I lived at Lincoln Place for ~ 4 years. Office and maintenance staff were great and took good care of my unit. The biggest issue I faced were the Inconsiderate pet owners who didnt clean up after their pets. Animal urine and feces would sometimes remain in the stairwells for days. Gross.

Weve lived here at Lincoln Place for 5 years now, and we plan to stay for the foreseeable future. Each year, improvements have been made - during our stay, the exterior was painted, much new landscaping was added, a pet area was added, the party/lounge room was updated along with the office, a huge deck and fireplace/grills and eating area was built, and the pool was updated. The maintenance crew is fantastic, the office staff friendly and responsive. Walkability in the neighborhood is the best in the area. Living here has really worked out well for us.

I realized while living at Lincoln Place, apartment life isnt for everyone. My frustration that came in with the fact that this apartment community is advertised as luxury living. Yes there are nice tubs, And you have beautiful finishes. But I have certain expectations when that is being advertising. There is a lack of security in the parking garages and the building. Homeless people loitering in the mailroom and sleeping at the bottom of the staircase, I had one incident, when someone even walked into my home ( and if my dog hadnt been well trained, it would have ended differently) . My car was hit several times in the parking garage and I was told by management to file a police report.(which does not cover the damage done to my car) I am all for pet friendly communities but they need to be kept clean there is no reason why the same dog is peeing down flights of stairs that have cameras, and its still continues. There are good features about this apartment community but with all the negative experienced, It have had made it difficult to enjoy it.

UPDATE: 3 months in and I still absolutely love this place!! I love Garage parking! The 2 best things about our community is that its Non-Smoking and the entire building is Secure! The feeling of being safe and knowing that people cant just come to my door whenever they want is extremely important to me just as well as no smoking. I have Asthma so this was very important in my decision making as well. The staff is still the most amazing group of people I have ever came across when living in an apartment. Every place I have lived the staff was amazing until you sign the lease but not here! They have all stayed consistent with change no ups! I couldnt have asked for anything better!I just moved in about a week ago and so far I absolutely love it here. Stephanie and Michelle in the office are both so sweet, friendly and have definitely made me feel like family so far. I feel like I have known them for years. Lol Its really important to me to feel like family and not just a renter or unit #. They keep us updated by email about everything which I absolutely love! They have fun contests and activities through out the month. I hope they have some contests and stuff where we can meet our neighbors and be a little competitive at the same time. 🙃🙂 I would even be happy to help plan stuff to bring us together as a community! I absolutely love Garage parking! The best part is the entire building is secure! Now like I said I have only been here a week so if things head south I will definitely update lol but I definitely dont see that happening.

Firstly, its apartment living. Its not for everyone and your experience is largely reflected by your neighbors.The community at Lincoln on a whole is good but my wife and I had our issues with loud neighbors at times and some tenants who neglected to respect the communal spaces. There are many dogs at the apartment with a dog run for all to use. Unfortunately, often (and likely the same habitual tenants) would not clean up their dogs waste leaving the area soiled. At times, waste would even show up on the stairs or hallway without being cleaned the the owners. We felt for these dogs as it likely reflects the level of care they receive in the home but there is no excuse for not cleaning up after your pet in these spaces.The management changed over our one year lease. Initially, Vickie was wonderful, kind and always responsive. Unfortunately, she has since left. Kelly, the prior manager, was unresponsive and had no people skills. She was quite frustrating but luckily she has left and now Michelle, the new manager, seems much more responsive and kind.The finishes within the apartment are rather standard for a premium price. Our balcony was huge, but unfortunately located off of Lincoln and 6th so the traffic noise made it almost unusable for our enjoyment.On a whole, Lincoln has a wonderful location but more community standards and accountability would go a long way.

I have been at Lincoln Place Apartments since the start of June and being someone who has lived in 3 different states in the past 4 years for work, I can definitely confirm that this has been one of my favorite Apartment Communities to be apart of. The amenities are plentiful and the apartments are beautiful, updated and spacey! The location is perfect because it’s conveniently located in downtown Loveland as well. The office staff is AMAZING and so helpful, the maintenance team is quick and efficient and the neighbors are all so kind. Due to my job relocating me (again), I’ll be leaving Lincoln Place after this month and am truly sad about it. If you are looking for a quality apartment community within Loveland, I 10/10 recommend Lincoln Place Apartments! I’ll miss this place!

Lincoln Place is a very cool community. The team is really awesome. The office crew takes great care of the residents, and the maintenance team is great about taking care of the property & work orders. Great amenities, stylish apartments, and in a really convenient location. LOVE the outdoor space! Definitely recommended!

The staff was excellent!I had to rent and move within a week, they made it easy.Even though there were 2 others moving at the same time, the movers were able to share the elevator and move me in quickly and efficiently.The apartment is extremely spacious, very clean and mostly up to date.The courtyard is beautiful, they have a cute dog park and having restaurants below and so close around is a definite plus.

Lived at this property for three and a half years; would have stayed longer if I hadn’t needed to relocate to Denver for work. Living at Lincoln Place was a pleasant experience. The manager Kelly was always lovely and so personable, Michelle although new when I was on my way out was always there to help and the maintenance staff were timely and extremely friendly (Luis especially). I know that some might complain about certain things yet I found that all properties have their occurrences from time to time; in Lincoln Place’s defense, many issues mentioned in previous reviews I found weren’t typically the property’s fault. Tenants will be tenants and the property’s staff did their best to resolve as timely as possible. I was not initially approved when I applied here due to a collection on my credit report put there from a previous landlord because of a water overage. Lincoln Place management (including regional manager) worked with me and overrode their initial decision which was a fantastic surprise for me. Nearly 4 years later, I have to say that I would most definitely recommend this property.

The apartments are ok, but the leasing office staff is constantly changing. Maintenance crew is amazing.The community fees add at least $50-100 (depending on what you have), to the rent.But all of that would be find if the it wasnt for the dogs. The stairwells in and the sidewalks around the complex are filled/soiled with dog excrement. Its honestly just bad.

The team here is fantastic! Sadly we have to move on because of work but no complaints of this place! Fantastic location being in the heart of loveland! Regarding the animal urine it is getting alot better due to the signs the complex put up sadly however people tend not to pick after their puppies so I do not blame the lovely people working here. Would of definitely stayed here another year if it wasnt for my new job and would highly recommend to anyone looking for a new home in loveland!

The apartments and facilities were fine; the location was excellent. The staff was often difficult to get a hold of, although they usually returned calls within a day or so. I would strongly caution everyone to not trust the office staff. My husband and I had the understanding that we were signing a three month lease - every conversation/communication we had centered around the idea that it was a short-term lease beginning 2/8.We had a hard time getting the paperwork sent to us in time to move in as scheduled (even though we started the process a few weeks early) and had to contact the office several times the day before to get the lease sent to us electronically. So I know we didnt look over it as closely as we should have - we were too busy worrying about moving and just needed to check that item off our list. We had no reason to suspect a change in the terms, so we didnt look for one. Shame on us, I guess. At the end of our time there, we discovered our lease was an entire month more than we had discussed. The staff took no responsibility, because they werent the ones there when we signed our lease or moved in. Apparently, it is their practice to send the documents electronically and change the terms to what suits them without any notice. Its a forty-six page lease that they wont send until crunch time, but make sure you take the time to read it.

Me and my fiancee have been living here for about a year now. The staff is always friendly, and we absolutely love the location in downtown Loveland. The only problems we have encountered is the animal waste in the hallways and left in the dog run, however I absolutely blame the residents who are too ignorant to care for their own companions. The management has repeatedly posted warnings for those types of violations so hopefully it gets taken care of. Personally Ive been there, one of our puppies has a weak bladder so he has urinated more than once in the hallway, however I never hesitate to return with a towel and do my best attempt to clean any accidents. Its not fair to everyone else to just walk away. Weve encountered overflowing doggy trash can as well, but that, too is something I wasnt too offended by. A place this big sometimes there just isnt enough time or people to get to it on time, especially with covid and weather. Thank you for making this stay a good experience, we are very sad to go!!

The maintenance staff entered my apartment while my girlfriend was showering with no notice to anyone. It was not an emergency- and the thing is their 57 page rental agreement allows for this! ...owner shall have the right to reenter the premises at all reasonable times for any legitimate or necessary purpose which the owner determines in its sole discretion...AND I PAY $2250 A MONTH FOR MY APARTMENT! ABHORRENT!

Very nice place. I was there to buy something that somebody sold on let-go. But our downtown has been really revitalized theres a Hilton em down there now new theaters new eating establishments old eating establishments. If you want to have an upper echelon dinner two dollar signs for dinner check in at door 2 2 2. You will not be disappointed.

I loved living here. Vicki in the office is amazing, and Luis on maintenance too! My immediate neighbors were very nice but the community as a whole had some problem tenets. Someone stole bike parts from the bike room, and people left pet mess in the stairwells, and left their Valet Waste garbage in the hall on non-pick up days. But overall, it was a nice place to live.

Apartment wasnt clean when we arrived. Lack luster paint job as well. Stair wells are constantly dirty and trashy. Apparently the complex is cutting back on the cleaning crew to a couple of days a week. They call these luxury apartments, but youre paying for the location because there are no frills around here.

We have lived for over a year and love the place. Its our first apartment since the 80’s so not sure if we would like it. We do. We have everything we need and abundant restaurants and activities you can walk to. We have not had any problems with management and neighbors are nice.

The worst place on the planet. Was visiting friends didnt see the permit only sign. Within hours my vehicle was towed. On a holiday weekend, her thanks for serving on ORAQ and we are so unkind.... Pay 400 and get a ride to ft. Collins. Holy heck... No doubt in my mind GODS GOING TO GET EVEN FOR THIS..

I love living here. The one suggestion I have is about communication - I think it could be better, as in the recent water issues. I think it would have been helpful if you had put out information about what was going on and what was being done about it instead of letting the rumor mill give out information. Thanks for all you do!As an update, I think that the communication and attempts to enhance resident relations have been excellent . I have really appreciated the notices about events, and the social events!I recently had issues with my washing machine and I was very appreciative of the help I got from the office and maintenance staff

Maintenance is awesome, such a good guy. Location is exceptional. Living downtown has a ton of upside. Management and the office staff are both professional and extremely friendly. Parking garage is tight (we live downtown so its expected) yet parking per month is extremely cheap considering one lives downtown. Agree with another post that either a heated pool (hot tub temperature) or a hot tub addition would be wonderful and all that the Lincoln Place is missing. With that being said I would still give the apartments a 5 star rating. No complaints.

We loved living at Lincoln Place. The nicest part is the parking garage (especially in the winter) and the fact that strangers/solicitors cant really get in the building. Its very dog friendly and the pool and gym are nice. Its also walking distance to lots of places downtown and the post office. The staff is very friendly and helpful as well. We would have stayed if it wasnt so far from work. The only suggestion Id have is upgrading the dog park with real grass/cleaning it more - but its probably the best they can do in a downtown area.

The apartment building itself is great. Great neighbors and nice space. However, management isn’t the best. When I first moved in, the manager had explained that there was rent and a utility bill from the city. What she failed to mention was that there was another bill the apartments charged separate from the rent. The amount isn’t important, it’s the fact that when asked about all of the bills that would be charged she left that out. Once moved in, there was no details given about the pool code, how long the gym was open, and how to work the call box. All was given by a current resident who was not part of the management team and I was lucky enough to run into. Lastly, don’t plan on getting your name on the call box. I had asked 3 times and the response I received was that it was currently broken and would do it in a month.. this was in July.. it is now February.

First of all, I used to own a duplex - I lived in half and rented the other half - so I understand how destructive tenants can be. I think you do an excellent job of keeping the place clean and well repaired. I moved in at the very beginning - even before the building was complete. What is disappointing is that in all those years I have never been late with rent until May of last year - I was thinking about my sons struggles in getting his business off the ground, and I simply didnt think about my rent until the 4th. It would be nice to receive a bit of mercy for an unblemished record of payment over so many years, and disheartening that I didnt.

Why are you emailing me? I have not been a resident for nearly 18 months- because you would not renew my lease... and then you turned around and rented the apartment I lived in for $600 more than I was paying. You ignored my renewal requests in order to charge more. This is to say nothing of the laundry list of other items that were horribly mismanaged in the two years I lived there. I do not have anything nice to say about Lincoln Place. I am likely your loudest vocal opponent in the community; as a local business owner and figurehead, I have told countless people to stay away from Lincoln Place. At no point did anyone ever make an attempt to remedy the fact that I was abruptly forced to relocate purely for purposes of greed. I am far happier and better cared for right across the street at Gallery Flats. Please take me off whatever list still has me as a resident of yours. The fact that I even received this email is further proof that your system is antiquated and your management is inept. I will be sure to tell my friends and colleagues.

I visit these apartment often and find it to be a great place to live! Friendly staff, it seems everyone works hard to maintain the building. Great central location with lots of interesting areas to walk. Several top quality Loveland restaurants and art galleries within walking distance. Inside parking for residence, pool, gym and community rooms. Wide halls and elevator always clean. Security is a priority for staff and residents.

Excellent Loveland downtown location. The few times I have needed maintenance I have gotten a response the same day. Some fixes took a few days but I was always kept in the loop. The neighbors are friendly and quiet. Look forward to living here a long time!

I have LOVED living at Lincoln Place! I have a beautiful apartment with three over-sized windows and a huge balcony overlooking the beautiful and quaint neighborhood of Lovelands historic downtown - complete with the Victorian rooftops, church-towers, and steeples! I have only had extremely pleasant dealings with the office, and they have gone out of their way to be personable - remembering my pets name, and asking about my family, and the apartment. I love being able to park in the lower level garages, and taking the elevator right up to my level too, avoiding the snow and ice collecting on the car in the extended Colorado Winter. There is a dog-run located on the first floor courtyard and pool on the first level as well! You wont be disappointed guys! Mountain views too from my apartment!

Not sure how to rate, since the issues have not been addressed as yet. Waiting for responseWe have had rusty water dripping into our shower since we moved in. It’s disgusting.The shower floor and walls are now ugly yellow! Still dripping. Also our refrigerator runs almost nonstop, and since we pay the electricity, that’s just not good. It takes an hour to dry a small load of cotton clothes, on high! Again not good. No sign of the maintenance people. Trying to be patient. But there is a limit.

The apartments may be nice but the exterior and public areas are neglected and gross. Get your act together and take some pride. Dead plants, dog waste and overflowing trash bins drag the whole downtown down. Update: Credit where due, recently they cleaned some dog waste up when complained to. Hope they can maintain it. Update - Nope - Back to a mine field of dog waste. Disgusting and unsanitary. Take some pride in your neighborhood!

I was one of the first to move in when Lincoln Place opened. Having owned rental property I KNOW how abusive tenants can be to the property; it is a huge challenge to clean up after people and repair the damage they do. I love the new grill and fire place outside - a real upgrade. I get very quick help if something needs fixing. I love the system for picking up FedEx packages - available 24/7. Hope you consider putting in a hot tub.

Lived here for 4 years. Overall I was very happy here, as long as you dont have to deal with management. Management changed around 3 times while we lived here and no one could keep track of anything. ***KEEP EVERY EMAIL*** exchange because they did try to charge me an extra $700 for a short term lease after they had specifically said they wouldnt change my rate (they were the ones who asked me to shorten my lease). Also, since we had been there 4 years they were supposed to only charge 25% of our initial deposit and they tried to forget about that too.P.S. Ask me about what they did when my dog was attacked by two pit bulls that arent allowed to live on the property...

Dont waste your time, its more of a to good to be true place. Then comes all the fees and questions they cant answer..seems to me like money is more of what theyre worried about. My move out total was around $3,000 and they can threaten to put me in collections all they want. How ridiculous of a management. The rent doesnt compare to such basic place of living.

This is not a nice building. Dont be fooled by the website. There is urine everywhere that the staff just allows to dry. Unsupervised teens monopolize the common areas at all times, especially at night, and damage the furnishings. Now an old drunk in a van brothers women in the parking garage late at night to let him upstairs. What a disappointing dump.

Im loving the fact that they are remodeling this Felicity. The pool are is looking amazing. Will be having and out door fire pit and a little dog area for the dogs to enjoy themselves as well. Perfect area for a walk to the library, park, Recreation Center and eateries around here.

Absolutely horrible management. The building and apartments themselves are great, wonderful location, but they are completely ruined by the property management company and office staff. I have not had many encounters with the maintenance staff so I can not fairly comment on them. However, I have had plenty of contact with the leasing office. The manager is never present. Ive talked to him on the phone and via email but have never had the pleasure of meeting him because he is either at a conference, in a meeting, or gone because he works all the time. It doesnt matter what day or time, he is never available. Yet he is the only one that can supposedly help and answer residents questions. He obviously avoids confrontation at all costs and uses his leasing agents and assistant manager as his gatekeepers so he doesnt actually have to do his job and speak to residents. What a joke. I feel sorry for the other office staff members because they have to go through him to do anything and he wont even do his job properly.

I wont deny that about a year ago, I was looking for somewhere else to live. But the current manager and the previous one have really turned things around, and their front office support staff is the best Ive seen in the years Ive lived here. (Plus the maintenance guys are top-notch.) In fact, I just renewed my lease.The reason I decided to check these reviews (even though Im not a big reviewer) is because I overheard some people who were being evicted—for not paying their rent for one or two months, from what I gathered—say that they were going to leave negative reviews and ruin the buildings reputation. Of course, Im not at all insinuating that everyone who has posted a negative review falls into this category, because there have been issues in the past. (I concur with the person who mentioned that the carpet on the third floor needs replacing.) But I think this place is awesome, especially now. And dont take my word for it: Id recommend trying to talk to people who actually currently live here to find out for yourself.I really like my apartment space and neighbors as well as the free coffee and hot chocolate in the lounge upstairs. Its the best. And the proximity to some of the best restaurants in Loveland (Origins, Door 222, etc.) is almost dangerous because I want to eat there more often. Its also convenient when its snowing and I dont want to drive to get some take-out. :-)

Havent lived there in 2 years and this place is still contacting me, the management was the worst I have ever experienced, clearly has not improved if they dont even know who is currently a resident. We didnt have hot water for a week and the property did nothing, did not even give a credit for not having water. We couldnt use the pool or outdoor amenities the entire time we lived there and didnt get any credit for that, the management sent animal control to our apartment because they didnt know who else to send it to ... one of the office staff came and told us that a month after wards when they realized it was actually the building across the street so instead of actually doing their job they just sent animal control to us since they are incompetent. The grounds was always littered with animal poop and the entry ways always smelled like dog pee. The staff and management where the worst.

Friendly, quiet, comfortable, clean....works for me!Todd was fabulous! Came early knew what he was doing. Trouble shot the electric problem in kitchen it was the main breaker that was broken for outlets, not the button you push...put in New balistrades and flourescents...efficient, friendly, and knowledgeable. And of course, Luis is always amazing! Great guys!

What a horrible office to interact with. Not only does the manager not return phone calls, but the staff is very rude. Interrupting people and calling them honey is incredibly unprofessional and condescending. Now that the area is building up, I would say there are far better places to rent from. What a disappointment.

I’ve lived in about 11 different apartments over the last 10 years (as a college student and now wife of a traveling salesman). These apartments are the cleanest I’ve ever lived in, especially for their age. We’re in a 1 bedroom and it’s the biggest 1 bedroom we’ve ever had. Staying at Lincoln place has been a wonderful experience. Vickie, Kelly, and the rest of the staff are the best I have ever worked with- super responsive and friendly. Any issues I’ve had have been taken care of promptly, and I know they have been really busy this summer. They also have a really good gym area with lots of great equipment. The lounge areas on the 1st and 4th floors are really spacious, and we love hanging out on the outdoor patio. I love the secure room they have for packages. Most places packages just get left by your door for the world to see. I also love the parking garage. My vehicle has stayed safe from Colorado hail storms, and cool in the summer heat.If you expect a place to be perfect, you’re going to be disappointed. With that being said, you will probably experience some weird smells coming from the carpets and generally everywhere. It’s a dog friendly place on 1 block of downtown Loveland so the poop and pee smells can get heavy. The pool is small and not great for young children or people that don’t know how to swim, but it does the job on a hot day. I find the off-leash turf area for dogs to be VERY smelly and I avoid it because it’s usually covered in poo.Overall, I would recommend Lincoln place apartments. If not for the amenities and great location, but for the office staff that have been so good to us.

Its not what it seams! if you are looking into getting a place here do yourself a favor and look somewhere else. most of the office staff is rude at best, they lose delivered packages, extremely incompetent, give out false information and they will do anything to squeeze another penny from you. Management even put up notices around building telling residents to follow people home who dont pick up their dog poop and turn them in for a 25$ reward. Im not sure if that is even exactly legal to do. I honestly never write reviews but this place takes the cake as the worst ever!!!!

I lived at Lincoln Place for a little over a year and would not recommend it to anyone. When I first moved in, a different management company managed it and I was very happy with them and had no issues. But AMC took over shortly after I moved in and it was nothing but problems from that point on. From inexperienced, ever-changing staff, to poor communication, it was always a headache trying to get anything done through the office. However, my biggest issue with this property and management company is how they handle their lease renewals. It explicitly states in the lease that the tenant must give at least 60 days notice of intention to vacant the property or else they will be charged an additional $300 per month and be put on a month-to-month lease. But the renewal offers are not given to residents until about 40 days before the lease ends. So if you want to stay, you have to give your 60 day notice and hope that you get a reasonable renewal offer to sign at a later date. On the renewal offer, that is posted less than 60 days before your lease end date, they have the audacity to remind you that if you dont turn in a 60 day notice you will be charged additional fees. Since I lived there we went through a cycle of about 6 Property Managers, 2-3 Assistant Managers, and many, many Leasing Agents. This made it difficult to build any type of relationship or rapport with any of them and most questions were answered with the response, I dont know, Im new here. Let me check for you and call you back. Rarely did I ever actually get a phone call back--very frustrating. The only positive comments I have are the location is great and Patrick, the maintenance technician, was very friendly and responsive to service requests. But it is not worth the cost and trouble of dealing with the leasing staff.

Constantly changing staff, most likely they get burned out ripping off renters. On move out, charged us $500+ for a unit that was cleaner than when we moved in. Said there was a 1-inch tear in the carpet so whole thing needed replacing. We saw no tear and werent allowed back in to see it. Claimed we should be happy since they usually charge more and dont argue because theres nothing you can do about it.

This building goes through so many owners and management companies that dealing with problems is difficult. I feel really bad for the staff but these arent luxury apartments. A lot of amenities are always out of service and they cancel services while still increasing fees and rent when your lease comes up for renewal. The pet policy may seem flexible but that is just so they can charge you more and claim damages when you move out. I will never recommend this building to friends after my experience.

I currently live here. I moved in approximately month ago, and I love it!.Good Things-Everyone is extremely nice-My apartment is the nicest apartment ive ever seen, and is so big I dont have enough stuff to fill it up with, and doesnt break my wallet-My own water heater, so I dont have to worry about waking up early for hot water-Free access to a pool, which is a great way to cool down after work-Multiple grills that all work well, great for partys-Free game rooms that I can reserve for partys or studying-Amazing large bathroom-Decent parking, always find a spot-Right in the middle of downtown, with some of the best restaurants right below.Bad things-The elevator is veryyyyyy slow, but not a huge deal-My fridge broke shortly after moving in, but they immediately replaced it with a better one, so no issues there.-The bottom of shower creaks a bit, kinda weird-About once a month, all the local restaurants clean out their grease traps, which causes an awful smell for a day, but not too bad.Overall, This is a great place to live. The people are nice, the apartments are nice, and the rent is good. 5/5

Home is the ideal word to describe Lincoln Place Apartments.Pros: Location, views, great room, weight room, pool, covered parking with secured access to building. Very nice tenants and a staff thats even nicer with questions/requests quickly addressed. Package pickup for Amazon deliveries is automated, easy and quick. Dog run with lots of dog owners and most of them are well trained and their dogs are fun to see. Easy walking access to museum, library, Chilson Ctr and downtown places. Pick-up from Dougs Diner without the hour wait to eat feels like youre spoiled.Cons: Nothing more than a few minor inconveniences caused by those who are not well trained dog owners or know the trash valet policies. Although the Fire Department can be a little obnoxious (no worse than trains horn) they have been a blessing to have close by more than once. Nothing worthy of even taking a star away from the lovely time weve had here :-)

I lived here in 2017 for 10 months.There are good and not so good aspects to this apartment.I lived on the 3rd floor facing North, which I believe to be the best location there. The views are nice with many large trees nearby. Your unit will stay cool and pleasant without the sun directly beating in through your windows. The street noise is also considerably less than facing West.My unit was the closest to the stairwell which, for me was perfect as I chose to always use the stairs. On occasion you can hear the stairwell door slam closed, but is not a serious nuisance. If need be, this also positions you right next to the elevator.The staff were friendly enough for me and maintenance was fast to respond to needs. You mail and packages are safely secured in locked areas and billing is paid online.My unit #332 was comfortable for two adults, a kitchen 4-seater table, a love-seat and 6.5 grand piano! This unit has the most windows and walkout balcony.A few critiques:The smells and the dogs rank highest on irritation. Do not, seriously - do not walk in any green or bark covered areas on street level - these are dog defecation cesspools. On warmer days, you can smell feces and strong ammonia rising up to your balconies from these defecation zones.Similarly, I would regularly encounter dog defecation in the concrete stairwells. Apparently the dogs could not wait and the owners were not bothered to clean it up (it would stay there for weeks). The hallway carpets are stained from dogs and trash: not a good place for germaphobes! These hallways can smell bad also both from dog defecation, trash drips and a multitude of cooking smells.You will also hear or in some cases, endure relentless dog barking as these animals become lonely during the workday...But generally, the walls block sounds well and it was rare to even hear a loud movie playing in a neighboring unit.I would stay here again if need be.

My husband and I, have lived there for a year. There were some benefits to living in downtown but there were more harm than good for sure.First of all, we havent got our extra deposit back given we moved out almost 3 months. At first they wanted to see the bank statement to prove that I was not lying. After they have looked over my bank statement they said they need indicating document about the extra deposit. There is always an excuse for not giving our money back.Within one year, I heard that they have changed management company over 3 times. The one i dealt with, we have done most of the transaction on-line, including when we apply the apartment and put down the deposit on the website. Shortly they switched the company and also the website. I cant even log back into my account to see my record. This is totally a scam I feel like, I have been stolen from.If there is half star, I will totally give them half star. Because this place is totally a joke, and waste of ones money.

I am so glad I read the reviews, because i will not put up with people entering my space without notice, nor would I want my precious dogs to be surrounded by filth from other pet owners not being responsible. Sounds like this company is going to have many legal problems in the future. 3000-5000 dollars for move out costs?!

Im nearing the end of a year lease at Lincoln Place, and unless I simply cant find anything else, I wont be staying. Dont get me wrong, I like my apartment. It was clean when I got there, has a nice view, I never hear my neighbors and I liked the layout. But, and this is a big but, the onsite staff is horrible. They are nice enough when you talk to them, but they hardly ever follow through with anything and they never seem to be there. This has been a huge problem for me because Im often out of town and never know if I can reach them if there is an issue or if they will take care of it if I do. For example, while I was out of town they left a package, worth over a thousand dollars, sitting on my doorstep for two weeks after I called and asked to have it put in the office. Maintenance also seems pretty lacking as the hot tub hasnt worked for an entire year and hallway doors have been broken several times. For the price you pay, the apartment itself could be better, the interior paint is shoddy and I still have a gap in my window frame, sealed with a washcloth...If these kind of problems wouldnt bother you for a $900 a month one bedroom then go for it, but I think Ive had enough.

I have lived in apartments on and off for about 16 years. The manager, Kelly, is very dishonest - lied to me that a broken lease needed to be notarized, which is not true. It can take days after mulitple phone calls and e-mails to response.The train is only 1000 feet away and blows its horn around 11 PM, 2 AM, 4 AM EVERY NIGHT. Not a good place.

Ok... DO NOT LIVE HERE!! I’m begging you! There are so much better options. This place is ridiculously priced. The fresh water is so dirty, it leaves yellow residue all over sinks and tub. Trash is left outside of people’s doors, stinking up the whole hallway. Eggs, food etc is spilled daily in these halls. People here are rude. They have an elevator and key fab system that is absolutely ridiculous. The elevator is never clean and always smelling of different odors daily. It has been out of service more than 3 times in our year here. It takes at least 10 mins just to use the elevator to get to your floor at 4-7 pm. My car has been towed from our own parking lot by mistake and nobody was willing to pay for the difference nor even made an apology. Cost me 300 dollars. For no reason. I am a resident. And they towed my car. I’ve been asked to leave the premises because I had forgotten my key fab in my room and was unable to get up to my floor. I asked someone to let me In and they didn’t even know I was a resident. They asked me questions pertaining to my leave. When told I was a resident they still showed no level of respect. Parking is a disaster! There are no assigned spots. And some spots smaller than others. So the trucks are stuck trying to squeeze in between cement pillars and there are some compact cars in the 8 foot spots. And nobody enforces this.. it’s ridiculous. WORST PLACE I HAVE EVER RENTED!! I have never in my life experienced a more mediocre, half a$$ complex in my life. No relationships are built here. There is just “by the book” guidelines and transfer of money. Oh yeah and did I mention that there is only one way to pay rent. And that is through a grocery store card. So you have to get money from your bank and take it to a third party who charges you a fee. They do not accept cashier checks or direct deposit?... ridiculous. The internet pay system hasn’t worked since we got here a year ago. They haven’t even updated the website error. They never email you your rent totals. It’s differnet every month. It’s an absolute circus around here. Please prospect elsewhere.

Do Not Live here. Ive been a resident for a year and a half now. The quality of this place is not worth the amount that they are asking for. Theyre continuously changing management in the front office, so its impossible to establish any kind of rapport with someone, and their lack of competence to run this apt complex is laughable. There is constant dog feces and urine in the stairwells, front lobby, and hall ways that will stay neglected for a long periods of time. Homeless people wander the parking garage, vandalising vehicles, drinking excessively and selling drugs. My vehicle happened to be one of them, and when I had approached them to remedy the situation they said that there was nothing they were willing to do. There are plenty of other apt buildings in Loveland that I would pursue than this one.

I give lincoln place apartments a one star because of the manger she is rude and can never answer your questions or help you with problems. She closed the pool early in the season. She writes nasty notes to the whole building in red ink reminding you of the many strick rules they have in place. If you receive a complaint from another neighbor the manger tells you there is nothing they can do to settle the issue that you have to handle it on your own. Good luck getting your deposit back. Even if you have the place cleaned they charge you for cleaning and everything else. The time I lived there I watched tons of people move in and out with same issues with management and being over charged. They also charge you for a trash service That has very strick hours and days and how the trash can be bagged. My experience there was nothing grand. Do not waste your money on this over priced apartment.

Honestly, I dont understand what reviewers complain about. Not every place is perfect, but this is by far and away (!!!) the best option in Loveland. If you fall into the category of a person who is used to an active social life, who likes to kick back and relax on weekends, who doesnt like too much fuss, who is coming in to work from out of town (and Colorado), give this place a shot.First, the staff is capable and kind. There are three managers (Vickie, Kelly, Nadine) and two supers (Kevin and Louis) at Lincoln Place Apartments. All are friendly, not to mention pet-friendly. All are capable and knowledgeable. All make an extra effort to be personable. When my smoke alarm went off in the middle of the night (due to a low battery, my fault), Kevin was there in two minutes.Second: reasonable cost. The rent is reasonable, and you DO get a lot for it if you are willing to take advantage. If you have to break your lease, they will make an effort to work with you. And things DO work on an everyday basis: the public coffee machine on the 4th floor, which has a great view of the mountains; the TV room (actually there are two); the billiards and cooking room; the indoor gym; the grilling area; the new Amazon automatic package pick-up (soon to be a business center); the swimming pool open from Memorial Day until Labor Day; the dog run -- youll need to pick up after your animal, as well you should!!! If and when things break both inside and out, they are repaired (for instance, my washing machine broke) or even modified without added cost to yourself. The hallways and rooms are cleaned regularly. If you dont like the headache of property ownership and management, this is a place for you.Third: the much improved social life/urban life in Loveland. Loveland is a growing creative community, and Lincoln Place Apartments is at the heart of it. The staff even sponsors some social events (like a super bowl party, events for seniors, etc.), if youre into that. The location is just fine: Safeway, Dazbog, and multiple coffee shops are next door. Lincoln & 5th (& 6th) are actually pretty quiet; they have less bustle and annoying college students for what you would pay in Fort Collins or Denver. The place is finally within walking distance from Chilson Rec, the library, the Loveland Museum, and a growing number of interesting new restaurants and shops.A great experience overall, highly recommended.

Edit: Vicki and Luis are the only people at Lincoln place i had a positive experience with I dont want my review to discredit them.ive been waiting about a year to write this review out of fear it could affect my move out costs at the end of my lease agreement. This was the absolute worst renting experience i have ever had and I knew i made a huge mistake the second we moved in.Move in day: We reserved a time slot for the elevator key we arrived the day our lease began and the leasing consultant gave us a snotty attitude because apparently we came early to get the apartment keys. I had a time slot from 12-2 to use the move in elevator, I met with the office at about 12:15 that day to grab the key i had reserved, the office manager Kellie claimed that the key was being used by another resident, i claimed that i was on a time crunch with my Uhaul having to be returned at 3. She told me it looks like id have to wait, about 30 minutes went by and i went back into the office she said she didnt know who had the key and that she didnt have time to find who did, complete and utter disregard for me and my girlfriend. The maintenance tech overheard my conversation and kindly lent me his. This saved us in a jam, no thanks to Lincoln Place management. Never once did we feel welcome, nor were we explained how to use the call box, etc. We were charged 25 dollars a month for trash valet to take the trash down the hall about 50 feet to the trash room. We utilized this service because we had to pay for it regardless and constantly received nasty notes claiming our trash wasnt bagged correctly. LOL. The fire alarms went off constantly to the point where residents wouldnt even evacuate due to so many false alarms. The elevator was down all the time and takes about 10 minutes to get down 2 floors. We paid 75 dollars a month to park in the garage and our car was vandalized, this happened to numerous other tenants and lincoln place took the time to post a notice in the elevator that they are not liable for any vandalism in the garage you would think for 75 bucks a month some sort of surveillance system would be available in the garages. I walked into the office around lunch time and the door said open as i walked in Kelly made a nasty comment about how shes on lunch, how i would have known this? No idea. She then belittled the maintenance tech in front of me because he didnt place the closed sign on the door. Kelly and Lincoln place management should be ashamed of how they conduct themselves. I could go on and on with negative stories about my experience, but my advice to you us STAY FAR FAR AWAY. Oh and we kept our apartment immaculate, cleaned it at move out and I have always received my security deposits back and lincoln place took my entire 500 dollar deposit and sent me an additional bill at move out. Shame on you Kelly. Do yourself a favor and filter the reviews by lowest rating and youll get a clear view of what life is like at Lincoln Place Apartments. I wish i would have taken the 5 minutes to read the reviews before I impulsively signed 12 months of my life away. Oh and one time i mistakenly paid 25 cents short on my rent, and received 3 notices on my door threatening me with late fees. I went down to dispute it and asked if they could just roll the 25 cents over to the following month rather than me waste a check but they said that was not an option. So i wrote a 25 cent check. You are nothing but a $$$ sign to AMC property management.

Great place to live as far as location. however, the maintenance guy that lives on 3rd floor. Is by far the most unprofessional employed member of staff on the property. He has on multiple occasions been rude and harrased me. I use the call box to gain access to my floor by calling my apartment number. That call box then dials my cellphone so I can enter a number which will give me access to my floor if I didnt have my key phob on me. The maintenance guy entered the elevator at the same time I pressed my acceptance code on my phone to gain access to my floor. He accused me of rushing on elevator and that I had to wait for call box before I could gain access. I explained that I didnt, that I called my apartment number which calls my cell to gain access. He blatantly ignored me and then rudely cut me off and condescending said I know how the system works, I dont need to hear it from you!!! He assumed I was lying, and continued on about how I rushed on. I told him I didnt appreciate his attitude and he raised his voice and said I dont give a DAMN if you dont like my attitude, you dont live here I DO and I work here. I told him I do live here as I proceed to my door to unlock it. He gets even louder and says what appartment then? and before I get the chance to say what appartment number he cuts me off and says thats what I thought, you dont live here!! I dont appreciate how your maintenance employee treats Tennants that live here. . I literally felt unwelcomed, unimportant, belittled, and uncomfortable to be anywhere near this maintenance employee in fear of being mistreated again. I feel as though he should be retrained on professionilsm, how to properly conduct himself and his use of language while engaging with other tenants. He is supposed to be a representation of your business and I am sure you dont want other tenants, and future tenants witnessing his unprofessionalism or having to experience what I went through.

Lincoln Place Apartments, Loveland, COThere seems to be an issue with poor maintenance on this building. We are told that corporate management is not interested in complaints . There is puddles of what seems to be animal urine at the parking lot doors and stairs and entrances to the restaurants. Many plants and trees have died around the building. The stair wells are very seldom cleaned. The building staff tells us they cannot do anything about the complaints since it needs to go through the corporate management.

Ive been a tenant for over 4 years. Trust me when I say, do not live here!!! The grounds of deteriorated horribly. The pictures they advertise are from years ago. Now, the carpets in the hallway smell like a combination of urine and trash. Noteworthy, in the 4 years I have not seen the carpets be cleaned even once! The amenities are a joke. The pool and hot tub close for extended periods of time. For example, it just reopened after being closed for over a year and a half. The north side of the building constantly smells like trash, but when you come to visit the building they will only show you the south side. Management is a NIGHTMARE. For example, in the middle of the winter they shut off everyones hot water for 4 days to fix a single problem. 4 days of cold showers in the middle of winter. No sense of urgency to get the problem fixed. No apologies. Nothing. Another example, my husband and I werent out of town over the 4th for a funeral. We tried to pay rent on the online pay portal (that you have to pay extra for to use) but it wouldnt let us log on. We called the office and was told just to come in when we get back into down. We got back on the 4th but the office was closed so we went in on the 5th first thing in the morning. The manager maid is pay almost $300 in service charges on top of the $75 late fee. Noteworthy, a neighbor only had $35 in service charges.When we tried to tell her we couldnt log on and she got in my face, screamed at me and pointed her finger in my face without even hearing me out. When we brought back the money orders (because they refused to take check) she sheepishly admitted she was upset about something else and took it out on me. She looked and could tell that we in fact did try to log on to pay the rent. She said she would call the company who runs the website and get back to us. Its been almost a month and she refuses to answer the phone or return our calls and only sends emails claiming to be waiting on a response from the company. We still are out almost $300.DO NOT RENT HERE!!!!!
