The office staff here is by far the easiest, most understanding, and dedicated that I have ever lived with. They have helped me with my teenager being locked out coming home from school loosing his key to disputing missed deliveries. I am truly grateful to have such a good office staff. Thank you all for all you do and bring to 3101 Place to make this place beautiful and fun to live at.

The apartments itself is fine as well the the residents are all great but the management is absolutely terrible! They do not help you with anything and when you ask for help or try and question them their first response is to say its not my job. They could care less about their tenants in any way!

The staff have 0 costumer service. the process take for ever and they dont honor the quote that they give you.

I applied an application and i paid 99 dollars fee for the application, i got denied and still be charged 99 dollars for reviewing my application and taking care of it.. haha what a losers.Worst apartment and rude customer service!Be aware

We stayed here for almost 3 years now and we call it our Home. It’s a good place to start as a family as we save up in getting our own Place.The staff are very great and communicative. Maintenance people are very timely on their jobs. The community also have their monthly FREE and fun Events for all hosted by the Apartment Life Team - Jesse and Samantha. They’re very great and making sure everyone is having a good one! Keep it up to this couple!

Renter’s beware, these apartments are haunted. I rented an apartment there on the 3rd floor, everything was great for the first couple of months, but one night around 1 in the morning is when I started noticing strange things at my place. I woke to the sound of my tv on, mind you I’ve been asleep since 9:00 p.m., an I know I turned the tv off before I went to bed. When I went in the living room to turn off the tv, I noticed it was on a haunted story episode. I don’t think anything of it and went back to bed, but more and more weird things started to happened. A week later someone rang my doorbell at 2 in the morning, when I looked in the peephole I saw an apparition which looked like a woman dressed in white with no face, just blackness. I know I had a couple of beers that night, but I wasn’t wasted. Last straw was when I was woken up around 3 with my bedroom tv speakers started saying Get Out and the lights kept flickering off an on. The next morning I went to the office and broke my lease. Like I said nice place to live, but I ain’t down with having ghosts as roommates.

They are very nice looking apartments but looks can be very deceiving. After you sign your lease you realize that if your not on the top floor every night youll be woken up by the sounds of heavy footed neighbors. Weve contacted the management numerous times about the issue for over 6 months. Their solution was to contact the apartments security officer we did that and found out that any calls to him are automatically forwarded back to the managers office voicemail. So God forbid there be a serious situation where your would need real assistance. That aside you will be charged for trash pick up but find yourself taking your own trash out because they come when they feel like it. As well as being charged for pest control then realize that every week your have to call the office be put on a list then later they would possibly come. Quiet is the last thing that these apartments are, there are constantly unsupervised children riding bikes and running down the halls or up and down the stairs. If thats not loud enough for you every other night there is a fiesta under the gazebo with plenty of loud mouths music and trash left to blow throughout the complex. Last but not least, make sure you reserve a parking space if not youll notice that all the ones at your building are filled with peoples cars from other buildings. I would never recommend these apartments to anyone unless you are someone who doesnt enjoy your peace.

Ive been living here since 2016 and enjoy everything about the property. The location is great because I am so close to HEB and Home Depot. I also like being across the street from the walking trail and dog park. My dog Thunder just loves running around that park! The team is real nice and helpful. I would definitely recommend this community to a friend.

I’ve lived here for a month and so far it’s great. I’d recommend getting a third floor apartment with a vaulted ceiling. Compared to my last place this is like the Taj Mahal and it’s about the same price. Convenient storage in patio area. All the space gives me energy. Have had no pests but pest control is there when you need it. Never going back to living in a shoebox. Community events and amenities are great.

This community is extremely beautiful, well kept and peaceful. Everything is so beautiful that I feel like am in a resort. The office staff is extremely accommodating and friendly also. located amidst a lot of shopping, restaurants, transportation and schools.The events are extremely well thought and organized by Apartment Life team Jesse and Samantha! Events are a great amenity.

Such an amazing place to live. It’s beautiful and quite here. They are up to par with all the Maintenance as soon as anything messes up. So glad I moved here!

We chose this complex out of the others that we had it narrowed down to simply because of the responsiveness we got while apartment searching. So far everything has been a dream except for parking- and even that isn’t a huge deal the complex isn’t that big. Maintenance requests get filled in a timely manner, people pick up their dog poop! (Almost nothing worse than walking to your car and stepping in dog poop walking across a small patch of grass.) I don’t think I’ll be moving any time soon.

Ive been living in this apartment for little over a month now. I love everything about it. Everyone seems friendly and the issues, if there are any have been taken care of within the next day or two. Being here for about a month only has me limited on what I can say, but so far its great. From the staff to the neighbors. Only downside is that on the weekends if you arrive late, its impossible to find any parking anywhere. Other than that, its great.

My husband and I have lived here for nearly 3 years and have enjoyed every moment that we have been here. it has been such a blessing having regularly available pest control to keep the bugs at bay to brighten the experience.

Lived here from March 2018 to 2019, I honestly only moved because the rent went up. If the price at the time you are looking is good, this place is amazing. There are a lot of families that live here so its got a nice safe vibe to it. The only downside I had was I was on the 3rd floor and the windows are single pane, so in the summer my AC bill got out of hand.

I called to get information about the community. Samantha, was very helpful, and had great customer service. I will definitely be stopping by soon to tour. Thank you, Samantha for all your help.

Enjoyed my time spent here, my only regret was when my apartment was robbed, but I dont believe that was the fault of management. They kept the grounds and pool clean, no complaints. Never had a maintenance issue with them.

Have lived at 3101 Place almost 3 years now in 2 different buildings. The first year or so was good. No real concerns or issues. In the last 6 to 9 months things seem different. The grounds and hallways are filled with trash, mostly all weekend. Drink cups, food containers, glass bottles and much more all over the grounds. An entire bag of garbage was torn open and left on the sidewalk Easter morning. Depressing to live in such a poorly kept environment.Loud parties with screaming teenagers, music and slamming doors are frequent these days.Safety, security, and criminal behaviors are unsettling as well.This is the first complex Ive lived in where the management staff does not live there. Its makes a big difference. If you manage the place and you live there, you get to see it round the clock, 7 days a week.

I love this place. The location is very accessible to all establishment. The place is safe and the neighborhood is nice. Parking space is spacious. Ammenities are 5 star. Everything on our apartment is new and functioning very well. The management team their nice and accomodating.

I have lived here for one year and have had no issues! My dishwasher stopped working and maintenance was here the same day to give me a new one! I plan to resign my lease and stay another year! Also like the complex because it is small and you really get to know the front staff.

Being so close to the Brazos Town Center is a huge advantage to living at the property! Great to place to live!

Extremely poor experience here.Three years ago, things were nice, but the apartments decreased in quality rapidly during the months leading up to our move out. When I tried to hold the new management accountable for issues at the complex (mold, sewage backup, animal feces smeared on the walls, trash, etc.), they responded as if I were personally attacking them and quickly developed an unprofessional, snide attitude. After we moved, they claimed my deposit ledger was more than $500 short of what I paid when I first moved in, and when I challenged them with paperwork (like the actual lease copy that validated these amounts), I was told it was basically my problem, and that I needed to contact the previous complex owners (you can guess how well that went).After that challenge, I updated my address in their resident portal, wrote to the Community Manager and had her confirm that my address had been updated, then called their receptionist and had HER confirm she had the correct one on file so I could get my (small) refund check and move on. Also changed it with USPS. This was done weeks before the check was to be mailed. Supposedly, everything was good.Fast forward over a month, we still hadnt received it. I emailed the Community Manager twice (snide response 4 days later to the first, no response to the second) and called the receptionist, but got no straight answers - only Ill call you back when I get more details (but no call). Frustrated, I call their Accounting department, which gives me the corporate managers contact information. Corporate manager apologizes and says our address hadnt been updated and the check had been sent back to our old address at 3101 Place... Of course. Dear lord.Right now, the apartments are overpriced, its community isnt clean or safe (claims to be gated but leaves entry and exit open 24/7 so anyone can come in - hence all the police visits), and its management is polite only when they need your new business.Get documentation of EVERYTHING so you can take it further up the chain, because the on-site team isnt going to help you, and if you inadvertently tick them off, they will make sure you have a terrible experience. Be warned.

The worst apartments Ive ever lived in. Elsa does not know how to manage. The grounds are filthy, maintenance can never fix anything properly, if they ever come by at all. Cops have been called by residents for criminal activity. I do not feel safe here. Supposedly we have patrol, Ive been here 4 years and have yet to see one. Children are left unsupervised; recently two toddlers were found alone and the police were called. We have a drunk driver that still resides here, he ran into a fence recently. Scetcky people are always around, people that dont live here. Do not rent here, you will regret it.

Update 5/4/2018: since my initial review, 3101 Place actually had a change in management. This new management is so much better than the one before. If there’s an issue or a maintenance call, they take care of it the same day, if possible. Whereas before it took days, weeks, if ever. I’m very impressed with the new people in the front office. They’re also renovating the entire complex, it seems like, so it would be exciting to see what the finished product will be. The hallway in my building did used to have a constant smell because of the dog poop that would always get left behind right at the end of the hallway, however that was resolved right away as soon as the former residents, who I always suspected to be the culprits, moved out. Coincidence?Conclusion: it has become a great place to live once new management took over & it seems like it will only get better.First, let me start by saying the application process was not an easy one. We explained that we needed to move in right away due to our previous home being affected by the recent Brazos River Flood. We were told after we were approved we could move in by the end of the week. After our approval went through the manager (not sure of her name) changed her mind and made us wait another 1.5 weeks.Since day one we noticed a problem with roaches in the kitchen. Even with roach traps they still persist. Dont think theyll ever be rid of unless pest control takes care of it with hazardous chemicals.Other issues from day one: The counter covering in the kitchen began to peel up before we moved in. We called but no one was ever sent to fix the problem. After using the dryer the first time I noticed the lint filter didnt completely fit in the dryer causing the lint to shoot out and get stuck to clothes, the dryer door, and fall out. Someone was sent to look at the issue the same day but said he needed to replace the part and would do so by the end of the week. We never heard from him or from management about it ever again.There are plenty of pets around. Almost all the units on my floor of my building except for us and a couple others have some sort of pet, mostly dogs. Which means theres plenty of dog poop in the grass, even though there are poop disposal stations located all around the apartment complex. The smell and flies while walking on the side walk is of course very unpleasant.The parking is another issue. Management says theres enough parking for everyone to park at least two cars. That is not the case at all. If you arrive after 5 p.m., good luck! There have been times when I have to park two whole buildings away from the one that I actually live in. There is reserved, covered parking for an extra fee. However I think the issue could be resolved if there were at least one assigned parking spot for each apartment.Overall it looks like a nice place to live, with the security gates and cops patrol but looks can be deceiving. The management isnt very quick to respond to issues IF they ever respond. Some of the residents make the living experience awful too. This has not been a pleasant experience for us personally and we cant wait to move out as soon as our lease is up.

I live here now, and the apartment manager is the worst! Tried to over charge me the first day I moved in. Said I needed to pay a second deposit and it was non-refundable. Which is against the law. I refused to pay and she has harassed me since. Tried to over charge me for a water/light bill too. Pass this place up!!!!!

Great apartment, nice environment, but needs more parking

My wife and I lived here for about 2 years.- The GoodThe units look great. We had a large kitchen that was always bug-free. The complex is very pretty and safe. It was also extremely convenient to be so close to the stores. Management was also effective at getting things done.- The BadTraffic in this area is awful during rush hour, especially 59 north. If you work further into Houston I would highly suggest living in at least Sugarland or somewhere where 59 is more than two lanes. It probably will not cost much more because... Well,the cost is pretty high for living all the way out in Rosenberg. I had friends in Sugarland/Stafford area apartments with as much space paying about the same in rent. You really arent getting any advantage living here if you work in Houston, only a disadvantage.Now, lets move on to the gaping holes in my ceiling... Throughout my entire time here I had a problem with a leaking roof. Almost every time it rained the roof would leak in the kitchen area. This would create ugly holes in the ceiling from which water would drip through. I would complain, the complex would then contact their roofing company, and the leaking would stop - only to begin again after a few more showers. This problem persisted for the entirety of my stay.- SummaryI am not going to play the blame game here. I know it is not the complexs fault that traffic in Rosenberg is awful, nor is it their fault that the roofing company didnt do a good job. Yes, it was too expensive for my liking, but the Houston area is getting more expensive every day. It is a free market.That being said, these things do exist and they will effect you if you decide to live here, so take this information for what it is.

Me and my girlfriend were looking to move out and find our first apartment, we saw 3101 place and loved it. We put applications in and left administration deposit and other fees, they ran our applications and ran into some bumps. Else is the manager and she dealt with the situation very ignorantly and honestly does not know what shes doing. She attempts to speak over you and state that she is always correct when in fact she has no idea how to run a business. Now when I stated I will come and pick up money orders and cancel reservation because there were too many hiccups and I did not want to deal with her attitude and lack of management she first did not return calls. Then when I told her I was coming to get them she left and closed for day. Finally I have my Gf go to pick them up and she attempts to keep 250$ of the deposits when the only thing they can acquire is the application fees. Attempts to manipulate and steal your money. I finally received my money and im so glad that terrible experience is over. This apartment complex looks nice, but PLEASE do not be fooled, these managers are a joke and you will regret moving in until the end of your contract.

I recommend this complex, the management are very nice and they are very efficient.A very quiet place, I loved living here, the apartment is comfortable, the management promptly attends the requests to fix something. I recommend this place. The only reason I had to move was the distance to get to work, otherwise I give them five stars.
