endured the noisiest neighbors ever...loud music, fights, constant door slamming, door pounding, multiple house guests daily, loitering in front of my door, roach infestation, numerous water leaks from the ceiling, the community was never gated, pool was always closed, management was unresponsive and never available, and when there actually was someone in the office, they were new and had no idea what they were doing.Trying to move out was even a nightmare! When I inquired about the process I was told by some new person in the office (that quit after a week) ...that I would receive a lease renewal offer letter at least 2 months before the end of my lease (which would give me enough time to decline and give sufficient notice of my intent to vacate).... Seems reasonable right? Well, I never received the letter. When I went again to inquire, yet ANOTHER NEW person said that I had to recertify for the apartment if I wanted to stay, and that my time for giving notice had already passed.So now I had no option but to find an apartment immediately before the end of my lease!I am not a person that complains, I literally would rather avoid altercations and confrontations when I can just breathe, assess and adapt..(my own personal philosophy) .... BUT THIS WAS RIDICULOUS!I FINALLY MOVED OUT, BEFORE THE END OF MY LEASE, ..... I left the apartment sparkling clean and in MOVE IN CONDITION when I moved out in Dec 2020. Fast forward to June 2021, I get a letter saying that I OWE THEM MONEY from a third party collection agency! So now my excellent credit is in jeopardy?!! THIS IS NOT OVER, EVERYONE HAS THEIR LIMITS AND THEY HAVE JUST SURPASSED MINE! BEWARE DEALING WITH THESE UNPROFESSIONAL AND HIGHLY DISORGANIZED PEOPLE!

My air-conditioning is working however when it comes on it sounds like a fright train is going to come thru my wall.. It never did that before.. I think to much freon was put in the unit...

The Fixer man came to fix for window blind. He was a nice but one thing was uncomfortable. He didnt notice to me about visiting time. Manager Kira ordered him to fix blind, that time no one was available . When I came home, i was frightened because someone was in my room. I need notice about visiting day and time next time. Please, dont make me frightened. The service was a good.

Ever since High Mark Residential bought this complex a couple of months ago, I can already tell things are going to be in the right direction. Finally someone responds to my emails, calls and actually follows up with requests! Now maintenance works fast. I wonder whatever happened in the past that things didnt seem to flow smoothly but whatever it is, I am so happy with positive changes this early. Keep it up, guys. And thanks!

I have so many great things to say about this community. Been living here roughly for about 2 years and I have no regrets at all. It is close to both I-4 and 417 making it extremely convenient to drive South if you want to visit Disney or take a walk on the beach at Daytona or New Smyrna beach. Local gas stations at your convenience, great restaurants, Hotels, Spas, Sams Club, BJs, Publix, Walmart and right up the road from our local Mall. The community is quiet and kid friendly. I look at the children playing outside and it takes me back to my younger days when kids actually enjoyed being outdoors, (riding bikes, hide and seek, etc.) I feel safe allowing my children to play outside and they have even made some solid friendships along the way. I myself have made connections with my neighbors and have met some great people as well. My children enjoy the pool whenever the weather permits and I have never had any issues with management attending to my needs or requests! Calling this community my home came at a time in my life when circumstances were very trying for me but it was a brave step I took in the right direction. And it has been such a pleasant experience for both my children and I. A huge thank you to management for staying on top of things and maintaining such a clean, safe and positive community for its residents! I truly appreciate your dedication to us all!

If I could leave a zero star rating, I would. I have lived here for 8 months and have been counting down the days till my lease is up. The walls are incredibly thin, maintenance is not very helpful, and the management staff is the worst Ive ever come across- and Im in the business of customer service, specifically children and families. I would never recommend this apartment complex to anyone, regardless of the cheap price. Its cheap for a reason.

So my husband and I had applied day before yesterday for one of those 2 apartments available on the website. We paid $170 no refundable fee. We have being look for an apartment in Sanford and Hatteras Sounds seemed affordable. We tried to call the office many, many times before the application but no one answered. We didnt want to take the risk of losing a good opportunity so we paid the application fee anyway. So, today I called again to make sure they got our application and to know about other fees and other questions, and Linda said our income is not good enough for that apartment we had applied for but, it would be good enough for an apartment that will be available on July, for $1138, (more expensive then the one we have applied for - $1044). So of course it doesnt work for us. On the website it was available now.So that availability on the website looks like somethingto attract people. We just lost the money. Looks like they are making money with the COVID19 policy. They offer good prices on the website. We cant go there to talk with anyone because the office is closed. The dont answer the phone very often. So we pay the application to make sure we are not losing a good opportunity. Then there will be no availability for the one apartment we have applied for. That simple!We saw so many bad reviews here and we unfortunately ignored and we tried anyway. So I just want to prevent you from doing the same mistake we had made.

We have now been here 8 years, between to apartments. We are on the third owner. Just found out that there a a few changes that directly affect us. There is no more flexible leasing. Found out when I received my notice to renew. Ironically, we had planned to extended for only 6 months, but we are stuck now. We will be ready at the end of this renewal. Too many changes. Office staff and maintenance. The kids are disrespectful and grow people are too lazy to put trash in the dumpster. Tired of living like its the projects. We pay too much.

We lived there for about 6 years and overall it was a good experience. Theres no place thats perfect but we felt safe and the grounds are kept well. The office staff has gone through some changes and can work on a little more professionalism but the maintenance crew are polite and respond rather quickly to requests.

Property is not well kept. You will never get maintenance to come to your home as they should. You keep having to contact front desk. They dont answer phones for NOTHING! This use to be a VERY SAFE PLACE when concord had it! Then laramer came and destroyed the property. No safety for residents. The GATES HAVENT BEEN CLOSED IN OVER A YEAR. I came here because it was gated!PLEASE DONT BE FOOLED ITS NOT! JUST COME BY AT NIGHT ANY DAY youll see! At least with concord maintenance came immediately. They worked 7 days a week to keep grounds clean, now its nasty! They kick people out for the dumbest things but dangerous residents get to stay! So dangerous! People park their cars here that dont even live here. Ive had to call the police plenty for suspicious cars! They have cameras that dont work So if attacked or in trouble cameras WILL NOT HELP YOU OR STAFF. The manager is NEVER EVER SEEN! Unless you make noise😢😢concord kept fresh MULCH in the play ground! It hasnt been changed in a year since Laramer took over. Oh oh the best part is your rent is one price but get ready to pay 200 to 400 extra for your water! Ive paid over 1700 in rent due towater issues Ive been accused of having people live with me that dont but are family that visit or are over a lot! So apparently that deems for warning notices I shouldnt even receive!I thought it was a positive change for the community! Dogs off leaches but people can get kick out for dog poop on others property! If my dog is on a leach so should her little fiesty dog. Grass use to be so pretty! This complex is a highly over valued property. Highly expensive and now they just stick any one! Very disappointed the way these people are running this complex. They are ok with mediocre so long as they pass inspection! Happy Sunday.

The WORST management I have ever come into contact with. The supervisor is rude and the rest of the office staff has no clue what they are doing. We are supposed to be a gated apartment community and have NO WORKING GATE. The matnience workers needed multiple notices to fix anything in the apartment. Will NOT be coming back here. Cooperate should really look into finding a new owner for this facility.

I would not recommend anyone to move here. Live here for 1.5 years and the office has poor communication and corporate has poor communication. Had a $510 water bill no resolution what so ever instead I received a printed typed receipt no signature or company letterhead just was advised to trust them and pay balance. Then the front office personnel Lynn says I wish I was a single mom how would you feel if you came home and found your son overdosed with a needle in his arm. My condolences, HOWEVER so UNPROFESSIONAL. Personal issues should not have nothing to do with tenants who are trying to get issues resolved. There is always someone new. They will monitor calls and not answer. Gates work once every 3 months for a day or two. When the gates do work BECAREFUL they might close on your vehicle and dont expect to get reimbursed the security cameras dont work just get a run around. They are a good price and decent on the outside but be prepared to pay random fees and have high utilities. The ONLY reason they get a 1 is because they are in a great school zone. Online portals never work. Maintenance will complete work orders but never go to your home. Oh and expect to have inspections 1 to 2 times a month. By the time I left I now have paid attorney fees and random fees and now have higher car insurance due to reporting a claim for there gate damaging my vehicle. Not to mention refrigerator broke 3 times and spoiled my food office gave me $20 and said we hope this helps. There are always openings and that is for a reason. I was told by management 9 people turned in there keys this month and if Im not happy I can be number 10. And that is exactly what I did. Best move I ever made.

They never answer calls or emails. The pool and gym have been closed for 6 months and residents pay for these services. The gate doesnt work and they break into cars. The community is unsafe, noisy and people have moved in who do not respect the facilities or their neighbors.
