My move in process at Yard 8 has been seamless, wonderful and accommodating since the start. Prior to moving in and to this day, Cheri in the leasing office has been extremely professional, accommodating, and always ensures all problems or concerns are addressed promptly and appropriately. If an email is sent you can expect a solution or reply within minutes. Very appreciative of her - Cheri Fine is an incredible asset to this building.The building itself, amenities and location are wonderful and hard to top. I enjoy the space very much and am grateful for the wonderful care I have been given by the leasing office and service by maintenance for any work orders. Many things are in walking distance. The pool, gym and grill are great and maintained well. The overall aesthetic and appearance is very mid century modern and brand new. Building is quiet, everyone is friendly and interactsIf you are thinking of moving here, see Cheri in the office to ensure an incredible process. From application, to move in, securing the elevator, accessibility and parking. She makes everything easy and is extremely professional!

I really love this place! As Realtor and now as residents! 😍. I rented a large studio with a walking closet and Floor Ceiling glass facing Wynwood! Sunset view of Wynwood is priceless! Highly recommend Yard 8 Midtown. The Apartments are great, the staff was incredible and the location is unbeatable. Our leasing agent Cheri was able to get us moved in after only 2 days of applying. I highly recommend working with her to get you into your new home.

I moved in January 2020 and within a few weeks things were broken and loose around the unit, the kitchen appliances rusted and the fridge was freezing all my food. I called the concierge and they sent a maintenance person to the Unit, he changed the settings And said it was because the freezer setting was too cold, he unplugged the unit and changed the settings. A few days later, nothing has changed, all my food is still frozen, he passes by again and changed the setting and says it’s because it is too low, next day I wake up and the food is still frozen and I call multiple times, email and go downstairs, their response. We don’t know what is happening and there is a “procedure” that needs to be followed. It’s been a week and I’ve had a broken fridge since. Please think about moving here, the management is absolutely horrible, Cheri never responds to my emails, the walls are paper thin and I can hear everything from my neighbors, the garage is always dirty and there is dog poop everywhere.

Great location in midtown and a brand new building with great amenities. The management, especially Cheri Fine has gone above and beyond for the us. If it wasnt for Cheri we would not have signed a second year lease. Cheri is very responsive and gets things done!

Starting with the incredible elevator view overlooking Miami Beach, the resort-style pool with the cabanas, and the industrial vibe to the apartments- you can tell nothing was missed here! And a special thank you to Brenda for showing me around - she was absolutely wonderful and extremely helpful!

The property is beautiful, the apartments are super spacious with great views. The location is amazing and you are walking distance from literally everywhere. Suzanne, the manager, is FANTASTIC & goes above and beyond!

Moved in December and have had non stop issues with my water hater/AC. It was the LOUDEST noise coming from my closet and WATER LEAKING from the ceiling numerous times. This issue has disturbed my sleep and honestly embarrassed about where I live when guest come over. Management didnt do anything to help the first two months. Eventually they got new management but even that didnt help! They only offered for me to move out or a very small discount while they try to remedy the issue. At first they promised me to transfer into another apartment but immediately took that back once they realized I lived on a lower floor and paid less. BUT as I was touring other apartments I noticed a window completely BROKEN and MOLD all over the celling vents so make sure to INSPECT. The apartments are just not well maintained and are built out of cheap material. Not to mention I have trash (cigarettes, clothes, toys, condoms, etc) thrown onto my balcony every day AND I still deal with the noise and leaks on a weekly basis. They also just restricted all the amenities again because of COVID even though vaccines are out so would not spend your money on this place. GO to the GIO or MIDTOWN 29 those are alot nicer for your money in the same location!

I was here for the conception art show. Beyond epic venue, I got to meet the lucky residents who live here and they all had great things to say about the building.

I must say I was one of the first tenants in this building. It has gone a long way and is now a good building - management, amenities, maintenance, security and neighbors - are all good quality. Recommended.

Wow! Its hard to put into words how amazing this experience has been. First, my unit is INSANE! Im in the business and look at condos all day and this one blew me away. The quality of the finishes and the absolutely breathtaking floor plan and view are like none other so I was incredibly grateful to Nataly Cruz for recommending the unit and for making the process of moving into it so easy. She is fun, beautiful, kind, knowledgeable and responsive. I cant say enough good things about her and am grateful to have her to work with as a valuable resource for myself and my clients.

Nataly was (and continues to be) extremely attentive and responsive throughout the entire application/leasing process and Mauricio was helpful when touring the building and units. So far the entire office and building staff have gone above and beyond to make sure living here is a pleasant experience! From the new building, location, and amenities, we could not be happier with everything!

I’m giving one star just because of front desk. There is ALWAYS some issue with your orders?? One day u need some code,other day they will ask u for ID and u are coming from the gym (example ),other day u need u explane size of your order. Every day it’s something different . Most of them are friendly but right now it’s was very very rude person there,she ask me so weird thinks about my package like she paid for it. Not recommend this building

Lived here for a little over a year and absolutely loved it. Had to move for work reasons but miss it already. Staff is responsive and flexible and the location/price cannot be beat by any other property in Midtown period. Thank you Mauricio and Yenny!

If I could give this place zero stars I would. I have lived here for one year and I regret renewing my lease. I have paid my rent on time every month for 12 months and now management is being unprofessional and shaddy with the terms of my renewed lease. I was offered a renewal concession giving me discounted rent payments which have not been applied. I could live in a way better apartment than this in this area but I decided to give it another year. I have emailed the manager regarding the issue and she ignores it. I went into the office two weeks ago and was advised the concessions would be updated and it hasnt happened. DO NOT rent here they will lie and offer you concessions and put it in writing and then not follow through. Now my attorney will have to get involved for a legally binding contract with the terms clearly stated in black and white.

What a great place! We’ve been looking for a second location to rent. I love how clean and comfortable this place is, not to mention the location and price. This place is at the top of our list for rentals. A must to check out!

Yard 8 has such a vibrant and artsy ambience to the building, every corner looks like it could be photographed. My experience was amazing from beginning to end. Starting with the leasing agent who helped me, Nataly, who was so genuinely helpful and friendly – and ending with the amazing vibes of the building and beautiful views from the apartments.

I recently applied and have called this office numerous times with no return phone call as of yet. There’s no way to email them as well. I was told I’d receive an email to attach income docs and 2 days later, nothing. This was a complete waste of time and money. 5 days...After I applied, I was told neighbors throw trash off the balcony. Big scam!! Don’t let them take your money.

Susan from the leasing office is a scammer !She knew my situation and still had me apply and put down a deposit . I will be getting in contact with mylawyers immediately! I did meet the criteria I have the screenshot to provide the approval 😊

I really have no idea how this apartment has 4.3 stars, by far the worst building to live in Midtown. But I’ll start with the first week I moved in, my car was vandalized inside the parking garage. Nothing was done about that. All they said was, “you’ll have to report it, we only have one camera and since my car wasn’t in camera view, they couldn’t really do anything.” Second, they have a pest control issue and thirdly, forget about any issues you may have, the office doesn’t even care to try to fix them. DO NOT WASTE YOUR MONEY!

Absolutely love Yard 8, we just renewed our lease. We are close to shopping and walking distance to restaurants. Mauricio, Alex, Sherri, and Yennie and maintenance are awesome. They have done a great job on keeping the building in great condition during this pandemic, some people who live here dont always want to follow the rules the building team have put in place and we know the building management has tried to enforce but some people are not considerate of others. We are excited on living here another year, Amenities are beautiful!

I became a Yard 8 resident about 2 weeks ago. Nataly was my leasing agent. I can attest that all reviews here that talk about Nataly are very true! Nataly made the process so much easier for me, she was always very responsive, on top of everything, so nice, understanding, caring. The way she interacted with me, as she was the first person from the team I met, weighed a lot in my decision. So far I only have positive things to say about the building, the way its kept, and the staff. Hopefully the experience continues in this positive note :)

Leasing, maintenance and security staff all of them very nice and competent people. The building is always clean and with a fresh and relaxing smell. Pool, lounge area and gym are fabulous. Located in the heart of Midtown and walking distance to Wynwood. I recommend this building 100% to everyone who wants to live in a peaceful and pleasant environment.

The building is great and the apartments are very nice with great appliances. The only big issue I had was, I had no internet for almost a month when I moved in due to the fact that my unit had an electrical issue so no internet could be installed! I believe the apartment should of taken care of this issue prior to move in as Internet is very crucial ! It definitely affected my work and did cause a lot of inconveniences! Since I have been working from home mostly now due to pandemic ! It was very frustrating not having any internet and being told to use the WiFi in the office spaces in the lobby area which is highly inconvenient!That’s the only thing I would warn future tenants about !

From the amazing & friendly staff to the convenient location, I love living here at Yard 8! Dining & shopping is seconds within this building. I couldnt be more happy that I chose this community to call home!

I pay about 1,900 a month for a studio apartment with no balcony. The reason I moved in was for the amenities which are locked down cause of Covid (as if outdoor activities increase the spread). The security guards speak to you like they live there. I had a security guard rudely tell me and one of my guests to wear a mask while he wasn’t even wearing one. I’ve seen a Lamborghini get completely smashed in the parking lot which caused them to lock the doors in stairwells so if a fire breaks out on the second floor and you take the stairs you’re going to burn to death. Everyone smokes weed in the elevators for some reason. I’ve seen people with guns in the lobby. So if you wanna waste a lot of money for no reason but still feel like you live in the hood then the yard8 is the spot for you. Can’t wait till my lease is over.

Stopped by Yard 8 a couple of months ago to learned about the property. The agent was super rude and made smart comments. Refused to show the studio I was also interested in.Last Friday morning I contacted (through the phone number provided online) them and left my phone number so that any leasing agent could give me a call back. Comes Saturday, I still did not hear from them, so I stopped by and the office was closed due to convid. Then, I decided to go to the website to see if I could chat with someone and get information for a unit for myself. The person in the chat had minimum knowledge and said I needed to speak with a leasing agent. So, again I gave them my number. Comes Sunday, still nothing so I left a written message stating which apt. I was looking for a to provide me more information and give me a call. It is Saturday afternoon, over 7 days and I still have not heard from them. I should have known by the unprofessional leasing agent on my first visit that this place was not professional. I took my business elsewhere. Hope this helps save someones time and to go ahead and take your valued time and hard work money to another property.

Yard 8 is amazing! Its right in the heart of Midtown, great shops literally down the sidewalk, awesome views. The pool area and gym were definitely my favorite! The team was the best, they treated me like I was home from the moment I walked in until I left.

I just moved in here and it’s been heaven! The staff is really nice, the pool area is warm and tropical, and my studio apartment (which I am the first inebriate to live in there) is just what I wanted!!I LOVE it here and I’m not leaving anytime soon! I currently live in this building and I am counting down the days til my lease is done. Mauricio always has an attitude and is always rude. I never leave reviews but I have to. location and gym is good! But there are so many buildings with way more and treat you and your guest with respect. I currently pay $3400 a month, which is nothing new to me, but If you like midtown/ wynwood there are so many building with way better amenities and will treat you better. Do your research because I didn’t, and it was a mistake. I’m looking into moving to Amli midtown or Gio midtown since I love the area, walking distance to many stores and really good restaurants. Target is at walking distance.

My building is honestly so much better. This building is honestly trash compared to my building don’t move here it is terrible. I love AMLI way better.

Facility is beautiful. Staff was initially great. We paid all our fees to move here but our applications were under review for about 2 weeks so we could not select our apartment. Within that 2 weeks we had a situation arise that we had to back out of the lease. They were unwilling to give us any of our money back. THAT WAS $600!!!! If we would have had our applications reviewed and able to select an apartment we may be living there and been able to disregard the situation that came up. Very disappointing and now out $600. The worst part...we contacted them MULTIPLE times via email and phone since November 16th 2019 requesting to discuss the possibility of a refund and it took them until 1/6/20 to respond and tell us no. Just very unprofessional.

Yard 8 brings out creativity out of you. Everything is great, from the really cool building and industrial look in rooms, to the amenities and the staff service. Lived in a few apartments over time and honestly this has been the best experience so far.Thank you team!

I stumbled upon this building while searching for a place to move in from out of state. I got there quite late in the day and without an appointment, which it seems to be an issue in some places in Miami. Alex from the Leasing office dropped everything and stayed with us until we could find the apartment we were looking for even past the time they usually stay opened. Compared to other places I went to (at least 20 other), the entire Management/Leasing Team at Yard 8 was by far the best. The amenities are amazing and location is perfect. Im really looking forward to move in!

Definitely one of my top choices. The gym I can live there, great one!! Pool and amenities made me feel like Im moving to one of the St. Regis hotels. It felt like the nicest people work in that place.

This place is pretty dope. New in town and after a few days of looking around. I came into the lobby and was greeted by an amazing front desk named Karonine. After meeting with the managers o made me decision about moving into thos modern apartment which might I add is centrally located and is close to everything. Highly recommend this as one of the best condos in the area.

I dont know what to think about this building, but I subscribed to this app called Neighbors and every time there is a Crime Alert in my neighborhood, it involves this building. Lot of stolen items there (bikes, moto, etc.). I assume there is no security ?

The worst option for a new home. They made me waste my time with the application and to get an answer it took 4 weeks! A shame about the management. After having the answer (that I was approved) they asked me again for all the information to send it again by email and tell me 3 weeks later that I was not approved! Waste of money and time

This is a very nice place that is close to the military, the benefits it has because there is not much traffic to its surroundings and that there is enough space to park if you are looking for a uber to a taxi or some delivery but usually the people in the front Desk are not very friendly and no 3 entry in respectfully is my only criticism however place is fine in a bit expensive for what I like because it has no ocean view it has park voucher to the facade are very bad quality I have nothing more to add
