Not a very pleasant lot. Body language displays by both the showing agent showed a definite passive aggressive disdain towards actual customers. Apartments were very ghetto and not well maintained. You could breathe the disgusting smell of mold entering several of the properties. Definitely a disappointment hardly worth their inflated prices.

I got bit by a rat in my sleep and Certified Properties refused to act. The rat wasnt caught for another 3 months. When we moved into the house the past tenants left garbage and the kitchen was still full of old food. We thoroughly cleaned our apartment before we left and the landlord took half the security deposit. It took 6 months and threatened legal action to get it back.It is not worth living here

I do not usually leave a feedback at all! But I must say this all the reviews are true about them, I wish I reviewed before we took any action. They are completely running their business to take advantage of people. The only reason I think they can keep running their business is just limited housing availability in Ithaca, and people do not have options. If you do stay away from them!

I do not usually write bad reviews but this company definitely deserved a review. I rented a place from them and I was doing some gardening in the garden which is in front of my apartment. I planted some vegetables such as tomatoes, onions, cilantro, and basil all of these were almost ready for harvesting. This morning, they sent people to cut off grass near the apartment and they cut off my plants. When I asked the guys who cut off my plants, they said the landlord told them to do so. I called certified properties and the lady in the front desk told me the owner of the company will call me back and I have not received a single call yet! They are the rudest people in Ithaca which is very hard to find in this town. They will do days of long maintenance at the next apartment which is also owned by them without giving a prior notice. I always had heating problems in my room through the winter and they did not even try to fix it, I had a lot of nights in the winter waking up freezing. Please read all the reviews before renting from this property, all the bad reviews are revealing the truth.

If it could leave 0 stars I would.Absolutely terrible communication, never replied to maintenance requests (after calling/emailing multiple days over multiple weeks) for things such as rodents, flooding, utilities, etc.. They sent ledgers that were illegible, to incorrect email addresses for half of the tenants and did not update the emails even when asked multiple times.They turned the water off randomly with no notice. Refused to take responsibility for the messy state we received the house in, etc.Horribly organized - water bills came randomly with no clear direction as to amount owed - just another confusing ledger.Charged us for 15 keys when they only gave us 3 to start with. Took $1000 out of our security deposit for cleaning surfaces.Truly terrible experience with them. I would happily live with PJ apartments again and pay much more for a better landlord experience.

They were great when we were moving in, but have yet to respond to a single email we have sent them about things that should be fixed (leaking bathroom tub,mold in other bathroom), or removed items from the property we were not going to use (like they asked us to do). And, when you show up to the office they are incredibly rude to you. Even if you have paid rent on time the entire time youve lived there.Now, during this pandemic and shutdown, they are telling us to pay or sublet to someone else. Time will not be kind to this property management.Countless emails to no response. Wish I could give half a star.

Although when there is some need Certified Properties try to help as soon as possible, they have been rather reluctant in buying a new toilet for our house. I do not recommend renting a room at 613 East State Street, first floor. You will just have to call the maintenance every two weeks, because the toilet gets broken.

As a property owner, I have to say I feel the exact opposite of the tenant reviewer. Certified Properties NEVER charges my tenants a late fee, even when they should, and every tenant gets back most of their security deposit, even though in the properties I manage personally, tenants usually deserve little to no refund. I think Certified Properties is trying to keep a good reputation with tenants by not charging them late fees or security deposit damages.As far as managing my property, they do an excellent job, keep my property rented at all times, send me bookkeeping every month, and generally make an effort to take care of special requests.

This renting company leaves much to be desired. The personnel is irresponsible, incompetent, and money hungry. They are out to rent to whomever and will go out of their way to fine and add fees that were not stated in the contract. They are really bad at relying information and will charge you for anything and everything they can.The managers are very grimy and not trustworthy. The woman in the accounting department cannot even read her own records of payments. They will also keep your deposit and not state why they are doing so.Unless you are desperate to rent an apt. i would highly recommend you to stir away from certified properties (very very far).

Do not rent from this company. They unjustly took several hundred dollars out of our security deposit, even after leaving the property a complete mess when we moved in. They then said we could only discuss this via mail, but did not respond to our written letter. They prey on the fact that many of their customers are graduating students not from the area who are unable to present themselves in small claims court in order to get their money back. This company runs a scam on students.

I lived in an apt managed by these guys a few years. My roommate was actually the landlords daughter and we still had a bad time.These guys ignored our request for getting back our deposits, or out right lied when I emailed and called. I was told that my check was in the mail or getting ready to be sent every time I called. This went on for months before our landlord bypassed Certified Properties and just paid us with his money.For student tenants: DO NOT stay in any apartment managed by these guys. They will ignore you when it comes to getting your deposit, especially if you graduate and are no longer local.For landlords: stay clear of this company. They will only net you losses.

As a renter, I never had problems with my landlord. Then certified properties stepped in to handle my move out process, were rude and acted like bullies. They claimed I needed to get the floors professionally cleaned when this wasnt in my lease and that I couldnt do it myself. They could not provide documentation that the floors had ever been cleaned before me moving in nor would they give reasons as to why it needed cleaned.

Horrible experience. Address was listed wrong on website for one place. Our group called to sign lease and they said, Uh, we have some bad news...The landlord changed his mind on the size of the group and the pet policy.Not only we had to call to receive this information, but the next day the same ad was posted by CP saying up to 5 bdrms and was pet-friendly. They arent paying attention to what they are doing and are frauds now in my mind.Recommend you not waste your energy and stay far away from Certified Properties!

We had mixed results when renting from them. The real shocker came 6 years after we bought the house we were renting & they sent an agent out with keys to the house & with a list that erroneously indicated they were still managing the property!!

Very rude staff . . . Avoid ANY listing from this company it is not worth it!!!!!They do not answer questions or return emails.I figured they are probably busy or my message could have gone to spam folder on accident so after 3 weeks gave them a call and regretted it. Lady did not even Listen to what I was saying! Accidentally referred to them as a realitor company thought she was going to kill me! It was an honest mistake and I meant to malice, we are not from the area most people near us go to realitors not Property management companies ...yeesh! One mistake and youre dammed. HIGHLY RECOMMENDED NOT USING this company, dont use them to manage your property and I Would NEVER recommend renting from them! Good Luck and keep looking there are much better places out there w.o having to use certified properties. Also their website is very poor.

Incredibly rude and incompetent staff. Ive had several issues in my apartment including gas leaks and raccoons in the walls and the staff has been unresponsive and dismissive.
