Iryna and the rest of the management team did an amazing job with assisting us through the whole application process. My fiancΓ©e and I were so fortunate to come across these apartments. Iryna was very professional and attentive to all our questions. She made the move-in process extremely easy and effortless. Not to leave unmentioned, she went out of her way to accommodate us given the fact that we had to find an apt unit in such a short amount of time and made it happen for us.

I was looking to move out with my son and I saw these apartments and thought they looked really nice. But upon looking at the reviews I guess this is not the place to be. Usually I take reviews with a grain of salt because people tend to complain a lot, but I do see the reviews follow the same trend so former tenets must not be lying. It’s really such a shame that the tenants here are so miserable in such a beautiful property.

STAY AWAY!!!If I could give this foul business negative stars, I would.Portofino is a complete scam that is overpriced, and has no consideration for its renters. I have had the displeasure of living here for the last year and I have been eager to write this review and get out of this complex.Management has changed 4 times since I have moved in, and the workers are being fired or quit left and right. And for good reason- they are all terribly incompetent. If you have an issue, it will take WEEKS, if not MONTHS to get a response. They do not answer the phone... ever. Any time I go to the office, no one is there. It is as though they are always on break and never want to deal with their renters.The only good employee here was Veronica and she was fired because she rented out the display apartment.Rent was going to increase 15% if we signed a contract for another year, and 30% if we didnt. They use the sprinklers every night and at one point the side walk was flooded. The geese swarm the property and multiply like crazy. At one point I couldnt get to may apartment because they were surrounding my stairs and were with their babies and were all hissing so I had to leave home and come back when they were gone.There have been many occasions where we have found homeless people rummaging through the dumpster or sleeping in run down vehicles. There was a broken down truck that stayed occupying a parking spot for 3 MONTHS before management took care of it.They mow the lawn and leaf blow 3-4 days a week around 8 am, so if you enjoy being respected and having a good sleep, this is not the place for you.Living here, you obviously dont have a yard. Especially if you live on the 2nd floor. When we first moved in, our dog was used to having a yard. Because of this, we set up an outdoor line for him to be attached to so he had room to run around and play since he wont when we just walk him. One of the managers (Alex) knocked on our door and told me we needed to get rid of the line (a reasonable request) and then proceeded to tell me that it was animal abuse and we shouldnt own a dog if we cant take care of him. EXCUSE ME? How can someone have the audacity to tell me how to take care of my pet when we are doing everything we can to make sure he feels comfortable living in a complex that we dont even feel comfortable in.There was an occasion where I needed to speak to someone in the office about a package because I was flying that night and they had a sign that they would be back at 6...when they close. I figured if they said theyd be back at 6, theyd be available to help at 6. Since that is what that means when you put that on a sign. I waited 40 minutes and finally Deanna came back and asked if she could help with anything. I told her I really needed a package since I was going out of state and I needed to see if she had it (because they take your packages most of the time and dont tell you). She told me they were closed and she couldnt help me. I told her that her sign said she would be back at 6, and I waited 40 min to see her at 6. She told me then that she was already clocked out and she had to shut down the office. If you arent available to help your renters before you close, you need to say you wont be back until the following day.I highly suggest that if you are considering staying away from this corrupt and disgusting establishment.

Absolutely love living here. The grounds are beautiful, The people are friendly, amenities are great and office staff are friendly and helpful. The view of the water is breathtaking and sunrises are gorgeous.

Beautiful apartment complex, well maintained grounds in a great location. However, the property management staff is woefully incompetent. They are impossibly difficult to get in contact with and completely apathetic to the needs of their residents. They will lie to your face and try to swindle you out of your security deposit. Stay away.

Wish I could give 0 starts, but sadly thats not an option. Trust the reviews. We paid a ridiculous amount to get out of our lease early because this place is so awful, and guess what? They still are charging us for time after our buyout even though we paid and agreed on the move-out. Right when we thought we were done with the place theyre still haunting us. Oh, and even paying to for the buyout was incredibly stressful because they went over 3 days without a desk worker and wouldnt return a single call. Now that I think about it, I dont think Ive ever seen a desk worker there twice. And not only did the apartment somehow find a way to manage to steal more money after our buyout and not pay any of the over $2000 deposit despite only the slightest wear and tear, we got for robbed for real there once too.Edit: Additional Information-- they were so fast to respond to this review, but you know what they havent been fast to respond to? My multiple calls and voicemails asking why they are 3 months late to legally give me my security deposit or explain why they wont be giving me my deposit back. So for every day they fail to pick up the phone or return my call, Im adding an additional memory I have of this place:Day 1--Our fridge was broken over two weeks. They would not respond to our request for days at a time, wouldnt pick up the phone, or call us back. We had to throw out all of our food and eat out for every single meal for over two weeks because we didnt have another option.

Thank you everyone who left a review. I will not be renting here, I was attracted to the advertised low rent for a three bedroom but I will take my money some place else. I know the renters market is hot in Sacramento but I hope apartment managers take note that you cant people like garbage and get away with it!

I could rant and go on and on, but in short - listen to the reviews. Management will treat you well until youve signed that least and then good luck getting clear answers or any answers at all. The turn over of staff in that office is ridiculous, you almost never talk to the same person twice unless you manage to get a hold of the property manager. They are also incredibly last minute with information - we were set to move out, we had two inspections at this point and talked to the property manager several times and she knew the status of our move out (she also attempted to tell us we werent smart for buying a house in this market - still not sure why she thought that was any of her business)...4 days before our lease was up, with only a bed and a couch in the apartment she contacted us asking if we would like to stay and renew our lease for a shorter amount of time and for almost no rent increase (we had asked if this was an option 3 months earlier)...no i would not like to unpack all my stuff, lose my deposit on my storage unit, rent another truck and move back.

Loved my apartment and the view of the lake but the management makes it not worth it to live here. When I was moving in, prior to getting to the office I had a call stating that I had to wait because management booked two move-ins at the same time. When I got to the office there were several people waiting there and someone was in the office complaining. Professionalism from the management staff is minimal and will not answer your phone calls when issues arise. Also, there is not any accountability about the managements lack of communication with the community. The management team will play the blame game with the maintenance staff. During the move out, I was charged $200 for a light cleaning fee. When initially during the double booked move-in day the apartment was atrocious, I even found a fish hook on the floor.

I have lived here for a little over a year. We just re-signed our lease and what a mistake. the property is beautiful and the lake is amazing, other than that its terrible. The management in the office is terrible and disorganized. I haven been trying for a week to figure out what my rent is going to be for the month(per lease we are to be notified by the 26th of each month). I just got off the phone and the lady told me we were short $59 last month. Which is difficult to believe as we asked EXACTLY what our rent is. They took the cashiers check and said nothing about it being short, but now a month later it is? Our rent is due the first and we didnt find out what was due until the 2nd. I had already called their online payment company and the company explained to me that the management here HADNT EVEN SET UP OUR ACCOUNT TO MAKE PAYMENTS!!! This is beyond ridiculous. I also had put in a maintenance request to have the florescent bulbs replaced in our kitchen and bathroom and was told its the residents responsibility. But I watched their maintenance people carry in and install new bulbs in our downstairs neighbors apartment just yesterday? Was I lied to? Is this some sort of joke? Why was I told no, yet another resident was taken care of? Do not move here if you want things handled in an expedited manner or with any form of courtesy. It wont happen.

The new owners and property management are working on repairs, but the manager is the same. Dont let the ads saying spacious living with majestic views fool you, its just like every other apartment complex. Heres my Twelve Days of Christmas summary:12 geese a crapping11 ducks nesting on porches10 swallows pooping on my window9 times management wasnt there8 times theyve changed office hours7 roaches in my place6 staff that came and went5 times Ive asked for my new lease4 neighbors I can hear pee3 people who like it here2 leaf blowers everydayAndOne couch next to the dumpster for the last month.Response: all kidding aside, put down the balance sheet and walk the property and talk to the tenants. Boots on the ground gets results. #BeenThere

The only reason we gave this place a 2 star rating is because of the area and the amenities. Otherwise, we would have rated a 0 star for this complex. We have been tenants for a little over 2 years. This complex was the best place to live when we first moved here. Management was on top of things. And Veronica was an absolute sweetheart. She cared for the tenants and gave the utmost great customer service. Now, although the neighborhood is decent and the amenities to this complex are great, management has spiraled down and that certainly brings down ratings in a major way. Some tenants including myself have put in complaints about management to FPI or whatever they are called with no response or action. For one, management is never in the office, they never answer the phone and NOW maintenance calls are becoming scarce. Ive talk to a few here and theyve said that it used to be maintenance was on top of all the calls but not anymore. They are not necessarily falling behind but the wait when you put in a maintenance request has gotten longer and if at all not responded to. Would we recommend this complex to anyone? Most certainly not. The reason: Its a beautiful complex indeed but for any complex to be rated 5 stars the management must be in line. If we could move from here tomorrow, we would definitely not think twice. But of course we are stuck here for the moment but are actively looking for somewhere else to live. For anyone or family considering living here, we highly do not recommend it. As we said, the complex and amenities are great but the management is very, very poor.

Management is horrible so be prepared to deal with a lot. Would have given them negative stars and that’s not an exaggeration. Only good thing is that the lake is close by and the view of it is really nice.

I was at this apartment for over15 years, I move out once my lease ended....7months later I move out of California..I just received a letter from some credit company stating that I now owe these apartments $919..and including interest... I dont know where this bogus charge came from... they never answer their phone I never even received notype of letter from them at all ...but now 7 months later I owe them over $900....which I will be disputing....

First off, if any of the tenants arent aware, Portofino on the Lake is now in ESCROW.Thats right!! FPI has sold it to another property management company and the new company is keeping Deanna on.Deanna is not a very good manager. She NEVER answers calls/emails, is never in the office and puts on a front when confronted by issues with the complex and the tenants. And she doesnt disclose certain things that Ive heard that would actually benefit the tenant/future tenant. She gives you this nice nice voice as if she is talking to a child, Oh, Im so sorry .... blah blah blah blah. She acts like she is concerned, caring and claims that something will be done with whatever issue it is that the tenant is complaining about but nothing is ever done. Maybe if we complain enough about Deannas managing skills, the new company will listen and see that Deanna isnt the manager she portrays herself to be. As long as Deannas at the helm, nothing is going to change! So future tenants BEWARE!! I wouldnt recommend living/renting here as long as Deanna is the Apartment Director here. Another thing is all the other office employees have quit. And Im thinking the maintenance crew quit as well because I dont see any of them anymore. AND THERE ARE COCKROACHES HERE AND THEY ARE COMING INTO THE APT!!! MY HUSBAND FOUND A BIG COCKROACH IN HIS HAT!!!! BEWARE!!! DONT RENT HERE!!!!

I lived here for several years and it got progressively worse by the time I moved out in 2017. The management was once great but turned unlrofeunprofe and difficult to deal with. They would raise my rent by the maximum every year and made me feel uneelcome. They also tried to take as much out of my deposit as possible. Strongly discourage anyone to live here unless it really turns around.

DONT LIVE HERE!!! The apartment complex is really nice and the location is great. But the management is awe full, the office manager DEANNA does nothing to help tenants. Nothing gets fixed unless you complain multiple times. She makes up blatant lies about attempting to fix any of the problems and has a million excuses. You can call the office every hour and leave 100 messages and NO ONE will call you back. If you move in here just no the office people won’t have your back on anything.

The current manager, Deanna, is a pretty blonde woman and thats the only reason she keeps her job imo. There are roaches everwhere outside at night time. When complaining about they said they would spray, month later still nothing has been done. when coming to complain again she says shes never heard of roaches being here, yet many of my neighbors have complained directly to her as well. They are right outside the door at night and try to crawl in under the door. just last night i went out and one shot into the housr as soon as I opened the door. This has been the most lazy and useless manager weve had in the last decade and it hurts to say because i really loved these aprtments but now Id reccomend everyone to stay away, with this current manager Deanna things will continue to go downhill.

Greenhaven is a very nice and very quiet neighborhood...great for a family to live in. And I can honestly say portofino is the nicest apartments in the area....they ALL have dishwashers, washer and dryer in the unit and other amenities, but portofino also has the lake next to it. So if u want luxury u want portofino😊😊😊

After leaving our deposit and 47$ each we were told after a week we were accepted. Great. However we never received our agreement via email they promised so we could sign. We tried for several days and one of those days I called every half hour. Left 3 msgs. No one ever answered or returned calls. I left 2 msgs for fpi mgt and no replies. Husband and I finally drove over there to find office locked and dark. Two tenants were there also not able to get ahold of anyone. One lady needed a pkg that had been delivered. The maint. folks were in the Apt we were renting. They were installing new carpet. They had no idea where office employees were and other tenants had asked also.Frustrating since we sold our home and have to be out in a week.We found another complex and along with being less money, 250 sq ft larger and all utilities paid except pge and cable, excellent customer service. What a concept.Portofino looks pretty but their business ethics and service are non existent. We will get our deposit back amicably or legally. Either way.
