We only lived here one month, we needed a place to stay before moving to a house we bought and we really enjoyed our time at Brazos ranch! Clark was so great to help us get everything set up and during our walkthrough we noticed a few minor things. They were completed by the following day. Now, I know it’s not something to expect to be done right away but the maintenance team there is highly responsive. Our apartment was clean when we moved in and we really enjoyed living there. Definitely could have stayed there a lot longer if we had been in different circumstances. Everyone at the office is super nice and helpful and professional but huge shoutout to Clark! The residents were nice and kept to themselves, it was a quiet community. Also it was clean and there was ample parking. It’s nice to have an attached garage too if you can get a unit like that! Overall, we had a great experience at Brazos Ranch!

We absolutely LOVED living here! I’m a bit of a protectionist and I expect a lot and this community satisfied all our needs. If there was a issue, it was fixed in a timely manner. The office staff is kind and helpful. The maintenance team is professional, efficient and our 1 year old loved seeing them taking care of the property every morning. This is absolutely a great, safe place to live, especially for children and pets! If you enjoy walking outside, this is perfect! Not only in the complex, but there is literally every store you would need within a mile radius. Loved our home here!

After living at this apartment for 10 months all of a sudden I have a NSF Fee for $50 for a fee of $82 that I tried to pay because they were unable to locate my account. I called and spoke with Clark Whitehead who told me that they have no acces to the renter portal and that they would need to speak with the vendor that manages the site to correct this issue but before he could do this he needs a letter from my bank stating that I have a positive balance. I advised him that the bank doesnt write these letters they can only give a statement for the date in question but Clark insisted that the statement is not enough. I have NEVER had an NSF since I moved in and have ALWAYS payed my rent on time. I have NEVER been a problem tenant and take care of my apartment as it is my home. To be treated as if I am a delinquent habitual late payment tenant is insulting and I WILL NOT be renewing my lease and would ask for people to think twice before moving in here

The ladies and gents in the office are super helpful. They are really pleasant and understandable anytime my wife and I have a maintenance issue or any concern they are on top of it. Really fast response to concerns

I got a lot to share, been a resident for over 6 yrs. Will post in about a week or two. My post will depend on the decisions they make in the next coming weeks. Keep an eye out for it. DO NOT MOVE HERE! Staff is friendly as well as maintenance but since the office is closed Sunday, when rent was due, it was considered late Monday morning, and there’s no way to pay online. They waited until Friday to send us a notice that we still owed almost $150, why not say something Monday?!? And then they said it’s not their fault, the rent is already ridiculously over priced and explain to me how it’s my fault you waited a whole 5 days to tell us we owed money. All about trying to screw someone, I don’t understand how people can do this.

The manager is horrible!!! I called the office leaving a message for the courtesy officer to come because the family above me allows this kid to run and jump all day and night. The manager showed up with a chip on his shoulder, yelling at my 90yr old mother and I. He was so aggressive and unprofessional I told him to leave. A man and especially the manager should never get in a woman face yelling, it is intimidating. He did not come to resolve the issue he came to set us straight. I feel so uncomfortable and not safe living here.

Apartment is great and front office staff if very friendly and helpful. We have an apartment with an attached garage and it works great for us. Downfall is that you cant use your own washer and drier, other than that I would definitely recommend this complex.

This complex started off great until it was time to move out. I asked the office staff for my final amount, I was given a number of almost $500, which I paid. I moved out and several months later received a collection letter for $100. I called the agency and they stated that the complex says they sent me a letter stating that I owed the extra money, which I never received and they had all of information including my forwarding address. I sent the agency screenshots of my online account showing where my balance was $0. I received a letter back that included a bogus document, which was supposedly the letter the complex sent me informing me of the extra amount owed. This letter was not signed by anyone, it looks as though they just went and printed something out. The letter states that money was owed from 3 months up until I moved out for trash and water services, now Im sure if I hadnt paid for those services I would have heard about it before then. When I went back to the website to print out that those services had been paid for, they have conveniently changed their name from Avana Brazos Ranch to just Brazos Ranch and have updated the website so I can longer access. How ironic! Now I am in a battle to get this ridiculous charge removed from my credit. I have never had an issue with any other complex I have lived at. Worst experience!!!!!

I think over all this is a great apartment but management can be slow and maintenance is extra slow. It took maintenance 3 months to fix a leak in my ceiling after the hurricane and 2 months fix my disposal... I still haven’t received my second gate key that is promised to you when you move in and I moved in August. Overall I like my apartment and the location is great.

This apartment complex is great. There is not a thing more I could ask for. You have everything at your close reach. Which includes restaurants, shopping and grocery stores. Its not cheap but you will like this place I guarantee.

My son and I have been here for many years. Management does a great job. The only issue I have is parking in certain areas. I would recommend this complex to everyone.

Do not move in here. They hired an incompetent temporary leasing agent. Pam is sarcastic and rude. Seth Paetz lied to Fort Bend County Social Services saying I never dropped off my paperwork in order to receive assistance paying my rent. I have a picture time stamped when I gave it to her. The leasing staff is racist against black people. They only hired the current leasing agent to meet their quota!!!

Would rate 0 stars if I could. This apartment complex has many issue from management and personnel turnover to bugs and maintenance issues. No matter how clean or quickly you clean up the bugs are your roomates for sure. We put in a maintenance request in September 17 after Hurricane Harvey for a leaking roof and another in March 18 after a snow. They will just wait a few months and then close the request without service ever being performed. The picture below shows what the ceiling looks like when we moved out in June 18. I wouldnt be surprised to learn there is mold in the ceiling. (Apt. 507) Gates are frequently inoperable and the basketball court and other amenities are either closed or abused by non-residents.A few things that are not really on management but still add an unpleasant experience are that if you live near the dog park just expect dog poo every where and barking at all times of day and night. Other typical issues like non residents taking up parking and noisy neighbors.

Ive had no pest problems, and I take very good care of the place. Its clean and nice, and my family all say its a very nice place.

DETAILED, OBJECTIVE, & HONEST REVIEW!To start, I lived here for a few months because I got a call for work overseas. Had it not been this, I DEFINITELY wouldve stayed here for the long term. First of all, THE DAY I started my new lease, management changed. My original lease was setup by previous management and the new management allowed me to keep my lease, lower price on the lease and all. From Pam, to Sara, to Rosie, to Seth (they all work in the front office) since my first day there, they have done all that they can to not only help me, but others who come in the office with unique request or problems. I have also never received and attitude from anyone in the office. With the only issue I ever did have (my tub was clogged early on), I told the front office at 10:30am, maintenance men worked on it and fixed it by 1pm.I also had a unique situation where I had to leave soon after I had already signed a long-term lease. They did all they could and REALLY helped me out in that situation...Saved me A TON OF MONEY! Im being literal when I express that the people in the front office are AWESOME. I have no reason to lie. They really do care.As far as the apartment, I had a studio apartment on the 3rd floor. And for those of you who have had studio apartments before, (at least mine) these are HUGE! I walked in and actually told them that it was WAY MORE room than what I needed. It had a walk in closet, full deep tub, big kitchen area with huge cabinets, washer and dryer in unit, it even had a separate office area haha. But it was cheaper for me to keep the lease with that one so I kept it.IMPORTANT: One of the main things I look for in apartments is the pest control. I am happy to report that: MY WHOLE TIME HERE I NEVER SAW NOT ONE ROACH OR SPIDER! This is one of the most important things to me.As a resident, you have 24 access a fitness gym, basketball gym (soon to be 24 hours open), pool, and during office hours you have pool table, free coffee and tea, cable hd tvs to watch what you would like. It is also a gated community.The location here is PERFECT. (Which is why whenever I come back to the states, I think Ill re-up!) You have Target, Ross, Marshalls, Chick-fil-A, Home Depot, Cinema Theater, UPS, Banks, Best Buy, Krogers, 24 Hour Fitness, Sports Academy - ALL within a 5-to-8 MINUTE WALK! Walmart is VERY close too, but it will be about a 15-25 minute walk depending on your pace.All in all, I loved living in this place and the people in the office. If I had any complaints, I sincerely would list them...but I had none. This place, the people, and the location is AWESOME!

TOTALLY DISGUSTED......roaches from apartment below, mice on patio area from open field next door and the acing on the cake.....all ac/heater units are located centrally thus the smoking neighbors cloud of smoke constantly on your face....buyer be ware of fees they claim to be refundable (yeah right). Fees are used as bonus for management...could not wait for home builder to hand over keys. DO NOT LIVE THERE UNLESS YOU WANT ISSUES...

I have to say when I lived there I didnt have any problems. However, when I moved I recieved my final bill. I contacted them because I had questions. I was told it would be looked into and they would email me another final bill. I never recieved that email so I thought everything was good. Eight months later I have a collection on my credit for 54.00. When I contacted the apts, I was told by Netra they had no recollection of the conversation of emailing me another final bill and it was nothing they could do because after 30 days the account goes to collection. I called the collection agency and asked why didnt they contact me, they stated they sent a letter to the address given to them and it returned as an incorrect address, which Im not understanding that as well. I was never late on rent in 2 yrs, which was way more than 54.00 meaning someone could have contacted me within 8 months about the bill. When I left the apts, I left my phone number, email address, and forwarding address. I pd the 54.00 but now Im fighting to get this negative item off my credit and Im very much upset about that when I strive to keep my credit in tack.

Again been here over a year and had many many many security issues that NO ONE can address, all youll hear is call the police!!!!! This is after my 3 sons are bullied at the pool from every non resident within 10 miles coming here and forget about living in a 2 bedroom cause the big excuse here is they made the apartments badly when you have to listen to STOMPING & slamming doors 24/7... and dont let me forget the constant watch you have to be on after the office closes cause the gym and basketball and pool ARE NOT JUST FOR YOU THEY ARE FOR ALL OF ROSENBERG... the office does nothing
