My husband and I are moving from the Chicago area to Jacksonville. We wouldnt be able to see the property prior to signing a lease AND Ive never rented before so needless to say, I was a ball of nerves and had a ton of questions. After our home sold very quickly, we needed a rental property while we build our next home. In a completely crazy rental market with little to no inventory, leasing agent Diana worked hard for us to secure a rental home that met our needs well, within our very short time frame. She was awesome and made sure it happened! Then just a few weeks later when our college kids decided they were done with apartments and wanted a rental house instead, Diana came to the rescue again, securing just the right rental home for them near campus. I have rented with American Homes in Florida for 2 years. I am happy with my experience in many ways. However, I am concerned after the sprinkler system went down they were unable to get it operational for an entire summer. The yard already had weeds and bare spots when I moved into the property. I tried to use portable sprinklers while the system was down but the lawn suffered damage in the Florida heat. The sprinkler system was finally repaired at the end of the summer. I asked AH4R to repair the damage but they would not. I asked AH4R property manager to assure me that they would not hold me responsible for the damage but they would not. I am now attempting to repair the damage and it is costing me a good sum to attempt to restore. The yard issue has caused us a lot of anxiety.

Dolly with American Homes for Rent is an excellent company! I have been struggling to find a rental home and she immediately found me a home available in my price range with everything I was looking for! All in 1 day! Highly recommend trying them out. The set up process has been smooth and seamless.

We just moved into an AH4R property this weekend and I have to say we are extremely impressed. The home was SO clean and I love how all the utilities were on before we got here. Our property manager has been great as well. If we had questions she would answer them within 24 hours. We also LOVE that the lawn care is included in the rent! What a weight lifted! We are so blessed to have found a long term rental in these aggressive house hunting times and AH4R made it painless.Thank you to everyone who helped us out.

We moved in without actually viewing the property ( except via online pictures) due to the rental demand.Once approved I gained access to the home the day of as promised. Upon opening the door the strongest pet odor I have experienced greeted me. If I had toured prior to committing I would have walked away!I reported this to my leasing agent Lynette S. promptly and was cc on an email to management! Great Response!!!Lynette also followed up and documented other items I noted such as yard not mowed, palm tree shavings which Lynette documented.I was hoping to have the carpet replaced as its coming from the master bedroom and nothing has worked to remove the odor.Lynette escalated to have the carpet replaced but was denied with the counter offer to reimburse me having the carpet cleaned and deodorized. Hope this helps or I am in a 12 month lease with unrelenting pet odor.Lynette you get 5 stars for your effort, but if i were to rate the treatment of odor then it would be no stars. ( I love pets, but do not have any at this time)

My wife and I just recently completed an application and lease agreement with AH4R, to rent a beautiful home in St. Augustine, FL. The entire process actually took less than two days, and was all accomplished electronically. I spoke with Mechelle V., our leasing specialist at the Jacksonville. FL. office. Im a long time homeowner relocating to the area, and I had not rented any living space, from anybody, since the early 1970s. So believe me, Mechelle had to do no small amount of hand-holding and answered a great many questions completely and professionally. Since then, we now have a move-in date, and I can only say so far, so good. Our experience has been great, the process has been very smooth, and were looking forward to moving in to our new home!

From an unusable backyard to mold on my ceiling and into duct if I could rate this slumlord company a ZERO i would. My backyard floods into my patio with the lightest rains. AH4R outright refuses to do anything about. I have the Email from Samantha Benton the Property Manager stating so. Ive had mold on my ceiling going on a month now. Renters are responsible for EVERYTHING. AH4R does the absolute minimum and if possible less than the minimum. Run from this company.

Although the on-hold time is a little long sometimes, the kindness and professionalism of some of your great associates like Laura Restivo make up for any negative feelings people may have initially. Laura was dry knowledgeable and patient. She took the time and answered all my questions. She made me feel eased about doing business with American Homes 4 Rent.

We just completed the application process which was super easy. We originally called regarding a coming soon property. We were told it was vacant but under construction, so we could go check out the neighborhood but not go in. We applied prior to walk through because we loved what we saw in the yard and windows. We drove by a couple of times, and once there was a HUGE professional crew doing work. We asked to take a quick peek, and the guys were amazing to let us. EVERYTHING had been updated, replaced, touched up, painted.. you name it. Its amazing- the guys did excellent work and used high quality materials. Were beyond thrilled. We had a bit of difficulty connecting to RentCafe to sign the lease and make payments, but thats not AH4Rs fault. Now that were in its much easier. All in all, a completely great experience so far. Between the woman who hooked us up to see the property and the gentleman that helped us with the lease and connection issues, weve experienced more professionalism, courtesy, kindness, and genuine help than we have at our current rental company.

The move in process was easy and quick but A couple of months after being in the home we had our air conditioning go out a few times and there was a leak in the roof. It seems impossible to get anyone out here to fix it and the response from our property manager is horrible. When they do have maintenance come out here to “fix” the issues they have no idea what they’re doing. It’s been over 4 months now that I don’t have A/C in Florida and the leak in the roof is still here. Horrible customer service

Best of all it does not stink, which was extremely important for our childs health. Jeremy Papelbon was very quick to respond and arrange that for us. He enabled us to have peace of mind during this transition time in our lives. So far, I rate this company 5 stars.

This is the worst company to rent a home through. Of course they want the rent on time and won’t hesitate to email you your balance, but lord behold if you have a maintenance issue don’t hold your breath. The people don’t want to work and do their job. When you call office you be lucky if someone answers the phone. The garage is stuck and my car is in the garage, can’t go anywhere, these people are jokes when it comes to emergency situations. Stay away and stay clear if you can. So far, so good!!! Just yesterday we began moving our belongings in our new rental home with AH4R and I must say the home and yard IS IMMACULATE!!! Everything so clean and well taken care of. The only thing that surprised me in a bad way was, I visited the home before moving on last Sunday. I brought paper towels, Lysol, and sanitizer and tissue to start cleaning. When I arrived on move in day a week later ALL my cleaning supplies was gone. Those items cost money and it’s just not right. Other than that everything else is great 😌😳🤔

Just moved in on Saturday house was not cleaned, grass was not cut and the lock box is still on the front door and we have been there for four days now. There is chest damage to the house that was not reported on there walk through. For $2000 a month I should at least get a refrigerator with an ice machine. I put in a request for them to fix the toilet that was broke the same day I moved in and they wanted to charge me to fix. It’s about to be a long year.

I only rented from American Homes 4 Rent for one year. My home was nice. But, the property manager was awful. She never responded and made it very hard to take care of problems when we had them. When we moved out the house barely looked lived in. We had it professionally cleaned, pressure washed and we had the yard fully cared for. Yet, we were just told we would only be receiving $200 of our $1400 deposit without any valid reason and without the Property manager properly communicating with us. We always paid on time and did everything we were asked when we moved out and they are still keeping our money. I personally would never rent from them if you value your money and want to be able to communicate with the landlord properly.

We have worked with AH4R for 4 years now and have great success through our partnership. Timely payments, volume and great communication makes it easy for us to grow and add value to our teams. We highly recommend you looking into working for this great company.

I would recommend American Home to anyone in any state. When the pandemic hit one of the comforting email that I got was saying we were in this together and let them know if their was anything they could do to make this transition easy for us. We were able to still pay every month but knowing that they would understand and willing to help make a plan to be able stay in our home. Also during this crisis the air condition stop working thinking that there was not any could helped. There was someone the next day and AH did a follow up call. I am impressed

Leon is Great! He truly cares about his customers and works very hard to make sure you are happy with what you want and need. I would recommend anybody go to American Homes and ask for Leon if you want to receive a personal and great experience.

The customer service was great.Accessing the homes to self tour was very easy and stress free.However, the website was not reflecting the actual market at times, the website server also was very inconsistent and crashed often. We also were not aware that you’re only allowed to apply to one home at a time. We applied to multiple and paid for each of the applications, I would have appreciated knowing that information prior to filling out the applications. They are giving a credit to our rent so it’s not a complete loss.Other than these small issues, they have been very accommodating and responsive to all of our questions via email or via phone call.

I love my big fabulous house from AH4R but most importantly I love my property manager Jeremy Papelbon. He returns my emails & calls within a matter of seconds. He goes out his way to make sure his tenants are taken care of. I appreciate him so much. If u think about renting make sure u request him at Floridas office u wont be disappointed.

Laura Restivo was absolutely wonderful in assisting us through the stressful complexities of home rental. The rental process is not as efficient as it should be, but thankfully AH4R has a person like Laura, in a prominent position, who can overcome the issues that arise. If I could give a zero I would! Beware with this company. They took our money and we signed a lease for a home. Two weeks prior to our move in date they have told us we can not move in and they aren’t sure when we can get into this rental. We have left messages, emails, and now can’t get a hold of anyone! We wait on hold for hours and no one answers the phone. Not quite sure how it is legal what they are doing to us.

American homes is great to rent from! I did have some problems with our property manager. I could never get a hold of anyone when I had questions. Jeremy then took over and was our new property manager and was the best experience ever. He was able to answer any questions and if he couldnt he was able to give the information I needed to talk to someone else. He always answered my calls or emails Ina timely manner. The only thing I will say is that when a maintenence order was put in, whoever would come to fix the problem never really did a good job. It was done just enough to get by, but I was never charged for anything so its fine but Im sure its just another project for someone to have to redo.

Have been trying to work with this company in Jacksonville for months. Only reason we are trying is because they have a large inventory of homes. No one gets back to you and everyone has different answers and blames high volume for poor quality of service.Was working with Laura and she told us multiple times she would call us back and never did.BEWARE if you decide to work with them they will give you a terrible experience and will probably make up and excuse in response to this review. As a person who worked in the real estate industry for 5 years in the city of Jacksonville I have never worked with more unprofessional and lazy real estate office.

PLEASE HEED CAUTION! I had a long review on here describing my situation, but thankfully it was resolved, so I removed it. However, I will just say that you should choose very wisely when renting a house and if you do decide to go with this company, make sure you document everything that happens in your house, with pictures and emails. I had to present a very detailed formal dispute to get move out charges taken off that very unjustified. Im very happy to be done with this company. Things definitely change after you move in.

I have only been renting from American-homes-4-rent for a short while when we had a leak in our irrigation system. Our property manager, Lynnette, took charge and swiftly resolved the problem working around my schedule. In fact, every person I have dealt with from American-Homes-4-Rent has been courteous and very helpful.

If you are thinking of renting from this corporation, dont. The property manager is replaced every couple of months. They make you use a another company just to process your bills, for a fee. I really wish I could talk to anyone who is thinking of going through AH4R and inform them of the ridiculousness you have to go through. Im looking forward to never having to deal with them again. Why dont they responded nd to negative reviews? It was really great for about a month and has been downhill since them.

I recently rented a house through AH4R and will be making a long distance move to Florida. Due to the distance and the short amount of time I had to find a place to live, it was very stressful for me. I want to personally thank Enas Fuquah, one of the leasing specialists, for her patience, knowledge, and the assistance she provided me. I appreciated the time she took to help me make some arrangements that may not have been standard where others did not. In my opinion, she went over and above the level of service I experienced from other leasing specialists in her office.

American Homes 4 Rent is the most organized and professional individuals I have ever had to deal with. In the military I moved to a lot of places, including overseas; AH4R made everything quick and seamless. They communicated from the beginning to still actively following up with us. I have been renting with American Homes 4 Rent here in Jacksonville since August 2019 and have had nothing but positive experiences dealing with them. I especially appreciate the help i’ve received throughout my lease from my property manager Jeremy Papelbon. He is responsive, extremely kind, and overall just a great person to have when you’re dealing with renting. They are also very helpful when it comes to fixing an issue in your home and in 2 years in an older home I have only had 3 minor maintenance issues. Only reason I am moving out is because I am buying a house, if not I would definitely stay with this company. I look forward to having a seamless experience with them for my move out.

Ive been renting from this company for nearly 3 years. Any time I have a service need, they are on top of it quickly. During this pandemic, my income was impacted and this company has been great with making payment arrangements. Very kind property manager.

Pretty happy with the company all and all.Wish they would replace our fridge as the ice maker has never worked though. They said their not responsible for the fridge.And also we got a notice that our yard was too long in length after maybe two weeks of growth. They said cut it or we have 7 days to vacate! (Not late once and no complaints)But the reason why we went two weeks without cutting it, was because of the weather and the rain that we were having so not quite certain about why we got a notice.Any lawn or house maintenance that is under $100 we have to fund. Ehh, ok..As I look around the neighborhood there are others who have lawns that are in way worse condition than mine and quite frankly I feel like I have one of the most best kept houses in the neighborhood.!!One other thing in this is not necessarily directly reflected to the company but why increase the rent after a year when I know for a fact that you’re making money on the rent you established when we moved in? The whole Market price argument is really played out.Renting is a real catch 22 and I’m sure a lot of people will agree with me on this you don’t have the credit to buy at the time but then you have to have good credit to rent which we did and that’s not really a problem but then they jack your rent up so high that you can’t afford it so you might as well find somebody to help you buy!Makes me want to start a rental company and change things.That is all-
