If you rent from them you will regret it. They are the true definition of horrible. I will never recommend this rental company to anyone. If you think Im lying go for it & youll see. I waited 40 days for my deposit just to receive this letter. I went to the office several times and this note was posted on the door. But they wont even answer the phone to even schedule an appt. Look why I didnt receive my deposit back. Lol also they saying I owe them a balance of $58 for an apartment I put the work into while being ignored work orders for mouse, rats, and roaches. They also hide from you and ignore any concerns or work request you present.

Lori was very professional, knowledgeable, and helpful. She answered all my questions and welcomed me to call her back should I have anymore questions. Summerfield properties is no good they got property on Garrison Road. National Turnpike infested with bugs

My 75 year old father rents a home that was taken over by Summerfield. I would like to thank them for making sure his grass is cut. Any issue that has arisen has been taken care of promptly. Dont be so quick to judge based on negative reviews. He has only had good experiences with them.

For every ten reviews you’ll find one good one. It’s unfortunate people go straight to the internet to complain. If you talked to management about your concerns, she hears you out and actually empathizes with your situation. Recommend just because of the staff there that treat you like family.

These reviews are false. Anybody that wants help and isnt crazy they help! Amazing company! Amazing people! Will forever rent from them!

I would love for the landlord(slumlord) to spend one night in one of her properties, it probably would not happen because even she would find all of her properties repulsive and just plain nasty, and to think shes is that worried about getting her money from this poor lady during these awful times, I dont know how you look yourself in the mirror. You and this company need more than help. And I hope you all rot in hell for what you are putting people through .

I am currently renting from them and I read most of the reviews and I had to write my own, so first let me say that the maintenance is slow but other than I love renting from them, now Mrs. Joanny is such a great person inside and out and she will accommodate you to her best ability and she will work with you any way you need her to, shes so underrated its crazy because I know the beautiful person she is and most of these reviews dont give her the credit she deserves so dont rely on these reviews just experience them for your self.😉

Never rent from them. Then when you move out, they will try to sue you for regular maintenance work that they didnt keep up on themselves. I moved in with tore up storm doors on the house and the carpet was not clean and when I moved out, those are just two of the things that they trying to sue me for when those things actually needed to be replaced and cleaned before I moved in.

Run fast as you can!!!.Tyanne place apartments are filled with roaches bed bugs.Management refuses to treat. Not to mention their is a lot of drug activity going on right in parking lot. Police are constantly getting called.Also my apartment was broken into by a neighbor that lived their named Richard Morton . He stole my tv. I actually caught him inside my apartment coming back from a Dr visit. When I moved in the cabinets under the sink were rotten out. Of course landlord refused to repair it.So I bought the supplies &my dad fix it. Roaches were so bad they were in the fridge crawling every where Lease said they did pest control but my apartment never been sprayed in the two years I lived here. I would buy bug bombs, bugspray, & boric acid but the roaches still were their .It got So bad one crawl into my ear & got stuck .I had to go see the Dr so he could remove it.

I wish I could give them absolutely no stars! The people in the office are nasty and dont have any customers service skills at all. They never answer the phone during office hours when they should be working. It takes far too long to get things fixed and to get the grass cut. I shouldnt have to call in a work order to get my grass cut. I called in a emergency work order on a Friday after hours and never received a call back, Monday rolled around and they never followed up on my call. I had to call and leave a message that Monday and they still didnt return that phone call either. I had to call back later in the afternoon just to get the work order in and I feel like they should have been calling me to come fix it on that following Monday since I placed the call Friday, and on an emergency line. They have to be the worst people I have rented from and if I wasnt worried about my babies switching schools I would break my lease and move the HELL out!!! Never rent from these people they are dishonest. Thats alright though, because they wont get another year of my money after this one!

Once I get out of this lease I will be so happy. These people are crafty crooks and Im putting it lightly! You will never hear from them until you owe them on some chumped up charges! They make sure that if you want to move that you owe them. When I first moved to Louisville back in 2012 my first mistake was that I rented the house online.... Never ever do that! The house that I rented was nit even the house that I saw online it ended up being a neighbors house. I was kinda desperate and they took advantage of that as well. I ended up renting another apartment from them and I regretted that too them I rented a house that seemed like the best property that they had on Bardstown road. Which turned out to also be a dump. The electric company contacted me and told me that the meter that was attached to the house didnt belong to it and I was charged an additional two hundred dollars on to of the two hundred dollar bill because the house is not insulated at all so if anyone moved in this dump after we move out good luck because I think they have this electric and water bill attached to another house or something. There is a crack in the for as to were insects move in and out when they want hell we had frogs get in the house.... Thought frogs needed water🤔... No water around here. They wasnt to not resign my lease because of made up outstanding charges from four years ago that I do nit owe. I will be glad to finally be done with them there maintenance is out of order there staff cant be legal licensed. No returned phone calls and I do not recommend this place not even to the homeless. Ive never ever owed for damages until meeting these people. What a shameful pack of wolves who prey upon people. Of there is ever a lawsuit against these people just know I will be on board!!!!!!!!!!!!

I am originally Louisiana and been here at Summerfield Properties for 13 yrs and been knowing the manager/landlord Joni, who is the most caring person in Louisville. Besides that Summerfield properties goes the extra mile for people and I have witness it myself. Not always depending on what type of job it is for repairs get done right away but when they do get to fixing they asked is there anything else and does a wonderful job. Joni definitely breaks her neck for anyone and gives u hugs and shows just how much she value being one of her tenants, u become a good friend. So if there is anyone being negative about Summerfield Properties just think back when u were in need or if u were behind on ur Rent and they never put u out or let u loose ur Section 8. So If your looking for a place to be treated like a human being instead of a piece of paper come to Summerfield Realty.

Edit: they didnt come fix my apartment until the day before Metro Code Enforcement was set to do their inspection. Now im having a leak and cant get a hold of anyone.landlords. Called to have maintenance fix several things and still have yet to see any of it done.

Oh my goodness! I am desperately looking to move somewhere, like within the next week actually. I was given their info saying they would be easy to work with and wouldnt give my any hassle about renting a place. But all these reviews... Joanny is the Only reason I stay. She only gives what she gets. She has a huge heart and would do anything for anyone. People forget she is a manager and can only do so much. I know it gets aggravating, but people need to put themselves in her shoes. She gets the brunt end of it all! I love this woman like she was my mother aunt. The apartments on Mid Dale lane have an ongoing Bed Bug problem. They absolutely refuse to do anything of any significance to eradicate the problem. Apartments/ buildings have infestations, They knowingly re-rent infestested units to new tenants w/o treatment. No matter how careful & diligent you are, when there are infestations in any 1 unit, they will always find a way into another. They have let this go in for years over there w/o ever any professional extermination. The roaches become insignificant when you have a bedbug problem. You will have to fight for your deposit back also. They tried to charge me to re-paint my apartment when I moved out because I only lived there 3 years. Not five. How stupid is that!! I did get back my full deposit back, but definitely not voluntarily. (Most)All of this comes from higher up than the office & maintenance staff. They are just trying to do their job for the most part.

DONT MOVE IN!! Ive been waiting days for the EMERGENCY maintenance to come fix my air conditioner. My one year old is covered in sweat. I cant sleep. The heat is literally making us sick and the landlord just told us to call him and thats it. Theyve added chargers after initially telling us we were paying a extra payment for pet deposit, they added that, then claimed and said they didnt remember that and that it was just the rent and we were getting an extra fee because they didnt know we had pets. It has roaches and there is literally no responses from anyone on maintenance on the property unless you owe them money. Please dont move here. I HATE I have a lease... cant wait to move. They let us move in with a broken back window and then claimed it wasnt broken. TERRIBLE SHAMEFUL cant believe people actually treat people like this and are this mean. DO NOT MOVE IN!!!!!!!!!!

Chris who works for this company had my brother do some work for him and now is a no show come time to pay. Not sure his role in this company but if anything like him I wouldn’t trust or recommend them!

This place is absolutely atrocious. I dont live there but my mother does and I am currently having significant issues getting maintenance to fix anything. Right now water is leaking from the apartment above her every time someone takes a shower and it is causing quite a bit of mold buildup in the walls. Multiple calls to maintenance but no one ever picks up. I could go on forever. I do not recommend.

Can only speak to someone by calling to make an appointment... then to only get a voicemail no matter which extinction u push to say leave a msg ...but no-one will ever return your call been trying over 2months now! Smh

PLEASE DO NOT RENT FROM HERE!!!!!!I ignored the Google reviews for this company before I moved in then, regretted it after just 2 months of renting my house. Most of the reviews were right! It boggles my mind how a company doesnt care to fulfill maintenance requests that causes long term damage and lead to higher costs to fix if not repaired immediately. Joanny disregarded my requests to fix several work orders including a water leak under my kitchen sink that went on for three months. The leak caused extensive water damage and mold. The previous owner, Deon, had to sell the house $20K less than the market value primarily because of it...which leads to another story. READ YOUR LEASE! I unknowingly signed for a lockbox. Two months after renting, the house, it was put up for sale so I had showings 3-4 times a week for hours at a time. Joanny, whom was extremely unprofessional, had no sympathy for the living conditions that my newborn and three year old had to suffer. She even threatened eviction when I offered to pay for the water leak and deduct that amount from rent (which is legal for a tenant to do in Kentucky). Im so happy now that we have a new owner who immediately fixed our issues and has openly expressed plans to add insulation to the attic and fully repair the kitchen floor and cabinets!

Worst place. Expected a fully fenced yard and it wasnt as well as damaged fence when I moved in. They didnt fix it so I did and even made it a fully fenced in yard. They refused to reimburse or even deduct from rent. Ive had problems continually though out my time here. They dont hold to the law for renters or inspections and make it difficult to contact them. When they do decide to fix anything for inspection, expect them not to show up until one to two days before the inspection. Once you keep on their case about anything that needs repair (such as an uninspected hot water tank), they decide to evicte you. I highly recommend renting elsewhere!!

Im reading the reviews and all I can say is I guess it wasnt meant for me to rent from them because they never fixed the house for me to move in after applying for the home 2 months ago, broken promises. Gave me a huge run around and now me and my kids live in a hotel untill we find somewhere to move. They said the deposit was 500.00 on the website and 950.00 rent. When i went to sign papers they told me the deposit was 1000.00 and rent was 1000.00. I had to put 200.00 nonrefundable to hold the house. When i brought it up she said we already discussed the rent and deposit which we did not. After i got frustrated waiting for my house to get move in ready she told me i could move in the unit while awaiting them to clean it and paint but i have to put all of my belongings in one room untill they paint everything. She was mad because somebody busted the back window out. That wasnt my problem i havent moved in yet. I got really frustrated talking to a voicemail because they never answered the phone. Thank you Jesus for all the signs not to rent from them. I will take my behind elsewhere.

This landlord should be shut down. They do not fix anything. They threaten you with the end of the lease if you call the city or work with them.

They took over management at my moms apartment complex less than a month ago. And are already horrible. New landlord is rude. Tried to tow my brothers car who is on the lease because of flaking paint. They are towing day and night, cars of residents, guest spots, doesnt matter. They say they put a 24 hour notice on the vehicle but they did not. They sent out no notice to residents. The parking lot is almost completely empty. Many people who live here have had their perfectly operational cars towed because they dont look nice. Many agree they did not receive a 24 hour notice either. Not even a 12 hour. They wake up and their car is gone. Chipped paint is a problem? There is nothing but chipped and flaking paint in this apartment. They are also ignoring residents with complaints.

These people are rude as hell! Needs to be closed down reporting to the BBB

This place sucks and I am putting that kindly I reported that I had no air on 6/26/15 at 10:00 am I went into the office Joanny put in the work order I still have no air I just came home from the hospital from having an asthma attack I will not be paying no rental and if I could give them a score of 0 thats what they would get now I have to sit in a hot house until Monday dont rent from these people they should be shut down, or get people in their that actually care about there tenants and the problems that they have on the properties shame shame shame Summerfield if I only knew the owner of this house he would have an earful thats for sure.
