Maintenance came within 30 minutes of me sending an email regarding a light bulb in the bathroom. He arrived with his mask on, took less than 2 minutes to replace the bulb, and left. Quick response and professional work.I always appreciate the professionalism, kindness, and accuracy of Michelle, Jennifer, and the maintenance staff.

I was living here while my house was being built. I really enjoyed how quiet and safe it was. I only had a few maintenance requests submitted and they were taken care of and fixed on the same day or at the latest, the next day.Michelle and everyone at the office was extremely helpful and were always willing to help with my requests. The staff is awesome and very professional.My experience and stay here was GREAT

Our time at the Chaparral Apartments has been a joy from the beginning. Great staff,from the front office to the maintenance staff. We wouldnt have moved if it hadnt been for family tragedy due to covid. But like I said. A joy to reside here. We stayed at these apartments for approximately 1.5 years and did not have a single complaint throughout the entirety of our stay there. Michelle and the rest of the staff at the front desk were a pleasure to work with and were able to work quickly with us if any issues came up. The facilities are clean and the greenery is well-maintained. Parking is sufficient during the afternoons, but during the mornings and late nights it tends to get pretty packed. Something to keep in mind also is that some of the sprinklers on the lawns tend to get the cars wet at times and leave water spots, so be cautious of where you park if you care about your cars finish. Other than that, great experiences all throughout! Thank you PCA team!

July 2017: mgmt is working hard to dry out the tennis courts - almost there. Much appreciated.2016: Ive loved living here - Ive been here for the fall of 2016, and expect to stay into the spring of 2017. Our apartment is lovely, the grounds are great, and the people who work in the office and in maintenance are really nice, competent, and professional.The rent is more than fair for the area, the laundry room is clean, the pool is beautiful, the parking lot is safe and well-lit with lots of extra spaces, and best of all, TENNIS COURTS. And ravens.Thanks for a great short-term rental!

The apartment community is nice for lawn, I had few issues with the laundry which is understandable. The main issue is the apartment is very old. The sample apartment I was shown when I was apartment shopping and the one I got into was million years apart.The previous owner may have had a dog, the stench was strong in my kids bed room for the first 3 months guess what we got used to it afterward that. The maintenance was not able to fix it. The slide doors, the sink, toilet bowl, shower heads,run down bathroom mirrors, old like from world war 2. The kitchen, stove it was like used by a restaurant- beat and filthy and bugs I had buy bugs sprays forever. the pest control is a joke, the bugs won’t stop. Not a good deal. I would not rent again.i read Bads reviews before I came in, I assumed that there are few bad experiences but unfortunately mine was bad too.

Im currently renting here and Im very very pleased. I have children and Im very pleased that its family friendly. The staff is very pleasant. Anytime I need anything fixed, its done promptly. I highly recommend especially to any family with children. Great job..🤗

You have raised my rent every year since I moved in two years ago. In that time, my rent has gone up 18% compared to a 2% inflation rate! If it goes up again next time I will bring together all studio owners to file a malicious rent increase legal challenge. This is not Beverly Hills. It is Palmdale! We are a few blocks from some of the worst areas of the city.

I did not look at the apt. Before renting the unit even at the insistent of the leasing agent. I saw the model and assumed the unit would be in the same condition. It was not smelled very bad from pets and it cigarettes. Had a cracked toilet bowl.I complained and the management team came out to look and they agreed something had to get done. Toilet tank was changed to a larger size because I am over 6 tall. Then the second floor units hot water tank leaked on top if mine and had no hot water they took care of it in a few hours the carpet was cleaned and a air scrubber was used for 24 hrs. Air quality is 80% better going to see if we can make it 100% clean. So far I am Happy Happy Happy.

I love the Palm Chaparral’s. I have lived here for the last 3 yrs. The property nice and clean. Good neighborhood. The girls in the office always work with me and are very understanding. Also, When something goes wrong with the unit they come in fix it within a day. The only down side to me is rent raises each year.

My moving experience was filled with many challenges and required a lot of coordination and effort to ensure a major move within three weeks. I wouldnt have been able to get through it all without the amazing support and responsiveness of Palm Chaparrals great team in the leasing office. I especially want to thank Ashley Silva whos professionalism, communication and commitment to working with me made a BIG difference. It is obvious there is a commitment to excellence in responding to the needs of the residents by the entire staff. My parents are new residents and they have been received very well. Wonderful place to live with great people managing the complex. Because it is near freeway entrances and shopping centers, it’s a great location. Only complaint is the owners of the facility got greedy with raising the rent. There is no laundry hook ups in the apartments and a shortage of laundry facilities to accommodate all the tenants. My apartment had TWO flights of stairs, one being very steep. This made it difficult for everyday tasks such as LAUNDRY, groceries and hauling up water to the apartment. This should have been taken into consideration by the company who owns the facility when determining the monthly rent amount. Not EXACTLY luxury living in THAT aspect. With that being said... I loved living there regardless!!! The grounds are beautiful and well kept. The apartment itself was really nice with plenty of storage and a great balcony and awesome fireplace!! The people on grounds directly managing the complex were wonderful and the maintenance was on point whenever there was an issue in the apartment. Had it not been for the extremely unrealistic and unreasonable raise in rent, I would have stayed!!! I recommend longer term leases to anyone who decides to move in and for the management company to consider each apartment individually when determining the monthly rent amount.Thank you to all the Palm Chaparral employees for all your time and attention during my stay and for a positive and memorable living experience. I was sad to go!

Lived here for a year with zero problems. Rent is reasonable, management is responsive and easy to work with, maintenance is fast, knowledgeable, and friendly. Neighbors are fairly sedate. I loved living here during my time, and if I were to continue living in the Antelope Valley this would be my go-to.

Overall, the complex is clean and quiet, and I love the amenities. The office staff and maintenance crew are knowledgeable and always helpful. I have been living at Chaparral for 4 years now, and the downside to living here is the yearly rent increase, sharing the cost of water with other tenants, and having neighbors who smoke both inside and outside of their apartment. The leasing contract prohibits smoking in common grounds, however not within an apartment unit.

The apartment was very nice and clean, and with the exception of neighbors who smoked inside and outside of their apartment against the lease terms, we had very few complaints about the space.The rent hikes were very steep, and experiences with the staff were hit and miss. The maintenance staff was always very kind and prompt, but Ashley in the office in particular was dishonest on many occasions.When we were moving out we did two walk throughs. We clarified with Ashley in person what we would be charged on numerous occasions. She was very specific in saying what we would be charged for and what we wouldn’t be charged for.When we got our deposit back we were surprised to see they had withheld several hundred more than Ashley said, including a fee for insufficient notice of move out despite the fact that the date we gave notice was on the top of the letter and it was more than sufficient. When we called Ashley fought us on what she had said, repeatedly said she didn’t remember or we must be misremembering, and even fought us on the number of months we’d been living in the apartment, counting them out repeatedly incorrectly.The issue was fixed when we escalated above Ashley, and we got our money back but we have a hard time recommending the complex because of Ashley’s consistent dishonesty. Definitely get everything in writing if you do move in.

These apartments need a serious renovation. The fire place is worthless. The cabinets and light fixtures are extremely old. The toilet sat on a slant. The air conditioner worked for only a few hours. I’m only 5’2” and had to bend down to wash my hair in the shower because the shower was so small. I only stayed here because of the short lease option. The staff was great but it costed too much for what you get.

Ive been living here since summer of 2014 and let me tell, its a great place!! Very safe and the staff is great the manager Arianna is great, she always greets you with a smile and tries to help you in anyway possible... The maintenance workers are always very respectful and always do a nice job when you need it... rent is not bad, the water bill can be a little much for only two people because you share a bill with all the people living in the complex buildings... But its worth it, the area is really nice and safe compared to other places we checked before signing a lease here... if you want a nice quite environment to live in this is The Place to be!

After almost two years I had to move out of Palm Chaparral Apartments because California rent is rising so high! My time at Palm Chaparral was exceptional and cozy. I believe they hold the standard for best apartments in the Antelope Valley. I was skeptical of other apartment complexes due to complaints of water bugs. Fortunately I never had that problem here, or with any bugs/ants for that matter.The staff from the leasing office to the maintenance crew were always prompt and friendly. What I loved most was the quiet (and safe) environment. Never had to worry about my car being broken into and the nighttime laundry walks were calming with the posted lamps along the walkway.What I really loved about the units is the great amount of storage. Cabinets all along the walls and a good sized walk-in closet. My unit came with older appliances such as the stove which was fixed to a point of non-repair. They gladly replaced it with a brand new stove the very next day.Ariana is the dopest manager- she has a real homey vibe but she still keeps it professional, very easy to engage with. Ashley the assistant manager was the main person handling all inquiries and work orders while holding a big smile, also cool peoples.I believe you get what you pay for and my money was well spent during my time here. I cant blame the complex for the rent increases, we live in California and we gotta grind extra hard to live out here. I recommend this complex for anybody looking for a peaceful place rather it be temporary or for a longer period.

Lived here for a year and it was very quiet and clean. Front office was always polite and very helpful. Would definitely live here again. Only complaints were that vehicles take advantage of open parking policy. There was a vehicle in one spot that never moved the entire time I was living there and also that I got so little back from my deposit.

1st Class ServiceAll the facilities were clean and the service was excellent. If I needed anything fixed I would call from work after the front office opened and it was fixed by the time I got home. If I had a special request they fulfilled it.I was TDY at Lockheed and this place made my time away home great. I got the full corporate package and was able to basically live with nothing but my clothes and the apartment complex took care of the rest (cable, wifi, weekly maid service) Once I scheduled the maid service, my apartment was cleaned when I got home from work on Wed. night. The maid would vacuum, wash sheets and towels, and wiped down everything and including the bathroom and kitchen.When checking out I left the place exactly as it was when I moved in. I received my full deposit back minus the $50 mandatory carpet cleaning fee.The neighbors around me were all quiet and the entire complex seemed quiet to me. They had two pools one heated and one not and they had a heated hot tub. The staff did a good job monitoring the pools and kicking out people who did not belong. I would stay there again.

Overall my son and I were very happy with our experience there. I lived there for 2 years. It is one of the cleaner more upscale apartments in Palmdale. A lot of single working professionals that reside there. The only thing that bothered me were the people that would come up and rummage through the trash from time to time. Sadly that seems to be everywhere. Overall the security, maintenance staff and front office would respond pretty quickly when it escalated. Yes, you do pay a little bit more, but you get what you pay for. Front office staff is very professional and helpful. Michelle, Ariana, and Ashley were all very classy and attentive to any concerns I ever had. The things I really loved and do miss were I love the greenery, the gym, and the pool. The neighbors were also very kind and respectful. I made several friends along the way. I actually miss it from time to time. I received my deposit in a timely manner. I will highly recommend them in the future to my fellow colleagues and friends. Thank you everyone at Palm Chaparral.

Pros - Super clean, Super Safe, very close to the mall and restaurants and grocery stores. Parking was never an issue. Really nice landscaping and a nice walking path. Staff is very friendly. Great for a temporary stay.Cons - washers and dryers are constantly broken, air conditioning units are old, inefficient, and couldnt keep a studio apartment cold (I paid $160 for the electric for the month of June). Lastly, prices are high for what you get, and the prices go up excessively if or when you decide to renew.

The management was amazing. The rooms were good. Very well taken care of. The only thing 8 would have changed was dependi g on where you lived it was extremely far to do your laundry. We had to go through the gate....thru the pool are....through another gate to get to the Laundry.....about a football field away. The other laundry facility was the same distance but the other direction. Q280 was not very laundry friendly. Everything else was amazing

The management is very good at this building when things need to be fixed they take care of it they jump on top of it real fast I love all of the managers and all of the staff here. I had a problem with my AC unit maintenance staff cane and determent they were called the AC technician and the problem was fixed the same day.

Moved in to the premium apartment you would think the apartment was modern and clean...NOPE! stains on the kitchen cabinet and floor, food stains found, baseboards filthy, nails found throughout the apartment...the stove and refrigerator were both broke and it took months to get a working one. Water bill is never the same...mind you I live in a studio hardly at the apartment and I pay between $40-$60 a month, since the bill is split between the tenants in the building. The customer service is lacking...Also, this is HUGE!!! I have never lived with roaches, I asked them before I moved in if they have an roaches and bug issues they said no...moved in and I was greeted with roaches...unhappy!

I have lived their for one month. They charged me $1475 and security deposit $ 500 dollars. when I left the place everything was kept clean and nice just like when i moved in. After a 21 days later i received a check of $12.90 cents. of my security deposit. They charged me for touch up paint $120, labor $20, unit cleanig fee $140, carpet shampoo $60, utility bill $20.16 and opening balance $126.94 ( this fee because I could not drop the key - office close sat and sun.) so if you reading this make sure to take picture and video tape before you moved into this place. so you have evidence for the small claim court.

Very overpriced for what you get. 900 sq foot small 2 bedroom with stained appliances, counter tops, and bathroom and uneven floors for $1326 per month. If you do not sign an extended lease after 3 months, there is a $200/month fee added on to stay longer. There are also fees added to pay your rent on line, fees for paying your share of monthly utilities also added. Upon moving out of the place, I was charged $115 of my deposit for a cleaning fee when it was left cleaner than when I moved in, also a $120 charge for touch up paint when none was needed. Also charged more than $60 for 5 days of utilities when my total for any full month I was there was never more than $130. Total rip off for what you get from them. Recommend looking elsewhere before renting there.

I stayed there two summers in a row for an internship with a local Defense Contractor Company. Kept the furnished studio apartment in pristine condition, and both times they dinged me for cleaning fees and paint damage. Im convinced that the crew that moves the furniture in and out of the apartment dings the walls knowing the paint damage fee will get tagged to the occupant regardless! Both times, only got back $310 dollars of my deposit. They also have a bad reputation for getting busy and forgetting about you. Apartments are in poor condition. Old appliances, enamel on sinks worn down to metal, corroded faucets, clogged filters in the a/c system. Staying there was a necessary evil. Currently have a complaint with the BBB to get my fees returned. FIND SOMEWHERE ELSE TO STAY!!

They people dont return the security.i did pay $700 for security.i lived here about 13months .i was always busy and usually come to apartment on weekends . My apartment was very clean even inspection guy gave me compliment. And they said they will deduct 100 to 200 bucks maximum from security but finally I got security return check of $35 only and now they said they deduct $665 for cleaning ....I am not only suffered alots of people same face this problem....if any body want to move here dont be stuck and waste ur hard work money

I moved out here to work with LM and it was suggested to look for residence at Palm Chaparral. The facility and the apartments are great, but when it comes to management that is another thing. It may seem low cost to start living here but as time goes on they get you. You are forced into a shared water bill which they include lawn watering into. In our lease it states that all landscape maintenance cost are to be covered by the apartment complex. Now that we are moving, we have cleaned everything better than the condition we received it in. They are still charging us for carpet cleaning although, a week before we moved we paid to have them professionally cleaned. Plus our A/C unit that never worked is being repaired and billed to us. I dont know what they think can get away with but im surely going to fight it all.

I have a view facing out to Palmdale and its a great view. Everything is great here and i pay about $900 for a 1 bedroom apartment which includes electricity, water/trash, refrigrator rental, and monthly, pets up to 25 pounds are allowed

I lived here for about 3 years, 2 years ago. I was just checking to see if they improved how they do business. Looking at the reviews it seems the same. The apartments are dated but not too terrible depending on the unit you get. If you are near the front of the complex they take care of things a little better. If you get a unit near the back they let the perimeter go down a little. As far as location goes, it is in a decent area but the gated apartments behind Chaparral probably offer better security. However the disappointment you will experience is the disloyalty you feel as a tenant when they attempt to raise your rent ridiculous amounts every time you renew your lease. Before you make a decision to stay here you need to ask yourself, do you feel like moving again when your lease expires? They will try to gouge you on the renewal because who actually likes moving. They hold all the cards and take full advantage of it. Also the month to month rates are so ridiculous and you have to give a 60 day notice. This is the first place I have seen a 60 day notice to move out. Also the 2nd thing you need to negotiate before you move in is your deposit. The more you give them the less you are going to get back. They will charge you for everything that they can and some. Its almost misleading how nice they seem and then they just do a 180 and then mount all the fees. After my 3 year relationship with this company it was very disheartening to see it just comes down to trying to squeeze every dollar from you that they can. I describe this feeling as being similar to finding out your house was broken into or your car stolen. Its a violation that you dont expect from a company that you have given so much money and been a patron for so long. When I moved out I took down my negative reviews because they resolved several issues I had with my deposit. However reading the comment below infuriated me because it shows they are still being dishonest.Brenda, thank you so much for sharing your feedback! Please feel free to contact us if you have any questions or suggestions on how we can help lower your usage.During my 3 year stay there, I had to go on a business trip for 3 weeks and I spent an extra week out in DC for a total of being gone for 4 weeks. 3 weeks fell in the first month and 1 week in the 2nd month. I will tell you that all my utility bill were between 70 - 100 dollars. That is when I realized that your unit is not individually billed for water and sewage and that it is measured by the complexs total usage. Your trash is obviously not billed by how much trash you contribute. Also they charge you a service fee for billing you. If they have 200 units, thats an extra 1000 dollars per month just to send you another bill most apartment complexes just cover (They literally bill you, to bill you. Just in case you missed it). I found that my utility bill fluctuated dependent on how many units were vacant. When you walk around the complex at night you can see the vacant units because they pull the blinds open and leave the lights on and I recall seeing over 20 units of vacancy and subsequently the next months utility bill was over 100 dollars. Since you do share the utility bill with the rest of your neighbors things will start to upset you. I hope they fixed it by now but many of their sprinklers just water asphalt and they water so long that you can see the water run out of the complex and it dumps into the drain at Palmdale BLVD (If you look hard enough, you can actually see your own dollars pouring into the drain). Dear Chaparral, please do not blame Brenda for her utilities when you know the real answer is that she has very little control over her utility bill. This level of dishonesty is just pathetic. You already extract top dollar from all your tenant specimens, no need to add insult to injury.

DONT MOVE HERE! The apartment itself isnt that bad. Its a bit outdated but not so bad. It is a little pricy for what you get and you get stuck paying a ton for water since they split their huge water bill equally among all tenants. How does that make sense? So someone living in a single unit who is never home pays the same amount in water as a family of 4? Worst part, you move out and they send you a bill for all these fake expenses. My husband worked for LM for a few months and was never home. He had a single unit and kept it pristine. They are trying to say that they needed to get the carpet cleaned, touch up the walls and they are trying to charge him for 10 extra days of rent. He clearly gave them a 60 day notice and told them hed be leaving on November 30th. The whole thing is a joke! He will be contacting them tomorrow and if they dont comply, on to the BBB and Business Consumer Alliance we go. From there, we will contact our attorney. They dont know who they are fooling with. He should have gotten his 200 dollar deposit back and instead he got a bill for over 500 bucks! As I can see from these other reviews, he wasnt the only one!

This place looks really nice on the outside, however on the inside things were falling apart, really old appliances, gross carpet, not ventilation and the short 6 months we lived there, there was a car broken into, another car had tires slashed and some of the neighbors could be pretty noisy.The wost part is when our lease was up and we gave them a 30 day notice, they said we needed to give 60 days and have charged us a $600 fee! Palm Chaparral has sent us to a collection agency and are trying to report it to the 3 credit bureaus. So unfair because the lease does not specify this and all we did was move when our lease was up and could not stay an EXTRA 30 days. Beware because the lease agreement is 20 pages long and they try to get around it by the vague wording. It is to bad that Companies are dishonest like this. Seems like such a waste of energy and time.

Everything has been fairly ok.. until time comes to renew your lease (60 day notice) I pay $890 for a one bedroom, now they want to charge me $990 to stay another year. +100. Turns out they do this crap to everyone. I had a friend call and they told her to move in a one bedroom was $890... so why do I have to pay 990 and its advertised on their site its 850-890. I work with a large amount of the community here in the AV, and Im spreading the word. RIP OFF.About 2 months ago, I was woken up to my carbon monoxide detector going off. A Loud piercing beep. Im sure it woke up my neighbors all around me. I call the night shift security and he was seriously a moron. He told me, well youll have to call tomorrow when they are in the office. SERIOUSLY? What if it was a real problem?? I unplugged the alarm, opened the windows, and prayed Id wake up in the morning. Another time I woke up at 1:30 am to my door being knocked on and door bell rung. By the time I made it to the front the door, I could see that someone was shining his flash light through my window!!! I answer the door and he tells me he was responding to a noise disturbance?? Im asleep with no tv on! I did resport the issue and they told me they had no record of the incident on my report. Hmm perhaps it was someone testing to see if someone was home so he could break in (as that as happened now 3 times in the last 9 months within the complex. Glad I answered the door and perhaps scared him off(?)Plan on your rent for a one bedroom being nearly $1000 by the time your renweal comes. Its not a gated community, However beautiful yard.. and pleasant neighbors.Also Ive been told the girls in the office only get commission on new residents, therefor they want you to move out.I confronted the price change and I know I got a line full of BS. its what they have to change it to.Well... I guess Ill be moving out, then maybe Ill move back in and get it at the same rate I had it before. That way they get their commission and I get my rent to stay put.I hope this helps you. At least you were warned.
