I’ve been at colonial village for over a year! Staff has always been great to work with - friendly & very reasonable. Carissa and Lindsay have been super helpful with any issues I have had and are very accommodating.Apartments are large & clean, no one in my building is loud. Can’t relate to any of the concerns I’ve seen in other reviews, I’ve been super happy here! Recently put in a maintenance request and the issue was fixed within 2 days & maintenance was in and out quickly.I have a dog & finding apartments that will accommodate him is more difficult each year. The apartment faculty keeps doggy waste bags outside the building which is awesome! There is also a great park right down the road with trails for other dog-parents.Edit: I keep thinking of more things to add! Despite it being in Manch and minutes from everything you’d need, it’s tucked away in a nice area and I’ve never felt unsafe here (other than cars speeding up and down W. Clarke)

Great experience! I connected with Miss Lindsey whom made my entire experience integrating into a new place so comfortable, welcoming and secure!! The move in process can be so intimidating and menacing because ... Youre in limbo! And change is scary!! But Lindsey and her team made my move so easy, stayed in communication, eased any worries and super accommodating! The units are beautiful, very impressed, warm atmosphere! Colonial village showed a high standard with how they carry themselves as well as how they maintained their property! **So much appreciation!!

Maintenance has been fantastic. Helped my wife out one night when she couldnt get into the apartment due to an issue with the lock...quick response and friendly efficient service. Just had a quick response and repair for a shower issue. Results using the Resident Portal have been timely and first-rate as well. Every interaction has been great. Very much appreciated (and respected!)

Not a good place to live! Not sure why, everyday there is loan mowing and these machines makes so much noise neither you can sleep or can do office work. Sometime drives you crazy, i tried to talk to office about this but they say this is how it is we cant control (at least ask your loan mowing contractor to use silent ones if you really care about your residents). No security. The only good thing is maintenance support, you can request on there app.

My fiancé and I moved into Colonial Village in early November, but ended up breaking the lease in early March. The experience we had wasn’t overall bad, but it wasn’t the best either. The apartment was very cute, the balcony is beautiful especially because there’s a view of water and train tracks. No one was incredibly loud to a point of disturbance of any sort and maintenance was always there when they were needed. Locking the car door is very important in the parking lot, there were a few times where car windows were smashed in and peoples things were stolen. I also went to leave for work one day ( through the laundry room ) and there were people cleaning a good amount of blood in there from what I heard was a fight that happened in the middle of the night. Not the apartment complexes fault in the least bit- it’s Manchester. But it still made me nervous. Also, if you park ( mostly at night ) in the lot without a parking pass, be ready to get towed by a vicious towing company that will request $165 dollars for you to get it back. Even if you have a temporary parking pass ( for example, during a snow storm ) they do not care. The ladies in the office are helpful in this situation as they will always investigate. I do not believe this was fault of the apartment complex, just very unfortunate that the towing company waits for bait to get their hands on money from anyone and everyone at Colonial Village. Unfortunately there was a cockroach problem, we got the apartment treated but the problem continued to persist. I believe there was an infestation somewhere in the building that led to this.We broke our lease after 3 months because of the expensive rent and because we felt unsafe after the numerous car break ins and the blood in the laundry room was unsanitary. However, the staff in the office were more than willing to help us with paperwork and set up a payment plan. There is 1 person in the office who seemed less than friendly upon each time meeting, but the rest of the people we have worked with regarding any issues were VERY helpful. The maintenance and office staff were great. The complex allowed us to have 2 cats at $35 dollars each/ month, which was wonderful as some places don’t allow pets.Our over all experience wasn’t horrible or great. I will say this time and time again it is not the owners of the complex or the staff who work there that made it a bad experience it was mostly outside forces which were named above. The rent was pricey but it IS in Manchester. I would recommend this apartment complex for people without young kids. Carissa and Abby, who work in the office, are very kind and will go out of their way to be helpful. They will go to bat for you if need be. Although we did move out 3 months in, everyone’s experience is different. It’s a considerable apartment- just be prepared for typical Manchester stuff to go down.

We have been here for 4 years now. Its have been a great experience overall. They keep the place clean, and looks like they are constantly working to improve the building and facilities which is great. The folks in the office are helpful and communicates well and have always resolved any issues in a reasonable time. They did a great job with the pool this year. I hope they clean up and renovate the childrens park next to the small pool. Overall we have been very happy being here.

DO NOT LIVE HERE. The sign says luxury apartments, but it is false advertising. Everything in the apartment is old, cheap, and breaks. Because of Covid, we could not have the maintenance come everytime something broke. The sink leaks, the garbage disposal breaks and exhaust fan every two seconds. On top of that, the entire end of 2020 and all of 2021, at 7:30 on there have been working building apartments in the storage area above me with out warning.Upon renewing out lease, the procedure is they leave a piece of paper outside of your door with two lines for you and your roommates to sign. what they dont do is provide you with a copy of what they CHANGED in the lease. That is stored online and was inaccessible prior to resigning the lease. The place is a scam, the are not worth 1500 a month. Goes else where.

Rather than focusing on removing/ landscaping the plants around the complex I would recommend redoing the sidewalks with concrete pavers, giving the village sign a refresh and bringing the grass back to life. Fixing the railways on the balconies of all the buildings would be a good start before winter gets here as well.Also for the love of god pick an internal color for the apartments other than this tan/cream.

I’ve lived here for a few years. Rent keeps going up (even in a pandemic) with no updates or decent amenities (Docked a star for that.) The gym is outdated and the laundry room is always dirty with more expense loads every few months. I will say the maintenance is pretty responsive. I’ve never had issues with them. They don’t take pest issues as seriously as I’d like, so I docked a star for that too. The buildings could use some updates and the apartments too, especially for the price I’ve been paying. Great place for dogs, right near a park.

I took Colonial Village Apts as my home since 2015. Why do you think I have stayed here, now for five years? The place is clean, safe, quiet, green and the new office staff from PAM management is so helpful and always go further steps to help tenants.I am very happy that Mrs. Lindsay Carroll sat on the ship tower and took the wheel from Dolben. By that she showed a different style of management. Also I should mention the other members of the staff in the office they are very efficient, treating you with respect and very helpful.The maintenance crew is would get the golden gloves instead of the work gloves. They are prompt and always available in time. Thank you Palmers Management for taking over and giving me this opportunity to say that this great green complex.is my home.

I would like to give a personal shout out to the staff and maintenance at Colonial Village.Just the past two days alone, I have had two major issues:1). There was a putrid smell emanating from an unknown source. The maintenance man with whom I spoke to told me that in the morning they would be at my building to see what was going on. He had also suggested I alert the office staff too. Cory (the assistant property manager) was on it right away and by the time I came home from work, the problem was fixed.2). I had paid my rent via a new app that my fiancee uses. Well, when inputting my account information, I inadvertently put my member number instead of my checking account number, which left me with fees incurring from the non payment though the money was there. I had explained this to Tracy (the property manager), and she went above and beyond to help me. It was erroneous partly due to me, but because Tracy, Cory, and Katelyn know that I am a good tenant, they helped me when I needed help the most. Again, I am very grateful for what the staff here at Colonial Village did for me today. Thank you!

This is based solely on the search for an apartment; Colonial Village was on that search. We decided not to waste our time here after, not one, but two visits in which a few things happened both times. We had email correspondence with someone at CV and set up times to see apartments based on looking at their website and seeing they had some availabilities. They were nice enough on the initial emails to give it a go. Being new renters, we were in a honeymoon phase at this point, and have had family live here in the past; we wanted to give them a chance. Both times we went, they showed us a MODEL apartment, not one that was actually up for rent or what we would be renting. On our walk-arounds to these model apartments, questions given to the tour guide were met with half-baked responses and no straight answers when we had questions involving money. After the tours, each time we went, we returned to their office where we were told they actually had no availability, the second time they told us they didnt know when something would open up, but with them eager for us to sign paperwork and give over $535 (thats $35 for an application fee, $500 for a holding deposit) and that we can be put on a waiting list. They said the holding deposit would be refundable but the whole thing smelled fishy after getting the same bad vibes two times in a row.Just general bad attitude all around and, seeing as they show no interest or care in even potential customers, man I feel bad for their real customers. Also, they have no faith in their website. See the email I got from one of them blaming the websites inaccuracies for being a website. Names blacked of my roommate and the leasing agent blacked out.Steer clear and dont waste your time. Intend to rent elsewhere.

I have lived at this property since September. Have never had any major issues. Quiet and safe area which was a must for me as a single mom. If Ive ever had any maintenance issues its addressed and fixed in a very timely manor. I would definitely recommend this property to anyone looking for a 1-2 bedroom apartment in the Manchester area.

Applied and set up a walk through and was told we qualified with our income and could put down a $500 deposit to hold the unit. We were later informed the rent was not as advertised and would be rising and we no longer qualified. It was an incredible fight getting our $500 deposite back, the staff was rude and unwilling to comply maturely. After going down in person and finally being told we would receive it we were given a money order. This money order needed a specific bank and when we called to ask for information about it we were told it was no longer legally there issue since we left the property with It in hand. And we could go online and figure it out. Turns out this money order can be sent into a company that issued it for a full refund mailed back to you! - at a cost. It cost us money to cash the money order and receive out refund.Never, ever would recommend. Internal application and rent scams likely.

Stay away from this place... Been here for three weeks and its already the third time theres no hot water. No resolution so far, other than blaming power outages, which of course they say this is not typical, today the same thing but they cant blame the same power outage add Ive been here all day.Upon the delivery of the apartment I went in and inspected it, to found a brown surprise in the toilet, which I had to flush away... When reported to management I understood the level of accountability I will expect for the rest of my lease.Definitely save yourselves a year of dealing with this kind of stuff.

Colonial Village is a safe and peaceful community. On boarding at colonial village was peaceful and smooth, and so was two years at CV.I didn’t feel the same while vacating the residence. My lease was supposed to expire on March 1st and after I went in person and then requested that we will move out on March 10th, and we are ok to pay the rent. They were helpful and agreed to it. They provided a vacating form and asked the lease holders to fill and sign in, when I Emailed the form, I asked them on call and In person, what would the charges for 10 days be, which is March 1 - March 10th (I don’t want to take names here) they said they’ll have to calculate and let me knwo, and they did. they called back on March 2nd to tell me that my charges were $382, and I asked them do I have to pay it now, or will you hold it in my deposit ? They said either or is fine with us . Then I called back again to ask “WILL I BE CHARGED AN EXTRA FEE FOR THAT” they clearly mentioned, no we don’t have any extra charges, you have 60 days to pay the amount, in the case you don’t pay the amount in 60 days we will charge you a fine.Today I received the statement of deposit, and I was charged a late fee of $100 . This issue is not about the $100 but about the customer service . I called CV to confirm what the late fee charges are for, and they contradict their statement that it’s late fee for March 1 - March 10. I told explained well this is what I was told, otherwise I would have paid back then, I wouldn’t wait so long to be charged $100 bucks. Then the most ridiculous thing they tell me is “it doesn’t matter what we say, you should have looked into your lease”like seriously ?? It’s a simple question : “will I be charged extra if I pay later ? “ do I have to go back to lease and go through the 30 page booklet to find where the clause is ? Or would it have been easier to assist the customer when asked ?Again colonial village, it was a pleasure stay, but the customer service I would say it’s not very helpful. $100 is still a big amount for a lot of people, because your office did not answer a simple, yes or no question, a late fee was charged .Thank you

Issue beyond issue. When one thing breaks, something else follows suit. Non-smoking in most if not all buildings and you have to be at least 25 feet away from buildings if you choose to smoke, but you can still smell cigarettes in your apartment as well as the hallways in buildings. The leasing office is generally closed and staff is unfriendly. Pet friendly community that uses non-pet friendly ice melt on walkways and sidewalks - pet owners are also not made aware on what ice melt is being used and when/where it will be put. If you rent here with a dog make sure that their feet are constantly protected to avoid injuries. Worth it to check out other places in the area.

Horrible place to live. Neighbors dogs are always barking, which management does nothing about no matter how many times you call or how many times it wakes your baby up, locked entrance doors always being propped open, packages getting stolen, laundry facility is tiny and always has broken washers/dryers, constant smoking in the non smoking building (especially thrilling to walk through while pregnant), dog feces all over the place, belligerent neighbors shouting and partying all night, unauthorized people constantly let in (watched someone buzz in a sleezy homeless couple for the night) good luck getting a hold of management, rent goes up every year, horribly maintained during the winter, theyre NEVER on time for parking lot clean ups. Nothing is handicap accessible, front door is always breaking so it doesnt open when you buzz someone in, or keys are broken in the lock, one building is missing the entire front door. Firetruck and police visit almost daily, theres almost always someone from pest control at any building. The list goes on. Save your time, money, and sanity.

Do not under any circumstances rent from Colonial Village or any other Dolben properties. Non-smoking leases are not enforced, theres presently a cockroach infestation at one of their properties on West River Road, and garbage and waste are regularly strewn throughout the hallways. Rent continues to rise year after year despite none of these issues being addressed. Rent here at your own peril.

I have never in my life ever dealt with people the way that they are at Colonial Village Manchester New Hampshire.. The apartment we where looking to rent was only 1,195 for a two bedroom..... And wouldnt you know I got denied because that was not the real rent. the real rent was 2000 and some odd dollars. They have you give a deposit and they only have two ways to do that a$500 deposit money order or Bankers check no no personal checks. So they gave me my money order back and what can you do with a money order that you get from Market Basket you cannot return it.. show you have to deposit it into your bank that is if you have one. Also I would not recommend anybody to Colonial Village Manchester New Hampshire. To figure out what I was to do with a $500 deposit I I call them22 times of calling them to pick up the phone !!!!!! Dont go there then you get some excuse why you cant live there like they did a full credit check they did not even do background or work verification. Very bad place and bad customer custome

I will start out by saying the one good thing about this place. The grounds are clean, maintenance men go around every morning and clean up trash. Other than that we have been here for one year, our lease is up in May, and I cant wait to get out. We live on the first floor and we have had several flooding issues because the plumbing from all the apartments above tie into our drains as well. The laundry site is a nightmare, you have to load a laundry card online and take your revalue code to a station to get money put on it, the washers and dryers are always broken. Popcorn paint on ceiling literally chips and falls right off. Drop ceiling in bathroom is rusty and brown. Told maintenance and they came and spray painted it. People of another culture hanging out in the laundry room and in hallways, stairs, etc. Leasing office has yet to fix that issue. People constantly screaming and partying on weekends which isnt very pleasant when raising a 2 year old. People flying up and down west Clarke street and river road. Parking is a nightmare especially in the winter, good luck to anybody trying to park when it snows around here. There are a large number of squirrels living in the roof of building #180, possibly other buildings as well but you can hear them at night Ive heard. The storage area in the attic is a disaster and you WILL fall through the floor. We asked for a storage space up there a year ago and still have yet to get any space. Also during the winter my significant other slipped and fell on the ice on the back stairs 3 times because it was left with no salt, when the office was informed- still no salt I went and bought salt and did it on my own. When they ask you to renew your lease they raise your rent by $250/month. The staff here are extremely rude including maintenence personnel and if I could I would already be gone. This place is probably the worst Ive ever lived in in my 36 years of being alive. #rantover

Well, Ive had a bad day, at night, 2 fire alarms rang, my neighbors cat, who is a floor up from me, freaking unloaded on MY balcony, that deserves to lose 2 stare by its self, poor fire alarms and uncaring neighbors.But after that its AMAZING. Huge parking lots, decent sized rooms, Air Conitioners, and those freaking fire alarms that can detect the smoke that your oven makes, oh and dont forget peoples pets freaking unloading on the grass.Laugh all you want, someones gonna step on that one day.

I have lived here for almost 2 years now. I changed buildings once in the hopes that it would help alleviate the issue with ants, but it did not. The buildings are not well maintained, they do have a staff which takes care of the grounds regularly, but they do not have a staff which takes care of the buildings. It is about keeping up appearances. Since Dolben took over it went from being a nice place to live to being an OK place to live as long as you dont mind it being dirty, half working, and no one to speak with if you have an issue. You cannot even call the local office, they only answer the phone if you choose the option for sales. I will be moving as soon as my lease it up, only move here if it is the cheapest option for you as you will be treated poorly and you will have to put up with maintenance issues for weeks (if you can get them fixed).
