The rating Rodney Long properties has on Google is UNFAIR (in my personal opinion). Every trip to Rodneys office to drop off a rent check was guaranteed to come with a friendly conversation and a free bottle of water. Loved our property. As newcomers in the world, we didnt quite understand the consequences our actions had on our financial situation. I wasnt AT ALL friends with the landlord, but hes not such a bad guy.Had the time of my life in the property, paid dearly for everything we (or visitors) managed to mess up. We owed a lot for repairs, but we were completely honest with the company about how much of it was our fault and what we would pay for, but the stove ACTUALLY broke itself while we were cleaning it. They DID believe us and took things like that off the bill. I think that was a well deserved extension of trust between two parties. They also have good bookkeeping, which helped me as someone who did not keep good records of rent payments. I was going to rate 4 stars, but I rated 5 to compensate for college students who unfairly rated Rodney Long properties with 1 star because they paid REAL WORLD consequences for their actions instead of learning from the experience. This is someone elses property, and they CARE about that property!
100% the worst housing choice I could have made solely based on the company and people Ive had to deal with in the aftermath. They will absolutely gut you with additional fees for common rental property upkeep. Left our house spotless at the end of the lease and not only had our deposits withheld, but were each charged on top of that for an alleged 10 hour cleaning??? A classic rental shark targeting college kids.
EDIT: No email, no phone call. Just a big sign in the yard. I don’t want to be petty, it’s not that big of a deal. Just a poor start to the relationship. And upon finding out that the home would be priced out of my budget and that I would be forced to move to allow for renovations, I was concerned about finding a new home. It was a stressful moment. Would have been nice to get a call and a conversation. Instead my neighbors had to tell me that I was moving before I knew. To college students: shop around. The home was $850. No structural issues. Utilities never gave me any issues. Of course you get what you pay for, and what I was paying for was an ugly house that was perfectly fine for us. I have found better options.
Do not trust this company. I allowed the to properly manage my home and it has been a disaster.No communication and no follow thru. If you call to question them or ask them to live up to their word the owner or his employees will go off on you. If you value your home or property avoid this bussiness.
I rented from Rodney Long Properties the 2019-2020 school year. I was made aware of them ripping people off upon moving in, but we had signed the lease already, so we took every precaution to make sure this did not occur to my roommates and I. We took pictures with time stamps and filled out the move in sheet. When we moved into our house, it was not freshly painted, which was very obvious. We called and the employees at Rodney Long informed us that it was on our profile that the house was never painted after the previous tenants moved out. We were informed that we would not be charged for this. Along with this we were given a list of everything that needed to be cleaned before move out. We cleaned that house until it looked brand new upon move out. Our house was always very very clean anyways and we took amazing care of the place. Upon move out we were charged a huge amount of money to repaint the house, a huge amount of money to clean the house, along with other unnecessary charges. DO NOT RENT FROM THIS COMPANY. We knew it was a mistake the minute we signed our lease. This company also tried to charge us for a clogged pipe shortly after we had moved in. We were told by the plumber that was sent out that a diaper had clogged the line, so obviously not our doing. We were still given a charge for it, which was dropped after we argued and argued with them for weeks over it. Lastly, the employees will tell you one things and the boss will say another. There is a huge lack of communication and the owner never backs what his employees say. We were promised several things by employees that were not followed through with due to the owner. This company nickel and dimes you and takes advantage of college aged kids. Please do your research before renting.
Definitely the most unprofessional group of people I have ever worked with. Upon moving in our house had a strong odor of marijuana along with dirty floors and dirty carpets which we were sure to put on our checklist. Along with problems throughout our lease like entering our house without notice on multiple occasions, not fixing things for months and having our basement flood on 6 different occasions. We waited the full allotted 45 days to receive our security deposit receipt just to find out we were not getting anything back. We were charged thousands of dollars for things that were put on our checklist in the beginning of our lease. Upon emailing back and fourth for weeks they finally agreed that they over charged us and would give some of our deposit back. After saying we would settle for nothing less than the full deposit they began ignoring our emails. I now have to take them to court. Their business is based on taking advantage of college students and stealing money from them. Rent from anyone else before going to Rodney Long
I am the parent of a student that rented a property from Rodney Long this past year. My daughter heard rumors of Rodney ripping people off at the end of their lease for bogus charges. I drove from NJ, 4 1/2 hours, spent all day with my daughter and her roommates cleaning that house. It was spotless. Now, I get the itemized list regarding the deposit. They say it took 10 HOURS to clean the house and charged them $450. DO NOT USE THIS COMPANY!!! If you are stuck with this company, make sure you get a check-in list. Make sure you note anything wrong, including whether it is freshly painted or not. Make sure you take pictures of everything, save them, time stamped. Make sure you clean everything and take pictures and videos of it when it is done. Make sure you follow your lease and request to be there when they inspect it. They will lie. They will over charge you.
They will destroy you with unnecessary fees upon move out. Giving a security deposit is pointless cause you are still paying double that. My roommates and I were charged excessively for services that are common general maintenance upon moving out of rentals. We were also charged for problems that were there when we moved in. Terrible company, terrible experience. Don’t put such cheap material in your homes if you don’t want things to constantly wear and tear
This is one of the WORST rental companies around!!!!! They are only concerned with the profit they receive from their properties! They could care less about their tenants, the quality of people’s lives, the condition of the homes they rent, and the people they use to “maintain” their landscaping are arrogant and disrespectful!
Terribly unprofessional experience. Would never suggest renting from this group. They will just blatantly lie to your face and unjustly fine you at the end of the lease. I know I am not the only tenant to experience this fiasco. Not worth the ordeal of leasing from them. Save your time and money by leasing with ANY other landlord available in the area.
There are a few different people to rent from in Salisbury, and Rodney has to be the worst of them all. Their biggest issue was their communication and complete lies to us throughout our moving out process. They charged us a total of $3200 including our security deposit. We knew the new incoming tenants and they wanted some of our old furniture and we called Rodney to tell them and they said it was completely fine. They charged us for not spotless cleaning, U-haul to move furniture they said it was fine to leave, $1500 to repaint. There were countless other issues and I would never in my life rent from a company like this. Please be smart and rent from someone else before Rodney decide to F you over in the end.
Hands down the most unethical business in Salisbury. Stay away from them at all costs. If you do decide to lease or are already trapped with these scammers proceed with caution because they will lie and scheme for your money. I am a senior at SU and in my four years they have done nothing but lie and prey on naive college students. Who knows how long they’ve been conducting their business like this, but there are dozens of people like me who can attest to their negligence and it’s time they are exposed as what they are, frauds.
The most unprofessional experience I have ever had with a rental company. They try to charge you ridiculous charges for items in the home that are perfectly fine.
I wish I could give them zero stars. I can’t remember the last time I wrote a review, but it’s needed to tell you all to NEVER RENT FROM RODNEY LONG. I was a tenant for 2 years and had constant problems with the property. Not only will you move into a house with multiple unaddressed issues, but you will be lied to and overcharged every step of the way. The way this office operates is an absolute joke. I have never encountered a business with such a blatant disregard for their tenants and having the audacity of over charging tenants for move out expenses and then not being willing to explain/discuss them, as they still never returned my calls for 4 months and then out of the blue threatened to notify creditors. This has been the most unprofessional business I’ve ever dealt with, and I know countless others who have had similar dealings in the move out process. If I were ever to look into renting for student housing again I would go LITERALLY ANYWHERE before I rented from Rodney Long again.
Drove by some of the properties. They were absolutely horrific. I have friends that live in one of the houses and they all say this guy is a crook! Buyer beware!!!!!
Would not recommend leasing through this company. They required one months rent security deposit which was $525 and at the end of it all I received $32 back. When I moved out the house was cleaner than I found it. They told me they would charge me a small fee for cleaning during the inspection. They charge to clean the non-carpeted floors which resulted in a $200 deduction so its almost like why bother cleaning anyway. When I moved in the house the floors had most certainly not been professionally cleaned. They never gave me a water bill even after I contacted the office about it but then deducted that from the security deposit as well (for a five month period). They also charge you to have the carpet professionally cleaned. After that, if its still not clean enough to their liking they charge $45.00 per hour per cleaner for cleaners to come in. I was told they spent 6 hours cleaning when again the house was cleaner when I left in comparison to when I moved AND I only occupied one room. The other two rooms and bathroom were NEVER used.
Same situation happened to me, the company charges me over 1000$ for cleaning the papers left in the house, which they previously said it was OK! Let’s sue this company together!
Overall, my experience with this company was not good. The house we lived in had a living room floor that literally was collapsing, and had a noticeable difference between when I moved in and when I left. My roommate and I never had any parties, and we always kept the house spotless. I only got $79 out of my over $500 deposit back. They claim it took over 6 hours to paint the house and over 6 hours to clean the house, even though the only paint damage that was there was also there when i originally moved in, so it was nothing I caused. There were 4 rooms including the kitchen, so there is no way it took over 6 hours to clean this house when we left it cleaner than what we got when first moving in. They completely ripped me off for my money in the end, which I do not appreciate because I work full time while attending school full time, so you would think they would try to help the people who actually leave their properties in a good way, but I guess not. I do NOT recommend this company, especially if you are a college student. They also refuse to talk to my roommate or I about the so called damages they found on our property after moving out.
I rented from this company from June 1st until May 30th 2017. This is the worst rental agency in Salisbury. The only care they have is to take your money and add falsities to your account so you get back barely half of your security deposit. AVOID THIS RENTAL OFFICE!!
