I moved to San Antonio in 2009, purchased a home. Two years later I was transferred to Tennessee, at the time there was no way if I sold my home that I would make any type of money on it. I decided to rent it, so I would not take the hit on selling it, so I reached out to Charles. We were able to put everything into motion and they put it on the market for rent. They found someone to rent it, of course did the background checks on them, gave me options of different families that wanted to rent. I never returned to San Antonio over the past 10 years, Charles handled EVERYTHING under the sun. Finding renters, maintaining the home and ensuring the renters were doing what they should, providing increased renting rates, and keeping me in the loop on the portal through everything. Hance Realty really helped me when I had to relocate suddenly, and handled everything I left behind. They treated my property like it was their own. Recently with the housing boom I decided to sale it, and utilized Sylvia Hance. Again, everything was handled, I was able to do everything from my current home location, and received a huge payout with her expertise. If you need to rent your home, sale it, or purchase you would be do well to utilize Hance Realty.

We rented a property managed by Hance Realty. All maintenance requests were made in a timely manner. After renting for almost a year we we decided to buy our own house and both Silvia and Charles were very helpful. Silvia was our agent and went out of her way to accommodate all our searching requests. I just really enjoyed working with Silvia, she is very attentive and very responsive. If you need a real estate agent she is the one. Silvia would always have your interests protected. We got our house exactly where we wanted and in a price range we wanted. Overall Hance Realty is represented by a very good, honest and decent people . I hope my review is helpful.

When it comes to food and investments we typically start with reading reviews and personal referrals from people we trust. The thought of turning your home into an investment property can be overwhelming. My wife had apprx 871,298 what if scenarios I couldnt answer, so I phoned a friend in real estate. He said Talk to Charles. What hooked us was their warm down-to-earth straight shooter approach. Charles and his wife put all our anxieties at ease with a solution for every what if my wife had. Our house was on the market a week later and under contract in 3 days at full asking price. Mr. & Mrs. Hance are thorough, very responsive, and a family oriented group that goes a long way for us.

Probably the worst realty company I have dealt with. Myself and my agent couldn’t get anyone to respond to us for days. We had to hunt down the owner of a property to finally get a response. The owner gave us the go ahead to apply for rental even though we had pets. Mr. Hance was mad that we went around him so he took our application fees, wouldn’t return them (even though he had NO intention of reviewing our application or running our credit) and denied us out of anger and spite. He was extremely rude to us, has an extreme lack of morals, and I would never recommend doing business with this firm. I was very upset by the way I was treated. They are unresponsive anyway, so I’m not sure you would reach anyone to begin with. If you’re looking for an agent, 100% call Donna Drayton with Drayton Realty!

As a property owner, there are many levels of worry that can plague a home leased out for rental. Charles Hance took really good care of us and our home. They say the home is the largest investment youll ever make. And with that, comes an awesome amount of responsibility. Charles is meticulous, yes. Charles is a no-nonsense manager that follows the law.Ive read a few of the reviews of former tenants under him. Having him manage my home for almost 5 years, I have to side with Charles on those issues. Yes, any aspect of (owning) a home is costly. But again, as most homeowners are, were interested in the long game.If you want your property managed (as if you were to return to living back in the home or even sell), I would recommend Charles Hance. With his background prior to real-estate, I was on board.

Charles Hance and his sons are incredibly professional. Charles has been great about giving advice not only about real estate but also life. I am truly glad to have met him. I have been living in a rental property under their management in Selma for the past 2 years and everything has been buttery smooth. Any neglect of maintaining my end of the agreement whether it be mowing the lawn or putting the trash can out of sight has had fair warning. Charles is very understanding and is a good man. I would confidently recommend these guys to all of my friends and family if they needed a place to stay.

Let me start off by saying I was very very nervous when it came to investing in real estate. I heard many different companies on the radio ( I won’t name names) say they help you invest in real estate. However, I soon realized they only want to have you go to a seminar where they can ask for more money to work with you one on one. With all of their demands asking for payments, they made me think real estate wasn’t for me. Then a friend of mine recommended Hance Realty for property management. I was of course skeptical after my first experience, but I called the office and Charles Hance picked up! Can you imagine calling a business and actually getting the owner of the company compared to a fleet of robot salesman. Later I learned that it’s a family business and he and his wife are the brokers of the firm along with their three sons who work there. I met with Charles and in 1 hour gave me a crash course in residential investing. He showed me everything from passive income to tax deductions to insurance etc. He has over 20 years of experience and is not afraid of sharing his knowledge for FREE. I have purchased 4 properties with him and he has managed them perfectly for the last four years. I am very happy I met Charles and his family, I would highly recommend them as your first choice for buying/selling or especially property management.

They have always made sure my needs were top priority, handling everything immediately no matter the time or day. When it came time to purchase my first house two months ago, they were patient and knowledgeable every step of the way until we found my perfect home. As a professional Soldier, I was required to relocate my family and required the services of a property manager. Selecting someone to care for my home was not easy selecting who would maintain my home. It was a very uncomfortable and scary experience to find a reputable company. I considered many different companies, but none I felt confortable with. I got the feeling that they were run of the mill companies without a convincing reputation.. All but one I selected, Hance Realty Company. I was convinced they were professional, experienced with proven results. I was convinced by their attention to detail to their selection of tenants. What a strict background investigation.I selected Hance Realty because I believed they were the best to protect my home. They consistently did there job with limited tenant issues If any arose, he responded quickly. He kept me informed about everything. I trusted them to give me excellent advice how to handle maintenance and repair decisions. So for many years Hance Realty has delivered on everything they promised. I rarely worried about replacing new tenants and felt confident in their ability to take care of my house. They called me about tenant changes and recommended what the new rent should be. Bottom line, Hance Realty took care of my home for 11 years with excellent results. I Highly recommend any home owner to select Hance Realty.

Recently moved out of a house under their management. We were fined due to our gate being broken, and having our trash bins up against it to keep it closed. We were also robbed of $1000 from our deposit when we left the house by far cleaner than when we got there. Charles was rude and noncommunicative whenever an issue came up or we had questions. Absolutely will not be working with them again.The only time we received a timely response was when money in their favor was involved. Greedy liars. A shame because we were so excited when we sat down with Hance realty to move into the property. Best of luck to anyone interested in a home under them. x

We have rented a house through the Hance family for three years and they are very professional and responsible on the lease, maintenance and repairs. They communicate with us very timely.
