Our experience with Fallon and The Rental Girl was okay. In the end, we got a unit we are very happy with, but the communication in general has been hit or miss.TLDR: They have a lot of projects, rentals being probably last priority. Process may take a while (plan 2 months), but they have great units.Originally, we submitted an application on a three bedroom house and waited 3 weeks to hear back. Admittedly this was because of the owner, however, TRG was not communicative and strung us along for weeks instead of letting us know the owner was being unresponsive. Finally, they let us know the owner changed their mind on renting out the property. They then suggested we check out other properties on their list and told us they would transfer our application (thats a great perk about TRG). There was, however, no effort to make sure we were accommodated after this three-week process. We had to schedule a time through their regular service with other first time viewers and take off work to make it happen at the ONE time slot still available.We saw the property, liked it, applied, and were approved! Took a while to get the lease in hand- which was fine because we wanted a later move in date, but it was still annoying to have gaps in the communication (talking days without responses to emails). We also asked to tour the property again before move-in for measurements etc. We requested this on 9/9 and on 9/28 after reminders, they finally offered ONE time available to see our own unit, and suggested we check out the virtual tour (we had already done this). I still have no idea what my landlords name is or how to pay rent, when asking Fallon she just told us to refer to the contact info on the lease. I assumed TRG would at least make an introduction and connect us since theyve been acting as liaison.Like other reviews the application process is lengthy. They contacted mgmt companies for buildings Id lived in that changed mgmt over the last 7 years or so. I had no idea they needed to go that far back. I had input rental history over the last five years and they emailed me asking to add more details and more rental history. I barely remember that far back, haha.Becca is awesome.Im not sure they are doing a bad job, but I do think they are taking on too much and rental properties are a last priority. Its impossible to get anyone on the phone. They have some great properties, but just be ready for a SLOW process. Anywhere else Ive lived, everything has been handled in a matter of days. We are on a month-to-month lease at our current place which is why we are able to be patient, but man, this was a lot. Im moving into a new place I only was able to see for 5 minutes.They DID negotiate an extra parking space for us with the landlord- so thats appreciated!Overall 3/5 stars, perhaps if they had more bandwidth it would have been a better experience. Be prepared to manage communications and message frequently and aggressively if you want to have a shot of being responded to. Again, I dont necessarily fault them, but its been quite the journey.

I am so grateful to have found The Rental Girl, and even more grateful for our amazing agent, Lindsay. Moving always seems like a bit of a daunting task. But moving from Missouri to LA (talk about culture shock) in the middle of a pandemic?! Not exactly ideal. But Lindsay helped us every step of the way! I reached out via the The Rental Girls website, which has a lovely selection of curated listings. Bonus that they have full 3D tours, as I wasnt able to fly out to see the apartment in person. After submitting an application for what I thought was the apartment of my dreams, it turned out that the landlord declined due to the weight/breed of our dog. We knew trying to find a nice place with a pitbull in LA wasnt going to be easy, but it was still discouraging. Lindsay to the rescue! Within a day, she had found us a brand new listing, less than a block away!! And it was 10x better than the original one we applied for! She even sent me walk-through videos of the apartment, which was so helpful. Communication was impressive. Assuming that she is a busy woman, she still managed to keep me well informed throughout the entire process. Im still amazed by the ease of it all. I was working full time in a covid-ICU and was worried that I wasnt going to have the time to send Lindsay a million emails a day, hassle with landlords, follow-up, etc. There was no need to worry. LINDSAY HANDLED IT ALL!! Working with her was an absolute dream and I truly look forward to working with her/TRG for all my future renting/buying needs in the LA area.

I was referred to TRG thru a friend who found success w their services. As a first time landlord w a new ADU build I had no idea where to start and Fallon and Becca were amazing and responsive. I had a lot of concerns and questions but Fallon was always quick to get back to me via email or text. Communicating with Julie regarding an apartment on the West Side was a breath of fresh air compared with some other real estate agents. My partner and I are relocating from New York and didnt know the LA market and rental process as well, and she was very responsive, professional, and patient with all of our questions. Their websites virtual tour and extensive detail were very helpful. Her colleague Felix was kind enough to show us the apartment twice after we had narrowed our search to two places and were trying to decide. She also effectively communicated our points of negotiation and we reached a deal favorable to us and the landlords as well. The application process was the most exhaustive I have ever experienced in sixteen years of renting in NYC - they actually called our personal references and checked in with all three landlord contacts I gave them. This rigor might be due to the pandemic and owners wanting assurance that despite these trying times, their renters will be able to fulfill their lease obligations. All in all, it was a great experience with The Rental Girl and Julie in particular. Id highly recommend checking their website first if youre looking for an apartment in LA.

Overall we had a successful lease signing through TRG. Communications were professional, rent is very reasonable and apartment appears as advertised. Virtual tour accommodation was very smooth.The application process through TRG is arduous for applicants. I can see why landlords would be fine with it, but asking for references from where I worked and lived 5 years ago, and then calling all those places is a bit much. Additionally, there are separate application fees for applicant and guarantor (if one is required). On the guarantor application, it asks who the guarantor is guaranteeing for, yet when we received the lease we were surprised that the guarantor was listed as guarantor for the entire unit, not just for the applicant the guarantor had applied with. Did not appreciate that in the process of asking this to be fixed in the lease, we were made to feel like they could ask the owners and make an exception but this is standard, just so we know, when in fact the application process is misleading and contradictory.Our agent, Fallon was courteous, kind, and respectful. We wish the process had been facilitated sooner (almost 2 weeks from app submission to lease signing, some multiple day gaps in email correspondence) but admittedly this could have been on the owners as well. A couple minor bumps - asking for wire transfer receipts when banks do not generate receipts of wire transfers, and failing to accurately amend the lease with requested revisions until we sent specific language that addressed the issues - provide some room for improvement.In the end, we got everything we wanted, just a rockier process than most rental applications and leases.

Viewed a potential future home with Rental Girl. Was not impressed with unit at all. Old fixtures, old appliances and pictures were stretched to make the space appear larger than they actually are. Many property management company likely use this as a marketing ploy but will lose attractive tenants instead.

Lindsay Bartlette Allen was the perfect agent to help me list and rent my beautiful unit during the pandemic.My last tenant moved out on February 6, and I used that time to redo a kitchen. The rental became available on March 12, 2020 and then the pandemic hit.I know. I know. Horrendous timing.I really dont think that theres any way that I could have gotten the quality of tenant that I ended up getting without Lindsays help. She is supportive, direct and thoughtful. I was reluctant to spend the money to enlist her services: I never had a problem with renting before. The longest time I had a vacancy was 11 days. But this was a really hard time to rent an apartment.Judging by what Im seeing in the neighborhood, my rental would still be sitting vacant had I not enlisted Lindsay. She is organized, thorough and creative. She is supportive while offering constructive feedback about price, decor and lease terms.I would absolutely hire her again.

The Rental Girl currently have a corner on the TIC market and they know it. I put a serious over-list offer in on a unit and not ONCE was a deadline met. Communication was nearly nonexistent. More than once we were met with the response that they hadnt had time to review the offer with the seller days after the offer had expired, which is either unprofessional or untrue. Ultimately, after going into escrow we ended up pulling the offer due to unresponsiveness, unreasonable TIC agreement requirements and shoddy un-permitted work on the unit itself. It was a miserable experience.Edit: Hey Rental Girl! Good to hear from you. Fastest response Ive ever gotten. The contract was under Laura Hamilton.

Read the fine print! We reached out to The Rental Girl to rent our apartment. They suggested that we greatly lower the price of our rental, replace an air conditioner unit that was working fine (the realtor didnt like the color) and then they took some pix and video and posted our unit. Very bad communication on when it was being shown and updates. WE had a friend reach out looking for an apartment and she wanted to move in. We know her very well so we didnt feel the need for a background check. We reached out to let The Rental Girls know and as a huge surprise to us, they still wanted to charge us the full amount as though they themselves found the renter. After some discussion she took 500.00 off. So we forked out 2000.00 for us renting the apartment. The tenant ended up not working out after 2 weeks so we went back to The Rental Girl and we were SHOCKED to find out they would not relist the apartment unless we paid them the full amount again. They certainly took the $$$$ as though they had rented it and yet now wont stand behind it. Landlords beware and read the fine print. It wouldnt be such an issue if they didnt take the 2000.00. I just see i selfish, unethical company here.

Do NOT recommend working with this leasing company. They are very inconsiderate of their clients time and issues. I tried viewing severely properties and they either never got back to me or weren’t available. I have worked with a lot of leasing and renting companies and this by far is the worst customer service. I proceeded to finally get an appointment to view a property and had 1 week to find a place, apply, and sign a lease. When touring I asked if this was possible to do in a 2-3 days if I applied the day I toured and she assured me it was very possible and they could accommodate me last minute. So because I was assured this was possible I applied and my mom co-signed and we each paid the $45 application fee. Shortly after, we waited a few days, finally my mom and myself would text, email, and called multiple agents and didn’t get a single reply. Finally exactly a WEEK later (2 days before i had to move out of my place currently) they texted me and said they are just now going over my application.!???!!! you guys waited a week to START my application when i needed it done in DAYS and made this known when looking and applying!!! ABSOLUTE waste of my time. I simply replied in awe of how late they are at all of this when they knew i was on a deadline. Never seen such lack of consideration to someone they are trying to get to sign with them and their units. Most likely this was a scam to get our application fees knowing they had other renters looking. Don’t use this company and save your time and money.

Wow! Ive been following The Rental Girl for over 3 years now and am always amazed at their customer service. I just love staying up to date on their new listings (they always have the coolest!) and popping in for one of their 30 minute showings every now and then. Havent found the right next home yet, but by signing up for their VIP list I am instantly updated when they get new inventory so I never miss a beat! I cant recommend this company enough!

As a landlord, Lindsay was one of the worst agents to work with as a landlord. She was highly retaliative whenever she was asked to follow up on inquiries and thought her 6 years of experience justified not carrying out simple necessary tasks.I personally had to review the background check. I was able to verify things she said was not possible via simple phone calls. I then reviewed the entire lease because I knew I couldnt trust TRG for integrity at this point, and thank goodness I did; the lease clearly needed proofreading (even had misspellings), and she refused to make any modifications herself for legal implications--even grammatical errors--something I had to do on my own AGAIN (they dont seem to know Microsoft Word in 2020). And nevermind that she didnt even go over my notes until I called her and read through it, and was surprised about how much revision the lease needed. Nevermind how bad this brokers lawyer is--to not even read through my revisions is pure lack of effort.The amount of work I had to do on her behalf was simply ridiculous. It doesnt matter if someone has 30 years of experience, laziness and attention to detail isnt something experience will gloss over in real estate. She was clearly blinded and in a rush for her commission without the landlords interests in mind; this quality of service is barely worth half-month rent, not to mention 1-month.REPUTATION and TRUST are key in real estate business more-so than upfront profit, and TRG definitely doesnt understand that principle. TRG is an embarrassment to the leasing industry, and another reason why real estate agents get a bad rep from the general public. This was my first and last transaction with TRG. If you are a seasoned realtor, stay far away.

The Rental Girl is truly Los Angeless Hidden Gem. They have the best curated listings!!! Their website is easy to use and I can view the properties based on the location I want to zero in. When you go to view a listing in person the agents are all so knowledgeable. They recommend all the fun places that you could check out in your new potential neighborhood. They make the headache of trying to find a new place as smooth as possible!

We hired LBA of The Rental Girl to market 2 apartment vacancies because we liked her enthusiastic and straightforward approach from the start. She blew away our expectations by a mile. She found qualified tenants for us within DAYS of the ads going live. What had taken 2 other agents months of marketing without delivering tenants only took LBA a week from the start of marketing to having executed leases. LBA was very communicative and responsive throughout the whole marketing process and as landlords who work with multiple leasing agents on different types of properties we were really impressed. We couldnt have asked for a better leasing experience.

She never replied to my voicemail and she never called me back. I even sent her an email and I did not hear back from Lindsay. Three days later, I texted her and finally she replied to ask me sign up for a VIP list on her website. She did not apologize, and she was very rude.

My roommates and I were in contact with one of The Rental Girl’s leasing agents, viewed and then applied to an apartment under their strict and specific application instructions. We didn’t hear from them the subsequent 5 days, and we tried to reach them many times with the contact information we were given, as well as calling in to their office. We did not receive a response until the 6th day, when we were told that due to one of their realtors negligence, our application was never even received. Given the amount of time and energy needed to view and apply to apartments, I would hope that a Realtor Company would take applications more seriously, and act professionally. On their website they assure that applications are processed within 24 to 48 hours, clearly this is not the case. As a result of this severely negative experience, I do not recommend working with them.

Very disappointing and useless service. I am looking for a place to live in LA and reached out to them. The response was We offer our listings to renters as a free service, but we generally dont work with individual renters to find a property in LA. So the rental girl doesnt offer any useful service to renters. Dont waste your time with them.

We have an 8 unit building close to the beverly center . We’ve been using the rental girls for years ... and can’t say enough about them!! This last year or so we had 4 vacancies. LBA was a pleasure to work with and found us some of the BEST tenants we’ve ever had !! We couldn’t have done it without her!!! Thanks again, LBA! And the Rental Girl!!

I wouldnt recommend applying here. Its the biggest waste of time I have ever gone through to apply for an apartment. They arent very personable, biggest scam ever. They made us go through a week of waiting when I couldve been putting my energy into looking for more places. Even before they denied our application they took the listing offline. I believe they made us wait until they found tenants they actually liked instead of being up front. Very shady, dont work with them.

An absolute waste of time ..! Find owners that after asking $5,000.00 monthly for rent will allow you to have a frikin poodle ...! ALL your listings say will consider pet or NO PETS and when you mention you have a small dog you are denied with a credit score of 742 and several letters of recommendations from prior landlords. PEOPLE damage properties, NOT DOGS ...!

The agent (Danielle/Julie) set up an appointment but then no showed. Calls and texts were unanswered while I waited at the property. Seems like other reviews are justified. Terrible way to conduct business and lose clients. Very unprofessional.

DO NOT WASTE YOUR TIME ON THIS SLEAZY COMPANY. I HAD AN APPOINTMENT WITH ALEXIS WHO NEVER SHOWED UP. WHO DID NOT ANSWER MY CALLS WHEN I ARRIVED. PICTURES I SAW OF THE PROPERTY ONLINE WERE VERY DECEIVING. THE PROPERTY WAS EXTREMELY DIRTY. HAD SEWAGE LEAKING FROM THR GARAGE. WAS NOT LANDSCAPED. HAD TRASH EVERYONE. IT SMELLED. IT WAS NASTY AND DIRTY. IT WAS SO BAD I DONT EVEN BELIEVE THE PLACE QAS HABITAL. I AM RIGHT NOW IN THE PROCESS OF WRITTING THR HEALTH DEPARTMENT AND CITY INSPECTORS VERY STRONG LETTERS IN REGARDS TO THIS SLUM PROPERTY. ALEXIS IS A WASTE OF TIME. A NO SHOW. UNRESPONSIVE. EXTRNEELY UNPROFESSIONAL COMPANY.

I cannot get these people to even return calls or answer the phone. What sort of business is this???

I made a login a long time ago when we first moved here so I could get VIP search results, making it easy to see when new properties matching our needs were available. We are thinking of moving again and when I tried to log back in, it made me reset my password because the rental girl updated their system. I got an email with a link/button to reset my password, which just takes me to an error page. Im unable to log in to my account completely, as the password reset link doesnt work. I also went the route of just making a new account, and that wasnt working either. It did the same thing, trying to make me reset a password. Very strange --- new system/website doesnt appear to be working at all. I wanted to contact them to ask for help, and there is literally no contact information anywhere on their website. I finally clicked through to their blog, where there are contact numbers and emails for individual agents, but no contact for general assistance or the main office - nothing. I tried to just email one of the agents to ask, and they didnt respond. Unfortunately, something that could be a very helpful tool in home-hunting is actually quite useless, and there isnt anyone around to help. disappointed!

DO NOT USE THIS COMPANY. They are very shady and untrustworthy. I had found a lovely apartment perfect for my boyfriend and me. I went to the short half hour open house, however due to work my boyfriend could not view it. The agent showing the apartment seemed nice, I explained our situation, about how my boyfriend could not come view, and she just said to fill out the applications and all the weekend applications would be reviewed Monday. Their online application, first of all costs 40 dollars per person. It is full of glitches and requires far more documents and details than any I have ever filled out. It took all weekend, hours of headaches, but we got them in on Sunday night.Monday morning, a different agent, an unprofessional woman named Victory, wrote us and asked if my boyfriend had a chance to view it...during one of their 2 short half hour open houses that weekend. She said once he views it she would turn in our applications for review, and if not they had another short open house later that day. We were so upset, he called and a lady other than the Victory, who sent the email, answered and had no answers about this, basically no idea of how their company works at all. We wrote Victory, who gave us a snobbish reply and said she didnt appreciate how we talked to her unknowledgable employee. She said she would turn our application in, but not to expect an answer for a while. The very next day, she wrote us and said the landlord had picked someone else. Understandable, until we saw that the apartment was still listed as available and kept having open houses for almost 2 weeks after we were told a tennant had been picked.So, either Victory did not even turn in our application to the manager because she didnt like us, or the landlord did pick someone else but they kept showing the apartment to collect the high application fees and scam more people. Either option is very unethical and unprofessional. When I wrote her explaining how I know she still has the apartment listed as available on her site, and was still giving open houses, her explanation was that until the chosen Tennant signs the lease, they are legally allowed to keep showing the apartment and take applications. However, in talking with other realtors, this is a very unethical practice and not something your real estate agency wants to be caught doing to people.So, before you pay the 40 dollars application fee, be warned that the apartment you viewed may already be promised to someone else, or the company may just take your money and not even hand your application over to the landlord to review.Do not be fooled by these scam artists like we were.
