We appreciate that our place is renovated with washer and dryer and that’s it’s more affordable than other apartments.We’ve lived here less than a month.. here are some issues we’ve had: AC often needs fixing and isn’t working well. We’ve had numerous leaking problems in all of our pipes and the rain leaking in through the dryer vent. Our hot water stopped working for days. Most of the screens on the complex windows fell off and haven’t been fixed. The stairways smell bad. The pool hasn’t been open since we moved in… the road is super loud all through the night and the windows are really thin. They were very unfriendly when we moved in and didn’t say more than 5 words to us, but we needed a place to live. We do appreciate having a place to live but I wish they’d do more to make sure their residents are safe and comfortable.

Came here interested in looking at an available unit but came during lunch time and the door said that management would return at 3:30. Management returned at 3:40 and as she was taking down the away notice from the door, she let the door close on us and didnt welcome us inside. We had to ask her if we were able to come inside. Wasnt welcoming at all and didnt want to show us a tour of an available unit and we had to ask for a quote twice. Didnt provide a name until asked. Tanya, I hope you work on your customer service because yours definitely wasnt it. Will be looking elsewhere.

Where to begin... I lived here about 2.5 yrs so I had both managements. They both had downsides. New management is worse though because we gave our 2 months notice and when we did we gave the written notice. Nowhere in that page did it say you get charged for not returning the keys yet they want to charge you for that which I think is absurd. They installed the washer incorrectly in the unit above me which caused huge chunks of my ceiling to come down. The women at the front office tell me maybe they can have someone come by the end of the day... they did fix the leak but they never returned to patch it back up so I had a huge hole in my ceiling for 2 months. My bathroom shortly before we left had a leak as well for about a wk until they fi ally had someone come to fix it which left me with another hole. They want to charge for old carpet and blinds? I had an apt previous to this and they did not charge me for that because thats due to wear and tear. Im seriously disappointed in the way they treat tenants there. The laundry rooms were constantly dirty, the grounds were too. The kids that lived there broke my window. I hardly think this is the way one should be living when you pay over 1000 in rent. Mind you, nowhere in the contract does it say you get charged for wear and tear.

The A/C and water are always getting fixed and with this heat. Its not good. As soon as I finish my lease, I will never come live here again. Do not recommend living here. Its been now a week that the A/C has not been working and the apartment feel humidity. I told them and they did not care, that it will get fixed but my children cannot be comfortable in their own home with cold air! Dont have money for a hotel and they dont seem to do anything for us in the mean time. This is absurd!!!!!!!!!!!!! Horrible new management and also the people that come fix things are lazy, they never want to fix nothing!!! Please whatever you do, DO NOT RENT HERE! ITS NOT WORTH THE UTILITIES INCLUDED!!!!!!

The new manager Monica is great. Very helpful and friendly, always willing to listen and do whatever needs to be done. You can tell she really cares about the community. I am so impressed with her professionalism.

I would give this place a -5 stars if possible. Roach infested and had mold all over. Plus upon moving out they came up with things they had to fix so they didnt owe me a security deposit back. Impossible to get any work done if things broke, roof leaked a total of 3 times while I lived there. Again, took months to get people to come fix. Do not move in to these apartments!!!!!

Man the pool has been closed for the past year sense COVID started every time I go to the office and ask about the pool they keep saying that it’s down for repair. It’s 115 degrees outside and it’s down for repair I pay my rent with the expectation of using the amenities that they advertise and which I pay for I see no repairs being done to the pool I work nights so I’m home most of the day and for them to say it’s down for repairs. I moved here for the reason of having a pool and for this place to close the pool and it being so hot out slide is just wrong and unfair for the people of this community there is a lot of kids in this community. They should reduce rent for the time being if we can’t use the main amenity that is on the property it’s just wrong and unfair to everyone. But overall it is a nice place to live if only they can get a security guard for the pool to make sure that kids are not vandalizing the pool area. We got to work together as a community to keep our place of living nice and safe for the people and children of our apartments. If there is a problem with pest control I was a pest control technician for 3 years and I know a thing or two about getting rid of roaches the office can contact me if they have any questions on that overall it is getting better from before.

Let me just say that the ladies in the leasing office are super generous and helpful. They answer all my questions and provided me with useful information. The property ever since the Robinson Group took over has been at its best!! Im so glad that Tides on Dunlap has new management.!!!

My friend, bear with me, I’m gonna tell you one short and simple thing. If you can afford paying $130 for a R&M towing company every single day of your life, apply today to live at this apartment complex.Overall, this apartment complex is the worst I have ever seen in my entire life regarding parking. Plus, rude management officials. The only good thing in this apartment is the agent at the front desk. I mean, Emily. She is just gorgeous and sweet.Good luck paying towing fee every single day of your life b/c they will give you one parking spot for three cars. And your own roommate can call the towing company and tow your car from your own spot.My stupid roommate did that to me.Overall, Emily is just sweet!

If you planning on only having one single car, this rent is perfect for you... No matter if you got a 2 or 3 bedroom apt... You only getting one parking spot... And youll be lucky if you get home from work and find a available spot.

Heed what I say run do not come here. At first it was good but when they did the assign parking that when they FUBAR everything and also they dont take care of the grounds at all. And they will do what they can to keep your deposit. They charge me for things That are normal wear and tear. A least with Chamberlain they were more hinder than the new management. I heed you to not go there unless you want to risk having your car towed, being charged with stuff you didnt do or damaged. Also they are not good at communications they will sent someone to your apt without notifying you.

Been here for over 3 years now and it’s night and day with the new management team!!! I have gone to them with issues that Ive had from almost day 1 and they have already done more than the previous management did in 3 years. They treat you like they actually care when you walk in and I now feel more comfortable living here as a single mom. I can’t wait to see what everything looks like when all the renovations are done.

If you are a good tenant and pay your rent on time its not that bad of a place to live pretty quiet at night time and theyve cleaned up quite well I remember when I was growing up it wasnt this nice or quiet and things have really changed around here Im not sure if its the new management but Im a single parent with three kids and I love this place so do my kids

I start by saying the high level of rasismo that they have when dealing with people, the air conditioning does not work, there is never parking available, there is no water and the truth is very bad treatment ... I do not want to have to go through a treatment like this again

They are a great company. Even though there was no hot water for weeks and continue water problems. That are fixing them, that was probably not there fault. They are fixing problems that were probably already there. They have helped me out considering I work two jobs and wrote a check out to tides on Dunlap instead of the Robinson Group. Which I paid and the staff are always smiles. They will work with you if you just call or talk to them and let them know your situation. They gave me a date to pay the rest of my rent on a Friday which they there not open and was able to drop the check off in-between there front doors. The staff are great as far as I am concerned and them

Not 100% satisfied. We let them know about issues around the complex for everyones safety but they just ignore. I leave to work at 2am and theres homeless people just digging the trash containers leaving a mess behind not to mention its very dark around there and they also tend to drug themselves there. Also other homeless just roaming around the apartments and falling asleep on the stairs. After the murder a month ago we really dont feel safe. Lastly the AC.. I feel Arizona should never go without AC now we are suffering headaches from it being too hot!

I rarely give reviews on anything but there are several issues that I feel will never get addressed and my only option is to move upon the end of my lease. Also, I feel others should be aware before coming here.Dunlap Falls never offered the most ideal living conditions but when times are difficult, I felt it was my only option. To my dismay, things only got worse when Tides took over.There is the roach issue. No matter how much you spray, it is incessant. The laundry facilities are a joke. Out of 6 washing machines and 6 dryers, you are lucky if 2 are working at any given time. There are phone numbers to call but are not manned by live individuals. You must submit online requests that never get responded to. Ive notified management and yet here I am having to vent on here. Obviously, nothing was done.Lastly, and the most infuriating on my list, but let me say that this list definitely does not include all the issue with this place, is the parking. Starting the last week of December 2020, they have implemented an assigned parking rule. Unfortunately, most people have at least 2 vehicles! I am so stressed out. I cant sleep. There are not enough free parking spaces! I dont know if Ill have a place to park anytime I need to go ANYWHERE! Its only been about 2 weeks. Ive had to go park at my daughters home and have her drop me off. Ive had to circle for hours waiting for someone to leave. Ive had someone come to my door asking if they could rent my space because they were having the same issue. It wasnt perfect before but at least, I could sleep in the place I pay rent. I have to work. I cant stay home. Its insane! This is what I get when I call the management, they sent an text, dead silence on the phone, well let someone know. NOTHING! At least when it was Dunlap Falls, they issued parking permits so you go park where there was availability and get towed if you didnt have your sticker. I sit here literally crying because I have to plan everything around having to park somewhere else and pay lyft or uber to bring me home. Who can afford that?????? Im not a trouble maker. I just want to not be awake at night wondering how Im going to come home.

So this place is terrible! The office lady’s are super rude and on top of that there was a murder about a week ago and they have yet to clean up the blood on the side walk, right next to my daughters window! I can’t wait to leave! Not to mention it is cockroach infested and filled with scorpions!!!

Never any parking spots available. They never spray for insects. The High is 88 degrees and they still refuse to turn on the AC from winter or even answer questions. There was a murder here and you hear constant domestic arguments, fights outside and music and car alarms at all hours.

Parking is a joke, I work late nights and when I get home it takes 1-3 hours to find a spot so my car doesnt get towed again. The owner also wont allow internet service/cable in my apartment so my family is stuck without wifi and I just started my lease a week before this new management took over, so I have to wait a whole year to get my family out of this place.

THE MANAGEMENT IS VERY BAD, THE GIRLS WHO WORK THERE ARE RUDE YELL AT YOU AND NEVER SOLVE YOUR PROBLEMS, THE APARTMENT AREAS ARE ALWAYS DIRTY, AND THERE ARE NEVER PARKING SPACES. VERY BAD EXPERIENCE THESE APARTMENTS.
