Hello.Disappointed with the cleanliness of the playground. The coating is terrible, it stains hands, clothes, shoes. In hot weather, the coating smells terrible. After rain there is always water, poor water drainage. The childrens complex is always dirty because of the coating. Please wash the playground and replace the cover. You must see this horror. We like the complex, but because of the dirty coating and the smell from it, we cannot play and stay for a long time.Sorry. Hope for understanding.

I am excited to be moving into this community. The people have been friendly and my son is excited about the amenities. He says it feels like staying at a hotel. He can not wait to use the gym, pool, basketball, and tennis courts. My son loves the large closet and the size of his room. The upgrades they have made to the apartments with the flooring and kitchens, make the place feel very nice and like home. The staff has been amazing and I find that very important. Stacey was amazing in helping me find a unit that met my needs and getting me through the application process. I can not say enough great things about her or Holly. Billy with maintenance is incredible. He, and Holly took any issue I had, took it seriously, and had a remedy very quickly.  I think knowing, if there is an issue, that it will be taken seriously, handled quickly, professionally, and received and dealt with with positivity by the staff is very important in condo or apartment living. I can say this team did exactly that! I look forward to my coming time with this community.

I am a new tenant at The Boot Ranch Apartments and I must say I am completely thrilled with the quick response I received on the work order I placed.. Everything has been taken care of. I am very pleased with my decision to make this my new home.. Holly thank you for going above and beyond.

This apartment looks very nice on the outside. On the inside at first view it seems nice but things quickly fall apart and many issues start to arise. Long story short everything is quickly and cheaply put together from flooring to cabinets. Not worth the price the apartment complex charges. The pool is probably the nicest thing to enjoy. Save yourself a headache and look elsewhere! The staff is all about sales so of course there going to show off a nice updated completely furnished show unit but trick you into another unit thats not up to correct standards. Im curious to why they have such a nice rating when the complex units inside are not worth the price for rent. Theres always sewage and plumbing issues that arise especially when it rains. If you have kids dont go to the 2nd or 3rd flooring because the foundation is very thin and you can hear everything.... wait until you read the 43 page lease lol. They make sure they are not liable for anything that they cause. Just go with your gut with this place. Friendly faces can be deceiving. Good luck with your endeavors! Oh beware they flag bad reviews so they can take them down. I SNAP SHOT THIS REVIEW TO PROVE IT IF MY REVIEW COMES DOWN AGAIN!

I went to take a tour today with Stacy. I have visited a lot of apartment complexes to see where I will relocate to, Stacy sold me. She was super sweet and nice. She answered all of my questions and gave me so much information! I can’t wait to move here! I recommended her to everyone I know! If you go see them, ask for Stacy, I promise you won’t regret it!!

I have not had to leave a bad review for anyplace since I started reviewing on Google until today. This is to let anyone with asthma or respiratory issues know to avoid The Boot Ranch Apartments in Palm Harbor, Florida. We went through the process of looking at an apartment and after the application was approved we reviewed the lease agreement carefully line by line and signed it. We moved in and everything was great until about 9 pm when we started smelling cigarette smoke and we had to close the bathroom and bedroom doors. We sent an email to the apartment management which replied the next morning that smoking was allowed in the apartments and there was nothing they could do. We asked about moving us to another apartment and they said they could not guarantee we would not experience smoke in the new apartment. There are no signs on the grounds and nothing in the application or lease that states smoking is allowed in the apartments. We are having to pay a 2 month rent penalty to cancel the lease because of the smoke and we were told it is our choice to cancel the lease. Does the owner and apartment management believe that you should stay in a wood framed drywall apartment and inhale second hand smoke when your wife suffers from asthma? If the apartment management would have informed us about the smoking we would not have rented the apartment in the first place. The assistant apartment manager said they are NOT obligated to let you know about the smoking but I HAVE an obligation to Google followers to make sure anyone with asthma, respiratory issues, or if you just dont want to inhale second hand smoke to know and not rent here.

If I could give this place no stars I would.. Let me tell you why and also please make sure you read all the mice reviews on this place and carefully do your diligence on the property cause there are a lot of problems with the property and the management. So lets start off with the mice issue. So we had mice issues and they did a horrible job of taking care of this issue for us. We had problems until the day we moved out. The mice was on top of the fridge behind the stove living around the water heater. It was a mess these rodents started chewing on on chairs. Im like you have to be kidding me. We had just bought our furniture and I thought maybe my son was doing something to our chairs but nope i looked up some things about mice and i found that they will eat at your furniture. Now the management was horrible like I said they did nothing to help and we tried to file a claim with the so called insurance company about our furniture and it was a total bust. then why the heck are we paying for.. People trust me look into Egrets and other apartment in the area cause this place is TRASH!!!!! i have spoken to a lot of residents while living here and they feel the same way and you will regret living her. Also snakes coming into place the staircase is loud you can hear people walking up the staircase if your apartment is right there. I mean you will hear people walk up and down the steps it is not fun having to try and sleep and you hear people walking up and down the steps. There are many places around the area to choose from this place is not worth your money for the price that this place charges and the service you get from this company ... I dont recommend this place what so ever

I moved in here yesterday and I wanted to give a review because this was the easiest moving process I’ve ever had. The assistant manager, Holly, was very nice, professional and responsive. I believe she’s the one that made it so easy for me! She went out of her way to make sure my apartment was ready for when I needed and she answered every one of my calls / emails with a great attitude ( I asked for her a lot of times haha). She did everything she promised for me. I’m happy to call this my new home!! Thanks again Boot Ranch Team!

Stacy is one of the best employee working here at The Boot Ranch appartments. She was extremely helpful and courteous in answering all the questions about renting an apartment here. She is highly professional and dedicated.

I just moved in about a month ago and have been very happy and impressed by not only my updated apartment home and the amenities but, the staff as well. I spotted several baby ducks stuck in wire netting, in a pond by our community. I had called a few rescues and they couldn’t make it out for hours which the baby ducks did not have, they were in rough shape. I called the front desk at the boot ranch to see if there was anything they could do. Kathy and Stacy went above and beyond by coming immediately to help them! All baby ducks were rescued thanks to them.

We ended up renting a home instead of Boot Ranch. But, Stacy was great to work with & would recommend them if in need of an apartment in the area. They are also a dog friendly community.

Disappointed in changing with what has happened In 2020. Can afford this entire lease, however my cash income and cash savings has nothing to do with their process. Credit is nothing, most people with credit are cash broke... go figure 🤔

After having lived here for 3 years I can honestly say that this is a great place to call home. From day one everything/everyone has been consistent. Maintenance is always quick to fix any problem whether its changing a light bulb or fixing a bigger issue. They make sure the inside and outside of the apartments stay nice with landscaping, pest control, etc year round. BIG Thank you to Brett and Amber for all their hard work. I have yet to meet an unfriendly staff member. Everyone in the office is Friendly and professional. Ive never lived in any other apartment where the office staff cared so much for the people living there.

I just moved out of this community because I now have my own house. But I lived in Boot Ranch for 1-1/2 year and I have no complains. Maintenance always took over issues fast, the office personnel was professional and very helpful. I rented apartments all my life and this is the first time that I do not have something negative to say. Congratulations Boot Ranch, nice place to live. Thank you for your help.

My husband and i recently moved in this beautiful community. Ive looked at MANY properties online before choosing this one. Moving out of state and not being able to come and actually see the apt and the area is kind of a risk taking but im really glad the hours i spent reading reviews and looking properties has paid off. We have been in tapma bay area before but never past Dunedin. The community is really clean, quite and well maintained. The office staff was really friendly, patient and helpful.(we did all of the paperwork by email) the pool areas and playground are just beautiful. New fridge, washer and dryer in the apt. Plenty of parking spots. It is really convenient that they collect your trash from your doorstep. The only thing that surprised me was the lack of recycling dumpsters in the community. Kind of a shame considering that the community have 17 buildings. Perhaps is time to step up here at The Boot Ranch and give the options to your renters to recycle. It is 2020 after all.Overall im really happy to call this place home now! I do recommend it to everyone who is looking for their little piece of paradise in Florida :)

I lived here a few years ago and it was my first home away from home, I had an amazing experience! I lived here during Irma and was able to stay here during that time, we never lost power nor water. I felt safe here, it felt like home, neighbors were great as well as the staff. The whole complex was clean and beautiful! I moved further south hence the reason why I did not renew my lease but I would highly recommend these apartments!

I just recently finished an 11 month lease here. The tile floors in my apartment were broken from day 1. What started out as cracked grout turned into entire chunks of grout moving and the tile floor in the kitchen being entirely hollow for 10 of my 11 months.The bathroom shower magically grew an incredibly dark black water stain that my girlfriend asked me what died in my shower.The dishwasher left disgusting residue all over my new glasses to the point I didn’t want to use the glasses or dishwasher.I felt like I was just thrown into an apartment that they decided to take another year or wear and tear instead of updating the apartment.All in all, I was truly disappointed in my stay at this complex. I highly advise others to look at other complex’s prior to considering them.

I am updating this to reflect that even though I did have concerns with a rigid policy regarding a late payment and was super frustrated with the experience, I did have another situation come up with forgetting to shut of of my power and the folks at the Boot Ranch made it right for me and also made it super easy to handle . Thank you Holly and Brian.I lived at the Boot Ranch for 3 years and really loved the community. It is clean, I felt safe letting my kids play freely, the maintenance people were kind and responsive, and Carmen was an absolute gem to work with. We loved the pools and the outdoor cooking accommodations as well and we had fun times with the other folks who live there too. I would recommend this complex for people of all ages and situations in life.

The management refuses to open the dog park, tennis courts or swimming pools. When questioned they say it’s not safe even though the state and the county have said it is providing we follow social distancing guidelines. The apartments next door never even closed the dog park and they have already opened the other amenities. Their residents are happy and treated with respect. Here we get sent copies of our lease agreements with highlighting on the area that says amenities are a privilege provided by the owners which can be taken away whenever they choose. How is people taking their dogs to the apartment complex dog park not safe. The management should be ashamed of themselves.Update:The “copy and paste” reply from the so called owner is from the above mentioned very rude manager and not the owner. The number given goes straight to an answering machine in the office that is no longer staffed, with options to book a tour. This again goes to show the level of respect shown to the residents. The manager sent out a group email to everyone telling them to stop asking when the amenities will open up as it will not be any time soon. She said she is sorry if we are not happy with the way she is saving lives. Which actually means she is sorry if we are not happy with the way she is saving money.Pools are open, beaches are open, gyms are open, restaurants are open. Every other apartment complex in the area has started opening amenities. But not here at Boot Ranch. We have nurses and police officers who risk their lives everyday. As well as many other families that have all returned to work every day. They have pets and when they come home tired they want to use the dog park. But nope, apparently they would be risking lives by letting their pups play with other pups. Instead they arrive home tired and have to go out for a long walk because of the lazy manager here.Families have children that would love to use the basket ball courts or the pool or the gym. But nope it’s all closed so they can save some extra money. Our rates have not dropped they are making the same as before but doing far less work. They see this terrible situation as a way to profit off other people’s misfortune. It is absolutely disgraceful.

I love living here! Eric helped me find the perfect apartment quickly. The grounds are clean and well kept. The neighborhood is quiet and safe with many police officers living near by. The maintenance staff are amazing and respond quickly. This complex is extremely dog friendly and we loving meeting new friends at the park located in the neighborhood. Overall this is the one of the best complexs I have ever had the pleasure of living in.

I love living here. All the staff are very kind and quick to resolve any issues (the few that may pop up). The property is kept clean and organized, the play area is a great place for my young boys to play, designated gated pet area, excellent pool areas with available grills and comfortable seating. I would highly recommend living here.

Ive been living at IMT Boot Ranch for two years now, and I am renewing my lease for year 3 next month. I love the location of this complex. Close to grocery stores, shopping, and restaurants. The grounds are lovely and well maintained. Eric and Carmen are really great and easy to work with. Ive had a couple issues with noise and they were eager to help me resolve my issues so I wouldnt leave the community. That is hard to find in rental management companies these days. Ive also made some great friends with my neighbors, which truly makes it feel like a real community. I would rate this community with five stars, but the reason I didnt is because of the renovation of the gym. The gym was an important amenity for me when I moved in. They started the renovation in 2017 around July (I think) it was only supposed to be a 2 or 3 month project but because of poor project management (not at the fault of IMT or their staff) it is now the middle of Feb 2018 and it will still be a couple more months before it will finally be open. As someone who valued that amenity and used it several times weekly, that has been very frustrating for me. Im sure once it is FINALLY completed, it will be nice and I will be happy to give a 5 star rating.UPDATED to 5 star rating. The new gym is awesome!

I absolutely l love love love living here! Holly and Carmen are so warm and kind to all of the residents and you feel right at home with them! Any maintenance requests are promptly fixed. My apartment is so cozy and quiet. Great location, within walking distance to a target and a Publix! The complex is dog friendly and my little guy is always meeting new friends. Holly was able to help me move in during such a stressful job transition for me and I was able to do it all over the phone/online. Cannot say enough good things about this complex and staff. They really go above and beyond for everyone! I looked at a few places in the surrounding area and nothing compared to the quality and conveniences that are nearby.

I moved from out-of-state so I actually wasnt able to view the unit I was renting or tour the complex. I wasnt disappointed though. Through the entire process, the office manager, Carmen, was more than helpful. Her office staff is patient and tentative as well. The unit itself was so clean and the carpet was brand new. This area is perfect for children because its so safe and quiet. Plus, there are plenty of activities to do on the property. I highly recommend IMT Boot Ranch!

What a wonderful place to live.. The staff is so friendly and so helpful and my my transition to apartment living a wonderful experience. Ive been here a short time but feel part of a community. Any problems I have had, maintenance wise...have been dealt with quickly and effectively! Its a wonderful community and very peaceful. I love love love it here.

I am a very pleased with all the outstanding customer service that was provided when my husband and I were looking for an Apt. Each of you made the process of searching for a place to call home easy and stress free. Thank you for providing such a warm welcoming, each time we visited the office and Eric thank you for always replying to my emails in such a quick and detailed manner you were my rock during the whole process and to Ms Carmen for being such a beautiful soul and a great manager. I know for a fact you care for the residents in IMT. Tim I appreciate everything you did for us as well. You guys are doing an excellent job. I also want to give a big shout out to the AWESOME maintenance crew. You guys rock! I moved in the week of May 25 and even though it was during the COVID-19 pandemic, everything has been great! I was able to quickly apply and talk with Kathy about the process of moving in. Kathy was SO nice and helpful, she answered all of my questions (even the silly ones lol). I’m renting a 1B1B and wasn’t able to see the apartment in person but, was able to FaceTime Kathy and view the EXACT apartment I’d be renting. I asked her to show me things in the home that I’d normally look at such as, turning on lights, water, appliances, or checking for things that I know are important to me. She was so patient throughout the process and we actually had 2 FaceTime calls that went great. I eventually talked with Holly when Kathy wasn’t available some days and she was also very helpful with move-in. I expected the amenities to be closed during my move-in due to COVID-19, as it is a serious pandemic, so I was not concerned that the property wanted to keep it closed for safety/precautions. I had no issues with move-in and when I physically arrived at my apartment it was just as I was shown! There were no bugs, dirt, or broken appliances, so I can’t speak for the other negative reviews on here, but my experience has been A+. Everything was clean when I arrived. Overall this was a great experience and everyone involved has been very helpful. I’m glad to hear that the amenities are open and can’t wait to use them!! Thank you all so much.

I have lived here for almost 4 years and could not be happier. The office staff: Carmen, Holly, and Katherine are wonderful to work with and the maintenance staff are amazing. This is apartment living for sure, and things do break. When it happens, I place a maintenance request online and the issue is fixed within a day, and most times within hours. The maintenance guys rock! I love it here so much, I referred my niece and her husband to come here. New gym, two pools, great playground. I plan to be here for many years.

Worst apartment. Roaches and mice are everywhere. The apartments are infested. Do not move there. The manager personally confessed to me that the apartments are infested and they could not solve the problem after I complained about roaches and mice.

I think I.M.T Boot Ranch is a great place to live.The office staff are beyond expectations,anything you call about they send a maintenance man right away. Today one of the maintenance men was very thorough and answered a couple of questions about the ice cube maker and showed my husband how to shut it off, he was here to put a new light fixture in the kitchen but he was very help full. I only know his name is Scott The grounds are also beautiful, everything about living here is just great.

I have been a resident here for 3+ years and plan on staying a lot longer. The maintenance team is very efficient and quick to respond to my needs. The office staff is very nice and approachable. If they do not know the answer they will research it and call me back. The other great thing here is my neighbors. They actually try to get to know each other and invite you out for fun things. Great place all around!

I recently moved in here at IMT Boot Ranch and have to honestly say this has been the best experience Ive ever had. The Leasing agent Eric was second to none, The Manager Carmen made me feel welcome here and the Maintenance has been amazing and you can honestly tell they all take great pride in what they do from Management across to maintenance as my apartment was beautiful from the front of building throughout my apartment home.Thank You all and I will refer people to move here to enjoy the amazing experience I have been given here.Dean

I have been waiting 10 months to post about the unprofessional way these people treat their tenants. I was smart enough to wait until I received my final move-out statement before posting to ensure they did not mess with my security deposit. So here goes:According to paragraph 39 on page 8 of the lease, it states specifically, You should meet with our representatives for a move-out inspection. There is NO CLAUSE in the lease (there is for the amenities) that states that a pandemic (or any other event) would preclude them from honoring a tenants request for a move-out inspection. Just like they did with the amenities (even though they are open now, after most complexes already did this weeks ago), they are using the pandemic as an excuse not to do their jobs and save money. I specifically asked for a move-out inspection and spoke with Holly who states we do not do those anymore. Mind you, this is a violation of the lease. Then she states, Well, if you really want one you can request one well in advance and you can stand out on the balcony. When I circled back a few weeks later she denied ever making this claim.Speaking of the move-out statement, they actually had the nerve to deduct $25.00 to close the account. Are you freaking kidding me? To close the account? Disgusting. Notice they do not mention a $25.00 fee for closing the account when you move in. I have NEVER seen a fee to close an account on a move-out statement in my life.Lets talk about the condition of my unit on move-in: The oven door had grease smeared all over it, the tub was disgusting and had not been cleaned and there was a huge hole in the linoleum in front of the washer. Not to mention the carpet was disgusting and had not been replaced. Now they will reply that they fixed everything and that is true. However, who wants people trouncing in and out to clean what should have been cleaned to begin with and repair a floor that should have been checked prior to move-in. I asked Holly specifically if the apartment had been walked and she stated it had, but the vendors came in afterwards to deliver the washer and dryer. So, you dont go back and check after the vendors leave? What if they do damage like they did with my unit?And let me tell you about my experience dealing with the vendors during my tenure. I am extreme asthmatic and I witnessed vendors sitting on the stairs, smoking, throwing debris on the lawn and playing loud music and one time, vendors even left out a refrigerator and oven OVERNIGHT on the grass, which makes the complex look low-rent.In addition to the gross carpet (which they insist was fine - it was NOT), and one thing I am surprised that people do not mention more is many of your cabinet doors do NOT stay open. Really for $1695 a month and I have to constantly open and close the cabinet doors when emptying the dish washer? To that end, you will constantly hear your neighbors cabinets bang shut for extra fun because theirs also do not stay open.Another thing that I hope people consider is that my specific unit as of today is in inventory for $1510 a month and I paid $1695.00 a month. Now, granted this is market rate right now and I am not disputing what is charged now. But I hope whomever moves into this until knows that for for $185.00 less a month (and I had NO UPGRADES when I moved in and no microwave, really no microwave in this day and age) do you know potentially the increase you may be in for when the economy rebounds and this unit goes back to pre-pandemic rates??? Think about it.And to add further credence to my opinion of this complex and its treatment of tenants, I called Holly today to ask about when I can expect the measly amount that is left of my deposit to which she was extremely cool to me. I guess she got my buyout clause (I paid over $3400) money and took deductions from my security deposit and now that there is nothing left to get, she is even ruder that when I was a paying tenant.

The experience thus far has been incredible. I called the leasing office with an urgent request to begin my application ASAP as I was crunched for time to move into a new apartment. Eric (leasing agent) was so understanding of my situation and went above and beyond to ensure I was taken care of. Eric helped my father and I get all of the necessary documents in order for the application process which led to a speedy approval. The leasing office has gone above and beyond to provide value to my family and I and the apartment/apartment complex are both gorgeous. Clean as can be! I already feel home! I graduated from College in Pennsylvania and I used to live there for a while and had lived in 3 apartments and had bad experiences for all of them. Before I moved to Florida I found this place and came to visit it and I really loved it. 8 months later I still totally love it here and the best apartment experience I’ve had. My favorite place Is the pool because it legit looks like a resort pool and I feel like I’m on vacation every time I come to the pool. The staff and residents are very nice and friendly. Overall this is the best experience I’ve had and I love it here. I wish I can post a picture of the pool because it’s just amazing. You’ll just have to come see it for yourselves :)

I recently relocated from my own home and I couldnt be happier with IMT Boot Ranch! The complex is friendly, staff helpful (every maintenance request has been resolved immediately!), the amenities over-the-top, our apartment pristine and they even have a FREE Starbucks cafe in the clubhouse. Highly HIGHLY recommend!

The office staff and maintenance crew are wonderful people. They are always very polite, kind, courteous, professional, understanding, attentave and are never rude. They seem truly genuine people. They go out of their way to always help and attend to our concerns. Our complaints are always attended to promptly within a day or two, and if they cannot be addressed immediately for any reason beyond their control, we are always kept informed and not kept in the dark. We lived here in 2010 when we moved from New Jersey, then we bought a house, but sold it this year, and decided to return here without hesitation. Our neighbors are great, too. There is no noise at any time of day or night. We feel safe and secured here. We hope to be living here for years to come, God willing. It is a wonderful place to live and retire. Keep up the great work IMT STAFF !!!

Im so excited about my new home, i couldnt believe Jonathan remembered my name when I came back in the next day without having to tell him. Carmen saved the day at move in, I cant believe how much she cared and was easily available and involved. Most managers in past complexes were impossible to find or even contact.The rest of the girls seem nice too but I havent spoken with them much yet.

I can’t begin to express how wonderful Julie from the leasing office has been through the whole process of our move from Massachusetts! She went above and beyond to always answer our questions and believe me I had a lot!! Julie made sure we were kept informed of every step of the process and ensured we got settled into our new home, her customer service is beyond reproach! I was very stressed moving into a community only seen on the computer and she ensured me that I wouldn’t be disappointed and boy was she RIGHT!! Our unit is beautiful and I feel like I am on vacation!! The community is so friendly and we are close to everything and I mean everything!!I cant express enough in words my gratitude to Julie and the rest of the IMT Bootranch staff for making our transition to Florida a stress free and blessed experience! I don’t know what I would have done without her personal attention and her understanding of how much stress is involved in relocating! Great Place to live. The apartment is not like other apartments where you feel closed in. I have tons of windows through out and loads of storage space that I really needed coming from a home. Great staff and maintenance here is always on top of everything. Office staff is friendly.

My friend Cesar lives here, so this is a review of Cesar. Cesar is the man, he hosts great parties with wine and charcuterie, and he has the best games. He always comes up with good ideas for fun like escape rooms or spontaneous trips to Animal Kingdom. A+

I have been at IMT Boot Ranch for 2 years now and I love it. Carmen and her staff are an absolute pleasure to work with and are not your typical property managers. When I work with them I get the feeling they actually care about their residents rather than it just being a job for them.

My wife and I recently moved down here from Pennsylvania, and it has been 3 months now and I can surely say this is the best complex we have ever been to in Florida! When we were touring for apartments no other place could compare to the great atmosphere of IMT Boot Ranch! We live in the 3rd floor of a 1 bedroom apartment and we fell in love with the high rooftop ceilings since the beginning.The patio outside is also huge with a lot space to place nice chairs and a table for your morning coffee while you see the beautiful sunrise. Along with the amount of storage you have in just a 1 bedroom apartment is crazy we never had a big walk in closet, and for a young married couple you can say we have a lot of clothes and shoes that fit well here. The in-unit laundry room is perfect for us because we don’t have to travel to wash our clothes.One thing I love about IMT Boot Ranch are the amenities here such as the big pool in front of the clubhouse and the nice gym they have open 24 hours a day. The community here is very friendly and outgoing but if you just want to relax you can also visit the other pool in the back next to the great view of a lake! The maintenance team are always on time when we have something to fix in our apartment Mike will come ASAP to make sure everything is well maintained! We also really appreciate the team in the front clubhouse Eric, Julie and the others are always helpful when you have a problem with anything.Lastly, there’s so many places near by such as Wal-Mart or delicious local and chain restaurants to eat from. If you’re looking for a good movie there’s an AMC movie theatre 5 minutes away with luxury recliner seats perfect for a movie night. Also really close to Honeymoon Island beach if you want to relax by the wavesSo for just living here for 3 months we can say that IMT Boot Ranch was definitely the right place to be and we look forward to staying here for awhile. Hope this makes your choice a little bit easier when finding apartments in Florida because there’s no others like IMT Boot Ranch!

Just moved in to my new apartment at IMT Boot Ranch. And I have to say, the entire complex is beautiful, and clean. The pools are amazing (salt water). The staff is excellent, specially Eric Korff who was my leasing agent and helped me through the whole process to acquire my first apartment. Glad to call this place home.

Ive had upstairs neighbors for almost an entire month that stomp for nearly 8 hours a day. Office staff has assured us that they would take care of the situation, but dont do anything about it and avoid answering us when they can. Stuck here for 12 months now with extremely loud people above me and unhelpful office staff.

If you enjoy being ignored, IMT Boot Ranch is the home for you.As long as your rent is paid, they dont care...Ive lived here for a few years and life got worse by the month. I used to be proud of where I brought my friends and haven even referred them.. not any longer!Now I cant even bring them home without being embarrassed of how high the grass gets, how untrimmed bushes get, how muddy side walks gets..Dont let the landscaping by the office fool you, that always look good.if you enjoy walking through grass so high that you fear you may step on a snake, this is the place for you.If you enjoy locked bathrooms at a pool, this is the place if you like swimming in people urine if they dont have a key.If you enjoy bushes that are overgrown with high grass and weeds.If you enjoy band aid maintenance and HIGH AC bills, this is the place for you.When you complain about high bills to maintenance, they tell you its because you are 3rd floor.IT HAS NOTHING TO DO WITH THE OLD AC??? Ive spent weeks looking at Apartments in Palm Harbor and had a list quite long. I couldnt believe out of all of the places I visited, Eric at IMT Boot Ranch was only person who called me back the next day. When I was in the office, they made me feel welcome and not a burden with my move several months away. I cannot wait to call IMT Boot Ranch my new home.

Clean, spacious, plenty of parking spaces for tenants and guests, two awesome pools that are always clean and comfortable. Repairs are always quick and efficient. Absolutely love the new fitness center.

We are very happy with our apartment. The grounds are well kept. The staff is very friendly and always ready to help us with our request. Its a great place to live.

Moved in 2 months ago and these guys have been great! Ive lived in a house for the past 25 years. This is a big change and we love it. We had a few problems with a broken light switch, a shelf, sprinklers wetting our patio, and ants. All were taken care of in less than 24 hrs. I felt bad complaining but everyone from the office and maintenance has been so gracious and friendly. The property is well maintained. We hear our neighbors but not too bad. Highly recommended!

My spouse and I have lived at IMT Boot Ranch for 11 years and recently renewed our lease for another year. The Property Manager Carmen Wrona, her leasing office staff and maintenance crew provide excellent care and service to the residents. We love our apartment and the resort style swimming pool. We look forward to living here another year.

It is a very nice and clean apartment development but I will have to see the worst issue about this place is the noise problem that comes with the pool and basketball court . I have asked so many times on so many occasions to management to PLEASE, PLEASE just send a email to have the noise of people who don’t even live in this complex come down at night, they never once acknowledged it ... kids in this complex literally scream so loud on the top of their lungs every single day outside right by your window and parents do nothing to tell them to please keep it down people are trying to sleep. Every Saturday night there is a party by the pool until the earlyMornings of Sunday and management does nothing to control it, music always playing and people yelling and screaming and even fights break out of people who DONT live here ! My rent went up this year also because of demand and I gotta say when my lease is up in December, I am gone !

The new management is a disgrace foe the complex, things have gone bad in a short period of time. The manager is not friendly and doesnt acknowledge tenants, I didnt even get a hello from her when getting coffee. We will certainly miss the friendly faces we had before. I will move next door when my lease is up. Poor customer service. They don’t deserve my hard earned money.

Its a very beautiful piece of property I love that Publix and all the shops are around Wendys Target and the property is perfect in and out easy at Tampa airports close by the beaches the football fields and hockey.

2017: My girlfriend and I were looking for a spacious, more luxurious apartment within a peaceful community. We found that here at IMT Boot Ranch. The front office staff was so friendly and accommodating. Carmen and Tim really listened to us while they presented the property and explained all of its amenities to us. When I tour the apartment I noticed all of the new updated designs and loved the floor plans. Upon move in, Tim and Carmen did their best to make it as smooth and easy as possible. I couldnt believe how great of a new apartment i really had, we were both blown away. It was super clean, bigger than I thought, perfect!!! We had two minor work orders and they were addressed right away and professionally. I couldnt be happier calling IMT Boot Ranch home, i strongly recommend this property.

This is by far one of the best apartment complexes in Pinellas County. Tim Crawford was our leasing agent and was extremely helpful throughout the leasing process. With an onsite gym, gorgeous community and pool area...what is there not to love? The neighbors are pleasant and the staff is extremely polite. I am completely happy with my experience at IMT Boot Ranch thus far and would be happy to recommend it to anyone looking for a great place to live.

Unprofessional staff. We did not go through with our lease even after paying $120 for the applications fees. We were given a move in date and on that day we were told we couldnt move in due to unfinished paperwork, the person who leased us the apartment did not complete it and wasnt at work the day of our move in. I was sitting in my car trying to get the paperwork they had asked for and the manager knocks on my window and says you know youre not moving in today right? Very rude and unprofessional. The following day my husband and I went to the office again STILL they are giving us a hard time at this point we were done and exhausted. Throughout the 5 days we were trying to move in they did not contact us at all to check on us or even call to ask us about other paper work we needed they wait until you showed up to the office or until you called to tell you that they need more paperwork. Like I said very unprofessional. The apartment complex itself is beautiful but the staff drove us away to a better place where they actually take care of you! I only gave this place 1 star because of the older lady I believe her name was Stacy she was the only one who helped us.

So I wasnt going to write a review until I tried turning in my keys today, the 8th, and the lady told me I couldnt. Because technically my lease is up the 9th. So if I turn them in today I will be breaking my lease and be penalized. I work 9am-10pm tomorrow so now I have to figure out how to drop them off or get someone else to. Thats ridiculous.Anyways, I was extremely disappointed with the apartment. The carpet had highlighter and marker marks all over them. Tim told me the carpets were 5 years old.. and that they wait till over 5 years to replace the carpets. You could tell there was water damage in the bathroom from before. There was water marks down the wall and the vanity had been damaged from water. My kitchen and bathroom sink leaked the whole year. (even after they fixed it). The dryer they had in the unit was cheap and tore up my clothes.My a/c went out at one point. When I called the guy he said it was too dark for him to come out and look. I asked if he could come before 8am because I had to work and his response was I didnt plan on waking up early on Memorial Day weekend, can I come while you arent there. Which is fine, but thats your job. Very unprofessional to say. Overall wasnt happy with this apartment complex at all. Theyre extremely over priced for what they offer. Wasnt going to say anything until today. When the girl told me shes trying to save me the headache of dealing with breaking my lease. When my lease is up tomorrow. Wont be back and wont recommend this place.

Been living here for 4+ years and i can say the maintinence staff is very prompt. I called about getting my guest room bathroom fixed and even due the the horrible weather we have had, they came and fixed with in 36 hours. Im very please by the work.

Office would never do anything about neighbors playing music loud in middle of night. the deposit is ridiculous. Better buy a home. Contact me and I can help you with that. I worked hard to be able to buy my home and now Im free of the hang ups from renting.

Present resident with pets. My dogs got fleas and ticks from the dog park on property so I have not been able to take them back and after ridding them have returned just by taking them outside to use the restroom. Be sure to treat your pet accordingly.Also have lived here almost a year and things fall apart. The toilet paper holder and the towel hook are cheap and have had to be fixed.The wallpaper in the bathroom and the culking warp . Will not be renewing

The landscaping is beautiful, the pools are fantastic, and the apartments are excellent. Some of the community is less so, with a bit of drama and some stolen packages.

Moving in went very smooth and Timothy was very helpful in accommodating. The service is attentive and secure and Tim was very intellectual on the properties format and blueprint ensuring an impeccable transition.

The customer service is just great! The staff is always willing to help and the community is kept in amazing shape!

The staff made my move in & stay a wonderful experience. I have referred multiple friends and they have received the same experience.

Apt 108 wasnt ready to move in the day I leased it mildew dead bugs in various areas not sanitary I logged a complaint with management with photos.. the took over 3 weeks to correct . then changed me 400.00 bad place to live then sold to IMT same story employee is still working therethat signed off on the move in sheet loggingcomplaint with BBB AGAIN

This place was a joke! They do a horrible job with the lawn maintenance! The sprinklers were the worst part because they would run early in the night. The grass was always too high. Manager does not know how to talk to people! The manager actually answered because YAll keep throwing beer bottles in the pool when I asked her why the pool was closed. Ive never had a beer bottle the whole 11 months I lived there. This was one of a few bad experiences with her. I actually felt sorry for the sales people who worked there. They were all nice people. I do not recommend this place to anyone. The only reason I gave it a 2 star was because the actual apartment was ok. The Boot Ranch area is pretty nice! Glad I escaped and at a better place.

DO NOT MOVE HERE! Tampa recently experienced a large amount of rain lasting about 3 weeks. During the rain I noticed I could hear a leak in my bathroom and walk in closet. The day I was supposed to leave for a week vacation/get married, I noticed a huge bubble in the bathroom ceiling that was rapidly leaking water. I called emergency maintenance and advised. Before they arrived, the entire bathroom ceiling collapsed. The maintenance staff arrived and began to clean the mess. As I left, they were still cleaning and assured me the entire place would be as a good as new when if returned. I also pointed out mold growing on my closet ceiling. Well I returned, and NOTHING was fixed! The ceiling was still exposed, and mold was growing everywhere. The mold in my closet grew 10 fold. I immediately contacted staff, and the maintenance supervisor said there was NOTHING he could do because of the rain. At least put a piece of ply wood up so my apt isnt exposed to mildew, mold and humidity!!! His solution for the mold in my closet was to bleach it.....my wife is pregnant....she cant breath in mold or bleach! Not like putting bleach on the ceiling tile will kill the mold growing inside the ceiling anyway. Nobody offered to put us in a hotel; I had to demand that the office make accommodations. They said my wife and could stay in the model apt they show to new residents.....as long as my dog didnt come....really?! Btw, the next day I was supposed to fly to California for our honeymoon. We had to cancel so movers could move us into a new apt.Once we got into the new apartment, we found our closet light fixture was completely full of water! It rained the next day (day 2 of the honeymoon), and water began to leak inside the bedroom from the window frame!! I could also hear leaking in the closet and the master bathroom! The guest bathroom also smells like mildew. I told the staff, and they said they will get to it when they can!!The staff actually expected us to stay in the old apt until they got around to fixing the roof. A HUGE health hazard with all the mold and mildew....and to expect a pregnant woman to live in those conditions??? I had to cancel my honeymoon for this company, and they have the nerve to call themselves Luxury Apartments. I am filing lawsuit for the money lost from my honeymoon and the stress and potential health problems towards my wife and unborn child. Not to mention the many hours I spent exposed to all those health hazards while I packed everything in my apartment. I sure hope none of my property is ruined.

The apartments are nice, but management has no interest in helping with any issues.You are a number and a paycheck to them. Nothing else.

Why is Tim writing a review, he works in rental office, never lived here, staff is very rude and nesity u can call them white trash.They lie soooo much to residents, appartments are old and painted over mold, comunity mangers are scammers. Walter also is white trash felony maintenance supervisor.They pay employee and friends to write good reviews.

Refurbished units look nice but I was overall unhappy with my stay over the past year. The reasons? First, I had to call the police twice to get my upstairs neighbor to turn down the stereo at midnight that was blasting through my walls and virtually vibrating my 2nd bedroom Then, a water leak in the ceiling of my 2nd bedroom, which came in through the ceiling light initially, took over 6 weeks to repair as well as a number of phone calls. There was a need for extermination, I had german roaches in my kitchen and almost never cooked. I also had numerous problems with mosquitos and was bitten alive until I bought a mosquito trapper, which took care of the problem if I ran it all night. Its also a nightmare trying to make a turn out of the complex onto the major road if you are going north, give yourself at least 5 minutes, maybe much more, if you want to do that during daylight hours. Finally, the manager gave me a very hard time when I wanted to pay the remainder of my rent for my lease when I moved out 6 weeks early and return the keys (I moved out of the area), telling me there would be an early termination fee applied if I returned the keys at that time, even after paying all of the rent due. I couldnt get a straight answer even though my lease said nothing about that, Ill just chalk it up to a manager who somehow benefitted by having another unit rented for 6 more weeks. This is a complex that seems to have very high turnover, at least judging from the number of move outs in my side of the building, maybe you should think twice before deciding about whether to live there.
