If it was possible to give 0 Stars I would. I was on an HOA board that had been with parker brown for 7-9 years. Kim Patterson Finch was the agent assigned to our account. She is the absolute worst at communication. She always comes up with excuses as to why she cant respond to emails or other requests. She thinks she is the greatest thing in property management when in fact, she really sucks. She is the 95% of the reason we voted to leave them. Each month she would send the financial statements and say, everything looks good, when in fact we were in the negative each month. She never looked at the budget and suggested that we make adjustments. We caught her in multiple lies and she doubled down. She told us that she regularly drives through the community and checks to see how things were. When in reality, she never visits and if she had would have seen some of the problems. Kim Patterson Finch has ZERO integrity and is pretty much the worst. Example: A car port was damaged, Kim- without authorization- sent the maintenance crew to fix it, then just billed us. They billed us for the trip out for the estimate, the trip to get the supplies, and the trip to fix the carport. This all just happened to be just barely under the amount to get authorization. No other bids were obtained. We knew who had caused the damage, and she just sat on her hands not trying to follow up with the company who damaged it, until one of the board members called and got it moving. THEN Kim took the credit for getting it paid for.If you are on an HOA board, get out of your contract as soon as possible. If you are considering Parker Brown as a management company, DO NOT! DO NOT! DO NOT! You will regret it.

Jennifer Luce is a phenomenal Realtor to work with! She represented us when we sold our home, and again when we bought our new home. She is very knowledgeable and gave us great advice throughout the entire process of selling and buying our home . She was always reliable and responsive to anything we needed. Buying and selling a home is a big decision, and it can feel very stressful at times. It is wonderful how Jennifer puts your worries at ease and makes the entire process go smoothly and efficiently. The listing she created for our home was beautiful and enticed a lot of buyers. We got 14 offers in 3 days!The home we purchased was a new build. It was so nice to have Jennifers expertise in negotiating and communicating with the builder. She was able to get issues with the builder resolved very quickly and professionally. She got us through closing and into our new home much earlier due to her consistent follow-up with the builder, appraisers, inspectors, and lenders. I have recommended her to my own family and friends with full confidence that they will have an amazing experience, just as we did.

I stopped by the office location because their website on Google and Facebook said they are open. I was greeted by a tall male who seemed to be the manager. He told me we are closed and to call the customer service number and to leave a voicemail. However they never respond to the voicemail which is why I drove to the location. He treated me like I was trespassing and I was not. I was let in by an employee. All I wanted to know was why we were billed more than our rent in June of 2021. He was very hostile and aggressive. He would not answer my question or provide any kind of service or acknowledge me or why I was there.We rented with them for 3 years and it was the worst experience we have ever had. In those 3 years it has taken several calls and e-mails and visits to the office to get any response for even a simple maintenance request. We have never missed or been late on a payment in that 3 years. If we wanted anything done we had to do it ourselves. They even tried to bill us for the HOA that we do not pay and then said it was a mistake and that we had to fix it. Which we did. They say they are a property management company but all they manage is the money that they get from you.Ultimately I would stay far away from this company and save yourself the time and effort of being ignored and rebuffed and look somewhere else.

Parker Brown is the property management company for our townhome community. I have only lived here for about 4 months, but the handful of notices we have received (taped to our doors) are always very last minute (aka usually less than 24 hours notice).I left home yesterday after 5pm and came home to the pictured notice on my door at 9pm, regarding pest control that is occurring TODAY, and how they want us to allow them to spray in our backyards. I have worked in property management and have moved quite a bit, so I know it is completely unacceptable that we received less than 24 hours notice -- regarding ANYTHING.The notice is vague and doesnt even say what pests are being sprayed for, I just planted my garden this week, and I have a dog who likes to nap in the backyard. I try to avoid spraying chemicals, so I left a voicemail late last night (I knew they wouldnt be there, but just wanted them to get back to me ASAP) and emailed Brandon Moore, the property manager. I wanted to see what pests are being sprayed for, what products are being used, and if we can get at least 24 hour notice moving forward.He surprisingly got back to me within a couple hours via email, but ignored my question as to what products the pest control people were going to use so I can do my own research. He confirmed they would try to give us 24 hour notice moving forward, but well see. I emailed him again, and he never responded. Not pleased as the pest control people already came. Not cool at all.

Parker Brown has been managing our large HOA (282 condo units) in West Jordan for 6 years. During that time our net worth has doubled. Their diligence in collecting our delinquent accounts has resulted in a 66% decrease. They have done a very good job in negotiating our contractor services. Trisha responds to our issues in a timely manner and attends all meetings. I have served on the Board for all these 6 years and look forward to them continuing to manage the property.

Max Dean is the BEST thing to ever happen to this company! I hope they are doing everything in their power to ensure he stays with them. I would be completely lost without all of his help! He is super responsive and has helped me with my issues more than anyone ever has! Previous employees just ignored me and pushed me off and with Max we actually got a resolution! He is worth his weight in gold and I hope he stays with the company for a long, long time!

Brian Brown has been great with responding to maintenance requests and general questions. He rarely lets an email go longer than a day or two without an answer. Considering how many HOAs in the area these guys manage Im surprised he answers each of my messages so quickly. Ive met him at one of our HOA meetings and he definitely had everything together for us. Great job! Thanks!

Parker Browns HOA mismanagement is costly for HOAs. My HOA has had 4 managers in 2 years...the budget our property manager sent the community was partially blank and then our next manager when asked about it simply decreased the numbers in the spreadsheet to make it balance. I cant say enough how poor the service from Parker Brown has been.

I have a lot to say about Parker Brown Real Estate...we lived at 12 E center St. Pleasant Grove. It is the worst place I could possibly think to live. We didnt start having issues until the next door neighbor decided to harass us. She and her grandson would look through our windows, throw things onto our car, and would try to blame dead animals on us and would point guns at other neighbors kids. Ive told the company but they disregarded everything that I said and tried to justify it. She would often pound on the door and at one point broke our windows because we werent neighborly... Back in January, the apartment flooded. The upstairs neighbors had fallen asleep in the bath with the water running. The fire department and police department both said it is not a livable space especially because we had a newborn. The handyman didnt really do anything other than put a fan in the living room and den, but left a huge hole in the kitchen where the light is supposed to be for about a week. Parker Brown isnt really responsive and when they are they are rude. Overall living here was the worst experience.

Probably the worst HOA Ive ever had. They are 1 of the 3 HOAs that have taken over management of the homes near Thanksgiving Point and this one is as bad as the last. They are quick to charge late fees and send letters about garbage bins out a day late but took them over 2 years and us calling them to replace a street light.False Late fees, missed payments, and they really dont do anything for the neighborhood besides trim the front which most people have lawn equipment for their back since they dont do anything past protecting the appearance. Be sure to have them send you statements every month and watch them closely.

Weve been using Parker Brown for HOA management of our condo complex. Ive been very pleased with the financial package they provide which not only shows the financial statements, but also the underlying support and bank statements. Weve been very lucky to work with Matt T. as our property manager. He does a great job working with the array of personalities on our board and within our community. I really appreciate how he will tackle any issue and his dedication to tackling the tough problems that come up. PB also provides a free website for our use and although very basis, it does the job.

It’s a big deal when the primary reason to sell your property is the HOA company. Parker Brown made the 2 years I stayed the most frustrating experience. Quick to charge fees for not having outside light bulbs working but deaf to the several times I sent e-mails (pictures included) of the animal feces in the common areas. I stepped on it several times. Do you think they took the time to enforce the maximum weight (stated in their contract) of these animals?! Of course not.The air conditioning units outside had overgrown vegetation that would interfere with their proper functioning. How do I know this was the case? An ac technician brought that to my attention. I e-mailed the HOA and complained about this. They cleaned it once and that was all. When I left, the vegetation was finding its way back inside the unit.They raised the HOA fees and asked for extra money for “beautifying the outside” curiously enough, they were also proposing that the owners would take care of the exterior facades, stucco, brick, etc.No pool, no clubhouse, and no improvements were made while I lived there, so I wonder where the money went... It sounds like a crooked way to conduct business . Relieved I don’t have to deal with the frustration I felt the entire time I lived there.

Its a tough business to be in when you are asked to be the bad guy so to speak, and nobody likes the people holding them to the rules and trying to get them to pay the bills. However i found staff to be professional, kind (when treated kind in return) and quick to respond. Very considerate and organized. I have appreciated working with them. I would assuredly work with Kim again.

We rented for two years with Parker Brown. They were helpful and attentive when needed and also allowed us privacy to feel like it was our own home. This is the worst HOA management company I have ever dealt with. Not only are they impossible to get ahold of, their responses are rude and unhelpful to the issues. They require parking passes for everyone in the townhome complex, but only provide ONE parking pass per home. Assuming that only one person lives in each townhome. They spend money on signs to make sure you know your car is going to be towed without a pass, but spends no money on improving the pool or road or adding other amenities to the complex. They only come around to look for things to fine you on. They are the WORST property management company I have ever dealt with and if you are considering a property managed by Parker Brown, stay far far away. You will have nothing but policy changes and issues.

I’ve been very satisfied with my experience with Parker Brown. Andria Maloy was an excellent leasing agent and very friendly. My unit is well constructed so I don’t have many issues. The ones I’ve had were addressed quickly. That said, the payment portal has a poor user interface that’s not intuitive at all.

RENTERS BEWARE!The Parker Brown Real Estate Agent lied to us when we were being shown our rental, saying that there would be possibility that the shed on the property could be torn down at some point during our 1 year lease. 8 months into our 1 year lease, they then proceeded to serve us an Owner Reclamation Notice, because the entire house was going to be demolished! Come to find out, Parker Brown Real Estate is the landlord for a large number of properties owned by Lehi City, and does this exact same thing all the time! Not to mention, 1 week ago (before notifying us that we were going to be kicked out in 30 days) there was an issue with our water. When the plumber called Parker Brown about potential repairs they told him, Dont tell the tenants, but the City is going to reclaim the property in 6 weeks, so they dont want to spend anything on repairs. Thankfully, I overheard that conversation and began looking for other housing options. Today I received confirmation of what I overheard via email.Beyond the whole fiasco I already talked about, any time there was something that needed repaired on the property, any time we needed to communicate with Parker Brown Real Estate, or anything else not related to them getting their rent payment for the month, it was extremely difficult to get ahold of them. Multiple maintenance requests were required on every issue, as well as phone calls, emails, and even going to their office!If you are looking to rent, DO NOT RENT any property managed by Parker Brown Real Estate!

Id love to give zero stars if I could. These guys drive around all the time looking for ANYTHING and EVERYTHING that people might be doing wrong. Ive heard of neighbors getting warning letters for having expired registration on their car sitting in their driveway, charging people late fees after they already paid. We had a cooler out in front of our house we were unloading and got a warning about that. Its just absolutely ridiculous. These guys are WAY over the top and money hungry.

I owned a rental condo in a complex that Parker Brown managed for about 10 years. I have a long list of why they were so terrible, but I will summarize by saying they have awful communication, are unresponsive, and poor managers. Every single time I had to contact them for anything, whether it was information for a refinance, a payment question, Board information, etc., it was a frustrating experience and they were rude or unresponsive. Some standard HOA related items weren’t available or weren’t done for some years. I am glad to be rid of Parker Brown, and will never touch another property if they are involved.

The absolute worst.Parker Brown Real Estate is the company responsible for the HOA of where I live. I moved in three months ago and have been trying to contact them for over two months to PAY my HOA. I have reached out to them countless times just trying to pay our HOA and when they respond (about half the time) they say oh I sent it to that person they should be getting you set up. This has been the response for two months. I dont understand how difficult it is to switch over someones information when the move in. If they finally response and end up giving me a late fee for the HOA that Ive been trying to pay for months this review will be edited and more scathing.

This is by far the WORST property management company i have ever been in contact with. There are a million issues with them not taking care of the property since day one. Not responding to the residence. The property looks like it hasnt been managed for years it looks that bad. When i moved in 4 years ago one of the reasons i bought my condo there was because how how clean it was. And how well maintained it was. I love my condo and wanted to use it as an investment property but im having second thoughts. And the only thing they voted on in the HOA meeting was the 2 degree increase temperature of the hot tub... What a joke

They were the property managers on a rental we used and then we decided to use them to buy a house as well. They were fantastic. Dropped by to do routine maintenance on the rental property and returned calls quickly if we ever needed anything. Very knowledgeable and we closed on our new house in record time. They also gave us great perks like a moving van to help us move and letting us out of our contract early when we bought our house. Very professional and personable.

I recently rented a condo through Parker Brown. Andria provided excellent service through the entire experience. She was prompt in all communication and guided me through the process. It was my first time renting in over 20 years and Andria was patient and considerate throughout. When I noticed some repairs that needed to be taken care of during my check in process, she made sure that everything was done in a timely manner. The office staff treated me with respect each time I came in to take care of paperwork or drop off my payment. I works highly recommend choosing Parker Brown to represent you or find a great rental.

One of the worst companies Ive worked with. Terrible customer service and the way they administer their HOA is poor. High HOA fee for a complex that doesnt have a pool, gym, gathering center. Not sure why our HOA is 150 without any amenities other than a small kid playground.

So... we have a new house and they are the HOA company - we never received any communication from them until about 1 month ago - demanding us to pay a late fee for bills we never got - fine, so we paid it. Then we received another bill with an additional late fee after they cashed the check. I called to see if they would wave the late fee - so apparently we were 1 day late of the billing cycle - which is NOT indicated anywhere on the bill we received. I guess they are just in desperate need of that 10 dollars. I hope my 10 dollars would have made someones day. Their billing department sucks at their job, so is their customer service.

We have enjoyed having Parker Brown as our management partner. The services they offer are top notch. When they took over for the previous management company we were in debt and paying our bills month-to-month. They focused on unnecessary expenses and together we have brought our HOA out of the red! Racists. They dont care about tenants just want your money and your signature to free themselves of doing their job of getting tenants. I asked the manager if she could get the carpets cleaned before we moved in and I did not get a response. As a result my family voted no due to the condition of the apartment. So even though I was interested in it my vote was outnumbered. They said they saw a bullet stuck in the carpet too which was very weird. Who knows the holes in the walls couldve been bullet holes. Where Im from thats what it wouldve been.Now when I asked to have me and my familys application moved for another unit, this clone by the name of Denise said that the apartment in Pleasant Grove has holes in it too and that she would rather not waste her time. So those holes are probably bullet holes too I guess. The future tenant is the one that should assess whether an apartment is for them or not. She wasnt even trying to be neutral or to access the situation with impartiality or hear both sides of the story. This clone proceeded to LIE saying that the manager had sent a message to me stating that the Saratoga Springs apartment carpet would be cleaned which I did not receive at all! they always feed you that maintenance is backed up line. Thats just a line they tell you and when you move in they wont do anything!!!Denying us the chance to view the other apartment. We would pay more for a better apartment. Probably was told were black and is racist. How do we even know she or her or both of them wasnt racist? Would she do that to a white dude, a white family? I wasted sixty dollars applying for the unit but they only care about themselves (selfish) and their time even though thats their job anyway. Also that manager already had an applicant for the apartment with the washer and dryer and still showed it to us so she wasted OUR time. Speaking of which how does one apartment have a washer and dryer and the other identical one in the same complex didnt and its the same amount of rent? Didnt even attempt to negotiate dropping the rent a little bit. The owners wants should be above the tenants and the tenant is spending their money?So in the end it was me and my family time and money that was wasted. They just want your money. Stay far away.

I would not recommend renting through them! They are greedy. My apartment building has not been cleaned since I moved in almost a year ago. The halls and stairwells are filthy. They will charge you for everything they can get away with. It is impossible to get ahold of anyone in the office.

I was renting a home through them, signed a year lease renewal in April, and in May find out the owner of the home provided them notice hed be moving back into the property in October. Problem is, he gave them that notice in March, so they entered a year contract knowing the property wasnt available for a full year. Worse than that, when I bought a home to move into in June, they tried to get me to pay rent on the home thru October when the owner moved back. They didnt relent from that until I told them our contract was garbage from the get go since they knew they couldnt honor it and threatened legal action.I wouldnt advise my worst enemy to do business with these crooks.Its a shame theyre still in business, seems like they make a habit of trying to victimize people. I wouldve been one of them had I not spoken to the owner and found out when he provided notice to them.

We rented from Parker Brown for over a year and only have good things to say about the rental department. If we had any issues I just called Dawn and the problem was solved in a timely manner we never had problems with waiting to be contacted it was always quick and efficent. Dawn was always sympathetic and did everything possible to help us. I recommend Parker Brown to everyone looking for a warm knowledgeable friendly company that will work with you every step of the way.

We managed our own rentals for years. We could not see the benefit of hiring a management company. We worked hard for our rent and spent a great deal of time taking care of our units.Last year we had the tenant from hades. On recommendation from neighbors, we hired Parker Brown to help with our horribly dirty tenants who were not paying their rent. I was surprised how quickly they were able to have those tenants evicted. Then Parker Brown lined up folks to clean, paint and fix our rental unit, then fill it again quickly with new, better tenants.Since then, we have had no headaches with renters. Parker Brown has made our lives so much easier, when it comes to our rental properties.

It is evident that she is an experienced property manager and extremely easy to work with on issues and monthly Board meetings. I am trying to sell a condo that is managed by Parker-Brown. Neither me or my agent can get a hold of anyone there by phone. I literally had to drive to Lehi and talk to someone at the front desk to get assistance and information. I was told by the lady up front to give them 48 hours for a response. I dont know what kind of private company can offer service like that and stay in business.From what I gather, they are good at being Real-Estate agents but extremely horrible at HOA management.

Thank you Laura, Wilmer and Parker Brown.I feel Parker Brown takes on a difficult work of property management but does a good job at it. I complained about some potholes in our HOA and Laura and Wilmer helped handle it professionally. I didn’t get exactly what I wanted, but it wasn’t their fault. It was an issue with the contractor and sub contractor my HOA picked that PB didn’t have control over. They communicated with me quickly via email to resolve my concern. Thanks again.

Terrible company!!!!! Only wants your money. Unit is in terrible condition. Something is terribly wrong with the unit that makes my family sick for months on end. I couldnt take it any more but Parker Brown refused to fix the issue and wouldnt give us a break on the lease. Said we would have to deal with it. We moved out but still have to pay rent and the cleaning fee at the end of the lease. Save yourself and move on. NOT WORTH IT!!!!!!!!!

They managed my rental while I was living out of state for 2 years and for another year when I moved back. When we decided on short notice to move out (took a job in CA) and to make it a rental, they really went the extra mile to get it rental ready and occupied within weeks of us letting them know.Maintenance issues were handled without me needing to do anything, and when we decided we wanted to sell the unit, they facilitated the transaction between us and the tenants who had been there and wanted to buy the home they had been renting. It was wins all around, and I really enjoy working with Brian Brown and Matt Traynor.

So I get charged $40 dollars for no help on getting my garage door open they need to tell people they cant help them and the maintenance people they have who is on call worthless did not going through the hand book on anything they didnt even come over to help out I wouldnt be so displeased on being charged $40 if they tried to call me back on having someone come over to help me but they didnt and just ignored my call for help the person I was talking to was Bethany who said she would give me a call back and didnt very disappointed! I waited and couldnt go to work because I was waiting for a call back or an answer on what they can do or cant all they had to do was oh sorry I can help you but nope they didnt even do that please do something about this Parker brown and sorta not surprised that this business doesnt even have 3 stars so sad!! I love Kim. She has totally changed our HOA. We are no longer in debt, all the bills are paid on time. Our lawns are now green and this is finally a wonderful place to live. I dont know how we would do it without Kim and Parker-Brown. We are even able to set money aside in a reserve fund which has never happened before. Worst place ever. Parker and Brown had no concept on customer service. They never return calls or answer texts or emails. On top of that if you need any work done or things fixed with your apartment they say they will do it and it takes weeks of nagging them to come over and fix it. They will fix it if you are lucky. On top of that they tell you that they will get you your deposit back within 30 days of moving out. Plan on twice as long before they return their money.One last thing if they decide to sell the apartment that you are renting from them dont let them show the place. I did and I ended up coming home to my apartments AC at 64 degrees (normally kept at 75) and I had to pay the electrical bill for it. The best part is coming home to find that people having Diarrhea in my bathroom and not flushing. This is the crappy service to expect from Parker and Brown.

Everyone from the front desk lady to the property manager is very rude. They will not reach out and contact you when requested because they are busy. They issue fines for things that were not clearly marked as a rule before the fine and then wont work with you on resolving it or even giving you further information on the fine. They say they dont deal with issues when brought up individually, but their rates are very high. They refuse to meet in person, even when you show up at their office. Overall, stay away if possible!

Horrible management company. They look for any excuse to raise the HOA fees when there is absolutely no reason that it should get any higher than it already is. I got a formal violation in the mail because my trash can wasn’t put away immediately after trash hours, even though I wasn’t home to do so. I have to pay a fine if it ever happens again. I would never recommend this company to anyone.

This is literally the worst, most unprofessional company Ive ever worked with. My wife and I have horror story after horror story from these people.. The staff is incredibly rude and disrespectful. Every single staff member weve dealt with is incredibly demeaning, to the point where my wife has been reduced to tears on multiple occasions. They treat their tenants more like prisoners than customers, and they use the lease that you sign as a hook to keep you in. Its evil, really how they run things. I could honestly write paragraph after paragraph after paragraph of the absolute crap and disrespect that weve had to deal with. This is easily the worst property management company Ive ever dealt with. They run the multi housing properties as dictators and care nothing for the people living there. They take your HOA fees and do nothing to improve the property with them. They spend all their time and money on creating rules that in no way benefit any tenants of that property.If you are considering purchasing or renting any property managed by them, RUN AWAY! HOA issue:I tried to rent my own clubhouse for a family party my sister was organizing. Someone named Linda made it such a difficult process it is almost like they dont want us to use our own amenities. I actually kind of want to sell my place after this experience because they just took over our HOA and if this is how they handle things then the neighborhood is going to go downhill fast.

We have worked with Parker Brown on two separate occasions now for our HOA management. Each time they have been professional, had the best interest of our community in mind, and negotiated the best price for the services we hired. Their pricing is lower than the majority of their competition, but their level of service is not lacking. I feel like they have taken the time to understand the unique problems of our community and addressed them with practical creative solutions that avoided unnecessarily raising dues. I would highly recommend them for any management needs.

Parker Brown has been managing a property of mine for 10+ years. We have had appliances replaced, tenants turn over, even had our property used as a hideout for bank robbers (they are in prison now). My bank account stopped accepting my hoa payment due to a fraudulent charge. Parker Brown didn’t try to contact me to let me know there was a problem. I had to call them for multiple reasons throughout the whole six months my account was delinquent. They never mentioned a problem to me. Now I owe not only 6 months of hoa fees, but they also added fees every month. I have called and left emails to talk to them about what happened. No one ever gets back to me. Parker Brown is all for themselves. There is no customer service and they will stick it to the client 100% of the time. Nothing is there responsibility. If they don’t want to help you, they just don’t respond.

I just began renting with Parker Brown. The property I live in was purchased by a third party and has been managed by them for little over a year. The work that they and the owner have put in to upgrades and repairs are obvious. In my first three days here I have have had the repairman (Scott) over three times to look at issues that were carried over from previous management. He was not only more than happy (and friendly!) to take care of the issues, but they were dealt with right away. All of my emails and phone calls have been responded to within 24 hours or less. The first time I ran my dishwasher was at 1am the night I moved in, and I discovered it leaked. I had a new dishwasher no later than 4pm the next day! Ive dealt with some SERIOUS crook management before--my last rental management company is facing lawsuits--and I can honestly say as a tenant that Ive been extremely impressed with the attention that Parker Brown has given me so far. I will highly recommend.
