After enjoying my first lease from Providence Student Living, I engaged in a second lease. My second experience has been very disappointing..Within two weeks of moving in (in June, summer..) it was obvious that the Central Air was broken. The Central Air was a primary selling point to us selecting the apartment. We made numerous request to have this fixed. The apartment was 80+ degrees daily.Eventually the company purchased us a window ac unit. At first they would only give us 1 AC unit... It took about a month for us to get a second unit. They did not say anything about how this is going to impact our electric bill... We had to run fans in addition to this solo unit.It is important to note that the window ac units only cooled the bedrooms. The kitchen, living room, and bathroom were 80+ degrees the entire summer.The property managers really have no jurisdiction. Lisa & Eli are both very nice and great at their job, they just do not have the power to fix anything. When we asked for a rent reduction due to the flawed AC we never received a direct answer. We would have never rented a 3rd floor apartment that did not have AC... Providence Student Living is the type of company where the owner is completely protected from interacting with tenants.In summary, we rented the apartment because of its amenities. When the central air broke, we did not receive proper help nor compensation.The photo attached below was taken on 9/15/2021 at 6pm... You can imagine what the temperature was in our apartment in June, July, and August.We made our initial request to have the central air fixed on 6/14.

I rented with Providence Student Living for a year throughout my master program in Providence. The living condition is great. Staffs are really helpful. Maintenance service is always in time. I will definitely recommend it.

We moved in RI last February, while looking for new apartment meet Ali Imholt, and glad I reached out to her. Their apartment is well maintained also if there is any issue she helped us to get it done within a day or two (I was able to submit everything through online). Ali thank you for your help.

Truly horrible housing experience. Eli Adams is perhaps the worst, most unprofessional, rude, unresponsive, and incompetent landlord out there. Save yourself time, money, and hassle and avoid PSL at all costs.

Terrible company. We had SO many issues with our apartment. We had a leak in our bathroom ceiling from the upstairs tenants bathtub overflow drain for most of our occupancy, which caused mold. It took them MONTHS to fix the problem, only for them to caulk up the drain, patch the ceiling, and paint over the mold. No proper cleanup, and they did this without notifying us they were entering our apartment while we were out of the home. We had cockroaches, a broken fridge, a washing machine that smelled like mold, and we were charged for an apartment repaint when the apartment was never painted or cleaned up before we moved in. I have been trying to get an email response about this since we moved out at the end of May. Eli is a terrible property manager and made our life a living hell while we rented an overpriced apartment. DO NOT support this business. They are turning old homes into slums and making it more difficult for long-term residents of Providence to find affordable, accessible housing.

They were super responsive in the beginning and sent numerous apartments that fit the criteria I was looking for. Lisa initially sent me apartments and she connected me with Ali for the showings. We viewed a few of them but they didnt end up being the one. Ali genuinely seemed like she wanted to help us find the right apartment. We had another appointment to view an apartment that was being redone and I confirmed day of an hour before the tour if it was still happening because I hadnt heard from Ali who was supposed to show it. Lisa set up and confirmed that Ali would meet us there for 5:30. We ended up staying 20+ minutes at the location. No show. No text back. No call back. I called both the Lisa and Ali numerous times and texted. I ended up emailing Lisa that night of the showing explaining how it was a no show and to this day I have not heard back. That was over two weeks ago. My best advice is dont bother. Totally abandoned us and never responded. Despite a lot of negative reviews, we decided to give it a chance if the apartments were nice enough. I now understand that even a nice apartment isnt worth the negative reviews many people have shared.

I super appreciate Eli and Ali with Providence Student Living. They went above and beyond in meeting my needs. The Providence Student Living team have been reasonable and fair with all their interactions with me. They are always professional, kind and approchable. From my experience they always have a positive attitude when we talk. I wish all house managers were like Eli and Ali.

I’ve been living in a pvd student living property for the past 1.5 years. It’s been great to feel like Eli is only a text or call away when I have an issue. He’s been incredibly helpful in multiple situations (including when I needed to ASAP change my door code). Thank you all so much!

The walls between the rooms are really thin that I can hear TV/people talking/snoring next to my room and my sleep quality has went down drastically after moving here (and Im the kind of person who used to sleep through 12hrs a night without a problem). The rooms are really small. You cant control AC for each room, so Im also suffering from freezing cold temperature that I had to buy an extra heater. Theres no lift in the building. Theres no proper delivery system that I was told to get things delivered to somewhere else. Im genuinely disappointed with the quality of living here, and honestly regret the decision.

It just so happens I work to make some of these beautiful living places.The owner is a wonderful young doctor.He really whent all out .MLS construction owned and run by Mark Lewis a master construction guy.If you can think it he(Mark Lewis jr) can bluild it.

At the risk of being redundant with all of these negative reviews against this slumlord property management company, I am going to share my own because if one person decides not to rent from them due to the reviews, I will feel like I’ve done my part.This company just recently purchased the property from another person who was the landlord we signed our lease with two years ago (I would have never signed a lease with a company like this, we were essentially thrown into this problem). Eight days ago, my wife and I reported a noise our furnace was making to the property management company through an issue tracking portal they use. Someone responded and attempted to come out, but they could not open the basement door with our, which we had also mentioned not being able to do. Mind you, the basement is a common area where laundry is done, so you’d think if we brought that up, someone might try to fix that? Especially after coming out and not being able to open the door to their own property. No follow up was made other than the company telling us we needed to coordinate with the upstairs tenant to get them to open the door from inside, since they have a stairway leading to the basement. Okay, I know it’s in the name but I really didn’t think this company was actually run by students too, what a novel idea that it is my responsibility to make sure the key works to the property you own.Fast forward a week after the complaint and the furnace went into runaway mode, not shutting off when we shut the heat off and heating our apartment above 80 degrees (obviously not safe in a 180 year old house). We reported the issue and someone came out, shut the furnace down, and told us that no one could come fix it until Monday. Because furnaces break on a M-F, 9-5 schedule like the rest of us and there’s no such thing as a 24/7 emergency repair mechanic.First, Providence Student Living told us to “keep the doors closed” and the heat would just magically stay inside. The low last night was 9 degrees, so as anyone can imagine, that’s just absurd. By 6pm the house dropped 18 degrees.Their second solution was to send us 3 tiny, oil space heaters that barely work on max. This apartment is almost 1500 square feet with 14 foot ceilings. Again, not a logical solution.Baby Eli seems to have the keys to the BMW but doesn’t know how to drive yet. Unable to solve problems, disrespectful and demeaning. He came off as nice at first but we realized that was just because he wanted to take advantage of our apartment being clean and nicely decorated so he could take photos to list it. Avoid this company. Businesses like this are swooping into Providence, buying run down properties, doing nothing to maintain them, and jacking the rent up while advertising to absent minded students. They are what is wrong with Providence and should be shut down for the unsafe conditions they let properties exist in.We also currently don’t have smoke alarms in every room, with just one alarm total in a 5 room apartment. This was mentioned and nothing was done to acknowledge or address it.

Providence Student Living has changed my life! Jessica and her team made the entire moving process a breeze from start to finish. They had multiple apartments available and all of their units were absolutely gorgeous. If you are looking to move in the Providence area look no further than Providence Student Living. Lastly, Jessica was very responsive and answered all of my questions in a timely manner. PSL you are amazing and I will be a tenant until I leave Providence!

Great units, clean and updated. I moved there alone from across the country without seeing the apartment in person, and was pleasantly surprised. Staff was approachable and easy to contact if there were issues. The apartment had good safety features and kept up with the law on a regular basis. My rent was one flat fee and easy to pay. I would recommend Providence Student Living for professional students or young workers, whether you are looking for a place with someone or by yourself. Would definitely rent again! Others may have had difficulties since the unit was brand new, but things got smoothed over quickly and the space was very comfortable. In comparison to other living arrangements in the Providence area, this one was worth every penny.As a side note, squirrels figured out how to get in the walls and were there for about two days. I called maintenance and the exterminators came twice to tend to the issue. I havent heard them since, but thats part of living on the East Coast anyway.

Ive had a great experience since the day I moved in. Anytime I have an issue they are quick to resolve it. Their maintenance people are amazing! Alexis always makes sure everything I need gets done and shes super friendly. They make me feel well taken care of. I would definitely recommend them to any students looking for a place to live in. You wont be disappointed!

All new appliances and very clean. These apartments are the most affordable for 2 bed/2 bath with good locations. Jessica was also super accommodating when our lease was ending before our next apt was available!

I have been a tenant of Providence Student Living for over 3 years and have had wonderful experiences with Jessica and the rest of the staff. Even though they have hundreds of tenants they have done their best to ensure each issue is handled in a prompt manner. I highly recommend PSL to all my friends and they have had a great experience as well.

Just finished signing a lease with Providence Student Living. From the moment I contacted the company they were professional and communicative. We set up a tour of the apartment and although Eli was a little bit late to the meeting, the company was in touch to make sure I knew they did not forget about the tour. The apartment itself was exactly what I was looking for in terms of location and price, and the options for furnishing and parking makes choosing to rent with PSL very flexible and convenient. My experience has been very positive so far.

I love the apartment. New modern furnishings. Super close to JWU and Brown; this convenience is huge. The rent is more than reasonable. Nice section of Providence. Full time maintenance staff. It is clear to me that the design is very thoughtful. Ive been very pleased.

This company is a joke. I dont have the time to write out all the terrible instances I, and my roommates, have encountered with them. From moving in and it taking them 1 MONTH (1 month!) to give us keys to our own apartment... up until now where we STILL havent received our security deposits despite the lease ending 2 months ago. It has all been a disaster. Theyre impossible to get in touch with. Emails left unresponded for weeks. Phone calls never returned. I never knew someone could be as bad at their job until I interacted with these slumlords. Such a shame because their properties are nice, but do not be fooled. I wouldnt even let my worst enemy rent from them.

They were extremely punctual & professional. During my search for a residence I dealt with a lot of unhelpful people but Providence Student Living was the opposite of that. Jessica, their property manager was top notch & vital to my apartment obtaining process.

The property I lived at was falling apart, maintenance never fixed anything properly, my personal tools were stolen off of the property, the landlords never cared about anything and were extremely unprofessional and now I have been chasing them around for two months trying to get my security deposit back.

**Update as of 1/30/19: Not surprisingly, we are getting jerked around on the start date for the repairs and being forced to accept Jessicas schedule. Wouldnt be surprised if after everything is done, the floor ends up caving in. After all, the roof was fixed until the next rainfall, where the ceiling in our neighbors apartment started leaking AGAIN.Im currently living in one of their apartments since I am in college and its close. However, I would not recommend this company to anyone I know. The shower floor in the apartment Im in is sagging, and my fiance and I have been contacting maintenance since November 21, 2018. It is now January 9, 2019. Weve contacted Jessica about the issue, only for her to either completely ignore us or lie to us about talking to maintenance. Someone who was recently hired came over on December 20, 2018, a few days after Jessica had said she would contact maintenance about our shower floor sagging. The man said he came over because he saw our new request. Jessica had not contacted him. Weve learned from this new employee that our entire floor in the bathroom is sagging. He said he needed to make some calls and that it will be fixed. Since 12/20, we have not heard a word from anyone about the repairs. My fiance and I are terrified whenever we shower since the floor is that bad.This is only one of the ways PSL treats its tenants.The heat goes out in the entire house when the weather gets too cold. On Thanksgiving we had to bundle up since it was 0 degrees outside and about 60 in our apartment.Our shower water (and only the shower, rest of the water is fine) only gets to lukewarm if its cold outside. Weve contacted maintenance about it, and they said too many people are showering. If thats the case, how come the sink, which is right next to the shower, has hot water when we run it in the same conditions and at the same time?There are so many other things wrong that are completely ignored, but this review is running long as it is.If these issues are addressed, especially the shower issue, I will be happy to change my review. However, seeing other reviews of this company, I doubt it will be.

I was scammed, and you will be, too, if you rent from them. Do their apts look nice in photos? Absolutely! Is it a ripoff to pay nearly $2,000 a month to be crammed in a cardboard box with at least 4-5 other strangers? Yes. This is the worst it gets for multi-family homes. We left two months early and ate the cost we were so miserable. Not to mention, my dog was so severely traumatized by the noise levels in the apt (could easily hear two floors above us), that we had to do what’s best for her. Interpret that how you will, and I miss her dearly everyday.Jessica is the ringleader. Is she charismatic on the phone or in person when she’s trying to get you to sign? Yes! Will she avoid your calls and emails once you sign the lease? Even more yes! She’s so rude that she will park directly behind your car and block you in in a spot that you pay monthly for. When confronted, she’ll just say...”I’m your landlord!” I don’t give a damn who you are - you cannot block people in! That’s a safety risk.Last but certainly not least, they will begin showing your apartment in late October and early November. You’ve got that right. You have strangers coming into your apartment for 70% of your lease!I’m certainly not their target demographic, but I’ve been a student and lived in dorms. This was worse than that. Wouldn’t recommend them to my worst enemy.Here’s to seeing if Jessica will respond and give us our security deposit back (been waiting for a month...), cheers!

Refuse to pay back security deposits to every tenant I know, never fixed anything, consistently tried to rip us off, don’t invest money into maintaining their properties- I could go on and on about their nonsense.They suck, don’t rent from them. I’m leaving one star because it is the lowest possible review. I scheduled a showing with them and the person who was going to show me the apartment told me I was meeting someone else 15mins before. The woman I was meeting with texted me that she was there and was nowhere to be found once I arrived two minutes later. I called and texted both of them and they never replied to any of my phone calls; not even to excuse themselves 24 hours later. Please save yourself the trouble.

Was told at the beginning of my lease that I wouldn’t be charged for repairs that weren’t done. Even though I put multiple requests in and nothing got done, at the end of my lease I was still charged for it . 🤦🏽‍♂️

I have been contacting maintenance and providence student housing for a month and a half now about mold and water dripping from our ceiling. All we are given is fall promises that they will come and fix this. I am posting here to see how long until this problem will be resolved. I will keep this review updated.
