We have been living in the north side near the airport managed by CSP management. I came across some sharp critiques of the management style, a few related to uninformed access to apartments citing water issues etc. Now while there have been intermittent water/gas issues during our stay, the CSP management have been upfront in terms of informing us. They also have been pretty good at addressing any maintenance issues. We did have some initial issues but they were eventually addressed within a reasonable time frame. However we also noticed a profound lack of apartment cleaning effort before new tenants are allowed in. Its a bit weird and outright disingenuous in my view and I am not sure the whole management is aware of this issue!

I have rented with several management companies in Ithaca. CSP is far and away the best. I had a great year in a beautiful and safe apartment in Downtown. Everyone is nice, but Carol Ann was so sweet and memorable

My apartment was thoroughly clean when I moved in and everything was in great shape. The staff was extremely friendly. One of the best renting experiences I have ever had. I highly recommend them.

On July 31st, the CSP team was particularly remarkable in helping our grad student daughters recent one-day move from one CSP apartment to another several blocks away. Jordan was quick to solve logistical issues. He and the maintenance staff made the transition much easier than expected. Thank you so much!

These are, without question, the sleaziest people in all of Ithaca. Please know that before signing a lease you open yourself up to all sorts of incredible behavior. They entered my apartment while I wasnt home and then lied about it. I only discovered it because they accidentally sent me an email claiming it looks like youre about to move out, could we let you out of your lease early? We have someone else interested in the space. They charged my wife and I a total of $800 to clean our oven and repaint our walls because we had nail sized holes in our walls. They will only conduct a move out walk through after you move out and leave town so that they can charge you for things without your knowledge. These are honestly the least ethical people Ive ever dealt with in any professional sense. They will screw you over if you rent at one of their properties. Anything is better than these people.

WORST AGENCY EVER. AVOID AVOID AVOID. If I could give negative starts below 0 I would!!!!! So many issues with this agency it’s insane. First they said that the bed is queen size and confirmed that twice. When I arrived I saw the bed was not queen but twin size and when I asked the agency to change it initially they said yes and then they said no it’s not possible so they sent someone TO REMOVE MY BED without having a new one???? Then, when signing the lease, the price was higher than what I had agreed, I noted this immediately and they responded by saying sorry we didn’t know the price had increased!!! Then, I have issues with my windows - they don’t even close well BUT no ofcourse they won’t change them. I also had issues with the shower knob (not getting warm enough) so they sent someone to fix it and guess what - I now have more COLD water. The kitchen tab is also problematic but for that I haven’t received any updates yet (expectable). The highlight is of course the laundry. All the residents have issues with it as the laundry door locks and we are unable to get our stuff multiple times. The agency LIED to me by saying TODAY that they changed the door and they will leave me a key TODAY. Guess what, the door lock is the same, I don’t have a new key and my laundry is again locked there. I’m speechless honestly how they even call themselves an agency I don’t know. Run away if you can

The whole team was always extremely helpful and easy to work with. I understand that rental companies are sometimes public enemy number one in college towns like Ithaca, but theyre the best Ive ever worked with.

The staff was delightful, it was the first time I moved into an apartment and didnt have any problems. I would strongs recomend any of there properties. They are in a class of their own.

When I moved in I was not offered a walk-through or any other kind of way to verify the condition of the house. So, naturally, when I moved out I was charged for damage that was there when I moved in. They removed some of our furniture (without notification) and charged us the disposal fee and replacement fee for their furniture (and then did not replace it). I moved out at the same time some friends were moving in, so there was some overlap, and we were charged for not disposing of the stuff belonging to the new residents. They literally sent my a picture of things I left in my room but Id never seen any of this stuff in my life. One of the pictures of stuff we left behind includes what looks like my portable filing case... which I am looking at right now in my Texas apartment. If you want to rent from these guys, be prepared to part with your security deposit.Another fun fact! They ignored repeated requests to fix an issue with one of the windows, and eventually it shattered and sent someone to the hospital. Stay classy CSP.

You know, there are some things that are difficult to get right, so theyre bound to go wrong every now and then and I totes get that. But there are also some things that are incredibly difficult to get wrong and csp managed to utterly **** up every one of them.Would recommend this business to masochists or people who have just received a large inheritance and would like to be cheated out of it.

CSP was definitely the worst management firm, if you could even call it that. Their customer service was beyond horrendous. We lived in a duplex last year and we were charged multiple times for trash that our neighbors continually left on our porch. We confronted them many times and informed CSP MANY times about the issue, but we still were charged. If you want terrible living conditions, terrible customer service and a terrible over all experience, then go ahead and rent with CSP. But if you are at all a sensible person youll take my advice and avoid them completely. PLEASE DONT RENT FROM THEM. FOR YOUR OWN SAKE.

I lived in two of CSP Managements apartments during my time in Ithaca, both in Collegetown. Carol Ann took me around to look at available apartments in my price range that had the amenities I wanted. I didnt have a care at the time, and she very kindly drove me, which I still very much appreciate! The CSP staff are excellent, including the billing people and Jordan. All of my maintenance requests were handled in a timely fashion. One thing I really liked was that they took every request seriously: one grad student neighbor was very rowdy late into the night, and when I complained they held him to the terms of the lease (which specified quiet building hours). It was nice to have them advocate on my behalf. If I were to move back to Ithaca, I would rent again with CSP in a heartbeat.

If I could give zero stars, I would. TERRIBLE management company. There was a bat in my apartment, and it took them 3 days to remove. Also, CSP deducted arbitrarily for 3 bags of trash when I moved out--the apartment was spotless when I left. Id rather never speak to them again than argue over the $125 deducted from my security deposit.

These folks are utterly incompetent at doing their jobs.I was locked out of my apartment because the lock broke and they refused to do anything for two days. When I called them the first time, they refused to believe that my lock was in fact broken and told me that I had just lost the key.On a different occasion, I called about a different issue and the office staff clearly lied to me about more than one thing.Best to avoid this company. You will be happier if you have a trusting and honest relationship with your landlord.

By poor to fair, I mean poor. In fact poor may be too generous.The legality of this companys business practices is questionable at best. They have displayed a total disregard for the health, safety and well being of myself and a number of other tenants.Please stay away from this company, they are not business people, they are crooks. They only get away with their behavior because so many students in Ithaca do not know their rights. If you are already living with them when you read this, please read up on your NY tenants rights. If there is an emergency, be prepared for a long drawn out struggle to get them to do anything to help.

Horrifying landlords. Do not EVER rent from them. Lets start with the worst of it. Halfway through out lease they told us they were bulldozing our leased property and we needed to get our stuff out that week. We fought with a lawyer and prevented them from destroying out leased property. Our water pump broke catastrophically after me telling them for (Im not exaggerating) the 15th time that the pump was going to go. We were told that fixing our pump, that was making the basement a swimming pool, could wait for a few days because I lied about having no water, its just on the floor. They poured poisonous chemicals into our well without letting anyone know. (Highly toxic levels of chlorine). We drank some water, not realizing it was an issue, and felt sick. They told us it was not an issue. I looked into it and found out the company who makes the chemicals they pour in put massive labels on the bottle says DO NOT INGUST. They also fixed our well and in the process left fecal matter in it. (No clue how) They refused to fix the problem for months even after the local water test lab found more bacteria in [our water] than any other water sample theyd ever tested. They constantly did construction work on the property leaving trucks and equipment parked on the leased property without any warning or consent. Overall, Im dumbfounded as to how they havent been bankrupt by lawsuits and the most disappointing part of my day is that I cant give them negative stars.

STUDENTS IN ITHACA, STAY AWAY FROM CSP MANAGEMENTcsp is the worst leasing company in ithaca. they made us wait two weeks to move into our apartment EVEN THOUGH we had a lease signed a month before move in. they put us up in an apartment with a gas leak, and we couldnt use the stove for an entire weekend because they refused to call someone in to fix it. when i told the guy on the phone it was urgent, he laughed at me.when we finally moved into our building, it was damaged beyond belief after they cleaned it up. there were holes in one of the bedroom walls, which nearly let in some squirrels. there was no circulation/air filtration, and the buildup of dust and allergens made me sick for an entire winter. they would email all of us to say they were showing the house and never bring anyone by.their pest control is especially horrendous. we had ants when spring rolled around, called CSP TWICE, and they never sent anyone. when i found a dead mouse in our basement and asked them to come lay out fresh bait and check for holes where the mouse cold get in, they refused to come because it wasnt an emergency. these people are unforgivably rude, and should be ashamed of their entire company.

CSP will do anything to steal money from their tenants and avoid doing maintenance. For 4 years straight, CSP failed to do inspections between lease changes, then heaped on arbitrary costs for repairs that they didnt actually make. In addition, CSP was incredibly unresponsive to maintenance requests, and continued requests about serious issues were ignored. If youre looking for a management company that will basically give you two options: get screwed or lawyer up, then this is the company to go with.

I emailed CSP after my maintenance ticket about noisy squirrels in my walls had gone unresolved for two weeks. They then told me they were no longer managing my property. Good thing I didnt pay my rent early. That was the worst offense of my 9-month experience with them, but dealing with them generally felt confrontational because they were rather unresponsive to maintenance requests (they had told me theyd have pest control seal the holes in my eaves 6 months before that but never did) except for ones about water leaks, because thats the one utility they had to pay. They also gave out my personal email address to a prospective purchaser of the property who emailed me to say he was going to visit. Not a huge deal for me, but not professional conduct. Their lease agreement was competently written at least, though the pdf copy they sent me after I signed had every second page upside down, showing they dont care about you that much.

Tried to view one of their rentals, lied about being there to show it, no communication, after 20 mins I was told oh they could return to the place. Not renting from a company that cant communicate at all. Just think about how this would go if a repair is needed.I expect more from landlords.

Im not sure whether these guys are incompetent, uncaring, or just bad people, but when I used to live in one of their properties, I found them to be terrible landlords.They did not seem to care at all about maintaining the property, even when some issues may potentially have been life threatening.My advice for anyone reading this, look for someone else to rent from. CSP are a disgrace to the name Property Managers. In Ithaca, you should look for a small time landlord who actually owns their buildings, so that they at least have some incentive to care about your health and safety as a tenant.

I must add my complaint about the brutal, dehumanizing treatment I received twice while dealing with CSP. I encountered a person, Carol Ann, with no knowledge or understanding whatsoever of basic human courtesies and ethics. It is almost unbelievable. If you want to get put down, lied to, cheated and mistreated, call CSP. They dont care one bit about you and only care about themselves. They are destructive and predatory in their dealings. How’s that for a business model?

They deserve zero stars. They are by far the worst management company I have ever dealt with. Their customer service is nonexistent and they are crooks when it comes to returning security deposits. I hope landlords will begin to look for other management services.

Their houses are falling apart, literally. In both places I rented from them, the ceiling FELL in multiple rooms on multiple occasions.
