Weve had Rants be our property manager for the past 20 years. We just sold our rental property, but want to give Rants a shout-out for providing two decades of stress-free management. They kept us informed, picked a long-term tenant for us in a somewhat unusual single-family home, and made our out-of-area ownership of our rental property pretty easy. Highly recommended!

We pay our rent in person every month because we enjoy interacting with Romy at the front counter. She is fantastic with customer service and we are glad she is back. It makes a tremendous difference - the personal connection - for us. Ive personally rented from Hometown Property and the service from Rants is far more personable and straightforward. I’m not a tenant, but I had a schedule appointment to look at a place in June. They told me that they were not showing it until June since there was tenants living in there still. Then I noticed that they took the ad down the next day. I called them to see if it was still available and they told me that they already rented it out.
My mother was looking for a rental and they are the worst people to get a response back from. She was in a time of need and was frantically looking around for a spot to call home. She is so hesitant to contact other agents thinking they will ignore her like these people. Learn to answer back Logan. On time. You are in this business so you shouldn’t be having problems doing so. 👎🏽👎🏽
We rented through the Rants Group both times we lived in Washington; they were very helpful, fair, and responsive to any issues we had with the houses. Would definitely rent from them again! Great experiences both times!
We rented a newer property from the Rants group in May of 2019.First they will absolutely nail you with an $800 non refundable pet fee and then in the lease they will get you for another $500 in non refundable fees for your security deposit. Anyways, We moved into the home (military family so sadly had to rent sight unseen) that we were told multiple times had never had any cats living in. Well there was a very strong cat urine smell in the upstairs bedrooms that got especially bad on warm days. Contacted management and was again told there had never been cats so it cant possibly be cat urine I was smelling. Cat pee has a very distinct odor as it is. After a little more investigation come to find in the upstairs bathroom vent on the floor there was a ton of cat litter, dried cat feces and urine stuck inside the vent. So that was circulating in the air in the home for several weeks. As well as several spots in both bedrooms that stunk horribly of cat urine. Management did clean the HVAC system but I was told they would only replace the carpet in ONE of the bedrooms so which one was the worst. Once the carpet company came to pull up the rug what was underneath was DISGUSTING. the baseboards were totally ruined from cat urine as well as the padding underneath and it had soaked into the floor. With one room being that bad you would think that they would change the carpet in the other but nope, we had to live with it for a little over a year and mask the smell as best as we could. I personally wont be recommending The Rants Group to anyone. Especially during move out when the new rep in charge of our property would never even bother to give you a call back. Even after several voicemails.
My experience with the Rants Group was very positive. Mine was a lease on a single family residence in the South Capitol neighborhood of Olympia. They were receptive to service requests; communicative with matters concerning maintenance of furnace filters and protecting outside water pipes from freezing. When I purchased a house five months short of the term on my lease they were diligent in finding a new lessee thus saving me months of paying both mortgage and rent. They were very transparent about people coming to view the house. I hope being a first time home owner goes as smoothly as it did being a lessee.... So far, *not* so good. Not even two months in and I already have to replace the side sewer. Bummer.
Not ethical in the handling of deposits and ignore Washington State law. Erroneous charges and do not bother to respect the 21 days for returning the deposit. This is way too prominent of a company to play ignorant to their obligations, and they do not seem to care at all about their violations. Be prepared to see a courtroom if you want a deposit back from these guys.Not to mention a base 500 nonrefundable fee on top the regular deposit and terrible communication and lack of follow through!!!
We consider having Teri Haglund as our property manager a great blessing! She is absolutely wonderful and keeps us in the loop whenever needed. We have a number of high end homes and we have the utmost confidence in her. She does an amazing job keeping all of our properties rented and is on top of the maintenance needs as well. Without her help, we would not have rentals! She is the expert in the field!

The living experience as a tenant in our SE (neighborhood) was great. *Let me preface this with Logan was a shining light at THE END of our experience.*BUT, the customer service of Teri from Rants Group was a nightmare. From her emails with a condescending & rude tone to simply being the epitome of poor management. We rented for 2 years and literally had to maintain our professionalism when responding to her.From day 1 onward:1 Teri sneakily conducted a group house tour prior to us moving in. She failed to share that it was a GROUP showing to all 4 potential renters. Everyone was in the dark about the contestant-game style showing, by the way. 🧐1a Teri loves to interject, “We don’t work on weekends” with every email that permits a simple ask that has zero to do with weekends.2 Our hot water heater burst, water everywhere, in October 2018. Teri showed up to our home (unannounced) and lied to my face that she couldn’t get in touch with the Tech. to remedy the problem. For 2 days?! My newborn son, wife, in-laws & I were stuck without hot water for 2 days. How do I know? When asked on the following Monday afternoon, the water heater replacement tech/team confirmed that he was never contacted by Teri over that weekend. Teri chose being frugal to save dishing out OT money over my family’s comfort. 😡3 Teri never admits when she’s wrong. Narcissism, ego, and pride rule out tenants.4 Teri micromanages ALL maintenance requests. No matter if they’re received by the Admin. Assistant. She will email you back an authoritarian & snarky reply. 🙄5 Teri only gives directives in a rude & condescending tone via email. She is not open for a collaborative partnership. 🧐5a Teri disguised a tenant checkout meeting and showed up to the house with the new couple that would be moving in the following week. When we specifically asked to wait until our items were moved. A clear & deceptive setup. What’s the purpose of (two) check-out meetings? 🤨5b Logan did refund us the “cleaning fee” we were unethically charged. The lease states that tenants must clean the home before vacating. Cool. But, it doesn’t state that you’ll be charged $225 for a friend of their Office to re-clean your home AFTER its cleanliness was already approved by the property manager during checkout. 🤔6 No matter if you complain about lackluster customer service, The Rants Group doesn’t care. It’s all about the numbers and money at the end of the day. Hence, why Teri is still employed by Rants while being locally known for her unprofessional customer service & awful communication style. Professional development training is necessary! There is a common denominator in why all of these 1-2 star posts for specific Rants Group staff throughout the years are all in unison. 🤔

Rented from Rants some years back. They trumped up a bunch of false charges to try and bully us out of even more money, just like an organized crime outfit. Had a lawyer tell them how the world actually works and never heard from them again. Incompetent and ill intention-ed. Proceed with caution.
Darrell McQuiston became our agent when we were desperately looking for an apartment on short notice. While we are Oly natives we had been living out of state for nearly 20 years. We contacted two well known Oly real estate agents whom were also long-time family friends. Shockingly, neither returned our requests for assistance, nor reached out to the member of our family whom they are close to to see if we had landed somewhere. Nothing. We ventured out on our own and met Darrell when we asked to see one of Rants Group properties. While the first property wasn’t ideal, Darrell mentioned a few other alternatives, called the owners and made arrangements for us to view them the same day and the next morning. Darrell was eager to help us find a good fit and was willing to work with us on the financial end which was crucial - as well as our 3 day window. Darrell actually cared and proved it! We will continue to look to Darrell & Rants group should we move again in the future.
The Rants Group has really done well for us. So much so, that we hired them for our property management after being a tenant at one of their buildings. They are on top of everything at our complex. They advocate for both the owner and tenant for what is fair. Becky is especially great and thorough. I highly recommend them.
Read the fine print! What you think is a security deposit for the property is a hold deposit. Meaning once you have provided those funds, if you do not proceed with leasing the property, they will keep the deposit. In our case, we lost out on $1500 because we ended up not relocating to the area we originally thought.
I wish I could give a zero. Melissa was great, I wish she was the agent for the property we were looking into but unfortunately it was Darrell. Never returned a single phone call so we had to be lucky enough to get him at his desk, rude, unprofessional, raised the deposit at the last minute before even processing an application so it was obviously not credit related, then at the last minute stated no pets on the property because of new carpet even though we were upfront about our two cats coming during the entire process. Zero communication with the on-site manager who was just doing her best as Darrell decided to change everything at the last minute. It was obvious to me he wasnt interested in my business and I recommend never signing a lease with this man.

There is a reason Rants Group only has 3.3 stars. Do yourself a favor and NEVER rent from them. Theyll illegally keep funds from your deposit. I escalated my issue up to Pat Rants who took a week and a half to respond and then offered me no assistance. They are not customer friendly and will take advantage of you! Off to small claims court we go! So unfortunate considering they could have solved this easily. Horrible place to do business with!

The Rants Group has managed my property for almost three years. In that time I have been extremely happy with the level of service and professionalism I have been shown. I had the opportunity to work with the Rants Group as the POA for my friends estate. The Rants Group managed a small commercial building in Olympia for me. I worked with Darrell McQuiston who efficiently set up the account and made changes when unforeseen circumstances required the changes. Darrell helped me with all aspects of managing the building so I was able to monitor from out of state. When a tenant issue was brought to my attention, Darrell worked with me to address the issue and was professional and respectful with the issues.We then contracted to sell the commercial building. Darrell coordinated the contractors to help the building have better curb appeal, and added his coworker Carolyn Graden as a co-manager/broker who helped coordinate the sale with the tenants.Both Darrell and Carolyn responded quickly to my inquiries and addressed all concerns I have had.
From the beginning of the process through the end, Cameron was very helpful. He was always available to answer any questions we might have and made the process very easy as we were preparing to take on our first commercial site. I went through three commercial real estate brokers before I found Cameron Wilson here at The Rants Group. Cameron was great. He helped me find exactly what I needed, both in my price range and with the right amount of space. This is the first time Ive leased commercial property so having someone who could explain the process, answer my questions and be patient with me was awesome. I would never rent from anyone else. They dont drive you nuts with any inspections while youre renting from them. Just left a property managed by rants where I resided for 5 years & it was super peaceful. I, honestly, dont know if Ill get my deposit back but... they were nothing but professional & super on top of fixing anything that broke.

I was in a bad spot and couldnt find anyone that would let me rent a place. Rants group was amazing. They had me in a place within 3 days. Quick to answer questions,worked with me during hard times and very respectful staff. Id definitely rent through them again in the future.
When I first applied for a unit, they unexpectedly sent me a notice that my hold was being cancelled because they never received my deposit. It wasnt until I sent them screenshots of every email confirmation/receipt I received that they admitted it was their mistake, and they barely managed to fix it in time. Before I sent them the proof that they also should have had access to, they were prepared to take my unit from me AND not refund me my $1000 deposit. I wanted to be understanding because getting a new complex set up is A LOT of work. However, the property management, Teri, is laughably unprofessional, noticeably stressed when dealing with tenants, and obviously has too much on her plate. She should either get an assistant, or find a different line of work, because dealing with her as a landlord is a comedy of errors.
Cameron Wilson made the transition into a new commercial building flawless. He answered any and all questions we had and was always available. I would recommend Rants Group to everyone!
Highly recommend their property management services. Rants group was our property manager for over 7 years. Darrell McQuiston was very professional and quick in resolving any issues or concerns, which we greatly appreciated especially when we had a strict HOA. He did an amazing job at finding great tenants and worked hard to insure there was very little to no lapse between tenants. When we were ready to sell, Darrell made the transition very smooth. They returned our property to us in pristine condition (only cosmetic issues that they took care of) and recommended a great realtor that found a buyer within two days of listing. Being a military family that moved a lot (including overseas), we had peace of mind that our property was being taken care of. We are so appreciative of all the hard work and professionalism that the Rants Group Team and Darrell McQuiston provided through the years.

I reached out to Cameron Wilson on a couple of locations I was interested in seeing in downtown Olympia for my new office space. He got back to me within 24 hours and shortly after I was able to see those spaces plus 2 others he thought fit my profile, all in 1 hour window. I made the decision and within 24 hours Cameron had drafted a LOI for me to review and sign, sent it over and we had a lease contract ready. Within a week from starting the process I had keys and was moved in.Even though the first set of keys didnt work, I still give the service 5 stars as Cameron re-cut keys literally immediately! A pro who understands the speed that business moves. Id definitely work with him again.
I just moved in and I cannot say enough great things about Teri! She has been great to work with. Every time I contact her with some minor annoyance she is very responsive. Additionally Tony, who I will assume is the site lead, has been great as well. So glad I rented thru The Rants Group!
I would give them a zero if I could. Terrible customer service. Weve been dealing with a leaking roof for ten years and still not fixed. Now the problem has spread to other parts of the roof and is only getting worse. It smells like a swamp in one of our bathrooms, black stinky water pours in whenever it rains. Two walls and the floor are stained brown. Who knows whats growing behind the walls? Shame on you!
My experience has been lousy at best. Darrell is unprofessional. My wife and I were trying to coordinate a walk through for a house we were interested in renting in a nice area and blew us off on a couple of occasions. Call it what you want but we both got a sense of some discriminatory behavior.
I am beyond disappointed with Rants. I transferred my property to them a few months ago after a bad experience with hometown property management. Rants did not bother to look at my property before agreeing to manage it. When I asked them to have some siding replaced they finally went to the house (3 months after assuming the contract to manage) and came back with multiple things that needed to be fixed. I agreed and was happy to pay to have the repairs done. However, Rants now wanted an additional 10% to act as general contractors. When I told them that I would rather just hire a general contractor they asked to terminate my management contract. This has been going on for weeks. Ms Haglund is not responsive and is not helpful. My tenets move out In 2 weeks and Im stuck trying to deal with a lackluster and unresponsive management company. Would not recommend.** update- after I asked rants to provide their request to cancel our contract in writing, they have refused to answer any of my emails. They have not returned my tenants deposit or my management fees. Their behavior continues to get less professional.
I definitely DO NOT recommend this property management firm. They allowed my home to be trashed by the renters and then did very little to restore the property upon the renters departure. The renters had extra people living in the house and non approved pets, the property manager did nothing to correct this situation. My rear door was literally so water damaged that it was falling off the frame, however the prop. manager had no intention of repairing these damages or even notifying me of the condition of the property. Luckily I was in town and able to see for myself the damages. The property manager was actually showing the house to prospective tenants in this trashed state. Several thousand dollars later my house has been restored to its pre - Rants state. DO NOT use this company. I wish I knew of a good property management company, but from the stories I hear everyone in Olympia seems to be a bunch of crooks.
Wow! I thought I would leave a quick review sharing what a great job Cameron Wilson does, but it looks like everyone else beat me to it! I guess he is a popular fellow. Well, the praises are well deserved. I couldnt agree more with all of the good things everyone else here is saying about him. He really does go the extra mile, and then some, to make sure that his clients are taken care of. He really does care about the people he is working with and the job he does, and that makes all of the difference. Plus he really does know what he is doing. All that to say, I cant recommend him enough. If youve got anything that you needs related to commercial real estate Cameron is your man.
We have been using the Rants Group for many years. Darrell was a great mediator between the renters and myself. When our last renters moved out, Darrell was able to get our home ready for market and rented within a very short period of time.
We moved out of a property that was managed by them due to military orders. They refused to do a walk through with us due to our agent being on vacation, then when we finally got our deposit statement they charged us 250$ for light bulbs and batteries and 350 for cleaning after already making us pay a 400$ fee for cleaning when we moved in.
Great company, very transparent Lisa Barker is an excellent rental manager. Prices are fair. On the pricier side.

If I could give them zero stars I would. I am currently living in one of their properties in Olympia, WA. I recently had a conversation with the manager of the property my fiancee and I are living in. I had two simple questions about some drama going on in the complex over a fellow resident double parking and blocking others from needed parking space. My questions were very simple and could have been answered within a short 5 min conversation. Instead when I needed some clarity on the conversation he and my fiancee had had earlier that day, I was met with unprofessionalism and a condescending tone. Not only did Darrell McQuiston fail to listen to my concerns, he also blew everything out of proportion and proceeded to blame me for the reason why he has to get involved in the situation. I tried to clarify with him multiple times that all I wanted was some simple questions answered and that it was not my intent to ask him to take over dealing with it, I also NEVER said in our conversation that he should take over. But, honestly, why shouldnt he take over, it is his job as a property manager, this is a chronic problem that has been happening for over a year and it has never been dealt with. I am highly disappointed with the unprofessional customer service provided by Darrell McQuiston and had expected a much more compassionate response. I would not recommend renting from Darrell, if this is how he deals with all his Tennants. This was not a short lived experience, not only did he threaten to start towing cars, he also said that it wouldnt be good for anyone in the complex if he got involved, which just does t make sense to me. If a property manager gets involved because of a chronic issue making everyone unhappy, it should fix the problem, not make everyone more miserable. It sound like Darrell McQuiston does not want to do his job.
Everyone in the office was very polite and helpful all the time, rented from them for nearly two years, property manager Darrell was not helpful at all, rude, and very negative. Would avoid being helped by him at all costs.
We have been renting from rants since 2013We had a lease, 2 years ago our fridge went out that raised our rent 100 per month. Than stove went out a year later ( current now they raised our rent 200 dollars starting December 1st. Who does that around holidays ????
We are filling a complaint against Teri Haglund who works at The Rants Group for her extremely unprofessional and poor service which caused my family undue stress and forced us into an unexpected and unplanned move. From the moment we paid the first months rent, Teris attitude and treatment of us completely changed. Any request for repairs or issues found in the home were met with rude, unprofessional, and eventually untimely responses. For these and the specific reasons listed below,1)The carpets were not cleaned as stated, at least not to any acceptable standard. The pictures we took on June 26th 2015 (move in date) show the dust/dirt/dogs hair collected from our initial vacuuming. Teri told us the carpets were cleaned and ready to move in before we signed the lease. Our furniture was shipped from Korea, so we had to sleep on the carpets prior to our furniture arriving. Our son who was 16 months old at the time, spent most of time on the dirty carpets.2)We gathered two big bags of dog feces from the back yard which was potentially harmful to my 16 month old son.3)My 13 yr old son¡¯s room¡¯s window screen was broken/bent before we moved in. We asked Teri to fix it but it took two and half months to be replaced. Teri sent her contractor but instead of replacing the bent screen they simply tried to bend it back into place. Teri finally said we had to wait for Jennifer (contractor) to return from vacation, that was on July 2nd. I emailed her on July 25th to see if Jennifer was back but got no reply from Teri. I asked her again on Sep 10th, she finally told me she would send Jennifer to replace it but we needed to pay for all the cost. For the entire two and half months which was in summer my son¡¯s window was rarely open because if opened bugs/flies/spiders came into his room. I asked Jennifer when she finally came to fix the window and she said they went camping for only a couple days not two and half months.4) Dish washer was broken before we moved in and it was finally replaced a month later. On Oct 26th 2015 we simply asked Teri to have someone come over to take look at the electric system because of repeated circuit trips and power failure for our safety. She did not try to help us as always but in turn sent an email asking us to move out ASAP. The relationship with her has failed by far. We pay rent and all utilities on time and we have a good relationship with our neighbors, we did not break any laws or the house. The way Teri solves problems is unprofessional and discourteous. We are not the only family that has complained regarding her behavior and unprofessional attitude. The work order guidelines from The Rants Group website Teri did not follow it at all. The Rants Group rents homes in Lacey/Olympia, many of which are military families, its very disappointing that she provides such poor and un-accpeptable service. We are filing this complaint in the hopes that our military families will be treated right.
The Rants Group is the most unprofessional property management company I have conducted business with in over 10 years of leasing without issue. The property manager I worked with, Darrell McQuiston, was unhelpful and rude. It would routinely take multiple phone calls to reach him or hear back; his email responses were mostly unintelligible due to a lack of grammar or use of full sentences; he made several mistakes on the first two drafts of the lease documents I was given to sign (name, rent amount, and security deposit all incorrect) that I discovered last minute; gave misleading information about the property upon both move-in and move-out; and when asked a question about payment receipts, raised his voice and began name-calling over the phone. My experience with the Rants Group was honestly so terrible that it was the deciding factor in why I chose to move as soon as my lease expired, despite not having any problems with the owner of the property, whom I frequently had to contact when I could not reach Mr. McQuiston about a question or concern.Now 6 months after I thought my business with the Rants Group had concluded, Darrell McQuiston is threatening my family with collections for an unsubstantiated and illegal charge that came long after my tenancy had ended, due to what he is calling a mistake on his part. It is unbelievable that after all this time, the Rants Group is still trying to make money off of me, but now by using Darrell McQuistons incompetency as a property manager as their pretense for doing so. I would warn anyone that is still considering leasing or renting through the Rants Group to be careful and document everything, because their underhanded and unprofessional conduct may end up costing you in ways that you could never anticipate.
We had a chance to Deal with Mr> Cameron Wilson to find us a location for our office, and he was professional and fast in getting what we need based on our planned budget within two days,good company, best professional people and right now we are looking for other location for one of our new business field and guess who is looking for us???!!
Avoid Terri Haglund. She is incredibly rude and unprofessional. She is literally the rudest person I have ever rented from. It is very clear that she doesnt like her job.

I think this company could be less about themselves and more about the customer. Why do I have to place my work order online and not over the phone all because I have a certain property management person? That is ridiculous. It takes longer putting in a request online then calling it in. What is the receptionist job then? Whatever it is maybe I need her job since it entails so little then I wouldnt have to work hard for my money.
