I had the pleasure of being shown the property today by Mai (cant remember her name exactly.) what a breath of fresh air! She was very helpful, professional, and extremely knowledgeable about the units and amenities. Renting in these times is nothing short of stressful... My experience today was extraordinary and a pleasure.Fast forward a week later... The assistant manager guy who works there is an absolute jerk. No people skills whatsoever. Polar opposite of Mai. Its a shame good people have to work with such terrible supervisors.

This is a decent place to live for your first apartment. However, the staff arent the most helpful people in the world. I only enjoyed speaking to Nicholas when I needed to call the front office. He was always very friendly and helpful. But they will absolutely take your money upon move out. Dont expect to get your security deposit back. I called them ahead of my moveout date to make sure I would not be charged for certain items (drywall and paint). They told me all I had to do was patch up any holes and they would take care of the paint. But after move out, I got billed for both those items. When I called to see if it could be corrected, they told me to take it up with the management company that charged me. That company was not helpful and nothing was resolved. Overall, very disappointed in this situation.

There is something people need to be warned about before moving in, and that is the nearly constant and excessive noise from the landscaping crews. Dont get me wrong, the grounds are very well-maintained and look great! But the amount of loud noise from landscaping is absolutely preposterous and unreasonably excessive.Almost every other day at 7:45am on the dot I am woken up by a landscaping team operating very loud and heavy equipment directly outside my window - lawn mowers, leaf blowers, hedge trimmers, tree trimmers, etc. This happens regularly, almost every other day. The most I have counted was 4 times in one single week. Sometimes they dont even wait until 7:45am - just last week the maintenance team was out by the swimming pool at 6:30am making all kinds of loud noise.I work nights and my sleep schedule is all over the place. Ive lived at other apartments where the scheduled landscaping takes place all in one day, say, every Monday. And thats totally reasonable and considerate because then tenants at least have the opportunity to budget their schedules accordingly.Look, I completely get it, landscaping and noise is an inconvenient necessity. But nearly every other day, during early morning hours, is GROSSLY EXCESSIVE!!! No I am not exaggerating or being hyperbolic.I apologize if I sound like a Karen, but I have been laying in bed listening to some guy operating very loud landscaping equipment outside my window FOR THE LAST FIVE HOURS. And I cant even hold my breath and think its okay once this is finished Ill have a week of peace because NOPE I know that 2 days from now someone else will be outside operating some other loud equipment all morning!I wont be renewing my lease and the sole reason is this apartments inability to maintain a reasonably quiet atmosphere. Once again I fully understand landscaping is necessary, but at the Palisades, it is grossly excessive.UPDATE: Its 8am the very next day and like clockwork, right outside my window I hear the loud and constant VRRRRRRRRRRRRRRRRRRRR!!!! I couldnt even catch a 1 day break - RIDICULOUS!!!!

Location is really amazing, but the actual property/unit is subpar. My review is based off of a three bedroom ground unit. The walls are super thin and you can hear every movement your neighbor above is making. My neighbor seems to be a bit OCD vacuuming every couple hours at all times of the day and night. You can hear every step above and which room they are in at all times of the day, and I am not exaggerating. The smells from cooking from other apartments next to you or above permeate thru the vents. Cockroaches crawl out of drains so you need to remember to close every drain when you are done. The actual apartment is just very old and outdated. The pool and workout facility are nice ish. I would HIGHLY encourage a 2nd floor unit if you move here, purely based off the comfort of it being less noisy. Oh yeah, forget sleeping in! Be prepared to deal with landscaping outside your window every other day as well, bright and early!(Side note, since the start of writing this review my neighbor has started vacuuming 3 different times in a span of 20 minutes, on top of the vacuuming this morning and also the 1am session. Earplug kind of day.)

I signed a lease 60 days before my anticipated move in day, paid my deposit and administrative fees up front, and they held the money for 60 days only to call me 10 days before my move in date to tell me they did not have an apartment available for me. When i called to speak with the property manager about what accommodations could be make due to very short term notice she hung up on me....TWICE. I still have not heard back from them. The Palisades at Paradise Valley Mall has GREATLY inconvenienced me and has made no effort to make amends. I would not wish my experience on anyone and highly advise against doing business with them.

DO NOT MOVE HERE!! Don’t be fooled by the nice complex and cheap prices. All those things don’t mean anything when the management is terrible! We ignored the bad reviews but I wish we listened because they were all true! We thought we would love it here and we did til we started having issues with the management. They literally do not care about you and only want your money. Everyone in the office has an attitude when you have an issue with something. I don’t think the workers realize that you have to have great customer service when working at a leasing office because us as customers want to feel like we are taken care of, not like a burden! The only good thing about this place is they offer six month leases with no fees. We wish we would have done the six month lease but now we are stuck here for a year :( if you do choose this place, PLEASE DO SIX MONTHS TRUST ME! And don’t ignore the bad reviews like my husband and I, they are all true!

Communication is absolutely terrible here. They never take responsibility for their mistakes. The rent price isnt terrible, but i promise you wont be proud living here. Police are called every day, the staff choose when they want to be helpful, you can tell they are ashamed to work for such a dump lol. But look, some parts are quiet and its shelter for a decent cost, but if you have any moral ground or expect to be treated a certain way as a paying tennant, dont move here. T-R-A-S-H

I’m posting this review for the maintenance people in particular Ozzie. Ever since I have moved in there have been many many things that I have needed fixed such as the dishwasher the refrigerator the hot water heater some of the wood paneling air filters changed and just some other normal things. I do have to say when you put a service request in they do get on it right away. I have had several issues with certain major appliances and Ozzie has just been so quick to come and fix them and get them done and he’s very knowledgeable and knows what he’s doing and if he doesn’t get it fixed the first time he definitely comes back and gets it done right away so I really have to say that I appreciate the maintenance staff very much. They are polite respectful so top notch in my book. So if you do have problems the office does respond right away when you put in a request so I do have to give them that. I guess my only recommendation as for maintenance for this property would be if you move in make sure you go with the all new updated appliances because I do know several people who have had issues with the appliances ie water heaters dishwashers fridge and etc. I haven’t heard any issues with the newer appliances of course the only reason I went with the older appliances was because to me it was just a cosmetic issue because my fridge was still fairly new or newer anyways and was still nice all white and in good condition it just had a manufactures defect that caused it to constantly leak which obviously you know that’s no one’s fault but they finally did replace the whole refrigerator which was nice. I also highly recommend you get a unit with the washer and dryer‘s in them as they have a really old antiquated system where you have to get a money order or cashiers check only and give that to them and then they provide you back with your card loaded with a value on it and you can use the community washer and dryer‘s which I do not recommend because they are very small and not very clean and has ruined a very nice comforter of mine.I go to the cleaners as they are so small I would be spending way too much time abs money doing anymore than 1-2 loads. So I highly recommend getting the washer and dryer in unit I do not recommend using the laundry units here as most places who do have community washer and dryer‘s they have a machine inside where you can just load the money with a debit or credit card and you swipe itRight then and there and it loads it to your account. when you have to go to the office and give them the cashiers check or money order it’s taken sometimes a week and by that time I already need clothes. As a whole overall the grounds keepers and the maintenance crew are very friendly and very helpful and knowledgeable. As for the office staff there is 1-2 people in particular who could definitely work on their people skills but most of the people I’ve worked with in the office are fairly kind and willing to help out. Only negative is sometimes you really have to call at various times to get a hold of an actual live person but other than that I haven’t had any negative situations at least not yet anyways and hope it continues to stay that way. The Managment company and office as a whole have really worked with me during this coronavirus situation so I have to be super grateful for that and the fact that they have not harassed me and worked with me on payment arrangements for rent during this very difficult time and I am now caught up for the new year!

I do not recommend renting from this apartment complex. They are highly unprofessional and do not return phone calls. They will not return my sons deposit after they denied his application saying (Nick was told to say this by Michelle the manager who will never speak to me) that he falsified his application. When asked how they determined it was falsified, Macy told me that it didnt look right. That is defamation of my sons character. All the information given was correct. It is an opinion of them that it was falsified and they can not prove it was, therefore, he is owed his deposit back. PLEASE, read other reviews. They are very bad. I e-mailed to the corporate office and I havent heard anything from them either. It is unbelievable how they can ROB my son of his money. This complex is mismanaged. The only thing good is he found out early and did not move in here. He was gladly accepted at a nicer apartment complex in Scottsdale and is happy. He learned a valuable lesson; check references. Had he done that he would not be going through this. NO STARS AT ALL. But it wouldnt let me post until I reluctantly gave it one star.

When my boyfriend and I moved into this apartment complex, they advertised it as luxurious and like a resort. The day we moved in there was a leak under the flooring. Then the garbage disposal broke. Then this morning, my boyfriend went to his car for something and realized (just from walking outside) there were fleas on his legs. Now our apartment is infested with fleas and if you walk outside fleas will jump on your leg. We spent the day in other places, but as soon as we came back (before we even got into the apartment) there were fleas all over our legs and shoes. I loved this place at first, it was great. But now we have realized they don’t do anything they say. They won’t get any of the maintenance guys to you for hours or days, and the entire place is flea infested. Completely false advertising and so far they haven’t done anything about the fleas inside and outside of the apartment.

The Palisades has been the PERFECT place to call home. I have had the pleasure of living here for. Year now and I can honestly say this has been the best experience I have ever had living in an apartment complex. My last complex was terrible, I have seen it all and experienced things and sever has cockroaches. When I expressed my concerns to Steve at the Palisades at my move in, he was horrified by what I had gone through and assured me of the processes they have in place to insure that never happens here. He was true to his word and I have never had any pest issues, they keep the complex so clean and welcoming.I cannot express how wonderful it has been to live here!!! I have loved each moment of it! Anytime we needed maintenance they were there within minutes of submitting the request! I truly could go on and on about this place with how amazing it has been! I highly recommend making the Palisades your new home!

Had a very small window to work with, and of course very anxious about the whole thing! Macy was amazing to work with, and still is! She prompt, courteous, and follows through on everything that Ive called her on. Which has been very minor I feel like alot of the negative reveiws are unfair to say the least. My experience has been nothing but positive! The community is nice! Well kept! And over all very easy to live in. Dont let the reveiws put you in a mindset that this is everyones experience here because Im quite sure its not! There are plenty of happy residents in this complex!!!! I will close by simply saying thank you Palisades, and a huge THANK YOU to Macy!!!!!!

Worst place I have ever lived and the worst management experience. The apartment smelled like smoke and management just threw up their arms and took no responsibility. I had to go get a doctors note to move out and they still charged me a lease break fee. They hardly ever answer the phone when you need them and even maintenance doesn’t answer. They have the audacity to call this a luxury apartment when literally I got 10 minutes maximum of hot water in the shower and they said that is standard with their water heaters. If you unfortunately have to live here I do have a tip: get in touch with the parent company Management Support because they will answer you real quickly once their bosses are involved.

Moved a month ago. Leasing office has been helpful. We are liking this apartment complex. At the time of move-in, some 3-4 minor issues were highlighted by the leasing staff Danielle herself, and she made sure that they were addressed the next day. The apartment was in great condition. We being new here, the leasing office has been always helpful to address our general queries. Looks like every unit gets a dedicated parking in front of their building, so thats one less thing to worry about. You do tend to hear footsteps from the floor above, but I guess thats common for apartments in America, as a google seach revealed to me. And that shouldnt bother much as long as they dont keep jumping whole day. Coming from India, this was the only thing which looked unusual, because there you have homes made of concrete and no footsteps sound as a result. But of course everything else is so great and advanced in these American apartments.I cannot compare this complex with other apartment complexes much, as we havent lived in any other apartment so far, so dont know a benchmark.Havent been able to explore amenities like club, pool, because my family likes to play it safe during pandemic, but the facilities do look well maintained and wed love to leverage those facilities once its safer.

I highly suggest not moving to this community as they are privately owned and if you experience a problem which is most likely going to happen they will tell you to have a nice day as there is no upper management to talk to their for in my opinion any other community would be better as most of them are professionally managed by a management company and not just by the owners. Also the windows are so thin in the units that the heat/cold air goes right through them and you also hear everything outside its as if you have the windows open a apartment this expensive should have at least double panned windows witch most others apartments have now

Hi, I am living in The Palisades apartment from last 4 years and one incident happend with me which i would like to share with you. One of my friend visited to the society to take an apartment and Parked the car into future resident. Before visiting to leasing office, he obviously visited to my home and i welcomed him good lunch. After lunch, we moved to leasing office and noticing that parked car is not their and when we checked at leasing office, they mentioned its towed. We request for 20-30 minutes to inform tow company to not charge us but they did not listen and were very rude in terms of discussion. It came out very unprofessional and very unfortunate that i am staying in society where they do not even consider the genuine request. This incident raised a question in my mind that in America also, people does not help/consider right request.

Thank god we only signed a short lease. Toilets are constantly running since day one. Instead of replacing the closet pole holders, they use low quality plastic replacements. The bathtubs are painted on and you can feel clumps of paint everywhere. There is dried paint under the baseboards as if they didn’t even bother to cover the hardwood when painting. Our dishwasher constantly opens by itself and does not clean very well. You can see where the maintenance guys have just painted over nails left in the walls by previous tenants. They painted over the door hinges so when you open the door it makes a loud cracking sound every time (Terrible when you have a sleeping baby!). Our patio was littered with cigarette butts in the cracks and the gardeners think blowing all the dead leafs into your patio is cleaning up. The windows are extremely inefficient and you might as well leave them open during the summer. Freezer is tiny and is missing the shelf it’s supposed to come with (Still dont have it and we requested it on day one). The vehicle gate doesn’t have a code. They give you a FOB for their outdated system (Which they charge $20 each for) or you have to sit there for 5 minutes as you scroll down to call yourself to let yourself in the gate as the cars line up behind you. You can hear your upstairs neighbor take every single step throughout their apartment because of how thin the walls are. Good luck having friends and family over as there is absolutely no guest parking, they will have to park on the street outside and walk in. At least there’s a game room with air hockey and billiards (Which they are contemplating removing), a great pool, and the ladies in the office are fantastic. Wish the actual apartments were taken care of and not flipped in a week by a greedy management company. You get a $800 apartment for the low, low cost of $1300 because you’re next to PV Mall. If you’re going to pay this, you might as well look in Scottsdale.

Please consider carefully before ever renting at the Palisades. I am a single mom who thought this would be a nice apartment in a safe area close to my sons school. They are a little more expensive but I thought that it would be worth it. Unfortunately I was very very wrong. When I first arrived to move into my apartment there was still a cleaning crew in there rushing to get out. When my movers finally arrived with my furniture and started to bring it up to my second-floor we soon realized they had just decided to paint the stairwell railing to my apartment. Somehow I managed to get most of my stuff in the apartment with not much paint on it. That was just the beginning of my nightmare. My apartment always had a dingy old smell. I am a very clean person and I could never get rid of the smell. I soon found out many reasons why my apartment smelled so bad. For one I complained numerous times about the shower having constant mold in it because of water continuously collecting in one corner. No matter how much I cleaned it and how much I complained they said there was nothing they could do about it. Unfortunately I ended up signing a new lease due to my son being disabled and having to stay near his school.Pictures dont lie this was the beginning of the nightmare from hell! Every tenant in that complex got a letter stating that they would be entering your apartment to do re-plumbing because it was old and unsafe. The day they arrived they made me clear out everything from my cabinets in the bathroom, kitchen, and laundry room while my son and I stood there watching them put at least four massive holes all through out my apartment. Let me just say this was no simple project there was drywall dust everywhere all over everything! This took all day with workers in and out of my apartment. They told me they would return the next day and patch the holes. It was at least a couple days after they came to patch all holes. After that they told me they would have to have an inspector come in and then they would have somebody come in and paint over the drywall. Let me remind you that they never offered to reimburse any kind of cleaning fee or inconvenience this caused.Right away after the so-called plumbing renovations were completed I started smelling a heavy second hand smoke smell coming into my apartment. I complained and complained and they said they would come in to seal and that they could not understand why I was smelling that. I came to find out my neighbor right next to me was a heavy smoker and smoked inside her apartment. Now my son and I realized that we were constantly breathing in second hand smoke and that it would be impossible to prevent it coming in due to all of the holes that they had put in the walls.I wrote a letter requesting to be let out of my lease due to the unhealthy living conditions and the enormous stress it was causing my special needs child. The Palisades denied my request. I wrote a second letter demanding to be let out of my lease. They replied that I must have a doctors note. I guess they wanted a doctor to clarify that second hand smoke and mold is dangerous to constantly be exposed to. After finally submitting all of the requested documents they delivered a letter stating they would let me out of my lease with a one month breakage fee!The area is also quite deteriorating rapidly. Very often I heard gunshots from the park across from the Palisades where there is well known drug activity. They promote being close to Paradise Valley Mall which is on its way to be closing very soon. Please do yourself a huge favor and go anywhere else but the Palisades. They are privately owned and if you have a problem good luck. My son and I are very grateful to be out of there.

I lived there for four years too long. I was harassed and abused by an upstairs neighbor who lived there illegally. I wrote a five page letter to the general manager and the corporate offices. I was ignored for six months while placing several complaints, and requesting to get out of my lease under the circumstances. I called the police on a few occasions and had my car keyed and spat on regularly, not to mention the trash that was thrown at my door regularly. I am not a scared person, but lived feeling threatened constantly and the management would do nothing. They finally kicked the punk out after one year and a half. I was able to live in some peace the remainder of the time I lived there, because I am a happy person in general. If you like the way this apartment complex looks on the exterior, look deeper where and how the management operates, and youll find its not worth the headaches. The complex is managed by a company out of California and they dont care about you, or the residence. If you take the risk to move in, here are a few suggestions.Take pictures of everything in your apartment and inspect thoroughly before move in. Record every conversation you have with management. Make copies of all your checks, when you pay rent. Ask detailed questions about what the numbers mean in your lease, and how they arrive at them. Dont expect to be greeted by kindness when you challenge them with something they have made mistakes, and they will. They will tell you that any problems you have with them, are your fault and they will try every way they can to take your money, beyond what you owe.Make sure you dont allow them to send you your deposit back in the mail. They claimed they mailed mine, and when it didnt arrive, they charged me $25 for a check reissue.Good luck if you choose to live there. Youll have little to no peace when dealing with this management. Lastly, they dont ever clean up after dogs, and they dont enforce the curbing rules, because they let anyone live there who will pay the $.No they dont do background checks and these days, they should.Good luck if you choose to live there.

Did not think I would be writing a negative review but the experience here is becoming more horrific by the day. We live in a two bedroom on the ground floor. We have a terrible problem with sewer roaches and they have now told us that yes, this apartment has a history. My daughter and I are very clean, neat people - the exterminator and the Palisades employees have even said that (kept the e-mails) so we know we are not part of the problem. I have asked to have holes and cracks sealed and they will NOT do a thing. I do my own spraying now and most of the bugs we see are dead or dying which is better but we should not be seeing them at all. I had been emailing back and forth with them to remedy this problem, they keep asking me what I would like to have done and when I gave them a list of problems that I could see they wrote me back and said that they would do absolutely nothing. They sent a form for me to sign that implied my daughters disability is somehow to blame. What??? That just about broke me, Im still crying. What does one thing have to do with the other? What is wrong with them? Its like she just belted that out there to belittle us. The epitome of bullying. Wow! Needless to say, I would not recommend this complex nor any of their other properties. Just in the short time of writing this review my daughter happened across another one of those disgusting creatures.

I know the reason for the many 1 stars now. I have since changed my 5 stars to a negative 1. Very disappointed in management. Never thought I would become one of the horror stories I read about. I feel like I am just a number. This will be my very last lease. I pay way too much for this broken down place that construction workers, contractor strangers have access to and not receive a sincere apology and reimbursement for allowing my personal items to become damaged and lost income from cheap appliances that are broken down all the time and replaced with another dirty broken down appliance. After all that you send me legality saying, remember you signed stating if we are at fault we only owe you $10 dollars. You will lose more when you reap what you sew. Who knew this place lacked integrity. Waking up to painters in my window starting early while I am in my bed. It never fails they ALWAYS destroy your personal items. It’s a countdown to remove myself from this place. NOTE TO MANAGEMENT: When you respond, have the decency NOT to be cynical that only proves the point and confirms the way your clients the tenant feels. When potential tenants view this they understand all so well how we are treated by mere example. I know you’re sorry I had a negative experience. (Try not to use the same template)

Where do I begin? I would never recommend even to a stranger moving into these apartments. The staff are not helpful, my apartment was disgusting and dirty after they had plumbers come replace the piping which in turn they made me move out of my apartment for a whole week and asked me to board my dog and to stay with a friend, they have no grace period on late rent which I was late just once and they charged me $50, the neighborhood isn’t safe they have theft weekly, the gates don’t work 99% of the time, they charged me a vacate early fee of $139 which makes no sense because I did move out early by 2 months because I hated this place so much but I paid rent on the first of every month up until my lease was complete. They NEVER mentioned a early vacate fee. I will never rent here again and never recommend it for anyone. I paid a cleaning fee at the beginning of my lease and they told me I could leave everything as is and would not be charged. I did clean the apartment thoroughly hoping for my deposit back and they are charging me. I’m very disgusted with management and this place as a whole. Don’t move here! Worst maintenance... I just moved in 3 weeks back. Already I saw scorpion just in front of my door. And when given compliment, they said ok we will send pest control on Tuesday (I.e.after 4 days) even though it was still alive.Second complaint, bath tub was painted white and given to us. Within two days paint started worn out.Better avoid this place unless you are used to this or have a hobby to see scorpions.Update 11/12/2019: This 3rd scorpion and when contacted they say pest control will come any time during 9 am to 6 pm on Tuesday. There is no particular time period. How can we wait for them the whole day?Update 11/22/2019: one more small scorpion. Till now pest control not done. Photo attached of scorpions

Overall, great apartment. From leasing to moving out staff (specifically Nancy and Steve) were ALWAYS responsive and polite. We lived here for one year on a second floor one bedroom. As a female I always felt safe. The entire complex is very well lit. They were always maintaining the complex and installing upgrades. We never saw one bug... seriously not one! The complex is very quiet, and everything anyone could possibly need is within the vicinity.A few considerations...1. Parking spaces vary in size, greatly. One parking spot was impossible to fit my sedan in and get out of the car without hitting the pole or another car. While another parking spot had an extra 10 inches (I measured). Keep that in mind when “upgrading” to a closer covered parking spot.2. Windows are not double pane or well constructed. Therefore, energy costs were great. I could stand one foot away from the window and feel the hot draft. If you have a fireplace in your unit, this is even more of an issue.3. We were there for the replacement of the plumbing. We thought this would fix some of the issues we had, but that wasn’t the case. Our dishwasher, constantly backed up with water from the kitchen sink. It smelled something awful and we had to run the dishwasher with bleach almost weekly. We didn’t ever use the dishwasher to wash dishes. Meaning wasted energy and resources just to get rid of the smell. Same issue with our bathroom sink. The smell came from the drain and smelled like poop. They came to clear the drain a couple times but a faint smell always remained.3. Second story floors are very “thin.” Therefore, I had to walk pretty much on my tippy toes as I’m already a hard walker.4. Gates worked less than half the time. Not a huge issue but if you think you’re getting a gated community please be aware this isn’t always the case.5. I saw and heard on a few occasions (3) sketchy looking people in the dumpster in the middle of the night. Make sure and tear/shred mail etc.I would highly recommend The Palisades at Paradise Valley Mall.

Run away! Do not rent here!! Would give zero stars if I could! Our apartment was left filthy after a plumbing remodel including leaving our front door unlocked, damaging personal property, leaving trash behind, and they do not seem to care at all. This remodel took place about 2 weeks before we moved out, but they could not wait. Have tried contacting the manager 5+ times since then (has been over a month now) and have only received one email from her. Anytime we would call or go into the office she was busy. Then we get a bill from the complex for >$4,000, including fees for painting ~$200-- there is no way painting costs that much in the first place, but also we left no damages the only painting needed was from damages caused by the plumbers-- dont understand why we are expected to be paying for that. We were also charged rent for the remainder of the lease, as well as a $1,000 move out fee. We gave the appropriate 30 day leave notice, meaning we would only pay 2 months rent upon move out, but we have been charged over double that. When we turned in our keys we were asked if we would like to pay the first half, however, we said were still waiting to hear back about settling on the damages to our apartment/personal property from the plumbers. They FAILED to mention that this would make our 30 day notice contract null, leaving us with extra fees (totaling to over $4k). When calling the apartment to question, the leasing agent was not even aware of this rule so it seems unfair to hold us accountable when their own employees are un-aware. We continue to call and just get told to call the number on our bill as we are not leasing there anymore and do not have a file for us. We have also continued to call this number and get directed straight to voicemail. All the management cares about is money, they do not care about the people they are renting to. I strongly suggest choosing to rent elsewhere. Hoping this situation can be resolved, however, it is causing a lot of unneeded stress added to moving.

These apartments are a scam management doent know any of the laws or how to enforce them there has been multiple incidents where people trespass because of malfunctioning gates. There is also sewer roaches in the apartments. We have have asked the office e about whether. They spray to treat this o going problem and all they say is we have to request it. Also noticed on certai . Areas there are ants that the staff has failed to mention at the beginning of lease and has yet to find the anthill (most likely is under our building) but instead of dealing with that problem they rather pay to poison your house. Smh we though we were moving Into a decent complex but after someone in our building smoked marijuana we all got a notice about how marijuana is illegal and tried to say a law passed in 2011( which now has been revised) would be ground to terminate contracts. So on top of them not keeping up with our needs they threaten everyone in the building because some kid smokes dope... very disappointed with these apartments and will definitely not recommend them to anyone looking to move in the area. Officials e hours are now between work hours so as to guarantee that you have to make time to speak to managment.

Parking is terrible at this apartment complex. The assigned parking spots are meant for compact cars and the guest spots are very limited. The office staff are friendly but management here seems disorganized. If you are planning on living here, plan to live with landscapers at 6am two or three days a week and consistent construction as they try to fix-up the grounds. Oh, and the apartment gym hasnt been updated since the nineties.

I have been living in the apartment for last 3 years. Recently, we upgraded from a 1 bedroom apartment to a 2 bedroom apartment. Nancy Genet from the Leasing office helped us with the upgrade. The first thing that she told me was that they will do Initial Inspection immediately and tell me if I need to do an Air Duct Cleaning (mind you most of the other apartment complex in Phoenix dont even have Air Duct Cleaning as part of their Lease). She even mentioned if I needed Air Duct Cleaning, I can get it done through a 3rd party which would cost me around 150-200 $ than the charge that they would put if the apartment complex 400-500 $ did the cleaning for me. After that I went to Leasing Office at least 5-6 times to submit some documents, look at the new apartment. Every time I made sure to check if they have done an Initial Inspection and whether I needed to do Air Duct Cleaning. But they didnt update me on anything. Then after a month of my move in to my new apartment, they send me a bill of 493 $ for Air Duct Cleaning and a total of 600 $. I tried reaching out to Nicole in the Leasing Office but she says Tyra manages the Account Resolution. Im trying to reach out to Tyra, left her so many voice mails but no response. All my email questions are either responded with some Invoice Receipts, but nothing on why I was not told that I needed an Air Duct Cleaning. They send you postal mails threatening they will report to Credit Bureau if you dont pay them.Im seriously disappointed with this cheap gimmick that they play when people move out.Just dont let the resident know what cleaning they need and then charge them 2 times of normal market rate and then threaten people if you dont pay them.

These people are professional extortionists and will make up lies so that you incur bullshit charges, or even get evicted, even though youre already paying them thousands of dollars per month to stay there. They will lie to your face about the terms of your lease, they are not up front about what charges you could incur as a tenant, they lied to me about what the $300 pet deposit covers, but worst of all they falsely accused me and my fiancé of illegal activity, claiming to have witnesses from inside our apartment which is only possible if they had security cameras inside our unit, or had someone spying on us in an illegal way. Regardless, it was still a false accusation and we were immediately evicted within 24 hours. Not to mention, at the time that we were served with the eviction notice, I was 4 months pregnant and too sick to function, and my fiancé was out of work due to an injury.. so imagine how brutal it was to have to move on such short notice.. and it wasnt a regular down-the-street move either.. the closest family we have was in Georgia, so we had to haul everything across the country two days after we were given this letter. I thought at this point that they had screwed us over hard enough already, until I was sent a letter saying that we owe the Palisades over $4,000 for charges including breaking the lease (even tho the lease was terminated on THEIR terms), cleaning the carpet which was supposed to be covered by the $300 pet deposit I paid them not even 3 weeks before the eviction, and a charge for over $200 for police attention, which was never required. From our perspective, there was a personal vendetta that we had no prior knowledge of, from our downstairs neighbor who also works as the night time security officer at the Palisades. These people are dirty scam artists and are out to get every penny they can from you by lying and through criminal actions such as stalking, harassment, and extortion. I will be taking legal action to take care of this issue and they will also be reported to the Better Business Bureau. DO YOURSELF A FAVOR AND DO NOT RENT HERE.

Future renters beware. Not worth it. This place takes advantage of the decent location and distance to shopping/food to charge way more than it’s worth. The units are older, completely un-insulated, and cheaply updated. You can hear EVERYTHING that goes on upstairs; literally everything from bathroom habits to bedroom habits and everything in between. If you have rude/noisy upstairs neighbors you will have no peace of mind. The “updates” to the units are cheap and not worth the money. For example, the cabinets are made of cheap, unfinished, un-sanded wood on the insides, but with an exterior that will make them look like they are nice at first glance. The front gates are always broken, so security isn’t really something that happens here. Also, since the insulation is non-existent, your electric bill for an apartment is also high. Also beware around this time as they are doing a major re-piping project in each unit. It will have outside workers in your unit for a week. We’ve had the unfortunate experience of having 2 upstairs neighbors that are massively disruptive throughout the day and night. This means constant stomping, slamming, pounding, dogs running and barking, etc until late at night or early in the morning. Calling curtesy patrol is a joke, even if you ask for a return call or for them to come over to witness the noise, they rarely respond or come over. The office doesn’t want to be bothered and act like you are a nuisance if you try to get the issue resolved so you can have a peaceful place to live.We also had an issue while we still occupied the unit that a vendor had a key to our apartment and tried to enter our unit with no notice to us a week or 2 prior to our move out. They unlocked our door and started to come in. My boyfriend was luckily home and saw this and stopped them. They indicated they were there to clean the carpet but didn’t speak much English and didn’t have any company logos on their clothing. When I questioned the office manager she had no knowledge of anyone coming to our unit, or checking out our key, and then proceeded to blame us for the unauthorized entry to our unit stating she felt our door must have just been unlocked. She did not bother to check with her vendors to verify the story or even seem to care, but rather seemed irritated at having to do her job. Only after pressuring her, indicating if she or I didn’t know who was entering our unit, I didn’t feel safe that someone had a key and wanted my lock changed. To me this not only violated our lease, but management took no responsibility to ensure this didn’t happen again or even acknowledge that it was an issue. This seems to be the standard attitude of office staff.

Folks who want to move in here - check the following properly -1) You should never cook in your home, if you are planning to cook, then this is not a place for you. they would charge $600 to $1000 when you move out calling it as food odor and they have charged it for several people who moved out. You would not smell any food odor and infact few of them got the home cleaned with professionals and had odor perfumes sprayed but still were charged close to $1000 bucks.2) Walls and insulation is very low at this place, your apartment can get very hot or cold quickly, be prepared to shell out close to $250 bucks for electricity charges each month.3) The paint used by Palisades management is pathetic, be it bathtub or on the walls. they will wear out quickly and management will keep re-painting them asking you stay out of your flat for 48 hours at your own expenses.4) Leasing team will simply ask you to check with management in Texas when you move out and they will never respond back to your concerns and will threaten you to pay the outstanding amount which was charged unnecessarily. To put it in a nutshell you will have to face lot of issues when you move out you can choose to stay at this place !!

Once we do transfer to another apartment or move out, they are charging very high amount as food odor (smeal in the kitchen) cost around $750/-. Even after its been clean from outside move out professional cleaner. For small stubs they are charging $200/-. I got my move out cost where I just spend six months around $1300/-. Also when I tried to understand the charges the upper management told me to contact with Account resolution specialist, so not even tried to look that charges and explained regarding that. Its been very worst to stay in this community. I stayed in this place longer due to community bounding but not suggested place.

This complex is in the perfect location! Situated just North of Paradise Valley Mall and within a two-minute walk to Costco, you couldnt ask for a better location for the price. Frys grocery store (Kroger) is about 6/10 of a mile to the West and there are plenty of other stores and businesses in every direction. The staff here is usually in a good mood, but always with a smile. We had a few hiccups with our unit when moving in, but they were fixed within two days and we are very satisfied. Other apartments in the area dont have the same amenities for the same price, most want $1000 - 1200 a month and you dont get a washer and dryer in your unit!! The neighbors are generally friendly and we havent had any problems with noise or disturbances. As a NE Phoenix Native, I hadnt planned on moving in here, but it was the best deal for miles, so the choice was easy!*** ON A SIDE NOTE ***Generally speaking, people only review something when they want to complain, so count however many negative reviews are on here and divide by 10,000 (the approximate number of families that have rented here since they opened) and you will come up with the percentage of the people that are unhappy. Now, subtract that miniscule number from 100 and you will see the percent of residents that are happy with this place! Enough said.

Ive lived here for about a year now. Had nothing but problems, but I was perfectly fine with them nothing was major. And like most places for awhile this place let you turn your check in between the first and the third without late fees occurring. But when I went month to month they decided that without telling me that if i turn it one day after the second they are going to add $150 in late fees. I mean is that even legal. If any place that rents put more than %5 in late fees there are charging to much, but they decided they could charge me %15. and of course you have to give them a 60 notice before you can leave which is another bullshit thing to do most places do a 30 day notice. So I have to put up with bullshit for two more months!

They will also throw rocks at the buildings... Our window got smashed. Luckily, we had just moved the babys crib away from the window. Also, the company they use to handle the move out charges is really nasty towards renters who have moved out. They will charge you for the entire cost of repainting the apt. (Just over 200 for a 3bd 2 bath). If you notice all the responses the complex has... They NEVER step up and take any responsibility and put down those who paid their paychecks. Also, company they use for handling your final bill is VERY sketchy. The lady was having trouble getting my payment to go through. It took me two days to realize that it was because my bank updated my address when I set up the mail forwarding. I told the lady at that company I would send out a payment via my bank if by 2 p.m. I had not seen that she I was able to get it to work with with the new updated address. Thank God something came up and I wasnt able to get it sent out that night and I was going to send it out the very next morning when I noticed she went ahead and charged it. So with her thinking that it was sent out the day before she still charged it! They are sketchy and the ppl they contract out to.

All this place cares about is the mighty dollars. They give 0 customer service and probably dont even know what that means. The day I moved in I should have know that something wasnt right. There where former tenants protesting out front. I have lived in apartments for over 20 years and have never seen that. Big red flag.I was 3 days late in a rent check and after explaining my current situation they couldnt care less. I was willing to day the late fees and any other fee up to the third day.. However they claim I am 9 days late and want 600 extra in fees. When I spole to Nicole the assistant manager and tried to work with them. She was rude and when I asked what my options where see said to pack up and move out. I then asked for a supervisor number and was told I could not have it. I was told she might email them but that was it. She was so nice in the beginning but once I signed my lease the service was awful. They dont care about thier resdients or working with someone. All they say is we are 98 percent full and dont want to help people. They rater get someone else in. I have 3 kids and they served my 12 year old with a 5 day notice letter (I dont even think that is legal). They dont care if they throw 3 small children out on the streets. They have a play area that my 3 kids love, however it has been closed for 2 months and no work going on.I thought Palsides was a good place to live however if you need any assistance or customer service from them forget it, you will never get it here. I have another 6 months left and I highly regret that I moved here. I was hoping to stay at lease 3 years but after what Ive been experiencing I can wait to be done with the lease. I put it this way, you pay for a whole cake but they only give you half with lame excuse as to why they couldnt give you the other half, but yet they expect you to still pay for a whole cake. 3 week to a month turn around on maintenance. No communication with their staff or their customers, even when they say they will communicate. Amanaties closes 2 to 3 hours from what they suppose to close. If anything changes for the better Ill make sure to change my ratings. This place has many possibilities to be great but how its being managed is very poor. For now am warning people to stay away. You can find a better place with the amount that you will pay here....here is my end result....Run!!!#I moved out in October of 2015. I would of given them 3 stars before I got into the mess of finishing my contract and moving out. I marked it as 1 star now because of the nightmare that Ive been through and still am with them in giving the full deposit. When we first moved there we were promised lots of things that we didnt get.First off apartment did not look as the model that was shown to us. The apartment was dirty everywhere. Unfinished panting, broken appliances. Dirty stained uneven floor and rugs all which were out and signed on their paperwork. They took 3 months after we moved in to fix only some of the issue. (We kept ha ing to call for reminders). Small example of the difference with be the model apartment had a large refrigerator for a two bedrooms apartment, we got stuck with a small refrigerator and we had the largest 3 bedroom apartment.Second, I waited for more than a month for them to fix a broken dryer. They kept forgetting to come back like they said they were.Third, amenities almost always close for repairs or they forget to open them or they close sooner than posted hours.Third, when maintenance finally do their job they never cleaned after themselves. Example I came in one day finding my bed full of dust and shoes print when they fixed the ceiling fans.Fourth, they were overcharging me on rent for 9 months. They ended fixing it without letting me know. Maybe hoping I didnt find out.Above where the reasons why I was going to give it three stars. The only good thing about this apartment is the location. Other than that management ruins every bit of good experience with the lack of actions Nd they way they go about things. The reason I gave it a one star is because even though, I complained and signed paperwork of issues they still ended up charging me. After 2 month of back and forth argument they stated that I was right and stated they will send me the whole deposit. After 2 more months of waiting for it I informed them that I still dint get it they send it again and charged me $25 because I didnt receive the 1st check. The reason I took long in righting review is because am still fighting this shenanigans.Am consulting my lawyers at this point. Be aware stay away from this place.

UPDATE: I AM NOT SATISFIED WITH THE MOVE OUT CHARGES. I HAVE ALREADY CONTACTED ACCOUNT RESOLUTION SPECIALIST AND THE COMMON TEAM EMAIL ID. WHAT NEXT? DID YOU READ THE ENTIRE REVIEW ESPECIALLY THE LAST POINT I MADE BEFORE PASTING THE STANDARD REPLY TO THIS REVIEW AS WELL?___________________________________________We stayed in palisades for lease duration of 6 months. Here is our overall experience:1. When we booked the apt before a month of moving in, we were told that the fitness center will be ready in a month. But the fitness center opened just a day before our move out date i.e. on Aug 10th 2017. Everytime if you enquire about when it will be ready, they will give a random next month date and an explanation.2. For lease duration of 6 months of the smallest 1 bedroom apt, we hardly stayed for around 4 and a half months as we were out of Phoenix for remaining time. When we moved out, came the shocking move-out charges. $600!!!!3. I personally went to the leasing office to ask about the explanation of charges. They will say the account is handled by Tyra and she is in Texas. So get in touch with her. I called and dropped a voicemail mail for call back. No response. I dropped an email asking for the explanation. And after couple of follow ups and after around 10 days, got an reply from her that there is some cleaning charges/carpet cleaning/paint. I dropped an email again seeking an explanation on those charges. Again, after couple of follow ups, I got an reply after around 10 days.4. Half a grand charges are AC duct cleaning/painting and the charges are because of cooking odor!! YES, cooking odor! Thats super goofy. For those duration of 4 months, we hardly cooked as most of the time we bacelors dont cook and bring ToGo boxes from outside. I tried to get an explanation on the charges, but I got an reply the odor was evident to staff members who visited our apt but mind you account resolution is done in TX.5. In our move in sheet, we clearly mentioned that there are some paint peeling off, I thought it should be taken care during move out. But the reason they charged us for painting was because of cooking odor. What they do is, You cannot produce a proof of an odor, so lets charge our residents on that and mention Lease agreement.6. FYI, (to reason how clean was our apt) I stayed for 14months in another 3 bedroom apt in Phoenix, but we were not charged even a penny on move out! Wow! And here we got a bill of $600 for 6months(read 4 months) for the smallest 1 bedroom apt.7. Also if the management decides to reply on my post or they seriously want to look in to the problem, please get in touch with your account resolution specialist/staff members who checked our apt on move out where every problem related to move out charges were discussed before reaching out to me ! Thank you!Good luck!

My boyfriend lived here for four years and had a horrible experience with the management. The people in the office are very lassiz faire and hide behind the Corporate facade. Theyre always looking for ways to screw you. He didnt get his security deposit back even though the apartment was left in immaculate condition. They require a 60-day move out notice which is a joke. The condition of the apartment was a joke with a spray on product on the tub enclosure that was peeling off and made it impossible to clean. Not to mention the water limiter which allowed for zero water pressure and lightbulbs that emitted no light which they installed in the unit. If youre thinking of renting here, Id run, not walk the other way. Unless, of course you want to live in a crappy quality apartment for a very high price and shitty management, if thats the case....this is your place.

Where do I start! My husband and I live in a first floor apartment with our 3 children all under age 3. Before our youngest was born we had a lady who lived upstairs who was very quiet with the usual amount of daily noise youd expect from an upstairs neighbor. However, any time we made the slightest amount of noise BAM BAM BAM shed stomp on our floor. The next day a notice was on our door saying to be quieter. We resolved that issue and lived in peace with her until she moved. And then SHE moved in! With the constant stomping, banging, yelling, JUMPING OFF THE COUCH, Id had enough and my husband went upstairs to confront her. After some colorful language on her part and a slammed door in my husbands face we called the courtesy patrol. When I called the office the next day the told me how I was in the wrong somehow and to let them deal with it. Needless to say its been months and Ive called a few times a week about the noise that goes on until 1 oclock in the morning sometimes! And not so much as a notice on her door!! Ive called to speak to the manager and shes always unavailable and I speak with Lynn, the assistant manager, who you can practically hear her rolling her eyes at me every time I call to complain. I actually had to go to my mothers house so my kids could take a nap during the day because she was so loud!! And the office does nothing!! Not to mention the late fees you receive if youre off by even 50cents, the maintenance is horrible and have keys to everyones apartment and ENTER on their own. Yes, please help yourself to whatever is in my home while Im gone! Tenants speed thru the parking lot where there are no speed signs posted although the front office insists that they have them up. Im at my wits end with this place and refuse to stay here any longer and Ive only lived here 1 year!!!

We lived here for 1 year. Our dogs got many ticks around the property. The property managers were slow to ever fix anything that needed repaired. For example our fridge was out for over 1 month. We would create work orders that were never completed. Also, there isnt really covered parking plural it is one spot, and no one ever gets more than that even if you request for it they just lie to you. The pools were often dirty, and filled with unsupervised children. When we moved out they stuck us with a bill that was full of lies. I wish we would have taken pictures. They lied about new carpets, when we had very worn carpets, and new bathrooms. We had to pay for them to upgrade their apartment for the next sucker to rent, and get robbed. Worst rental experience in my 5 year history of renting. I WOULD NEVER rent at this apartment complex again. They are a big corperation that tries to take advantage of renters.

Only giving a star because it wouldnt let me give zero stars, and because the location is somewhat okay. I didnt even bother going past the app process because this place was so inefficient. I felt pushed to sign from the moment I walked through. Then their computers crashed as my adult son and I started to input our information. The agent flaked out and started running around in a panic. I tried to let her know that I had a time constraint and asked if I could come back later, but she kept insisting that we stay so she could fix our app and get the unit held. She had already run my card for the fees at that point. By the time I finally got out of there, I was already an hour late for work. Im lucky to have an understanding boss, but its the principle of this place not valuing what I had told them. The unit itself was okay...large and fairly clean, but poorly finished and needed an update. Not worth the $1250 they were asking. You can get better down in Scottsdale for that price. I regretted my decision and tried to get the app cancelled. She had run my card for two app fees and a holding charge, but hadnt even run my sons app yet, and even admitted as such. When I tried to call, either I would get voicemail (my call was NOT returned, even though I left a message), and when I did get someone and asked for a manager, she was unavailable. Very shady. It took 4 days and my bank getting involved to get my money back. What a nightmare. I looked at a nearby complex later, and the agent there asked if I had looked anywhere else. I told him I had, but didnt want to say where, because it had been negative. He asked right away if it was the Palisades. So apparently this place has a bit of a reputation, even amongst other leasing agents in the area. If anyone tries to send you to this community (even if its recommended by a referral agency), please do yourself a favor and stay the hell away. After the terrible experience I had with the application process, Im very glad I didnt actually rent here.UPDATE 5/25/16...After filing a claim with my bank, this GREEDY and FRAUDULENT management company reneged and LIED to my bank. They took my 173.91 back for themselves two months later. I am going to speak with management ASAP at this complex, as well as at their corporate office, and will resort to legal action if necessary. I will also be in touch with the consumer advocate from Channel 12. I was LIED TO and was promised my money back, and this company is screwing me out of what was supposed to be refundable. STAY AWAY (run, dont walk!!!) from this complex, or any other complex run by Management Support. Shady, shady company!!!

Terrible management, they should be fired! The fire alarm goes off more than 8 times in 6 months and they act like es we know we are working on it. Unacceptable!!!!!!! Nobody should be forced to live with the piercing fire alarm going off for an hour in the middle of the night!
