The people in the front are super friendly and helpful. They take their job seriously and do everything they can to make you feel at home!Oh, they check out the apartment real well to make sure everything is in order before u check in.Think I am going to enjoy living here.
These apartments are not worth the price. They literally go up on rent every 6 months and they have never gone up this much. We are in the middle of a pandemic and they decided to raise rent by $60 plus dollars. Apartments are outdated and molded. Bathroom walls leak. They don’t keep the outside up or apartments but have the audacity to raise rent. They also charge a pet deposit and $30 a month for a pet fee. BEWARE!!!! YOU RENT WILL LITERALLY INCREASE EVERY TIME YOUR LEASE EXPIRE.
I honestly got to say Im very disappointed. Shame that its a beautiful environment overall but living conditions is about to annoy me. As soon as I got my key to the apartment, I was greeted with gnats and few other bugs. Literally was filled with regret due to the fact that I wanted my first ever apartment to be decent.And Ive been here for 4 months now and Ive yet to get rid of these bugs. They increasing in numbers and its hard to even have food in my own house! A/C is busted so have to wait til Monday to call a work order for that. Maintenance do show up though. Just a Shame my complex wasnt as polished and pest-free upon moving in.
Great place to live!! The maintenance and office staff are amazing and professional. The property Manager is Mrs. Sherry she is super sweet. The area is amazing with so much to do.
This place was the first apartment I ever stayed in and they definitely set the bar high. I lived on the property form 2016-2021 and never had any major issues. Sherry the property manager is great. She knew everyones name and treated people great. Any maintenance request or question I had would be answered promptly by her. Maintenance staff were very kind and considerate. On multiple occasions maintenance would come by and fix something for me without me having to put in a request just because I mentioned it to them in passing. There response was always fast. Overall the complex is a little pricey but its worth it. You get all the perks of being in the city and being near everything but because there are so many trees that surround the property you get none of the noise. I left the complex due to me moving out of state for work, but if I ever move back I am definitely going back to The Trace. Overall my stay was 10/10 and I would recommend it for anyone.
My time at the Trace was ok but Im happy I only signed a 9 month lease.Pros: Its mostly quiet. Polite staff. Generally safe. But the Trace could be so much better with a few investments. Only one trash receptacle for the ENTIRE complex, which is ridiculous. Weekends mean trash over flowing, you cant even walk in to put your trash bag in the dumpster because its full and the walkway is blocked with trash.Nothing is renovated here. The apartments are old. If you live downstairs, it sounds like a giant is walking on top of you. So loud guests will notice. I asked for a screen for my patio upon moving in. Never got it. My lease is almost up.Fitness center is on its last leg. Treadmills barely working. One of them, the belt catches and you will almost trip just walking. There is a walking trail on the property that has been long forgotten years ago. Its all cracked up and it some areas impassible.Laundry machines are old and takes quarters. Its a mess.Everything is patched up. Look at the photos people have posted.
Weve only been living here for about 3 weeks now, but we love the area! A very quiet, cozy environment that’s perfect for us. We look forward to many good times ahead.
OK place to live. Be careful when moving out, they will try and get you on the carpet even if nothing is wrong with it. If you check your incoming lease they triple charge you for carpet problems. Take pictures. They literally wanted to charge me for replacing the carpets because it had stains which were just shadows.
I was extremely pleased at how promptly the maintenance team responded to my needs. I had my appliances fixed within 48 hours of the request. Love their professionalism and sense of urgency.
Loved my apt. Staff was nice and maintenance always got done on time. Some things could be updated but other than that it was a good quiet place to live.

The exterminator arrived as management had guaranteed he would to spray for the ant problem. In addition both restrooms were caulked the following day. If I must say, superb job on caulking the restrooms. Thanks for your prompt responses with alleviating the ant problem.
Everything went fine with replacing the air filters. Maintenance was respectful and polite.

Ask and you shall receive!I put in a work order on Saturday to have my Bathroom outlets check as they were not giving an power. I was told my service date would be the following Monday. I am so please to come home and find that both bathroom outlets are effectively Giving power! As a new resident at The Trace of Ridgeland I can honestly say that they do live up to their name!Thank you Ms. Sonya and the Maintenance team for doing your jobs effortlessly!
I lived here for three years and absolutely loved it. Very quiet, safe and peaceful. There is a nature trail that lead to two fountains with plenty of shade and coverage. The trail runs through the whole complex and is a beautiful walk. Management was attentive and kind. I would highly recommend this place and if Im ever in the area, I would consider living here again. Thanks and much love and light Trace of Ridgeland employees.
I have stayed with them for over 5 years. I found my stay very enjoyable and pleasant. Apartment manager (Ms. Sherry) is awesome and always there to help you out in case of any issues and remaining staff is amazing. Apart from few minor issues, I have always enjoyed my stay there.

This place is great! Its perfect for someone that doesnt want to feel like theyre living in the city, even though theyre right in the middle of it. It has LOTS of trees, which comes with squirrels and birds but also insects. I never had any big issues with pests in the apartment; aside from the occasional stray wasp or bother-no-one attic spiders, the place really doesnt have the pest issue youd expect from a woody living. The trees also give lots of shade which is a plus during the hot summer time and the electric bill. Parking never was an issue. Your water bill is added to your rent, so thats one less pesky bill you have to deal with tracking down. AT&T provides Fiber internet with a promo deal to the apartments, and its crazy fast. The fitness center was a little dated, but works like a charm if you overlook the TVs and few pieces of clearly-used equipment. It has a great laundry room, although I never had to use it. The lobby is very nice, and the folks working it are always top-notch, professional, and kind. The pools and hot tub were outstanding, were always clean and super cold, and had a pleasant atmosphere about them. I did have to have a few repairs during my stay, but to my surprise, maintenance was on-scene same day within an hour of request. Some of the units have newer appliances than others, the fireplace was put to use quite often and worked like a charm, and all of the roofs were recently replaced, so thats a plus if anyone is planning on staying a while. My biggest complaint for my unit was the A/C, it seemed it was extremely outdated, and would almost need to be on 24/7 to maintain a temp of 70 degrees in the apt, even when it was only 60s-70s outside, and maintenance would temporarily fix the issue, although it never lasted long. Due to that, I give it 4 stars out of 5. Other than that, the place is fantastic and Id highly recommend anyone to stay with them!
Please save yourself time, stress, and money and move elsewhere because it’s been issue after issue!
Ive been living here over a year and maintenance is horrendous. Every request is either half done or you have to debate with the maintenance staff. I had a leak in my bathroom wall that the maintenance staff refused to investigate even after I suggested what could be the problem. The carpet in and the around the bathroom kept getting soaked every time I used the shower. This coupled with the fact that bathroom is very poorly ventilated led to the carpet molding. The vent in the bathroom even started molding and the flooring in the bathroom started to lift up. There were two failed maintenance requests, which resulted in a large fan being abandoned in my bathroom for awhile. Eventually, I had to go into the office and one of the property managers came to inspect my apartment. She was the only one who promptly investigated and figured out the problem. Maintenance performed a sloppy job half fixing the problem and left everything a mess. In the wake of covid-19, things were shut down, so there wasnt much anyone could do. There are now quite a few problems with my apartment. But I recently have put in more maintenance requests just to finish additional maintenance. A month & a half later, still no progress has been made. Now it has been almost a year since the additional maintenance has been performed and I have begun a code enforcement request with the City of Ridgeland.

Once again, I am very, very pleased with The Trace repair team.They arrived promptly, they replaced my light switch, replaced my bath light bulbs and got the exhaust fan to work. Last time they fixed the parking issue with ease. Over the 8 years I’ve been here, I am very pleased with their work, service, and customer support.
This is YOUR sign. Don’t move here. If you do, and something breaks down, they will halfway fix it. There’s not enough parking. Management is nasty when you have to place work orders. When employees come to fix a problem, they always leave a mess. They will probably respond to this email stating that this is a lie or ask me to talk to them about it — and I don’t want to. They screw over their tenants repeatedly, so I advise to look elsewhere.
Ive rented here three years and have never had a pool closed to the residents more than this place. Last summer, they decided to renovate the pool space during months the pool should be open and it was closed to the residents. However, it was not closed to the workers and their families. You are never guaranteed on the weekend that someone will open the pool for residents to enjoy . The gym smelled like a dirty bathroom even after letting staff know, and not all equipment works. There are 2 elliptical machines, one is broken and cant be used. There are 3 treadmills, only one turns on. As well as missing weights. Just wanted to portray the amenities realistically and not how the internet seems.

The maintenance crew always go out of their way to make sure my issues are resolved. They are prompt and courteous. Even in the pouring rain! I am very please with all of the staff at The Trace and it just feels like home.
I hate to say it as I had high expectations but I have been completely disappointed with this apartment complex. Ill list the various problems that Ive encountered below (there have been multiple) but just as a general rule, they tend to avoid working with their residents and dont really offer any help when problems occur.First and foremost, many of the amenities are not available. The gym was closed for most of the year as was the pool. Youll note (if you have the misfortune of living here) that the lease does not mention this. The pool is perhaps the most featured amenity Ive ever seen in an apartment advertisement and yet it was closed for nine months, has been shut down frequently, and has strict rules which, quite frankly, make it unusable. If you think youll enjoy a beautiful pool while you live here, you are wrong. You will enjoy the image of a pool while standing outside a padlocked gate.Likewise, the gym was shut down. There were no accommodations made for this closure and I had to pay monthly for a gym. I had thought that I would have a gym and a pool, not so... not so...Finally, I was given a different apartment than I was told I would receive and was informed of this fact on the day of move in. The apartment smelled strongly of cigarette smoke and when I asked for a replacement or a service to remove the odor, the complex was entirely unhelpful.So when I enter the leasing office to pay rent on an apartment that I had not originally chosen and stare longingly at the Unavailable Pool, I do so reeking of cigarette smoke. Suffice to say I do not recommend the Trace of Ridgeland.

Great apartment complex. Lived there for over 2 years. Very quiet and peaceful. Dog friendly. Not a lot of kids. Culturally diverse. The staff and management are awesome and very personable. They get things done quickly and efficiently; and they are understanding and will work with you in the event that complications may arise. The downside is they are very tight apartments and much older, so they need to be renovated and updated like yesterday. However, If you are looking for something quaint, but nice, affordable, and safe, then this is your place!
I have mixed opinions about The Trace. It is a beautiful area, and I did enjoy my cozy apartment and the setting. However, by the end of my lease, I was glad to be done with The Trace. I was a bit disappointed in the management/staff. Coming from one of their sister properties where the staff knew me by my first name, I was a bit shocked the first time I interacted with the staff at The Trace because they seemed very standoffish and like I was an inconveniencing them each time I visited the office, so I limited my interactions with them as much as possible. I will try to keep it short, but here are a few of my experiences at The Trace:-They first stated they would handle setting up my Entergy account and initiating my electric. I thought it was odd and made sure I didnt need to do anything- they said no. Within the first month of living at the apartment I found out that my electric was going to be shut off by the end of the week because I needed to call Entergy myself to set it up. When I brought this up to the office, they stated they had called me but my voicemail box was full and made no further attempts to contact me either with a visit or a note on my door.-There was a bat infestation at the roof of my patio (I lived on the top floor). Maintenance was very quick in responding to this though.-I rented a washer/dryer from an outside company and they ripped up the vinyl flooring during installation (my responsibility completely at this point). I spend 7 months trying to get in contact with the damage claims department at this company, and when they finally reached out, I was instructed to have The Trace come up with a quote on the repairs. I was close to my move-out day and could not afford for this to come out of my deposit, so I reached out immediately to the office who said they could not enter my apartment for safety reasons (the pandemic had just started, so I understand this) so they would just have to wait and see. I asked if I could not just send pictures of the damage to get an estimate and they said oh, yeah thatll work. I forward the paperwork and pictures with an emphasis on the deadline to return paperwork to the company-- at this point it is all up to the property management to send it in. I followed up every week and each week they said they would need to have their appraiser come to get an estimate. Each week they had a new excuse on why he didnt come. One day before the claim would be dismissed by the company, I reached out panicking. At this point, I felt that I was being taken advantage of a bit being a college student who could not afford these repairs and basically having this all out of my hands because either way, someone would have to pay them. I finally got to speak to the manager (Sherry?) who was actually very nice and she asked me to send the pictures to her so she could send them to their appraiser. I stated I had sent them with the initial paperwork, so she went to look and said she couldnt open the files. They had never said this before. We finally got it taken care of the day before it was dismissed. I assume responsibility for having the installation done, but I feel the office was extremely negligent during the process.-After a couple of rainy days, I noticed water stains going all the way down one corner of my bedroom and on the ceiling of my living room. These were wet and soft to the touch. I immediately put in a maintenance request which was responded to with roofers were contacted. The roofers did not come until at least a month or two later and did replace all roofing on the apartments, but these spots only grew in the meantime- putting my possessions at risk.-Drainage systems were awful. I would often have to jump over large pools of water when trying to get to the walkway of the apartment. Water also pooled at the first floor apts entryway.-Bugs/roaches but what apartment in MS doesntIt gave a decent home for a year, but it was not worth the stress and I never felt comfortable reaching out to the office due to how it was received.
I really like my new apartment. I transferred to a new apartment which is really nice. The staff was wonderful and very helpful during my transfer.
I love the location. The apartment needs some tlc but overall I was satisfied on the first day.Update :: Management made a courtesy call the day after move-in and was able to correct my minor issues with the apartment quickly and efficiently. I am impressed with the responsiveness of the team here. I feel good about my decision to live at the Trace of Ridgeland!Update #2 :: Nevermind.
Its not terrible but the quality isnt up to par. The apartments are old. Cracks in the walls and ceilings, spider webs all around the door, spiders and spider webs in the storage, and its much smaller than expected. Its time to upgrade. The good thing is, though, is that its close to everything. The mall, Renaissance, the reservoir, and Lake Harbor.
The apt was very clean, the carpet was clean and I know I will enjoy staying at the trace.

I have lived here for two years now and I honestly have to say this is the best apartment complex I ever lived in. The staff is super nice and always helpful. Maintenance can always be see around so if you have a problem at your place they come pretty quick. The area is nice and they keep the place looking nice. They even keep you informed when things go on around the area that you should be concern of. Definitely recommend this place to anyone.
The first year here was amazing and without any issues. But this past year has been one inconvenience after another. When my boyfriend got a flat tire coming home from work, there was no open parking spaces next to our building. He did not want to damage the truck any more than it was so he parked next to some posts that is by our building. There have been other vehicles that have parked here without any sort of repercussions from the office. The moment my boyfriend parked his truck there because of the flat tire, he got a tow away warning sticker on his truck. When we called the office to explain the situation, they did not care about our personal problems they just wanted the truck to be moved in a parking space. I tried to explain to them the severity of the flat tire because we found out that he actually busted a rim. I also mentioned that there are absolutely no open parking spaces next to our building and it is a huge inconvenience as well to park and take the spot of someone elses apartment and having to walk to our apartment. When I mentioned that other vehicles have parked in front of those posts before, the girl on the phone practically called me a liar even after I described one of the vehicles by brand and color. When it was time to change out the air filters, I got the email notification on when my buildings date was and the request to have the walkway to the air filter as easy as possible. I made sure to move as many objects out of the way. I had a little bedside table and a round dining room table that can be folded down, and that I did have folded down that day, that were the only items in the way. I came home from work that day to the air filter placed on the round dining room table, telling me that they made no attempt whatsoever to change my air filter. The pool was suppose to be under maintenance for a minimum of a couple of months. It was closed majority of the summer and there was no email stating when it was reopened, so technically it is still closed for repairs. The poop containers located around the apartment complex are overflowing yet we get emails and notifications to clean up after our pets. The dumpster is literally always overflowing with trash every single week because pickup is only once a week and there is only one dumpster for 20+ buildings. There are bat problems for those with balconies on the second floor. I had reported the bats the first two times it happened, but the third time was a week after they sprayed for the second attempt. There is no maintenance on keeping the bats away and letting residents enjoy their balconies in peace and comfort. When they clean out the gutters, they leave behind the mess of filth and leaves next to the residents windows and balconies and make no attempt to clean it before the scheduled lawn care company arrives. In short, do not expect any sort of personal understanding or compromise from the office. They only care about tricking and attracting new residents by highly maintaining the front office building and the building of the mock-up apartment they show off, but never the upkeep of the other buildings or the concerns for the residents.

I currently live at the trace in ridgeland and I love it! Its very nice and quiet. The area also feels safe. I have no complaints. My only wish is that they would renovate the courtyard, it would be nice to hang out there on a nice summer day.

Ive lived at the Trace for 3 years and I stayed at The Point- their other spot- for for 2. Both are flawless in my mind. The best staff you could ask for (especially the middle-aged black woman at the Point, Ms Dorothy? And Ms Wanda at The Trace is a Beautiful angel-princess) The design and landscaping make for a peaceful place to live. The grounds are very well maintained and maintenance requests have always been dealt with the following morning after a late-night request. The women in the office are all-smiles and super friendly. We have the best pool in the Jacksom area and the gym has everything I need.If The Trace were to improve- the only thing it lacks are a few benches for sitting and reading. Thanks guys

The apartments are EXTREMELY DATED, all the appliances are from the late 80s maybe early 90s. Alot patchwork around the apartment. The walls are thin and its a bit noisy at times. Ridgeland PD are around alot, ALOT. Not just your friendly patrol, like always looking for somebody patrol, not sure if thats good or bad. The staff arent very friendly but arent rude. Mediocre at best but I try not to deal with them much. Overall not the greatest but not slummy. Not planning on renewing my lease, simply for what the rent is here, theres other options in the area.

The management team is very nice except for the apartment manager. Ive been here for two and a half years and sewage backs up in the toilet and tub. I have come home to find frogs in my tub.

DO NOT MOVE HERE! I hate to bring bad press to anyone but this is just my opinion based on my experience living here. I wish I would have only signed a 6 month lease so I could move out this summer with no penalty. If I had money to blow, I would definitely just break my lease to be done with this place. I have never lived in such an awful apartment complex. The buildings are old AND not well kept. I didnt notice how filthy the place was when I did the tour but I know my building is nasty. I see spiders and their webs outside my front door, it is pretty disgusting. I was very reluctant to move here and now I know why, trust your instincts. I try to keep the area around my apartment somewhat decent such as sweeping around the outside of my door but that doesnt help with the overall look of the place. Plus some people dont take pride in where they live (NO judgement). I have lived in apartments where you felt the need to keep your apartment space inside and outside clean especially since management took care of buildings, grounds, etc. Whomever renovates the apartments when a tenant moves out, does not do a good job...weekly I notice things that could have be renovated better, if someone took their time or used better materials. Its just a botched up job.I typically reach out to management via email but they dont respond.Maintenance came into my apartment without notifying me to change out my appliances, and left a mess. I appreciate the new appliances but the service is lacking. It would have been nice to have been alerted of this so I could have made arrangements to be there. Plus they left a mess, I contacted the office and received no response.I have had three holes in my wall, since May 27th, there was a leak coming from my kitchen sink to my downstairs neighbor so the maintenance guy cut out three holes and left them there. The maintenance guy told me the painter would come that following Friday and that I did not have to do anything ( I asked if I should call the leasing office)...well, two Fridays have passed and the holes are still there. I put in a maintenance request last week, and yeah, the holes are still there. The maintenance guy did put up some stuff that barely covers the holes but that is not sufficient.I am going to upload pictures of this and the other filth at this place.I live near the pool and the area is overcrowded during the weekend so if I leave my apartment, I can expect to come back and have to park further away from your building. This is true even when the pool is not open, parking really sucks here.When it rains, expect to drive through lots of water (not puddles but large amounts of water) which can ultimately damage your vehicle, but I am sure management doesnt care because this has no impact on them just the people who live there; hence, why this issue has not been resolved.People allow their dogs run around without a leash, I have nothing against people having pets but for the safety of others, I think they should be on a leash when out in the common areas of the property (I had an awful experience with a dog as a child and that fear is still present today). I wish people would realize that the the open areas on the property are not dog parks..you just never can predict what will happen. For the price, I would expect better. I implore anyone reading this to look elsewhere, so you wont have to deal with this low level of service at a place where you are spending your hard earned money. I know no place is perfect but keep your expectations low here. Lesson learned, cheaper does not equate to quality.
I HAD ROACHES AND BUGS IN MY APARTMENT WHEN I MOVED IN. I WAS BITTEN IN MY FACE BACK, LEGGS, ARMS AND BOTTOM NOTIFED THE OFFICE THE FOLLOWING MORNING, THEY SAID I MUST HAVE LET MOSQUITOS IN. NOT TAKING RESPONIBILITY THAT THERE WAS AN INFESTATION OF THAT UNIT BEFORE I MOVED IN. THE PEST CONTROL WAS FINALLY CALLED ON THE NITH I MOVED IN APRIL FISRT.THE PEST CONTROL PERSON SAID IT WAS FLEAS AND PEST IN THE APARTMENT.THE TREATMENTS DID NOT WORK I HAD TO CALL TERMINIX TO RESOLVE THE PROBLEM. TRACE STAFF AND MANAGEMENT KNOWING THE PROBLEM DID NOT OFFER ME ANOTHER UNIT NOR TO PAY MY HOTEL BILL. WHEN THE CARPET WAS CHANGED OUT THEY PUT MY WHITE FURNITURE UNCOVERED OUTSIDE WHERE IT GOT DIRTY. THEY LEFT THE DOOR UNSECURED AND THE BALCONEY DOOR WIDE OPEN OVER NIGHT. ASLO BEWARE OF STAFF GOING INTO YOUR APARTMENT WITHOUT NOTICE JEWLERY WAS STOLEN FROM MY APARTMENT GET A HIDDEN CAMERA. THEY DONT TAKE THINGS THAT WILL BE OBVIOUS VERY GOOD THIEVES AND THEY WORK IN TEAMS LEARN YOUR COMINGS AND GOINGS ONE THE MAINTANCE TOLD ME THAT AFRTER I TOLD HIM THAT SOMEONE WAS GOING INTO MY APARTMENT, HE ALSO SAID THAT PEOPLE HAD MADE COMPLAINTS, SO I KNOW IM NOT THE ONLY ONE. BEWARE THAT THOSE WORK ORDERS HAVE YOUR PHONE NUMBER ON IT ALSO ONE OF THE MAINTENACE PERSON CALLED FOR PERSONAL REASONS I WAS ALARMED AT HOW HE OBTAINED MY NUBER HE SAID FROM THE WORK ORDER.I HOPE THESE THINGS DOES NOT HAPPEN TO YOU THATS WHY I WRITING THIS REVIEW PROTECT YOURSELF AND IF YOUR A SINGE WOMAN BE EXTRA CAUTIOUS DOCUMENT EVERYTHING. THEY ARE VERY FRIENDLY UNTIL THEY GET YOU TO SIGHN THAT CONTRACT AND GET YOUR MONEY......BECAREFUL. HEED THE WARNING I WISH I DID!!!!
I relocated due to my job over into these apts...i must say I had nothing but a GREAT experience at the trace!!!!! Management was always respectful plus helpful along with any work orders needed were always completed..if I ever had to go back into any apts Ill always go back to them!!!
No problems with them. Great apartment to live in.
They actually ignored that a dog bit my sons friend. Told my son he had to do his own camera surveillance after numerous complaints. My son has an autistic child who lived there..of course terrified of the dog. Nothing was ever done. I had to vacate the apt. because I had been hospitalized with a near stroke. My son took over the apt due to a divorce. After the dog He left. A balance of 1200 left and they turned it to collections. Refused to cooperate with me now out of state. Wish we had sued them. Please do not Move in there. Was mold under the bathroom floor. They just tiled over it.
Great neighbors, beautiful location, but HORRIBLE management. We recommend avoiding this place.
