I have rented from Simply Homes close to 8 years and they have always provided great service to me and my family.
A great group of people. We rented from them for 2 years. Maintenance was top notch. No problems.
There website is kind of glitchy, when you try to search for their available properties they rarely pop up, lately they havent had anything to rent:(
Horrible company. They show up without notification and look through the house. They take a week plus to get stuff fixed and do not respond in a timely manner.
Horrible company, along with the workers. nobody responds to any calls or texts, for days i have tried to call once a day to find out information i need about my home and yet nobody has picked up the phone. have had multiple problems w house as well and nobody ever gets back to us about it. do NOT RENT WITH THIS COMPANY .
First off, let it be known, you cant post without giving at least one star, otherwise Id give ZERO STARS!At first when we moved in, we had excellent service on the phone and e-mails. Then after 6 months, cant get anyone to call us back or answer e-mails. It take a MONTH AND A HALF to get any maintenance work done. Fence was barely hanging on, took two or three calls and that doesnt include e-mails. Was worried that with the right gust of wind the fence would blow down on top of the kids that play next door. Hail knocked out one of our windows to our sun room back in May, WE JUST GOT THAT REPLACED! When we first moved in and had an issue with a leak or anything, the next day if not the same day, someone was out here to fix it. Didnt matter what it was. Then they tack on the $25 monthly maintenance fee and their service goes to crap.I will never rent from them again!
This is the worst house I have ever rented. They dont care about there renters. I just moved in on 9/25/2015 and cant wait to move already. Just got a letter stating they are adding a 25 dollar fees for maintenance each month added to my went. My bath tub dont even hold water. I have a fire place they wont let you use. And my bath used to be a jetted tub but that dont work and they will not fix it. That was one of the reasons I choose this house.
I called 10:30 am on Saturday to the emergency number to explain my garage door was stuck up and for them to come fix it. It has been over 48 hours and no one has showed up yet. I will never recommend this agency for rental home. I own 2 houses and my tenants never have to wait emergencies. Someone could break in my house since there is entry to my home from my garage no lock on door anything could have happened these last 2 days putting my kids and children at risk. I am so done with this company.
Told about maintenence fees only after paying my deposit for the lease, resulting in higher than advertised rent... Even though doesnt seem like they maintain their properties, so what is the fee even for? Read on for details... I reported my back door falling off twice (once it fell on one of my dogs) and someone came to hang it up like I had, but didnt really fix it to properly attach it. Was also told my cabinets would be re-finished before I moved in. Lower cabinets were definitely not. I had to tell them, they sent someone who stained them, but didnt come back to seal them. They left the lock box on the house for over a month. The stain rubbed off on my clothes, my son, my dogs, and no one came back to seal them properly. I reported my glass shower doors were loose on the track. Seemed like a hazard with a child in the house. One day the glass door actually fell off the track while I was running the shower, puncturing a metal can of shaving cream which exploded in my tub. Luckily no one was in the tub at that time seeing that the door punctured the metal can, and luckily the shower door didnt shatter, and I hung it back up myself. There are holes in the outside siding of the house, the front porch light does not work even though Ive changed the bulb myself. The basement toilet didnt even work when I moved in, it flooded. The hot water didnt even work when I moved in. I reported that my bathtub faucet still doesnt work, I have to continue to turn it hotter and hotter while showering to keep the water warm, until its all the way on the hottest setting, then it runs out before I am through. I have gotten letters from their 90-day inspection because I had to take out my bathroom wastebasket trash and sweep my floors, wash off my sons washable bath tub play soap from him playing in the tub, or I would be evicted. I got another letter recently that I need to trim/weedwhack the weeds in my backyard better and be re-inspected by them. Yes, there are some, but I am a disabled single mother teacher who works full time and does my own lawn work. Ive in and out of the hospital/treatments this summer. I ALWAYS pay my rent on time, never had such harassment and disregard for requests by a professional rental company, especially for such a high rental fee on a home ($1300/month). The neighborhood is OK, my neighbors have been understanding for the most part/helpful but I would NEVER recommend renting from Simply Homes. Ive owned my own home and rented homes, and this has felt like they ONLY care about the money, are invasive, and borderline harassing.
BED BUGSWe broke our lease with Simply Homes in 2013. We lost all our furniture and basically left with just our clothes.It was a nightmare.I would do it again. I post this every once in a while to warn people. Stay away. It was a nightmare.and I personally suspect it is the reason my daughter got cancer.Bed bugs are a serious issue in Omaha. And I would especially warn you to stay away from this a real estate company called Simply Homes.We rented a house from them on Rambleridge.It was infested with bed bugs which they *knew* about because they made a point to have us sign a form that acknowledges its free of bedbugs at the beginning of the lease. I never dealt with bed bugs before so I didnt think a thing of it. but the first clue is they had diatomaceous earth powder everywhere. hint.. diatomaceous earth doesnt work with bed bug. nothing does short of BURNING THE PLACE DOWN.. ...MY kids began to get bitten up. I bought every kind of bed bug spray you could think of...nothing worked. I literally bubble wrapped all the bed rooms and mattresses with plastic sheeting to keep my kids from getting bit.It was a freaking NIGHTMAREWe broke the lease and had to throw out *ALL* our furniture. I had to chase people away from our furniture pile because they wanted to take the practically new furniture...I had to finally put a sign saying dont take...bed bugs.They sued us for the remainder of the rent, but I would do it again.I would chew my own foot off the get away from bed bugs, which is basically what I did. We lost some nice pieces.But bed bugs? >>>shudders
Can honestly say renting a house from these people is a nightmare. Good luck having anyone pick up your phone calls when you call them. They never reply to emails. I had well over 5 major things wrong with my house right off the bat. They started charging me a 25 dollar maintenance fee a month which I asked what it was for and they said cleaning the AC, gutters, and other random things. Guess what hasnt been done a single time yet, yup all those things they said they where going to do. On top of that they tried increasing my rent 150 dollars if I renewed my lease even thought the lease said I could renew 3 consecutive years at the same rate. Anytime I needed to do any paperwork I literally had to drive to their office because anything I sent by email or fax would magically get lost. I decided I didnt want to have to deal with them anymore and am moving out. Oh and btw theAmanda Oneil 5 star post on this page is from an employee from them. She showed me the two houses we looked at from this company. Obviously Simply Homes is a company with no integrity whatsoever.
My experience has been awful. My manager quit the week after I moved in and it has been horrible ever since. The home was infested when I moved in. Numerous large issues were reported but never addressed. They are charging me an outrageous amount for rent and maintenance fees. Mold throughout house that has been an issue they have been putting off for months. Structural issues. Now im moving and the fees to fix this rundown house are my responsibility. Mind you I have reported every issue. Dont rent from these people.
When I first moved into my Simply Home property, I had amazing service with the scheduler, property manager, receptionist and many of the staff. I absolutely loved it. After a few months of me moving in there was a discrepancy on my account and the staff were awesome. They straightened it out and were very helpful. My property manager changed without me knowing and no one updated me. Being that I understand things happen, I didnt charge it directly to anyones neglect. Then my property manager was changed again, without me being updated. The first 10 months of living in the home were great. I had excellent communication, timely call backs including responses to emails. Then things started to go down hill. My property manager did assist me when I changed jobs and my pay dates changed of allowing me to make payment arrangements with me paying late fees. Maintenance was horrible. I called and sent in requests by email, which were not attended to. I had a maintenance request that I submitted in June of 2016 and it was not completed even upon me moving out. They, however, still charged me a maintenance fee every month, which was ridiculous. I had to contact them in regards to my final move out balance since I hadnt received any letter concerning fees and I had to email for that. I had given my property manager a forwarding address and I havent received anything. The fees for moveout were outrageous and I have never in my life seen so many overcharged expenses. My moveout expenses were over $1000.00. Theres absolutely no way. I liked the house I lived in but I was told that it was overpriced for what they were asking for rent. I think these people are absolute crooks.
I lived in one of the apartment complexes they own and let me say It was a total nightmare dealing with this place. My apartment manager told me to be out mid April so she could move someone in, in May i got out the first week in April surrendered my keys and knew Id have to pay for April well things fell thru on their side and I ended up having to pay for April May and June even tho I didnt live there. Was told thru corporate that if I payed $8,000 I could get out of my lease. I was planning on staying till September and then breaking my lease but again my manager told me move out by mid April she would have someone in by May 1st and then bam I ended up paying 3 months that I didnt live there so I was just out $2,400 ridiculous never dealing with this company again
Waiting for a refund, now no one will return my calls, operator giving me go round. BAD BUSINESS!!!
