We recently had our hardwood floors refinished through Loudoun Property Solutions (LPS) and we could not be more pleased with the results. It was very easy to work with Doug (owner) and Lee (administrative). We contacted LPS in April with the request they be able to refinish the floors during one specific week in August while we were out of town. Although they were booked through December, they were able to accommodate us so that the floors were done while we were away. Knowing that this was a big job as we got the entire first floor refinished, we were happy to be out of their way (and sure it was easier for them to not have to work around us). The project manager, Noe, was exceptional! He communicated clearly and often, letting us know the progress of the project with texts and pictures. We took advantage of the storage unit to store our furniture rather than trying to move it ourselves and it was a worthy expense. The movers came promptly on schedule and worked diligently to move all of our large furniture to the storage unit. When we returned from vacation 6 days later, we had beautiful gleaming hardwood floors. Our furniture was put back the day after we arrived and it all looks great. Noe followed up with a walk through to make sure we were satisfied. The crews work was amazing and our house looks completely refreshed! We are very pleased with LPS and would certainly recommend them.

In only three weeks all of the corrections were done, and we had two new bathrooms beautifully installed and ready to use!LPS did great and clean work, protected the rest of our home with drop cloths, always wore masks, always explained what was being done and what was next, and were a delight to work with.LPS was not the least or most expensive quotes we got. But they were the contractor company that saved us, and did beautiful work along the way.

Doug and the LPS team are great to work with! LPS recently ripped out and installed a new kitchen backsplash, relocated/installed recesses LED lights, and knocked down a kneewall. The entire team was courteous, professional, careful, and did really nice work. They used dropped clothes and cleaned daily. Doug worked with us to schedule the jobs and made sure his team knew exactly what we wanted. We recently had our basement remodeled by LPS and I wanted to take a moment to share our experience with, and results by, LPS. We are thrilled with the work that was done and will be using LPS for future remodeling projects in our home.I had finished framing the basement by myself back in 2010 and hired a general contractor to do the back breaking stuff (i.e. drywall, mudding, sanding, etc.) that I just didnt want to deal with. This was the first time I had done a project like this and, when finished, provided us with a spacious, but plain, functional basement. After 10 years of family events, parties, graduations, NERF wars, etc., it was time to make it the basement a space we wanted to hang out in again.We contacted several companies but were really taken by how engaging Doug was and he showed up to our home with suggestions on materials, design, and things that would update our now dated basement.Doug and his business partner Noe walked us through the whole process, what we should expect, and made changes on the fly to accommodate the design, colors, and features that we were looking for. They also provided lists of materials vendors to contact, which made the process of finding flooring, stone, etc. that much easier.The teams that were brought in to do the renovation could not have been nicer, polite, or more accommodating. The work space was cleaned up at the end of each day, they worked on color suggestions, and options at each stage of the process. We interviewed several contractors however when we met Doug we knew immediately we would go with LPS. Doug and his team were extremely professional, responsive, and most importantly provided quality work for a competitive cost. We had the hardwoods on our floors and stairs refinished, cabinets painted, backsplash installed, trim work, lighting hung and drywall repaired. Our project manager was very responsive, always called back immediately when we had concerns or questions and was very professional. We had no issues adding work to our original quote as the entire team was very accommodating. We are extremely happy with the results and would most definitely hire them again!

LPS resurfaced my deck and replaced rotten support beams. Doug and his guys are personable, respectful and friendly. They were quick to respond when I needed an additional time sensitive repair after the deck project was completed. Great quality, fair pricing and cleaned up the job site when they were finished which is something I have learned doesn’t always happen.

I reached out to LPS in October to get a quote on a 3-story townhouse renovation. Doug replied right away and met me to go over the work needed. As a rental property, we were looking for quality and attractive updates but also wanted to be cost conscious and didn’t need fancy extras. Doug provided guidance and recommendations consistent with that I was looking for, even when it meant less work/money for them.He sent me the detailed estimate quickly and worked with me on adding/removing items as needed. He was able to schedule the work to start as early as January (they were booked up until spring but, as a vacant property, they were able to get to it sooner and come and go without working around our daily schedule). He was even flexible enough to allow me to push back our start date to February when our renter had a medical need to stay in the property a bit longer.When work started, I met the project lead, Noe, at the property and did a walk through with him going over the job details line by line. He gave me his card and said I could call/text as needed throughout the project. Noe kept me updated, let me know when and where I needed to pick flooring color, provided measurements for tiling ordering, gave recommendations when I needed them, and answered lots of questions from me. When we had a small complaint from a neighbor, Noe stopped by the property and addressed it right away.Once the project got going and some of our needs changed, I was able to add on some extra line items without issue. Noe even ordered the correct shower fixtures for me when he realized I had provided the wrong type.About a week after our final walkthrough and payment, I discovered a small item that needed to be corrected. I texted Noe and he had someone over to fix it that afternoon. You kind of expect to be ghosted by contractors after you’ve made your final payment (I have a few times in the past) but I wasn’t surprised by Noe’s quick follow-through after the positive experience I had with LPS.Both Doug and Noe were incredibly easy to work with. They were knowledgeable, professional, and kind. I look forward to using them again for our next project.

We had LPS provide a full house power wash, outdoor painting, replacement of our front porch railings, as well as install with patch/paint for recessed lighting in our office. They did wonderful work inside and out. The crews were well prepped for their work and did a wonderful job to take care of the house in and out of their work zones. We used LPS to remodel our bathroom. They are very professional and did excellent work. This is the first major remodel we have done and I was very intimidated by all the decisions and choices that needed to be made. Thankfully, LPS walked us through the process and gave us a checklist of all the products we needed! They also connected us with quality tile & fixture companies that helped us select the products we needed to complete the remodel. The managers and staff were very friendly and professional. We will use them again for future projects and repairs to our home!

LPS remodeled our master bathroom and we are very satisfied! They were great to work with and very responsive to our questions and ideas. We are very impressed with their level of craftsmanship and attention to detail. We are extremely picky and like things a certain way and done well--they lived up to that expectation! Whenever we had issues (and nothing major, just typical construction things), Doug and his team were immediately responsive. We could get Doug and our project manager, Grant, by phone, text or email at any time of day--even weekends. We are so thankful for their customer service in that manner. We also want to point out the amazing work of Diego--our primary contractor and tile extraordinaire. He was definitely a tile expert! We asked for a special floor design and he made it happen perfectly! The way he installed the shower wall tile and floor tile was awesome and looks amazing. He always had good ideas and willing to hear what we were looking for as well. We would not change one thing about our new bathroom. We hired LPS to do a hallway bathroom renovation. This project involved replacing the subfloor where it had softened due to water damage, turning a bathroom closet into a hallway linen closet, tiling the floor, and replacing the toilet, the vanity, and the shower faucet. I am extremely impressed with the quality of work and the high ethics of the team. We had a positive experience with every crew member who came to work on the project. LPS just completed a full renovation of our basement. We could not be happier with the finished product!During our initial consultation, Doug was the only contractor (out of 4 different companies) we spoke with who took the time to inform us that a portion of our existing basement was not finished to town/county code, and would require a full teardown. Doug and his crew did an amazing job painting our colonial home’s metal roof. They took great care of our property and were professional and punctual. In fact we called them back again to help us with the flashing around one of our chimneys and will call them in them when we have more projects.

The LPS team just completed our master bath, kitchen, and carpet update. We really enjoyed working with both Doug and Noe and love the final product. Our process was a little different because of covid-19 and delays in accessories and cabinetry. Doug and Noe did everything in their power to make sure our items would be delivered and kept me updated along the way. I liked the balance of leaning on Doug for initial design thoughts and then my responsibility to choose the accessories. It helped keep a handle on budget and let me choose the direction of overall look. We will be using LPS for any future projects!

My first meeting with LPS went extremely well. And thats where things stopped going well. I responded with some questions about the quote and never heard back. After about a month, I emailed again. I was told that they were interested in still doing our project, we busy but that I would have a revised quote shortly. That was in early January. Here it is mid February and I still have not had a revised quote and no one has responded to my emails asking if they are still interested in the project. I am very disappointed because the reviews LPS has received made me want to hire them for our bathroom project, but after this kind of customer service....nope!

LPS Inc. completed our kitchen reno and did a phenomenal job! Their work is top notch and their people were professional and careful (as we completed it during COVID-19). Well definitely be doing more business with LPS, Inc. in the future!

We had LPS out to our home a little over a year ago & were absolutely blown away by their craftsmanship, respect for our home, and reliability. We immediately started spreading the word and most recently asked them to come back out to do another big project! They are our ONLY go-to company for all home improvements.

I was referred to LPS by a friend of mine - I’m glad we called! Doug was out at our house the next day and immediately knew the solution to our issue. We really enjoyed working with Loudoun Property Solutions and I didn’t say that lightly. We’ve worked with quite a few business on large projects and always seem disappointed by the level of work and communication. With LPS, everything ran as smoothly as it could.Doug is responsive and the pricing is great for the Northern VA area. Our project lead Noe introduced himself the first day and remained our point on contact during the next three weeks and beyond.The workers were cordial, kept their worksite clean, respected our privacy and completed the work with care and professionalism.Scope of work: painting kitchen cabinets, kitchen backsplash, refinishing the hardwood floors, adding a secret bookcase, cutting an arch between two rooms, adding Vinyl flooring in our family room, customizing some brick stairs and adding French drains in the yard.One of the biggest reasons I’d recommend LPS is their promise to stand behind their work. We had a major issue with the hardwood floor refinishing. The poly would not stick to the wood and it would just peel off. It was a source of concern for me (obviously). LPS stood behind their work and redid all the floors (using a different product). The floors look perfect now.My only complaint is that the work order isn’t very clear about the scope of work. Next time I’ll be more clear about what is and isn’t included in the job so there aren’t any surprises.

Doug and his team have help us with a number of projects this year. From being quickly able to patch our roof after a wind storm to a complete bathroom remodel. Douglas the owner helped me with my house before he started loudon property solutions and his work ethic and character and quality of work stood out to me so much that when I moved he was the only one I trusted to fix things in my house while I was away. I just moved back and the our renters had made my home a mess sooooooooo much work needed to be down that I was overwhelmed. Honestly I was devastated by the condition my home was in such a short timNeedless to say I called Douglas and he walked with me through my home and explained what was needed to restore it and get it to as good and even better then it was when I left. He delivered he made it better the when I had purchased the home and has made it feel like a home again. I look forward to moving back into my house and getting settled as they have just completed the work. My home is beautiful. I can not even begin to explain how great it was to work with Douglas and his patience. His crew does a great job and they do it right. His integrity and virtue is something I have never found in a contractor before and I will always trust him to do the work on my home. Excellent work in a short period of time. I was leaving town in 7 days when my roof sprung a leak. I called several roofers who promised they would get back to me quickly, and one who even promised to do the work one morning but never showed up until that evening claiming they needed to come by to match the shingle replacements--no explanation as to why they didnt call to tell me that during the installation time scheduled for between 8 to 12 that morning or why they just didnt look at the pictures of shingles I had sent them. And then the following Tuesday when I had to call them to find out what day they were going to reschedule my repairs, they told me that the guys that came by to match the shingles found more damage to the vertical roof vents which had to be replaced increasing the price by more than 50% over their original estimate.Thank goodness for Loudoun Property Solutions (LPS) who I called that very day. Douglas Guevara, the owner, assured me Israel Acuna, his foreman, would come by at 5 PM that day and that I would have a detailed estimate by close of business the next day. Most importantly he committed to getting the work done before the end of the week and my flight on the following Monday. Israel showed up on time with his installer Vincent who were very professional and courteous and explained to me the repairs that needed to be made to my roof. Suffice it to say the extra work for 50% more then the initial estimate of the no-show roofer was not needed. LPS scheduled my repairs for Saturday at 8 AM, showed up on time, and did flawless work--the replaced shingles matched perfectly and the vertical vents were repaired, caulked and sealed. Needless to say LPS has my roofing business as well as any future home remodeling projects.

LPS has been amazing from the get go. Doug was so patient with all my questions and concerns about being out of our house for over a week in order to get the floors done. LPS made a stressful process as easy as it could be and the final product is beautiful. Weve never worked with a contractor that was so eager to please and cared so much about us being happy. We had a lot of work done...from floor refinishing, to kitchen cabinets painted, etc. and the final product is better than we could have ever expected. Id recommend LPS to anyone!
