I was nervous moving into an apartment after moving from a house, but it ended up being great. The trash service is wonderful, the amenities are always kept clean and useful. The property is shaded with beautiful trees and gated as well. We have 3 small kids and 2 dogs and between all the amenities (dog park, clubhouse, pool and more) it makes it a very enjoyable living experience. We love out little home and the office staff!
Below par. Just old broken place with some fresh paint. Constant repairs needed and definitely wont get your deposit back. leasing agents are friendly, most of the staff are except one disgruntled guy but it is what it is, I think hes probably overworked from how problematic the apartments were. You can definitely find a better deal especially during this pandemic.
Im currently leasing from another Sequoia location and couldnt imagine going anywhere Sequoia properties arent. My experience at Deer Valley was overall pleasant however it is important to note that the gas lines are shared between each apartment within each building. We came home to an apartment full of natural gas from one of our neighbors leaving their gas on. This is important to note if you will be leaving pets unattended for periods of time. If this happens to you, call PG&E right away.
We love the staff and people within our community. Everyone is friendly, we have 4 huge events a year and Food Truck Friday’s. We also love our school; however, the only negative would be a big hike in rent each year if you plan on staying. Other than that, this place feels more like a home than an apartment environment.
I LOVED living at Deer Valley and lived there for 3 years. I relocated to AZ but only stayed 1 month. My career took me back to CA but to the Bay Area and I wish I was back in Granite Bay. Deer Valley was peaceful, pet friendly, great neighbors, great staff and affordable. Rents are so high in the Bay Area that all I can now afford is to rent a room in a house. My landlords are great people with a great backyard but I miss having my own space.
I’m so happy living at Deer Valley Apts. I love that it is Dog Friendly. The office staff is very helpful, and the maintenance group too. Things get taken care of quickly and professionally.

So after about two years of experiencing this apartment complex, I have decided to write my review. I rarely write reviews, but I feel it is necessary for other people to know what living at Deer Valley Apartments is really like. From the outside, this apartment complex appears to be somewhat normal. But when you look closer, you will notice the massive flaws with living here.The property managers have designed this apartment complex to only offer one parking space per apartment. This is counter productive to promoting more guests to stay and live at the complex. A simple couple with two cars will struggle to find an open spot on a regular basis. There are many apartments that are empty, which leaves many open spots reserved for clients that do not exist. If one does park in the covered spot, their car is towed. Even staying in an open spot for over 24 hours will result in your car being towed. Ridiculous. The result is a serious lack of open parking spaces. Even in the far back of the apartment complex, there are usually no spots. I frequently see people sleeping in their cars and vans, yet nothing is done to those people. If there is a spot, the whole back area is pitch black at night. There are no lights, it is not safe for guests and I would not be shocked at all when something bad happens to someone. People have tried to break into cars, including mine at this back area. We have complained to staff multiple times and nothing has happened.The staff is extremely rude and unhelpful. As mentioned previously, there is no sympathy for families or new couples trying to make ends meet. Critical components necessary to foster a successful apartment complex are missing. Client satisfaction should be their number one goal, but it is clearly just making the most money possible. My girlfriend does not feel safe at night walking from the back of the apartment complex. We have told staff numerous times and are always met with a hostile response. I simply ask for basic safety measures, but this is far too much trouble for them. On top of staff, parking, and safety issues, the apartments themselves are no better. There are numerous noisy neighbors, constant vehicle noises, and a lack of timely repairs. I could keep going but I feel like this effort will fall on deaf ears.My hope in this review is that potential tenants and the owner will read this and realize the problems with living here. I hope the owner realizes that changes must be made for current and future tenants. It is absolutely ridiculous what this complex puts people through, and you should be ashamed of yourself. We have hoped things would improve, but they havent so we will be moving out soon. I highly recommend no one makes the same mistake we did. 0 stars.
Apartment is at convenient location. Staff is very helpful all time. However, you have to tolerate substantial noise from the floor above you. Your kids will definitely ask questions about it and you have to take a very creative ways to explain it. The biggest problem is PARKING....extremely inconvenient....there are iron pillars next to the assigned parking spot, it is inconvenient to open car doors and get in/out. If your neighbor has parked car improperly next to yours then both driver and passenger doors can not be accessed. If you have kids than it will add another level of difficulty just getting in and out of your car.
Let me just start with my husband was in the military...we have moved several times and have lived in a number of apartments and have never had so many issues before. If I could give them 0 stars, I would. My husband and I moved into our apartment at Deer Valley in early February 2015 and moved out at the end of September 2015. We chose Deer Valley because they allow large dogs, the apartments were a decent size, and the location was convenient for our needs. They were also doing a lot of remodeling of the apartments and were updating all the amenities too. That was the extent of the positives of living there. We decided to terminate our lease early because I had been accepted to a University out of state and we needed to move sooner than planned. So we paid the termination fee and expected to get MOST of our deposit back. This was not the case. About 3 weeks to a month after we moved out, we received a letter in the mail stating that we owed an additional $600 (on top of our $700 deposit) for damages. They sent us an itemized list of damages which included a statement showing that they had to completely replace the carpet throughout the apartment. They claimed that our pets had damaged the carpets so severely in the 7mos. we lived there that the carpet was ruined. The carpet company claimed that there was 35mos. worth of damaged so that was what we were charged for....35mos. worth of carpet wear even though we had only lived there 7mos. and there were numerous tenants living there before us that put wear on the carpet as well. The only thing that we could figure is that they wanted to replace the carpet because theyre remodeling and they wanted us to pay for it! That wasnt going to happen. We asked for documentation from the carpet company...we were given a copy of our floor plan from Deer Valley with highlighter on it showing where the damages were. Nothing from the actual carpet company. We then asked for their information...the phone number goes to someones cell phone (and no one returns your messages) and the address is a post box at the local UPS store. We continued to receive notices from Deer Valley and then got a letter from a collection agency down in Florida threatening to report the charges to the credit bureaus if we did not pay. Thankfully my brother is an attorney who worked in real estate and dealt with tenant issues all the time. Turns out what Deer Valley was attempting is illegal. We sent both Deer Valley and the collection agency a cease and desist letter. Fortunately, they havent contacted us since. We are not people who just refuse to pay our bills and charges. If there had been actual damages caused by us or our pets we would have been happy to pay them, but that wasnt the case. PLEASE...I know this place looks nice from the outside, but save yourself the headache and frustration and look somewhere else!!! These people did nothing but lie and cheated us out of a lot of hard earned money. I wanted to wait to write my review until all of this nonsense about the charges was completely handled. And lets just ignore the ever-so-sweet comment that one of the managers will surely write to defend their actions. Good luck on your apartment search, and I hope for your sake you stay away from this place!
The apartments at Deer Valley may appear to be remodeled but in reality they are a repainted disguise much like the personalities that run their leasing office.I would like to first say that I honestly did not have any issue living at Deer Valley, for the most part the complex is clean, the maintenance team is generally on top of their game. I would like to say that there is specifically one honest and decent person at Deer Valley, and her name is Cassidy.My 1 star review is based on 2 specific things. The first, is the thieving way that the property manager and her associate Cindy handle their customers upon move out, and the second is how their apartment aren’t really remodeled but repainted.I will start with the remodel. When you walk though pay close attention to cabinets, which are refaced and repainted inside with cheap paint which will chip the second you place any heavy pans in them. The floors are advertised as wood, it is vinyl sheet flooring, not anything close to wood. Cheap granite slabs that on top the refaced cabinets. The bathrooms have the same touches, non of the toilets or showers are replaced. The bathroom we had in our master has black mold growing in it upon move in, inside the grout. Specifically in our unit we had overspray from wall paint on the windows. Lastly turn on the A/C and I am sure that it will sound like you have an industrial A/C system in your future home.When your A/C does go out since some of the units that are installed have been there since the conception of the complex. Be sure to reach out to 24 hour emergency maintenance line and Robert from maintenance will gladly tell you that he will not come out and look at the unit because it’s to late. Conveniently enough when there is a heat wave and it’s over 90* in your home. Thankfully our unit eventually was replaced, but I know of other people in the complex who were less fortunate.Lastly, the move out! I would like to first say that we moved out of Deer Valley for no reason other than to move to a different part of town. When I gave Deer Valley our 30 day notice to move out I specifically scheduled a pre move out inspection and a final inspection which you can be present for by law. When our pre move out inspection was conducted no damages was noted. The day we move out, the maintenance team member who came out to do our inspection and take out keys, once again said no damages noted. 21 days pass and I receive no letter from Deer Valley nor have I received my deposit. I contact Cindy at Deer Valley and ask why I haven’t received anything. They email me a bill for $22 and say that my deposit of $400 was used for damages found in the inspection. Paint, cleaning, carpet, so forth.Basically what Cindy and the property manager Theresa do is. They conduct an inspection while you are there, give you all the paperwork that it has been completed, then go back into your apartment after you have handed over your keys and conduct another inspection. This inspection now has all sorts of damages that you have no way to remedy and they charge you for it.I, as another individual on here has posted have been a military member for 10 years and have not seen this level of deceit from a landlord before.It’s a decent community but the people who run it are not honest and will lie to your face to fill the pathetic excuses for overpriced apartment they manage.
