I recently asked to have a internet-enabled thermostat put in my unit, and Leon promptly responded. Unfortunately, he found that there was no power getting to the new unit as a wire had been cut some time before. After consulting with Karen, an outside contractor was called in and the problem addressed. The new thermostat is now in, and the area around it has been patched (the new one is smaller than the old). Thanks to Leon, Karen and the whole team. Another very good response to a problem!
Downstairs 8 year old neighbor plays the piano around 2 hours a day - literally sounds like shes playing in my apartment. have been complaining for a year and nothing has been done, her keys arent dampened. with the rent im paying, i would not recommend this place for a second. otherwise nice building.

Ive been wanting to write a review for these guys for a long time. Maynor and Leon from the beginning were awesome and super helpful. Both 5 star plus. Today, I had an issue with kitchen sink disposal apparatus, and Frank fixed it in literally 10 seconds (5 Stars plus ). Knowledgeable, courteous, smile on their face. Cant ask for better service.
We’ve lived in the building for close to 2 years now and have had a few issues with this and that in the apartment, but the maintenance crew here are AMAZING and have made them a none-issue that same day. Yesterday we had a water pressure issue and Leon and Faysal Fixe the problem in 15m. They’re were courteous and professional. Thank you, guys!
Great neighborhood, great staff. Amenities are a little old, AC is inefficient, but staff are fast to respond to any problems. Very good for families with kids. Love this place so far

My husband and I have lived at the Avalon for nearly 6 months now and have been so impressed with the service and the people. When you live at a complex like this, you pay a premium for high quality service and thats what we have received from day one. Andrew was incredibly helpful from start to finish for the rental process and made everything so easy. I also wanted to give a specific shout out to Maynor on the maitenance team. He has been incredible with every repair service weve requested, even the ones during COVID - hes always willing to go above and beyond to ensure were satisfied with our apartment. He also always greets you if you pass him in the halls which goes such a long way to making us feel like were a part of a community. If there was a 6th star, Id give it to Maynor and this maintenance team! I couldnt say enough good things about the team here.
Very good and fast service
My maintenance guys are amazing. Maynor and Leon did an awesome job fixing my maintenance request for things broken in my apartment. They were professional and friendly especially in these trying times where people are a little standoffish due to corona. They wore mask and gloves and took the proper precautions I truly appreciated they help.
I moved to the Avalon when I sold my home a few years ago. I was intending to make this a one year stay, but I feel very comfortable here and now I am too spoiled to leave! The people who work here are just wonderful, always smiling, always willing to help. Todd, Andrew, Leon, Maynor, George and everyone on the team are top notch and keep this facility clean and well-functioning and with so many rental units that is quite a task, especially given the extra work required to disinfect everything during Covid19. I see people cleaning very early in the morning and know how much care is being given to keep everyone as safe as possible. I am loving this community, and for this submission I was asked and would love to share my great experience with Maintainence at Newton Heights. I have been living here for few months, and always had maintenance order responded quickly and effectively. All maintenance staffs and management are very friendly since the move-in days, and I became friends with everyone and know them on first name basis. This community is very relaxed, and family based, communication style with maintenance is open, respectful, friendly, and with a touch of character. The crew definitely knows this place, and I always had satisfactory outcome and prompt response time.I also lived at the AVA Theatre downtown Boston, which is also a very nice place, the two communities have very different styles. When working with maintenance there, the outcome was equally good. I find it is more relaxing and laid-back at Newton Heights, this is exactly what I was prioritizing for this move especially for our new born.Keep up the great work!I read some of the previous reviews addressing rent increase below, the increase was also quite significant for my AVA theatre district lease renew. I would recommend Avalon HQ/platform to provide more pricing flexibility to local management offices, the pricing pressure is high, and there are plenty competitions around this location. I did plot out price curves for various AVA comminuties, Id say the model was pretty generic! So, strongly recommend to provide more leverage to local offices and allow them to work with their community better to improve tenant retention, after all, we are not all data and models, have a human touch.
My experience with the Avalon Maintenance staff has been positive. Whenever I have had a maintenance issue, the staff has been quick to respond and repair the problem. Maynor, Leon, and Alfredo have always taken the necessary steps to make sure repairs are done expediently.

We enjoyed staying here after moving from out of state. The only reason we are planning on moving is because of the neighbor downstairs. We have enjoyed our time here. The location is great and convenient to restaurants and Starbucks. There is alot to do in the area and the office runs activities as well around holidays. For example, they have a cookie decorating coming up for kids around Christmas.Maintenance is great as well. We have worked with Leon and Maynor and they have worked quickly and efficiently. The staff is all very helpful in dealing with and questions or issues that may arise. Overall, the experience has been great.
Emilio, the head of maintenance, and his crew are excellent! Emilio goes out of his way to help the residents. In this day and age it is unusual to find people like him. He even helped us on his day off when I ran into him in the lobby. We had no way to get a very large futon into our apartment and he brought it up for us expecting nothing in return. When we tried to tip him he said he isnt allowed to accept tips. He helped us knowing he was just helping us out. Being senior citizens we really appreciated his help.The location of this apartment complex is terrific! The apartment is large, comfortable, and clean. The leasing office with Caitlin and Andrew is warm and friendly even after you move in. The concierge desk is a great touch! Mary Carol, Robert, Quincy, Diane and Judith who run the desk are all terrific. Everyone here at Avalon has gone out of their way to help us. I misplaced my apartment key and Karen came up to help me out. Love the garage parking. We are very happy we decided to move to Avalon at Newton Highlands!

On Saturday of the holiday weekend my air conditioning wasn’t operating properly. I called the office and within 10 minutes Alfredo and Jose were at my apartment repairing it. Excellent service.
I was very impressed with how Avalon handled my maintenance request. Maynor and Leon have been especially helpful, going over and above to make sure I was all set. Even following up to make sure everything was to my liking. Overall, the maintenance department is a major benefit to living here and special thanks to Maynor and Leon! They do great work and are very responsive!
I had the pleasure of living at Avalon for over a decade. A serene location with a super friendly staff who always went out of its way to ensure a comfortable living. I cannot say enough of how helpful the staff was when it came to resolving maintenance related issues. It was done with efficiency and care.One of the staff members at Avalon, Mary-Caryl, always lightened up my day with a warm greeting. She was a true team player who took great personal interest in the well being of the residents. Nothing can be match that.Avalon defines quality living. Will I ever return to Avalon Newton Highlands. This apartment complex is truly a luxury complex. I have lived in many apartment complexes in my life. This one by far is the best. In fact, this is the second time that I have lived at The Avalon at Newton Highlands. We loved it here before! Our love for this apartment was a driving factor to bring us back here. Along with the lovely town it is located in, the grounds themselves are beautifully maintained, and the building itself is always in tip top shape. Like I said, this is the second time I am living in this complex, the first time that I lived here everyone that worked here did their job, and the place ran smoothly. The new staff here is beyond amazing. Mitch and Jason, in the leasing office, went above and beyond to make moving in as simple as possible. I would not have been able to do it without them. Along with a great leasing office staff, the maintenance and concierge teams are always around to help in any way possible. After meeting us just once they all remember my name, my mothers name, and my dogs name. They always say hi to us, by name, and ask us how we are doing, when walking through the property. I could go on and on and on about what a wonderful place this is to live. We could not be happier with our choice to move back to the Avalon at Newton Highlands.
Go somewhere else! Not worth the price and management of this place is the absolute worst.I will start with the one good thing – maintenance guys. Always nice, always professional and come to fix things the same day (the one star is for them).Other than that, this place is old and things breaks down pretty often,They did partially renovate the apartments over the past year (and installed new kitchens which is nice), but over a span of 4 days, we had to be out of the house during the day, and it was a mess.Apparently the apartment next to us wasn’t renovated (I guess the tenants did not allow the maintenance guys to come in) so they renovated that apartment after the tenants moved out on a SATURDAY all day.When we called to complain – no one cared. No one got back to us. And we had to endure renovation noises on a Saturday form 8am to 5pm.When our lease was up, they raised our rent by 17% (INSANE). We negotiated it down to 10% but after some thought, decided it is still a lot to pay for this place.We tried to further negotiate with management, tell them that even 10% is a high increase (on already high rent) and we are a young couple, no kids or pets, clean tenants, and they could care less.They said this was the market price but that was BS. Apartments in our building identical to ours were on the website for less.When I told them it’s not fair that we have to pay more than new tenants – they simply said “it’s just business”They pretty much count on the fact that people don’t want to go through the hassle of moving and will extend the lease at any price.Well…. after we gave the move-out notice, our apartment was available on the website for $110 less than the lowest price they quoted us.Had they given us this price, we probably would have extended the lease (thank god we didn’t), but instead they have to get the apartment ready for new tenants and rent it for a lot less.And as of now, 3 months after we gave our move out notice, the apartment is still vacant and $100 less than what they quoted us.I guess they were sick the day they taught ‘business’ at business school.And then at the end to remind us again how bad they are - we reserved an elevator for the move a month in advance and were assured its been done. Then on the day of the move, of course it wasn’t reserved, and we had to go the management office twice to get them to do it (while the movers were waiting).The bottom line – this place is not worth the price, and management is just awful. They really do not care at all about tenants or customer retention.There are much newer apartment complexes within 1-3 miles radius (including a brand new one a mile down the road) that offer A LOT more for the same price.
We have lived at Avalon Newton Highlands for a long period. It is truly a blessing to have the service team around who are always ready to help in an efficient way. Maynor especially tries to fix our problems to the best of his ability and makes sure everything is on the right track. We appreciate his politeness and support! Cannot get to their website, very interested in the property but no page ever loads using Google, Yahoo, or Bing. I also tried just typing in the URL but that did not load any information either. Looks like a great property but seems like they do not want to be contacted. Would love to know more!
Just had an excellent experience with Avalons Service people (Brian and Bruce). I had a difficult plumbing problem in the master bathroom. It required a lot of work; but these guys responded with speed, thoroughness, care for the work and for the condition of my unit, and complete professionalism. I could not be more pleased with how this matter was handled, or more grateful.

Moved into Avalon about two weeks ago and have had to contact the maintenance team on two separate occasions to fix minor issues in my apartment. The first time, the team responded in 1 hour; the second in 15 minutes. The service has been prompt and the team is super friendly and efficient. Both of my issues have been resolved and I am a super happy resident. Special props to Maynor of the maintenance team for his hard work and friendliness!

Fortunately when I needed maintenance I been able to have my requests done almost immediately, Im am grateful lately I am very pleased to have Leon and Maynor take care of my needs very quickly.
We have currently lived at Avalon Newton Highlands for almost a year. With spic and span environment, a 24/7 plowing team and most importantly the supportive staff, we would like to stay. We had been looking to transfer to a loft apartment after the current lease is due, which was not available at the point we started the search. Thanks to Courtney, Bill and Mitchs extra efforts, we obtained one after another residents ending lease. Courtney tried super hard to keep an eye on the apartment availability list every single day for us while Bill patiently showed us other optional layouts. Moreover, our kind handy Brian is willing to put in extra time to get the loft apartment renovated and ready earlier than scheduled so that my parents will be able to help us move before leaving town. Brians help means a lot to us. What a blessing to have these people as family in the community! They work for your needs and concerns and indeed think for you. We feel safe and embraced here at Avalon Newton Highlands, which we call home.
My wife, son and I moved into Avalon Newton Highlands four months ago. There are definitely some downsides. The rent is a bit pricey and some of the other residents can be quite loud. However, we cannot say enough about the staff who are wonderful. Katelyn L was our initial contact and she was fabulous and always responsive. We moved to Boston from the west coast and Katelyn would often go to the apartment to take measurements for us so we knew what furniture we would need to put in storage. Since Katelyn left, Courtney has been our primary contact in the front office and she is also wonderful. She listens to our concerns and makes every effort to resolve them quickly.We have had a number of issues requiring maintenance. The maintenance staff, particularly Brian and Bruce, have been outstanding. They respond within 24 hours (often within an hour) to the problem, are extremely competent, and very nice. We have never had a problem that they were not able to resolve quickly and efficiently. This often makes the difference between living in an apartment you like and one you cannot wait to get out of. Brian and Bruce are also very personable and my 2 year old son loves to see them. While this has nothing to do with maintenance, it makes a big difference to our over all experience in a very positive way. Avalon should make sure they keep these two on staff!
My wife and I would like to thank the many employees who have taken such good care of us in the first four months--Brian and his maintenance team, Mary Carol, Courtney and Karen. They make everyday here a joy, and we are happy to be living here.

Great personality for dealing with the residents and their concerns.I would be remiss if I also didnt mention the front office staff of Todd, Bill, Courtney, and Mary Carol(if there are others, I havent met them yet). Theyve all made my transition to Avalon very smooth. I very much enjoy stopping by and chatting with them, whether for a package pick-up, maintenance concern, etc. Great team that ANH has assembled!
Hajrudin A, a great dude, help us a lot, and very polite at the same time. Not only fix the dish washer, but also helped many other things, right after he is done with our stuff he went right to another persons house to fix leak. Over all, a very hard working man.
Maynor, Hajrudin, and Leon, from the maintenance team at The Avalon At Newton Highlands, came up to my apartment this morning to repair a few items in my home. They came in a very timely manor after I submitted the request through the online system. While here they were courteous and respectful to both my mother, my dog, and I. They repaired everything. I am extremely happy with the service that is offered at this fine establishment.

I’m been living at Avalon at Newton Highlands for one year and the maintainence group and the community is very friendly. I lost my key one time and thank Maynor very much for coming at night to remake a new key for me. I really recommend this apartment to anyone who is looking for a safe and pleasant living experience.
Great place to live if you dont mind your rent going up $300 a year every time you renew. Common areas are dated. Staff and Maintenance is very helpful. Overpriced.

You place your work Oder for your apartment and they take care of you the same day if possible if not the next day it gets done. They make sure to keep your apartment looking beautiful and Luxurious. We actually just moved five apartments down because are expecting this month. We thought we were going to miss our old apartment but they made our new apartment as cozy and beautiful as the other one. I want to thank the Avalon staff for their work and extra efforts during Covid. First, management for designing intelligent strategies and placing safe protocols in place. The desk people for their kind help with questions, with receiving and safeguarding our milliard of packages, and adhering to safety protocols. The cleaning people for maintaining the building clean and disinfecting touch surfaces and common areas, windows and doors, a few times as day and picking up trash constantly. The maintenance team for always being safe and efficient; always wearing masks, gloves and booties, despite this gear making their job more cumbersome and difficult. I especially want to thank Leon, who was always immediate in replying to my calls, always available and able to adapt to work in a different manner due to Covid demands. I trusted Leon to enter my apartment safely. Every staff at Avalon—despite this difficult year—always worked efficiently and with a kind disposition.
A couple of weeks ago, I called for assistance with a maintenance matter. The person from the maintenance team was Bruce. Within 20 minutes from the time I put in my request for assistance with a washing machine in the unit, Bruce was at the door to figure out what was wrong with the washing machine. It was not long before he discovered what the problem was, and he took the time to educate myself and staff about the problem.I was very engaging and very professional and every time I have seen him after that meeting he always speak and is still very pleasant. He demonstrates what I always tell young people what makes the difference between being average and great. The thing that I am referring to is PRIDE!Great job Bruce!!
Living in Avalon at Newton Highlands was OK regarding the apartment and facilities. The reason why Im giving this community a Poor-Fair quality is because of the poor customer service that they have. The management of the community, all the way up to the property management dont really care about the experience of the residents, they keep making up excuses and are unprofessional about their job and responsibilities.Management at this community is not reliable, would not recommend committing to living here.Look elsewhere.Best of luck!
Thanksgiving is almost here, so I reach out to a few of the people to thank them for helping make my life work easily while living at Avavlon at Newton Highlands, MA. In the leasing office, I thank Courtney Charmoy for always responding in an understanding and resolution-oriented way. She is always friendly and welcoming.....something I value, and something that sets her apart from other office personnel at this location.I have not met a person maintenance team of this community that I did not like, however Brian stands out as especially responsive, knowledgeable, and willing to go beyond the call of duty. Finally, I cannot write this review without mentioning the good nature and attention to detail of Avalons weekday concierge, Mary Carol. Of all the issues associated with living in an apartment community, these are the employees that especially help make Avalon at Newton Highlands a nice place to live.

My 5 stars are **specifically** for the Maintenance Team at Avalon at Newton Highlands. Emilio, Maynor, Leon et al are extremely responsive and always do their best to address issues in a timely fashion. And when they cant fix things right away due to a missing part, etc. they will always provide a timeline for completing the service request and manage expectations accordingly. Everyone on the team is very friendly, professional, and accessible. The Maintenance Team is the most compelling feature of this property - its a huge convenience to not have to address maintenance issues myself and to have such a great team to take care of them for me!

Im not usually one to write reviews, but my fiancé and I recently renewed our lease at Avalon Newton Highlands and I feel compelled to share our experience.What initially drew us to the complex is the location. Its an easy trip into the city whether you drive or take the green line. The T stop is within walking distance (~15 min walk, 5 mins if you bike) and there are endless shops/restaurants around.When we first came for a visit, I was impressed by the cleanliness and upkeep of the facilities. Now that weve lived here for a year, I can attest that the public spaces remain clean, the hallways are regularly vacuumed, the landscaping is tended to, etc.Most importantly, what has made our experience here truly exceptional is the staff.I have to start with the maintenance staff, they are phenomenal. We have submitted a handful of requests, each one has been promptly addressed.A few months ago, our hot water heater stopped working. I submitted the maintenance request and Leon came by a few hours later. He took a look then explained that it needed to be replaced and apologized that it couldnt happen until the next day. Sure enough, it was replaced by the time I came home the following day.My coworker (who lives elsewhere) recently went almost a week without hot water waiting for hers to be replaced... ours was replaced in a day and a half.Not only is the maintenance staff super responsive, but they are always efficient and so pleasant.The staff honestly just goes above and beyond. I cant count the number of times Ive been walking from the car with my hands full of groceries and one of the guys who is taking the trash out or fixing something in the garage stops what theyre doing and comes running to get the door for me. Mitch in the leasing office frequently checks in, has always been available for questions, effectively communicates, and is truly a pleasure to work with. Mary-Caryl and all the concierge staff are professional and available to help with anything you need. One day Harujdin from maintenance saw someone he didnt recognize walking out with our dog (who is our baby). He immediately went and checked with the concierge to make sure it was someone we had left a key for. It is so comforting to know you have people looking out for you.Its these examples of kindness and community that had the biggest impact on our decision to renew. I definitely recommend Avalon at Newton Highlands as a great place to live.

Last Sunday I sent in a service request that required attention to three issues. I asked the service department to arrive at my apartment at 11am. Right on time Omeilleo (The Service Manager) arrives and proceeds to review each issue....replace a bulb in each of the bathroom vanity fixtures...doesnt replace one bulb...he replaces all of the bulbs. Now on to the hot water or lack thereof...quickly fixes that. Now to the pilot light on the stove...assesses that... looks at the stove and says... we are going to get you a brand new stove.An hour or so later, Hajrudin & Senad show up with a brand new stove...take out the old one...install the new one, removes all of the packaging, leave the workplace clean...Omeilleo returns to check out the progress. All of this done with great warm, professional attitudes...This is nothing new for this crew. I have been living here for five years...I have experienced that level of quality service throughout my stay.And since I am writing this review today, I would like to acknowledge Leon...who has been the gentlemen who has fielded most of my maintenance needs over the course of my tenancy...he is just great!So, now its August 21, 2019 and my air conditioner is down, Leon and Alfredo...they fix the problem promptly...hang around to check the system is operating OK. They leave, a little while later the system shuts down again. Its after 5 and Leon has left. Omeilleo comes up and like a surgeon, investigates every part of the system. Works on all elements of the system including the hot water heater on the deck....he is working like a dog in the heat and he is sweating...and he says...we;re going to get you comfortable tonight., He checks each outlet with his laser temp gauge until he is satisfied that he has solved the problem...great attitude, great service group...im never disappointed. Living at Avalon is great. Omeilleo and his crew make it even greater!

Location is good, over priced Apartment cheep fixtures. Not worth the Rrnt they charge.
