I absolutely love staying here! The two ladies in the office are the sweetest! They are always so helpful and no matter the situation, they help get my issue resolved. The maintenance team is by far the best! Out of all the apartments I have lived at, I can truly say that these guys truly care about us and actually care to completely resolve any maintenance issues. I hope this staff stays as a whole because I wouldn’t want to be here if any of them ever left.

Do not stay here. Major plumbing issues. They never answer the phone. Maintenance does the bare minimum, if they do anything. We loved this place when we first moved in but as the years go by and staff change, it is just getting worse. Been stuck with a toilet that doesn’t flush for days and what does the office do???? Refuse to answer the phone and when you go to the office they lock the door right in your face. Save your money.

Staff office nice.but too much problem with conservice .this made to resident s to stay pay extra bills.each month.not matters what.they say all time that you balance is low.tracewood is not good.

The staff is truly amazing! I went today to do an application and I had to step out to my car to change my baby’s diaper.. the worst happened! I locked my keys inside my car!! Every locksmith I called would either not answer or give me the run around. The manager (Quanda) used her own personal roadside assistance to get my door unlocked! They stated it would be about 45 minutes before they could arrive to the property. Both Quanda and Katherine stayed with me and let me stay in the office passed their closing time so that I wouldn’t be stuck outside with my 4 month old waiting on them to arrive. I am truly thankful and grateful for both them and everything that they did on today. Did I also mention I got approved? I’m so excited to move here and make Tracewood my home! I’m even more excited to see these lovely ladies everyday! 🙌🏽🙌🏽🙌🏽

They dont tour apartments when its raining! Weirdest thing lve EVER heard of! Never said anything about that to me over the phone. We drove from out of state to see them too. We didnt arrive until around 4:15pm. Door was locked. Maintenance guy said they took a late lunch. They closed at 6pm. Dont they know most people get off work around 4-5pm? I told the maintenance guy that l drove from out of town to see them. He made me wait outside for a bit. The leasing lady then came to the door and told me about NO TOURS in the rain . No exceptions. That was policy. I would have to agree with the reviews on this platform. I left and didnt come back. It rains in Mississippi ALL THE TIME. How the current residents were able to see their unit l have ZERO clue. No professionalism whatsoever. Zero compassion from what lve seen so far. I would go ELSEWHERE!

My experience at Tracewood was awesome! Shanae the leasing consultant was very nice and helpful. She made sure I didn’t leave the office unhappy. I was new to the area but she gave me information on schools in the area for my daughter near by stores and so on. I enjoy my experience with her. The entire staff was AWESOME!!

I lived in Tracewood for for 5-6 years, before getting married and purchasing a home. I had a pleasant experience. I felt safe there and it was located nearby main shopping centers and stores.

Absolutely worst apartment maintenance and office staff. I called in today to put in an maintenance request. Office assistant assured me someone would come over. I sat in my car and watch them both leave. No call no show. Sad. Oh but let rent be late. On time notification on your door.

The people that worked in the office when I first moved here are gone (Candice), and the new ones are rude. I’ve been putting in requests for maintenance to come fix things in my apartment, but no one ever comes. They sent an email saying they fixed it, but nothing’s been fixed. They have a coin operated laundromat, but no change machine, making it difficult to find coins to wash.

I dont trust these apartments at all. Especially stealing money orders. They r saying I havent pay rent but I did. I sho them receipts, all of the receipts. They still say I didnt pay them.i pay them some money so they can have some in the system for my rent. Few days later, a notice on my door. It seen like I get a notice every month. I say forget it. I hope they shut down real soon or fired all of them including the maintenance men.

It has went down in the last year or 2. There are no inspections, no cameras to monitor the premises, trash on premises, inconsistent management, and recently, uncomfortable living from noisy neighbors. Rent is too expensive to pay without concern for your tenants and proper care for the property including children throwing rocks at windows, playing with the gate, and outside visitors tearing up the property. Ive never had any complaints until now. Neighbors are rude and disrespectful with their loud music and nothing has been done about it. One shouldnt have to call the courtesy officer everyday or every other day about the same thing. Its ridiculous! Im sure if someone else was in our shoes, they would feel the same way and want something done about it immediately. There should be some kind of rule, and maybe a penalty, for keeping up such nonsense. Granted, the courtesy officer has been great in responding to the issue of ours but this is an ongoing thing that needs to be addressed in another way. Everyone is entitled to do their own thing but when what youre doing affects another, there should be consequences. We will not be renewing another lease and doubt well wait this one out.

They constantly go up on the rent no matter how long you’ve been here or your paying history. People are continuously moving out of these apartments as well. I guess they do this since they’re the only kind of decent apartments around the area but I would highly recommend looking elsewhere at first they may seem nice but after that they don’t care. THEY ARE ALL ABOUT MONEY. The assistant manager in the apartment is TERRIBLE. Home office never returns calls so if you have a complaint it’ll never get addressed. Just look for other options first

Just waiting for my lease to be up first it was the lighting in my area it was dark, and I get off late and it was no lightning in the area, where I’m staying. But they did fix it for me after a month of calling. Not only that Friday night a man was sitting in the park looking in my apartment with all black and with a black hoodie he was just sitting there in the rain, I called to report no one never call me back didn’t seem to be very concern please be careful out there.

These apartments have mold and mildew around the exterior and each unit has lead in the paint, will be seeking a attorney for legal fees to help my sister. I can prove the apartments have lead paint; I purchase a home testing kit and my testing revealed the lead. Just to be on the safe side I hired a professional for my sister and he assured us that Tracewood apartments have lead in its paint. Maintenance is horrible, my sister called numerous of times during my stay with her. The appliance are terrible and outdated looks like they are from the 70s, speaking of the 70s Tracewood Apartments were built in 1976 .....Most homes built before 1970 often have lead-based paint on the walls, doorways, stairwells, and baseboards.Tracewood is NOT putting the money back into the apartment complex, carpet is NOT replaced or even cleaned.....just vacuumed, gum and stains you can see when you first explore the interior. I was visiting my sister for a House warming party and I noticed all of the flaws for the price she was paying alone with the deposit. NOT WORTH IT! I’m seeking legal fees on her behalf. If you are interested in being reimbursed, well I’m happy to help you seek JUSTICE for your inconvenience, the more the better. Let Judgement and Justice Reign.

I currently live here, and I wish I would have went with other options but I needed something quick since I was coming from out of state. The rent is too expensive for subpar apartments. The property management is rude, conniving and petty. They call to get their rent money but don’t tell you about other things should know and threaten to change the locks after a day late on the rent. I had mold in my apartment also which they just came and did a hack job to cover it. Go anywhere but here!

I have lived in Tracewood for 3 years. The staff is very friendly and respond so expeditiously to all maintenance requests. It is very quiet and I love the town meetings that are held periodically in the office with policemen who give us tips on safety. There are auxillary policemen who live on the premises and they are available for minor incidents, such loud noises, etc.

My daughter received a Nursing job offer in Nashville, TN and she decided to take the job. She notified the assistant manager 4 months prior to moving that she would not be renewing her lease. She got the details of what she needed to do and also submitted her letter to vacate to this same assistant manager. My daughters job started a week before her move-out date and my niece (the other occupant of the apartment) was working and couldnt drop off the keys to the complex so she gave them to me to drop off. This is where our experience began. My son and I walked in the office where we saw a lady walking out and I said Hi I am here to turn in some keys for my daughter. She never spoke and in a nasty response said, Well, who is your daughter. I said oh, and gave her my daughters name. Then she said in that same loud, nasty tone, Well, who are you. I said I am her father, and gave her my name. At that point, I was thinking this lady is really having a bad day. My son and I gave each other a what the heck look. She then asked me what is the apartment number. Although I had just left the apartment from vacuuming it, I didnt know the apartment number but knew how to get there so I said, let me call my daughter and find out. While I was dialing my daughter this lady was saying “Well my computer is down”. By that time my daughter was answering and I asked what is the apartment number. I then gave it to this lady and picked up one of her cards at the same time. Turns out her name is Cherry Price, Assistant Manager. She went and got a folder and was looking through it and said again in her nasty, angry tone, “I dont have a letter from your daughter saying she is moving out”. My daughter could hear her speaking and said daddy I gave it to them months ago and I dont remember the ladys name but that sounds just like her talking. My daughter said she has been rude to me on many occasions and that is her voice I am hearing. While my daughter was telling me this Cherry Price said in her nasty tone we dont have anything on her moving out and shes going to have all kinds of bills she got to pay. So I asked my daughter did she remember what the lady looked like. She said yes, she is tall, dark-skinned, kind of slender and wears glasses. I be darned if she didnt just described the lady standing right in front of me whose name is Cherry Price. I gave the lady my daughters description of the person she gave the letter to and she responded, That was another lady and she dont work here no more. I seriously felt like I was being pranked or something. This couldnt be real.... but it was real. My daughter was just as worried as could be because she knew she had given the letter to this lady and had spoken in detail with her about moving. She was afraid this would ruin her credit. I told her not to worry, she has not done anything wrong. Mrs. Price then reached out her hand and said again in her rude voice “give me the keys”. As I was giving her the keys I said, mam we are nice people but you have been very rude to us today. She got even louder and said “most men just cant handle a strong black woman”. I said mam, you can be a strong black woman and still be polite as we walked out the door. As we were outside getting in my truck, we heard yelling and looked up and it was the lady yelling and telling me, “if I was a good father, I would know how to handle my daughters business”. Let me tell you, I know I shouldnt have said it but I had had enough of her rudeness by then and I told her to kiss my ass. She yelled back “you dont have any ass”.I wished we would have recorded her because your mouth would have been wide open watching what took place to us at Tracewood Apartments. Again, my daughter and niece didnt have any problems with their stay at Tracewood . This review is ONLY about the people they employ and not about their stay. If this lady is still working there, TRUST ME ….... RUN FAST! SHE IS VERY UNPROFESSIONAL AND WILL EVEN FOLLOW YOU OUTSIDE TO YELL AT YOU SOME MORE. . .

Liars. TAMERIA RICHARDSON IS A LIAR and apparently has amnesia too. I looked into moving to Tracewood Apts as soon as possible after I chose not to renew my lease from my previous location of two yrs. Tameria is the one and only person we dealt with throughout this entire process. We both paid $40 application fee and our $100 admin fee and was approved. We were first told we could move in on April 7th then later it was changed to April 14th so the previous person could move out and they could get the carpet cleaned and etc which was fine. Each time I call she was so nice and remembered my voice and knew who I was. When we looked at the apts we stated we preferred a downstairs apt which was made perfectly clear. I also stated that I would return to bring the deposit on Wednesday or Thursday. On Wednesday morning I called to let her know it would be that Thursday so she can be prepared and not waiting for me that Wednesday. She said that was fine. I reassured her of us moving in on Saturday.......oooohhhh thats when the amnesia hit...What?? No I didnt tell you that she stated, mind you myself and my fiance were there and both heard this as well as when I was on the phone with her. She then has come up with a third date which is now April 20th (my first time hearing this date). I tried to state to her what she told me to refresh her memory in which she didnt bother to listen and rather tired to over talk me. Then She stated wait, you wanted an upstairs right, huh?? no. Wait did you pay your application and admin fee, uhhh yes I did. Where is my paperwork why dont you see these things in my file? These constant date changes have truly been an inconvenience to my family, we had to end up getting a hotel for a week after the first date change, then ended up staying with family for a week after the second date change, now what??? MInd you all this constant moving things back and forth is happening while my two small children are still in school which is added stress. Tameria seems to have no concern about the tenant who is choosing to pay their hard earned money cause of course she has a place to lay her head and call home. If she caught amnesia and changed things up on me before I moved in what will happen once I am truly locked down in a lease?? Will she have amnesia when I pay my rent and forget to log it in the system?? Will she have amnesia when I tell her if I have a problem and it never end up getting fixed?? The only good thing I have to say is that I like that the property is gated and that there was alot of storage space inside the apartment as well as the apartment was a pretty good size for the price. If you want to move here so be it just choose not to interact with TAMERIA RICHARDSON. When touring this location I was NOT shown the model of the apartment that I was interested in but one smaller, I just had to imagine what mine would look like. I found out some people I know stay at this location and they all complained of plumbing issues that were hidden until after they moved in. Hope this review helped.
