Beware of a property management company that contractionally binds you not to give any negative feedback about them. Makes one wonder just why a company would need those measures. WATCH YOUR STEP!
Dee Mendoza and Barbara Virgin are untrustworthy. PMI is fraud. They charged the application fee on August-18. Application was approved on Aug-25. I accepted the terms on Aug-31.Property was advertised as move-in ready by Sept-20.On Sept-7, I inspected the property. It was squalid, with strong illegal drug smell.They promised repairs and cleanup on Sept-9.From Sept-9 to Sept-21 they provided no updates. When I emailed for updates on Sept-21, they promised clean-up and repairs by end of week or Sept-25.From Sept-22 to Oct-7 they again gave no updates. Nothing.I emailed them again on Oct-6. On Oct-7 they claimed they no longer represent the property.Refund my application fee. You are incompetent, dishonest, and you failed to provide updates for weeks.They also have hidden fees, including a 20$/month portal fee. Read the 1-star reviews before you get carried away. Are these 5-star reviews even real?
This corporate office and headquarters to many franchises bearing the PMI name. These yokels know what they are doing to keep their name pristine even though they dont do anything to help homeowners who find themselves in an HOA with a PMI franchisee who is sub par at his job. PMI Greater Phoenix doesnt even do the basics under the pmi contract such as property walks. Whats worse when PMI Greater Phoenix used my name to obtain a $140, 000 loan for our association unbeknownst to me. I complained to the corporate office and to Blake Sanford who does not answer my phone calls or emails. They let their franchisee commit fraud to the tune of $140,000 and they do nothing. Whats worse when I complained to the better business bureau they had my complaint removed. They do nothing to help people like me when they sell a franchise to a disreputable person.
So I have only lived here for 3 months and so far it is okay. My biggest issue is how difficult this company makes it to pay rent. There are so many added fees. You pay by credit card its 32 extra dollars, you go to pay in person its 10 dollars extra, you pay by debit account and it doesnt go through for whatever reason you get charged $20 extra dollars even if you have the money in the bank. I hate that when I first moved in I was charged this extra $20 fee and the manager made the assumption that its because I dont have enough in my account. I am not irresponsible, I have more than enough to pay my rent but that doesnt matter you will still be charged. So if you want to rent from here beware of these extra fees.
Love this company. It is always providing us with better ways to help our property owners increase the value of their investment properties. Software, accounting, leasing systems, etc. Our team loves being a part of the PMI franchise network!
Property management has been a great business for us and PMIs tools and branding positioned us well above our competition. The secret of this business is residual income, which is income that is generated 24/7/365. That income is tied to inflation and increases every time rents do. Youre using other peoples inventory and your margin is not based on their cost of inventory or spoilage. Youll work hard helping others but will be well rewarded!
