We’ve lived here for over a year now. I’ve always felt like the office staff have been considerate and helpful. The location is great, so close to Walmart and UVU and the freeway. I really like that there are also a lot of little barn swallows that live in and around the complex, which gives a nice ambiance to the area. The apartments themselves are nice and have a good layout. Overall we’ve felt like we’re getting our money’s worth.
Canyon View Apartments is a great place to live. The staff knows residents by name and treats residents like friends. The maintenance staff is quick and competent. They are also really friendly. I live worry-free which is exactly what I wanted when I moved here.
This apartment complex seems nice at first glance. The floor warped on us within two weeks. Smelled like we had mold possibly. The bathtub never actually held water after they “fixed the drain.” Rent is 1000 a month for a us and we consistently paid 1250 because of all the hidden fees. Our move out just happened and we received a final bill totally 400 dollars in cleaning fees. Apparently in the beginning we didn’t have to put a deposit down because of our good credit so always pay a deposit or they will make you pay it at the end. They also just charged us for our community fees for a month and a half of 100 dollars. Basically to move out in the middle of the month we still paid full rent to the complex. If you want to know why your money is needed rent from a nice old man not this complex. That being said the ladies up front are super nice but the only thing good about this place. DON’T LIVE HERE.
We lived in Canyon View for about 18 months. The apartments are pretty nice and the staff is nice. They have lower pet fees than most complexes. Overall it was a pretty pleasant experience. They do make it really difficult to leave even when you out of contract. They require a 60 day notice. I would live here again if I had to but it definitely wouldnt be my first choice. A few complaints we had:1. Whenever something with wrong with the yard maintenance or the Vallet Trash service and youd bring it up to the office, they would tell us how it is a third party company that handles those. They also told us they would pass on our complaints and questions, but nothing would change nor would we hear anything back. The next time youd ask, they would say its a third party and not the complexes problem. My issue with this, is that they wouldnt take ownership. I rent and pay Canyon View, not all these other services. I didnt chose to hire those companies, they did.2. I dont feel like the prices for internet and pets were too bad, but I also felt like the monthly charges for the power, water, and gas of the clubhouse were too high!3. The maintenance team is very rude. We had a weird issue with our balcony door. The apartment building had settled causing our balcony door to become unlevel and not closing properly. When maintenance came to fix it, they felt the need to teach me how to close a door as if that was the problem. I am pretty sure I know how to close a door! The maintenance team also never really truly fixed anything. They would do the quickest fix possible no matter how terrible it looked.
The moment we moved in, we regretted it. Bugs come in every corner of the place. The hot water is broken after multiple Fixes and the rent is 1400$ after all the hidden fees. They told us 1105$. We went back to talk to the lady, and all of a sudden everybody was fired and replaced. Now its new management. Well see if they are going to fix this mess.SAVE YOUR MONEY, GO SOMEWHERE ELSE!!
We just re signed our lease here. Great location, and the staff is stellar.It’s nothing the complex can control, but parking can get a little tight at night time. The townhouse residents across the street tend to park in the Canyon View lot. Perhaps some parking passes could remedy/deter this?Our unit is pretty dang nice. I would consider the rent price to be appropriate :)
We moved in 3 yrs ago and I’m older and have rented many times in my life. Canyon View is by far the best complex I’ve ever lived in. The floor plans, are much larger than newer apartments that are being built today. I have lived in 2bed, 3 bed and now 1 bed since my husband passed away. The staff in the office have been amazing, the maintenance guys are the absolute best, and the response time is great! Denise has been so helpful and kind during some rough times. The biggest problem that people are complaining about is that they don’t read their lease details when signing, they have always specifically told me, with all 3 apartments the upfront costs. And after doing a lot of research, majority of all complexes charge for common area costs and require valet garbage pick up now! If I have any problem it is since carpets were replaced with vinyl flooring, it can get very noisy especially when the owner above you wrestles with their big dog. I’m having to leave next month due to some medical issues, but I’m hoping by next year I can move back in. The grounds are kept up beautifully, it’s very quiet for the most part. It’s been a great experience the past 3 yrs and I hope to return, I would highly recommend Canyon View! And it’s pet friendly which is great!
We are only living here for the summer, but so far I have been more impressed with this company than I have some of the long-term housing I’ve experienced. First good impression was when I came in a month after signing a contract and the staff remembered my name (this is a BIG place). And second, the size of the apartments are grand. I wasn’t expecting as much storage space and usable space as it has. They also look and feel nice, and our only maintenance request was fulfilled quickly. Also, despite the proximity to the freeway, that doesn’t seem to take away from it’s quality. Third, my husband really loves all the amenities—they’re probably his favorite part of living here. We haven’t had any problems with the pool being over crowded or the gym during our hours of choice. And the other residents we’ve met there have been friendly as well.If I ever need to look for an apartment in Utah Valley again, this would definitely be a location I’d consider.
🛑 STOP🛑 DO NOT MOVE HERE! PLEASE READ!! My wife and we’re lucky to only have a 6 month contract with them!! There are far better options then living at Canyon View right around the corner!!My wife and I moved in at the end of December. The first couple of weeks living here we noticed the smell of smoke throughout our apartment several times. When we notified the office they posted non-smoking letters on all the doors. We waited another week and still smelled smoke throughout are apartment. In fact it was getting worse! When telling them a second time nothing happened. Over the last 6 months we complained several times! Nothing was ever done! They never offered to move us apartments or any kind of compensation at all! For 6 months it smelled as if we lived in a Casino!! Completely unhealthy!!Upon moving in they told us our rent would be $1,090. That same day after we decided we wanted to live here they raised the rent $20 on our contract hoping we wouldn’t notice.They include a community utilities!!! Which will be about another $100 a month!! And they probably won’t mention that to you when signing the contract. Not only did they charge common area utilities. Over the last 4 months the common area was completely closed off to all residents. No pool, no gym, no office, no hot tub. But we still payed for it.They charge outrages cleaning fees!! We had an extremely clean apartment with no damages. In fact when we moved out we specifically asked about cleaning and filling holes in the wall. We were told all we had to do before moving out was fill in the holes... they said nothing shout cleaning. But when we moved out they charged over $240 for “cleaning fees” again our apartment was always extremely clean!Again right around the corner there are far better apartments!!When moving in- closets didn’t work, doors didn’t work, dishwasher was falling out of the wall, forget about figuring out the bathtub... things impossible.
We have lived here for 6 months now and are pleased. Maintenance tickets are responded to promptly and the office staff is always more than courteous. The grounds are kept clean and the neighbors are friendly and quiet. Great place for dogs as well.
Me and my wife loved living here. We lived in a 1b1b apartment which are really big and nice. Community is clean and office staff is really polite and good to work with. Whenever we had some issues with the amenities or the apartment services they were quick in fixing or providing with the resolution.
We really enjoy living here at canyon view. Always prompt to respond to any requests and my kids love the pool!
Ive seen a ton of complaints about things like bugs and noise and cold winters, but I havent experienced any of that, though I live on the top floor so thats probably a big part of the factor. Honestly, Ive had no unreasonable problems while living here. The only issue is the high cost; youll definitely be able to find cheaper options elsewhere, as the rent and fees have a tendency to slowly rise and quickly stack up.
My wife and I really have enjoyed living at canyon view! The pool and hot tub is well maintained, the work out area is great and clean! The trash service is awesome because they pick it up for you when you put it outside your front door. The maintenance team was always on top of it as well. Every time we had a maintenance request they took care of it very quickly, all we had to do is call in. The front office was wonderfully kind and helped us when we needed them. Also the cement paths throughout the complex are great to go on walks with your spouse and children.
I could write numerous things wrong with this place. But the most important thing I think people should know when looking at this places is how much they are out to take your money and have zero respect for there customers.They verbally attacked me when I gave them a 1 start review. I am your paying customer, I acted more like an adult and I’m more than half your age.You have to read every inch of there novel of a lease and you will still get screwed in the end.Live here if you want to throw your money away and be treated like trash.Never again.
The staff is super helpful. Our heater broke and Raoul showed up within minutes to fix it after business hours, very much appreciated. The location is great. The gym equipment can use some maintenance but overall the amenities are great. I would recommend it to anyone.
I absolutely love living here! The convenient location, staff, and apartment finishes are fantastic :) I seriously looked everywhere and was not able to find anything that compared. I had a small maintenance concern which was addressed immediately; I even received a follow-up call ensuring everything was taken care of. One thing I really love is not only was the leasing experience amazing, but the customer service is still outstanding! I would recommend Canyon View to my friends and family hands down!!
My feelings with Canyon View apartments have fluctuated to say the least. The apartments themselves are nice and reasonably priced, as well as the amenities included (when not overrun with children or inebriated adults.) However, the cons certainly outweigh the pros. The new management is pleasant and nice in every way possible, but what they have in manners, they lack in competency. Being from the east coast, I prefer the latter every single time. One legal obligation of a landlord is to maintain appliances that were previously on the premises and to handle any situation with mold. It took them over a month to fix a washer, which caused mold to grow. Not only a major inconvenience, but a health safety concern and something that could have been a major liability for them if someone got sick. For that month, we were only compensated $100. Lastly, their vacate notice is 60 days, which they can legally mandate, but the typical standard is 30 days, and the legal minimum would be 15 days. If you do not adhere to this, they are very strict and you will have to pay the consequences, which is difficult for most low income families and students who could plan to move in under that time due to circumstances. If you are searching for an apartment, Id advise anyone to continue their search and disregard Canyon view all together.

It has served me well in life. Now about Canyon View, I moved in on December 19, 2013. Am I going to move, not thinking about it seriously. My satisfaction is well founded because I treat my apartment as if I am the owner. The floor plan makes me feel as if my place is like a small house. The upgrades I have received make it wonderful to live here. The manager, office staff and maintenance are doing a good job. These apartments are not new and require some loving care. Management is taking it in stride and doing just fine. Thank you!
I have lived here for almost 2 years and I have loved it! The office staff has been so professional and responsive when there is an issue. I have been in 3 different apartments and all have been so clean when I moved in and look great! I would definitely recommend them to anyone!
Great location, nice pool and spa, good staff, maintenance people were fast, although sometimes liked to come into the apartments without knocking. Overall really good experience at this apartment homes. The only thing we really dislike was the fact that our apartment had no windows in the kitchen so every time we cooked anything, even a fried egg, will trigger the fire alarm scaring my kids and the apartment would smells for 2 days to whatever youve cooked before... I guess it was our unit that it was like that...
The charges from when we moved out was almost 2,000 dollars and our pet deposit and pet fee every month didnt cover any of that. Our apartment wasnt even a renovated unit Im guessing the amount they charged is was to renovate everything in the whole apartment even though there was just a few spots out dog messed up in the living room the rest was perfect. I would give it zero stars if I could. THIS PLACE IS A COMPLETE SCAM. DONT WASTE YOUR MONEY. You know a place is really bad when they have to offer people incentives just to get good reviews.
Ugh where do I start. New management is awful. We were about to renew our contract for a third year bc the place itself is decent for the price and the location makes sense. The website wasn’t working and our rent didn’t go through. We got no notification of this and got slapped with a late fee. Office told us if we tried again that day they’d waive it. Paid the full amount, fee wasn’t waived. We went in to discuss several times, each time ending with them promising to refund the fee. Today husband went in to talk with them, they argued and yelled at him for a good 20 minutes saying we made the whole thing up just to pay late. We’ve paid nearly 30k in rent in our total time here and I cannot believe they have made such a huge deal over a measly $100, and all because of an issue with their website. Just finished signing the move-out notice, we don’t feel comfortable continuing business with someone who treats its people like this.
Moving here way a pretty smooth process. They are very helpful and kind. Any maintenance problem that arises is fixed almost immediately. I love living here.
Ive lived at Canyon View for the last 8 months. Im going to list the positives and negatives about living at Canyon View, so you can make a choice if you want to live here.Positives: Close to Walmart, Easy walk to UVU if a student, Relatively cheap rent, Rent is the same price each month no matter how long your lease is (mine was 9 months), interior and appliances were nice and up to date, quick response time by maintenance crew if we had a problem, and garbage pickup was nice.Negatives: If you dont live on the top floor you hear every footstep of the people above you, I believe this was due to poor construction. We contacted management about this, but theres not much that can be done. Lots of sugar ants in the bathrooms and kitchen in the spring. Parking can sometimes be a issue, due to the people living at Lexington the townhomes across the street parking in our spots.
Apartments are nice BUT very very noisy!! You can here everything through the floors And walls! Very disrespectful people that constantly park in your parking stall And theyve made impossible to do anything about it! They tell you to have it towed off but you cannot it has to be manger. So if you pay out the wazoo to live here youll fight every day to find a parking spot here! All because the student housing people all park here And they dont live here!! And when anything gets done here it takes forever. Maintenance guys get job done decently in timely manner. The staff that used to be here was wonderful but recently everyone changed And is not at all good to work with!! I wouldnt recommend anyone living here. Youll never get sleep! Constant partying loud loud music and all in all rent a motel its cheaper And tons quieter
These apartments are amazing, since moving in I have had any issues resolved immediately. The staff is so nice and so are all my neighbors. It doesnt feel overpriced and the place is beautiful. Everything has been nicely kept and I plan to renew my lease when it is up.

Poor customer service. Staff are very rude and confronting. They have very sneaky hidden fees that will screw you when you try and move out. Very untrustful company. Would not recommend renting from here. You will get shafted.
I moved to Canyon View earlier this year from California for graduate school, and initially found quite a large departure in the kind of quality (in terms of facility upkeep, and customer service) that I was used to back home. Recently, Canyon View made some staff changes, and hired Matt Hoffman as the new Supervisory Maintenance staff. In the short time Matt H. has been here, I have seen a dramatic shift towards positive change happening all over (from communal spaces, to how work orders happen). Ours is a slightly older complex, and there are a lot of repairs that have needed to happen in my unit in the handful of months that we have been here- but Matt has made each experience smooth, efficient, and thorough. Really happy with all the hard work Matt H. is putting in to make this place feel more like home!
Canyonview has been a great home for the past 14 months. It has a great pool and BBQ area where we like to grill burgers and fish that we catch in the local mountains. The staff is friendly and when we have issues with appliances or anything, the maintenance crew is readily available to fix anything and everything!
I have lived here for over 2 years... and truthfully when I first moved in it was a nightmare. However, there is FINALLY a good management team! My work orders are always completed in a reasonable time, which did not happen before (I once had to wait a month when my oven broke...). The staff is super friendly and always wanting to help.
The gym equipment is regularly down and the property is littered with waste and construction materials. Maintenance requests take forever to be fulfilled (if they are at all), and office staff doesnt respond to emails in a timely fashion. The property and units could be nice if the staff performed their duties.
Weve lived here for a year and absolutely love it. Have never had a problem with the office staff or getting things repaired. Utility bills are reasonable - not sure what the others are talking about with their complaints about that. The outside of most buildings look a little dated, but my friends are always talking about how nice the inside of my apartment is. Also, cant beat the location.
My sister lives here and I think its a really cool place. They have a pool and hot tub and a gym room. Everyone who lives here seems to be really nice. Its pet friendly and right next to Wal-Mart. The only thing that sucks is they dont have a lot of parking spots for guests.

I live on sec floor. its very noisy, dogs are never stops to bark.i used to live 2 bed in different building. my roommate wanted to move from here thats why i got 1 bedroom here and I moved but that was my huge mistake.now I can’t leave till my lease done.
Lived here a month and it sounds like we are living under a herd of elephants. We are sick and tired of the noise. It is shaking our apartment. These apartments look nice but are cold and drafty and you can hear every movement from the people above you.
Great place and new owners have made wonderful improvements. The updated apartments are absolutely gorgeous with stainless steel appliances and faux wood flooring. Its walking distance to groceries. We love it here! My only wish is that the pool hours were open a bit later, my husband whom works off hours with his job wants to enjoy the hot tub is not around when its open.
My husband and I have lived at canyon view for a few years. During our time here we’ve had a few major issues. The first being, when we first moved in we were in an older unit. It was very outdated and had a lot of bugs. We called maintenance asking them to spray for bugs but never saw anyone so we ended up spraying ourselves.We then moved to a different building in a newly renovated unit. It was a lot nicer, no bugs and all of the appliances were brand new. However, after closer inspection of everything you could tell the renovation was done quickly. There were a lot of areas that were just painted over and looked pretty bad. Since being in the new unit we have had three different tenants above us (we’re on the ground level). The first two were never loud or disruptive and we had zero issues with them. Then the third tenants (current ones) moved in and from the first day they moved in, it’s been nothing but a nightmare. The first day of moving in they were moving things in, dragging furniture around and dropping boxes on the floor until 4 o’clock in the morning. Now, on a daily basis we hear them running around with their huge dog, making noise until 1 or 2 in the morning and stomping because they don’t know how to walk normally. We’ve complained to the front office several times and it hasn’t changed anything. We asked if we could end our lease early due to the noise and we were told WE would have to pay a ridiculous amount of early move out fees...even though we aren’t the ones causing the problems. So now we are forced to put up with the constant noise and continue losing sleep every night until our contract ends. Which is especially straining right now since I’m pregnant.Lastly, the parking situation has gotten completely out of control with everyone from the townhomes, on the south side of the complex, parking in the canyon view parking lot. Notices have been put on cars stating the vehicles would be towed, but it never happens. I actually heard someone from the townhomes say “they will leave a note but they don’t actually tow.” So tenants of canyon view are forced to park at another building and walk to their apartment. There should be a parking permit system and a tow truck going around nightly towing unauthorized cars. Luckily we have a reserved spot but sadly not every one does and I feel bad seeing people have to park so far away.In all, as long as you are in a newly renovated unit, you don’t have the tenants from hell above you and you have reserved parking, it’s not bad. It’s over priced for sure. Especially for a one bedroom apartment. But it’s Orem and right next to UVU so it’s not that surprising.
Been here for 3 years. Still loving it! Great location for families and students. Youre pretty much in the middle of everything. Staff is awesome and maintenance is on point. Highly recommend Pinnacle Canyon View!
Since new Management took over in December this place has been wonderful. Whenever I need someone from the staff to come and check out something like my window or my fridge it usually happens within a week, before I had put in repair requests that never got filled. The staff is super friendly and seems like they actually enjoy what they are doing. I would totally recommend living here to my friends looking for housing in the area.
I love these apartments. Fast maintenance. The office personnel, especially Jonsey, are always friendly and so helpful, that is such a bonus for me. You know whatever you need is going to get taken care of. I love the layout of the units.
We have had an apartment here for about 1 1/2 years and love it! It is one of the best values and nicest apartments in Utah County. Staff is amazing! Live here! Do it! Now!
Moved into Canyon View Apartments in June of 2017 and moved out August of 2019. We were moving from Las Vegas to Orem Utah as my husband took a different job with the United States Postal Service. The deposits were all mucked up when we were sitting down signing the lease. We spent an extra few days in our hotel room as the apartment wasnt ready. We had one problem after another shortly after moving in our fireplace was removed. Then we had issues with our hot water heater in August of 2018 after I had knee surgery and was not able to move around and we were without hot water for several days. Lived in the apartment just over two years. the apartment was being renovated prior to us moving in the floors were disaster the baseboards were never changed out the blinds were measured but they were too long the windows wouldnt open. The cleaning crew that was to clean the apartment before we moved in did a horrible job. Spent three and a half hours clean the apartment the day I turned over the keys. the apartment complex still charged us .over $400 for move-out costs. My advice to you is to think twice before moving in. Overall the maintenance crew was amazing and there were a couple girls in the office that were helpful otherwise a horrible horrible experience.
My boyfriend and I have lived here at Pinnacle for almost a year and a half. I dont know what some people are talking about with these reviews. We live in a 1/1 and my power bill is only $80 a month during the Summer (and were on the 3rd floor with vaulted ceilings)! If your bill is outrageous then its probably your fault. Yeah, the upgrades are a little annoying, but its extremely nice to see upgrades being made to the community and it not affecting our rent price. Also, the staff is really friendly! They have to abide by their company rules but everyone should understand that. We all have jobs. We all have bosses. The ladies in the office are very easy to talk to and be friends with, just remember that theyre people too. Give respect, get respect. The maintenance team is great (nice to look at too). With any place you live at, there will be issues. I would absolutely recommend to any of my friends or family that they should live here.
I moved in in November 2016. The apartment was dirty, the drawers and cabinetry were falling apart in the kitchen, the coils on the stove didnt work (I replaced them myself) and the hot water heater was blocked so that it flooded and didnt work property.My childrens rooms were 58 degrees at night with space heaters full blast. When they finally came to fix the heat, two months into winter, the maintenance personnel informed me that because I had turned the temperature of the water down on the water heater so that it wouldnt come out scolding for my children it greatly reduced the efficiency of the heating in the apartment. They recommended turning it back up. I ended up heating the apartment with the wood burning fire place, which would shoot cold drafty air down into the apartment through the chimney unless I kept it burning all night. This required me to be up two to three times the entire night so we could stay warm. When my faucet broke in the tub in my childrens bath, it took them four different times over the span of a month to fix it properly.The community is very loud, the police were called on more than one occasion, not necessarily by me, to deal with the noise. Also, there were constant vehicle thefts. Also, people would frequently smoke in their cars or outside our window and leave their butts on the ground. There was dog feces everywhere. My children couldnt play on the grassy areas because they were covered with dog poop. I reported the problem repeatedly to management, but they were rude and unhelpful.
I love living here. The management and maintenance are always so helpful and courteous. Grounds are always so clean.
I currently live at Canyon View, and I love it. I can always count on my work orders to be completed quickly, and I have yet to have them come back and fix the same thing twice. As difficult as it is to work around some of the property upgrades that they are doing, new surface for the parking lot and new roofing, they are still at least taking the time to make sure that the property is up to date and safe. Im not embarrassed to have people know where I live, because the property is kept in great condition, unlike previous properties I have lived in. Jonesy in the main office is so kind and always extremely helpful. We are coming up on the end of our lease and are planning on renewing and staying a bit longer because of how great the office and maintenance staff are.**Edited for spelling
My fiance and I have been living here for 7 months. We love it! Most apartments in Utah county are extremely expensive, they are small with awful floor plans. Canyon View however, offers some of the lowest prices in the market! The floor plans are amazing, even for the one bedroom apartments! Each apartment has a layout that will fit anyones needs, and they all have large windows that will let in lots of natural light.The management staff here are amazing! Most problems you present are fixed within 24 hours, weve never had to wait more that 48 for a fix. They are all very nice, and willing to help. You should definitely live at Canyon View!
I think the new management avenue 5 has done a great job to help these apartments. I only give the apartments 4 stars because of the price. Otherwise, its a convenient place to live--next door to Walmart and the freeway, gym and pool access. The inside of the apartments are newer and cozy, which I like.
Canyon View Apartments are great! Their new management treats everyone here like they are real people and not just a paycheck. If I ever need anything fixed in my apartment, the maintenance team gets on it really fast! The pool is great too, perfect for my little family!
PLEASE READ THIS REVIEW BEFORE RENTING!Im not impressed with this place at all, my boyfriend and I have been living here for about 7 months, and the rent is outrageous, when we first moved in the light in the dining room did not work, the back splash in the kitchen wasnt even put in, the walls have this gross yellow stuff coming down and the flooring/trimming was not done correctly, they decided to do roof work and we live on the 3rd floor, my boyfriend works nights AND went through back surgery, the doctors said in order for him to heal correctly and fast he needed as much sleep as possible, so they are constantly banging around, making it impossible for him to sleep, and the Manager was not helpful.. I wouldnt recommend this place to anyone. And on top of all of that, they have sent people in to change out our water heater (Something we DID NOT ask for), and he is unable to sleep due to the noise and they have literally taken up the entire apartment, we had bugs infesting our apartment during the summer and it took them 3 weeks to try and take care of it, our AC went out during that time and it took them over a week to get that fixed now it is louder than it ever was.. Their Newly Refurbished apartments are a joke.
The apartment complex itself is nice. Management is terrible. Lost checks, slow repair service (1 month after our request) to our washing machine caused our machine to mold, they are still updating the website to make it user friendly. Who knows how long that will take. Overall, very displeased with the way the management handles most situations but the complex, swimming pool/grill area is definitely a plus.
I have loved living at canyon view! It’s a great location and it’s safe. Orem is expensive in rent so be prepared for that here at well. We have a little dog and these apartments are pet friendly which has been nice. The staff is great and if there is any problem with your apartment, maintenance come fast and fixes it right up. They are always improving the property which is nice but can also be a slight nuisance but in the end I feel like it’s worth it. The ward is great but it’s not a super social community so if you like being left alone it’s pretty nice.
EDIT: The terrible old management is gone, and good riddance. The new management is much better, and they actually care that you enjoy living here, and dont see your existence as an inconvenience like the old management did. I am giving it 3 stars because even though the management is much better, its still pretty overpriced for what you get.Avoid this place. This is literally the first negative review I have written about anything. Avoid this place.Way too expensive, and they dont enforce any of the rules. Wild parties in the pool long after it has closed, and there is dog crap everywhere.To top it all off, we discovered a mold problem in our apartment. It took them four days to do anything about it. Once they looked at it they offered to move us to an upgraded apartment for the same price. We accepted, and they moved us to an apartment with a broken oven, toilet, washer, and air conditioner.They dont care about you. They care about making money, and thats it. Dont live here. Go elsewhere.EDIT: it has now been a month since we told them our washer was broken, and yet I am writing this from a laundromat. Thats the kind of service to expect here. Im not paying such a crazy high rent to do laundry at a laundromat.
The office has been very helpful, I have been able to walk to school and not deal with parking, and the maintenance staff is amazing. They have been very helpful with accommodations with my service animal.Other than the hot tub being closed for the last month for grill construction it has been perfect.
So I will try my best to give a completely objective of Canyon View Apartments. After having lived here for 2.5 years, I cant say it wasnt good for at least a good portion of the time here.Pros:- Decent gym- Nice pool and hot tub- Timely service requests- Decently sized apartmentsCons:- Poorly maintained apartments:- The vinyl flooring is pealing up around the edges (showing what looks like to me to be damage to the sub flooring underneath).- Im not sure what the counter tops are made of but they are horrible. Chances are you will have parts that have been damaged by previous tenants, and again has damage in places around the edges. Also with stains in places.- Cabinets are basically raw particle board on the inside. If there was ever anything wet put in them by a previous tenant, they will be damaged or even possibly moldy.- The appliances are very old. The dryer takes multiple cycles to actually dry anything and the washer will make your clothes smell bad. horrible stove tops- Half the gym equipment is constantly broken- Dog poo everywhere in the grass- Unhelpful management (will be friendly to your face and then do nothing to actually help you)- Expensive- Trash all over complex- The freeway is very loud if you ever open your windows- Poorly insulated windows and doors (high utility bills)- Bad neighbors. (Out of the 10-12 neighbors we have had, there have been about 6 that have been very frustrating to live by)- I know there are other things but will end the list hereOverall this complex is not very good. I would have given 2.5 stars if possible, but considering all the negative things I decided to default to 2 stars. Are there worse apartments out there? Yes. Are there better ones? Most definitely.
My fiancee and I have lived here for 6 month now and We love it. The managment here are incredibly nice, helpful, and fast to take care of any issues. This one of the best places Ive lived.

I was bullied into paying over $400 for the repainting of a room that just needed a 3 inch by 3 inch drywall patch. (Which was actually a $900 job on the bill and they “did me a favor” by only charging me half) The front office claimed that the work was done and there was nothing I could do but to take it up with billing. I called billing and they scoffed when I explained my situation, saying that Avenue 5 would not even consider reducing the amount owed. Neither billing or the front office was willing to help me out. It seems that ALL customer service goes out the window when you’re no longer a resident. This type of predatory behavior will only hurt the company in the long run.
Me and my husband live here currently and are really wanting to move. I was just told if we renew our contract most likely the price will go up. In my opinion it should go down if anything. Our apartment had some flaws i didnt expect when we moved in such as: carpet coming up, chipped counter top in the kitchen, and in the bathroom permanent stains on the counter. We were told our lease would be nine months and its a year. We were also told we would get a little bit of a discount and we didnt. So if you do move here read the fine print BEFORE you sign anything. The pool in my opinion needs to be cleaned more often in the summer and kept up better. And in the winter they didnt shovel the walkways as well as they should have. I agree with what other people have said its hard to keep this place warm in the winter because the doors are not properly insulated so cold air comes underneath them which is frustrating. I do feel they are overcharging for what it is because i have looked at way nicer apartments for the same price as I pay here with better amenities as well. Hopefully this will give anyone a heads up before they choose pinnacle canyon view apartments!
The place was bad at first but then they started getting new management and these new people were much more competent than the last group. However, now we have some BS annual apartment checks? What is this, school campus housing?? To top it off, i called and asked when ours would be and they said between 9am and 5pm tomorrow. My wife and I both work.... They give us last minute notice of this crap and expect us to be ready for it. The week of Christmas of all weeks. Complete idiocy. Our heater has broken multiple times, windows and doors arent sealed correctly so cold ass air breezes through all day and all night. Horrible place for the price. And now rent is due by the 3rd instead of the 5th....they charged us late fees for two months without us even knowing. Just a bunch of a-holes working here.
So many hidden fees, and oh so many broken appliances. I truly loved the place until I realized how much they just dont care about their residents. My advice...youre better off elsewhere.
My husband and I moved into the apartments for a 2 month lease since we were selling our home and waiting for our new home to be finished being built. Because of timing the sale of our home and move in date of our new home, we literally only lived there for about 3 weeks out of the 8 weeks we paid for. When we received our final bill after moving out, we FULLY expected to be getting money back from a $200 pet deposit that we paid. Only to find out that we would owe them close to $90. They nickel and dime you for things. They charged us $20 for paint touch up when I know they didnt have to touch-up anything. We were charged for a carpet cleaning. The carpet was in better shape when we left than when we got it. There were loose nails and some debris on the floor. We even have a carpet cleaner that we used to clean the carpets where we saw that they needed to be cleaned when we moved in. We were charged for a light cleaning even though they told us to do a light cleaning when moving out, which we did. There were other charges on the bill that said other charges that they couldnt give a firm answer as to what they were.When I asked and complained about the paint charges, they told me that that is the minimum they can even put in that slot. So even if they didnt do any of those things, they would still charge us for the phantom cleaning and paintless job. Of the $3400+ that we paid for 60 days, youre telling me that we still owe you $90? Absolutely ridiculous.
I have had great maintenance every time I had an issue. At move in there was a a kitchen drawer that couldnt be opened due to it hitting the oven door, it was replaced with a different style oven the next day. When my dryer broke they checked it the next day and since it couldnt be repaired it was replaced a day later. The apartment is so nice, I love it here. My only complaint is that I cant sign in to the resident portal (since the recent management change) to see how much I owe for sewer, water and dumpster fee.
I will give this review for Jonesy. She bent over backwards for us multiple times to make sure we were taken care of. Whenever we had a request, she did her best to follow up and take a personal interest with us. Maintenance gets to you within 24 hours and leaves the work order for you to approve. The renters market in Utah Valley is a tricky one but this place doesnt have anything to hide. All of the expenses are transparent and up front. Apartments arent always the most easy place to be but they make it as pleasant as they can. I have lived in several apartment complexes and this management made the difference. If you work with them, they will work with you.
Every single day I regret signing my lease here. There is no insulation in the walls so during the winter youre forced to turn your heater up high, I have had so many issues with my water/water heater, management has lost a few of our packages, I have found so many bugs inside my apartment, they overcharge for utilities because youre forced split the water cost with everyone who lives in your building, there has been construction going on outside my window for months that has woken me up early every morning, and the list goes on. Dont live here, the cons greatly outweigh the pros.

This place is an absolute joke. If you absolutely love paying incredible amounts of money for crap; being treated like a nobody; hearing neighbors party until 3:00am and have the management tell you, Theres nothing we can do about it (of course we called the cops, but even after 5 instances of partying, cops cant kick someone out of their apartment); parking only in compact spots; stepping in dog poop everywhere; having management paint over BLACK MOLD that was there before you moved in; being charged extra in any way you can be; freezing your butt off in the winter because of faulty heating and being told, Buy a space heater; and/or smelling marijuana throughout the day and night and again having management say, Theres not much we can do about that; ..... then Pinnacle Canyon View Apartments is the place for you! Come on down today and theyll take all of your money faster than you can say Is this the ghetto?
I moved into Canyon View towards the end of June. Visiting the leasing office and working with them was nothing but a positive experience. They were all very friendly and welcoming.They are also very responsive to maintenance requests or issues with the place. I submitted a request yesterday to take a look at a few things and Eric came over this morning! He was very friendly and quick to fix my issues.Rating this 5 stars because of the positive and friendly attitudes they all have, and their quickness to address issues. Im excited to live here for the next few years!
The management is great! Friendly and fast with getting you what you need. Always available. They care about the residents and taking care of requests with a smile! The maintenance team works hard to get everything done around the complex and apt issues are fixed in a very timely manner. The facility is clean and the gym is kept nice . The pool area is also kept very nice. Good location next to freeway and easy access to everything plus you can walk to Walmart and centerpoint church :)
I have never in my life dealt with a more unprofessional establishment. This place is an absolute nightmare. To start, the new management team has no idea what is going on, besides Britton. They are extremely inconsistent, and each individual will tell you something different. They are not on the same page on any level. My lease ended in February, and we went into the office in December to tell them we will not be renewing, and will be leaving at the end of our lease. We asked who we should give written documentation to, and they told us they do not need anything in writing unless we wanted to terminate our lease early. Come January, we get a notice on our door saying we had not renewed our lease, and that we will owe full rent for March and April. They said we did have to give written documentation that we will be leaving at the end of our lease, even though they would not accept it when we tried to give it to them back in December. After complaining numerous times, they said we would no longer have to pay for March and April, but we would still have to pay until 30 days from that date, which did end up being weeks after our lease was up. They then left an eviction notice on our door, after we already paid the whole month.Additionally, plan for your rent to increase significantly each month. My rent was supposed to be just over $1,100 each month. Do plan on having high utility bills because their windows are poorly sealed. I always paid about $200 in utilities on my own (I keep my apartment at about 70 degrees), however, they also added in utility bills onto your rent bill apparently each month. So, I had my base rent of $1,100, and then they their own utility bills of over $100+. So, they would bill me over $1,200, and then I had my separate utility bills of about $200. Each month I ended up paying about $1,400. At the end of my lease, they tried to tell me that I had not paid my utility bills in months! I showed them all of my receipts, so they apologized for adding extra utilities onto my bill. They said they would reimburse me, and I have yet to see that..Additionally, plan on having cleaning inspections with 24 hours notice. Mind you, they did this just before Christmas, so many residents were already out of town. They left a list of cleaning demands, which were at higher expectations than the apartment was upon move in. The letter threatened that we would be charged if the apartment does not meet these requirements.Also, they apparently lost their copy of our key, so they would never fix any of our work requests. Our dryer did not work ever.Every person I have ever spoken to from the new management is extremely rude, besides Britton. They will talk down to you, and not do what they say. Please save yourself the hassle, and do not live here.
If you want to have rent go up every month from what was originally agreed on, have ridiculous community fees and dumb charges, and have them not tell you that you don’t owe something until it’s already paid so they have to send you a check in the mail... rent here. One bedroom apartment for $1260 a month when originally it was $919. Not worth it at all.
The new management has been awesome! Super caring and helpful and when something needs looked at or fixed, they get right on it.
I have been living here for about 5 months now and absolutely LOVE it! If I were to recommend where to live in Utah County it would hands down be at Pinnacle Canyon View Apartments. The apartments are clean, kept up to date, and do not need repairs. They have awesome maintenance and amenities. The manager and girls that work in the office are so friendly and willing to help instantly with any problems or concerns. All my neighbors (old or young) are really considerate. One of my favorite parts about it is that they keep the grounds really nice and pretty. Pinnacle Canyon View Apartments are located really close to Walmart and I-15, this is super helpful because I dont need to go far for groceries and being close to the free way is nice because I work in Sandy. The only negative thing I can think of is that it was really hard to get in because they have so many people moving in that sometimes it is hard to get in the building or on the floor that you would like.
The apartments are no where near as nice as the management would like you to believe they are, dont be fooled by the model they will show you. The apartment complex is overpriced for what you get. There is also a lot of crime in the area, cars constantly had windows broken out and once there was even a car abandoned in the parking lot without wheels. When my wife and I moved out we wanted the management to explain what was required for us to leave, twice we talked to them and were not given the truth, we had extra charges once we moved out because of things that were not resolved that we were never informed of. There are better places for better prices in the area, even though it is close to UVU it is inconvenient to get in and out of the area.
Great location, (right behind Walmart and close to the freeway) friendly staff and maintenance. Quiet neighborhood with community events.
My husband and I lived here in a one bedroom-one bath renovated apartment for a year. Our apartment was renovated brand new right before we moved in, and it was nice, if you didnt look too close. It seemed like a very rush construction job. The flooring didnt match up to the baseboards in several places. There was paint splotches all over the floor and lining the carpet in the closet (making it very rough). Also we were told that our cupboards would be dark colored and our counters would be light as it was in the renovated apartment we toured before moving in. We were surprised to find that it was the exact opposite in our apartment. Apparently there are two different renovated color schemes so make sure you know which one youre getting, and you dont plan on it looking like one you tour because it could look different. Additionally, the washer and dryer were not new as promised and were covered in yellow, but the maintenance quickly replaced these for us which was awesome. Any issues we had at move in (besides the rushed construction which we couldnt do much about), maintenance was very quick to respond and fix for us. Which is a plus, but I still dock one star for rushed construction.Besides the construction, it was still a much nicer apartment then where we came from and we did enjoy living at Canyon View for the duration of our stay. The management was always friendly and maintenance requests were always smooth. Management would send a text to follow-up and make sure the maintenance request was done to our satisfaction and I really appreciated that. The hot tub was almost never occupied in the winter and me and my husband loved going there and having it all to ourselves (unfortunately, the hot tub would not stay warm through snow storms or heavy cold winds but for the most part it was really nice).The washer broke near the end of our time there and they replaced it and the next one seemed to be starting to have the same problem so maybe the washers they put in there are cheap, but we didnt stay long enough to see if the second one was broken for sure or not. We just did regular wash in it so I dont know what was the problem there.As far as noise levels, our apartment was right above the pool area and we could hear the trucks come in and out of that side of Walmart early in the morning and obviously, the pool area was extremely loud in the summer, but since we didnt have any children, it wasnt too much noise that we cared. We were on the third floor so I couldnt say much about neighbor noise. You could hear people walking up and down the stairs outside the apartment so the apartments were not super sealed, but again not a big deal for us with no kids.My last note to mention that brings my review down to three stars, is that the move-out costs were a little ridiculous. First of all, they are behind on billing you common area facility utilities by over two months so you cant just expect the last months bill but the bill for the last few months for utilities when you move out. Additionally, I asked the office what our potential move-out costs were before, and they said if we cleaned the apartment good then we would only be charged for carpet cleaning (because we have a pet which makes sense). So we scrubbed that apartment for a full day and we still got charged $80 for cleaning. We should have not even bothered! It was a waste of time, energy and money for cleaning supplies. So that was frustrating. Additionally, they charged us for four hours of repainting when we didnt even put any nails in the walls! There was literally no blemishes in the walls from us because we hung up all our pictures with those command poster things that come right off and dont hurt the wall at all. The only thing I can think is that they are charging US to fix the spotty paint job they did when they renovated the place. Im honestly not sure, but we had to pay $400 after moving out so just be aware that its probably way more than youll estimate for.To sum up: Great management, iffy apartments, move out sucks.
Pinnacle Canyon View Apartments is a NIGHTMARE. The only good feature is the convenient location. I have never lived anywhere worse. The maintenance and management does not call back and rarely picks up the phone. So, if you have an issue, you have to call at least 5 times for anything to happen. The model condo looks NOTHING like the actual condos. The maintenance is TERRIBLE quality and they use the crappiest materials so things break and fall apart frequently. DO NOT move here. We have had flooding from faulty pipes, MICE, mold & so much aggravation. Save yourself some trouble by going elsewhere.Even though we called the Pinnacle Staff as soon as we saw the flooding from a neighbor above us, it took hours for them to do anything. Our table was stolen while we were drying out our home. We were not given an option to stay in a hotel while our wet home was dried and partially recarpeted, instead we had to live in the chaotic mess of fans & incomplete carpeting for a whole week. Also, we would always find cigarette butts in the playground. We could always hear college students throwing parties & their echoed voices late at night in the halls. Not a good place for families or really anyone who wants a quality place.

The ladies in the office are personable and nice and the clubhouse is nice; if I ever utilized it much. Ive only been here for soon to be 4 months and it seems if it isnt one thing, its another issue being had in our apartment. I feel for the amount being paid in rent and mandatory valet trash, problems would be more quickly taken care of. It takes a day or two to get your request answered, and then another day for it to be resolved. Sometimes a couple of processes for the same issue. The plumbing and appliances giving out make me get the inkling Ive been signed into a lemon lease.Getting a call back to messages left with the office are very hit and miss too. Im riding out my lease at this point.
Changed my review from 4 stars to 1 to reflect ongoing issues.When we first moved in 3 years ago our AC worked fine. Maintaining a constant 68 to 72 degrees, which is where we usually had it set. Eventually after almost 2 years it started to go out, we notified management and they had it replaced stating it needed to be anyways, as they were replacing all units throughout the complex. Once replaced (would have been around August of 2017) It worked great. Again was capable of keeping the 2 bedroom apartment cook even in blaring 90 degree weather. Winter comes and goes. Spring rolls around and its noticeably warmer at night. The AC seems to have trouble maintaining what its set to, always ending up a degree or two higher than what it is set at. We notify management, they have people look at it, claim to fix it and call it good. (Keep in mind its still early/mid spring and there are colder nights) So everything seems fine. Another warm week comes and the same issue with the AC persists. We notify again, they send someone again, yet the problem continues to persist. It slowly continues to build as we move into summer. Leading to this, me sitting in my apartment at 7:30 this evening, with my AC set 70 degrees all day. Yet its 78 degrees in here. Thats without cooking mind you.... Just had someone out yesterday from the AC supplier who said its working fine. Said it must be the sun heating the apartment as it sets. Another side note, even after the sun sets the ac takes well into 2 or 3 AM to cool even just by 3 or 4 degrees...?Just really weird how this wasnt an issue before, that the AC was competent enough to keep the apartment cool the other summers. But now after having well over 6 visits of maintenance and the AC supplier, we are still roasting in our apartment while we try to get to sleep.We are done trying to fight it and plan to be out once our lease is up.

Know that most of the 5 star reviews are from people who were bribed by this company. When I went in to put in my 60 day notice, they had acknowledged that they had bad reviews, and were willing to hand out gift cards to people who came in showing that they put good reviews. Take the good reviews with a grain of salt. This Honestly the worst place Ive lived. I have had some very fortunate places but this was on the bottom, way on the bottom. I was very excited to move in after seeing the example house which is very well kept up and nice. We had asked if we can see the room before we sign the contract and they said that they are unable to show it until we move in. We trusted them. Big mistake. We moved in and the place was alright but nothing like what we saw and for the price we were paying. The windows had a missing screen with parts of the blind broken. The carpet was disgusting. The garbage disposal smelled horrible and on and on the list went. It was liveable, but again nothing like what they showed us and the price we were paying was not up to par with the quality of the apartment. We were told to write a work order, which we did, on everything so we wouldnt get billed for it. We were told that we should have someone come by to fulfill the work order within about 10 days. Never heard from them. A couple months passed and we filled out another work order. Again nothing. My wife and I at this point just sucked it up and kept going. Then time comes by for us to move out, we get everything in order, pack up and leave. They tell us that they need our address to send us our deposit. I asked if they could just direct deposit it. They replied saying that they are unable to which made zero sense until I realized they do that so they can email you the total BILL of everything you originally put in the work order that never got done!! I got a bill for $465.08 and thats including the deposit I would be recieving. They are charging $365.00 for new carpet which I would understand if we were the ones who caused it. The missing screen, the broken blinds, damage to things that were already done, but because they somehow didnt have our work order on file, that they assume we did it. I cant believe how unorganized this company is, and then go out of their way to charge you for all of their mistakes they made! Im currently in the process of getting this revised but no matter the result my review will stay the same. Again Ive never had such a bad time and have never felt so screwed over from renters. If at all possible spend your money elsewhere, cause this company is full of idiots and crooks.
Ive only been living here for a short amount of time but I love it here! Perfect location for UVU, freeway, and walmart. The girls in the office are so kind and helpful. I think the part that impresses me the most is their maintenance team! When I moved in I had a few issues with my shower and water falling in the floor in the kitchen and this handsome worker named Raul Bello came so quickly and was able to fix these problems. I think Im in love.
I have loved living at Canyon View. I love the pool & bbq area & the staff has always been very friendly. I only give it 4 stars because they messed up my contract at the beginning but they did everything they could to fix it and were very helpful the whole time.
Lots of things I did not like about this place.1. Lots of hidden fees2. Nickel and Dime you3. NEVER PICKS UP THE PHONE4. Dont come do work orders5. Dirty when we moved inOver all dont waste your time and money, go somewhere else.
I really like living here. The only thing is that I think its expensive and they arent very good at being quick with maintenance. You will call in and theyll say that theyll send someone right away, but that hasnt happened yet. Weve had to call many times just for one quick fix. I love that there are washer and dryers in the apartment already. I just think its too expensive though. Its a great place, but our carpet had stains when we moved in. I would like to stay another year, but I dont want to pay $1200+ just to have two bedrooms. Its not really worth that much.
Nothing but good things to say about this place. Theyve been understanding and really nice the year and a half Ive lived here. Great place to live. The location is very convenient right next to walmart and UVU and frontrunner is a walk away.
I wish I could give zero stars. These people are AWFUL. The ladies at the front office are extremely rude & not helpful. Heard them talking about me in the worst way. There is dog poop everywhere, and the apartments (2) I toured were messy, floor boards never been cleaned and saw cockroaches. Very unprofessional.
The staff is really friendly and only want the best for you! Me and my wife bought a house so we are moving after a year and a half living at canyon view. They were so nice about us leaving and really were professional in understanding that life happens. All in all they are expensive but with that expense comes security and a great location for students at either Uvu or Byu. It is walking distance to Uvu which has saved up some parking at uvu.

I hate it here.Weve had a broken dryer, AC unit, and window that they claim theyll fix every time we mention them. Weve been here for over a year and the only thing theyve fixed is a door hinge.The prices are stupidly high for the poor quality, and the extra charges are far worse than other apartments Ive looked at.
Rating has gone from 1-star, to 3-stars, back to an indefinite 1-star rating. Our overall 2 year experience was terrible at this complex. Terrible neighbors, overpriced units for what you get, and AWFUL management. A new manager was hired the last few months of us being here which helped a little bit (thus the change to 3-star) but we got a debt collection call this morning saying we owed money towards the complex. However a check was filled out, and sent to the complex, and cashed, and even shows on their own website in our account that it was paid. And yet their staff is so incompetent to even check their own records properly to see this. I do not recommend anyone live here, ever.
