I just moved here in July so during COVID so we havent had an opportunity to get together as a community but everyone I have run into has been super friendly and welcoming. The office staff has been really great. Maintenance has been fast and efficient. My unit is really quiet and peaceful. Im so happy I chose to live here!

I moved into Christina Mill in August. Since then, the experience has been absolutely incredible. The grounds are very clean, the apartments are modern and very rarely have maintenance issues. The management does a wonderful job of responding to resident inquiries, keeping the residents engaged, and overall providing a positive experience here. The community is quiet, and the people who live here are very respectful.

Having my car towed outside of my house at 2am the morning after sending a “non-premitted parking” email is unprofessional. Now I’m expected to pay cash to get it when my car is registered at the office. All of the cars are missing parking pass so the rule either needs to be enforced for everyone or not at all. I been living here for a year, now they want to enforce rules and steal cars away while people are sleeping like I said unprofessional.

I recently inquired about residency at this complex. I didn’t get past the first phase of application due to a poor leasing manager . For me first impression is a lasting one. I would not be comfortable living In a community that lacks business and professionalism.

I moved into Christina Mill in October and my experience has been great so far. Christina, the resident manager, was so helpful with the moving in process—it was seamless. My apartment is modern, clean, and quiet. I love the community!

Units are overpriced for the size. I did not enjoy my stay at Christina Mill. I have had maintenance tickets that were never resolved, and communication from the office and maintenance was very poor.

My wife and I moved in May 2019 and the property has been managed by two different companies. We are grossly overpaying for the space and that is exacerbated by the abysmal service provided by the leasing office and maintenance.Some of the bad: Our toilet isnt affixed to the ground and cant be, due to a mistake cutting the hole in the tile under the toilet too large. The washer lines only run boiling hot regardless what setting you use. Even the upgraded unit has poor workmanship. I somehow have 4 different length nails under my countertop that are not flush and the baseboard of the vanity was installed backward. The patio door and/or frame was not cut square leaving a sizeable gap we watch bugs crawl through and is not energy efficient. The trash valet picks up our trash once or twice a week instead of every day, which makes the service useless. The pool has strict rules even pre-covid making it an eh amenity. The storage lockers arent used and packages are left in the office to be stolen.When maintenance does show up they reek of smoke and sweat and the smell lingers in the apartment for hours. They usually look at the problem (like the door or toilet) and say, Well thats how it is. and thats it.The staff in the leasing office is completely uninterested in communicating with residents. They lack empathy, they lack communication skills, they lack problem solving, they lack ways to document those conversations, and they lack any desire to make the resident experience a positive one.I There are a few things I do like: I love the community garden. I love the nearby trail to walk my dog around. I love my neighbors. Generally safe, though my car was broken into once and my mail has been stolen a few times. They are a little older and we made sure to check on them and bring them food throughout the pandemic. The grounds are nice at times. Lots of friendly dogs around. None of those positives makeup for all the other things that come up living here. If it wasnt for the terrible work inside, poor maintenance, and ABYSMAL staff we may be moving into a larger unit within the complex. Instead we are going to move somewhere else. I would recommend the same.Im a good tenant who has lived in five properties around the country. This is the worst experience Ive had as a resident.

Mantaineance are great.The gym needs to renew the equipments.Also, there are many bugs in summer so the management should consider to take down some trees as the home of the pests.

The leasing office stuff is friendly and willing to correct their mistakes. My overall feeling is that they care about their customers. I was able to tour two of the actual units they were renting out. The apartment is small but works for minimalists. Mold seems to be a common problem in the area. My concerns are about the widows and energy efficiency as the windows look flimsy. There is some black mold growing on the wind frames and a tiny wasp nest on the balcony, and the washer is damaged in one of the unit. But I think they will try to fix those problems if I decide to rent from them. Room to improve but has good potentials.

Everyone has been very helpful and friendly here, from the members of the office, to maintenance, to the other residents. The grounds are clean and there are plenty of amenities available to residents, which makes living here more comfortable. The apartments are also very close to several stores (including a grocery store) which is convenient.

My mom and I moved into Christina Mill a couple months ago. Weve both enjoyed our experiences interacting with residents and the staff. Maintenance, especially Dave, is fantastic and works promptly to fix your problem. The app is also fantastic and I think everyone should have it on their phones. The pool, exercise room and sauna are also great. The little parties that staff throw are also very nice! Id definitely recommend living here!

The location is great, the apartments more or less comparing to the market price in Newark, DE. Although they are overpriced. 1st year that was still under GreyStar dryer didn’t work, i cannot day they totally ignored it, they sent maintenance once who instructed me how to use dryer instead of fixing it and said my dryer was the best compared to other apartments. Summer 2018 the management and ownership was transferred to Donaldson Group, they tried to increase the rent to the cost of house town. We showed up the dryer, they finally changed dryer and washer, and heater at last. During the year under Donaldson they limited usage of the clubhouse and business center, never made up community garden. Next summer, 2019, they sold the property to somebody else, total disaster came. They started power wash the exterior walls without notice, however, the walls are still covered by mold on the side facing the woods. And they don’t fix the gutters! The water during the rains is pouring right on the heads of tenants and soaks the walls. Brilliantly Stupid move to wash the sunny side walls without paying attention to gutters and wood-side walls. The last thing: they let the landscapers in on Saturday! So, the office starts working at 10 am, but the landscapers are cutting the grass since 8 am on Weekend. This place gets worse and worse. They are completely out of their mind and don’t care about the tenants and property!neither company invested in renovation, all they do is buying and selling!

I am a current resident at Christina Mills. I woke up Saturday to a flooded kitchen. I called emergency maintenance at 8:02, got a call back at 8:07 and Joe from maintenance was here by 8:30. The root cause was a broken pipe that couldnt be fixed until Monday. I made decision to stay in the apartment rather than a hotel because I have 2 dogs. Torrie from leasing office checked in on me, providing me her personal number in case I needed something. Joe gave me his number and checked in on me multiple times over the weekend after I insisted that I could keep up with bailing out the water. First thing Monday, Joe was here with the plumbers and they had the leak fixed by the afternoon. Joe was able to get carpet guy to stop by and extract the water from the carpet and pull up the padding. An inconvenient situation but the upside was the quick responses and professionalism from Joe. I have lived here for over 3 years and I can say that Joe is the best maintenance guy that has worked here. Torrie was awesome and the guys from Angler plumbing were wonderful.

I have stayed in a few different apartment complexes, but this has been the best. I really like the staff and the maintenance. We had a few minor issues, but they were fixed the same day. We have a lovely 3rd floor apartment with a view of the woods. The best part though is the dog friendly. There is a few miles of hiking trail right off the apartments and a group of us that get together every night in the dog park. I dont think my dog could be happier. The price is higher than some places for rent, but its worth it for me with the low utilities and maintenance. We have been here for two years and plan to stay!

I’m writing this letter to explain my experience with Christina Mill. I first moved in by March of 2018 at apartment number 1111 and signed a lease with the old management. I brought two of my friends and I received a discount on one friend. The lobby was open at the time and the business center department where we used to print anything we needed was also open twenty-four hours. In the middle of our lease duration the place we were staying at was sold and the management was transferred over to Erika. In all honesty I was not pleased with my experience due to the impolite and rude manners of the new management. Decisions were being made without the consent of the tenants which I found was a huge inconvenience especially that we are students who are dealing with many other issues. For example, a group of tenants hosted a birthday party which was held in the lobby so a decision was made which basically was to punish everyone including those who did not participate in the birthday event by locking the lobby and business center doors at the end of Erika’s shifts, and during the weekend. This resulted in many students including myself being forced to leave and find places elsewhere where we could print our papers or do research. Also the maintenance is extremely poor. Another issue I was facing were the garbage pails that were always filled to the top, and when we would ask for them to be emptied we were told to go to the garbage pails that are at the main entrance or else we would be fined. At the end of my lease I was shocked to find that there was fraud happening. I decided not to renew my lease as I was leaving the country and because the rent was super high I was expected to leave by the 15th of March. Instead, I asked them if it was possible for me to leave by the end of February and for the first time they smiled at me and said “you can leave no problem” and asked me to write a check for the month of March and to hand in my keys and that they would send me my deposit. I asked them if they could put the deposit money into my account as I will be leaving the country and they said no so I wrote down my address in my home country and told them that I will contact them if any of my friends accept to bring me the deposit money with them. They had no issues so I finally left I handed in everything and gave them my email. After two weeks I requested from them to mail the check to my friends address and they refused and said that they will mail it to my home address. I told them that I wouldn’t be able to deposit the check in my country and they refused entirely. After that, they mailed my friend a letter saying that they took all the deposit money back which was $1,134 except for $200. I was confused as to why they did this so I contacted them and they said they took the money because I gave in my keys two weeks before my initial date. When I told them that I had informed them that I would be leaving and they said that it was fine they replied back saying that there are fines and it’s not our responsibility that you aren’t aware of the rules. Until today I haven’t received even the $200 and I try to reach them but they don’t reply back to me. I cannot understand how or why this happening and nothing justifies Erika’s rude behavior on numerous events. It made my experience very hard especially dealing with someone as rude and ill mannered as Erika was. I’m completely disappointed and I would like for this to resolved and for me to get my money back. I don’t recommend staying at Christina Mill the entire staff at the lobby was profusely rude and difficult to deal with. Whenever I’m asked by any students I tell them to stay away from Christina Mill especially because they take your money and make you believe that you had to pay fines when in reality they should be fined for all the nasty things we experienced at our stay.

I am incredibly frustrated and disappointed that I have to live in Christina Mill. This apartment complex has treated me horribly for a month. They want to hear my reviews, so here they are!A pipe burst in my apartment a month ago and it flooded my apartment. My bedroom floor and furniture were damaged, and I could not sleep in my bedroom for six days. The apartment smelled terrible, and pieces of drywall covered my entire room. I had to live in a hotel for the time that it took for the carpets to dry, which was majorly upsetting. I asked for rent concession to account for the days I couldn’t sleep in my own apartment and nothing more – I didn’t think it was much to ask. Their response? A big fat NO, claiming that my apartment was “not uninhabitable” and it was just an “inconvenient” thing that had happened. When I asked them why I was then responsible for paying for all the damages and the rent even though I couldn’t stay there and I didn’t own the apartment, they said “it’s not our apartment, it’s yours.” I’m sorry, did I hear that right? I pay rent to CHRISTINA MILL, but they’re claiming that it’s not their apartment?! So they’re just not responsible for anything??I also have a roommate who has a SEVERE mold allergy. Christina Mill had someone come in and test the apartment for mold. They told me that the results said that there was no mold in the apartment, but when I asked for a paper copy of those results, they refused to give them to us and told us we had to “take their word for it.” After a person tells you that flooding in your apartment is only an “inconvenience,” I don’t think they’re the most reliable sources. I can’t just take their word on this. This is a severe health issue and makes my roommate and I uncomfortable to sleep at night.After repeated discussions with the property manager Erika, I started getting responses from the complex like, “We have gone above and beyond for you” and “I don’t understand why you’re so upset.” Talk about customer service issues. These people need to be trained to talk to their tenants like they aren’t five years old, and stop making you feel like a horrible person just for asking for support through this horrible time.They have literally done the bare minimum for us – they cleaned (not replaced) the carpet and painted the ceiling (with my furniture uncovered, so paint and drywall left a dusting all over my furniture). They even moved my bed while they painted so that it covered my closet door, and I had no access to my own clothing!Now when we go to the club house, we feel uncomfortable interacting with the staff at all. They are rude to us, and make us feel like obnoxious children who are just asking for what they rightfully deserve. Even when I tried to call the Donaldson Group, their parent company? I left two voicemails and nobody ever got back to me with an answer.I know this review is long, but if you take anything from this story let it be this: DO NOT LIVE IN CHRISTINA MILL. DO NOT EVEN CONSIDER IT. If anything should happen while you are living here, you will receive absolutely no help or support from your property managers.

Horrible apartments! I had mold in my bathroom and they refused to do anything about it. Complained to Christina several times about & she never did anything. Put in a maintenance request & they never came. I wouldn’t recommend these apartments. ESP not for price.

I rented at Christina Mill Apartments for a year between August 2011-August 2012. My experience here was great! The management staff is very friendly and professional. The pool during the summer was very relaxing. The apartment complex had nice people living there, was pet and kid friendly and had tennis courts, etc. It has easy access to I-95 and is less than 2 miles from downtown Newark. Plus there is shopping center that one can walk to from the complex. Rent was reasonable and they had flexible lease options - which I did not use, but found good to have as an option if I had too. I will definitely recommend this apartment to a friend or family.

The environment is great given the reasonable price for renting 4BR each with its own bathroom. There are plenty of parking spots available and you can find most stores you need in this square. The problem is that wifi is unbearably slow for everyday from 8pm to 1am.

Convenient location and relatively nice apartments, but everything is poorly maintained. You will be charged for things that are not your fault at move out.My apartment had water pooling up in the front of the patio because there isnt a proper drainage system, and some water was coming into the apartment through the floor. I notified management several times (both in writing and in person) just to be ignored. When I moved out I was charged for carpet damage reuslting from the water seeping in.Additionally, I was locked out at random because they changed the locks for no reason without telling me.Again, the apartments look nice, but I would avoid this place if you have other options.Edit: the comment below is misleading. I already contacted them about all of this. They ignored my requests.

I have lived in a 2-bedroom, 2-bath apartment in Christina Mill for almost 2 years.Theres a lot to like about living in Christina Mill. The location is awesome; Suburban Plaza has almost everything you could want (Acme, Home Depot, Walgreens, Almafis Pizza, liquor store, ect.), and access to downtown Newark/I-95 is really easy. Even though its near a rougher part of Newark, the immediate surroundings are all nice and secluded, and I dont know of any reported crimes since moving in. Maintenance staff is (usually) prompt, courteous, and gets the job done. Our second-floor apartment has a really nice vaulted ceiling & deck, although we have a multi-flight staircase which makes moving in/out more difficult. Utilities are a little strange with electricity through the City of Newark and gas through Delmarva Power. At the time of writing, internet is through Comcast. Although your experience depends greatly on your location, our apartment lets in a great amount of light during the day. They have an abundance of unassigned parking, including a huge, no-questions-asked visitors lot, which is very convenient.Even though its a good neighborhood that feels safe, I wish the security was a bit better (more lighting at night and better locks on doors/patios). Its obviously an expensive apartment, even if you qualify for their student discount, and they have a tendency to raise prices significantly when you need to renew your lease. Their packaging system is mediocre; all of the packages are put together in a closet in the clubhouse, so it would be pretty easy for someone else to snag your packages. The gym is nice, but the upkeep is lacking (e.g. they dont keep the cleaning wipes stocked). Our electricity prices tend to be high during unusually hot months, but that could be due to the lack of insulation provided by our pre-refurbished windows & doors.Overall, I would recommend this apartment to others, assuming they could afford the rental prices.
