Eaves at Santa Margarita has been a pleasant experience. I have been living in these apartments for 9 months and have enjoyed my stay. My roommate and I moved from across the country and did touring virtual. Leasing agent Lesley did a fantastic job assisting us by providing a virtual tour of the apartment. We were pleasantly surprised once we arrived and saw the apartment and community for the first time. No complaints during our 9 month stay. Also, the maintenance staff and leasing agents were a pleasure!

I just moved in but already this place feels like home. Lesley was my leasing agent and she did everything she could to make this a pleasant transition - shes a big part of why I decided to move here. The maintenance staff is friendly and attentive and the grounds are well maintained. Havent been here long but hoping the good experience continues.
Can I just tell you how much I LOVE living here?! This is absolutely a wonderful place to live, and its all because of Lesley, Randy, Jennifer, John, Rebecca, and the rest of the staff! They will welcome you with open arms and make you feel like youre family, not just another resident. The apartments are large and modern, the complex is pet-friendly, and the amenities and surrounding parks, including the nearby lake, will make you get off your couch and enjoy the great outdoors! Trust me, you will enjoy coming home to eaves Santa Margarita!

This was my first time moving out and needless to say I had many questions. The staff is extremely helpful and kind. They walked me through the entire process and 2 days after my first tour of the place I had the paperwork completed and was handed the key.Eaves Santa Margarita is a great community. The pricing is right on point and the entire place is kept very clean. The thing that stands out the most is how attentive the staff are here. They address any issues or concerns promptly. 10/10 would recommend this place!
I’ve been here for a year and the entire staff here is really responsive, especially the maintenance team. Everyone here has been kind and professional and never shown that they are having a bad day. It’s been a pleasure to live here.
Living in these apartments for about 6 months now, I can honestly say it is a nice location and very safe. If its one thing Eaves does right, its hiring stand out staff to keep the complex running. Randy and Angelo (the maintenance team) are awesome in any situation they come across! Theres nothing they cant fix, these dudes need a raise!
Lesley is awesome. Moving can be very stressful and she made my move in stress free and so easy and goes over and beyond to make sure your stay here is great and peaceful . She very prompt to follow up on any concerns or issues.
Nice grounds, beautiful location next to the lake and trails, tons of shopping in walking distance, and very friendly and helpful maintenance and office staff who are quick to handle anything you need!
Great apartments. Reza is the best maintenance man here. He has fixed all sorts of things including AC, heating, and all kinds of other maintenance issues in a timely manner and very courteous!!

These apartments are great to live in we have been here for a while. The soundproofing is great since we have kids and others around us do. The maintenance team is great they fix things asap. We usually get Reza to come around but the whole team is on point. I would recommend this location since the prices are very competitive and the area is safe and great.
The team at eaves Santa Margarita is wonderful at making you feel at home. They provide great service; from the leasing agents Lesley and Rebecca, to Mike and the rest of his maintenance techs. The apartment we rented is very spacious and we love the addition of the patio. The community is right in the heart of RSM and right next to the 241, making it incredibly family-friendly and accessible. The Community Manager, Jennifer, has done a wonderful job assembling an A-Team to help her run the community!

Since I moved into the complex its has been nothing but great things to say about Eaves Santa Margarita, from office to maintenance the customer service is outstanding! I can honestly say the area is peaceful, clean, and well maintained. 5 Stars for me !!!! -Taylor
The maintenance team here is seriously the best. Every time I submitted a ticket, I swear 30 minutes later they were knocking at my door to fix whatever issue we had and were always super friendly about it. Randy even crawled out of bed at 3am once to come fix one of our fire alarms that went on the fritz in the middle of the night. I never had to be without a functioning household thanks to those guys.
Although these apartments are a bit older and have their issues, the maintenance and repair team specifically Angelo and Randy are excellent at what they do in keeping these apartments functioning and SAFE!!! I know I can count on these dudes to fix whatever goes down
Love this place. Definitely the best apartment complex weve ever lived in. Leslie in the front office has always been a particular delight as she is always willing to go the extra mile to help out residents. HUGE shoutout to Randy in the maintenance department for being so diligent in his work, responsive to requests, and (again) willing to go the extra mile to ensure that we are comfortable and taken care of in our own homes. Id recommend this place in a heartbeat.
Randy has been a really big help with maintance . He is quick, efficient, kind, and funny. Even though I been here a short time it shows he cares about his work.
My wife and I lived here for about 3 years, moving out to a bigger home and I only have good things to say about Eaves. The location is great, rental price is very reasonable in the area. Shops are within walking distance, ONeill park is within walking distance. Its pretty quiet for being so close to a main road. Amenities and landscaping is well maintained. The staff is fantastic: friendly, personal and the few issues we had with our apartment were promptly solved.Thank you and keep up the great work!

Lived here for 2 years so far and it has been a great experience. The staff is incredibly helpful and the service repairs are always quick and friendly. Today I had Randy come in to fix my heater and not only did he fix it, he explained how he did it so I can understand and do it myself next time. thank you, Randy!

My husband and I have lived in the Santa Margarita eaves complex for 4 years and we’ve been so impressed with our experience! The complex is well maintained, the leasing staff is kind and helpful, and the maintenance staff is AMAZING. Whenever there is a little issue, which can be expected when renting an apartment, someone from the maintenance team is at our apartment that same day making it perfect. We have needed a couple things repaired in the last few months and Reza, one of the maintenance employees, has just been superb getting everything back to normal. He is super friendly to my husband and I, and makes sure our dog doesn’t feel left out either. Leslie at the leasing office has always been amazing too! She goes above and beyond to make sure we feel right at home here. Thanks Reza, Leslie, and everyone at eaves Santa Margarita.

Our refrigerator wasnt working properly, but we didnt discover the situation until near the end of the day. As many of us do now during the health crisis...we stock up....FULL refrigerator. The thought of losing all of the perishables was concerning.We entered a service request on line, but I thought I should check with the office just in case. As I was approaching the office, one of the maintenance men Angelo pulled up. He said he has to make a call at the office, but would be right over. True to his word, he arrived in about 10 minutes. He was able to get it started again and we thanked him. Very professional, pleasant young man. He hadnt been gone more that 15 minutes and it stopped working again. I found him again at the office. He dropped everything he was doing and came back over.Long story short - Angelo wouldnt end his day until we were completely taken care of. Replacement refrigerator saved all of our food. Angelo commented that he wanted to see this job through to the end.Angelo is an asset to the Eaves Santa Margarita organization. The job is NOT complete. The maintenance guy only temporarily jerry-rigged my door handle. He said he had to order the correct part. To me, the job isnt COMPLETE until the new part is installed and i no longer run the risk of being stuck inside my apartment because of a broken part that is still in my door.
I’ve lived at the Eaves Santa Margarita for the last year and even though sadly I’m not able to continue the last year has been wonderful!The Eaves are extremely clean, quiet and peaceful. I’ve had such a great experience I would recommend anyone to go to Eaves.The Office Staff is top notch. Especially Lesley she’s the best. Always so nice and helpful for all your needs. The maintenance staff is great too, their extremely attentive and polite.The pool area/grill area is always clean and low key. The gym is great! Ive lived at Eaves for six months now and I couldnt be happier! Let me back up about two years and explain, I had been thinking about moving into Eaves for awhile before making the decision. I researched a bunch of places in RSM and nearby communities, the prices were a little out of my range and to be honest most of the places didnt return my call, even if I did get a hold, they didnt make me feel like a priority. I loved the virtual tour online of Eaves and I thought okay, this place looks awesome, but it cant be this good, right? I went into the office and right away I felt like I was the prodigal son coming home, these people didnt even know me or my interest level, but right away I felt valued and cared about. I talked to Lesley and was honest with her, saying that I couldnt move in right away but I was interested, but I probably wouldnt be moving for about a year to year and a half. It didnt matter, she was great, showed me around and really took the time to help me find what I was looking for, and I was even more impressed in person after doing the online viewing. The apartments were clean, had their own washer and dryer, modern look and the price was great. Fast forward about a year later and I came back and Lesley remembered me! She was so kind, helpful and supportive, and showed me a place I loved and less than two months later I was moving in! Such a smooth process! Fast forward another six months later, COVID hit and the staff here went above and beyond to provide the same great care and experience for the residents. They complied with guidelines and have slowly started opening up the amenities again with forethought and care. I am grateful to live in such a wonderful area!One day recently I noticed that my apartment had some water damage, I put in a work order the staff jumped right on it and less than a week later, brand new cabinets and everything back in order I couldnt be happier! Things happen in all apartments and homes, the difference here is that the Eaves staff took care of the problem right away and went above and beyond having my place cleaned after they did all the work to fix up my place!You want an apartment thats more than an apartment, come to Eaves, youll get a home! I feel like Ive lived here for years!

Ive had several service requests handled in the last 6 months. I continue to be impressed with the level of service and professionalism in regards to the maintenance staff. Each request was handled in a timely manner. Its really nice to know that I can submit a request and know that it will be handled this way each and every time. We moved into our apartment in June of 2014 and have loved it ever since. The junior one bedroom offers a better layout than any other of its size in the area. Its comfortable, bright, and spacious.The absolute best part, and I cant stress this enough, is that all of the appliances are included in the apartment. Again, all of the appliances are in the apartment. Refrigerator, microwave, oven, dishwasher, GAS STOVE, and most importantly WASHER/DRYER. We have toured at least a dozen other properties in the same price range, and they all lack at least one of those things.The community is quiet and clean and the staff always responds quickly and diligently. Lesley at the front office has pretty much saved our lives on more than one occasion. She is always willing to listen and help in any way she is able to. Being a young couple, we were met with occasional rudeness while looking at other apartments, but Lesley and Lauren have always been so kind, friendly, and helpful.I would absolutely suggest these apartments to anyone looking for a comfortable home.
Hot water and heating were not working. Temperatures very cold outside. I was also sick with bronchitis- needed warmth and a hot shower.Office staff and maintenance staff worked quickly and efficiently to get us a new water heater. Fixed everything within one hour.This group IS THE BEST. Always ready to help their tenants. Their customer service is TOP SHELF. Very friendly and professional.Can’t thank them all enough. Great place to live. We’ve been here over 5 years.
The customer service provided by this residential company has been out of this world. I just got approved with my Fiance for a one bedroom and the office staff, Lee Morgan, was extremely helpful! He literally walked me step by step through the application process and provided me with the best information to assist in lowering my out of pocket costs. Due to the info he gave me, I managed to stay in my budget! Not to mention his consistent communication made the application process very quick and easy. I have rented for over six years, and out of all the residential services I have had the extreme displeasure of being familiar with, this was by far the best experience I have had. Lee Morgan made this experience the best one Ive had in my whole history of renting. Highly recommend this residential company!
Weve been living in this apartment complex for almost a year now and we cant say enough good things about it! Office staffs are always nice and helpful! Our moving was very stressful due to our tight schedule but Lauren has saved our lives multiple times. When we see our apartment for the first time, we were so glad to see the completely new painted walls, new hardwood floors and carpets, new bathtub, and super clean kitchen and mirrors! Everything looks new and clean. Of all the apartments weve lived, this is no doubt our favorite, and wed recommend it to anybody whos looking for a quiet, safe neighborhood well managed by a good company :)

I have been here at Eaves in Rancho Santa Margarita for about 5 months and I couldnt be more happy with everything. My family and I love it here. So calm and relaxing with such a mellow mood. All the staff are so welcoming and always answer every question as best as they can. I especially love the maintenance crew here. We send in service requests and they are done within 1-2 days of sending it in. They do an exceptional job here to help us out with whatever it is that we need. We’ve lived here for more than 5 years and we love it! Great location, we have everything we need within walking distance. Having the SAMLARC membership is huge plus! Apartments are well equipped at a reasonable price for the area. The team has always been kind and responsive.

Lived here on a short term lease (3 months) everything seemed fine up until move out. I have lived in many apartments and have never been charged for anything. This place scammed us and took $200 out of our security deposit for damages and cleaning. My husband and I spend a lot of time making sure everything is cleaned to how we got it, usually better. Definitely no damage!!! This company is a joke, and they are thieves.
I Know regarding the Cars towing with out any previous notice, it is Towing business, from this complex, after 8;00 pm. but I fill sorry for all the Tenants when you move out, they will charge you for tons of items, removing trash $120.00 even if you live the place clean, if you clean the carpet, they will bring their own company and charge you 3 times more than what they pay to them, I just move out in march, this was my must expensive, 2 bedrooms cleaning that I pay in my life, $650,00 for tons of items that they dont put a name, they just describe as (damage/itemized Charges,) I ask what items and no one give me an answer, they just ask one to another one and you dont get any answer, no body know the description of that charge, but they charge any way Hundreds of dollars,EAVES BY AVALON, find a goof way to still your deposit, you are out by the 21 days after when they send you the invoice, I try to talk to the leasing office, they send you to call to the Corporation Office, you talk to the Corporation and they just say you have to talk to the leasing office, you never going to get any answer to any question
I think there are much better places to live in this area with how expensive the rent here is compared to what you get for your money. Noisy neighbors and people constantly moving in then out. No one stays here. I would assume its because of how high they raise your rent after they get you moved in. I would say they will raise your rent on average $80-100 a month on your next lease signing. Also the tenants pay more than the people moving in. Their business model seems to be turnkey, get the people to move in, raise the rent so they move out, then continue the cycle. The location is great, the town is wonderful, this complex is not.
Loved the ease of moving in Leslee was very friendly and knowledgeable and was able to answer all of our questions. The community is very quiet and full of friendly people and it seems there is plenty of parking which gives you the freedom to go out any time I am really enjoying it here.

We are going into our third year of leasing with Eaves in RSM and we couldnt be happier! We have shopped around in the past just to see what else was out there, but nothing compares to what we have here. We currently live in one of the junior apartments and honestly we have never found a junior apartment this nice. Our junior has a separated bedroom, washer and dryer in unit, all appliances included (microwave, fridge, GAS stove/oven, and dishwasher), and has central air/heating. The way that they utilized a fairly small amount of square footage makes this apartment feel 2x larger than many of the other juniors on the market.Not only is our apartment adorable & functional, but you just cant beat the staff. Lesley and Lauren are incredible, they are the sweetest people you will ever meet and are always willing to work with us to make living here the best experience possible. Maintenance is always quick to respond, parking is plentiful, and the location of the community is so convenient. If you are looking for a quiet, affordable place to live with nice amenities, great appliances, and a wonderful staff then this is absolutely the place for you!
Absolutely the nicest place Ive lived at. They are super fast with repairs and I love the main pool area, 2 top quality BBQs are great.
Customer service works for me, I have no negative comments. My apartment, on the other hand, is the worst apartment I have ever lived in. I can hear every foot step of my upstairs neighbor. It sounds like a giant drum in our apartment. If you want a place that is quite and relaxing dont come to this place.
Just got back 10% of my deposit, even though I cleaned the apartment before vacating. They charge for paint, without damage to the walls, and carpet cleaning, when the carpets had no stains. The manager seemed nice, when I had my one interaction with her, but the other staff, aside from the kind maintenance guys, are very passive-aggressive and dont seem very interested in helping when it is needed. The upstairs apartment once became flooded and water was dripping from the ceiling into our kitchen. They came in and cut holes in the walls, put a machine that was blowing for almost a week (telling us we could not run the A/C, all the while) and the front desk told us that we should not expect compensation because thats what to expect in apartment living. Also, they raise the rent every time your lease expires, by about $150 per month. Look elsewhere.

If I had the option of giving no stars I would. From the moment that I have moved into the eaves by Avalon Rancho Santa Marguerita its been a complete disaster. Ive tried to resolve things before posting any reviews, but that doesnt seem to be happening.The apartment and how it was prepared for a new move in is a joke. The patching of the walls, blending, and paint is a joke. Its splotchy and looks like crap.Secondly, I keep my place as clean as I can constantly and the fact that I work full time Im really not there to often. Infested with ants, I mean on the ceiling in the cabinets, throughout all my food. Everywhere. I end up throwing away about $500 of pantry food just to get rid of the problem. They came out sprayed once, still ants. Came out the second time said they were going to spray but obviously didnt because when I got home ants everywhere. After I threw out all my food and they sprayed again the ants havent come back up til this point.Thirdly there has been a leak in the bathroom of our apartment for sometime obviously. There is this giant attractive plate in the ceiling that started dripping water when I ran the air. Called the first time someone came out said that they fixed the problem. It was a hose that was leaking and its been resolved. Nothing about the bulging eye soar of yellow stained drywall next to that attractive plate in the ceiling. THE PROBLEM WASNT FIXED. Came out for a second time actually opened it up and water came gushing out of it. They had to get a vacuum for the water then they cut the dry wall to air it out. Mold? They said no Im having it checked out.I can go on and on lets just hit the high points for the rest. Garage has always been broken, sinks clogged, other species of bugs, the giant crack in my ceiling from one end of the room to the other right in the middle of my living room.Run Away!!!!
There is one young woman in the office who appears to be sweet, but is very passive-aggressive and resists helping us, when needed (not often). The tenant above us flooded her apartment, and we ended up having to get maintenance to cut holes in our walls one day, and our ceiling another day, all the while having a dehumidifier blowing 24/7 and without running the A/C or opening the doors and windows. Keep in mind I have a baby who is teething, so my wife had to go to Buena Park to sleep at her mothers, with the baby. This was very uncomfortable and inconvenient, and we were only compensated for the power that was used by the dehumidifier, not for the tremendous inconvenience. That makes me feel like they dont care, but I am hoping this was just the one girl. Everyone else (i.e., April and maintenance) has been great, and I love where we live.
Apartment complexes tend to be a mixed bag of good and bad. eaves Santa Margarita happens to be one of those rare apartment complexes that offers more than most. We were lucky enough to find eaves Santa Margarita on a whim. We had just received noticed from our landlord that she intended to sell the condo we were renting from her. We had a month to find a new place and eaves offered a competitive price. We were sold during our first visit.eaves Santa Margarita offers an interesting two-bedroom apartment format where the apartment is on the second story and multiple garages occupy the first. This means you have no one below you and you only share one wall with your neighbor next door. It is quiet. In our two years here, we have never heard a sound from our neighbors. The layout is roomy and the apartment itself has more of a condo feel than a typical apartment feel. The amenities are wonderful and the grounds are clean and well kept. We initially had major issues with our air conditioner, but maintenance rectified that situation by completely replacing the unit with a larger and more powerful one.This leads to another great aspect of this apartment complex: The maintenance team is incredible. You submit your repair requests online and the team responds quickly. The maintenance team itself is courteous and attentive so you never feel like they’re rushing to check you off their list. The very same can be said of the office staff too.In a bittersweet development, I am moving out of the complex to take on a new job up north, but my Mother is staying behind and moving into a smaller one-bedroom unit. The news was quite sudden and the logistics of moving my Mom and myself to two different locations in the time I had was a daunting task of nightmarish proportions. Lesley and her team went completely out of their way to lessen the difficulty dramatically. A one-bedroom unit was quickly found and arranged for my Mom and several accommodations have been made for us. Everything seems less scary as a result. I scheduled a storage delivery service for my things and was told that I’d need at least two parking spaces for the delivery. Joe from maintenance procured a traffic cone and Lesley brought it out to me to put next to my car so that I would have two spaces reserved. I have never known apartment management to do something like that. Complaints are handled with just as much care and attention. Lee handled a complaint we had where one of our neighbors was constantly blocking our garage. After reporting this to Lee, we have yet to see our garage blocked. These particular neighbors had a nasty habit of blocking our garage especially when we needed to leave so it was a huge relief to see the office staff put a stop to it.Renting in California is an expensive affair, but these guys work hard to make it worthwhile. Those like Lesley put a human touch and approachability to the apartment complex that is, at least for me, unmatched. I am going to miss it here, but hope that others will experience what I did during my residence.
I really like this place because of the proximity to supermarkets shops and parks.
Great customer service, not a problem having guests that can park their car infront of the lease office.
I email them they took 1 day to fix I hope for better service next time we pay a lot for rent now

Terrible customer service. We JUST moved here, and my fiances car was towed in the morning without warning. They had all our car information and failed to give us a parking pass, which they said would come in the mail, yet, we have to pay for the towing. Its a shame because I kind of liked the area. There was no arguing with the front office. They werent having it, and wouldnt own up to their own mistake.Also, were on the bottom floor, and we can also hear every little squeak the bed upstairs makes, along with the feet of the dog running across the room. Nice area, terrible old apartments, worse customer service.
When this complex was under ownership of Avalon we were 100% happy. This year our complex was bought by EAVES. THEY ARE THE WORST! We pay extremely high rent ($1700 for 2BR 2BA) YET WE ARE TREATED by the office/management WORSE THAN BEGGARS on the street! Not like an actual CUSTOMER! WORST thing is we have been told we cannot decorate at all for any holidays. We are not allowed any external lights or even lights INSIDE the window or decorations ON the windows! WHAT? The woman inside the office CINDY? is rude rude always to everyone for NO reason! She acts like a snobby snotty school teacher happy to tell everybody they are wrong and cannot do such & such as it is against the rules. She has left me speechless by her rudeness on 3 occasions. We complain and get nowhere! Its not like we are bad tenants paying late or anything we are PERFECT tenants for 10 years! We are moving out due to rthis horrific ude treatment when are lease is up ASAP. Maintenance will only come after I call several times too. They inspect our garage every 3 weeks, sending us threatening notices....???? WHY? I do not get it. I am going to complain with the better business bureau and may go door to door to get fellow renters to sign a horrible treatment/improve relations petition but I really dont know it this will improve things for us! DO NOT RENT FROM THEM. They also screwed up our rent amount several times & tried to BLAME US.
